If I can give this place 0 stars I would! There was always something going on at our place. Leaks coming down our walls, no hot water, no water sometimes, the pool was never open! The list just goes on! I do not recommend this place to anybody.
Finally left Belmar villas thank god. Pay the extra money and get a nice place. They called me today saying we did not pay the money to break our lease which we did! They do not have it together.
Im currently a renter at this location. Apparently theyll set your car up to get towed costing you time and money. I currently have a parking permit for a car port from when i first moved in. Was not informed that i was only designated for that one car port. So not allowed to park in regular parking spots that are not covered.. However this was not in a email nor letter. Now i have to get my car out of a tow yard because they chose to be unprofessional... Ive been parking in the same spot since ive moved in not once had a problem until now. Upon move i specifically stated that i wanted the car port for when weather got bad and was still not told that i had park in one spot.
BE AWARE!! I moved in 2 months ago, and already Ive seen so many problems! This apartment complex likes for things to look good on the outside, but really it is very dirty and unkept. The maintenance are useless. It took them over 2 weeks to fix a small issue with my door that took 10 minutes for them to fix. Also, they closed the pool and hottub amenities for pool maintenance over a month ago, but Ive never seen any workers there and the pool is literally green. Ive emailed which they dont reply to, and i have gone into the office multiple times, and they dont have any answers as to when the pool will be done. Both the pool and hottub are still closed. They also add at least $100 of additional fees for trash and utilities that they dont tell you about when you tour or sign. Overall I am very disappointed with this apartment complex, and will not be resigning!
The crime rate in this area for one is ridiculous, my roommates car was stole and Ive chased off another chick trying to steal my neighbors car. Havent had hot water in almost 2 months, we have ants that get into the appartment from god knows where and they want to charge $1800 a month for a 2 bedroom!!! Not to mention a the 2 pools are always screwed up in some manner. Give this place a hard pass homies.
Ant problems, sorta run down units, not necessarily “surprise” bills but extra bills that were at times strange. Better units to rent in the area, I would steer clear from Belmar to anyone reading this review
Weve only just recently moved here and have had no hot water for weeks. We were alerted today where we have been parking is no longer free and without spending extra, were liable for our vehicle being towed from the lot. Weve already had to call maintenance a few times for issues that existed prior to our moving in, and (a complaint I never imagined I would have) the bath is - pokey?It feels like were money first and tenants second. The staff is bureaucratic and unprofessional.

The property itself is a shantie town, it looks nice on the outside but everything on the inside is cheap. They cut cost on materials and then over charge residents to live there. The communication between property management and residents when it comes to important matters is non existent, the only consistent thing they have going for them is their quickness to remedy maintenance problems which is all to often. There is a reason every single unit has been remodeled after someone leaves.
Belmar Villas has been the worst living experience I have ever had. We originally signed our lease for belmar villas virtually because we were moving cross country. The office lady insisted we had to be there by the first ‘in order to take advantage of the sign on bonus’. We hurried across the country in a Uhaul, only to show up and our apartment was far from ready AND not cleaned. I have attached photos of what our apartment looked like upon move in.They moved us in to a roach infested building. It was horrendous. We tried for months to get them to respond, while given the run around on what was going on. 5 months in to our lease they get a new office manager that finally listens to us, so it seems.Their ‘solution’ was to move us in to another apartment in the same building. They tried to charge us MORE to move, and ended up giving us 2 days to move out of our current apartment. We agreed that because we only had 2 days to move, and such short notice, that the new apartment would be deep cleaned by the morning and ready for us. We wake up early to tackle our move, and the new place is DISGUSTING. There was dead bugs, dirt, and a disgusting old sock that were found after a basic sweep. The dishwasher was rancid. What did they do to fix it? Nothing. We had to deep clean the entire apartment before we moved in that day.Theyve turned off water multiple times with NO email warning. The office has had more turn around than I’ve ever seen, and no one still knows how to communicate. On June 29th our hot water went out, they proceeded to fix it the next day by shutting off the water for hours with no warning. It is now July 7th and I took ANOTHER cold shower. My partner went to the office and they told us they do not have an official date the hot water will be fixed.The ‘amenities’ they market are bogus. The pool doesn’t open until halfway through the season. Business center? Not here. They had to put the MAILBOXES IN THERE BECAUSE THEY WONT FIX THEM. The mailboxes were broken in to months ago and the post office stopped delivering mail until they were secured. After months of having to physically go to the post office to get our mail, belmars ‘solution’ was to put them in the office instead of securing the mailbox.They overcharge for everything and it is a laughable joke what they have to offer.If you want to have roaches crawling over your toothbrush in the bathroom and bowls in the kitchen, no hot water, no real amenties, and an overall lack of communication - then belmar villas is for you! I wouldnt wish this living on anyone. I do NOT recommend Belmar Villas.
Watch out for Conservice energy bill. These apartments use a 3rd party for water, gas, sewer, trash, COMMUNITY LIGHTING, etc which comes to about $150+ additionally. And you have to hold an Xcel Energy account for apartment as well as plus renters insurance. Parking sucks but for an additional $30 you can get a reserved spot. All in all you get more privacy & value living in affordable housing units. KEEP LOOKING dont settle here!!!

