Robert and Tania are an awesome team. They helped make the move in process fast and easy and were available to answer all of my son’s/my questions. I’m writing this review after driving cross country with my son as he starts his new career and settles into his beautiful new apartment. I am a resident for 5 years. The maintenance team is stellar! Alvaro and Oscar always go above and beyond to solve my maintenance issues in a timely manner. Both are professional and creative problem solvers who do impeccable work. Ive known and worked with Oscar the longest and he is always friendly, thorough and takes such great care of me and my family. Elena and Esperanza are equally as professional, kind and committed to making sure our community is clean. The entire maintenance team follows the Covid protocols diligently. Im very happy with my experience living here.

Sad to leave. Everyone from the leasing office to maintenance team has been nothing short of professional, courteous, and provides you a real sense of community. The maintenance team works diligently on a daily basis, and does a spectacular job giving us a clean space to share.Had very little issues with appliances, plumbing, HVAC, etc. When I did, it was such an easy convenient fix each time. Even had something happen on a Sunday, and they had someone come down immediately and fix it (Thanks Oscar, you were the best!).Having lived in many different places in Los Angeles for the last decade, Eaves is on top of the list. Special thanks to Robert, Alan, Oscar, Alvaro, and the entire team!

Conveniently located in the Los Feliz Neighborhood in Los Angeles. Easy access to Griffith Park, Silver Lake, shopping and the I-5 freeway to downtown. We really enjoyed our neighbors, amenities and staff from Robert in the front office to the engineers and maintenance.
Ive lived at Eaves Los Feliz for about 6 months and have been very satisfied. The maintenance staff (Alvaro in particular) has been great at quickly and effectively handling any small maintenance issues that come up.

Our experience living in Eaves Los Feliz has been very pleasant to date, from the first day, the leasing office team (Tania and Robert) have been super helpful and responsive to fix any issues or answer any questions. They have gone above and beyond to keep the amenities working during Covid times (kudos!)We havent needed maintenance so far, but we have heard its pretty good. The cleaning crew is also very caring about maintaining the common areas impeccable and ready to use in Covid times.Pros:-Super dog friendly place- Pretty cute renovated apartments w/ carpet, gas fireplace, terrace and individual AC unit and HWH- Package Hub-Location is great for both car (I-5) and pedestrian, many restaurants and park areas walking distance. Now there are offering EV chargers! Only thing we miss is a bike storage inside the property.
I can only say good things about the front office here. Tania, Alan and Robert really go above and beyond. Eaves is well maintained and well run, dog-friendly is a big plus, good people all around
Great location and wonderful staff. Looking for a location in LA for business. I was taken on a tour with Miss Maldonado and she was very wonderful in showing my partner and I. Everything in the location was up to date, easy to acess and staff is very attentive with tenants. For anyone looking out there make an appointment with Miss Maldonado, shes very professional at what she does and is most helpful when asking questions.
I recently moved to Eaves Los Feliz and so far the experience has been excellent. The maintenance staff has welcomed us to the community through kindness and action. Oscar, one of the aforementioned gentlemen, has responded to a number of maintenance requests in a timely, effective manner. The whole staff at eaves Los Feliz is THE BEST!! Hector is AWESOME!! He fixed our maintenance problem in less than 10 minutes and was super nice! Overall, the entire team is fantastic - Robert and Tania are especially helpful and so friendly...they always make us feel welcome and at home. Great place to live. Impressed with the way they managed the pool area during the pandemic so that it could still be enjoyed during these socially distanced times. All staff are incredibly friendly & helpful. Maintenance are responsive, all requests are seen to within the day.

It has been a pleasure living at Eaves Los Feliz the past few years. Alan, Robert, and the main office staff do a wonderful job managing the complex. Last but not least, the maintanence crew (Oscar and the other guys) is friendly and always handle repair requests expeditiously.

