This review is for Marco and the maintenance team (not the building nor the leasing office staff).From the very moment that I moved in, Marco has been wonderful! Kind, polite, pleasant and helpful!At move-in, we identified a few small issues around the apartment, and he proactively identified solutions. When it came time for him to come and fix them, he was punctual (arrived right on time), thorough (he did every job extremely well and took his time to do it properly) and professional (kind, respectful and is following up on pending issues).I highly appreciate having him as part of the team in the building. Just moved into the Avalon Playa Vista and so far I can say the staff has been amazing. From the front office team of Christina, Monique and Lamarr and the maintenance staff of Marco and Francisco who resolve your requests within 24 hours of online submission, the move in experience has been painless. The complex also has multiple exits and elevators which allowed the movers to complete the job quickly.

Ive been living here for 6 months now and I can honestly say its been an awesome experience. The people are super nice and the apartments are great! I did some damage to our carpet and the repair guys were really helpful. Marco was really gracious and the work they did was quick and awesome. I would highly recommend this apartment building!

If you want to deal with a constantly-broken smoke detector and carbon monoxide alarm at 6am, 1am, 10am during a call, or any other random time and also deal with constant lost packages, lease an apartment here.You can hear all of your neighbors dogs as their barks echo through the courtyard & swimming pool area. Also, homeless RVs are parked right along the building. If these are things you desire, go for it!Personally, there are better apartments with better value all up and down Jefferson.

I work off Westlawn at the animation studio and usually take a smoke break outside. A few days ago I noticed two people painting the curves. I thought they were city workers but then I got closer and realized they were two Avalon workers. I’ve been working here for years and the curbs have never been bright red. I then realized the Avalon building is at the end of the block. They painted all the way to the start of the block off Jefferson. That’s amazing!I’m just here to say I appreciate you caring about our community.

When we moved in, Lamar was very helpful through the leasing process and Marcos and the maintenance team are very responsive. We are hopeful the (ongoing) fire alarm annoyance is remedied but given AVB hasnt decided to make the property non-smoking, 6a Sunday morning wake-ups from the building-wide fire alarm should be expected.

Had a 12 month lease, and submitted no less than 13 service requests for various issues that I had. If you sign a lease here, please expect the fire alarm to go off at least once every two weeks, breakdowns in your apartment (no matter how new it looks), water leaks, etc. The best thing to happen to me here is the day that my lease ends

Just signed a 3br lease with some roommates in one of the furnished units and really I cant complain too much. Secure building. All the amenities are kept in great condition (and theres a ton of amenities). Great location too, theres so much stuff within such a small distance both driving and walking. Lamarrr in the leasing office let me tour a unit and helped us a ton. There were some small snags* due to roommates being out of state and therefore it took us a bit to get everything signed but those are things I can look past. This is my first apartment and Lamarr has made the experience easy. Christina has also been extremely helpful.*The snags were due to a policy where people signing virtually need to fax ID cards and is not the fault of Lamarr (or anybody in the office). Who has a fax machine anymore??

Our experience at the Avalon has been AWFUL. I have never left a negative review before but I wish I had been warned so I could have avoided this complex. The insanely (!) loud fire alarm went off across the entire complex again yesterday, waking us up at 6 am, and it was just set off again today. This is the 22nd time the fire alarms in the entire complex have been set off just this year (and its only March 2)!! The building manager is beyond clueless - with every fire alarm, the leasing office sends out a form email telling residents sorry about the alarm, but dont open your door if you burn toast - the fire alarm is your fault, not ours. In fact, the fire system is so cheap here that the ENTIRE COMPLEX fire alarms go off from one lit match or a piece of burnt toast! Instead of upgrading to a system that is set off based on heat, Avalon uses the cheapest and most hazardous system that triggers constantly, creating a chaotic, disturbing and unsettling environment. DO NOT LIVE HERE IF YOU VALUE PEACE, SAFETY & GOOD MANAGEMENT THAT CARES ABOUT TENANTS.In addition, the crime around this complex has tripled and we no longer feel safe going out after dark given the presence of dozens of RVs that are lined up all along the Avalon. Drug dealers set a car on fire last week outside the Avalon building and it was terrifying as a resident. We are moving. Please do yourself a favor and move elsewhere - people deserve so much better than this.

