I have lived in 2 GHP managed apartments, do not do it.GHP forces its employees to post positive reviews, despite this a 2.7 star rating persists.Perhaps it is because they do not care about the residents or properties only the bottom line.Come stay at the worst property developer in Los Angeles, Geoffrey Palmers, tenements. Search his name trust me, a man famous for black lung lofts.Do not move into a GHP property; they are Kushner/Trump-level slumlords. In fact, they are personable friends/acquaintances.Company owners are spending money on removing the CA governor while their properties crumble and go unattended.The state has offered rental reimbursement but they want the money now.

I have lived at park Sierra for 3 years now. This is by far THE WORST management company I have ever seen. They do absolutely nothing when you contact them on issues, and that’s when you actually get ahold of someone, which most of the time THEY DONT ANSWER THE PHONE. I’ve dealt with ROACHES, BREAK INS, NEIGHBORS LIGHTING FIREWORKS BY MY CAR, BLOCKED PARKING SPOTS and neither park Sierra or GHP has done anything about it. I’ve tried contacting them multiple times to give my 30 day notice since they took away the month to month option LAST MINUTE, and never contacted me to inform me, but now I’m responsible for paying a whole months rent because of their incompetence. THEY WILL TRY AND SCAM YOU OUT OF YOUR MONEY AND THEY DO NOT CARE WHETHER ITS DURING COVID OR NOT. I’m happy to leave this HORRIBLE HORRIBLE apartment complex and not have to deal with these people anymore. DO NOT LIVE HERE

DONT MOVE TO THE PIERO! RUDE/UNRESPONSIVE STAFF, MAINTENANCE DONT WEAR MASKS, LOTS OF NOISE, CONSTRUCTION NEXT DOOR, BARKING DOGS, LOUD CHILDREN, LOTS OF PARTIES,The staff is disrespectful and the property management is unresponsive. The manager recently changed and she refused to even acknowledge the fact that I wanted to request a meeting with her regarding the maintenance man FREDDY telling me you dont have to be here (as in my own home) at 7am after getting off from work at 5am the same morning!Since making my first complaint, respectfully, Ive been antagonized with constant materials being slammed against my walls followed with laughter. As well as maintenance team members on the side of my bedroom windows having private phone conversations on speaker ALMOST EVERY SINGLE DAY.I HEAR THEM IN MY BATHROOM!! I would post pictures of what Ive endured but I want to keep the identity of those who work here safe!

The level of disrespect from the regional director Shirlee Paradis is beyond me. No professionalism and has the most rude approach without stating who she is. She has this demeanor as she’s above everyone and try’s to punk you. The way she treated me is as if I was targeted for being young and Mexican as she is an older white lady. Her approach towards me had me in disbelief that someone in her rank would come at me in such manner as if I’m the only one breaking some kind of rule in my complex. Yet the complex itself has way more bigger issues then what she rudely approached me for. She literally went out of her way to come and try to punk me without letting me know who she was. She came at me as if she was fighting me about an issue instead of coming at me with a friendlier approach letting me know who she was and what her concern was. This management company should really teach their employees on better customer service. Bc Shirlee Paradis is the worst and seems to have this power trip over her to talk down to ppl who are giving GHP business and their money.

I have been with GHP management for a year, and i absolutely love this company i finally feel like family, they know your name, they know who you are and they care about your growth . This company is Family Oriented, I have been offered benefits and flexibility that make it easy to find balance. They are so rewarding, if I exceed expectations I am recognized, even in non-monetary ways. GHP is Nurturing, they support employee growth and development; gives employees clear feedback and suggestions, one thing I really appreciate about them. They do not put you down when you make a mistake they simply correct, direct and teach you .They recognize we are human and mistakes do happen as long as you learn and grow from it. They Motivate within I personally feel motivated to achieve simply due to being happy and satisfied. I can keep going, I have been in property management since 2009 and GHP is by far the best company I have worked with.THANK YOU GHP FOR HELPING ME GROW

My boyfriend currently lives at one of the “Luxury” properties in downtown Los Angeles. Constantly trash in the hallways, dog poop in the hallways. Trash in the gym. Just very dirty in general. He will be leaving when the lease is over.

Worst experience ever! Very unprofessional management.Initially talked to Krystal (leasing agent) & Ryan (leasing manager) at Medici on March 12th, Friday afternoon, and they showed us an apartment on the 7th floor with a great view. We finalized the apartment and told them that we will be transferring our lease from The Piero, their sister property. We never lived in Piero, this was our first ever lease with GHP Management, their parent company. Our lease was supposed to start from the 27th of March and reason for trying to switch from Piero to Medici was the better view since at the time Piero wasnt offering a better view. We signed the lease agreement the same day on Friday afternoon and then kept calling Medicis management for follow-up after weve sent all documentation to Krystal. They avoided us for 3 days and then some guy named Bobby told us that they cant rent us at their property because they have a negative review from one of their sister properties. I told Bobby, we have never lived in any of their properties, so how can we possibly have a negative review to which he had no answer. Upon inquiring further, he didnt know what the review is except that he just cant let us rent at their property, but surprisingly happy to transfer us back at The Piero, weird. We tried to tell them repeatedly that we have never lived in any of their properties and have never leased with them ever, but they kept saying that they cant tell us any more at this point and will let us know once they have more information which is another bureaucratic way of saying we wont tell you shitt. They have the audacity of refusing point blank after a signed lease agreement without stating a valid reason. We would advise people to stay away from this property. If only we could give something below one star. This is without living at their property, imagine what people their would go thru after living there. They will also eat your application fee. Shame on them!

