I want to give a five star based on my move in experience.My move in day was surprisingly great. The time I got the key, the unit was well cleaned and it met my expectation. I did find a couple of small things that need fix but the leasing manager were able to fix them in just a couple of hours. By the time I move in at night most things already got fixed, really appreciate that.The night I move in, The gentleman at front desk and security staff were very welcoming and friendly. They provided parking, loading dock and dolly, that made my moving a lot easier. After I moved in the maintenance manager was able to timely provide maintenance, and polish the small details.Overall my experience at G12 is great, plus the public space is well designed and maintained. This is just my own move-in experience. Will have more to share.

When I moved to G12, my quality of life went up a notch. From the 24-hour gym to the swimming pool, I am very satisfied with this apartment, and the G12 team works hard to satisfy the needs of every residents.

Very poor touring experience. They gave me keys to go see a unit I was interested in as the leasing agent was too busy to give me a proper tour to find out that someone else was already living there. It was extremely uncomfortable to walk into someone’s apartment to find out that I was the third person that day to walk into her unit. After that, I went to find the leasing agent and told them how awkward and embarrassing it was that they had lead me into that situation. Next thing I knew, the girl who had people walk into her unit showed up and really got heated at the leasing agent. But what made me absolutely mad was that the leasing agent did. Not. Care. At. All. It’s like she didn’t even flinch. Super unethical and unprofessional. I don’t care if apologizing have been shared, the fact that I saw what I saw was not right. Like what are the chances of that happening to me if I sign those leasing papers? I got lucky I saw what I saw. And that’s enough that I got the chance to walk away

This review is solely for how everything went for my application and moving-in process.I came by one random day to visit the G12 property and I fell in love the moment I saw one of the model units.I was greeted by this friendly agent named Kenny (Kenneth) and I have to say the only reason why I am writing my review so quick before seeing how it is to live here is because of him. I want to make sure that whoever reads this and is contemplating on moving in, you have to ask for Kenny. He explained everything so thoroughly and also answered all the questions I had in regards to the units and pricing. I applied day of and literally got everything verified/finished within a few days. So prompt and professional.Once I began my move in process, Kenny stayed in constant contact with me going back and forth with the emails and seriously helped me out SO MUCH. I honestly wouldnt have moved in here if he wasnt so on top of his work and caring. He seemed like he really cares and wants the best for you in choosing the right place to live.One thing I wish they would change is the pet area... The urine smell is SUPER extreme so I have to walk my dog outside of the apartment. It would be more convenient maybe if they change up the fake grass patch or switch it up a bit.Love the team and security here at G12!

Very helpful and friendly staff. Safe parking and security at night. Really enjoy living here! Rent is normal for area! They keep it clean. Wish the pool was bigger but the hot tub is nice. Nice people live there and friendly bbq area and lobby.... also a coffee machine !!! ☆☆☆☆☆

I moved from NYC and have been living in G12 over a year now. I spoke with Ashlee on the phone while living in Manhattan and pretty much moved to LA without ever visiting the city or the building. Ashlee and all of the staff made the transition really smooth. I really couldnt have picked a better place to live! Ive felt really safe and comfortable while being away from NYC during this time and while working from home. Everyone is super friendly, the building is always clean and management has been attentive whenever Ive needed anything. The building itself has a great rooftop, pool, gym, outdoor clubhouse and package center. The surrounding area is the quieter, nicer part of DTLA with Staples ctr, restaurants, coffee shops, OrangeTheory, F45, 9Rounds, Hardcore Fitness and other gyms ALL within 1 block. The beach is a 20 min drive. The apartments are beautiful and clean, fully equipped with modern appliances. 24 Hr security. Great neighbors. And an amazing staff who are incredibly helpful.

Hands down one of the best management teams Ive experienced in a long time. Super nice and the whole staff actually cares for the tenants needs and it shows in the actions. Amazing!