I have been a member of the Belmar Villas community for two years and plan on renewing my lease for a third. Hands down this is the best complex around not only are the apartments affordable but they are well maintained and super convenient to shopping and entertainment. The office staff especially Stacy are courteous and professional. They return calls promptly and are always willing to help in anyway possible with any concerns or issues in the community.
I enjoyed my time at Belmar Villas. The property seems well kept and the grounds were always taken care of. The office staff always made sure the residents were taken care of, and when there were problems they were responsive in trying to fix the issues. Highly recommend this property!!
Stacy the leasing agent has been incredibly helpful and accommodating to my roommate and I. She worked with us to find the best living situation for our budget and specifications. 10/10 service Stacy is always ready to help and is on top of everything and that makes our lives much easier. Honestly you’ll never getting your deposit back,They charged me $145 for utilities for 5 days that I wasn’t even there to use it, I moved in my new apartment 9 days before my move out date and cleaned the apartment, but was still charged a $45 carpet cleaning and $115 for the whole tiny 1 bedroom apartment to be cleaned that we made sure to clean before moving out, I paid a $400 deposit that I’m not getting back 🙃 and no manager will call me back because apparently they’re the only ones that know about the “ finances“.
Belmar Villas is a Trick. Online they post a photo of their pool and the modern leasing office. And they have a 3D layout of the apartment with modern furniture. It’s trickery to make the place seem nicer than it is. Do you notice how there is no photos of the actual units?.... Cuz they’re junk. Belmar villas does not get mail in the mail boxes because their “mail boxes were broken into and haven’t been fixed yet” I’ve been living here for six months and have had no mail delivered. Get on it belmar!!! Our toilet broke and it had to get fixed on 3 separate occasion before it actually worked. Put some money into your units. The leasing office uses Covid as a crutch to get out of work. They never answer their phone and yet they throw a fit if you show up unannounced. White collar crime is now disguised as leasing companies
Jug is the best maintenance man! He came over to fix my dishwasher and also fixed my door handle while he was here. He deserves a raise!
My roommate and I have been living here for a little over a year now. We just resigned a lease. This place is a great community and location for the price. A lot of great amenities. Maintenance requests are always taken care of very fast. It almost seems as if they are getting the requests and immediately coming to take care of them as you submit them. Mike in the leasing office has always been amazing to work with and has always taken great care of my roommate and I!

We have lived here for almost Five years, and overall is great. The new management is really friendly, and nice. Every time I have a question, concern or a package waiting for me, Michael, Keri, or Alexia is there. The location is the best part because I can just walk to target or the near by shops and restaurants and its great. The only things I do think they can improve on is the lighting around the whole villas and properly cleaning the parking lots whenever it snows.
Belmar Villas has been such a wonderful place to call home. We were so lucky to have found them when we moved to the city. Its centrally located between the mountains and the city, has wonderful amenities, and the staff has always gone above and beyond to make sure we are enjoying our apartment. Michael has helped me so many times, hes my go-to guy at the office :) I highly recommend Belmar Villas for anyone, and any family who wants to have it all!
Belmar Villas has been a great place to call home after moving out of this city a year ago. We actually just signed a second lease and are hoping to continue staying as long as possible. We love the access to the amenities for a price that is unheard of in this area. Mike, Keri, and the rest of their staff have been very kind and attentive with us and have taken everything with a great sense of humor. Our maintenance requests are taken care of quickly and thoroughly. My only reservations/complaints have been around receiving packages here... I have had a few lost Amazon packages. If you ever are told that your packages are not at the office, check back a few times, they tend to turn up. With the rest of the improvements, hopefully there is a better system coming for these too.Thanks for making this a great place to be guys.

We’ve been living at Belmar Villas for a few months now, and we’re very happy with our decision. Keri helped us get our lease figured out, and she was wonderful. Honest and hilarious. The location is great, quick walk to the Belmar Mall, movies, and restaurants. The apartments are spacious, and the amenities are great. Definitely enjoying our time here.
I’ve lived here a little over a month now and I cant believe I missed it when I moved here a year ago. Alexia was super helpful when moving and got me in quick! She was very professional and informative when giving the tour and made my decision easy. The facilities are clean and well taken care of and everyone in the office is so great. I wouldnt want to live anywhere else for my first apartment on my own!
Living here has definitely been great for me and my family! Michael in the office is amazing. Always lets me know when I have a package (it happens often). And is always helping me with questions I have and is so friendly with amazing customer service! Overall it’s been great and this is our second year here.
The office staff is very helpful! Michael was the one that we met with at first to move in and he was great at making sure we could find an apartment that would suit us. Keri and Alexis in the office have also been very helpful and prompt with any maintenance requests we’ve had since moving in! Also it’s a great location in Belmar. I just wish they could do more community events so we could all get to know each other better but I would recommend!
