NEVER RENT FROM THIS COMPANY. Building was infested w/ bedbugs, cockroaches, spiders, and mice. I had to literally get the city involved and they had to be fined numerous times. The building went without hot water FOR OVER A WEEK without any response. Inadequate water pressure. Dirty as hell. Save yourself the mental stress and hassle..and DO NOT RENT FROM THIS COMPANY.
Literally the worst company to rent from ever...they moved me and my room mate into a refurbished apartment just for us to have to literally call and email them on 8 separate occasions to fix things. we showered with cold water for our first week straight, had and currently have an infestation of ants, have outdated heating systems, no mail box keys, they ill equipped to be running any kind of business let alone a whole apartment complex. they never email back but then show up at your house UNANNOUNCED. THEY LET STRANGER WHO WERE SUPPOSED TO FIX OUR PIPES HAVE A KEY TO OUR HOUSE TO GET INTO OUR HOME WITHOUT OUR PERMISSION! need i go on? lol
Ive lived in quite a few apartment buildings and dealt with all manner of property managers and owners. Ive found the staff of Laramar to be responsive, courteous, informative and most importantly, they have made some tasteful and high quality improvements and renovations to the building in which I live. I applaud their efforts. In my observation and experience, they are a model of what an excellent property management company should be.
Amazing service. I found an apartment I love, and within and hour Andrew had me in the office completing my application. He, Jim, and the entire Local crew made me feel as though I was their only priority, even amongst the several other people in the office. The others seemed to feel this way as well. Thank you all so much! I LOVE MY NEW APARTMENT!!!!
I was looking for a place close to downtown where the rent was reasonable and I found this gem! It had everything I needed, it was totally redone with all new appliances, new floors and fresh paint! Andrew the leasing agent was so awesome through the process. He answered emails back quickly was very informative and helpful and I was able to be moved in, in a matter of a couple days. I moved in without a hitch. The team at Laramar are diligent with anything you might need to make your living here an awesome experience!! Dont think I’m going anywhere for a while!!Thanks guys!!
I’ve lived in a Laramar building for a short time and so far it’s been great. The staff has been attentive and easy going and the community is friendly. They’re making small renovations to the premises to modernize the building, which has been nice. So far, so good!
Andrew and his team were fantastic! The application process was quick and our approval was back within 48 hours. The Carlton property is just lovely! It’s safe, quiet and our son, who is attending a local college, is proud to call Carlton Way home!
What a great group of people!! I came in looking for a small studio and Andrew and the team were helpful beyond belief! He helped me find the perfect apartment within the 30mins we talked! I move in Friday and Im thankful for the ease this company made my apartment hunting!!If you need help finding a spot call Andrew and he will make it happen!!
This is by far my favorite apartment Ive lived in here in LA! Totally new kitchen and floors. Attentive staff and mantinence. Happy neighbors, clean common areas and wonderful amenities! Can recommend enough :):):):)

Laramar maintenance man, Giovanni, repaired the toilet in my apartment a few weeks ago. He did a great job, was courteous and highly competent! He also was an excellent communicate. Highly recommend him!
The management company is really pleasant to work with. Renting can be stressful and the leasing agents really go out of their way to help out through the whole process. Im happy to be a tenant and love my apartment so very much!
Please please please believe these reviews. This company DOES NOT CARE ABOUT YOU. You are nothing but a dollar sign to them. Not a resident. This company is the worst property management company I have ever encountered. If you move in to one of their communities you are in for a world of stress and anxiety. They COULD CARE LESS.STAY AWAY!!!!!!UPDATE: Just because the owner is on here responding to all the negative reviews doesnt mean that this company is trying to make things better.Nothing has changed.They still could care less about about their residents. This is LA. They know that when all the unhappy residents move out at the end of their leases that new victims will take their place. Its so sad that this is how it is in this city. That terrible companies like this can get away with it just because of the demand.
Water was leaking in my bathroom from overhead. I called into the emergency line and within 30 minutes Giovanni had returned my call and was on his way. When he arrived he was efficient, prepared, professional, and friendly. He quickly resolved the problem while also fixing my toilet paper dispenser as well (I had yet to call in that issue but it didnt matter because he figured it out). Overall I was really impressed with the quality of service and how quickly it was handled. Please give him a raise lol!
