I came in for a tour and fell in love with the place. My leasing agent was amazing. They had an amazing apartment with a waterfall view which blew me away. My roommate and I went somewhere else for a tour and by the time we came back the unit was rented. We should have rented on the spot. She told me it was going to go quickly but I had to do my due diligence before making my decision. Overall great leasing experience and the community was incredible.
This place is amazing. My leasing agent was on top of it. She helped me get approved in a timely manner and was always so prompt answering all of my questions. My brother used to live here and highly recommended this place. Best place I saw for the price
I love this place. Really peaceful and beautiful.It’s good price for one bed.But one thing some neighbors are really rude and disrespectful.Security guys don’t do anything before I report to office.When bad things happen, I report it to Mr. Julio.He’s really nice and helped me all the time.
Back in March my car was broken into and they stole all my medical equipment. I parked at the second level of the parking garage with two forms of security yet my car window got broken into. The apartment complex said theres nothing they can do that they have no responsibility and they will not pay for the damaged window. They have footage of the car breaking being broken into but they will not give me the footage. Today my bike was stolen at the same parking spot. My bike was chained down with a metal bracket and a metal rope but they still cut it in the middle of the day and walked out with my bike. This building offers no protection or security from being robbed or stolen. I am literally the perfect example of being robbed twice in a secure building with security they can NOT protect anything.
Came in today for a tour and leased on the spot. Marissa was amazing. I feel bad because we made her show us so many apartments. My friends and I are really picky so it was hard to decide. Made a great choice at the end

I rented here because they were so friendly. I walked in a few other places and got turned away because I did not have an appointment. Glad the other places did not work out because this place was not even on my list of apartments to view. Saw it driving by and walked in hoping someone was available to assist me. Found my new place to call home.

PLEASE DO NOT LIVE THERE, PLEASE!!! The resident office is irresponsible, unprofessional and VERY low efficient. They never solve problems. If you would like to live in a dirty apartment with no air condition in hot summer for 3 weeks, if you would like someone break into your car in the parking lot, if you would like the fire alarm wake you up in the midnight, then give them a call. They will satisfy any of your worst expectations of an apartment.

I have been living at the Orsini for about 8 months now and I just wanted to give a huge thank you to the staff. Julio has been so amazing with all of my residential questions and needs. Any problems I encounter I always get them resolved in a timely manner thanks to the manager Rocio and Julio for always helping me with EVERYTHING. If you guys decide on living here, they are the best for resident questions !
I have been in Ohio Cleveland for 4 years and LA in one year. And I never write review. As a international students, this is the first time I have been disappointed so much. I practice basketball very often and the basketball court in orsini really attracts me. However, the manager Geoff, made me willing to drive 40 minutes every day to other training court instead of renting apartment in orsini. First, he made us bought internet, moving insurance and open electric account(total amount 300$) before sign the contract with us. During the moving day, with all our stuff in uhaul, we were refused to move in by Geoff. Our application is rejected, and he did not notify us. Even that, I tried to reapply this apartment. But said to me in person with his arrogant, and prejudice attitude, ‘ I don’t need YOU to tell me what I did not do. Company manger who see this review please do sth about this manager Geoff.
They charged us $340 for 1 application! This is crazy price! Be careful!

