We recently rented an apartment in CA for our daughter who is attending college at UCLA. The leasing agent we worked with was great, we found her a place before we even arrived in Cali! The move-in was easy and the staff has been very helpful getting her unit set up. I really like that the building has controlled access and a package locker fo her mail. Bonus that the building has on-site management in case of any emergencies. If you’re a parent of a student attending college in LA, I highly recommend Wiseman.

Cannot say enough good things about my apartment!!! I searched for a while to find a unit that had large spacious units and finally found the perfect place. I like that it has on-site management, rooftop, and a patio. I recently had a roommate move out and a new roomie move-in and the manager made it pretty easy for us. Im on the Westside and def recommend this company if you are looking for something local!

DO NOT MOVE HERE!!!!! BROADWAY - GLENDALE, CAWhen we first moved in we did not have hot water for weeks until they came and fixed it. Not only that within 1 1/2 years of living here they have raised my rent $50 and now trying to raise it $100 more while other tenants in the building have never had a rent increase. This company wants to kick you while your down with everything that happens with Covid they are still raising the rent, it’s unbelievable. ALL THEY CARE ABOUT IS MONEY. We have had homeless people living in our garage area for years and they don’t do anything about it so packages come up missing the tenants are scared to walk around there own apartment. I’ve chased out the homeless people over 100 times. The stairways and apartments have mold in them. When it rains the carpet in the stairways are wet for weeks because they have leaks in the building. There is no gym, no pool, no nothing. You can get an apartment across the street at the Americana for the same the price with everything you need onsite. Please stay away from this money hungry company that doesn’t care about the tenants one bit.

I cant recommend enough that you avoid this place. We applied on the 1st, after dealing with the nightmare of the application site, they kept losing our information and we had to send it over again, they pulled a hard credit report and still waited until nearly close of business on the 5th a Friday, to tell us we needed cosigners. We had to wait until Monday to hear when they were going to mail our holding deposit back, after being told that it was being mailed because we chose to wire the money. We were not given an option and it cost us an additional $25 to send the wire. I requested a different method to have our money returned, we are trying to move and need our $1k back ASAP, I was told they would look into it. We did not hear back from them until we contacted them yesterday the 15th and no one knew anything about our deposit money. The woman who answered the phone had no information and did not seem inclined to help us get in contact with anyone. Surprisingly, after playing phone tag and making it clear that we were not going to wait until they decided to return our money, they did give it back, after making us drive all the way to Santa Monica on our lunch break.Honestly I have never been more grateful to have been rejected. The security booth was unmanned and emitting a worrisome beeping that I hope was not important and the elevator was marginally terrifying. The penthouse apartment did have a beautiful view.

My roommates and I had a wonderful experience living at 1868 Kelton. We had looked at some other Wiseman properties including the other Kelton building, but so glad we chose this location. We loved our unit and our manager Orly was very responsive and always went above and beyond to make sure everything was taken care of. I moved out months ago but was just reminded to write this review because Orly texted me to let me know an important piece of mail had come for me, and offered to keep it for me until I could pick it up. Truly the best manager I’ve ever had!! It’s a beautiful, well kept building, and the other tenants were really nice too. I highly recommend it!

Wiseman Residential is a great company to rent from.Ive really enjoyed living in one of their westside buildings.Its spacious and has great finishes, especially compared to most on the market.Over the years Wiseman has provided great, responsive service, they attend to complaints and requests for repairs promptly, and maintain the property as clean and safe.Ive been happy to call my apartment with them home!

This property is great for its location / price, but living here thus far has been an absolute nightmare. We have been here for 4 weeks now and have yet to get a mail key. We have 8 maintenance orders that have been pending for over 3 weeks, and it took almost getting my car towed by another resident for the company to assign me a parking spot (which they had already been charging me $150 extra per month for). The office staff is extremely passive and unresponsive towards their residents needs and concerns. We ended up personally replacing 2 shower heads and calling a plumber to unclog our gutter so we could have some higher quality of living due to the management companys utter lack of response. If you can, I would highly suggest finding another property that respectfully and punctually performs their duties to assist their residents and provides a satisfactory living situation.

