I love the area, quietness, and the staff. This is the best experience I have had renting anywhere. Tyler is really nice and understanding. Walt is such a sweet man, and is on top of everything. They do what it takes to make you happy.Feedback: Would love if the property map box near the mailboxes was better displayed since delivery drivers often drive right past it and continue making laps around the property.

Since we moved here we have been nothing but amazed by how great the customer service is. Very peaceful and quiet. Tyler and Walt are amazing, they are always on top of your request and ready to help whenever needed! We highly recommend this property.

Another fantastic maintenance experience with Walt. Had a smoke detector start chirping late last night and needed to be replaced. Got a call after hours to see if it was still chirping and got a replacement first thing in the morning. Cannot say enough great things about Walt and The Bluffs!

The Bluffs were such a refreshing change compared to the other places we were considering to rent. They set themselves apart by offering rental units that are set up as townhomes rather than apartments, so there are no neighbors living above or below you. The setting is lovely and serene and makes it hard to believe that youre close to so many conveniences. Tyler Morris is the Area Manager and he is wonderful to work with! Hes professional, helpful and very responsive. Overall, this property is a gem and the staff is top notch!

This community is a dream. Very clean, quiet, close to amazing walking paths and parks. The staff - Tyler and Walt - are amazing. They are responsive, kind and always go the extra mile to make you feel welcome and taken care of. My kids and I felt like it was home right away. The unit (3-bedroom) lives large and the high skylights and trees on the property make it feel special.

We love living here and the staff is amazing, specifically Tyler and Walt! They are very prompt at fulfilling maintenance requests and it very easy to communicate with them whenever we need to.

Tyler, Kayden and Walt are terrific. Ive lived here for 2 years and Im glad I chose The Bluffs.Pros: close to everything but not too close. The wooded setting is serene. Large 1 bdrm floor plan with high ceilings and large balcony. Great Mountain Park trails and access to the rec center. Well maintained and quiet complex. Pet friendly.Cons: storage space is limited. Flooring and some appliances could be better/modernized.

We relocated from Maui to Lake Oswego on Sept 1st. As you can imagine, it was a tremendous move lots of details to work out not to mention pretty stressful. But Kayden in the office basically held my hand through the WHOLE process!! Sent me every detail possible to decide if this was the unit for my family as we had to decide sight unseen. But we were MORE THAN THRILLED!! The units are spacious, new inside, huge decks, beautiful grounds and more. We are in love with our new home at the Bluffs @ Mtn Park. Thanks to Kayden for ALL her help. Even walking over to our unit (which is far from the leasing office) to make sure I closed the bedroom door to keep cats safe while I was traveling across the city! HahaThanks Kayden, Tyler and The Bluffs @ Mtn Park for providing us with such a great place to call home!!!

I loved living here, stayed in 3 bedroom for almost 2 years and Tyler, Walt, and Kayden were always on top of anything I ever needed, hands down would recommend to anyone looking in the lake Oswego area! Above and beyond level service

We’ve been at the Bluffs for over a year now and we love it here. It’s not particularly close to work for either of us but every time we think about moving closer it’s so hard because of how great management are! You will literally never find Property management that are as quick to help and Tyler and Walt. If you struggled with maintenance requests taking forever (or never) getting done it’ll be a shock moving here and having Walt show up same day and just fixing it.

2/11/20 Update: Walt is a national treasure. Our car got stuck at the entrance in this winter storm (wife is a nurse and stuck driving in this) and Walt came out at 9pm to get us unstuck. Cannot say enough great things about this community and the staff. Thank you so much, Walt!!!!*******Had a fantastic move-in experience and things are off to a great start. Kayden did an absolutely amazing job of coordinating our move-in and made things safe and seamless for us. This is even more impressive given everything going on right now (shes seriously awesome). Really loving the community and our place a few weeks in.

I’m still here at The Bluffs. Management continues to be exceptionally polite, helpful and efficient. My neighbors are quiet and friendly and the maintenance crew is fast and very tidy. The location is pretty convenient and access to the Mountain Park Community center is a big plus.

This complex is run so well and having a jack of all trades, Walt, on property to help should anything go wrong adds an extra piece of mind layer. Walt is always prompt, kind and quick to help. Kayden and Tyler bend over backwards to make sure residents are taken care of. You would be lucky to live here.