I used the parking structure at this place, best place to park if you are running a quick errand in the area. Four dollars for daytime parking, ten dollars for overnight parking.
POOR management.One key for everything is not a bad idea, but please make sure it works. TBH, 6/10, it works, but that doesn’t mean have a good user experience.Hidden charges: my rent for a loft is listed $3025, but I ended up paying $300 more than it monthly.I understand there are trash fees, management fee, etc. They should have told me before hand.
Basketball court has been closed and is still closed. Every month they tell us it will be open in two weeks. It’s been 4 months.
The Leasing Office Manager Geoff is very rude and straight disrespectful. He’s not welcoming to future residence and if you are a POC he will follow close behind you and not allow you to do a self-guided tour even though their website allows it.
Massive,While waiting for anything outside, you can stay warm by sitting in one of the ledges that release the air that is generated by the complex.
I lived there for one year and was so disappointed,here is why:-bad management,never picked up the phone,takes them one week to reply to emails,most of the time even never reply back,everyone gives you different information,to fix something took them weeks and I had to make 2 requests!-they cant fix there alarm system.the alarm could start any time a day,very often, even at night and they didnt turn it off for 10-20mins.my cat almost got heart attack every time coz its so loud, I dont know how ppl with small kinds live there.- neighbors disrespectful and dirty.they listen loud music after 11 and throw garbage and cigarettes from the balconies and nobody cleaned that,the garden is so dirty coz of it but looks like nobody cared.-i moved in in bad timing,right before Covid and for all time I couldnt use what Ive been promised (the reason why I chose that place)looked like they opened the gym and pools the last in city after everywhere was opened long time ago.and they didnt give any discounts for inconvenience.I will not recommend this place to anyone.

Orsini increases your monthly bill and back charge you when every they want. Look at the pictures below. From $6.58 (move-in) to $36.14 (after move-in).It is a looks beautiful, but live terrible apartment. After you sign the contract, your are slaves.When you are working, they are you to send them your balance within 24 hours, which has to be in cashier check. Very inconvenient! Even you set up auto-pay, but their system does not work.But your noisy neighbor is for free.
I have been living last three years this apartment, we have a lot of problems, i m asking to solve problem, operation manager saying me we have 3000 resident, how we can solve problem on time!! I m asking please stop the people enter swimming pool after 10 pm they are saying we can not change the swimming pool doors, it takes a lof of money!! I m asking why you dont repair steam room,he said we have been waiting tools for 6 months to repair!! I m asking why you can not clean around apartment he say that again 3000 resident making dirty, our personal can not be enough for this one!!! And then last three years i paid here more than 100.000$ on time then we missed only 25$ in this month because of refund check, 1 weeks later, they left my door 3 days broken lease notice!!! You paid 100.000$, but because of 25$, you should left apartment!!! It should be joke !!! I made wrong fo rent here !!! Because of changing adress is so difficult, i m satying here, if you think to rent here, i offer you to think 1 more time !!! I wish the best for you.....
Everything is nice and dandy until you actually move in to this place. I suggest you check with people that actually live here before moving in because as soon as you sign then everyone is unresponsive and gives you a hard time about anything you need done.