Living at one of Wisemans properties at 518 N Gramercy Pl. was absolutely my worst rental experience EVER!1) We were promised 1 month of free rent when my roommate talked to then building manager. But when we were ready to sign the lease, we were told we could only get 2 weeks free.2) Our ceiling leaked and there was a swamp in front of our apartment one month after we moved in due to only one day of rain.3) Both my roommates and my car got stolen from the buildings parking garage in March, 2020.4) My apple watch delivery was stolen in the mailroom in June, 2020.5) Although the building was forbidding parties during COVID-19, our neighbor was partying almost every night in May, 2020. You know what, our neighbor was the former building manager and his roommates.6) It took 2-3 months for the building to take action to replace the filter of my refrigerator.7) The building hired a law firm to send us a fifteen-day notice to pay or quit letter in November, 2020 without any attempt for civil communication. Only after my multiple explanations (roommate was laid off during Covid and he was not paying full rent), we reached an agreement. To me, this was definitely not the way to treat the tenants.Think twice if you want to rent with Wiseman, especially at 518 N Gramercy Pl.

Ive been staying here for a while now (almost two years), and really all I gotta say is this is the BEST building I have stayed in so far. Ive stayed in lots of buildings around LA, and nothing has been as great as this one.The management is amazing and will take care of any of your needs. They truly care about you, are attentive, kind, and very good at communicating.Besides taking care of you and the other tenants, they take great care of the property. I dont think Ive ever dealt with management who cared as much as they do.As for the building: its in the BEST location!! Walking distance to two great malls and to all the best restaurants on third.Thank you Wiseman Residential!! We love you

I am currently a tenant at the Wilcox property and have been here 3 years. I am happy living here because the property is maintained well and the landlord Yassine is always available to help with anything that is needed. When I first moved in years ago, Yassine was more than accommodating and to this day, he goes above and beyond. Any maintenance we need is fulfilled right away also. If anyone is looking to rent, I would highly recommend the Wiseman properties because it is modern, clean, and the staff is always here to help. One of the best places to rent in Los Angeles :)

Worst experience with management ever. Applied for the Western Lux, didn’t get (and I’m so thankful now) but they told US TO WIRE THEM MONEY for the deposit and hold. So I did. When we got denied they played phone tag didn’t leave messages until I finally got a hold of them to get my money back. They wouldn’t wire it back and claimed that was on us when the manager Samantha at Western Lux TOLD US TO WIRE IT. So then I had to play the tag and pester game to push for my money back only to have to go all the way to their Santa Monica office to get a check. Jacob or whoever speaks on the phone was rude with an attitude- the office people could care less. Honestly stay away and look elsewhere if you can. It’s unorganized and frustrating enough that I’m thankful we could pass on this apartment especially after reading more reviews on this location as well....

You can tell how bad this apartment is by looking at how many 1 star they got and how many thumbs up for those 1 star comments. Here’s my experience: manager Dante of 1539 Beloit Ave plays every little tricks to make sure I pay more. They provide a moving special that is two months off and when I ask which two months off he told me 2nd and last month so we thought it means 2nd and 12th month when we submitted our 12 months leasing term application. However after our application is approved, they changed our leasing term without notice!! And when I found out that, Dante tell me the moving special is only for 13 months! What kind company will change tenants’ leasing term?

Worst management ever. The manager Dante of 1539 Beloit tries to trick you every small steps that he can. He will tell you a good low security deposit fee And after you pay your holding fee it will become double. And the holding fee is not refundable! Never rent apartment here, or at least never negotiate with Dante.

Wiseman Residential did a stupendous job turning my unit ahead of my occupancy.Wisemans team of maintenance professionals, under the expert guidance of Dante Davis, did an incredible job making our Townhome move-in ready? My family and I are very pleased.Speaking from experience, property management can be a never-ending and thankless grind. In this regard, Wiseman Residential is blessed to have a top tier Property/Resident manager of Asli Davis pedigree. To her credit, Asli was the consummate professional throughout the entire leasing experience.I also found Wiseman leadership to be exceptionally responsive to my needs. I recommend avoiding Wiseman Residential when looking for a unit. Ill use the word kept - they kept our holding deposit of $1,000 between two other tenants and myself. After learning we would not get our deposit back, the back-and-forth between the management rep and me has been a nightmare. They did not stick with their agreement and are not handing us that deposit back. Dont expect ethics or a decent response from this company.

