Save your money and look for newer apartments near the area. After all the changes the past few years, the experience at Hurstbourne Estates has just been going downhill. Whenever there is an issue I feel the what do you need now and not the how can I help you fix the issue/what is the issue you are having. Only reason for the 2 stars is because the maintenance personnel is the easiest to talk to.

When moving into this non-smoking gated community just be ready to deal with piles of cigarettes on the ground outside your patio, car break-ins, vandalism, and trash that isn’t yours outside of your door. Also, I don’t have a door mat because someone stole it. I wish I could add videos so you could better understand the type of noise you’ll have to encounter.

The apartment was gorgeous but management is god awful. We read reviews prior to moving in that said this met them and thought we’d give it a chance since we typically don’t need to interact with management very often. That was a mistake!! Live somewhere else this complex is owned by a corporation that doesn’t care bout anything but money and screwing people out of it by being as unhelpful as possible.

While I did have some good memories living here, this is not an apartment complex I would recommend. For the price you pay to live here, the quality of the complex (inside and out) should have been a lot better than it appears and should have been managed / maintained more properly.Living In a gated community sounded great but the front gates were not working 90% of time, which would lead me to having to drive around the back of the complex to another gate when I lived up front.Parking was usually difficult if you were trying to park some-what close to your apartment. the lots were always full around my apartment parking area and the unfortunate thing was, A lot of people who did not live in the complex, usually would leave their vehicles for days, months and some even years! There is a an older dark green Honda car parked in the front right parking lot right in-front of the yellow apartments that has been there since 2016 (Literally in the same spot for 5 years, Im pretty sure it is abandoned.) I have asked management numerous times over the years to have the vehicle removed along with others that took up space when the lots were full.The quality of rooms / structure could have been a lot more sound proof. for the first couple years it was not really bad, any typical complex will always have some sort of noise that you hear from other neighbors. But my first next door neighbor moved out, and there was some renovation in their apartment complex, I noticed the carpet was replaced. Not knowing for sure what the carpet was replaced with, it definitely did not seem to have any padding underneath the flooring anymore, as when the new neighbors moved in, you could hear every foot step and conversation.Other than that, they have a really nice pool area, and propane tank grills! You look at this complex and it feels like a place you would to call home (temporarily until you get a house) I just wished it lived up to its potential.This is not a review to bash Hurstbourne Estates, I hope if anything they become more of a quality, peaceful apartment complex they portray themselves to be for their future and existing residents.

I have been a home owner, condo owner and rented from several apartment communities BUT could never find the perfect home for me. That is, until I found my apartment home at Hurstbourne Estates!Hurstbourne Estates is the most welcoming, caring community by far. The main office also includes a party room, 24 hour exercise room with updated equipment, a beautiful community pool with grills and eating areas are also provided. The office staff is amazing and goes over and beyond to meet your needs. Maintenance staff is incredible and “Johnny on The Spot!” I appreciate that Hurstbourne is also a nonsmoking community. It’s a safe place for our teens and younger children. All of our seniors that need first floor apartments with special accommodations are also available. Hurstbourne Estates is just five minutes away from the North East YMCA, brand new State Of The Arts Library and Louisville Athletic Club. I am confident that you’ll fall in love with Hurstbourne Estates just as I have!-Sharon A Weiss

Ive lived at Hurstbourne Estates for a bit, and I LOVE it! Management is great. I could not ask for a better set of ladies. Maintenance is also the best... I consider myself extremely lucky to live here.My home feels very fresh. Thats the best way I can describe it. The upgrades are outstanding, and the size of my apartment is very large and comfortable. I also have an attached garage, which was difficult for me to find anywhere else.When I was looking for an apartment, it was really challenging to find the perfect fit. Lots of places were nice, but there was always something missing. When I toured here, I just fell in love with the apartment and the ladies in the office. There was NOTHING missing. And they have a great pool, so that definitely did not hurt!

Honestly one of the best complexes in town for amenities. Over-sized pool with evening hours, and GIANT Fitness Center. You can also rent the clubhouse, which is cool. Love my apartment. Chic & modern vibe throughout

I love Hurstbourne Estates, it is a beautiful community. I also love that it is gated and smoke free. Hugh Clubhouse.The office staff is very friendly and always available to help if you need anything. I would recommend Hurstbourne Estates to anyone.