I was visiting friends with my wife. We had locked our ebike to a pole in our friends parking spot. Three hours later the bikes stolen. We call security, first call he says he cant view the camera thats pointing to the spot (next to the elevator). Then the friends that live there called again to ask him what his name was so we can file a report with the community in the morning, the security guard refused to give his name, claiming he cant identify himself...My friends were showing us their apt trying to get us to move from our apartment at AVA Little Tokyo, saying the rent is cheaper... looking at the reviews of this place and seeing what happened to us in a few hours on a sundar, seems like you get what you pay for. But i did see the bodega downstairs, if you ever need malt liquor and bongs you can also find that at Orsini.
Ive lived in 3 different units in my 8 years at Orsini and this will probably be my last.THE GOOD: The most amenities of any apt complex, compared to other downtown apartments its a good value per square foot, landscaping is nice and well-kept, custodial staff does a good job especially during Covid, no pest problems, plenty of parking, walking distance to CVS and restaurants and convenience stores.Sometimes maintenance requests are handled swiftly and efficiently, and sometimes they are just ignored. Management is very nice and courteous if you can get a hold of them, but are mostly all talk and no action. Security has gotten better recently (I no longer see homeless people roaming the hallways or loitering in the stairwells), but still could be vastly improved.THE BAD: Loud and very very inconsiderate people live here, nothing is done when common area policies are violated, crime is rampant especially in the parking structures, you will only get 70% of your packages because of all the theft, amenities (when working and open) are often filled with non-residents, voicemails to management are never returned, phone calls to management are answered only 10% of the time, windows and ceilings are very thin (but walls are good) - you will hear the sounds of the city such as sirens, parties, 90-decibel trash trucks every morning at 6am, crazies yelling, helicopters, barking dogs, fireworks, loud cars revving, thumping music, and an occasional fire alarm and bottle breaking just to spice things up. Dont walk around outside after dark.And dont believe many of the 5-star reviews, they bribe you to write one.I took this picture an hour ago. The picture is of the overspill area for packages that do not fit in the lockers. This area is not monitored, has no cameras, and is open to anyone. Half of these boxes have already been opened and inspected by would-be thieves.
The Orsini is a spectacular place to live or vist someone. I mean the place is just beautiful. You have a lot of luxury around you and a lot to keep you busy getting fit or just being by yourself or with that special someone in your life its also a great place for kids. The employees are really friendly and very respectful in a way to me they are just like family. The reason why I gave the Orsini three stars is because were its located is in a part of downtown were you can look out your window and see the homeless trying to survive. Pluse when you leave or come back you can encounter with them. Its really sad and depressing to wake up and look out your window or leave to see people that is so much unfortunate and in so much need. I just wish the Orsini was in a better location at times. Other then that the Orsini is a fabulous place.
The good: Maintenance staff friendly, once in communication the administration was helpful, priced competitively with incentives as well, amenities were nice before covid closed everything downThe not so good: hallways desperately need to be updated, tandem parking, loud neighbors and security won’t/can’t do more than issue unlimited warnings, trash everywhere (not the buildings fault, just some dirty people), smoke alarms go off way too frequently so if you work any shift other than 9-5 or are working from home forget about it
What an abhorrent place/management team. The building looks stunning on the exterior. On the interior things are cheap, broken, infested, and dirty. The management will not respond to maintenance requested, bug infestations, lease questions, etc. They are wildly unprofessional and rude. Build your home elsewhere, I promise you will regret renting here. We had an extreme bug infestation and they did nothing. Don’t do it.
This place looks nice with photos and I enjoyed the amenities while we had them but management is a total joke. It is pulling teeth to fix the simplest things. Fire alarms are constantly going off. Dont move here.

