The house hunt in LA can be exciting and stressful. So much to consider, safety, cost, amenities, noise, parking, access to freeways, work commutes etc. After months of searching, I finally made Aliso Apartments home. This place has it all, and is in a great location. What helped the most was having an excellent leasing agent. I was lucky to have Brenda walk me through the process. She is affable, informative, patient, and practical. Her no pressure and good customer service made it easy to call this place home, and she checks in after you move in, so you certainly feel important even after the lease up. I would highly recommend this place if you want a comfortable and safe downtown LA experience. This place is a real gem surrounded by a lot of excellent bars, restaurants, and cultural events. All the amenities in the complex though make it hard to want to leave! The roof top is gorgeous, plenty of grills, an awesome 24/7 fitness center, a clean coworking space, and soo much more!! Wish I would have moved in sooner.

My furniture arrived a week ahead of myself. Justine and Vanessa were kind enough to move all five heavy packages into my apartment, after asking nicely for permission. This kind of extra service is uncommon even in high-end apartments. Very impressed with their professionalism.

High marks for Kingsley, Vanessa and Rene -- those three staff members have been above and beyond during my entire time at Aliso. Theyre kind, hard-working, efficient and great communicators. Kingsley and Vanessa are amazing troubleshooters and never fail to brighten my day; Rene, meanwhile, is without a doubt the best, most skillful maintenance professional Ive encountered in my adult life.The unit and grounds are beautiful, the surrounding area is quite cool, and the amenities are quite good, with the exception of one super common weight missing from the weight room.There have been a few ongoing problems during my time that I hope will be resolved. One of them is the bathroom mirror that was never fixed; another is the occasional inability to access my paid parking; another is the missing weights I mentioned; and the last is aggressive communication from my downstairs neighbor, which mercifully stopped after I lodged a complaint but the emotional/psychological effects remain.

One of the best apartments in Los Angeles. With our lease coming to an end, my fiancé & I wanted to look at other great units they have available before renewing. Kingsley was kind enough to work with our 9 to 5 schedule and showed us units that would fit our criteria. He’s very transparent & very accommodating. I definitely recommend his services to anyone looking for a great apartment in LA!

We have been living at Aliso for two months now; and it has been a great experience overall. We absolutely love how pet friendly the community is. Everyone is so nice and friendly. The neighborhood is so cute and lively. The staff is absolutely Amazing! I adore Vanessa!! She is the best! If I had any constructive feedback, it would be to update the dog park. The park is mostly fake grass, however there is a lot of area with dirt and bushes/plants. The dirt area often gets muddy from watering the plants. And all the doggies get really muddy! The plants are cute! But the doggies often chew/eat them and get tummy aches from it! None the less, I’m so thankful for the park! And I’m so happy we found Aliso. I can envision ourselves living here for a long time! Thankful for the community and staff!

My partner and I were looking into renting an apartment in the Arts District and we are so glad we had Kingsley’s help! He gave us a tour and we were instantly sold. He’s a pleasure to work with and I cannot recommend him enough.He gave detailed information about the property and pricing and set the right expectations for us. He also helped through the application process and was super accommodating. Weve been living at Aliso Apartment for over a year and are definitely renewing our lease this month. The amenities are great and well maintained, walking distance to a lot of food places and breweries, and the staff are extremely helpful. Kingsley has been very helpful with any of our questions and needs, very hospitable, and all around great guy. Its been a pleasure living here mainly for the superb management team. The business manager, Emma Toy, is always attentive and helpful with issues that arise in a complex as large as this one. During the leasing process, Emma and her team were patient with all our questions and guided us through the process at every step. Whilst the quarantine caused the entire city to lockdown, the building’s communication about safety protocols and updated amenity hours was frequent and informative. They managed the opening of shared spaces carefully and responsibly during this past year. It’s great to know we live in a building community that is led by Emma and her caring team.