I moved into the Belmar Villas a few months ago and I can definitely say I love it here! The apartments are clean with everything we were looking for, the employees in the leasing office are super nice and helpful (especially Alexia), the neighbors are respectful, and the atmosphere is great. For those looking for an apartment, at least check it out. Out of all the apartments we looked at this was the best one by far. I loved it when I moved in and still loving it now.
As a first home it works well. Staff seem to be very kind, professional, and helpful. Maintenance request are responded in a timely manner. The only downside i have experienced twice in a row are the lot robberies. I have had items stolen from my cars. If anyone saw rims being taken out of a truck on Sunday 10/20/19 morning please notify me.
My roommate and I moved in about three months ago and we have been very pleased with how friendly and professional the whole staff has been. Cisco and Gerald from the maintenance team are friendly, helpful and knowledgeable and the whole front office team helped us out with the hundred little questions we had while moving. Keri showed us around the complex and she was informative responsive to our needs. Overall, we have had a great experience here!

New playground ect.. I have just recently moved out of Belmar Villas after living at the apartments for 1 year. Overall, the apartment was affordable, quiet, peaceful and a great first apartment for me after moving across the country. In addition, Michael helped myself and my roommate greatly during times of need. He was always responsive via email & phone if we ever had any questions or concerns about packages delivered, maintenance requests, or how anything at the property worked. The staff at Belmar Villas is professional and courteous.All maintenance requests that I filled out were responded to and completed in a timely manner.Thanks Belmar Villas for a great year !
My family and I have resided at Belmar Villas for just under 3 years now. We just resigned the lease for our 4th year! The apartments are newer and spacious, the pools are fabulous and well kept during the summer, and the courtyards are beautiful and kid and pet friendly which is a plus! While living here, there have been ups and down, as many complexes tend to endure, but Michael, Keri, Alexia, and Stacey always seem to pull though for us. I appreciate the work they do.
Ive lived in Belmar for about a year now. So far Ive liked it. All staff have been very helpful throughout my experience! I love how when I put in a order for maintenance its fixed within 24 to 48 hours!
My husband and I have really started to love living here. Staci, Keri, Alicia and Michael are always there to help us with whatever we need. I would recommend living at Belmar Villas to anyone now that Michael is the manager. His team is awesome!
Belmar Villas is a very affordable price for what you get space wise. Weve only lived here a few months, but its in a great location and the community seems very friendly. Keri Fields, the Assistant Community Manager, has been extremely helpful whenever we have needed help with anything in the move-in process and after!
I have lived at Belmar Villas for three years now, and overall, it has been a very enjoyable experience. A few issues here and there but the community manager, Michael, is always willing to listen and work with you. Nothing but good things to say about the maintenance team, specifically my interactions with Cisco and Jug, have always been courteous, friendly and prompt. Overall an awesome place to call home!
Belmar Villas is not only located in a great location, but the staff here are very helpful, the amenities are great, and the community is friendly! Michael at the front desk is always a pleasure to talk with and seems to really care about the Belmar Villas community! Overall, Belmar Villas is a pretty quiet place to live (i.e., the neighbors arent too loud), which is exactly what I was looking for. I appreciate that the on-site laundry mat has a lock on it, which discourages homeless folks and criminals from using it. I feel pretty safe at this apartment complex. There seem to be quite a few families here, which makes me feel even safer.
My wife and I have been living at Belmar Villas since March and we have been thrilled with the service we received. Michael has really turned the place around and always makes sure we get taken care of when something breaks or if we have any questions.Michael really seems to have taken all that Carlyn taught him, in her short stint at belmar Villas, and applies it very effectively. We were so ecstatic to hear that he got the community manager job!
Karlyn the manager is a wonderful person, very understanding when we asked her to release us from the lease that was about 3 month to be fulfilled. She was great when we informed her that we had found an apartment for 62+ Which we are going to pay less then what we are paying at Belmar Villas and we were going to have to move right away. Maintenance always did a good job when something need to be done in the apartment. Specially Josue and Mason are great guys to deal with. Our thanks to Karlyn and every employee, they are great people.
The community is great and well kept! Maitnece Is always quick to fix any issues we have had. Keri in the office has always been helpful with any questions we have had since move in.
First off let me start by saying Michael is the absolute definition of a perfect property manager. Since he took over, this property has seen a 180. It wasn’t bad before but what a difference from then. He has made this place a very desirable place to live. Shout out to the rest of the leasing office staff too. I have been helped by all of you at one point or another and you all have been nothing but professional and a true pleasure to interact with. 10*’s from me.
They have been amazing. Everytime there has been an issue, they have addressed it with care and compassion. They have amazing follow through when you have an issue. You cant get a better team on the office and grounds to help. They have been amazing.
We moved in a few months ago and only have positive things to say. The leasing team Michael, Keri, and Alexia are all amazing! We have had a few maintenance issues and the maintenance team are all very responsive to our needs. It’s an amazing location with all the amenities you need.
Maintenance technician Gerald is on it. I submitted a maintenance request for a towel bar which seemed to have been ripped out of the wall. The next day I came home from work to find the towel bar very sturdy. The maintenance team here is awesome.