I applied to the orsini One Month ago.. I paid the application fee and I paid in total $295... I found it very unprofessional how not one person ever responded or even gave me some type of reassurance or update on my application. I went down to the Orsini leasing office and even then they said they would reach out the next day and still nothing. I then called today and one of the receptionist answers and I tell him what’s my problem and of course it’s upsetting. I not only wasted my time but I also have money that’s just floating around for no reason and this man is going to just HANG UP. Why does this “nice luxurious building” have people like that working there.

Went to look at the apartments people were very stand offish only one person was willing to help and then they gave us to a another leasing person and they were somewhat helpful what took the cake was that Jeff had no compassion or understanding for us I see if we were future residents there would definitely be a problem in the future I work in apartment industry and if I was a secret shopper I would not recommend these apartments and Jeff would be looking for another job while filing unemployment.
I have been living here for now about 6 months. I would not recommend living here. For the price you are paying it is not worth it. I understand corona is going on and quarantine is necessary but for the price of these apartments and not being able to use any of the actual things that make it luxury is not worth it a 1 bed room after utilities is about 2,000 dollars. The office is completely unresponsive to phone calls and voicemails left over and over for something as simple as needing to pay rent. I had to go down to the front office 4 different times asking for our portal to be fixed online and it was just never resolved so were backed up on rent having the money to pay but not able to. Which makes no sense because Im trying to pay for rent and still no help with that me trying to give you money? Its so frustrating. Security is absolutely useless and just because things are gated and a key is needed to get around the complex you still cant feel safe. Security allowed people up to my apartment that did not know me but claimed to know me, security did not try calling to see if it were okay to allow them up or for us to come down and let them up ourselves since they did not actually know me they could not call me themselves to let them up because I did not know them security just went off of these random peoples word that they knew me, security provided them access to the complex without my permission and allowed them to come up to my apartment alone. When I opened my front door I was honestly surprised that these people were let up. There is nothing safe about it here. It looks very nice on the outside but when you walk through the halls of the complex it is very dirty not like with trash everywhere but more so the carpet through out the halls are torn and disgustingly dark dirty, a lot of people will leave there trash out in the hallways in front of the trash chute instead of actually throwing it in and it creates a horrible odor through out the halls. Smh even if you have guests over the security is so lazy they would rather tell your guests to park on the street than open the visitors parking gate for actual visitors. Living here is frustrating as hell. Even your mail will have issues. Were supposed to have a concierge thing set up for packages sent to us or that we order. When a large package arrives its supposed to be left in the concierge wall and you get notified when the mail person has dropped it off and you are given a code to than go down and get it from the concierge. For some stupid reason the security started having mailmen deliver our packages directly to our front door so again security is just letting people up that arent supposed to be in the building. I have only been able to receive one package out of three that were sent to me from family since one was delivered to our door my thought is that we only received it because we were home at the time that it was brought to our door Im thinking our other packages were brought when we were not home and not able to answer so my question is why tf in these luxury apartments arent the mail system working. Why are mail men coming to my damn door instead of leaving my packages with concierge like they are supposed to. I cant wait to be done with this lease there are just so many frustrations going on living here. 0 out of 5 stars if I could. The leading office front office whatever really needs to get there ish together.
DO NOT MOVE HERE. The most unprofessional management/staff I have ever encountered. I went to see the property at 4pm and I overheard a woman complaining about how she was supposed to move in but no one had given her the keys and she had been trying to get them since 11am! Once I was pulled into the back I heard the leasing staff speaking poorly of the woman and the leasing agent who was supposed to give her the keys but was out of the office. That was flag #1. They make you pay a “holding” fee but THEY DO NOT RETURN IT EVEN THOUGH THEY SAY THEY WILL. When i called the front desk for assistance they were rude and disgusting. DO NOT GIVE THEM ANY MONEY
Ive never actually been inside this place I just go by there when Im walking my dog I love the architecture theres a little store thats in side the lower levels of this place and I frequent that place have good Korean BBQ its called CJang

Nice luxury apartments to stay in LA on Sunset Blvd. Walking distance from DTLA. I stayed here for 2 months during my official trip. Some of the attractions close to this place is DTLA, Chinatown, the Dodgers stadium. Its right next to 101 and 110. These apartments have 3 swimming pools, one rooftop swimming pool, jacuzzi, gym, race track, volleyball court, basketball court, seperate place for barbecue. It also has ample parking space. I booked it from Airbnb. The price is slightly on the upper side but worth every penny.

We moved in beginning of May and ever since move in day, it has been a horrible experience. They’re not queer friendly, lack professionalism, good communication, security is not good, the building organization management is very unorganized. They make it close to impossible to get in touch with. They’re disrespectful, dismissive, under staffed, do not put their paying clients first. I highly recommend NOT living here.
Yea no thanks. One of the worse places to live in for the price. Most of the hallways smell like marijuana and the floors are super dirty. Maintenance crew is good but not great. I pay a lot to live nice and no.
No words to say about this apartments. Worst in Los Angeles. No one lifts the call. No proper maintenance. Made a request about a toilet issue 2 months ago and no one cares to fix it. Called them 100 times atleast. No proper response nor issue was fixed. Please dont ever dare to join here.