LA Locals units are real nice and they have been recently remodeled to give them a more modern look. My unit came with brand new appliances so that is great. But I think because the building is old, some of the deficiencies will always show. For example the drywall crumbles and the restroom faucets are not of the best quality. Location wise I think its a great location and its a pretty safe as well. Ive walked around the neighborhood at every hour of the day and I never feel unsafe. Theres everything I need on a daily basis within reaching distance. Restaurants, mini markets, barbershops, ice cream parlor, local bar and a great tattoo shop are all within walking distance from when I walk outside the building. As far a rent price goes, I think it is a little high for the size and the condition of the building but I guess the location and the accessibility is what makes it worth. I also have a nice view so Im satisfied with it.One thing I do want to mention is, the Laramar staff is always willing to provide the best service. One person that has always been helpful and tried to make things easier for me and the other residents is Stephanie. She keeps me updated with anything thats going on with my lease and is always willing to answer any question I may have. Shes definitely a great asset to the company.
Love my apartment. Great location, building is very cute, well kept with a retro feel. Management is very nice, and always on top of everyones needs. Neighbors are great and very welcoming. Overall, just an amazing place to live.

I rented a studio in the Los Feliz neighborhood. Love the new renovations in the unit and the building! The leasing team was an absolute pleasure to work with! It would be nice to have a few more washers in the laundry room, but overall, great experience.
I’ve been a Lamar resident for about 1 1/2 I love my team of managers, and bosses. I truly recommend Lamar if your looking for a new home!!! The staff of Lamar are awesome!!!!

I had such a great experience with Laramar management when finding my current place. They have been so accommodating and helpful through out the entire process.
I moved into 4348 Lockwood over the summer and it is a dream. My studio is spacious and a great price for living in Los Feliz. The staff at Laramar are always eager to help especially Hilda in Maintenance.
My family and I moved in almost 2 years ago and it was okay at the time. Now it seems like I cant get a hold of the property manager for issues regarding my living situation at Towers of Western. I have constantly ran into disrespectful tenants that lived/live above me who purposely stomped and slammed things on the floor to disrupt my families peace. Not COOL!!! The building also does not do anything when it comes to maintenance as well. I am very disappointed in the way this company is running their business. It feels like they only care about the money! I would give it no stars if I could, straight up! I highly suggest you pass up on these apartments, HIGHLY!!!!
If I could give 0 stars I would.....STAY AWAY! When you miss the slum lord that owned the building before, its a problem. Ive been in the building for almost 5 years, they renovated it (completely ignoring the age and the charm of the building) and then the roaches came. There have been notices on the main door about utilities being shut off for lack of payment (that takes months and rent includes our utilities). It took them 6 months to fix our laundry room (they couldnt be bothered to let us to continue to use the coin operated machines by taking out the coins, it had to be their contractor). They switched trash companies and let foul trash pile up in the garage. If you have a maintenance issue they act like they care, but they have a one size fits all solution and if you ask questions or for special accomodations they dont get back to you. I cant wait to get away from these horrible people. Oh and now they dont have office hours on the weekend so if you want to talk to someone in management GOOD LUCK! RUN FAR FAR AWAY FROM ANY BUILDING THIS COMPANY MANAGES!!!!
Renting from Local By Laramar was an absolute horror story. This is by far the absolute worst property management company imaginable. Their units are absolutely disgusting and they need to be shut down! Laramar purchases old bankrupt rental properties which they can not take care of. They renovate the units but the problems still remain, such as rodent infestation, mold, and other deplorable complications. Sure the units look pretty after renovation but stay away, you don’t know what you’re getting yourself into!Initially I was at 1217 N. Berendo. I saw a roach the first night. Another one the second night, third night and so on. I complained and they moved me to a different property a week and half later. This new property, 5611 Carlton Way was even worse. I saw a roach every other night at first. I complained immediately and they promised to send the exterminator. This is the only reason I stayed as I was new to LA, busy with a new job, tired of moving and actually believed they could take care of the problem. I bought some products off of amazon which led to me barely seeing roaches but eventually they became numb to the device and the promised exterminator still had not come. I complained and complained and they would not let me out of my lease. When the exterminator finally came there was no change in the rodent problem.Roaches were coming from inside the walls. There was a separation between the flooring under the sink as well as a hole in the wall of the bathroom window which was infested.To make matters worse, the property managers are dishonest and made up some bogus story that I would not get my full deposit back no matter how clean the unit was even though everything was intact and nothing broken. They stated that every apt complex in LA charges a mandatory cleaning fee and that I’d have to forfeit $120 of my deposit. The property manager, Jamie Benefield told me I had never heard of this because I was new to the city. I found this to be a lie of course.PLEASE PLEASE PLEASE save yourself the trouble and heartache and stay away from all Laramar properties. I’ve attached several photos showing the infestation of roaches at 5611 Carlton Way in addition to what seemed to be roach eggs hatching in the windowsill and a hole in the window sill wall where roaches were coming out from. Awful experience. Steer clear!!!