I have lived in Belmar Villas for the past 3.5 years. Its OK. It is a decent price for the location. Due to location, I would give it 7 out of 10.Since moving in, we have had several issues with leaks. The complex is fairly quick to quick-fix the leaks, but I wish theyd take the time to fix them correctly so they dont reoccur.We had a particularly bad leak from the upstairs unit into our master bathroom this summer. It took the complex several attempts and several weeks to fix. The leak was severe and made my bathroom and bedroom smell mildewy for weeks. The bathroom itself was unusable. When the repairs were finally completed, the bathroom was left a mess and I had to clean the debris from the tub and the floor.I had items stolen from my car in the parking lot once, but that is my fault because I did not have my doors locked.The mailbox for our unit has been broken into several times. We have received notes in the mail letting us know that it had been burglarized. We no longer have anything sent to the apartment.Despite the damages and the minor theft, were still pretty happy here. Belmar Villas is one of the cheaper complexes in this area. We love being in Belmar and we understand that you get what you pay for.
Ive lived in Belmar Villas for a couple years now. Michael was very helpful about getting us into a bigger place. Yes, the place was built in the 70s, but anytime Ive put in a maintenance request over my lunch hour, by the time I get home Jug has had it fixed. All of the staff are very responsive and professional.
We haven’t lived here very long yet but Alexis, Michael, and Keri made the leasing and move in process as absolutely smooth as possible. The maintenance team has also been great, they respond quickly and have helped with any problems we’ve had so far.
Friendly and professional management. Beautiful grounds with great views, located in the heart of downtown Lakewood with plenty of restaurants and entertainment. Definitely would recommend to friends and family!
I just want everyone to know how incredible Stephanie is!!! She went above and beyond with us. Had a bad experience with another place and she made sure we didnt worry. I have called Belmar Villas my home sweet tiny apartment home since December 2016. No place is perfect but I have one of the upgraded apartments which means I have “wood” floors and stainless steel appliances. There are pluses and minuses to every environment and here are the good things: Nice office staff, nice maintenance staff, pet friendly, generally quiet, newly painted apartment buildings, walking distance to Belmar and Belmar park (a beautiful gem in the city), prompt responses to phone calls and concerns overall. Here are the mild minuses:The landscaping and common area cleanliness is not always consistent, attention to light covers (post massive paint job) are still missing, and there are no washers and dryers in the actual apartment. Nonetheless, the washers and dryer‘s are really close (up the staircase) and they are in most apartment buildings. When considering your budget and proximity to really awesome things, this apartment complex should be considered. It’s not so bad and I’m choosing to live here for the fourth year in a row because as my friend said, it’s “vintage!” The new management team is a bonus to the Belmar Villas community.
I lived her for a year and by no means is it the worst place to live. However it is not a pleasant place to call home. Constantly worried about having your vehicle stolen or broken into. I never allowed my fiance to walk to her car alone at night or in the morning. I do believe the staff works with what they have and I dont think they are given the tools for success. When it comes to the water being shut off for days on end, having to gain access to your personal home while youre at work (this alone is unacceptable and an automatic non renewal).I was told at move out that my apartment was in perfect shape and that they may have to just do some minor painting (normal). That being said I was expecting to get my full security deposit back ($400). Now this may be my fault for not knowing ahead of time but lets be real, who can fully understand the jargon put in most legal documents or has an attorney present for a lease document. So I will be receiving $92 back from my $400 security deposit, the remaining $307 goes to the last two months of utilities. I dont remember back to the first two months of my payment on the lease but apparently utilities arent added to those months (for reasons )Not the worst place,Not a place I would recommend to anyone I slightly care about.
This has been a difficult year for me and my family. Karlyn and Michael have gone out of their way to make the leasing process fair for us. I am in their debt.Property managers everywhere get a bad rap. This, however, is a good crew willing to work with you when times are tough.
Do not rent from this place it is overpriced and you can plan on not getting your deposit back due to unknown fees.
Lived at Belmar Villas for just over 2 years from 2017-2019. Couldnt have asked for a more pleasant experience. Never dealt with a single major problem and the staff couldnt have been more amiable. Would definitely recommend checking this place out if youre still looking for somewhere to live.