Francisco Cruz is the man. Response time to our maintenance request was quick and he took care of everything(dryer not working, lightbulbs, fixing outlets, dishwasher fixed) all in under an hour.

I decided to move to Avalon Playa Vista from Avalon Oak Creek (Agoura Hills) to minimize my commute to work. I loved my apartment in Agoura Hills, but so far I am impressed with Avalon Playa Vista, especially the crew that works in the office (Lamarr, Christine & Heather). My lease agent at Playa Vista was Lamarr Waller and he made the transfer and move as smooth as possible. He was very helpful and answered most of my questions right away, and if there were questions he could not answer or did not know the answer to, he had no problem finding the answer. I’m a new tenant to Avalon Playa Vista, but so far…I would recommend.

This review is specifically about the maintenance team. They are a big part of the reason we’ve stuck around. Every maintenance team member has been super professional, really thorough, and stuff is always done right the first time. Even bigger jobs that have come up out of the blue and required a couple hours of attention (over the 4 years we’ve been here, we’ve had a couple of those), they have stayed late and done whatever it takes to get it cleared up quickly and conveniently.Most recently, Marco came in to snake our clogged kitchen sink. The whole thing couldn’t have gone more smoothly from beginning to end.Sometimes I forget what it was like when I used to live in apartments that didn’t have this caliber of maintenance support. But because we are so used to the quality from everyone on staff, just like Marco, it means when stuff comes up that we need help with, we know it’s not going to be a big hassle. Which means we don’t have to stress. Such a difference!

Lamarr was fantastic through the entire process of renting an apartment at Playa Vista. Always there both with emails and phone calls. I moved from Colorado on a 4 day notice and everything was fully set up and ready when I got here. 100% recommend this complex, and Lamarr as a leasing agent!

Avalon is an absolutely beautiful community. The surrounding area in Playa Vista is also just as beautiful and pretty safe.We’ve been living here since September 2020 and have had an incredible experience. Newly renovated apartments with maintenance available immediately. 24/7 security and parking is monitored in parking garage by security cams and security.Now, as you read the reviews, you’ll see that the fire alarms go off frequently. This is true. Not like everyday, but maybe like a twice a month kind of thing. It personally doesn’t bother me because I used to live in a pretty rough neighborhood about 3 years ago, and I will say, I’d rather wake up to a fire alarms than frequent gun shots, police choppers and consistent visits from Los Angeles Homicide Unit. LA is an interesting city some neighborhoods are nice and then some are terrible. It all comes down to your budget. You’ll see a lot of people complain about the alarms but honestly they’ve probably just never experienced worse so there may be some privileged bias there. Yes Avalon should fix this issue, but come on now, this isn’t life or death lol people are dramatic...Santa Monica can be safe but there are consistent thefts in the city, a serious homelessness problems and it’s dirty. It’s just not as bad as the rest of LA. So unless you have money to live in a really nice neighborhood like Beverly Hills, then this is definitely a good spot. Santa Monica pricing but with cleaner streets, no homelessness 24/7 security and no consistent thefts.I also lived in a high-end apartment complex in SM right before moving into Avalon, 70% of the cars in the parking garage got broken into. I woke up in the morning came down and saw shattered windows and open trunks of more than half the residents. It was insane.If Avalon and Playa Vista continue to keep their communities clean and safe, I would continue to recommend moving/living here.We’ll be residents here for a while!

