I manage about 275 employees and I am opening an office in the Louisville area this fall. Zero stars. I lived here for less than 6 months. The leasing consultants stop doing their jobs after you pay the application fee. Wasnt even notified of my applications approval, I had to call and ask. Not to mention the additional $100 in fees they charge each month on top of rent.Moving in, we were given the wrong keys TWICE and werent able to move in for days. No rent was deducted.The toilet leaked in the master bath, 8 lightbulbs had to be replaced and the dishwasher didnt run. 4AM the morning after the work orders had been completely maintenance slammed on my door yelling about a leak. I made sure nothing was running then felt very uncomfortable and asked him to leave. The next day I noticed dishwasher leaked into the plywood floor after one use, the floor surrounding the washer was wet and seeping. A plumber was sent in, I recorded a video of him explaining it was installed improperly. I addressed this with Chelsey, she lied to my face and said the leak was a pipe issue. Obviously trying to avoid responsibility and not deduct my rent.In trying to speak to someone above her, I was constantly denied and told no one was available. I reached out to a sister property and it took 3 days to get ahold of the manager.Finally, I was given room to express my issues to the new manager Yvonne. We requested a transfer to another unit for a fresh start. The condition of the new unit was poor and not move in ready. It had not been cleaned, blinds were broken, the fixtures were completely worn out and the ceiling was covered in patches. My bf returned the keys immediately, no one made any initiative to reach out to us, whether to make it right or simply just touch base. After weeks, I reached out again for a second transfer attempt. The process was difficult to say the least. Even though the unit requested was available online, Ashley told me it wasnt. 3-4 emails later her tone changed and the transfer was processed.Moving forward I had a package delivered but couldnt find it. My bf called the office to ask that our old mailbox be checked. Chelsey said this was illegal for her to do. Mind you the unit was vacant. I called to confront this, which I was also compelled to record, due to Chelseys past behavior and bad attitude, she refused to be helpful.We felt at this point there was a personal biased against us, mostly myself though.These concerns were expressed to management and not taken seriously.Our lease was mutually agreed to end Wednesday, but we were denied a key return. My bf mistakenly made the comment we were still cleaning, and even though our unit was unlocked for days when they gave us the WRONG keys, we were told to bring them back the next day so the empty unit wasnt unlocked.Unfortunately, we couldnt make it. No one contact us for the whole day so I emailed the manager notifying her wed be trying again that day. Within 30 minutes I get a rude phone call from Ashley saying we are being charged for rent still. After being yelled at and hung up on we rush to the office to return the keys. We had to record the entire thing because of their biased behavior. Ashley didnt even make herself present until conversation with Chelsey escalated. She called the police on myself, a woman of color, stating there was an emergency when there wasnt. She got in my face and cussed at me. She repeated that I had been nothing but trouble since moving in which, proved that simply because I held them accountable for their poor management I was an issue to them. Corporate businesses are suppose to hold a high standard and they simply can not keep up. As of right now Im being charged rent STILL, when my lease is not even active.I have a paper trail for everything. Living here was awful for my mental health. The discrimination and biased is rooted deeply here.

I love this place but dont know how much longer I can afford to. I have been having trouble with my garbage disposal sence I moved in. they come and work on it a few times but yesterday they came and put me in a new disposal. It was a new maintence man. Patrick. very nice fellow. said he had worked for the company for a few years in another state. Patric did a fabulous job. he knew what he was doing. Valley Farms got another good man.

Incredible Amenities!The apartments are up to date, well maintained, and spacious.You know if you ever have an issue, the property manager, Stephanie, will personally make sure it’s resolved.Between the pool and the clubhouse there is always somewhere to hang out with friends and other awesome community members.Other places are just complexes, but Valley Farms is truly a community.From the manager to the groundskeepers, the whole staff takes pride in their work!

Horrible experience!!!Please dont rent here. They are a scam! They will overcharge you for fees they never mention when you sign the contract so youll end up paying way more than just your rent. They want you to PROFESSIONALLY clean and paint the apartment before moving out. In my case I ended up with a $1000 bill from what Im sure its normal wear and tear. The staff at the office is rude and never answer the phone. My car got broken into several times. I would never end up listing all the bad things. Please rent elsewhere if you can

I visited Valley Farms today looking for a new apartment. The property is well maintained and the office staff is so friendly. Ashley was helpful to answer all of my questions. She was very knowledgeable and gave me a peace of mind in this stressful decision. I highly recommend Valley Farms.

Applied for an apartment almost two weeks ago and paid $200 in application/admin fees. Never received a call/email that I was approved so I called in. They then told me I was approved and said they would send the lease over shortly for me to sign. That never happened.I called in again a few days later asking for the lease to sign as I had not heard from them. They said, “It will be ready in less than an hour”. That never happened. Called in again the next day, “we are just waiting for the final approval from our manager-she’s out to lunch but we’ll call you when its ready today.” Yet again, that never happened.It has now been over a week with no contact and I’ve had to find a different apartment to lease. At this point I’m incredibly grateful to not be moving in there. If this is how responsive they are to someone that is attempting to rent, I can only imagine what it is like for their current residents.They have either paid for positive reviews on google or written them themselves. All of the other reviews are negative and truthful. DO NOT RENT FROM THEM. They are scam artists that are only interested in collecting their application/admin fees-once those have been collected you will never hear from them again.