Im on google reviews to vent about Belmar Villas and their ownership group Steadfast Companies, yes, and to also hopefully educate and stress caution to any current or prospective tenant about this place.Basically, were being strong-armed into extending our lease by a couple months. Heres my story-My roommate went into the office just prior to the onset of our last 60 days to obtain the appropriate Intent to Vacate paperwork. He was told, Take that paper and hold onto it, we dont need it back until the day you move out.It did seem curious at the time, why a written notice wouldnt have to be given until the last day of the lease. And Im sure theres language in our lease contradicting that, saying Yes, you do have to submit a 60 day notice in fact 60 days prior to your lease expiring. But we just went by what we were told, by a human, Belmar Villas leasing office employee. And we didnt submit that paperwork, and didnt give it a second thought.Im sure you know where this is headed. The last few weeks of our lease were approaching, the new apartment complex I was moving to contacted Belmar Villas for my residence records, which prompted Belmar Villas to call me, saying Whoa, youre moving to a new place? First weve heard of this. You havent given us your 60 day notice, buster.So we went in to state our case, that wed been told many weeks before that we were in the clear and could move out when we were supposed to. That went over as youd expect, like a lead balloon. They said No, we didnt ever say that. We dont train our employees to say that. You gotta submit the notice. The written notice. Which we havent received yet. So, we protested, we bickered and eventually we submitted, officially and in writing, in the office, the 60 day Notice of Intent to Vacate. And came to grips with the reality that wed have to stay there and pay full rent plus utilities for another couple months.I get it, we probably goofed not being super over-communicative with our intent to leave. The conclusion Ive drawn is a leasing agent was negligent and gave us misleading information, which they realize but arent admitting to. So they see an opportunity to bilk us out of more money, and theyre taking it.Weve lived at Belmar Villas for four years, paying on time every month, putting up with a ton of flaws Im not even getting into. Youd hope for a certain degree of trust, maybe even compassion, to have been established in that time. Maybe a call here, an email there, in the run up to our lease expiring, saying Gentlemen, to our knowledge we havent heard from you guys. Your lease is coming up, did you know? Why dont you come in, well have complimentary water for you, you can stop by our Business Center and surf the net on our public computers, maybe well even have a cookie tray, and well either get you to actually sign and turn in whats known as a 60 day Notice to Vacate form, and get you out of here on time, or well draw up some paper for a brand new one year lease. Either way, this is us, courteously and professionally, contacting you. So call us back. No... they never called.Im sorry to have rambled on, and to have sounded probably sort of whiny. But take note- when legally binding contracts are involved, you want to do your due diligence. You want to submit that 60 day notice, actually hand that piece of paper over to them. To the office manager, not one of the lower-level leasing agents. You might even want to have the exchange videotaped, time-stamped, and live-streamed, just so you know its documented. Even after being told that its not necessary. Well just get that from you the day you move out.
Our packages get lost at the front office on a regular basis, amazon will not reimburse anymore.Heater, air, hot water, ALWAYS has problems and does not get fixed efficiently. Living here goes against humane living conditions.Staff does not even try and act friendly, caring, considerate, etc, just inconvenienced.Dont ever expect the jacuzzi to be working.They will let anyone rent here without ID or employment. Theres wannabe gangs in almost every building. They can be heard rapping, fighting and smell their drugs all hours of the night.

This actually mean zero stars. Very unprofessional and unorganized leasing office. Even the managers have no idea what is going on. Constantly lost my packages and point the blame away from themselves for any problem. Getting my security deposit back, they put the wrong name and address on it and had to wait for it for a month and a half. They didnt even give a detailed invoice on why I got less than half my deposit back. Do not lease here!!
Youd never believe it, but its 12° outside, Presidents day, and my whole unit is without hot water again. Thanks for weighing our living accommodations with your convenience. Read other reviews, everyone except the property owners can apparently see how poorly this place is run.
About what you would expect from any apartment complex. The washer and dryer units in my building were almost always broken. The company contracted by the apartments (Mac-Gray) were slow to come out for repairs, sometimes 2-3 weeks. For the year I lived there, I was always told they were working on replacing all the units and contracting with someone else. Now that there is new management, maybe that will happen faster. Also, the maintenance staff is sub-par. Always doing quick fixes instead of making repairs with the long-term in mind. For example, I asked them to replace the filter in my AC unit and instead of replacing they scrubbed it with a brush and conveniently left it on the floor for me to clean up. I was paying $913 for a 1bdr/1bath and they wanted to raise my rent to almost $1200/month. Needless to say, I moved out. Overall feelings, indifferent. This is an average place to live with a monthly rent that doesnt quite match up.
This place is awesome. Weve been here for going on 2 years now and we love it. Weve not had issues and if so they were attended to promptly. Never have we had any pest or neighbor issues. Theres been alot of change in staff but weve always had awesome experiences and services from maintenance and leasing office. Mike is absolutely awesome! He always gets us answers promptly, he speaks to us on every round he makes just to see how things are, and he always knows who we are and where were located regardless if its been 6months or just a few days since we last passed each other. Being new to co its definitely a beautiful healthy neighborhood and very homey
Awhile back I gave this complex a very bad rating (under a previous regime). The new Management team is gold and have bent over backwards to upgrade my apt and generally assist whenever asked. Under the new rent increases they agreed to bring my apt up to market value (pretty much new everything) and they have. I have been here close to 5 yrs I am still paying a little under market rent, neighbors are kind and mostly families, couples and students and they only trashy people around here are those who look down their nose at others. The grounds are clean and have more amenities then most. They are dog friendly though not everyone keeps with the leash laws most everyone here dose. Maintenance has never kept me waiting more then a couple hours for Emergency Issues and were on top of non-emergency issue no later than early the next day. There is new Apple computers in the office, newly renovated gym, the pools & hut tubs are always clean and the noise regulations are respected and enforced. Mostly it is a live and let live community and I adore all my neighbors. I plan on staying here until I can by my first home.