We have lived in the Kelton location for almost a year now, and while we love the 3 bedroom apartment itself, it’s spacious and you get a good deal for La price / square feet ratio, there are many endless issues and concerns with the place. Number 1: we live on third floor but the walls are thin. When we first moved in people came constantly to our door knocking (one time in middle of the night ) thinking we were Th e ones having a party / making sounds, when it must have been an adjacent apartment (we have a small baby and go to sleep by 8). The people below us would knock with a broom on the ceiling when my toddler would play with his toy cars . Unbelievable!This is not everything the worst is constantly stolen mail and packages, and a thief in the parking garage, multiple people had their cars broken into ( incl our two cars ) and my 2000 dollar racing bike was stolen although locked to the rail / pole . When we moved in we were told they would get security cameras and a security guard which is a flat out lie. They still lie to new people when they show the apartment . Nobody ever answers your concerns when you email or text . I once got locked out with my baby, when I texted the house manager, she told me not to text her for non emergencies ! Unbelievable! This was not the first time . No point to have an on-site manager if they are not willing to be helpful. Please don’t rent here there are too many issues and it’s not worth the pain

One of the worst company to rent from in LA!!! We stayed in the apartment for a year and kept it super clean and neat. We even have people came and clean up before we move out. But Wiseman still charged us over $1,000 on painting, cleaning and some minor fix. They even charge us for washing machine cleaning!! What? If you want to lose deposit at the end of your lease, go for it, but if you want to make sure you are treated fairly, dont go with them!

Wiseman will take advantage of you and steal your money!!! Make sure you read the fine print of your lease very carefully, as they will trick you with your depoists. At the beginning of my lease, the leasing agent gave me the option of paying an up front pet deposit of $1000 per year or paying $100 per month, increasing the deposit by $200. After giving my notice for moving out, I clarified with my building managers that I would be receiving my pet deposit back with the return of my security deposit. I was told it would all be returned on one check. When I got my check back, NONE of the 2 years of pet deposits I paid was on the check and they are now saying that because I opted to pay it monthly, it became rent- NOT a deposit and it will not be returned to me.I lived at 1319 N Martel for two years. During that time there were multiple break ins and robberies in the garage, constant mail theft, broken elevators and noise issues. I have included some emails we frequently received about the theft, security and elevator issues as well as emails regarding my deposits. The property managers, Tony and Allie, are very nice but work for a greedy company who puts profit above customer service and their renters safety and needs.

I have been living in the Purdue Ohio building for about a year and everything has been going great. Management is quick to make any maintenance changes that are needed. I appreciate the fact that everything is done online. You can set up quick online automatic payments monthly and make all maintenance requests online. The manager is great and very helpful. The building itself is very pleasant and clean. I am a huge fan!!

I have lived in 2 wiseman buildings- and had a good experience in both! Absolutely loved Dante - the building manager at 10473 Santa Monica Blvd. He’s the best! One day he literally fed my cat because I was tied up on a work trip & couldn’t get home in time. 1836 Colby was a nice building too- a bit noisier. But highly recommend both!

My family and I love our building. We have enjoyed living here for five years. Our apartment is spacious, with beautiful wooden floors (that are real), an open concept floor plan with lots of high end finishes.There is a good mix living here, families, retirees and young professionals. It is very quiet, safe and clean. When I need something fixed and put a work order in online maintenance is out the same day. It is a great location too.

My roommates and I have been living at the Orlando building for 3 months now and we are so happy with our decision. The location is perfect and convenient. Online maintenance service is the best! Easy to submit a work order and they come the next day! The building is always clean and the management is helpful. We are definetly recommend Wiseman Residential!

My roomates and I have lived at Hayworth since it opened. The apartments are gorgeous, and the location cant be beat. Walk to the Grove, Melrose, Beverly Center, WeHo, etc. So central. The managers Tony and Allie live onsite too and are always so helpful and responsive! By far the best managers Ive dealt with in 10 years of living in apartments all over this city.

I like that I can pay online and that the maintenance team comes to clean twice a week. We love our 3 bedroom and the kitchen is very big with a lot of counter space and cupboards. the location is great and the walls are very solid so although we have neighbors on both sides and above, we seldom hear them, their babies or their footsteps. Also, this is a great place for families or working professionals. There is a security guard that stops by every night and he shuts down parties quickly if they are being loud past 10pm. It would be hard to downgrade after living in a Wiseman property!