Ive been living here for about a month and have been enjoying it. I read a lot of the reviews before I moved in and they made me pretty nervous since there were a lot of negative ones, so I wanted to go through some of the things they mentioned and just give my experience.Smoke Alarms - This was the most mentioned thing in the reviews, people were saying the smoke alarms to the whole building would go off once or twice a week. Ive only been here a month, so maybe I just got lucky, but they havent gone off since Ive been here. I think they probably have fixed the issue.Noise - There were a lot of reviews complaining about noise from neighbors and from the courtyard. Ive literally never heard my neighbors from inside my apartment (and yes, I have neighbors on both sides). I can actually here them sometimes from the hallway, but never from the apartment. I live on the top floor and face the street so I cant speak to noise from above or the courtyards, but the walls are at least not thin. The area is also pretty quiet. I was pretty worried about noise from LAX, but theres none.Staff - I saw a lot of bad reviews about the staff and that they dont care about the tenants. They must have changed up the staff recently because Lamarr is beyond helpful. I dont believe you could interact with him and walk away from it thinking he doesnt care about the tenants or the building. This is the 3rd Avalon community Ive lived in, and Lamarr has been by far the most helpful Avalon staff Ive met. He was responsive when I was getting the lease, brought my packages up to my unit before I moved in, gave me a tour around the complex when I moved in, and checks up on me to make sure everythings still good.Safety - Yeah there are RVs parked out front right now, but it doesnt seem like its making the area unsafe? They seem to just be parked there keeping to themselves. I dont have a car yet so Ive been grabbing a lot of Ubers out on the street at night, and Ive never felt unsafe.The only reason I took one star off is for the building itself. Most of the units and parts of the building are definitely past their prime and need to be upgraded. Things are broken (and if they are, they fix it), just old: buildup on faucets, lights flickering when you turn them on, crooked fixtures, things like that. There are some upgraded units, but when I looked there were only 1 or 2 out of ~20. Hopefully theyll be upgrading more and Id recommend looking at those if youre considering moving in.

Be careful applying here - theyre not very organized and every staff member says different things. No one there seems to have any idea whats actually going on, and you will be encouraged to apply multiple times (for nonrefundable fees upwards of $100) and told youll be refunded by one person, then told you cant be refunded by another. Ive never lived here, but given the lack of competence and customer service in the leasing department, Im glad I never got the chance.

I moved in one month ago and have had a great experience living here so far. The grounds are beautiful and well-kept, and the area has plenty of convenient places within walking distance such as Starbucks, CVS, and walking trails. Bonuses for me include washer and dryer in unit and always being able to find a parking spot! The leasing office has been very helpful from setting up my lease to answering all of my questions.

AVOID LIVING HERE AT ALL COSTS.We are done. If you value peace, safety and a quiet, tranquil home, do NOT live at the Avalon. As if the block turning into a trailer park making the area unsafe at night, or managements consistent failure to keep young tenants from blaring music given paper thin walls at all hours, or getting your car broken into in the parking garage wasnt bad enough, the fire alarm goes off multiple times every couple of months at all hours. This weekend, the fire alarm was set off MORE THAN 15 (!!) TIMES in less than 24 hours ... and the same thing happened a few months ago and continues to happen.Since new building manager has arrived things have gone down hill as she is not skilled at tenant relations and an even worse communicator which makes the situation more challenging. Our contacts at the fire dept just informed us this building has been flagged as failing compliance and the cheapest alarm system money can buy which explained a lot to us. We just learned our sister company in the area has this building on their do not rent list to employees because of all of the tenant issues flagged at the Avalon. Wish we wouldve known sooner.This has been the WORST apartment experience we have ever had. So beyond stressful living here with the disturbances and managements failure to address and resolve these issues. This weekend was our breaking point when we saw so many babies and young kids crying outside because of the insanely loud fire alarms - the management company should be ashamed of themselves for treating tenants like this. Were moving out and each neighbor we saw this weekend said the same. Until a new manager with an EQ is hired and this building is brought up to code, avoid the Avalon.

