I lived at Bradford Mills for 2 years and truly enjoyed it. Many restaurants & things to do are within walking distance or a short bike ride. The apartment offers nice amenities—large workout area with lots of equipment, a pool, a courtyard with grills, a fire pit. My favorite parts of the apartment were the old wood floors and the large windows. Our apartment was on the top floor of the 1126 building and was west-facing, so we could see sunsets & airplanes (thankfully no airplane noise). The downsides of BML include difficulty with getting packages delivered. Most times I did not have problems, but occasionally I couldn’t find a package that was delivered or an inexperienced delivery person would say they could not deliver my package. Parking is also limited: the surface lot is free but has limited spots and the garage has assigned spots but for a monthly fee. I would also recommend being selective about which unit you choose as the ground floor units facing the courtyard do not have as much privacy.

I moved in about two months ago and I am very happy with my choice. It is a very pet friendly place to live and management team is not only courteous but on top of things. The maintenance team is also very quick, polite, and efficient. The apartment is beautiful. I highly suggest looking at the 3D tours on the website. I love having so much sunlight come into apartment each day, I really do love it. It really helps with the winter blues. And at the end of the day I have a beautiful view of the city during sundown.

I love the industrial architecture of this complex. The staff works hard to handle any questions or issues I have, and the site on the whole is kept clean and pretty. Love the secured courtyard with all the greenery and plantings in bourbon barrels! My dog and I frequent the dog park daily and they have upgraded it recently to our liking. Lots of room to run and play! It feels like home.

We lived here for 3 months as a temporary place and we really enjoyed it! Management is wonderful! We moved from out of state and got there late and werent satisfied with our apartment. Even though it was closing time, they helped us get another one and worked with our budget. Maintenance was great too, we had a few minor issues that were fixed right away, within the day or Monday if it was the weekend. We had a 2 bedroom and the high ceilings and big windows make the place feel big. I loved the big windows, they brought in so much sunlight and warmth! (although they also make the apartment colder, we kept the heat at 69F and turned it down when we left and we did not have extremely high energy costs like I thought we would). We were on the fourth floor facing the city and we had spectacular view and sunsets! The kitchen was a great size and the appliances were spotless and seemed brand new. The bathroom was also a great size and had a big vanity in the master bedroom. If you move here you will not need a gym membership, it has the nicest and biggest gym Ive ever seen at an apartment. Lots of equipment and machines!I do have some complaints though...The floors (hardwood floors, they have cement too) they are old and original to building which is really cool, but they were extremely dirty when we moved in and a pain to continue to keep clean. Also nails were always popping out, so we got lots of ripped socks. I feel like compared to most places sound travels in this apartment. You can always hear the neighbors conversations very clearly and a dog next door barking sounded like it was in your bedroom. We always felt bad knowing our neighbors could hear everything we were doing. The wifi was quite terrible, it never really worked, sometimes we wouldnt have any. But as we were moving out it was an issue management was actively trying to fix, because management was wonderful!Even with these issues said, if we werent buying a house, I would have loved to continue living here!

I love this place. The building continues to get cool updates that make living here awesome. The pool, the remarkable gym, the common area with TVs and cool arcade games, the beautiful outdoor hangout areas, and all of the sweet perks make this building pretty great. The apartments have a modern industrial design that are sophisticated and great to show off to friends and family. This building is incredible and the staff make the living experience even more enjoyable. Katie went above and beyond to make sure my lease renewal experience was as smooth as possible as I was figuring out my future with my job due to Covid. Based on every interaction Ive had with the building staff and management, I cannot give enough praise to the people who work here. Do yourself a favor and check out this building if you get the chance!