Belmar Villas is a great place to live! The fitness center is my favorite part! And the maintenance technicians, Tim Tyler, Cisco Chicado, and Gerald Jug Brauch are always ready to lend a hand; all the team members are all so helpful. Thanks Belmar Villas!
Lived here for roughly 4 years because it was less expensive then most of the other complexes in the belmar area and allowed me to walk to work. However the location was one of the few positives. The front office staff was always friendly to me and my dog so this review does not reflect the office staff portion of Belmar Villas. My first year, there was a couple of instances where the hot water stopped working and I had to find alternative locations to shower. After those first couple instances my hot water worked fine for the rest of my time living there. Unfortunately other building units appeared to have more frequent and much longer lasting issues with there hot water over that time and as you can probably see by the other reviews.The swimming pool in my block of building seemed to only open for a short period of time in the summer and would often close during that time as punishment for some of the less quality residents not following rules. Unfortunately this meant less pool time for the good ones.The gym was usually clean and not too busy.The laundry room in my building block regularly had one or two machines not working properly which would only leave 2 washers available for god knows how many residents in that building.Rent went up for each renewal despite virtually no improvements to the quality of living. When I was preparing on moving out they decided to do a massive paint job on the exterior of all buildings. Unfortunately the colors chosen make it look blah and almost like an abandoned building. I imagine the funding for the paint job could have been spent more wisely on more pertinent issues. But whats maybe worse than the paint job is that we were told to take any of our patio items off of the patio so that they can do the painting. But for some reason (they claim weather) the painting process didnt begin for over a month. So I had patio chairs and flower pots taking up a 3rd of my living room instead of being able to properly use the patio that Im paying for.I had a couple of nice neighbors who seemed like good people. But it seemed like the unit above me and across from me was a constant revolving door of shady characters and drugged out college kids getting into fights in the middle of the night.In summary, the office staff was friendly and seemed to do what they could with what they had to work with. Unfortunately what they had to work with was poor ownership with poor ideas.
I currently live here and am very disappointed. People let their children run amok, leaving garbage everywhere. At first glance the grounds look clean but take a look under the stairwells! I could hide a body under there and it would never be found. Spiders everywhere. The AC unit only keeps one room cool in my 1 bedroom apartment. Tenants let their dogs bark at all hours of the day and night and when I complain, am told to call security or animal control. No notices are sent to the tenants violating noice curfews. There is constantly broken glass near the garbage bins, people not picking up after their dogs...you name it. My carpet when I moved in reeked of cat urine which was noted on my move in check list....not worth the money IMO. I will not be renewing my lease.
The rent is cheap for the location. The location is great! Ive been here for 2 months and the hot water has stopped working at my apartment twice. The maintenence team is very bad. You have to call them 10 times to get anything done... “okay well be out there tomorrow morning at 9am.. nobody shows up.” Now my hot water isnt working again right now and hasnt worked for three days. Its expected for these older buildings. They are working hard at maintaining the place however. Our boiler went out and they had it fixed in a couple days. The heating works great its cozy when snowing out, and I have NOT had any issues with roaches on the second floor.
This place is well priced and pretty nice!! Keri is the best!!!
March 24, 2018 Update:Karlyn Johnson, the new manager at Belmar Villas, had a long conversation with me yesterday about the problems, broken promises, and our overall dissatisfaction with our living experience here. I feel like she really gets what our issues are, and she agreed that for the amount of rent we pay that our upset is justified. She is in the process of working to remedy our situation on several fronts, so I promised her that I would change my rating in advance of those agreements. When what weve discussed becomes reality, I will update and revise the rating/review again. In short, I believe that this new manager is very much committed to raising the community standards.---March 22, 2018 Today is approximately the 10th day in the last month that Belmar Villas Apartments has shut off the water. At nearly TWO THOUSAND dollars per month, you would think running water would be included ... Think again!Worse, todays shut off was for repairs in the bathroom above us is totally unnecessary as THERE IS A SHUT OFF VALVE IN THE MASTER BATH ON THE FIRST FLOOR! The entire building (6 families) could have at least kitchen water, but instead we have none.More over, the night lighting is awful and the place feels dangerous. They are poor about cleaning the grounds and the place is infested with roaches.Back in August, Belmar Villas Apartments made our apartment unlivable and told us that they would take $100 off the rent. Never mind that I lost 2 days of work, all 3 family members had to pay to eat out, and the hotel cost was over $150! Christopher, the very rude assistant manager, said we need to need to show in writing that Belmar employees promised the discount or he wont honor it. Twice since, we have been promised this meager discount from 2 different managers, and it has conveniently never come!So Christopher, here I am to tell everyone in writing how Belmar Villas treats their residents.