We moved into Avalon Playa Vista a little over a month ago so right in the middle of Covid Pandemic. Our first encounter at Avalon was with Jay and we’ve loved working with him since day 1. He has been the absolute nicest and always is asking how we are and how he can help extra. Our move-in situation has not been filled with rainbows due to the pandemic and the work needed on the apartment. Due to all of the restrictions, things took a little longer at first; however, now we are able to enjoy our home and are starting to get to enjoy the building amenities in a safe manner. A HUGE shout out also to Terry and Pedro for working so hard to ensure our apartment is in working order. They work so hard to upkeep the property and you can really tell. I can only say nice things about the property - it is not a brand new building but I love all of the community areas, scent of jasmine throughout and the level of commitment to the property’s upkeep. It seems like they are always improving the level of safety in the building and have also been very communicative of all efforts to keep spaces sanitized and safe for residents. I truly appreciate all of the emails management sends out!! The neighborhood is a dream, too. Family-friendly and low-key which is what we want in this stage of life. We love the running/biking paths down to the beach and the close proximity to restaurants/grocery. Overall, we are very happy to be here!!!

The maintenance staff is the best part. I got home from work and I found out that my door knob wasn’t working. Francisco came inmediately to fix the problem. Besides doing an amazing job he is a great person. He went beyond my needs to make sure everything was taken care of. It makes me feel safe knowing that someone like Francisco is the one coming inside my home to fix any maintenance issue I might encounter.

Terry, Pedro, Christina and Jay are amazing and friendly. Initially, I had some issues with the apartment’s int. finish, but Terry and Pedro sorted those quickly and efficiently. Christina and Jay have been helping all of us feel at home as we navigate work from home, being good neighbors during the pandemic and fire dept. compliance.I’m really like what the dream team have built at Avalon Playa Vista.The only star I took off was for the water heater. The darn thing won’t fill a bathtub with hot water, which means only showers for me. It’s still plenty hot, and lasts a while, so overall it’s a small thing.

We have lived in the Avalon Community since 2014 - started in NYC and now we are transferring to Los Angeles, California for work We are moving to Avalon Playa Vista in July. Jay Small was so fabulous in helping us find our new home. He was extremely knowledgeable, answered all our questions and made sure we were happy and comfortable. They are still trying to charge us for damage that was there when we moved in. We even made note of it and they did too and they are still trying to force us to pay! Unbelievable how they try to scam good renters. Do not go here or else you’re guaranteed to lose your security deposit and they’ll try to come after you for more just so they can redo the place on your dime.

Terry and Pedro in the maintenance department are awesome!!! Had to get rid of some furniture and paint some areas of the apartment and they both did such a good job helping. Loaned me a dolly and gave me a little bucket of paint right away. They both even helped move the furniture because of how heavy it was. Back during super bowl Sunday Terry even drove all the way out here to help us repair the toilet.Thank you guys!

I have moved many times in my adult life, all I can say is that AVALON PLAYA VISTA IS A GREAT PLACE TO LIVE! The staff, I cant say anything more than positive things about the staff! Front office staff, incredible, always polite, kind, they all work hard to listen to your needs and find a resolution in a promptly matter. If they dont know they answer they find out and then call you back giving you an answer. The maintenance staff, are incredible as well, something breaks they are there with in a few hours or the next day depending on supplies and staff, Ive never waited more than 48 hours for them to fix a minor problem. The amenities are amazing and always clean. Especially in COVID, the Avalon staff has made my time here comfortable. Its nice to be able to walk around your complex feeling safe and relaxed. Another big selling point that I didnt know until I moved in is that there are security guards walking around the parameter of the premise during the night and and early hours of the morning. The last thing that I was so impressed about is the office and maintenance staff takes a day to close the office to clean up/ spruce up areas around the building... AGAIN... THE STAFF TAKES A DAY TO MAKE THE PLACE THAT I LIVE AT TO LOOK NICE. And that is so appreciated! My last selling point of this place is FOOD TRUCKS COME EVERY THURSDAY!! Its so nice to have the option of something fun to eat that comes to the complex. They also do fun virtual community games where you can win prizes to make the community close to one another in such uncertain times. Again, Thank you to all Avalon staff, We really appreciate every single thing you do for us, it doesnt go unnoticed! Stay healthy, stay safe, and always remember to be kind!