I wanted to start this by saying I really had high expectations and hopes for this apartment complex but was sadly disappointed in my expectations versus actual experience living here. If you plan on considering this apartment PLEASE READ THE ENTIRE REVIEW.This apartment complex has gone through two management shifts in my three years of being here. I have lived on both sides of the building in 1124 and 1126 and the constant changes and clear lack of consideration when it comes to quality of tenant life here is truly astounding. This apartment complex is truly a Mill in every sense of the word. The amenities are nice however dont compensate for extreme disadvantages of living here, things like ridiculous $750 rent increases, lack of insulation leading to higher LGE bills, mismanagement of packages and funds that help tenants is one of the many the reason we ended up moving out. Makes one wonder what they are doing with the extra money other than funding tacky office decorations. The aesthetic is beautiful and location is great but actual life here is a completely different story. There is a toxic we are family mentality when it comes to living here, which is nothing more than a guise for them mismanaging and honestly abusing tenants which is why they have such a high turnover rate. Them raising rent 55% in the middle of a pandemic while not using any of that money to benefit life here is insanity. Ive personally had health issues because of this apartment and the temperature and the management took over a year to even process the fact that they had completely lied about sealing windows in my apartment prior to me moving in, only to get a Theres nothing we can do in response from upper management; Important to note this is after getting three contractors to come into my apartment to say that the window insulation is unacceptable and good luck this winter .The electronic thermostat system sounds good in theory but is really a way for them to monitor what you keep it at to justify any random expense they choose to implement at any given time. The VIP program is a scam, the windows in the 1126 building leak, the elevator is constantly frozen and inoperable, the building layout is terrible its not handicap accessible AT ALL and the building itself is truly all looks. The actual day to day life here especially in quarantine has been horrible. If money is not an object and you want authentic industrial revolution living Bradford Mills is the place for you.

I honestly love Bradford Mills. Here are my reasons.1. The amenities. I use the gym every single day. Some of the equipment is dated, but maintenance helps keep things working and staff are always working on updates.2. For someone who’s always wanted a loft, Bradford Mills has given me exactly what I expected and wanted in a loft style apartment. I do deal with a few noisy neighbors but nothing crazy and staff are wonderful about making sure people adhere to the quiet hours.3. The neighborhood. I love Germantown. Lots of local shops and restaurants. A very friendly community.4. Pet friendly! I’ve received one complaint about my dog barking 🙃 The office staff understood that my dog had anxiety and was struggling adapting to a new place. They were patient with me and even gave me suggestions on how to make my pup more comfortable.5. Lastly. The staff at BM is amazing. Mikey with maintenance. Katie with the front office. Everyone else. The staff goes above and beyond for residents and fur babies. I truly appreciate all the work they do.

BML is a good apartment complex with very friendly and helpful staff. The leasing office is very responsive and willing to come up with solutions to issues. I know this because there have been problems (heat went out, power went out a few times, internet connectivity problem, and originally had sub-par gym equipment) that have been resolved by the maintenance team and front office. (They even promised a Chipotle gift card for our troubles, though they never actually sent it). I appreciate their willingness to answer calls and texts and act on solutions. I live at the Bradford Mill Lofts currently. I have lived here since the summer. I was worried about moving into a new place during COVID. How would it be to live in a big complex like this? Would the staff know me? Or would I be just another apartment number for them to charge rent? As the end of 2020 approaches, I am so relieved to say that it has been a BLESSING to live at Bradford Mill Lofts. The accommodations, the apartment, the QUICK AF maintenance people, the pool, the gym, the courtyard, the firepit, the mailing service, the trash valet, the parking, etc etc etc. I could go on! BUT my favorite part has been the staff.. Libby, Katie, and Kimberly have been amazing from the very first day. I feel supported and I know they would help me with any issues. Even when I got my bike stolen! It magically reappeared and I think that is that BML magic. Katie has gone as far to give me a little present when I shared with her that I had a date planned for the courtyard. Katie helped me when I was locked out of my apartment with a dog. Kimberly always asks how she can make residents days better. Libby gave me my initial virtual tour and my parents and I loved her immediately! I couldnt ask for a better staff at any apartment complex. I read weird reviews about Wifi too and I have had serious issues? 24/7 call line through Discernity. The downfalls of the apartment would be that the windows dont open (Who doesnt love to look longingly out of an open window?) and that you can hear the neighbors if they are talking or watching TV too loudly (Preparation for moving to a big city? NYC here I come!) You get used to those though.. My apartment is my sanctuary and I feel very safe here. Its a great location and I love being close to good pizza places and cafe. I would highly recommend!!! Thanks to BML for making a year of COVID a little more comforting. Xoxoxo