LOVE, LOVE, LOVE G12!!! We moved here in July 2019. Ashlee was our leasing consultant and she was absolutely amazing. My experience has been beyond awesome since. Almost a full year after moving in, she still regularly checks on us, the staff is super friendly and management is always professional and accommodating. The building is gorgeous and always clean. Maintenance is quick and has fixed any minor issues that we have had. Its time to renew our lease, and I am so excited to renew. Hands down one of the best places that I have ever lived.

This is a great place to call home. The entire staff always greet you with a smile and are very helpful to my needs and are quick to attend to any problems that arise. The grounds and facilities are kept clean every day by friendly courteous workers. G12 could not be better located as it is amidst a lot of shopping, night life, restaurants, transportation and schools (USC and FIDM).

This is on one of the worst places in downtown LA. Jamie needs to leave her position. She has caused a great deal of headaches to many residents. She tows your vehicle (from your own paid spot) without warning, she will repeatedly make you pay $50 for replacing a fob that was already bad to begin with given my management, she will deny access to your guests who are on the guest list!!! Every person ive spoken to who has dealt with her say she is extremely rude! Dont move here as long as she is manager!

I would like to take a moment to thank the staff at G12. Since I moved in they’ve remained consistently awesome. My leasing Agent Ashlee was and has been just as helpful before, during and after my move in process. Far too often us residents don’t take the time to appreciate them and I would like to do that today!

Car was stolen was a resident here. $2000 carpet replacement charge, this build overall doesn’t give any amenities and treats residents like trash. Workers pretend to care, despite being nice people, have zero care for you or your well being.

I love G12, it’s a great location and such a walkable neighborhood. The staff is super friendly and helpful. When you walk in it always smells nice and the housekeeping crew is always cleaning and making sure the space is clean, plus it’s one of the most affordable places in DTLA!

I love living at G12 so much! They throw such cute events for the building, every month. I love it, because we get to meet more people in the building at these events and there’s always really good food and drinks. They even did a resident appreciation month where they did things almost everyday for the residents. So cute.

Waited 4 months to get my deposit back and never did. Called about 20 times over the course of the 4 months and was lied to about getting my check.

Horrible Management. Continuously ads new Policies that are anti-resident. Speed bumps because they cant get a proper garage sensor, check. More speed bumps because residents hate them and try to avoid them, check. Changing every first-come spot in the garage to Reserved while cars are parked in spots then threatening to tow everyone who doesnt immediately move their car to their new randomly assigned spot. What if I go on vacation? THATS JUST THIS WEEK. Avoid.

The neighbour above stomps day and night and this can obviously make you go crazy... is luxury supposed to mean thin floors?

Staff, maintenance and security always make my visits to my family here at G12 a pleasure. They are total professionals, and always treat me with kindness. Having lived downtown in several high-end properties, G12 totally sets the highest bar!

G12 is such a beautiful and well kept complex, so clean and they have the best staff, so friendly & respectful. The property manager Chalae & her team go over and beyond for their residents & guests! I highly recommend for future residents

Ive lived here for about a year. Initially, this was a very pleasant place to live. In the past few months, there has been increasing amounts of noise as well as weed and cigarette smoke. It makes me feel like I live in a college dorm at times. Either people here are just loud or the walls are very thin. In addition, people are constantly blasting excessive music in the clubhouse and pool and you can hear it when your doors and windows are closed. The staff does very little about these issues even when you call, message, or email them. There also seems to be questionable people who have shown up in the last few months and safety has been a concern. We had a woman try to get into our apartment in the middle of the day, motorcycles and tires off of cars have been stolen int parking garage, there are constantly people in the elevators who dont live here with no one to escort them. A few months ago, there was a man lingering in the hallway and going door-to-door selling fake Los Angeles times subscriptions and gathering information from residents. All of these concerns have been communicated multiple times and it doesnt seem to be getting any better. We are moving out early and well be paying for two apartments because this has become such a challenge. Its a beautiful place with beautiful units, but it is not managed well and I wouldnt consider it the most secure building. Im happy others have had a pleasant experience here, but we have not.