I wish I could tell you that my process to try and rent with Avalon was good but whoever Sidney is, is impossible to talk to. Texts you but never answers.I had my friend test to see if thats how she messaged just me but no she goes radio silent on you after you ask 1 or 2 questions and isnt accommodating.Not interested in living in a property where from the get-go the leasing staff dont even seem interested in you, cant imagine what its like living there.

The Avalon community is great! The apartments are super nice and the amenities are top-notch. The staff is always willing to help!! We have had random little things that needed to be fixed and Pedro always gets it done going above and beyond to help out us and everyone in the community. Matt has been a great help too with making sure we always feel welcome. We are glad to call Avalon home!

I am moving to Playa del Rey for school, and finding an apartment has been one of the most stressful things I could experience. I toured three other properties before coming to Avalon, and this community was - by far - the best and well regulated amongst the other apartment communities. Their COVID-19 restrictions and regulations make me feel safe as I move to a brand new home, and the leasing team was very understanding of my student budget. Jay Small did an amazing job showing us around the property and giving us the breakdown of expenses and responsibilities. He made the visit so memorable, and if anyone were to be interested in Avalon they take safety very seriously! I felt safe and welcomed, so I am excited to make my move!

Request canceled. 1/9 2nd bath sink/exhaust/laundry adjacent AC vent moldy odor under.HVAC use produced cough, itchy eyes, & scratchy throats. NO HEAT since 1/9/19!! Retaliation? Reported musty smell 1/9 56-days before lease-end 3/7/19. Early/on-time pmts of 3399.61.Emailed & delivered 2/28 vacate notice 1/9. Michelle McCarthy forwarded it to Christina Williams.1/15 patio door leaked.1/16 caulked patio door threshold at floor.Stronger moldy smell.Maint. cleaned filthy exhaust, cleared his throat, changed filthy air filter & called maint. mgr (Brent). Smelled nothing but admitted, “If it’s a new problem wed find the source.”Use candle/baking soda. Nothing for effects on breathing, scratchy throat & cough with heat use.NCNS 1/22 follow up.Stuffed towels under doors used exhaust & opened all windows.Unresolved moldy odor ticket closed with patio door leak.Cough, headaches, leaned heavily on inhaler. Cosmetics on a shabby foundation & charge of $4,369.00 per mo is shadey.2/1 Water on but kept tub full for possible water loss.Andersen Commercial Plumbing onsite all day.Walked past occupied unit 427 sheetrock repairs.HVAC /Kitchen/Bath mold are preexisting issues mgmt & staff were aware of prior to renting unit. No heat with temps 62-68 in unit most days. Bogus portal charges balance still reflects more than 0 ledger balance. Conducted mold test 2/5/19 incredibly high despite washed walls. Health/breathing declined, sought 2 doctors, GP cost copay & claim against benefits & 7 Rxs. Specialist came out of pocket. Neighbors’ leaks repaired.

They work with the most incompetent & rude employees, over promise & underdeliver continuously!Their customer service supervisor “Christina Williams” really doesn’t treat her customers/residents with friendliness & respect that one would expect from someone holding her title.Apart from that the fire alarms go off DAILY, throughout the entire complex a even in the late night/early morning hours! Shutting the water & Electricity off - in the actual apartment, is another frequent activity they seem to enjoy doing weekly!All in All - my family and I had a horrific 12 months stay & due to these circumstances will most likely NEVER consider moving into another AVALON community complex! They definitely managed to ruin the reputation of a “Community Complex” for us!If you’d think you could get access to the leasing office on regular hours -> think again! This office tends to make their own office hours! They typically take 2-3 hour lunch breaks daily, where NO-ONE is present for any urgent issues!More over -> They haven’t refunded our deposit (even having left the apartment in immaculate condition), nor has anyone responded to any of our contact attempts, it seems they have blocked our numbers, and simply don’t care to straighten things out.For the amount of money one invests into their HOME, There’s way better options out there, even in the neighborhood! Please reconsider before you enter into similar situations we have!