We are in our third lease with BML. When we first arrived it was under a different management company. The new management and maintenance staff seem much more organized than the last- the company also just seems better resourced as repairs and building details escalated when they took over. What I love about living here is definitely the giant windows. I also love the color scheme they went with for the interior - instead of a bland white. (One wall is a dark grey, the sliding doors are red, remaining walls light grey, and the trim is white). I also love that the 2 bedroom units have 2 bathrooms. The location is incredibly convenient and central with grocery, coffee, watering holes, etc all within walking distance. The building has a lot of amenities like. an on site gym, pool, and keyless entry. I also appreciate a reliable management company- they rarely dont get back to me within a few hours of any inquiry. They are incredibly dog friendly including an onsite dog park which I so appreciate. So many places are starting to shut out renters due to pets - it was a relief to find a place that embraces them.Things I think can improve or dont love- definitely number one is the fact that the rooms are ceiling less so it feels more like a very large studio sometimes. This actually didnt bother me until COVID when my partner and I are home together all the time. We can hear each others work calls and its hard to get alone time. In addition, the walls are very thin. I can hear my neighbors alarm going off constantly and if I bothered to listen carefully, I could hear his conversations. My rent has also been raised every year since I moved in which is the reason I left New York. While some upgrades have been made to the building- things that were promised were never delivered (dog washing station, a lounge/lobby area in the 1126 building) though many of those were promised by the previous company. Louisville just feels too small town to have constantly rising rents. The summer is awesome, the AC works great, the central location and the pool makes it an easy place to live. In the winter, however, its very hard to fully heat the room without raising the heat considerably due to the very large windows (which I love). The windows also dont open and have been sealed shut so theres no ventilation- so if you burn toast it lingers. That said the high ceilings help with that. There are some package/mailroom things to work out but that is more about the vendors (Fed Ex, Amazon etc) than the Lofts.I love the original factor floors they have left on the top two floors but I do wish they had done some work on my units floors before having us move in. There are man areas where old nails are popping up and there are gaps in the flooring where food and concrete dust settles. Finally weve had ongoing issues with a stubborn leak in our kitchen. Both management companies have tried to deal with it- I believe its a mystery of the building itself. It s not a bad leak but it does cause some puddling after a very hard rain.

Excellent leasing staff- incredibly attentive and responsive. Very personable and invested in each tenants happiness at the complex. Noise can travel easily between the units, but that’s to be somewhat expected of an older warehouse that’s been remodeled into lofts. Nothing a fan or sound machine can’t fix. The amenities on site are very nice. Unit is spacious and I love the industrial feel of the high ceilings, big windows and loft walls. Great location and neighborhood- within walking distance of Full Stop coffee/cafe and great restaurants like The Post. Only a few minute drive from the nearest Kroger. Love this place!!

My wife and I have lived here for 3 years. We have seen the transition from the previous management company to Venterra.Since Venterra has taken over, there have been innumerable improvements to professionalism, courtesy, and responsiveness of the staff. The previous management was not super attentive to resident requests or needs. I can personally attest to the great job that Katie and staff do. They are always responsive when anything comes up!Overall, BML is a good place to live. There’s lots to like about the amenities, location, and staff! However, it’s worth noting a few items that could be improved.—On occasion, people will smoke in the building, which is against policy. Despite the ventilation being a closed system and exclusive to your apartment, you can smell it.—Additionally, the walls can be a poor insulator of sound. If you have noisy neighbors, it is like they live with you—not too different than any apartment complex.—Lastly, while the perks of living here are bountiful, it doesn’t come without its cost. Venterra has made many positive changes to the courtyard, gym, package delivery, and other items. As a result rent has raised significantly during our time here accordingly. Compared to when we moved in, rent has increased over 15 percent. It’s understandable that with higher service standards and amenities comes a bigger price tag, but that has been disappointing given that a lot of the changes/amenities were part of the vision sold to us when we moved in (i.e the. community grill). We would recommend living here but are concerned that soon we will no longer be able to afford it.