I think the 5 star reviews here and on yelp are by staff or by people who lie so they are can get into the raffles they have to farm better reviews. Management is actually terrible and should be fired and replaced.

Overall nice complex excluding the fact that no matter how well you take care of the unit the management will steal your deposit. We left our unit in excellent condition and the management stole the deposit and claimed they do this with all residents and it’s common procedure no matter how well the unit is. It’s a racket!!!

I already moved out from G12 but I lived there for 2 years. Maintenance was really good! They are friendly and polite. Also they repaired quickly!The leasing office was bad... members in the leasing office changed many time while I was living there in 2 years...When I renewed my rent, the leasing office didn’t give me any notification about updating my payment on online. They charged me $100 as late rent payment!! I asked Andy about it and he said the leasing office would pay me back. But they didn’t pay me back even though I asked them many time.Also, after I moved out from G12 and returned my key to the leasing office they called me many time about my key.The leasing office never replied me on G12’s online message.Fortunately I moved out from there. I’m so happy right now.

POOR SERVICE and CARELESS WORKERSI was ready to move in, but the leasing consultant made a mistake in my application process. He admitted that it was his mistake and that he was inexperienced. (I was his first applicant).My credit is bad so I have someone to co-sign. BUT the consultant said since my credit is bad I cant live here..This doesnt make sense because THAT IS THE REASON WHY I HAVE SOMEONE TO CO-SIGN (who has a good credit). The leasing consultant and the manager are very irresponsible and inexperienced. There is a reason why the units arent selling out fast here. I didnt even get an apology nor my application fee back. They made a mistake that led to myself not being able to move in. I was set; Literally had all my stuff packed because my lease date is ending very soon. Also, while I was writing my application my leasing consultant was in a different room chatting with his co-workers. I absolutely got no help. He couldnt answer my questions with straight answers; He didnt have much knowledge about the apartment. Irresponsible and inexperienced.

G12 is phenomenal.Prior to moving here we saw over 10 apartments throughout DTLA, Silverlake, Highland Park and we couldnt find what we wanted. We finally stumbled across G12 within a few days from our move in. When we first arrived we were warmly greeted and offered drinks. Ashlee showed us as many apartments as we wanted to see and made us feel very comfortable. She went on vacation and Mark stepped in for the rest of the process. We applied on a Tuesday and Mark got us approved by Wednesday or Thursday morning and moved in that Saturday.South Park is a great neighborhood to live in. Its quiet, clean and everything you want and need! The apartment amenities at G12 are the same as many others. After living at 8th&Grand with incredible amenities, weve realized that we prefer the service over anything else! That being said, the staff here does a wonderful job of greeting/conversing, attending issues (because lets face it..issues will arise) and they put THE BEST events for us.We are so happy with our decision even our friends that live across the street from us come to our place all the time!Thank you so much!!!

When I tell people the harassing things done by staff, they are appalled. Then, when I tell them how much I pay in rent, they are sick to their stomachs.

Best community Ive been a part of in the past decade

Office management thinks g12 is their fiefdom to rule and abuse. Will take my money elsewhere.

I’ve been having the worst time since I moved in. The person that lives upstairs does all the kind of noises every time, specially at night, until 4am sometimes... I tried to reach the manager of the building so he could maybe talk to this person and he didn’t even emailed me back. I tried again, I’ve sent it to the other staff members and nobody is giving me any attention. My life is being a living hell since I moved in. And nobody even cares about it. If I knew it would be like that, I would totally have picked my other apartment options.

Management has lost every document since I moved here. they lost the lease agreement, then lost the insurance, charged me for an additional insurance, and then tried to say they didnt know I had a pet even though I signed documents for it.

Not a great staff felt as if she didn’t really want to answer questions and that I was bothering her. I’m tired of touring apartments at these wanna be bougie places and leasing consultants. Get it together.

