UPDATE: they allowed me to view a lease, contact roommates, file an application, before they knew if the apartments current tenants were intent on moving out or not. They literally tried to send me a lease for 11 months, insisting I fill it out and sublet the other room, when there were people living there. Actual scam.It’s simple. They try to screw you over, they lie about the application pools, and the buildings they rent are under construction as they lease them. Takes 5 emails and a phone call to get any form of a response, which is usually a one-sentence, poorly written email, asking when you’re free to call, then you make an appointment, and they don’t keep the appointment, because they really do not care.I called and emailed 4 times, just to ask what the size of the beds were in my potential room. FOUR TIMES, and they still don’t respond. They “acknowledge” your question and treat it like rocket science, basically the biggest Customer Service middle finger in the book.A1 scam, I honestly have some respect for them for truly not caring.All these reviews aren’t a coincidence. DON’T SIGN A LEASE WITH THEM!

My roommates and I moved out in july of this year, 2 months later we still have not received proof let alone a response from mosaic proving why they just took $350 from our security deposit. Even though we are in the process of taking legal action, wanted to warn yalk not to rent with them! It is not worth it at all trust me! And that doesn’t even begin to touch all of the issues that clme with leasing with them. Save yourself the trouble and look elsewhere

All I can do is forewarn you! And if you choose to move forward you can’t say you weren’t warned!!!! I just recently moved out and the biggest issue I found with this company is that they lacked transparency. That is, transparency with regards to the details of the contract. Transparency with the hidden fees the accounting team conjures up. And Transparency with the true condition of the property one is leasing. For instance, before I moved in Nancy Pelozi one of the leasing managers told me that the place was ready for move in, that it was newly renovated, and that several other people were looking to sign—this tactic is used to pressure you into signing. They use scarcity to your disadvantage. Which come to find all of this was a lie!!! At any rate, when I moved in the sink wasn’t working and the house—in the midst of summer— was scorching hot. And after a couple weeks I noticed that the pipes were clogged with residue. At first they brought out a plumber and the plumber said it was clogged with hair residue. Then, when the problem reappeared, they brought out another plumber but this time they said that they had to remove the old pipes and place in new ones. And during the replacement process the whole place smelled like fecal matter.There are many more occasions that the property managers and leasing managers weren’t being transparent about. But for the sake of time, I will just say, after you move out you could clean your room until there isn’t one speck seen by the perceptible eye, but then Mosaic’s accounting team will conjure up cost, such as painting, and cleaning. In my case I cleaned my room and the common area out throughly, yet they still charged me for cleaning ($200). Be forewarn of the poor service of Mosaic’s property management!!!! If you choose to sign you will find out yourself.

Amazing little Espresso Catering partnership going on at this place. If you want a great Espresso go to this hidden gem. The coffee is sourced correctly and is amazing. The banana bread is BANANAS! And the young woman bakes it HERSELF

One of the worst, sleaziest, greediest, scummiest landlords I have ever met. Currently they are topping of a horrifying year of problems by turning our house into a construction site so they can get it ready for the next owners. DO NOT RENT FROM THESE PEOPLE YOU WILL COME TO REGRET IT

Gardenia is an AMAZING property manager. She literally took this housing experience from a 1 star to a 5 star experience.Before she came onboard mid year, my housemates and I had SO many issues with Mosaic. They mistakenly charged us an extra $750 (which took MONTHS to resolve) and we dealt with far more construction than we were expecting. There was hardly any communication between residents and Mosaic when it came to what was happening to the property and when. Our utilities were overcharged because of construction and we dealt with insufficient trash bins for the additional unit built behind our house. I think we went through two different property managers between touring, signing, and moving into our home and so many questions and communication records were lost in that change.After Gardenia was hired, she helped with every single issue in a quick manner and communicated it over email, text, and phone call. This made sure all residents were in the loop about what was going to happen to the property for any maintenance, updates, etc. She always followed up and always made sure our residents were happy, updated, and satisfied with our housing. Everything from rent adjustments, utilities, tour notifications, property improvements, our maintenance requests, and more were all addressed by her in a very timely manner and more importantly, she left no loose ends.Another huge plus for the maintenance team at Mosaic. They are extremely detail oriented and respect personal belongings. They get things done super quickly and its always done right!!