Do not move here. I had to move out of Kentucky and sat down and had multiple conversations with Emily about how this would affect me by breaking my lease. She assured me that as long as someone moved in the same month I would be fine and the fee would be waived. While wrapping up my affairs in Kentucky I made sure to stop in the office (I lived two doors down) and make sure that there was nothing else needed from me before I left. Again I was assured that everything was taken care of and I wouldnt have to pay the termination fee because they found a tenant to move in the day after I left. I move out and about 6 months later I decide on a whim to check my credit score. My score was absolutely tanked, and a collection was opened up 2 months after I moved out of Bradford Mills. I received no notice of any of this and even when I checked my portal login when I had access my balance was $0. I called up asking Geoffrey what had happened and why I have a huge collection on my name. He said hed speak to accounting and then I heard nothing after following up multiple times over a month and a half. Finally after being bounced around I was told that because the apartment found the tenant and I didnt personally find them that I still had to pay for the termination fee (which would have been fine if I was honestly communicated with). Moral of the story is office visits are easier in the moment but with shady management you better get everything in writing because they will smile in your face and tell you that everything is set only to screw you later on down the line.

Ive lived at the BML for over a year now, and recently made the decision to end my lease come summer. The building itself is uniquely beautiful : exposed brick, newer appliances, wood floors, gym, pool, and secured packaging/mail. I really wanted to live here and I am sad to move, but it is due to the buildings poor sound insulation. I hear everything from my neighbors and when noise complaints are made, nothing is done...just a lot of talking about how sorry the staff is that my neighbors are loud at 1am and wake me up. Even recently it was stated that the next time I make a noise complaint the courtesy officer will check in at my apartment first to check if the sound is actually excessive or just daily living noise. I MEAN REALLY! That just made me feel like I was not trusted and that I was not valued as a resident. And it continues....I am a teacher, and I am tired of being woken up or not able to sleep due to neighbors being excessively loud...and I mean LOUD! Why cant the building enforce quiet hours?!? I value my sleep as a teacher (and lets be honest any professional working person probably feels the same about their sleep too). Due to the noise I had to buy a sound machine. For a one bedroom apartment around roughly $1,000 a month, I should not have to buy a $45 sound machine to sleep. Even more annoying, water and any liquids from my neighbor above just leak through! The floor above is their actual floor, so when water or wine is spilled it drips all over my apartment. My suggestion to anyone moving in: make sure you work third shift or are late night people. My suggestion to BML: enforce quiet hours and start to make building maintenance a priority for sound insulation and if you cant do building maintenance, then lower your prices, because at this rate its honestly not worth it.

Reevaluate your decision to move here.Honestly, when it’s good, it’s good. BML has nice and updated amenities, the exposed wood adds a nice cozy feeling, we utilize the gym and pool to their fullest, and the location is ideal. However, when it’s bad, it’s terrible. You can hear everything coming from your neighbors. And I mean EVERYTHING, even if they’re trying to be respectful. The walls, ceilings and floors have absolutely zero soundproofing so if you have early morning shifts, count on little amounts of sleep. Also, coming out to almost $1,000 for a one bedroom apartment that makes you consider sleeping with headphones in is just unfair.

We signed a 13 month lease April 2017. We absolutely loved everything at first. We had no issues with the apartment . It was mainly just management. We moved out this year and I had stopped by about a month later to see an old friend at Bradford. When paging the office I was asked if I needed a new key fob or if I lost my keys by Jeffrey, I proceeded to tell him that I had moved out already and he had no idea. It seemed a bit odd to me but I just shrugged it off. No big deal. Apparently they just got new management the week we moved out and kept terrible records. Here we are months later, trying to STILL get a security deposit back. We have contacted so many people and left voicemails and nothing. One lady contacted me and pretty much said there’s nothing I can do for you, stop calling and then hung up on me. My fiancé got a hold of someone hire up and they told us they didn’t even have record of us living there but 140 dollar check was sent, but we never received it. We were told we would be receiving our full refund of 250 and still nothing. Apparently we didn’t even live there since there is no record. I would love to know who I was paying rent to and where our security deposit went, but I guess we will never know.

I did not rent here but am very disappointed with the leasing office’s lack of organization. I had came into the office to set up an appointment to view a unit similar to the one that was available on their website. We discussed my budget and all my contact information was taken. We set the tour date for less than a week later.Fast forward to the tour, the leasing office had apparently kept no record of setting it up. This was evident by the fact that they were 10 minutes late and I had to re-introduce myself as if we had never met.Furthermore, the only unit available within my budget (which we had discussed during the first meeting) had already been leased. So not only did I waste my time traveling to Bradford Mills, I didn’t even receive an apology for it or better yet a call notifying me that it had been leased and not to come in.If this is how well management at Bradford Mills operates during the sales portion of tenant-landlord interactions, I can only imagine how they treat tenants once they’re contractually obligated to pay them.