When I moved in from out of state I found hhurstborne estates to be a pretty great place to live, the staff greet you with a smile and are always very helpful with any questions you might have. The maintenance staff are very quick and precise in fixing any issues in your apartment. The grounds and facilities are clean and well kept by courteous and friendly staff. I love the convenience of the rec room and workout areas and the pool is lovely and hardly ever crowded. Its a safe place to call home and great little community, that I couldnt be happier to be a part of.

When we first moved in, Hurstbourne Estates was owned by a different company and had completely different management that was amazing. However, when Peak Living bought it and new management took over, Hurstbourne Estates became a horrible place to live. The property manager is rude and the leasing agents are not on top of anything and do not know what they are talking about. I came into the office and went to talk to Karen, the property manger, and she said “What do you need? I’m doing something that was due 2 hours ago.” Kristen, a leading agent, claimed she emailed me the notice to either continue renting or give notice to move out and that email was still never sent to this day. They will tell you they will do something and never follow through. We had to stay a month longer due to management telling us they would give us paperwork to give notice and never did and took zero responsibility. Corporate is even worse and shows where the horrible customer service comes from. They didn’t even listen to what we had to say. This company is awful and I wouldn’t recommend Hurstbourne Estates to anyone. I just got something in the mail stating I was in collections from a bill I have never received from Hurstbourne Estates. No clue what they would be charging me for since I alway paid rent, even the month that I wasnt living there, my apt was cleaned, and I have pictures and videos of when I moved out. They do not care about their tenants and they are lazy, rude, and never do what they say they will. Do not move in here. It’s awful.

I am living in the Hurstbourne Estates for last 10 months and renewed my lease recently. Entire complex is excellent and apartments are great. Its quite with no troubles from anyone. Management is extremely helpful. I forgot my apartment keys couple of times, and management was very helpful in giving me extra set of keys. Plenty of space for parking. Safe.

Ive lived at Hurstbourne Estates since February 2018, and Ive been so happy here that I just renewed my lease. Its quiet for an apartment, and I find the occasional train sounds comforting. The new management team, Sylvia and Kristin, are both very professional and pleasant. I appreciate that they really care about making this a great community in which to live.

I like the complex and the workers on site my issues are really the set up of the vent systems. Whoever put them in was not thinking about the fact that heat rises. Im in a ground floor apartment and the vents are on the ceiling.... heat rises, not to mention its electrical heat so its never really warm and it doesnt make it to a comfortable setting ever. Also I dont get any heat in the bedroom which has a back door, thats broken and makes the whole room freezing.. the apartment workers would help but its not their fault, its just the way the structure was built. But it will definitely keep your electrical bill sky high. And you can hear everything your neighbors do... other than that theres lots of dogs around and the people are usually nice. The front office ladies always help and the maintenance guys are efficient. You give and take with apartment complexs, its not a huge deal breaker for me and Id recommend it, but try to get one without a back door or somewhere on the second floor :)

Update: while they responded to me on here conveniently I’ve left called 15+ times left messages, and multiple emails and can’t get a reply. Thanks again...Wish I could leave a 0 star. Lived here for 2 years and only put up with the second cause was planning on moving. Was moving for work and wanted more to break the lease than even owed. On top of that every issue I ever had they never showed up to fix or anything. Always showed up without any warning to do tests or check stuff no emails or anything. Absolute worst living experience I’ve ever dealt with. Even when contacting call 10+ times with messages and never reply. Worst staff and maintenance crew and some apartments I’ve ever seen.

I absolutely love living here. I have been a resident for over a year and I have never had an issue. The office staff, specifically Cristin and Kathy, have been excellent to deal with. They are very accommodating and do a great job making sure it feels like a community.