I live at the DaVinci and I love the community! The amenities are amazing, they have everything you need. They also do fun things for the residents like food trucks every Tuesday, movie nights, cocktail events. Great experience so far!

I live at summit at Warner center managed by this company, and this is far most the worse experience I have ever had with residential management, their employee Melvin is a completely useless never answers his phones or emails, they don’t attend resident complains, and worse of all they issue wrong monthly rent. I am sick and tired of these people this will be by last 4 months living here because the management is pathetic. They are not professionals as for work I travel a lot and have leased multiple apartments in my life time and GHP management is the worse I have ever come across

If I could give them a ZERO, I would do so. My daughter rented in The Lorenzo for 3 years. Her experience there started out horribly and ended up even worse! We could not wait to get out of there!!! Upon moving out, we discovered that The Lorenzo cut the lock off of her bike and put it up for donation after a tiny little post was made on the Twitter feed-like resident portal letting residents know that they were cleaning out the bike storage! She had a very nice bike, and it happened to be of sentimental value. Their response - If you choose to seek legal action - that is your right. Well, guess what? They asked for it! DO NOT, I REPEAT, DO NOT EVER RENT FROM THIS COMPANY, unless you are a masochist.

Dont! They claim they have luxury apartments, and they try really hard to make you believe. They show you spacious gym, clean hot tube, and then... it turned out that half of the equipment at the gym were not working (and they always promised to replace it soon). There were no weights less than 40 pounds (sorry, girls), and hot tub was actually not hot!! Yes, you have bubbles and clean water, but!!! The water is freezing! Imagine it comes out of cooler!

The community is quiet and relaxing as an area. We got great customer service from both Priscilla and Joysmeri Coreas. Joysmeri showed us our place and informed us the area and what amazing you can do here. In Santa Clarita the GHP is a beautiful place.

I can only speak on my experience at The Orsini. It has been horrible. They don’t care about residents. They care about money. Homeless people get into the building & attack people, elevators don’t work, fire alarms going off all day & night, kids running around until 11pm. It’s not luxury at all.

If I had the time to rate them based on every incident, it would be a slew of zeros. The company should not be managing apartments because renting from them is a constant state of unrest, the opposite idea of what a home should be. Even if youre desperate to get moved somewhere quickly, my honest suggestion is to go elsewhere. Youre probably better off. Sad to say, but its true!

Very low end to begin with, then they try to claim damages and absorbent amount of money when you move out. cleaning services they claim are over 8 hrs for 850 sq feet and over $30 an hour for people they have on staff...RUN.... Dont even look at their properties (especially in Santa Clarita). Disgusting business practices

I enjoyed being in the presence on the beautiful kind ladies at River Ranch Town homes! Ashley & Mahan were amazing at providing quality customer service for me & they made me feel at home. I left the office with all the knowledge in regards to the property & it was sooooo clean and organized! I will definitely be considering these town homes for my future home. Who ever says GHP is a great company is being asked to make up stories, they do not have proper training for new employees they wait weeks to months to do fair housing, maybe it’s good for people just starting in leasing field but for seasoned people it’s poor if you are new you’ll walk in making $13-13.50 an hour I hit there top peak at $16. You do not make renewals like 99.9% of communities. They are disorganized to many people in charge. No communicate. They change pay circles and then change pay structure from one check to two spectate checks so you get hit more taxes now from your commission and the get a kick back. Overall experienced employees end up leaving new employees learn to leasing get the experience then leave. That’s why it has a big turnover rate with in the company if you do not believe me check indeed always hiring. Again some of these good reviews are fake. Take with a grain of salt, pro’s you kiss the right butt you can do what ever you want

I lived at the colony townhomes for about 4 years now. I will say it has the worst management I have ever experienced, for one they never get back to me I have to hound them for matience. Neighbors have 5 dogs that fight night and day that disturb my wife and 3 week year old child. My wife works from home so it is hard on her during conference calls. I have sent email videos with dogs and even animal control videos to the leasing office. They can give two fks about issues that make it hard to live here. And to the owners of GHP you probably wont do anything besides collect money and laugh about it. DO NOT RENT FROM ANY GHP PROPERTY, YOU HAVE BEEN WARNED!

Thank God The Lorenzo is under new management! I didnt have a chance to have an opinions about the new undertakers because I moved out, but a lot of their previous management and employees were completely unethical, rude, and unhelpful. I worked for them for one year and they laid me off, after they threatened to fire me if I didnt write a good Yelp review for them. This company is sleezy. Not only, is paid advertising and reviews illegal, its unethical! Dont ever move there.However, the property is nice. But what is the point of a good property, when your constantly lied and deceived to.

