As an aircrew member supporting the USFS, we had a crash pad here that was regularly cased by neighbors; lock and door tampered. Not much could really be done due to our schedule and knowing our vehicles, but beware there are shady characters everywhere. Local LE was pretty responsive and management was alerted and disappointed. What can they really do?

I called this place, i was told they have 2br apartment available. I made an appointment, i called the day of my appointment to confirm it. I come in and was told, it was rented out. Like really?? The same lady gave me the appointment, but when i drive all the way to the apartments, it was rented out. Maybe only certain people she look for renting the property, but i was very upset.

Staff is amazing and very nice and so are the maintenance guys. But the apartment complex is self can use a lot of work for being so high in rent. The apartments are outdated and walls are very thin. The laundry mats card system is aggravating to use because sometimes the card machine has tech issues. also if you want to do last minute laundry forget about it. The laundry room closes at 11pm. One time I washed my work uniform and can back to put them in the dryer and they locked my clothes in there... they didn’t have the decency to check if any of the machines were still on or not. Bottom line. The complex is WAY OVER PRICED for what you get. If it was 3-400$ cheaper it would be a great apartment for the price

There was actual feces in the washing and drying machines and homeless wandering around all the time. I notified Sarahs Ashley at the front office about the feces, but she didnt seem to even pretend to care. Really that experience was just a perfect example of how horribly that place is managed. I had to put a note on the machines myself so others wouldnt use them! Cause management definitely wasnt about to do anything. Its a giant cash grab, not even pretending to care about their residents. Also, homeless frequently came inside cause the gates were often broken and they can easily follow any car in... As they often did. Made it very hard to take the trash out when there is always someone digging in it. The security personnel they had were never there when you needed them. Very dangerous!!! Not safe for families at all.

Lived there a year. All staff are great and attentive to your needs. Great gated community. Issues of homeless people getting in and going through trash on a regular basis and other issues were addressed promptly. Tenants w dogs need to be reminded to clean up after them. Disappointed they kept almost ALL of my deposit. I cleaned the place my very best. In my opinion a tenant shouldn’t pay for “normal wear” after only a year. They charge for touch up paint and cleaning (I thought I left it spotless). When I signed I was told “there’s no problem with hanging stuff on walls- they’re really good here with this...”. Also My dogs did have a few accidents but I shampooed carpet thoroughly. That’s the reason for the three stars. You’ll love it but don’t expect your security deposit back even if you clean up.

Lived there for a year. They have pest issues especially if you live on the first floor. Despite a complete clean apartment, I was guaranteed to see atleast 1 cockroach daily in my apartment complex.Gate has been broken multiple times so the place isnt exactly safe despite appearances. I recall in particular, taking out the trash at 10, to be met by a homeless person dumpster diving.Prices are insane for renewal. There was a point in which the lowest cost for a year lease for a 1 bedroom apartment was $2k per month so its a guarantee your rent is going to go up significantly after a lease expires.Ladies in the office also clearly dont care for you as a tenant and will try to Nickle and dime you out of everything. Out of a $400 security deposit, Ill be lucky to see $50 based on the fees they sent after I moved out.

I’m on the Fence of this apartment complex. The Management there comes across very cordial, and well informed. But they are not forth right in their communication. I had been informed that West Park Villas will begin billing tenants Utility Fees. I inquired as to how would this be measured, as there are no meters attached to these units. I went to management, and had been told that its calculated by the four connecting units, along with the the usage of water. The trash, and sewer is seperate.I found this hard to conceive when there are no individual meters on these units. So, I contacted Yes Management, who’s handling the Utility Billing for West Park Villas. This is what was communicated to me:Dear Resident,Thank you for your inquiry regarding the amount of your billing from YES Energy Management.YES Energy Management was hired by the management of your community. We calculate, prepare and send bills to each resident. Additionally, we handle customer service calls and answer questions for residents.Due to the fact there are no individual meters at your apartment complex, your billing for water, sewer and trash is calculated by allocation. This billing is not based on any single individual’s consumption. Water and trash cost is allocated based on the size of your unit and the number of occupants; sewer cost is calculated per unit, which means that the total cost that the property paid to the provider for sewer is divided equally between all the residents, after the property pays their share.Since you do not have an individual meter in your unit, we are unable to bill you based on your individual usage. Every month, you have the same charges for water and trash as all your other neighbors that live by themselves in an 805 sq. ft. apartment. The sewer charge is equal for everyone. You are being billed as part of your community. This being said, if more water and sewer is used on the property as a whole, everyones bill may increase. Conversely, should less water and sewer be used as a whole, everyone’s bill will go down a little. We appreciate the opportunity to respond to your questions. Should you have other questions about your bill please feel free to reply to this email or contact our Customer Service Department on the number listed on your statement.Sincerely,YES Energy ManagementPLEASE NOTE: These billing range from $55 - $67 monthly. Please take this into consideration in addition to paying your own monthly Electric and Gas bill when budgeting your monthly rent.

I lived here for about two years and had a great experience overall.POSITIVE ASPECTS:1) The staff members were friendly and helpful.2) The location was convenient for shopping, restaurants, gas, and the 14 freeway.3) As a frequent traveler, I especially liked having the Antelope Express shuttle to LAX available right across the street at Comfort Inn.4) Unlike one of the other reviewers, I did not have an issue getting my fair share of the security deposit back when I moved out of the area.5) Also unlike one of the other reviewers, I found that maintenance responded swiftly when my AC was functional but noisy (a non-emergency).MINOR ISSUES:1) The gate was pretty useless, which is usually the case in gated complexes. It was often broken, and people frequently tailgated their way in.2) I had a ground floor apartment and regularly heard footsteps and running water from upstairs. However, I think thats pretty normal for ground floor apartments.3) I had the occasional cockroach inside and several spiders in my outside storage area, but I never found bugs to be a serious nuisance.