But expect them to avoid you and not pay....youll have to work to get your money back but its possible!This apartment community is the most corrupt in Los Angeles that I know of. They have terrible property managers that do not know what they are doing. They lie to you constantly. They do not address your concerns. The complain about being harassed when you send them emails. PLEASE STAY AWAY.When they inappropriately withheld almost $1000 of our security deposit, I decided I had enough. I took them to small claims court and won a judgment against them! Happy to share the materials I had - the key is to take photos when you move in and when you move out. They will automatically charge you for cleaning (~$300) and painting (~$500) without even checking the apartment - when we reached out to the vendor who actually does the cleaning and painting, they told us Wiseman told them not to tell us anything - talk about a corrupt company. They also all said they had NO evidence to corroborate any of their claims that there were damages beyond ordinary wear and tear - they are NOT allowed to just take money out of your deposit without actual damages to the unit - read your lease and the law!We took them to court and won a judgment - they have refused to respond to emails or telephone calls, and have not paid the judgment. Will be getting an order against them if they continue to refuse to pay their debts. As a resident Id be incurring fees if I decided I didnt have to pay their rent...but they think they can just ignore court judgments against them? Do not trust them and do not be afraid to take them to court if they do the same thing to you! Send me a message - really happy to help anyone take down this corrupt property management company!!

Horrible Building and Management Specifically Maria at 1439 Tamarind Avenue.Hi guys, I am an old tenant at unit 301 at 1439 Tamarind Avenue, Los Angeles, 90028. I got a security deposit back in September and I tried to contact Maria a few times asking about a few charges that got deducted from my deposit especially the paint charge. Maria never managed to send me back even a text. The contract stated that if I didnt terminate the rent early, they werent supposed to charge me the paint fee. Its a great management company. Ive never had an unpleasant experience. My unit is very large for a 1 bedroom in a great/safe location. Its a well designed, very modern 2 level townhouse. The leasing process was very easy, and although I was a transferring tenant, that process was pretty smooth as well. They have a great online system so I can pay my rent online, and submit maintenance requests if any problems occur. I dont have to call or talk to anyone since everything can be done online. I always get updates from the building managers if there is an emergency with the building, such as the garage gate is malfunctioning, elevators are not working etc. No surprises, I highly recommend

I have been living in Wiseman Residential property over a year now. I can say, I had the best living experience ever in my life. Management Company is very friendly and professinal, they offer best services to their residents which make everything convenience such as online rent payment and request maintenance service. They make you feel like your home is your sanctuary. Leasing Process is very fast, within a day or so they process your application. Leasing Department is very helpful and fast as well Maintenance Department. I never had single problem ever. Their properties are mostly brand new. My apartment is 3 bed/3bath, lots of cabinet spaces, all stainless steel appliances in the kitchen, hardwood floors, washer/dryer in unit, walking closet, spacious rooms and covered garage in a very secure building. Walking distance to shops. I recommend Wiseman Residential 100%. They offer you the best living experience ever.

I could write a novel on how devious and corrupt these people are. Dont risk it by living here. They got is into a lease under false pretenses and we have been lied to repeatedly for four months. We didnt have gas for months. We have had workers in our house for weeks due to shoddy workmanship. They cost us a great expense on so many levels. I am really against pursuing things legally, but they are so awful that we are being forced in that direction. It is really sad that people like Kyle Lipps are content to deceive for a company for a paycheck. Karma always circles back around, so I am fine with that for now. I do not think its acceptable to mislead people into leases and then not care about the consequences or stress it causes them. AVOID AT ALL COSTS.

Everyone from the company I have dealt with are rude and lied on multiple occasions. When I moved in, the master bathroom didn’t have cabinets or shower doors, the unit was not cleaned and the plumbing did not work. Parking has a been a nightmare and multiple cars have been stolen. Not a single camera anywhere. Trash and marijuana smoke are ever present and the property manager is the biggest joke of a person I’ve ever seen. Not sure who the HR person is for wiseman but they are terrible at their job. I will wait impatiently until the lease it up and never rent from them again and highly discourage anyone who is interested to do the same.