Worse management in history. We have been experiencing more so living without hot water for months. They refuse to allow us to depart at no expense which would be extremely reasonable considering the circumstances. They have violated our tenant rights countless times. No regulation at pool - many non residents break in and hold parties and calls to office do not send security. Cars getting predatory towed, with no notice (even though it had been moved). Rain damage to apartment drywall and ceiling has yet to be replaced or painted after 6 months. Most of ladies in the office are understanding and helpful. There is one however that is combative and unhelpful. Rent prices are per CA outrageous... and go up 75-100 dollars every time you renew.

These people tried to withdrawal almost $1,700.00 from my checking account and had all my information. They had my checking account number and routing number to my bank and I had never even spoke to them before and didnt know who they were before they did this. I talked with the Management and they have been keep telling me that they will finalize my check they will take out the amounts which they charged me as an extra but they havent done it. Everytime i talk with them they say : so sorry about it we will call you back in 2hours, we will finalize it today by 6pm, we will call you tomorrow...etc and never called back.And another manager sent me another e-mail which says that i owe to them also she wrote me that SHE DOES NOT BELIEVE THAT OTHER MANAGER CONFıRMED IT.They never reply you by emails to not to have any evidence.Everyone tells different things in the management.Also by a chance I reached the guy who was living in my unit before me. Management also charged him for the same things.The best thing they do, they reply all the YELP REVIEWS.So watch out do not believe them after taking the tour!They only show you clean parts of the building!

Honestly this is the worst company i have ever dealt with. My wife and I lived there about 2 years ago.... why am I just writing this review now you ask? Well where to begin. While living there we were lied to and deceived constantly. From not being able to walk through the apartment on the agreed date(which my wife and I took off work to attend and drove out from Westlake only to be turned away that day) to repairs not being done, emergency maintenance numbers literally not working, using our garage to charge their maintenance vehicles after the electricity was changed to our name because they thought we werent moving in for a few days. Then fast forward through more problems to move out.My wife kept our apartment spotless. we didnt hang anything, we actually put in new light bulbs, the place was immaculate. The gentleman who did the walk through with us(someone on the maintenance staff) literally said this was the cleanest he had ever seen an apartment returned. When signing up they said we would receive our deposit back as long as there was no damage(normal wear and tear excluded) which obviously there was not. At the time of signing up I even asked about the wear and tear and asked if carpets and paint was included and he said those were normal wear and tear and we would not pay for those. So imagine weeks later when my wife and I receive a bill. Not only did our entire deposit get used but they wanted an additional large sum of money for paint and carpet cleaning.Obviously furious I have sent dozens of emails, made dozens of phone calls over the past two years now. Conveniently the property manager who made all these promises and the worker who helped us are both no longer with the company. So after being passed around, lied to, passed around some more, lied to some more, never receiving call backs, or emails back I get to today. My wife calls me and says some attorney just called her threatening her about the money we owe them. Even though the last person I spoke with at GHP Management(the company that owns Sand Canyon) said she would straighten everything out and contact me back within a few days. After repeated calls and emails I cannot get a hold of her. Trust me this place is a horror show stay away at all costs, they will lie to you, scam you, make frivolous charges against you then send you to their collection attorneys. STAY AWAY!!!!!!!!!

This was a great place to live until they started hiring unprofessional young girls that are rude and useless. Try talking to them and again, useless! Call Corporate and they are worse than the onsite managers. I would NEVER rent or recommend ANY apt complexes that are owned by this company, GHPMANAGEMENT. I lost my job and had 1 month left of my lease and now I am being charged 1485.00 on top of them keeping my $1500.00 deposit. What is wrong with these people. Cara, is the worst person and manager I have ever dealt with!!!

If I could put Zero stars I would. If you are already living here, when you move out. TAKE PHOTOS OF EVERYTHING. I did, and I am on track to dispute Full paint job they want to charge over $500 for and new carpet they want to charge $900 for. Oh and keep you 62 page agreement.And at move out request and keep a copy of the final payment. as when the Accountant calculates billing it is completely different amount (Much Higher) and will charge you addition rent days even if you give proper notice and leave on the day you indicated you would be moving out. (Minimum 30day notice)Be prepared to fight because you will be.My Name is Joshua Jenkins & I am a compliance auditor with Miller Kaplan Arase. I dont understand why I have to keep paying for things that are not working, or have never worked since I moved in 2 years ago...I live at the Terrace and when you go on the website it says that we have Gyms, clean sparkeling pools & Hot Tubs and it is Luxury Living. WHAT A LOAD OF CRAP!!!! Ok there are Gyms or at least a room with the word GYM on it, but no machines. Sparkeling Pools right...I went 10 times last summer to the pool and found it Cloudy and Flithy and the Hot Tub has not worked in 4 years. But my rent keeps going up!!! I have asked for my Lock to be fixed since I moved in...Still not working and I have not had a Smoke Alarm in my house for 4 months!!! Also ALEX is the RUDEST person on the PLANET!!!!!! and LUXURY LIVING REALLY, more like SLUM LORD LIVING!!!! I can not wait to MOVE out of here!!!! I have told everyone I know to go elsewhere!!!!