If there have a zero star, Ill choose zero! I think one star is too much! My neighbors have parties every day. They can play music, laugh and shout all night! They can have a party from 1 am to noon the next day, during which time there is not a moment to stop! They can play the same song for two months! Now I cant hear Spanish songs, as long as they remind me of my neighbors! I dont think its possible for a normal person to have a party for more than ten hours! Ghosts know what they eat that can keep the feeling to be high!I have complained many times. The Resident service office in the apartment either said that the manager was on a vacation or that they would reply to me within 48 hours. But Ive been waiting for 480 hours and havent seen any reply from them. They dont even reply to email now! I think I am a blind! Otherwise, why would I choose to live in this apartment? If someone wants to live in this apartment, please dont be so conceited. If you dont want to stay up every night, please find another apartment! I just moved in the Apt, but I dont know how long I can live in here, cuz it’s too hard, I couldnt get enough sleep about 2 months!!! There are other things, I wont say one by one! Anyway, this apartment is the worst choice! Dont spend money to make yourself suffer everyday!
Dangerous place !! Today 5 masked men pistol whipped the parking attendant. Went up to an apartment and did the same to resident.Earlier there was also a similar incident there. A resident was stabbed 4 times in the back.
Worst apartment ever! No one tell you application fee is non refundable! Even if you have told them when you want to move in, they will not respond to your application! Package are always lost! No one cares if your package is lost and no one signs for your package! Fire alarms often sound even when you are asleep! The floor is very dirty and no one will clean it.
They dont deliver packages and make you sign agreements that you have no legal right to packages. THEN THEY ACCUSE YOU OF STEALING YOUR WIFES PACKAGES. THIS PLACE MUST HAVE A NEW LAWSUIT AGAINST THEM DAILY.
Looking for an apartment in the LA area is no easy feat by far. After a call to the Orsini and after speaking with a gentleman by the name of Landon, I can definitely breathe a bit easier knowing the ins and outs of leasing a unit at the Orsini. He answered all of my questions thoroughly and without hesitation he even answered questions I couldnt think of at the moment. I was pleased with his understanding but most of all his quality care in our conversation. Great leasing agent, I hope management is just as pleasant. Thank you for such a great call!

Amazing experience! We moved in September of 2017, and just renewed our lease. Very excited for the new coming year. The facility in the buildings are awesome, they have a basketball court, golf, bowling, and several swimming pool. Jenn is one of their leasing staff, whenever we need help from anything, she’s always there. She’s very polite and patient, we are glad to have her to help us.
Jennifer in the residents department has been a huge help to me and any issues I have had. I really appreciate her and the team for making me feel comfortable and moving with urgency. My stay so far at the Orsini has been great and I have no complaints. Thank you so much Jenn!
Extremely loud Fire Drill has gone off about 20 times this morning alone, this is a common theme for this apt. Every other morning I get to wake up to a headache.Hot tub is not cleaned regularly. One half gym is never kept up with sanitary wipes, the other big gym has been under construction for over half a year.Packages are frequently lost. I misplaced key once and they charge 75 to get back in your place with their spare key. 100 for another key. Not worth it!Management is not easily accessible.If you can help it, I’m warning you to not move here.
The Orsini staff are the best! Jennifer, Carolina, Mario and Heather are always ready to assist me with anything here at Orsini. They know how to anticipate my needs and we are lucky to have them as residents. The complex is beautiful and amenities are a plus! Thank you for making my living experience here an exceptional one.
I loved my experience with Ryan Casper. He was a great professional who went above and beyond to help us to rent the apartment. He is amazing. Everything went smooth and quick with no stress. We highly appreciate his work. We recommend him to everyone.
Poor and disappointing management. We referred a friend moving in last December and not yet received reference reward now in May. No one answers the phone call. If we could have known the poor management, we won’t refer our friend or even move in ourselves.

Great place to live at, Management has been great so far when it comes to service and communication. Really love the way we get treated here. Geoff and Daphne are really polite from the leasing office and Angelica from the residential office. Just moved in here 3 weeks ago and by far it has been a great experience. Hopefully the hospitality would be provided evertime during our stay for the rest of the years to come. To other disappointed tenants, just keep calling them if your service has not been done. I woul.. Just like any other apartment buildings they cannot accomodate everybody at the same time. They prioritize the urgent matters before the no so urgent ones. But Im pretty sure they try to handle every concern.
Orsini was the real delight to live, an awesome complex at great location. As I am moving to east coast I am not sure if i can find this kind of community with this price, I really doubt. Resident services was great all these years and kudos to Jenn (Resident services manager) to handle issues and escalations with so ease and always make sure there is a solution with human touch. Its highly recommended to anyone looking to live in downtown LA. Its perfect value for money.