The Bluffs is a great community to live in. The apartments are very nice and fairly priced as well. The office staff are always welcoming and nice and Walt is on the spot with maintenance requests. I had a request submitted and no more than 10 minutes later there was a knock on the door, a quick fix and he was done! I had no idea it would be that quick, but they’re always quick here! I lived at the Bluffs for almost two years. Ive had a great experience at the Bluffs. The team: Tyler, Kayden, and Walt have always shown me a high level of service and commitment. Walt especially has made my stay here go smoothly as he has gone above and beyond to ensure that my maintenance request are done promptly and efficiently. The reason Im leaving is mainly due to work.

I absolutely love this place! I have lived here for two and a half years and plan on doing so up until I pull the trigger and buy a house. What really sets this place apart from all others is the staff (office and maintenance). They are absolutely lovely, attentive, and kind human beings. They are quick to respond and sincerely care. Recent maintenance requests were completed well and promptly! While I was on vacation, a new baseboard heater was installed with a new thermostat to replace a nonfunctional one. Carpets were cleaned. Recently my dishwasher was replaced and it cleans really well! I have never had any problems with missing items etc with the maintenance work that has been done. Walt, the maintenance guy is wonderful. He helped me replace high light bulbs and nothing has been too big or small to take care of. With the recent snows, my entry porch and stairs were salted to prevent icing and the parking lot was cleared of snow even though it was the weekend! Also, without any prompting from me.Drawbacks to this complex are that the buildings, like almost all apartments in the area, are built in the 70s without a forced air system. So no air conditioning and inefficient baseboard heaters. It is in multnomah county so it’s in the Portland school district. It’s on mountain park so the roads are tricky in icy conditions because of the steepness. However, all this is par for any apartment in the area.So far, my only concern with this particular complex is consistently rising rent rates which has led many tenants to move out.

The grounds are well taken care of and any time a repair is needed Walt gets it done right the first time. All of my interactions with Walt are always positive whether he is making a repair or I simply encounter him in the parking lot. He cares about what he does and treats everyone with polite respect.

Love living here! The staff is super friendly and unbelievably helpful. Walt, the maintenance man, goes above and beyond to care for any and all needs in our home. The job is always done right the first time and always sooner than expected. Kayden and Tyler always care for all of our needs. These three people really help to make this community a beautiful, peaceful place to live.

Management here is professional, efficient and kind. Maintenance is exactly the same. Floor plans are large with high ceilings and apartments have stellar amenities. Pets welcome. Do recommend!

There is typically nothing fun about the Apt hunt, but I had such a nice time touring your property with Kayden as my guide. She was, not only, professional, accomodating and informative, she was witty, personable, down to earth and friendly. The property and model unit were both lovely and well maintained. Sadly, not in the LO school district, as it otherwise seemed like it would be a great community to be a part of.

Weve been here for almost 2 years and I cant say enough good things about Kayden. Walt and Tyler. Very accommodating and responsive to our requests. They also worked with us to get extra storage in one the garages on a short notice. Prompt responses to all maintenance requests and tremendous effort put in every year to keep the property looking beautiful.

The Bluffs is an amazing place to live. Its occupies a stunningly beautiful plot of land, it has very attractive apartments, and the staff running the front office and maintenance are the best. Walter from Maintainance had to replace one of my baseboard heaters today; he knew what he was doing, had a spare 10-foot heater in storage, had everything he needed, he performed the work quickly and professionally with a smile and with a cheerful attitude. Not bad for a Monday morning! Kayden and Tyler in the office are on the spot at all times, always with an answer or a solution. Great people make a great place to live!

I had the pleasure of living at The Bluffs for 4 months in 2018. I enjoyed every moment of it. They keep the grounds well cared for. Tyler and Cayden are super helpful in the leasing office. Walt does a wonderful job maintaining the property inside and out. He takes great pride in his work. He treated me like a neighbor, which I really appreciated. One icy morning I saw Walt and Tyler shoveling salt onto everyones porches and steps, before the hired crew arrived to do the same job! I am truly impressed by their attention towards resident safety and satisfaction.