I rated Avalon Playa Vista 5 stars due to our great experience with the Upkeep Crew, Leasing Management Office Staff, and the overall convenience we have had since living at Avalon Playa Vista for nearly 2+ years. The Upkeep Crew is simply AWESOME! They practice what Customer Care and Service truly is! Shout outs to AK, Amadeo, Carlos, & Martha. They are extremely helpful, courteous, accommodating, friendly, and nice. They always go beyond the call of duty to get an in-home or out-of-house service issue resolved. My daughter just moved in here as a college student. Great location and awesome staff. Christina in the main office is amazing and helped us when we needed our mailbox open and a dolly to move heavy boxes. Pedro is a SUPERSTAR. We had a couple issues with our appliances being shut off between tenants and he went above and beyond to help us turn them on or replace them within 24 hours! He also took extra time to show this old mom how to work a power drill and looked at a very complicated chest of drawers we were putting together and gave us advice. He wouldn’t even take the 20 I offered him for his help. This location is also shockingly quiet given the proximity to a busy road and LAX. Really pleased she is here I feel she is safe and well looked after.

A wonderful place to live! Over the course of 15+ years in Los Angeles, I have had apartments in many different areas, and this has by far been the best experience -- its a clean place, with ample gated/garage parking, and slightly secluded since its a bit off of Jefferson Boulevard. Its a nice place in an up-and-coming area with lots of restaurant and shopping options nearby, but the friendly, professional and always helpful office staff in particular make Avalon Playa Vista a warm and welcome apartment community!

I have lived here nearly 3 years now. 2 issues: If you choose to live at this property, you need to be ok with cigarette smoke. It’s NOT a smoke-free residence, and if you live near a smoker, smoke comes through the vents and windows. Unfortunately a chain smoker moved in near me, and the odor is very strong. Very very strong. All. The. Time. That wasn’t the case before the new neighbor, and I liked liked living here before. But now when I come home and step through the doorway, the second-hand smoke smells so strong it’s like someone has been lighting up right in my apartment. The only offered option is to move. Ugh. Seriously. The second issue is that there have been break-ins in the parking garage. Someone broke into my car just this week. My neighbor’s car got broken into previously. Some positives: location is great. Complex is quiet other than the occasional barking dog. Staff is great.

I have lived here for 6+ years and I have lived in many different apartments here from 2 bedrooms to a 1 bedroom. Ive seen it change and update over time. They remade the gym, pool and repaint the building. They are always keeping things clean and nice. The office has always treated me well and making sure my issues got resolved very fast. I plan on staying here as long as I can.

Poor property management. Examples include: 1) fire alarms constantly going off - weekly if not daily. At all hours of day with no real explanation why 2) inability to keep building and garage secure. Had several break-ins in the garage. Most recently it appears a car was stolen. At times there’d be no notice to residents of the security breaches 3) secured gates left open or unrepaired if broken lock 4) unresponsive management office 5) cherry on to for us was them sending a carpet replacement bill after we had 2 move out inspections by their own office. In both inspections, carpet was deemed to need cleaning but no replacement. A month later they send us a $700 bill for new carpet. Terrible!

I had few issues with my apartment. I placed a request for Avalon to come repair it. I get a call from AK immediately to see what my schedule is. I been in NYC for past week and AK called me, followed up with me to make sure the earliest she can come in at a time that works for me and made me her priority #1 considering she has hundreds of other apartments to take care of. She is EXCELLENT, COURTEOUS, FRIENDLY, AND JUST WONDERFUL. Super caring and REAL to us and to my crazy dog. The management at AVALON PLAYA VISTA is lucky and fortunate to her in their team.