As the first resident to live in Bradford Mills I can attest that this apartment is racially bias. I finished out my lease because it was the right thing to do not because I enjoyed my stay. I stayed on the 2nd floor which has a whole in the living room floor that allowed me to look directly into the apartment underneath mine. Not only that I was continuously harassed by the tenants beneath me. The leasing office allowed the tenants to bang on my floors when they figured I should be asleep because the walls and floors aren’t sound proof. I had multiple encounters with the tenants trying to tell me to turn off my tv because they figured it was too loud or harassing me about listening to music on my phone. The fact I begged the leasing agent to handle their tenant who was harassing me and they did nothing proved to me that because I was an African American my needs didn’t matter. Along with this new realization they gave me a 14 day notice to evacuate or fix issues that the tenants underneath me had complained about which were fabricated. After having my guantorer come to my defense they lessens their forcefulness to make me move out of my apartment . I have walked through my apartment halls just to find the tenants that also live there grabbing their purses and moving to other sides of the hallways. Living there is equivalent to being forced into integration after being told you never had too. Living there was a total nightmare and I’m thankful to have a guarantor who is knowledgeable of the Kentucky housing authority regulations. I would not recommend any single male or female minority to consider such a non welcoming community.

*DO NOT MOVE INTO APARTMENT 128!* Hear me out: My family was one of the first residents to live in Bradford Mills Lofts and we regretted signing our 15 month lease shortly after move in for a bunch of reasons. The first warning sign was that our apartment had not been professionally cleaned on move-in day like promised, so the assistant property manager (Jeffery Carter) did a quick wipe down in his business casual clothes (you can imagine how thorough that cleaning job was). After our November move in, we started to get electric bills that exceeded $700. Keep in mind, we kept our thermostat on 72 just to keep the temperature in the master bedroom in the low 60s and even in the mid 50s on colder nights (see picture). This corner unit is COLD and in the winter due to huge horribly insulated windows!! Luckily, property management was helping off set our big bills by reducing our rent, but even then we were left with $300+ bills which is super pricey for a 900 sq ft apartment. Towards the end of our lease, we were then told by Emily Osso (Property Manager) that they will no longer be helping us and We are free to vacate at any time. Bills in the summer were less than $100 because the apartment stays cool. On top of high heating bills, we had a spider problem, but not just any spiders - brown recluses. We have pictures of over 10 brown recluse spiders we caught in the span of a couple months. This made us highly concerned for our 5-year-old daughter to be living there. Other residents reported having brown recluses as well. Apparently, as of June 2019, these lofts are no longer owned by Marian Group and managed by Winterwood Property Management. Let me just go on record to say that Emily and Jeffery from Winterwood made our stay there pretty miserable. Of course they have empathy and are cool with you when they gave a tour and your first couple of months, but once you start reporting problems its clear that their demeanor and attitude changed toward us. It seemed like we were bothering them with our HVAC and spider problems. In addition to the aforementioned, during our tour we were promised an on-site restaurant, a salt water pool, community room with arcade games, gym, window blinds, grills in the courtyard, etc. The gym and window blinds came months later, but never any restaurant, grills, arcade games and Im pretty sure the pool is not salt water (which is no big deal, but just dont lie to get people in the door). The list goes on - you cant step in a grassy area without stepping in dog poop, the court yard landscaping and furniture is a joke compared to Germantown Mills Lofts, over 10 bikes have been stolen from INSIDE the secure building, my car window was busted out the first month of living there (see picture), we (and other residents) have a funky sour smell in our apartments, the windows dont open, no security cameras in the hallways and garage, letting people out of their lease with no penalty in exchange for positive Google and Facebook reviews (see Roy Jays updated review), and so much more super sketchy practices. Good luck, yall.

I’ve been living here since the first of May and have absolutely zero complaints. The management staff is fantastic and genuinely care about your happiness.