VERY RUDE!!!! IMMATURE!!! AND EXTREMELY UNPROFESSIONAL!!!! I just called this place 4 times, and the Only nice person, was all the way in South Carolina! Thats because they werent open yet, and she was taking calls and trying to answer my questions regarding their Special, in their ad online, which she had No information on. Before that, I got an 800 type number, and that guy said it was a $500 move--in, but he was So Rude, I Hung Up on him!! I called back and was told by an Unkind guy leasing rep, that the $500 down for 8 weeks Free, was no longer available and those apts were already rented out, but Only 6 weeks were available for Free Rent! Then I call back, and the young lady who i thought would be nice, but wasnt either, said that the special for 8 weeks Free was only good if i moved in by the 31st (Which is in a few days, and Im Not in S. California), and if I Paid $2,000 Rent, Plus, $500 deposit for the first Month! Whaaaaat??!!!! Are They Nuts?? ESPECIALLY, Since I Was Told Differently!! Btw, That IS NOT A SPECIAL!!! When I was Told it was a $500 deposit move-in from two previous reps?!! What Kind Of Con Game Is That??!! Btw, i didnt Appreciate being shouted at and asked in a Very loud tone by her, when said YOU DONT WANT 8 WEEKS FREE?? because she misunderstood my statement, of how I was no longer interested, because Im being told different things! This place is a He!! NO For Me!Update:You Said:T M, we regret that you had a negative experience with our after hours call centerMe:The 2nd male and the 2nd female, were In House!!! They Were At YOUR MAIN LOCATION!!! Representing YOUR Company!!! They Were Not After Hours!!! The lady after hours Rep, was Very Nice, but the Male After Hours Rep was not Nice Either like Your In-House Reps!!!

Every change the management makes is for the worse like they are intentionally against the residents who pay their salary.

Stay away from here! Your apt will filled with noise and inconvenience! The leasing office will sacrifice ur benefits to make money! This is just a junk place! The leasing office is so short on budget and they keep having film shooting here, imagine two movies for a single week, they not only take the garage but also the rooftop! So u have nowhere to park and ur day will be filled with noise! The movie shooting is 24 hours for 7 days! Btw, they just took apt 735 as a public restroom, hopefully u wont rent this horrible apt

I moved in April 1st, 2018 and so far it has been great. I relocated from Houston to LA for job and needed a find a place in a week. Called and made an appointment on the phone and Andy-resident manager spoke with me. He was very welcoming on the phone and set my appointment. I stopped by the next day and toured with the Leasing Manger, Tanee. She showed me around the community and, model and my actual home. The property was very clean, well decorated and modern. She was awesome and truly made me feel very comfortable especially been new to LA and never lived Downtown before. She really took her time to give me the pros and cons of residing in G12 and in downtown. I felt like I was talking to her friend and knew this was the place for me. I knew the management would take care of me.They also had the best price in the area to equate the quality of the property. I applied that day and moved in 2 days later. The application process online was easy. Tanee went beyond the standard customer service to make sure my application was taken care of especially since I had to movein in 2 days.So far i really love my home and really really love my clubroom. I hang out there all the time and really a great place I can be proud to show off to my friends. All team members are really awesome, down to the maintenance team, the courtesy officers. They are very respectful and friendly. They really do keep the community clean.I signed a 13 month lease, so I will be back in 6months to give to review again. So if you are looking for a great place to call home, stop by G12 Apartment. There are some making apartments out there, but there is only one home for you and mine is G12. I hope my review helps you.See you in 6 months!!!EE!

Mark Jaime from the leasing office was NOT helpful at all. I withdrew my application solely because he was not professional nor patient with me. If you are working at the leasing office, you should expect tons of questions from your tenants.Hire somebody else for your leasing office.

Nice modern apartments in l.a.

If noise level is one of your concerns, stay away from this property.Unlike any of those places I lived before, the floor and walls are VERY thin. You can hear every footstep from upstairs and the TV plays next door. I saw another post about the noise and I should had listen to that.

This is huge apartment building downtown L.A.... I was here for AllStar Weekend and was very impressedwith the building and how huge it was I have a good friend of mine who lives in the building if Iived in L .A I would try to get an apartment in the building!!!!!