I lived here when the property first opened and I was the first person to live in my unit. When my lease was up, I couldnt wait to move out. In my *brand new unit* over the span of a year, my hot water heater leaked all over the living room, my dishwasher went out and was broken for six weeks before they repaired it, and my heater was out for two days in January with temperatures below freezing. Maintenance would promise to show up on a scheduled day, then they didnt. This happened for weeks on end with the dishwasher. The office would be closed on a moments notice when youd try to pay your rent with no drop box. The security gate was open 24/7. Maintenance was terrible, management was terrible. When I went to management about any of these issues, they gave me excuse after excuse and insinuated I was the problem. Parking was a nightmare. Walls were extremely thin, and I could hear the family below me watching Dora the Explorer every. day. When my lease was up, they wanted to raise my rent by $70 per month. Ha. No. Sorry. Seriously, dont be fooled by the granite countertops, large closets, and high ceilings. This place was built as cheaply as possible, with poor appliances and even worse insulation between floors and units. I did like how dog-friendly the complex was, and that they had a dog park, however postage-stamp sized it was. But I wouldnt recommend living here. It was too much money for too little in return and too many issues that were barely solved with a halfhearted excuse.

I have lived in this horrible place for about 3 weeks now. Before I even moved in I let management know of some issues like how my blind strings were all in knots, how my AC literally never went off while I walked through to check out things myself & take pictures (an official walk through was never done with an agent). I was told the knots were meant to be that way & never received an answer on when my filters had been changed or duct cleaning was done. After the 2nd day here, I noticed my dryer had still been running from the night before. Maintenance was contacted & they replaced my dryer surprisingly quick. On day 3 my car was broken into & upon speaking with other neighbors, this is a common occurrence here in this expensive, gates community that obviously has no security cameras in place. About day 5 after giving my dog a bath I realized I left my shoes in my bathroom, went to get them & found it to be literally raining from my ceiling. I called emergency maintenance & left a message, went to the pool & tracked down someone from the office I’m order to get a live person on the the phone & to my unit before it completely flooded. 2 weeks later, it’s patched but still not sanded or painted. Maintenance never told me when I could use the shower again, so it’s been weeks since I’ve used it & when I called the office to let them know I wouldn’t be paying rent until after I was able to utilize all of the space I was being charged for I was told there would be late fees I would be responsible for. This was taken to the higher ups & when I was explained the only the thing maintenance explained to me was that I was in violation of my lease by smoking on the property (meanwhile the jerks above me who blast their music & smoke on their balcony & throw their butts into my landscaping are totally okay) he agreed to remove the late fee. I also explained to him that I have timed & dated pictures of the ceiling & it’s clearly obvious this has been a previous issue. My next huge issue is this Conservice system they use for billing you for things like trash, water, etc. When they sent me my link to my account I had a balance of close to $600 that was dated back to before I even moved in. I have been given the runaround on this issue numerous times & now bills are due & I owe $600+ for water & pest control. I definitely will NOT be staying here. If I could get out of this lease now I would be gone. There only good things about this place are the few good neighbors I’ve met & that they allow Great Danes. Otherwise this place is a joke. Definitely wish I would have read these reviews first because if so no way in hell I would be here. Do yourself a favor & stay away from here.

From the review below he is correct call 50+ times and email repeatedly you get NO response.Stay FAR FAR away from this complex and DO NOT ignore the bad reviews.Every bad review is 100% true.

We have lived here about 2 months. Maintenance has been quick and efficient. Very kind as well. The water/sewer is a little on the high side, so that is a bit of a bummer, but understandable due to the size of our apartment. The parking situation is a little frustrating as well, my husband and I are sometimes stuck late at work-- coming home and not finding a spot anywhere close to our apartment sucks sometimes. We have lovely neighbors and the folks in the office are pretty nice too. The apartments are updated and very spacious.

Ask me why I hate living here? Over the 6 different communities I’ve lived in over the years, this one wins by a long shot for being the WORST. The property is very poorly built. Constant flooding. The the owners and management are the worst I’ve come across. I can’t stand this place, I can’t tell you one thing I enjoy about living here. The trash situation is an absolute joke, $75 a month?! Stay away, at all costs.

