Good luck getting a hold of their office, even during their normal business hours. They make you pay for repair requests you put into your house, and then take their sweet time paying you back that money. (almost 2 months)Also expect your rent to go up as much as they legally can every year, because they just want to gouge you.Poor service, terrible response time, impossible to reach, and they expect you to do the leg work between their insurance company, the repair person, and them.

Ive been an owner client for 20+ years for my properties. The service has deteriorated over the last several years. There have been change after change of managers assigned to my properties. Each time was another steep learning curve and numerous balls dropped. Tenants have complained about their lack of responsiveness. Mainlander re-rents the properties quickly, but I have learned the hard way that the vetting is minimal. They do not proactively inspect the properties beyond a superficial review for which they charge a fee of $100 or so. They seem to be good at charging fees rather than actively managing property. They seemed to be more oriented to tenants rather than protecting landlords and the landlord pocketbook when it comes time to discuss and to negotiate damages. Ignored deferred maintenance issues have resulted in expensive repairs. Additionally, they shirk responsibility for any sloppy or substandard work done by their chosen vendors. And they never take responsibility nor share in expenses resulting from their negligence. They were once a good organization. No more. Theyre too big and too oriented to quick fixes and levying fees. There are numerous other good management companies in the area. Owners should avoid Mainlander.

Absolutely horrible company. DO NOT rent from them! Rented one of their properties for two years and it was a joke from day one. Dakota was clearly inexperienced and immature. Any questions asked of her she would put me on hold and go get an answer. Move In Report was pointless as nothing was fixed. Signing a lease is pointless as they allowed a roommate to break the lease five months in with zero repercussions. No regard for the other responsible parties who were paying rent on time and many times ahead of schedule. Dakota disappeared, which was no great loss, but then every time you emailed or called you dealt with someone different. Garage door stopped working and it took THREE different attempts to fix it without so much as a returned phone call for my troubles. Now upon move out they deduct cleaning fee from my large deposit when I had the property professionally cleaned and provided a copy of invoice. Perhaps its because I didn’t use one of the cleaning companies they “recommend”. Is it because they didn’t get their kickback? Claimed repairs were necessary on items that were damaged when I moved in. Not accredited with the Better Business Bureau and I’m not surprised however they have several complaints against them one of which is deducting “cleaning fee” from someone’s deposit. You would expect better from a company around for forty years or perhaps the reason they have been able to stay in business so long is because they conduct themselves in a shady way. Do yourself a favor and give your business and hard earned money to honest, dependable, reliable and responsible companies because Mainlander is not it.

I was in communication with Maxx Bell to get some information for the company that I work at, and he was great! Extremely helpful and responsive, and had a positive attitude that made working with him easy.

Members that never returned calls. Constantly told to refer to a different department or simply I don’t deal with that. Lack of care or concern as though I’m not an individual or family spending hard earned money to rent a property. No one there cares or takes time to help. Specifically Katherine and Erika.

I could go on for quite awhile about the struggles weve had in the over a year of renting from these guys. They have very poor communication, and have to be reminded consistently to follow through with maintenance requests. Moving in was one of the biggest nightmares weve dealt with, we were moving in on a Saturday and they were closed that day so they didnt want to give us keys early. They agreed to give us the lock box code at the end of the work day Friday. The code they gave us was wrong, and we had to scramble to find the correct one. To then have the keys in the lock box be wrong. So the solution was we now had to drive to their office Friday night to a lockbox outside to get the correct key. We had movers coming Saturday morning, so this would have been a disaster if we hadnt looked ahead. There is more finer details to the story there, but that tells the general of it.On our most recent issue, a vendor sent a bill to our address, instead of Mainlander. No biggie right? Well we sent a picture of that and notified mainlander so they could contact the vendor and get it dealt with. A couple weeks later we received the bill again, and once again reached out to mainlander. The solution they thought was best was to suggest we drive the bill to their office..... After we asked if they could just call the vendor, they then agreed that was something they could do. Not sure how that wasnt their starting point for fixing the billing issue.Weve had many other small issues with them throughout this, these are just two of highlights.

I am a current resident of Mainlanders. I have been renting in Portland for 6 and have never before dealt with a management company so grossly incompetent. As other reviews have stated maintenance requests take months to take care of. They are often marked complete with absolutely no work done. I spent half of the winter without heat, my doors dont seal, the unit is infested with bugs and on top of that I have spent the past 4 months begging then to fix a wall in my bedroom that is literally crumbling. Do not rent from this company if you value your time money and sanity.