Our apartment appeared partially renovated but after living in Laramars property for a month in the July heat the smell of cat pee started emanating from the floors. It wasnt just in one spot. The foul, sour smell was in the kitchen, the living room, the halllway, and the bedroom. The only room where you couldnt smell it was the bathroom. For two months I called them almost daily and sent them emails. No one ever got back to me, not once. Under CA law noxious odor is reason to break a lease so we notified them with all the proper documentation. Heard nothing. On the day that we moved out an office assistant called me to tell me to leave the keys on the counter. We sent them our forwarding address for the deposit. We were only there for July and August so there werent any damages to the place. It was in the exact same condition as when we moved in. For months, they have told us that our $6000 deposit had been mailed. It is now 8-months later and we have no choice but to sue them. Stay away from these people. Very far away.
Slum Lords, Incorporated. Terrible customer service, non-existent maintenance, overpriced units. Since this company bought our building they have doubled the cost of units while making no upgrades, and about every three months we get a notice on the outside of our building from LADWP saying the owners of the building have not paid their electric bill (for the building as a whole), or from the city explaining that they need to enter our building to check whether the building is up to code (e.g., for fire safety) but cannot get a response from building owners to set up a date for doing so, and so will be letting themselves in on X date. So to say, this company is terrible on all levels. Avoid them at all cost. Truly, slum lords.
Old buildings infested with pests, over priced studios. Someone died in our building and they didn’t have someone check until 2 weeks later which allowed maggots to crawl in the hallways and common spaces; they also didn’t follow up to clean the apartment until weeks later and that was only to renovate it and rent it immediately. The entire building smelled like a rotten corpse up until the start of the renovation.Don’t waste your time.
Its a nice company and the staff is very nice and welcoming. I like the interior of the apartments they have nice hardwood floors which i prefer. There is no parking, but its what I have come to expect living in koreatown, but at least I get good korean bbq down the street lol Overall good bang for your buck.
Horrible company wouldn’t recommend it they don’t care about what you need or have to say, hard to get a hold of them and even harder for them to send someone to fix something, you won’t feel safe at all. Overall horrible experience I texted them to report a man and his dog who have been coming in to property and they don’t care the dog has also bitten one of the dogs that live here. It’s infested with bed bugs, spiders, rats, and cockroaches. STAY AWAY FROM HERE WOUDLNT RECOMEND LIVING IN ANY OF THEIR FACILITIES BAD EXPERIENCE
I have lived at 130 Westmoreland for a couple of year.s I am crazy about the vintage design of the building, including the original hardwood floors. Jim Perabo, The onsite manager are great and the Laramar staff and maintenance techs are vey helpful whenever I call. I am very pleased with everything except the parking situation - but it is the price I pay to live in paradise. Thank you Jim Perabo and Laramar for everything.
ROACHES!! My heater was never fixed properly, small overpriced units. My kitchen sealing Collapsed because of water leak pipe above my apt. Awful smell for five days throughout apartment, unlivable & unbearable, could not use the kitchen until it was repaired, no compensation or concern! * I DO NOT RECOMMEND THEM * keep searching!
Laramar left LA so sad and now we have Slum Lords PMA managing our property no more security patrols no more cleaning crew no land escaping I am sadden that Laramar is no longer here in California.
Just don’t.... trust the reviews. TERRIBLE.