Terrible Management !! Dont know the lease they have you sign !! Man lives under me has been poisoning me for over a year burning candles without my knowledge . When brought to the attention of management I had to show them in the lease where the burning of candles is prohibited. Then the man changed to plug in air fresheners. I have been to the ER twice urgent care twice and my doctor numerous times with pain in my lungs and severe breathing problems for a year trying to figure out whats causing all this. Only way I figured it out I seen him late one night with several candles burning on his porch. I have told Management of my medical situation .Breathing this poison is causing my heart to go into Afib, Im on all kind of asthma medication and now am forced to wear a Respirator to live in my Apartment. I contacted corporate only to be told they can do nothing about plug in air fresheners .Some how the fact he violated the lease by burning candles has been swept under the rug by the Manager. I seen him on his porch and she told me he said he burns a few candles when she talked to him right before I showed her the clause in the lease. The weekend girl when I first told her I finally figured out what was bothering me that people are allowed to burn candles so its obvious none of them have read the lease. Though Maintenance went in and seen large candles throughout the apartment when Corporate got involved they changed there story to they where decorative candles with lids on them and they could not confirm they had been lit. Corporate did offer me a downstairs apartment waving the transfer fees but raising my rent and moving at my expense. So nothing done to the lease violator .Wont let me out of my lease . The man has told them he would stop with the plug ins but he still burns them on weekends or whenever he feels like it. I guess we are headed to small claims court as my last resort . I believe I can sue my neighbor for making my home unlivable under the private nuisance Claus and include the Apartments as co defendants . Wish me luck !!! So be warned the walls are so thin I hear my next door neighbors alarm clock every morning and they love to hit the snooze. Management and staff will lie and never return your calls. I waited two weeks for the Corporate boss to call after the manager told me she turned it over to him. He never called until I sent an email on there website and he called that day. Another story of how they lie ! My microwave was malfunctioning . The seal on the door was loose and the unit would run on its on real slow if you did not slam the door good. I put in a work order they responded promptly and told me they would have to order a new one. A month later I see the Maintenance guy in the hall and ask him about it he said oh man we used that in another unit meaning they forgot about me. So I put another work order in (if you have any problems you have to summit it online) So he shows up the next day tells me the new one will be here tomorrow but he could take one from a empty unit today and swap it I told him I would prefer a new one because the used ones are full of grease and stink so we set a time for the next day to install the new one. He shows up takes the old one out and says ok I am gonna take this to the truck and unpack the new one and be back. He comes back and installs the supposed new one. Goes through a whole production removing packing tape that was on to hold the door short. There was no glass plate inside told me it was in the truck but I could just use the old plate so I did. After he left I inspected the microwave. There was old crumbs in the top and the fan full of grease. Why lie and put on a show instead of just saying cant get you a new one. These are the type of people that you will have to deal with living here. The Manager is to busy thinking of what to say to really listen to your problem. Good luck if you choose to live here for me its like living in Hell...……..

DONT IGNORE ALL THE TERRIBLE REVIEWS! They’re accurate 100%!I enjoy living here, and have no complaints with management. Any requests I have had have been addressed in a timely manner, the community is nice. If you dont like the fees why move in? Just renewed my least for another year. I searched for a place to live for a while before deciding on this community, I love the location I love the amenities and feel that I get the most for my money here at Hurstbourne Estates. Kathy is always willing to help out when needed and I appreciate that!—————————————————————UPDATE- After 3+ GM in and out, and the property selling to new ownership it’s a completely different experience. DO NOT EVEN CONSIDER MAKING THIS PLACE YOUR HOME! As a matter of fact, make sure any community you are considering isn’t managed by “Peak Living”. I couldn’t begin to describe the outrageous experience it’s been since this company took over a few months ago. We’ve had ZERO issues prior to Peak Living taking over. They create an uncomfortable living environment, and look for confrontation. After contacting their corporate office with a complaint, I received a “non-renewal” letter requiring us to be out when our lease expires. This comes purely out of retaliation. When I asked why, the response was exactly this - “You appear to be happy here, our number one goal is for people to like where they live.”This experience has been like nothing I’ve ever experienced before. DO YOURSELF A FAVOR! Find somewhere to live that is managed by respectable, honest people with some sort of integrity. Unless you’re looking for a constant headache - stay away.