My husband and I are going into retirement and called to inquire about apartments. This is the time when we don’t want to do yard work or maintain a house. After talking with Ashley we are convinced that Valley Farms could be the place for us. She was very professional and the most friendly. It’s nice to know that there are people out there that really care and not just trying to sell you the spiel. Thanks Ashley I’m sure we will be talking soon.

I never post reviews but I feel like I should warn people of this SCAM. Valley Farms Apartments is an AWFUL palce to rent . If I could give them negative stars I would!!! Theyre shady and only care about taking your money. They will charge you hidden fees from day one so you end up paying $100+ over your initial rent amount.  Lived there for a year and the real nightmare comes after you move out. They will do a final inspection without you there and wont give you the opportunity to go and verify the damages they found. I ended up with a bill of almost $1000 from cleaning, painting and carpet replacement fees even after I meticulously cleaned the apartment. They charge you for whats usually considered normal wear and tear. I would understand a charge for professionally cleaning the carpet but it didnt need to be replaced at all. Wall didnt have any unapproved painting or stickers only normal marks from where the furniture was placed. Also they would send those charges to COLLECTION in 30 days without even giving you a call!!Not only that, the apartment was nice but living there wasnt. Getting maintenance to fix something can take days. Theres a really loud train that you will hear every night, sometimes more than once (my baby couldnt sleep peacefully because of it). On top of that your car will constantly be broken into and they wont do anything about it. All the bad reviews are right. DO NOT RENT FROM THESE PEOPLE!!! Look somewhere else if you can. Look them up at BBB they are a complete scam and will ruin your credit and take your money

Travis the Maintenance man was very polite and did a great job completing what needed done. Appreciate the hard work during the pandemic we are going through. Also came prepared to keep my family safe from germs. Thanks again for helping my family in need of maintaining their home. My Aunt loves living in this complex. Great Job Valley Farms staff!!!!

Visiting Louisville from Nashville I stayed at Valley Farms apartments a few weeks ago - I was visiting my Great Aunt who is a resident here. The grounds were well kept, the units are very pretty & the staff was so nice to my aunt. She is a bit older & has to request help for mostly everything if there is an issue in her unit. A man named Matthew was so kind to her & even stayed longer than he had to just to have a conversation with her. I know living alone stuff like that makes her day. A little goes a long way & doesnt go unnoticed! Thank you.

The two stars are only because of how big the apartments are and how $900-$1000 for a two bedroom two full bath is an amazing price for decently maintained units. Apart from the $35 a month in trash.However, the management and office staff ARE A JOKE. In the year I’ve lived in the complex, I’ve only been so lucky to have them be AT the office building 3 times so that I can get my packages from them. I’ve had to wait weeks to finally be able to catch someone to get packages. If you work during the week, your chances are even more slim. It feels like they hold them hostage. They will close hours before their “closing time”, have never answered a phone call and will be sitting in the office with the doors locked all hours of the day not letting residents come in. This is not just a COVID thing, this has been going on since move in. The office staff do not have any respect or care for the residents after they sign the lease.

Great community, great living place, nothing can compare. If you are lucky to have good neighbors all around then you’d never want to leave. Not to mention the maintenance service, top notch and super quick!

I moved to Valley Farms Apartments in September 2019. I love the setting, the spacious layout of the apartment, and I thought it was a very good value for the money.Office staffpersons Ashley, Chelsea, and Stephanie have all been very helpful and attentive. Anytime I have reported a problem, it has been fixed quickly. I love the pond and amenities are very nice. The location is convenient to expressways and interstates, and Jefferson Memorial Forest is very close.I love it here!

The chef engineer Treavor has been very helpfulseveral times if were looking for a place to leave this would be it.

Great place lived for a time with my parents who are elderly. Bryan came and replaced garbage disposal and was very sweet. Saw him today and he stopped to say hi. All the staff there is very welcoming and professional. My parents are in great hands thanks!

Valley Farms is a very nice, well run, clean, and modern place to be at! The management staff is excellent and easily accessible, especially Stephanie! She’s easily accessible and great to work with. I help manage the pool and is an excellent place for people to come hang out and have a little fun in the water!

I actually have had a really good experience so far. Stephanie and Autumn have been okay. I ran into some issues with wanting a 2 bedroom condo through fault of the previous renter-they found me a new location promptly and tried their best after asking regional management permission. Trash is always taken out, maintenance is good, and overall, pretty quiet. It’s dog friendly. The apartments are luxurious and spacious. Will be sad when we have to leave in December when we find new home. Overall-good experience.

These apartments are the best places to live they have beautiful apartments and have the best maintenance department of all.Travis Holland has your back he is the maintenance supervisor he is hard working and will make sure all your needs are taken care of. I moved in to Vally Farms in 5/2020. From the minute I called to inquire on an apt to renting our new home it’s been by far the most pleasant experience. We moved during COVID-19 which is unpleasant times for all, but Ashley and Chelsea both have went above and beyond! They made accommodations for us to see the apt and they’ve by far exceeded my expectation. I’ve put in a few tickets which is very convenient at my leisure and within 24-48 hours maintenance is here correcting the minor issues and they’re very professional! It’s very updated here and a very quiet and well maintained community, with a couple of ponds, a nice fire mess center and pool!We’ll be staying until we purchase our home but I’d highly recommend Valley Farms to anyone looking! They even pick upYour trash at the door! (Concierge service).We love it here!