Since the moment I got a tour of Eaves, Robert and his team have been incredibly helpful and kind. They made my move-in experience super easy by offering to help organize movers and deliveries and their maintenance team is killer - they always get to my requests within a day!Everyone here has made me feel at home and I know I can count on them if I need any assistance, theyve even helped me take care of my new plants when I was out of town for longer than expected - theyre the best.
The staff here are amazing. They are willing to answer everyone’s questions and work hard to please all resident’s concerns/needs.For instance, I accidentally threw something important away in one of the recycle bins and called Robert to see how I could get it back. He willingly went into the recycle bin for me to grab what I was looking for (I was out of town). I was very grateful that he would even do that - most people/places wouldn’t even offer to help in that way.Great people here, workers and residents alike.
The maintenance team has honestly been so responsive and very diligent since I moved here last year. I cry wolf everytime there is an issue in my apartment and the maintenance staff always come very quickly and oblige me with ease and diligence. Ive never encountered a staff like this and Im glad I have them here at my apartment complex.

My battery died the other day and someone from the office was nice enough to drive her car up to mine to jump it. It wasn’t working and the maintenance staff was walking by and offered to help. There were multiple staff that tried but it wasn’t working.Finally, because it wasn’t working, they literally took my battery out and put in a battery of their own to get it going and then put my battery back in so I could get to a mechanic.AWESOME PEOPLE!
This place is amazing! All of the staff are super friendly and my apartment is very well kept. I count myself very lucky that I found this place to move into a year ago!
I’ve lived at Eaves Avalon for 3 year it’s been a pleasant experience. Everyone in the office is helpful, especially Robert has been amazing with answering my questions with the whole quarantine craziness going on ! Also, the maintnance team is amazing and fast! So helpful and goes above and beyond ! Oscar especially! He is awesome, attentive and always end up doing all maintnance request in one! Hector also came today too and fixed my sink/towel hanger so fastAnd everyone is so nice. Overall a peaceful place, great location oh and I don’t have a dog but I love seeing them around.

DO NOT STAY HERE!!! READ MY EXPERIENCE ABOUT INSECTS (PEST CONTROL) ISSUE!!!!These are images of insects (ants) that once lived with me at my stay at Eaves Los Feliz. This has been my worst experience of rental living in Los Angeles. Imagine having ants in your dishwasher and shower. Yes the second image is ants pouring out of the shower. Also ants in your closet living and crawling in your clothes. I told management about this numerous times and they overlooked the issue. They said make sure to clean up and put away all food. Are you serious? I couldn’t take it and decided to move out. Management refusal to listen and act accordingly says a lot about Avalon bay (Eaves Los Feliz). My experience says a lot about how they care for the building and each unit. You would think management would be understanding but Nope! I had to pay 4K to move out because for them it’s “breaking the lease” despite their pest issues. Please do not stay here. The pricing may be attractive but you pay for what you get. And if you don’t mind living with pest and management not listening, then good luck.
Very nice apartments. Robert is extremely helpful and patient. Great staff overall. Very organized rules and leasing policies. Apartment complex is close to almost everything. Would definitely recommend to consider this complex as their new home.
DONT LIVE HERE! My fiancé and I lived at Eaves for 2 years and were the perfect tenants. Paid rent on time every month. Friendly with staff. Never loud. Never had a single complaint against us from neighbors or anything. We just moved out in mid-June and they completely ripped us off.Not only did we not receive our security deposit back but they charged us to replace the entire carpet and kitchen countertop! Even though we have pictures showing theres nothing more than normal wear and tear, they assured us that the charges were valid. They provided no pictures to justify it. All they sent were the invoices and the move in/move out checklist.In our lease it states, ...we will make reasonable efforts to advise you of your right to be present at an inspection of the Premises for the purpose of determining the amount of the Security Deposit to be returned. However, when we asked about this regarding COVID, they told us that no in-person inspections would happen because of COVID.So not only did they violate this aspect of the lease, they deliberately told us we werent allowed to be with them, they made no effort to accommodate, and then after all said and done, they sent us no proof of the damage they claimed was so abhorrent that it needed to be replaced.Theres plenty of apartments that will offer you great deals because of COVID that are much nicer and better located. Dont live here.