Would not recommend anyone I actually like, to live here. Management (even though there have been 2 different managements) have been unresponsive, unhelpful, and straight up lie. Ive lived here a year, and while its supposed to be a smoke free location - many people smoke on the premises as well as right outside the gates. The gates are another topic of contempt as we never received clickers to open the gate after asking multiple times. They are AWFUL at communication. We tried to buy a garage and they never followed through with anything, again after multiple attempts on our end. The grass is never cut in a timely manner, the have no actual rhyme or reason as to how they do packages, and the receptionists have never been any help at all. Did I already say that you SHOULDNT LIVE HERE?

I lived here for 2 years and just moved out. THANK GOD. If you expect anything to be fixed that you request then the jokes on you. I had numerous issues not get repaired and one of them was a leak in my wall which resulted in water leaking out from the wall and underneath the carpet and forming mold. YES THERE WAS MOLD. Not to mention the crappy appliances that barely worked, and the entire front grounds of the apartment building would flood every time it rained. Also, good luck with the office staff. Lack of any appropriate communication skills, never there when they are supposed to be, and forever saying one thing and doing another. I know multiple people that have lived there and have since moved due to the lack of quality of this place. Feel free to search Hurstbourne Estates reviews and youll see plenty about the maintenance, quality of the apartments, and the quality of the office staff and management on multiple websites. I will never live in an apartment again because of this place and I wouldnt recommend Hurstbourne Estates to my worst enemy. Save yourself the time and money (I paid over $1,000 a month for 1 bedroom) and buy a condo or house because this apartment is a waste of both.

Super nice place until the end. Had awful flooding issues that took two weeks to fix. Then charged me a ridiculous sum for carpet replacement in the WHOLE apartment when really it was only 1 small area (they could have just done 1 room). On top of that they kept my large deposit. The new owners seemed heartless to the whole matter. Management at the complex was polite and helpful however.

Stay away from this apartment complex. Probably the worst structurally made complex Ive ever lived in. This whole complex is right next to a train track so good luck getting any sleep, there is dog poop all over the lawn in the community so you cant even walk out your front door without stepping on dog poop, the appliances are the most lowest bidder appliances you can have in an apartment. The rent is astronomically high because of the paint job on the outside which is colorful which separetes it from other apartments in the area. But if you want to pay all of your paycheck to live in a terrible place thats loud and you cant get sleep, this is the place for you. The windows creak and the vinyl siding shriek all night, it sounds like the apartment is about to fall over at any time. The paint job at the apartment is great, but the whole place is built terribly, you can hear all your neighbors movements and the trains are coming constantly into your ear. You are less than 50 feet from the train tracks, I mean its just nonstop loud train noise. Its a nightmare. I moved from another apartment complex that I took for granted. It was quiet, it was warm, and I came here tricked by the nice paint job. Also, expect your heat bill to be over $300 every month, the thin structure will not hold any heat in and your heater will be on 24 hours in the winter time. I never even write reviews, but I wanted to share this pain to help someone else avoid the mistake I made moving in here. This place took years off my life, and really took the life out of me. Very stressful place to live. WORST APARTMENT COMPLEX Ive ever lived in.

It started out fine until the fraternity moved in around me. There were a group of probably 4-6 guys/girls who moved in the apartments surrounding mine. It started off with constant door slamming which rattled the whole building. Parking began to be an issue when all their friends would show up for beer pong out in the parking lot every weekend. YES you read that correctly, a ping pong table set up in the middle of the parking lot for beer pong. Non-stop parking in front of my apartment which the management staff would do nothing about. Maintenance came in to inspect my apartment at one point and turned my air conditioner down to 65 degrees and left all the lights on ALL day while I was at work. Uhmmmm DO you pay the utilities? NO! I DO!The water/trash/sewer bill set up is ridiculous! It started at a low 50.00 range and by the time I left at the end of my lease my bill was almost 70.00 and I hadnt changed anything with regard to water usage. When asked how they determine the monthly charges I was ignored. Moving out was the best day for me!Be forewarned they will do everything in their power to keep your deposit and charge you additional fees. Mind you I have NEVER had a complex keep my deposit EVER! They tacked on two months of water bills and a carpet cleaning bill to my move out. Did not say one word to me about this when I told them I was moving. When questioned I was told not our responsibility - its in your lease. Im sorry I dont care if its in the lease thats not good customer service. Poor management, poor quality of apartments and below average tenants. I would think long and hard before signing that lease.