My wife and I moved into 11818 Dorothy Street - a new property for Wiseman. Six months into living there - they allowed UCLA students to move in who smoked non-stop (cigarettes and beyond). This smoke FLOWED into our unit and made us sick including two trips for our son to the ER with respiratory issues. Additionally, they moved a woman in to the unit next to us who snores so loudly that she could wake us up at 3 AM. These are both violations of the Civil Code for quiet enjoyment which we pointed out to them.For FOUR MONTHS Wiseman corporate did nothing other than say if you dont like it - sublease your unit to someone. Right - with 3 months left on the lease?We moved out and they charged us $960 for painting a 1450 square foot apartment thats been painted as recently as 10 months earlier. At $25 per hour for a painter and at $25 a gallon for 4x of paint - eight hours of painting the unit couldnt have cost more than $300. If you rent from Wiseman - expect them to hose you on your deposit.The worst part and the reason why we simply paid their extortionist fees was that they threatened to damage our credit which when you need a new mortgage or a construction loan was too high of a price to pay for us.In Wisemans eyes, they think they won as they screwed my family out of $5,600 and caused us to live poorly for months but in the end we are living better now. Losing the money sucks but people also should learn from the pain and suffering that my family had to endure.I warn you to do your research very carefully before entering into any lease with Wiseman Properties.

I have thoroughly enjoyed living in my Wiseman apartment building on Armacost. Beautiful apartments with everything on my wishlist, including hardwood floors, spacious kitchen, AC, and in-unit washer and dryer. The management is friendly and responsive as well-- theyve even installed some shelves and curtain rods free of charge. Its been a wonderful living experience since I moved in 4 months ago-- I highly recommend it.

This managements properties are in general nice buildings, but in my opinion, it is not worth living in them with such unscrupulous management. Wiseman residential are lying crooks! Michael Levi had me sign a lease when he knew full well there was no gas line installed in the building but said they were waiting on inspectors. I moved in two weeks after the lease began because I had extended as long as I could past my previously given notice at my old apartment. Two weeks late and there was still no gas, that meant no hot water, no stove, no heat. Wiseman continued to promise it would just be a two more weeks as more tenants moved into the building. THREE MONTHS later the gas is finally installed. The gas company said they had only received a call two weeks prior to installing the meters. Wiseman representative Kyle Lipps refused to offer any compensation for the extra expenses incurred for food, laundry and having to find a hot shower elsewhere for three months. He even said he wont respond to any emails regarding this. Wiseman accepted rent from some tenants living here without gas. This is a brand new building and there are lots of problems beyond the gas. We dont even get mail here. We have to go to the post office even though there are apartment mailboxes on site. The water pressure is horrible and you cant even rinse out your hair. They say its because Im on the 4th floor. Having a dad thats a contractor means I know this is absurd. They are liars and refuse to fix problems. These are not issues 2017 construction should have. If you are thinking about the renting from them, DONT DO IT! You cant believe a word they say.

DO NOT rent from Wiseman Residential. They are LIARS. I have been living in a brand new Wiseman property for three months and it has been a nightmare. After I gave notice with my current landlord and had signed my lease, they told me that the date move in date on the 1st was not accurate as they were waiting on an inspection of the gas line. I lived in my apartment with no gas for three months which meant no hot water or heat or cooking with Wiseman’s reps telling me every two weeks, the gas would be on. After a few weeks I discovered, they weren’t waiting on city inspectors – the main gas line had never been installed. This is outrageous. Now despite promising me some compensation for my expenses we incurred like gym memberships for hot showers and laundry, Kyle Lipps has said he will no longer be reading my emails. Also, since January we have been complaining about the water pressure which is non-existent. The water pressure is so light that it takes 10 minutes to get the shampoo out of your hair. Their story is that it is the city’s drought water regulators, but it is only the apartments on the third and fourth floors having a problem. Their ludicrous suggestion was to get a new showerhead. This is new construction, but is shoddy and poor workmanship. STAY AWAY

Wiseman Management could use a lesson in customer relationship management. I have been a tenant for the past 3 years. Repeatedly over this period, there have been numerous maintenance and quality issues with the infrastructure of the building. I have been able to ignore all these flaws until Wiseman Management decided to increase the rent of my unit and every other unit in my building without remedying any of these issues. For example, the elevator stops working every few weeks, the parking security gate is regularly left opened, and the handicap (wheelchair) assist lift has never worked. During a blackout 2 months ago, none of the emergency lights worked and the stairwells were pitch black and dangerous. The internal walls separating each room are paper thin. Furthermore, they include a provision in the leasing agreement stating that all plumbing issues and light bulb replacement occurring after the first 30 days are the responsibility of the tenant. The drains clog easily and light bulbs needs to be replaced on a bi-monthly basis.