I moved in here 3 months ago and it has been awesome! The location is amazing and there is a Whole Foods, CVS, movie theater, shops and tons of restaurants within walking distance. The leasing staff is so friendly and has been accommodating to all of my needs and questions. Its also really clean and I can always find parking here. My favorite amenities are the pool and the fitness center. I keeping seeing reviews about fire alarms going off, but I havent had that problem in the 3 months that I have lived here. I definitely think Avalon is the best bargain in Playa Vista and highly recommend checking it out.

The staff has excellent customer service and the maintenance crew has been so nice! The amenities are excellent and the location is perfect! My apartment is walking distance to the Farmers Market that is open every Saturday, Whole Foods, the Cinema, CVS, a gas station, restaurants, the best nail and hair place (Varnish Lab and Beach Beauty Lounge) and Starbucks. I love it here!

Avalon apartments management at 5535 west lawn ave. was nice when you go to lease but when you leaved, they try to take your security deposit and charge you extra by changing their words. I was told your carpet need cleaning but it was replaced and I have to be charged for it. Management does not follow the California law that required the landlord to send with statement all invoices and receipts for work done within specific period.They sent them after I dispute the charge and told them. In total, we have bad experience. Management should train their employees to do better job and learn from their mistakes.

We saw an apartment and we applied as soon as we saw it. They had mentioned that you all the tenants need to apply in 24 hours. All of us did that. On a Saturday they emailed all of us that they needed us to send our SSN verifications (which is not a step they told us was required when we applied). We were not there that weekend so we sent it on Tuesday. They tell us that since we replied late they gave the apartment to someone else. When asked they say the terms and conditions mention that if you dont complete it in 3 days they dont hold it anymore. When asked why didnt they tell us that their response is that they are not required to tell us.

I have never been more disappointed in a place I called home. Avalon needs to go back to school and learn how to manage their clients and treat people. I am a college student who was treated like an irrelevant tenant and was only greeted with problems. This is my first review I have ever written in my entire life and I can promise you DO NOT RENT from them you will regret it. Every five seconds a fire alarm would go off, the power would go out, something in the apartment would break down, or odds are a noise complaint notice for laughing to loud was sitting in your email inbox. This is not a home, this place is impossible to live peacefully.

I wanted a quality, safety, cleanliness, washer/dryer in unit, a pool/grills and and a place to feel at home with my 2 dogs..:after searching around my comfort zone area (westside) ....I knew Avalon still met all my needs......Matthew and Christina helped me with my new upgraded loft unit and I couldn’t be happier.....going on year 6 at Avalon and couldn’t be happier! Our lease was up and we wanted to move to a quieter location in the Avalon Playa Vista complex and off of Beatrice street. Matt Crowe, the onsite manager, Mark, the maintenance supervisor, Jonathan and Amadeo, the onsite maintenance team, bent over backwards to help us move into just the right unit. Its quiet, we have great new neighbors and were home. They worked hard to see that we are happy. They understand customer service. What a wonderful team. Thank you all for sticking with us.