Never left a review before for anything, but I felt compelled to warn people of this company. Poor service based upon a monopolistic system that takes advantage of the fact you cant go anywhere else. A multitude of hidden fees and costs that may have technically been hidden deep within the fine print of a contract, but ultimately blind side you because theyre intentionally hidden from the rent price you think you agreed to. Charges of over $100 for vacuuming a few specs off the floor after move-out. Look somewhere else for housing.

Besides the variety of housing options Mosaic offers, I think what has made living here worthwhile is the aid that the staff offers. Whether it be maintenance requests, inquiries about payments, or looking for a new home, they are extremely helpful and happy to do it. In my experience, I would say it easily tops the other major housing collectives in the area. As long as you work with them, they will work for you on finding you a superb home. After two years of living with Mosaic, I would love to continue if I was still going to be in the area.

My daughter lives in one of the mosaic communities and loves it. Very nice people. Im still looking for the same floor tile in her bathroom. Its so nice my husband took a picture of it because he knew Id live it.

I’ve been living in a property managed by Mosaic Student Communities since January 1st of this year. In that time, I’ve had a constant complaint of the heater/air conditioner not working properly and have reported the problem numerous times to management. Each time I’m told the issue will be resolved and then I hear nothing for weeks until I call back and then I’m fed some excuse that they didn’t have all necessary information to fix the problem. This last time I was assured that a technician would come out to fix the problem and that Troy and Gardenia with the management company would accompany the technician on the visit. This was three weeks ago and I haven’t heard back from them at all. I called the office for the third time in three weeks today and was told that they will schedule a technician to come out and look at it. I thought that process was supposed to be in motion already? There is no urgency or concern for the renter, the only time they will reach out to a tenant is if rent is late.Never rent from Mosaic as you will likely be ignored for any maintenance requests and receive weekly notices claiming that they need access to your unit.Also, I was only in the unit for a week before I had constant notices that they needed access to the unit that I just moved into in order to show it to other potential tenants. It seems that, with very few exception, they have needed access to my unit weekly for one thing or another.Do yourself a favor and rent with anyone other than Mosaic Student Communities!!

Mosaic apartment community is very helpful and always available. If we ever have any issues, they are taken care of almost immediately and to our satisfaction. My stay with Mosaic has been easy and enjoyable.

I love living here! My house is very clean and I now live in the best area in LA. I can pretty much get anywhere (Staples Center, Downtown LA, etc) for less than a $4 carpool ride.

Very unpleasant and costing a lot of time.1. I was not informed I cannot extend my lease in 6 months. The whole house was rented out starting in July before I signed the lease and moved in Janurary. Did not offer any option for me to stay between July 17 and August which is next available renting term.2. House has maintenance issues constantly with hot water, washer, lights, gates etc... takes many reports to fix.3. Request room change at least 5 times and waited for more than a month and many emails and phone calls. Still no response.4. Advertised as student communities, but rented to non-student. I was under the impression of living with all student roommate when I moved in.5. Promised to be able to move in and was told last minute to wait another week.

Charged us 3000+ dollars out of 5000+ security deposit after we moved out. 1000 out of 3000 said they need to do the wall painting again. But some of the scratches were done by themselves when the move the cabinet in.Every time charge us of maintenece 50+ dollar even putting back the fire alarm. Or fix the crusher.Emails polite. Tours into your room frequently.I heard our house were modified illegal. Well. Rent on your own risk.

Sign here and enjoy living in your own personal demo house. Yes, they give tours of your house (whether you are home or not, including inside of your room) at least 2-3 times/week. There is literally no privacy. Ive hopped out of the shower before with people in front of my room waiting to come in.... To top it off most of the agents are probably lying to your face about something they promise you.