I’ve lived here 6 months and I’ve had to deal with coackroach and ant infestations. Mind you I’m OCD clean.
I never write reviews but feel compelled because of Robert Gardners more than excellent customer service. Last week my disposal broke and he had someone fix it the same day. When I moved in he went through the trouble of finding me a large parking spot because I have a truck. When I have a question I call the office and he always picks up. Its almost like a hotel here. Robert has gone above and beyond to make my stay at the Eaves amazing and I would recommend anyone looking for a an apartment to live here. Ask for Robert!
So far, this is the best experience that I’ve had while looking for an apartment. Bo, Robert and Rock made it so easy for me to fall in love with one of the available apartments. It’s more than a 5* for such a prompt and professional service! Thank you guys !
I have lived here for the last two years and am so happy I decided to live at eaves Los Feliz! The best thing about the apartment is the management and maintenance team. The management here have been nothing but professional and friendly, and all my concerns have been addressed swiftly and with the utmost concern. It is the reason why I chose to renew my lease, since I have heard this is not the case at many other apartments (even luxury ones). Maintenance issues are fixed almost immediately. Once, the maintenance team arrived within 30 minutes of submitting the request. From my experience, my neighbors have been either young professionals or families and the apartment is very pet friendly. Also the location is hard to beat. Since it is right off of I-5, it shaves 5-7 minutes off my commute. I can walk to Trader Joes or drive 2 minutes to 365 Whole Foods. Also, Target and Glendale Galleria/Americana are just one highway exit away.
While I would like the option to remodel my kitchen, Eaves Los Feliz has a great deal to offer in terms of a living community. Clean, comfortable, excellent staff, and a great location make this apartment complex a real gem. I considered this place for months before signing the lease and was finally persuaded by all the great reviews. Im glad to say I am not disappointed...
Eaves Avalon Los Feliz is a great community. I have only lived here since November 2018, and so far I am very pleased. The common areas of the property is maintained well, and I find the property manager, Robert to be pleasant, efficient, patient and informed. The maintenance staff are also very efficient when a request is made. Harry, one of the maintenance staff that I have had the pleasure to also talk to during some repairs, is very efficient and pleasant.The only reason I didn’t give a 5 star rating; I would like to see a better and efficient way of repairs on a broken wash/laundry system that is run by a third party company (Pinmate Wash Laundry System). So far our experience on waiting on the machine to be repaired or the online option to (add money to our wash card) have taken as long as over a week. This is unacceptable, since washing is like taking a bath, it is very important in our daily existence.
Overall this community is great. But the best thing about it is its onsite maintenance and technician team. Maintenance requests are addressed either on the same day or maximum the next day. Ryan the technician was very impressive in terms of how neat and tidy his work is. I had my sink replaced, and he was the one to do the job. He removed everything from the cabinets underneath the sink and organized them back in even better than I would have, and I consider myself VERY neat. So it was pretty impressive. He actually worked on many different things in my apartment, and whether I am home or not, he does the job well and leaves the place so clean and neat, you wouldnt know anyone was there. Very polite and nice. Cheers to Ryan.The leasing office team are great too, whether the old team (precisely Frankie, so sad he left) or the new team, theyre always trying to help. The only problems I experienced over the 3 years I lived on this property was the unusual increase in rent every year, and sometime noise over the weekend, and the very thin walls.
I moved in here 5 months ago, and have had a great experience so far! The complex makes your experience personal, and seems to actually care about each member of the community. The maintenance staff is outstanding too which is a huge plus with such a large building. I had an issue with my disposal (my fault) and within 5 minutes of me reporting it to the office, the maintenance staff was knocking on my door and fixed the problem immediately. I would highly recommend these apartments to anyone!

We have been living there for one year, our apartment is very nice and has a pool view.The community has great living environment. It is convenient to everywhere like DTLA, Glendale, Pasadena, Hollywood.It also provided good services, the staff are all awesome and very helpful, they even send me a birthday card with all staffs` signature, what a surprise! We had a great experience there.For now, we have to relocated to different city, otherwise we definitely will live here for another year.