Kingsley is very easy to work with and made my move to Aliso a smooth transition. He is very accommodating and patient. The leasing team is very welcoming and will happily answer any questions truthfully. It has been a great experience living here so far and I’m glad I made this decision.

We moved to Aliso in March of 2021, five months living here and we absolutely love it ! I love that they are on top of everything. We have an app where they make any important announcements and keep the residents up to date with any useful information. The staff is also super helpful and have open communication with the residents.Personally we love the dog park, we probably spend more time at the park then our actually apartment lolRecently they added a nice fancy structure like umbrella to provide shade in this intense heat! Love it! Thank you!Its the all the small details that Aliso does that really show they care about the community. All the amenities are always clean. Elevators are always being cleaned as well. Consistent security patrolling the community.We did have some issues with some partying neighbors, and not respecting quiet hours, smoking, etc.When I communicated this Vanessa she was so quick to help and take action, she made herself available all the time. Michael stepped in as soon as he informed about the situation and contacted me directly. I really felt heard and respected. Within a matter of days the issue was resolved. They really dont play around! And I was so happy with the way the whole situation was handled. Very professional and efficient. By far the best apartment living experience we have had in LA. Big shout out to Vanessa and Michael!

Kingsley was the leasing agent that showed me around when I visited a few weeks ago. He did an amazing job, knew almost everyone he saw throughout the tour by name, and was willing to work with my particular moving situation. He even offered to talk to me during his time off, so he really went above and beyond. Appreciate the help!

A month and a few weeks in, I am very content with Aliso.One fear of any large complex is maintenance orders not getting addressed in a timely manner. One minor maintenance order in and my fears were quickly squashed.The complex is well maintained, cleaned at multiple interval through the day.Amenities are as awesome as they look in their website.Half Year Update:Maintenance requests do not take long to get attention and the resolution is dependent on the issue, but tickets are tended to within 24 hours.The maintenance crew keeps the amenities, buildings and grounds in good standing.They do a great job keeping up with the unavoidable inconsiderate residents.Parking is always a worry after 8pm. Spots are in exact supply and there is common problem with non approved vehicles parking in resident parking or reserved spots.Noise levels between neighboring units is pretty low. Though you can hear the occasional thump, noise doesnt travel easily between neighboring walls.More noise travels through the door than any of the units walls.The floors feel equally solid. I am still mindful of not stomping around my unit, the floors seem pretty solid and hopefully, sound traveling to the unit below me doesnt feel my prescience.

Since my last review, things have turned around. Emma and Michael have been such a blessing. They are great community leaders and they really look out for their residents. I have recommended several friends to live here at the Aliso because of them.

Kam helped me during my moving process and she always responds quickly and effectively. I had a smooth transition from my old apartment even under current situation. The room is very clean and good quality appliances.

I agree and echo everything Ben wrote below. Management has made our experience here an absolute nightmare. Whenever you need help, they give you the run around and the hardest time.In addition to previous complaints from other reviewers, we requested and paid extra for a replacement key and they refuse to give us access to the building... of our own apartment!!! How does that even make sense (And said this was company policy) (yet we had access initially, so the policy I suppose keeps changing) then they tell us to use the callbox and to call ourselves...which we also told them that it was not functioning for the past year.Every time we have to call management/leasing office for help, we get anxiety...each interaction I’ve had so far with them has been so complicated and staff the here are unfriendly. Except for the maintenance/cleaning team, they are stellar.Wake up Aliso and replace your entire management team. People are moving out left and right including us in July. Counting down the minutes.

The general manager used to be the general manager in my building where I currently live. She is so missed. She is going to make this place one of the most wonderful places you can live in in Los Angeles. I have towards the facility and its still under construction but when its finished its going to be an incredible Oasis to live in the middle of downtown Los Angeles. The views are phenomenal and the amenities are great.