I actually liked living here and the staff was friendly. However, after we moved out, rather than send us a bill directly for what we owed for cleaning the carpet and minor repairs, they sent us to a collection agency. I simply find this lacks basic human decency and was completely unnecessary. Maybe thats just their policy, but I give them poor marks for it.

I have been a resident of The Bluffs for over 3 years. The best part of living here is the staff. The management team, Tyler and Kayden, are receptive to all needs that may come up, respond immediately, professionally and always with a smile. They truly seem to care about the residents here. Walt, who takes care of all maintenance issues, is just the best. He comes to take care of things as small as replacing a light bulb to replacing a stove top. Hes always friendly, comes quickly and if he will be delayed, he calls and lets you know when he can come. He lives here as well. So he takes pride in making sure things are as they should be. There are many apartment options in this area, but what keeps me here is Kayden, Tyler and Walt. Ive lived in many complexes over the years and I can safely say they are the best!

My car broke down on a hill in this apartment complex and an angel named Walt walked out right as it happend. He happened to be with the matinence department and gave me a jump right away. Friendliest service ever and I don’t even live here! 5 stars all around.

The Bluffs is a nice community with wonderful staff in a great location with access to the Mt. Park Rec Center. The maintain the grounds well.

I am honestly disgusted with this apartment complex and its management. We lived at the Bluffs for two years. During this time, it was rare to find someone in the office if we needed help. We were, on multiple occasions, turned away by the property manager for simple requests (such as getting our UPS/Fedex deliveries), as the property managers made prospective tenants a higher priority than current residents. Forget about them ever answering the phone. Furthermore, they gave the absolute minimum notice (24 hours) for repairs and maintenance inconveniences (like replacing an entire balcony). We were forced to scramble to get time off of work and school to accommodate while maintenance was in our apartment. Additionally, we were forced to miss multiple days of work and school due to the apartment complexs blatant neglect to accommodate ice/snow. The Bluffs is built on large hills and there was no action taken to make the apartment complex more safe. No signs posted, no emails sent out, sand/salt put down too late, etc. In the winter of 2016/2017, more than 10 cars were damaged (some totaled) and ours suffered over $3000.00 worth of damage from someone sliding down the incline. After these accidents, the apartment complex hardly even acknowledged this and did not take one minute to check in on their tenants! Lastly, they managed to take our entire security deposit plus some for very subjective reasons and we were treated very disrespectfully when we followed up on this. We were respectful and friendly neighbors and paid our rent on time every month. And we were ultimately treated terribly by management. We will not be renting from Trinity Management ever again. If you value your money (or your car) and you are searching for a legitimate pet friendly apartment complex, you should continue searching.

Tylor, Kayden and Walt are the absolute best! Whenever I saw them they called me by name, had a smile on their face and were a pleasure to chat with. They take the utmost pride and care in the property. No job is too big for Walt. I always got prompt service when I had a service request. They go above and beyond each and every time. I have lived in a few complexes before and this by far exceeded any expectations I had. If you are looking for a place to rent, run to The Bluffs. You wont be sorry. If I ever find my way back to Lake Oswego, I will for sure be renting from them again. Thank you for making my time living there so enjoyable.

We have lived at the Bluffs for over a year and love it! We have a great view and the staff has always been super friendly, helpful and go above and beyond the usual that one might normally see at an apartment complex. Kayden and Tyler are extremely nice and have always been available and their response to email has been within 24 hours. They explain things and have addressed any issues we have had, promptly. Walt the maintenance man - I can’t say enough about. This guy is a hard worker! Unlike a lot of maintenance men, he is consistently present and visible around the property. Like the rest of the staff meaning Kayden and Tyler, he is super nice and very approachable. When we have submitted a ticket for maintenance he has been there within 24 hours, in fact usually the same day that our ticket has been submitted. It is beautifully landscaped and there is always people tending to the landscape. The only thing I would give a cautionary to is that the property is built in a hilly area and the driveway can be treachorous as we discovered last year due to inclement weather. The Bluffs made every attempt to get the drive way salted but requests were two weeks out. I have every expectation and confidence that this year Kayden, Tyler and Walt will have a plan in place for unusually severe weather conditions should they arise.Great staff, great property. Come live at The Bluffs!