I lived here for 9 months they lied to me about hove to pay extra apartment fees on top of me paying my other bills I payed them and near the ending of my lease They called me 2 months prior and told me that I had to let them know if I was moving out or not and I had told them that I was not going to stay there anymore and at the end of my lease they made me sign another to month agreement for not signing 2 months prior after I had told them I was not going to live there So then they made me pay an extra 2 months but halfway through the 7 days into The 1st month I was paying they started doing construction on my apartment without giving me notice are notifying me they were going to enter my apartment because I was on vacation prior to those 7 days So because this happened they let me out of my lease but still taxed me 10 days of the 1st month I paid for And I signed a contract saying they would give me my reimbursement with in 40 days and it took them 3 and a 1/2 months to get me my check and I called them over and over again to finally get my check be careful these people dont care about you all they care about is money I would not recoment living there
Well I guess I will never find a place seeing as all of the apartments I have seen read about and dealt with myself have just been horrible and rude and I think when some apartments have just one available at a $45 dollar per person application fee if you have just one person a day which is probably the minimum that comes is that apartment can catch 1350 a month with just one person so some days could be a couple of people say two a day that is 2700 a month my god I was ripped off and fast they called me literally 5 minutes later after I left and I know it can be quick but the lady obviously does not have the ability to run a computer trust me. Anyway forget about bothering with crap places and just go to the ones in a book that is in a store and go through the steps of looking and deciding on what you really want and where do at least 3-4 different apps that have more than one availability and chose one with the right management and discuss everything with them before time and do your research. Oh and one more thing why do they need to charge so much to do a 10-20 minute job for 25-55 dollars per person my god I can do unlimited amount a month for I think 25 a month if not like 30 and there is no download and no anything just go to the site and you log in and fill out the info and get the info off of the site and make a decision from their. So easy for so much.

I currently live in Belmar Villas and have been extremely unhappy with my experience. Not only do the washers and dryers constantly break in my building but I have been without hot water in my apartment numerous times(atleast 10) without explanation. If youre looking for a comfortable living experience I highly recommend NOT choosing Belmar Villas.

Worst place ever! I don’t recommend anyone moving here. We haven’t had hot water in two weeks now and no one has done anything about it. If I could give this place a 0 rating I would.
If there is zero star I would post it on here. Maintenance is poorI remember I asked to fix the lights inside my APT it took them 3 days to come over to fix.The floor is too dirty and I asked the leasing office for washing and cleaning the floor around the apartments and they promised me 3 times and they did nothing. Laundry room has one machine broken and they fixed after 3 months. I rented a car port parking and no lights and they couldn’t fix it because the caple under ground which means it’s a big issue to replace or fix.Im regretting to be here!Also very poor leasing office with poor services
I lived at belmar villas for one and half year When I moved out. I clean up the apartment . After I move out about a month ,I received a mail . It show something damaged fee I need to pay . But one item say I change the carpet ,but I didnt. So I bring the paper to the office to ask my question. The person who is working there They tell me. I have the right to pay the bill but I didnt have right to ask my question. They tell me I just need to pay whatever how much they want me to pay. But I cant ask the question . That apartment isnt my own. Why I change the carpet .Then they let me go out .After one day my husband go to office. He show them the picture about the carpet when I move in. To tell them we didnt change the. Carpet But they call the police to let my husband go out. They attitude are worse. When I begin to communicate with them,They didnt have any patience and very mad at me. I think that is attitude for the customer who are move out . I feel very disappointed. And I dont recommend people to choose there. I just saw the person left the message on the botton say to call back,and will give me a positive answer. But why you guys didnt pick up the phone and I leave the voice message. But nobody give a call Wow How positive is the experience I had
Hello I am 6 months into my one year lease and here is my review on the Belmar Villas.I am grateful for having a roof over my head. I also have running hot and cold water. Ive read every single review here and alot of people have experienced their water beinf shutoff for days on end, theyre over exaggerating. We do have water here, they notify us if the water is ever going to be turned off, and it usually doesnt last for more than 20 mins. I havent went a single day without water. I am grateful for that. Its a great area, alot of stores nearby and public transit easily available.I am dissatisfied with the amount we pay in other fines and fees. Rent is a little too much but thats colorado for you . The maintance guys are okay but nothing special. One of them replaced a door here and put the door handle on backwards so i cant shut my door now. There are cockroaches in the building. The people before us mustve been very dirty because their was a bunch of roaches when we first moved. The very first day we moved in, there was dead roaches in the carpet. Like thanks. What a nice welcoming present. Luckily, weve been extremely clean and havent had much of a problem with them since. There are mice in the walls or something. There was one mouse in my house that kept antagonizing the hell out of me, we placed a bunch of traps but hAvent caught it yet. There was one night where electricity was off for a couple hours and kept flicking on and off. I was cooking food and had to throw away everything. :( i was so hungry that night. Overall, im grateful for being here and having a roof over my head food, water, and electricity. I like living here but it does come with its problems. Its not for everybody
Recently moved out. Thank god. Washer and dryer are always broken. There are tenants with dogs not on a leash. I was bitten on this property and nothing was done about it. Oh and watch out for a very nosey tenant named Judy. She likes to call the cops and cps on people she also likes to knock on your door at weird hours and try to push her way through the threshold. What kind of people you let live here. Crazy.