No, don’t consider this place unless you don’t care about security, being able to sleep, cleanliness, air circulation and general reliance on amenities.Security: Car break-ins have become pretty regular here, including one just this morning. The security system is really bad. Even though the building has doors that can only be opened by a fob, they are always always left open. I have complained about this more times than I can remember but nothing has changed. Besides car break-ins we also have crazy people breaking into the complex, rummaging through the trash and stealing whatever they can. And since the doors are always open, they have convenient access to anything. So, I don’t feel safe here at all.Sleep: All the fire alarm complaints are true, they go off quiet frequently, especially in the middle of the night during a week night. So, be prepared to lose sleep and deal with scared pets pretty often. This is the most popular complaint.Cleanliness: The common areas are filled with dog excrement that some pet owners refuse to pick up. I have heard so many people complain about this one too. An email gets sent out and nothing changes. So, be prepared to be smelling and stepping on dog excrement when you least expect it. Oh, also the elevators smell like trash all the time because the genius architect built the trash chute right next to every elevator. Be prepared to hold your breath every time you get in an elevator.Air: Easily one of the worst architects ever. The apartments are built in such a way that there is at least 1 room that has almost no air circulation, it gets hot and uninhabitable and here is the best part - the AC is built in such a way that it won’t push any air to rooms with poor air circulation. Our master bedroom, bathroom and closet are like saunas. It’s always hot and horrible to be in. I have also complained about this and was told there is nothing they can do about it because of the way the building was built. So, somehow its on me to figure out a way to live with this and continue to pay the exorbitant rent + spend my money to buy and set up an AC.The buzzers are always malfunctioning so you are constantly inconveniencing your guests, delivery people and yourself. Super unreliable. Complained about that one too.This is obviously not a big deal but the apartments and fixtures are really old school and not the nicest looking.All all of this comes at a pretty heavy price. I have lived in cheaper places that function way better than this. For just a little more money you can easily get a much nicer pace across the street.Like I mentioned, I have brought all this stuff up with the apartments for more than 2 years and nothing has changed. Somehow instead of seeing improvements in any of these things, they went out and rented parts of the parking lot to the Toms employees down the street. Our parking rent has of course not budged so I’m not sure where all this extra money is going, its definitely not making the apartment better. And we get stuck with opening up our homes to more liability.Oh, the parking lot is also truly terrible. One of the ex-employees told me she refuses to park in there herself because of how bad it is. Be prepared to get your car scratched up.The reason for the 1 star is the staff - they are super nice, very approachable and courteous. They really are the saving grace of this place and some of the best community staff I have seen.

Weve lived here a year now and will not renew our lease. The building itself is old and the renovations are cheap - plastic counters, laminate floors and carpet. The worst part is the fire alarms. Weve been woken up at least once a month and the staff cannot fix the problem and/or identify the tenants who are setting the alarms off. Its miserable.Also, if you love the Playa Vista lifestyle and amenities, this building is located on the opposite side of Jefferson. You will need to cross 6 lanes of Jefferson to get to the town center. Avalon also does not give you access to the Playa Vista community amenities like the beautiful gyms and pools, yet they are competitive in price.We moved here as a quick decision and now, after a year of development, there are far better options in Playa Vista.

I waited until my security deposit situation was determined until working this review and I will make it clear I am PISSED with how Avalon Bay handled this. They over charged our security deposit hundreds of dollars when in fact, outside of replacing the carpet there were no major damages. They charged $240 to essentially paint over 8-10 screw holes that WE SPACKLED. This is a good time to bring up that I built homes for a living and know how much construction actually costs. Avalon lets their contractors charge absurd amounts for their services and then passes the bill directly to their previous tenants.A little more about the horrible process: I go in to discuss this matter with management and they say theyre unable to pull pictures of my apartment up, therefore we have nothing we can review in person. At this time, I was told I would at the very least have the painting charge reduced (well, get to this later, but it was never reduced). So Im told now that I have to contact a national # to fight this outrageous extra, but management WOULD ALSO CALL and help with the process. I call them and tell them my position, this is when I learn that management never bothered to call. They tell me it will be a few days to review.I get an email a few days later saying if we dont pay in full this will go to collections agency. That promise by management to reduce the paint chargec? Never. Happened. Now, Avalon is threatening my credit history over an unnecessary bill from a tenant who provided them zero headache during our time living their. We didnt even bother them with a broken microwave they promised to replace when we first moved in, but they never got around to it.Overall Im extremely disappointed that Avalon is squeezing additional money out of their previous tenants when moving costs are already a burden. Avalon Bay was uncooperative and unsupportive in coming to a resolution over this matter. I expected better from a company whom is already leasing at such high premiums for what theyre offering.Thanks for running an otherwise decent experience. I will NEVER live in one of your apartments again.