Ive lived in many different complexes, and I really value the Eaves maintenance and staff! My AC was working on and off. I had called the maintenance several times to come fix it (they usually came within 1-2 hours to help me). After awhile, they realized that they needed to replace a part in the unit, which they ordered a new part for and fixed within a week. In the meantime, they temporarily installed an portable AC unit in my bedroom so I wouldnt be uncomfortable. I was really impressed with the level of professionalism this apartment complex has shown over the last few months that Ive lived here. I highly recommend living here! I Love it!
Well I think the front desk staff are eloquent and friendly, the amenities in the building (laundry, gym, pool) are really well maintained, and I personally like the location. I am personally staying in an apartment facing into the inside patio which is a lot more quite than the ones facing the street or bridge. Although I am all for the pet friendliness there are dogs that just bark a lot as they are left in the apartment for so many hours whilst the owners are at work. Nit picking really but just want to set the expectations for future tenants.
Me and my girlfriend I have been living at the eaves Los Feliz for about 8 months now and it has been a really great experience. We were indecisive on where we would call our first home living together but we are happy we chose the eaves over other apartment homes. Our neighbors are all friendly and the entire staff is helpful. The maintenance crew is very responsive to all of our needs and always on top of things. Were also big fans of the pool and the fitness center which are always kept super clean. We definitely plan on renewing our lease come November.

Were coming up on close to a year now and my boyfriend and I both have had great experiences with neighbors, the staff, and the overall experience. The maintence crew is very accommodating and respond quickly and effectively to any request we may have. They do a great job at maintaining the cleanliness of the building and all of its amenities. First off, this building has made significant progress. My initial experience wasn’t as pleasant as it has been, now lease 3. New management, specifically Robert, have addressed all concerns in a timely and efficient manner. When when faced with obstacles out of his control, he worked hard to compensate as best he could. Bo, a leasing manager with more tenure, has turned into a friend. With the new face of our forthcoming renovated amenities, I can honestly say I would recommend this community to anyone who will listen. P.S. Ivanhoe is a great Elementary school! A+
A wonderful experience. Although it started with a timing discrepancy, the maintenance team were at my apt within 15 minutes. Every issue was fixed in a very timely manner. The maintenance team were very thoughtful, careful of surrounding clutter, and efficient.
We just moved in and so far everything is perfect! ... Great customer service, I really appreciate the leasing office staff. Just one thing, there is hardly storage space for the stuff.

I have lived at Eaves Los Feliz going on four years with a lease for a fifth year. Overall, I have been very happy with my choice. The location is good, and as a single dad I appreciate the secure environment and quiet neighbors. I also have to say that when the odd maintenance issue comes up, the team is very quick to take care of the problem. The office staff are also quick to help, pleasant and very accommodating.The cost of rent goes up rather dramatically year to year, but that is an issue throughout California and is hardly unique to this complex or company. That said though, I eventually will be unable to afford to live here, and it will be unfortunate to have to leave what has become a home for me and for my kids.

The leasing office here is wonderful. Theyre always present and want to help. When we first visited about renting an apartment, we met Bo who gave us a very thorough tour and answered all of our questions in detail. She was happy to take a lot of time, at least a few hrs., to talk to us about the units and parking. This is one of the only places we saw with 2 parking spaces for a one bedroom apt. We were so impressed with how well the bldg. was maintained (pool, gym, front of bldg, hallways). A week before we moved in we visited our new apt. and were very disappointed. It didnt live up to our expectations. When we called Oksana she took care of it above and beyond to make sure we were happy. She returned our messages and was on the phone back and forth with us for almost a full day. With her efforts, along with the rest of the team, the carpet and floors were fixed and the apt. was cleaned again before we moved in. This leasing office is wonderful! Oksana and the team worked really hard to get us what we wanted and now we are thrilled about how our apt looks! In addition to loving this neighborhood we now love our bldg too.