After living at Aliso for over 1-year I can truly say the only positive about this apartment complex is the location. Being in the heart of Arts District you get easy access to all the restaurants, shops and other amenities the neighborhood offers. While the neighborhood is great, I would warn prospective residents to steer clear of this one.Lets start with maintenance of the property - simple things like door locks will break and remain unrepaired for months . The heater for the hot tub broke, residents were given a date that it would be fixed, the date passed with no update from management and eventually they just closed the pool deck altogether citing covid concerns instead of actually repairing the amenity. Management has to close the office for residents due to covid concerns; however can remain open for prospective residents to do tours? Theres a double standard that they think residents wont see. Its ridiculous.Ive reached out to management before to voice concerns with no response; however, they have the time to flood my email inbox with 7+ emails a day citing parking violations in the garage.The mail room becomes a complete disaster with boxes scattered everywhere and no security (Ive had packages stolen).Ive been told by multiple neighbors that people have tried to break-in to their apartments while theyre home (which isnt surprising considering I usually only see the security guards sitting in the mail room or pool deck playing on their phones).Its easy to get excited about this place with the nice new building, current leasing offers for new residents and location but truly... keep looking - there are better options out there.

Brenda from Aliso was excellent and really helped us feel at ease as we were searching for an apartment in Arts District. She was super responsive to our emails and made it really easy for us to find the apartment we were looking for!

A perfect way to waste $145 and a lot of your time. Applied and never heard back. I have perfect credit, well above required income, 2+ years of good tenant history. The leasing operation here is a total joke. 1st call: loft units are only on the 1st floor. (Not true.) 2nd call: no onsite garage parking on site. (Theres an underground garage.) 3rd call: that unit doesnt have a balcony. (It does). 4th call: well be sure to get a response to you before end of year. (Its now January 3rd, no response.) If anyone at Aliso is reading this, Id like my money back.

My family and I moved here end of February and we are loving it!The apartments are brand new so it is very clean. We love the layout of our apartment, it is very easy to live in.The amenities are amazing too, we cant wait to use more of it since we have been so busy.The service at leasing office and maintenance have been great too, they are quick, polite and very attentive.Lastly, the neighborhood is very safe and quiet, but at the same time exciting with lots of trendy cafes, shops, and restaurants.HIGHLY recommend to anyone considering living in Arts District!!

Don’t be fooled by the pretty building, the management here is horrible. I was told property management changed about a couple months ago, it couldn’t have been the worst change for Aliso. It takes weeks for them to fulfill maintenance requests (with multiple calls) and there is no emergency maintenance.

Ive tried to collect my deposit and Im getting the run around. Ill be put on hold indefinitely, when I call back it automatically goes to the answering service, but when I call from another number Vanessa at the front desk magically picks up the call. My emails are bouncing back, and Im not getting any response. James Ruano who is lauded in the reviews below no longer works here. The management apparently changed and it looks like the new setup may have different priorities.

So i am looking for a studio apartment and came across their website and tried contacting leasing ...first of all it is super difficult to get through so i decided pass by the building to look at the area and then dropped my business car to someone in leasing asking them to contact me and received a casual mail from someone called brenda ... i replied to the mail and asked them to call back so i can ask questions since its a 15 months commitment, i never received any email till i called back brenda just to hear she never received it like we live in a world of dialup modems, but then suddenly i got a reply to my mail from her with some random numbers and over sold prices and zero call backs.. i fail to understand how in these difficult times people who do not want to work are still on jobs and making everyone who actually wanna be productive wait in the line. I hope management take notice of their leasing team and be upfront with their specials and pricing.

Two Aliso agents (Kam and James) whom I dealt with throughout my application process until move-in are very sincere and helpful. The neighborhood of Aliso is safe and pleasant, and one other good thing is having a lot of good restaurants in the area. The move-in condition of the apartment unit is very clean and no trouble at all. Me and my son enjoys living here.