This place is horrible. You end up paying at least 250$ more than what they say every month. They promised us a move in special and then gave us 300$ less. You pay for your own apartment utilities but you also pay for building utilities which are priced dependent on the building. I live in Orsini one (even tho I signed a lease for Orsini two) and I pay over 200$/month. They do not warn you of this. On top of that, the “amenities” in my building have been closed for months even though some of them aren’t under construction. The place is dirty. The trash chutes are always broken (yet I pay a 60$ trash fee every month) and there’s always dog poop in the hallway.This is the worst place I have ever lived.
I just want to say that Daphkar from the Orsini leasing office is the best!!!!! She was professional, helpful and kind I will never regret moving here because of her. Anytime you want help in anything, you will see her standing beside you trying to do whatever she can. I think I’m blessed to be in this apartment surrounded by staff such as Daphkar. ❤️❤️❤️
Jenn is what luxury service is all about! This review has been long over due. I moved in two weeks ago and Jenn has been nothing but helpful and resourceful. On my move in day I was missing a few things in my apartment and she immediately got it taken care of. When I needed her help regarding my apartment she stayed an hour after the office was closed just for me. I felt terrible but she was happy to do it and she beyond helped me! Every time I see her around she has a wonderful smile and always makes sure I’m well taken care of. People and her fellow co-workers should take notes from her because she is great at what she does! I just moved into my new apartment in Orsini a month ago. Jenn, the manager, is so helpful and has the best customer service Ive ever experienced in a property. The resident services office makes me feel at home in a luxury community. Victor in the leasing office helped me to choose the perfect unit and Jenn smoothed the transfer process. I know that I can count on the orsini management team for anything I need! I am very happy with my decision to be a valued resident at Orsini.
Worthy of its rating. Nice crew and professional. Expert handling of the boat, and they provide jackets if you get cold (and you probably will). Smooth ride and comfortable interior.
I love this apartment and people like Earnest from a leasing office make life here nicer. They have a very friendly staff and I love them all but Earnest is special. He is always ready to help.
I just moved the Orsini and really enjoyed the community and environment so far. The residents and neighbors are friendly. I would recommend anyone searching a place in downtown to consider Orsini. Jenn is the customer care manager and she’s one of my favorite staff members here because she can always resolve my questions and anticipate my needs at first time. She look after all the residents and I am amazed by her positive approach.
Been living here for 3 consecutive years and never thought about moving out. Resident service is amazing, Jenn, Jasmin, Mario and Heather have been sparing a lot of efforts helping me with my leasing renewal and other issues. The maintenance team is doing great job. They always come in soon after you submit a request and do their job really efficiently. I am not able to remember each name of the staff but I am pretty sure they have been doing great job assisting the residents as much as they can.

Jenn Esquivel raises the bar and adds another dimension to the world of customer service. Many of my friends live here and have recommended Orsini to me. Jenn has been very helpful and patient! Door and elevator key doesn’t work for many times; The 2b2b parking space is assigned one in front of the other one. If you want to move a car parking near wall which means parking at the front spot, you need to move another as well; People will weak up earlier than planed due to sunlight is easy to pass through the window-shades .

Horrible place to be when you have an accident. None of the security or management are surveying the buildings or amenities with security cameras or whatever they arent doing.Cycling Bikes positioned right in front of the treadmills pose a huge danger to anyone using treadmills! Be warned, one bad fall or a fainting accident and you will be severely injured if you end up falling right onto those bikes! Severe bleeding, bruising, internal injuries!Move those bikes to the other side next to the pull up rack!