While this apartment is very pretty, I have felt deceived by what was advertised vs. what I signed up for. I foresee in several years this being a great place to live but so far I would not recommend it. When we signed our pre-lease several things were emphatically assured to us: a community center, a fitness center, a restaurant in the courtyard, a gated community, and custom blinds to fit the large windows. As of now we have none of these, with only vague promises of completion dates. We have had people looking into our windows and knocking on them because we still have no blinds and in fact the 4th floor apartments can see directly into our bathroom. There have also been instances of theft within the building due to a lack of security. Also, the heat bill is astronomically high, and the sole internet provider sub par.As the other individual said in their review, the property management team is very kind and does what is within their means, and maintenance is always prompt. But I have felt that I was lied to in terms of what I signed up for vs. what I got. Again, would recommend in a few years if things improve.

EDIT (12/11/2020): We have lived in Bradford Mills Lofts for 3 years, being the first wave of residents upon their opening in 2017; moving out in 2020 to become homeowners. As noted below in review, it began rough. Since Venterra Living took over managing the property, I have nothing but positive things to say about this apartment complex. The amenities are well kept and clean (pool, gym, court yard, grill, lounge room). Staff provide prompt and clear communication. Service requests are done quickly and the gentleman who does them is extremely courteous. There are organized and designated mail/package areas, to which we have never had any packages come up missing. We experienced considerate and thoughtful neighbors. The move-out process was fair and management was extremely helpful. The community manager, Katie, treats you like a person- not an apartment number or dollar sign. Where Bradford Mills Lofts stands today, I would absolutely recommend renting from this company.EDIT (04/01/18): Changing from a 2 to a 3 star review. Many of the issues listed below have been addressed. I believe the company has genuinely listened to residents concerns and accommodating quickly instead of ignoring needs. The mail system is still questionable, as its always a guess if my package will be delivered to my mailbox, left outside my door, or sent to the office. The staff does not contact you if it is the office, Ive had to reach out to them inquiring. Original post below:Being the first group of residents here has been far from enjoyable. This complex was explained to us by the staff in a much different fashion than it is in actuality. We anticipated some difficulties due to being the first tenants; however, it quickly became evident that they were not ready for residents when they had us move-in.The first week upon moving-in, we did not have hot water. This required two maintenance requests to fix. Upon move in, the electrical was shoddy and noticeably thrown together quickly; resulting in the microwave outlet and refrigerator outlet not working at two different times. Also in the first week, there was a massive water break in a neighboring room resulting in a steady stream of water flowing past our apartment door, seeping under the baseboards into our living areas.Mail boxes were not set up until a month and a half after move-in. The haphazard wiring in our bedroom light resulted in a flickering light until fixed. Upon signing a lease, we were promised a gym. We were told, this is part of what our rent covers. There has been zero communication with residents as to when this will be completed and there has been word that they are awaiting a tenant for the gym equipment. This implies that there will be a fee associated with using it. If this is true, which would not surprise me, we were severely misinformed upon signing the lease. The reason I am not rating Bradford Mills Lofts a one star is because the employees are kind and the service requests are prompt (all 4 of them in 1.5 months).IN SUMMARY:Beautiful apartment to the eye. The original wood floor and brick wall are great selling points to prospective residents. Good location to Bardstown Road. Nice staff. New, but cheap, appliances. Still under construction. Lack of communication with residents with feelings of deliberately providing misleading information upon signing of lease. For the price being paid, this complex is not worth the money. In a year, I believe they will have it more together and at that time it will be worth the rent. Until then, I wouldnt sign the lease knowing and seeing what I do now.

DO NOT MOVE HERE! THIS PLACE IS AWFUL. I would give it zero stars if I could. I was one of the very first tenants to move in around September. Everything started off great when there were very few people in the building. The walls are super thin and you can hear everything going on in your neighbors apartment. On one side, my neighbor has a dog that barks and whines for hours on end when they are not home. I have emailed and talked to office staff proabably 5 times in the past twomonths and the issue has not been resolved. The other neighbor is verbally abusive to her child that cries every morning and night. So yay me, I hit the neighbor jackpot! We have a resident board and it appears no one that lives here is happy. But if you write a bad comment, it somehow gets deleted. Theft has occurred in what is supposed to be a secure building. There was also supposed to be a resident meeting where we could voice our concerns, but that has yet to happen. So in short, MOVE SOMEWHERE ELSE!