I love living at The Aliso! Everyone in the leasing office is so nice helpful. And you cant beat the amazing amenities. The game room is great for entertaining guests; the movie theater is very comfortable; and I cant wait to try the karaoke room!

Aliso is the nicest apartment building I have ever lived in. The amenities here are phenomenal. They have every piece of gym equipment you could think of, plenty of space at their bark park, and tons of places to sit and relax by the pool. The biggest reason we picked this apartment was because of the amazing help we received from the leasing office in picking our new place to live. We werent in the market for a new apartment, but Aliso blew us away and we couldnt refuse. We are so happy here and have recommended it to anyone looking in the area.

My first experience with the Aliso Apartments was during one of the building’s events. My friend lives here and thought I should experience it.He couldn’t have been more right. I went to the grand opening and it was amazing! It was well organized, had great food (which I ate too much of) had fun entertainment and really cool music. Kam was an incredible host and threw an amazing event, which elevated the entire experience for me. I rarely write google reviews, but had to seriously express how amazing this was.

I really enjoy the space here. Even with the virus dangers, I feel safe at Aliso. The staff are friendly and the building is clean. Im glad I chose Aliso.

From the first time I saw this apartment being build I knew I wanted to live here. When I was ready to move we looked into this complex and fell in love. The property is beautiful and the staff work so hard to make the residents feel comfortable and welcomed.

Really love living at Aliso apartments. They have great amenities.My favorite part is all the tenant events. Kameliya the event coordinator is absolutely awesome. She is super approachable and she is always willing to listen.

I absolutely love the Aliso apartment complex, could be a solid 5/5 stars without the few hiccups I went through moving here. The amenities are amazing (though Ive only had them for 2 out of the 7 months I have lived here so far). The neighborhood is incredible; walking score is definitely a 10/10. The on-site leasing team: Emma, Will, James, Kam, and Kellen are all so helpful and make the community feel like a family. Ive had a few issues with the security on staff which I have brought up to management and they have done what they could do remedy the issues and since then it has improved.

Absolutely love living here! The staff are great, the amenities are better than I expected (back when I moved into the community in June 2019), and the surrounding neighborhood (Arts District) have everything one needs to feel at home.

October 2020 update:I just renewed my lease at Aliso, and cannot say enough good things about this complex. I agree with the points that other earlier positive reviews have made, so I’ll focus on the things that have been important to me in choosing to live here.Clean, well-layed out apartments, high-quality and inviting community spaces, and a great gym with everything from cardio to TRX to free weights (squats/bench/etc.) are some of the high points. I am writing this review during the lock down, so while not all of the amenities are fully offered at the moment, Aliso has continued to look for ways to offer these benefits while adhering to public health guidance. As an example, they have offered outdoor F45 sessions to residents while the gym has been unavailable, and are looking into ways to allow some use of the gym as appropriate.That gets to what I really feel is the defining characteristic that makes Aliso great – the top-notch, responsive management. In all of the apartments that I have lived in, the professionalism and quick-turnaround of any requests that I have as a renter has really stood out. Emma, the business manager, has always been wonderful to work with and is a real asset to the complex. In addition, the community events held during normal times are super fun opportunities to meet neighbors.If you are looking for an apartment in downtown, I definitely recommend that you check out Aliso. In my opinion, they are truly competitive with the other luxury apartments that are available in the area.Old review:I have been living at Aliso for about a month, and everything here has been top notch. What kind of rude workers do they have working here? I went to an employee and asked how do I get to the 5th floor to which he responds the elevator. OBVIOUSLY the stairs or elevators but with so many doors and buildings, how do I know Im going to the right place? To which I responded unit 15xx to which he responds again building 1, 5th floor. All hotels do the same. REALLY man?? I dont even know if I was standing in front of building 1 or 50. Also, if Im going to 15xx any other person would think thats the 15th floor not 5th. I dont know how the number system works here, and was seeking help...which I did not get. Terrible service!!!