One of the worst management companies I have ever dealt with. First, the staff is very rude. Any time there was an issue they would be very short with me and one of there members even hung up the phone on me. They would never tell you if packages arrived and you also had to pick up packages during business hours which made it very difficult since I worked full time. Lastly, they attempted to steal $400 from our security deposit for normal wear and “cleaning” of the common areas (the common areas were never cleaned). Not only that, they took over a month to the give it back and then another two months of fighting with them to get the remainder of the security deposit. We almost had to take them to small claims court. Do NOT give these people a dime of your money.

Ive been living with Mosaic Student Communities for a while now and its been amazing! I love their customer service and of the few work orders Ive had, theyve been completed so fast that I forgot I even put one in. Not to mention my unit has an amazing spa tub thats Epic!!

Do yourself a favor and DO NOT lease from mosaic. Wish I could give 0 stars. I moved from a building with horrible management, not thinking it could possibly get worse. Mosaic proved me wrong.There are too many things wrong with renting from here to list in a review. For starters, leasing agents here are as deceitful as they come. They will lie and keep things from you to get you to sign your lease; BE CAREFUL with anything they promise that isnt in writing.Property management literally does not even acknowledge online service requests, ever. Its entirely useless to put one in. This greedy joke of a management company is also forcing us to hang an enormous MOSAIC STUDENT COMMUNITIES banner on the front of our small house. They are extremely rude and CHERYL, a property manager, even threw PERSONAL INSULTS TO ME AND MY MOTHER when I argued with her not to hang it.We have 10 months left on our lease and they enter our home on average 2x a week to give students tours. We asked them nicely to limit this to once a week, they agreed, then came 3 times the next week. They came at times even without giving us a proper notice, which is ILLEGAL.Overall, they dont keep up to their word, dont care about word of mouth, and they simply dont care about tenants. STAY AWAY

Mosiac is a predatory company that relies upon their monopoly on student housing to get business rather than good service. They are negligent and dishonest. If you are a student, stay away! You will be ripped off. If you are a home owner, please use a different company- we students would appreciate it. Here are some alternatives: Alumni, Nupac, First Choice, Stuho.

Mosaic is easily the most disorganized company Ive ever dealt with. They have lost my lease, repeatedly deleted my online portal, forced me to drive 20 mi to find a hill from which I could get cell service to communicate with them because their email system wasnt working, didnt give me my first bill until two hours before it was due, only to then bill me for two separate properties, one on W 30th St and the other on West 30th St, provided an incorrect floor plan, and then proceeded to provide an updated floor plan that was the exact same pdf, called me to tell me that the property Im leasing was condemned by the city only to later apologize and tell me they had the wrong address, and so on.And now as Mosaic tries to pull the wool over my eyes about their legal responsibility via the lease that clearly states its inalterability without the signatures of all signed parties, they are trying to convince me that that they can transfer my lease without my consent. This is after receiving a two sentence, unsigned email stating that they were no longer my property manager and after receiving a bill from a different leasing company saying that my rent is late for November. It seems that they were going to do all of this without even telling me had I not asked them for renewal paperwork.And on the phone Nancy, the senior leasing manager has the audacity to say “I don’t understand what you’re upset about, this has made no inconvenience for you at all.”As if they couldn’t do any more to make my life difficult, tonight Mosaic turned off the water in my house and apparently in a handful of other properties they’re trying weasel their way out of managing. Their after hours emergency line doesn’t get picked up and just rings and rings.Mosaic has left me baffled, exhausted, shocked, and now without the ability to even flush my toilet. Leasing with them is a huge mistake and I urge anyone considering doing so against it. I’m happy to answer any questions about the ten months of terrible business practices I’ve had to deal with from them, as this is by no means a comprehensive list.

I have been with Mosaic property for 10 years as a property owner couldnt be happier with the entire staff I have never had a vacant month if you are a property owner I highly recommend Mosaic Property management