Ive just moved into a one-bedroom last week and so far Im loving it here! The units are very clean and spacious with well thought-out layouts - and the location is great! Stones throw away from Griffith Park, which is pretty awesome. Has all the amenities you would need - pool, hot tubs, fitness center, laundry service, etc. And the people in the leasing office (Rock, Rob, Bo) are absolutely wonderful! Theyre all very helpful and pleasant, and made the move-in process go super smoothly. I also had a positive experience with the people who work in maintenance; the fireplace wasnt working properly in my rental, so I called the 24-hour service at night and they arrived promptly the next morning to fix the issue.I have nothing but great things to say about this place and highly recommend without reservation!
I moved to Eaves Los Feliz last month and Im so happy with my apartment and with the marvelous service Ive received from the management team Alan, Robert and Rock. They are not only super professional, but also very kind. Its so heart-warming to be treated as a human being and not just as a number, specially nowadays when some communities are forgetting that the human touch is what really makes the difference and creates better communities. The building is very well kept, its safe, it has a nice pool area, covered parking and other amenities. My apartment has a mountain view that Im in love with. I requested a maintenance service to turn the fireplace on, and they came really fast and provided the service without any hassle. The maintenance tech Harout was very nice and professional. Im also glad that I can pay the rent through the internet. So convenient! Regarding the neighbors, they are very quite and courteous. And about the location, Los Feliz is a very nice, clean and beautiful neighborhood, and the building is very close to Trader Joes and Gelsons supermarket (among other shops), which its always a plus, as well as to the I-5 Freeway. Its also close to the Griffith Observatory and other great places. Special thanks to the management team Alan, Robert and Rock because you made it possible for me to live in such a lovely place and environment. Thank you! :-)
Rock Coleman is the best! I moved sight unseen from Nashville, TN and he made it absolutely stress-free. The community is in the perfect location. Its a very walkable neighborhood near Silverlake, Griffith Park, and Glendale. The building is secured and updated. The apartments are very spacious and have amazing balcony views. They have a food truck on Wednesdays, and other events so you can become acquainted with your neighbors. They are putting a new pool, bbq, jacuzzis, and fire pits in the common areas. I am so happy to be apart of Eaves and look forward to staying here.
Spent a total of 19 years there. Left only because Los Feliz neighborhood had become unbearably overcrowded. Apt was spacious and well-constructed (we lived there during the Northridge earthquake and although there was some pretty violent shaking, building was undamaged). We had one of the biggest apts, and there was a long waiting list for it. Staff was good, and attentive. No complaints.
Im VERY disappointed in how management has been handling our apartment search. We are current tenants and this new team has been ZERO help. Our lease is up soon and we have been trying to get into a larger apartment in the building, but every time we talk to the leasing office, they brush us off. I have been DILIGENTLY looking for a 2 bedroom and I would assume theyd want a current tenant moving in but they never let us know when an apartment becomes available. All they say is check the website. This is so frustrating and disappointing since I used to love living at eaves especially when Frankie Quintero was working. He was so helpful and friendly. This new office staff is the worst!!!!!!!!!!!!!!

Do not live here. It was so loud the walls were so thin. The management is so weak. Things break down all the time and its expensive to live here. Highly recommend you to find somewhere else.
This staff deserves all of the ratings quite honestly. They have a brand new pool install, incredible location, secure property but again the service of the staff outshines the pros of the building.

First of all, Frankie was great! Hes the dude who convinced me to move here when I initially checked out the apartment. Anywhere I live I hope theres a Frankie reincarnate to make life a lot easier. I can see all the love hes getting on Yelp and trust me he deserves it. Hes everyones friend.Lived here for a year in a one bed apartment. Lost of light, no pest problems, lots of space and its in a good location. The best of what Los Feliz, Silverlake and Hollywood have to offer are nearby, not to mention DTLA. Its pet-friendly and there are even occasions where they have a meet and greet which are proactive with pets. If you own a dog there are great areas to walk them; a small field out front or if you want to get really exciting theres Griffith Park just a stones throw away.Management have been helpful whenever I had emergency requests. There was once a mail-theft issue when I moved in, but the staff made sure there were security on watch 24/7 and they updated the mail locks. Since then there were no issues. When I order mail packages they leave them secured in the management facility. The only thing about it I wish was improved; there should be a storage locker where the residents can pick up their packages. Often Id get a late delivery past office hours which resulted in a delay because the courier didnt have access to the mailbox. I hope thats changed since I left.The main reason Im deducting a star is because of noise. I had neighbors across my loft who would play music until 3am on a midweek, or else I could hear everything my upstairs neighbor was doing. Super thin walls. Sometimes you even hear neighbors getting a bit kinky. Management can only do their best, and they were concerned about it too. But it did affect my experience living at Eaves. Also its a bit expensive to live here alone.Overall though I loved my time here. I definitely recommend Eaves Los Feliz.