This place is complete junk. The reason i moved in here is because i chase storms around the country, and rather than stay in hotels i figured I’d sign a 3 month lease. During the lease my rent was about $1,300 for a very small one bedroom apartment. That part didn’t bother me. What bothers me is that the hot tub has never worked in my section. The pool is always disgusting. Kids run around like wild animals with no parental supervision. There is always parties going on and when you call the “Courtesy officer”, they never show up. Despite my bad experiences during my lease, i went to month to month because i was still uncertain how long I’d be on Colorado. Now I’m paying $1,600 a month and things are worse. I pay an extra $30 a month for a parking stall. People are here don’t care and they will park in your spot, even after they have been towed. The tenants here are extremely ghetto and trashy. Literally there isn’t one positive thing to say about Belmar Villas.
I really dont know why people are posting negative reviews of this place?. When we moved in the staff was very friendly and made the move seemlesly easy. Not one problem with my lease. Every thing is outlined in black and white . no problem if you actually read your lease agreement and abide by your lease. I dont care where you go if you dont abide by your lease then yes of course you are going to have problems.People need to take the pacifer out of their mouth and be an adult and start taking responsibilty for your own actions instead of acting like spoiled intitled man babies.Staff has always been super helpful and friendly. Its the golden rule treat others the way you want to be treated. Other people arnt your punching bag because you want to trow fits.Dont let your white privilege show to much.5 stars
My family owns around $500 million dollars in rental properties on the east coast so I know a little more than usual about rentals, lease agreements, fees, and rental property management .Also I am a disabled veteran. We will get to that in a minute.When I first moved in around August 2017, I was thinking “Okay kinda small but the staff is friendly and it’s in a nice area close to Belmar.”Man was I wrong.First off, they never mention in the lease agreement that other charges would apply to your monthly rent, I double checked this. My rent that contractually was at 1,110 a month jumped up to 1,275 due to outrageous fees.Here are som examples.Parking FeeLaundry FeeTrash FeeLandscape FeeAndAn Extermination Fee? What?!?In any rental business, unless the tenant did something to cause the exterminators to be called, no one should have to pay a insane $25 dollar extermination fee per month.The parking fee is rediculous as well. The lot is very unkept, and old. There is never any parking and there are no handicapped parking places for me. (I was shot in the right knee) so I end up walking around 100-200 meters to get to my residence after school. (Imagine Grocery shopping.)And two weeks ago my car was towed for being two inches off the white line without my notice. Since it was exam week I had to drop one class and lose $1200 dollars because of this nonsense.When I asked the assistant manager about this, his stuck up attitude and answer was “we randomly tow vehicles.” That is the opposite of a answer and is plan stupidity.Again he said “we RANDOMLY tow peoples privately owned vehicles.”I called corporate, and they are supposedly looking into the matter. Corp is all the way I. California. Belmar is not overseen at all by higher ups!Now let’s talk about living here.This complex is very old, and many items are outdated for the price you are paying. Whoever installs the toilets, ac units, ect, does it in such a manner everything is crooked. I had to wait about a month for them fix a faulty window that wouldn’t open. After they “fixed it” it was still not opening, so I went to lowes and bought thewindow railing myself and fixed it. (Unprofessional)The carpet and bathroom was beyond filthy when I moved in. And the outside of the building is full of trash, rocks, and dirt. Not worth 1,110 a month plus the fees that add up to 1,300 a month.Also it seems they don’t do background checks,since every night there are weird drug deals taking place in the parking lot from 12-5 in the morning, even on weekdays.And almost every night there is a domestic violence situation happening at Belmar Villas and you can hear people cussing, yelling, crying, and slamming doors sometimes a whole building over! Jesus Christ!SummaryI’m not the one to give a bad review, and I never review anything, but I just wanted to warn anyone that’s looking at moving here.-The apartments are dilapidated and outdated.-Maintenance doesn’t upkeep the property one bit, trash is everywhere.-Good luck getting maintence to fix something.-Hidden fees not in the contractual agreement.Parking is no where to be found and does not include handicapped parking.-You’ll eventually get towed even if you’re parking correctly. “We tow vehicles randomly” -Assistant Manager.-Front office employees are not professional and do not listen or care for their current tenants.( Except Dustin, the assistant manager should be terminated and have Dustin take his place because he actually listens to what tenants have to say and proves it by his actions.) He is the only reason I haven’t broke the lease. Sevenish months to go.So to wrap this up, stay away. The price is too high, and keeps rising. I could’ve moved into a apartment around Englewood brand new at the same price. I made a mistake.Just giving my honest impression and opinion of Belmar Villas. Do as you wish, but you’ve been warned.UPDATE June 1st 2018Thank god I only have two months left at this property, my review still is relevant.

The only saving grace of this place is Tim. He is the only one who seems to care at all about trying to make this place livable. After getting ignored by the leasing office for over a year, he came to fix all of the issues in the apartment and went above and beyond to get everything not only fixed, but to also prevent the issues from reoccurring in the future. Not only was he incredibly helpful, but he was also very friendly and thorough. To be clear we are not giving the complex five stars at all, giving it two stars would be generous. The only one who deserves five stars here is Tim.