My family and I are moving to Portland from arizona. We have been in contact with this “company”, made all the steps to view the property via FaceTime.We literally told them we wanted to move on with the application process ( we were the first to view this property) we were given a number to call, no one answered. We left our info, no one called, no one messaged us back, nothing. (We did this a total of 3 times that day) But what do you know, the very next day we got a notification saying the property we JUST looked at the day before; was off the market.So we did it again. Looked on the website at the properties that were available, made the appointment for another walk through, just for that one to be canceled? And the same thing happen. “Off the market” So I’m not sure here, but they don’t seem like the most professional with trying to help people get into places. It’s literally a weird “pick and choose who’s better”. I felt really betrayed, and we will be looking for a different reality company. Thank you to the Tenants that left reviews about their bad experience, and to the people who like me, tried to use this company to find a long term rental. It really helped me see the true colors of this company.

My Lake Oswego (OR) rental property was recently sold. While it was a rental, Mainlander Property Management Co had been managing it for me for the last 18 years - long time indeed!During the last 18 years, there were several property managers changes, but all of them were very customer oriented, and they all managed my property well. Whenever a tenant was moving out, they found the next renter right away. My rental was never vacant for any long length of a time. Any areas needing to be fixed, they brought to my attention and had them fixed. The rental provided me with steady rental income year after year and I truly appreciate it.I highly recommend Mainlander Property Management to anyone who has a rental and is looking for a reliable and good property management company!

When we moved away from the Portland area a few years ago, we kept our personal residence as we intended to return. we had 3 tenants over 5 years. each time there were issues with the tenants. We always had much better resolution when we worked directly with the tenants. It appeared as if Mainlander had no interest in developing any rapport with the tenants at all. Each tenant complained to us about the treatment they received. We decided to return to our Portland area home this summer. Mainlander also failed to give timely notice of our intent to return to the property, even though we notified them well in advance. The result was we had to delay our return by several weeks, and we had already sold our home and had to find temporary lodging until the tenants could find a new home. Our repeated requests of Mainlander to provide some level of reimbursement for all the extra costs we incurred, were ignored, and then finally refused out of hand, with no reasonable explanation. Or even an apology for the error they made and the inconvenience and additional costs we incurred. I would never use them again.

These people are literally the best! I have worked with many property management companies and none come even close to comparing with Mainlander. Each and every team member that I have worked with communicates quickly and well, each team member is kind and considerate, each team member is loyal and in your corner, fighting for you and advocating for you. I cannot think of anything negative about this amazing group. I would highly recommend them for anyone looking to find a caring, loyal, trustworthy property management company.

Worst property management company Ive ever dealt with. They seemed like a pretty professional and responsive company at first until I gave my 30 day notice to move out. They gave me a move out check list that stated all the steps I needed to take in order to receive my deposit refund. (minus a $410 cleaning fee), which I didnt know until after I had cleaned it. That seemed a bit much but it may have been based on the square footage, anyway I had no complaints there, it wasnt until I received a refund receipt and noticed that they charged me a carpet cleaning fee! I did everything on my checklist including hiring a professional carpet cleaning company to shampoo the carpets upon my move. They requested a receipt from the carpet company and I provided one. Since COVID-19 theyve been operating via phone and e-mail only. Ive stopped by their office multiple times because they havent returned my phone calls and e-mails.

Mainlander has been awesome to work with. During COVID-19 they took us on a virtual tour of the condo. Everything was handled online well. Dakota who is our contact has been very professional and responsive. They setup a time for us to come view the unit in person practicing social distancing. The only issue we had moving in the place wasnt real clean. It was pretty clean. But considering the stay at home orders by the Governor there is no way they could have gotten a cleaning crew in. Most of the issues were dust and the place has been empty for a while. But its an awesome unit and the management company has been very supportive.

This company is very nice to work. Andrea is always helpful and responds to emails pretty quick. Also Mark from maintenance is the kindness gentleman. He came out today to fix somethings to the house and was very pleasant.

Love the staff here! So professional and friendly. We had Kailee help us with our property and she couldn’t have been more knowledgeable and attentive. The move in process was a breeze. Would definitely recommend to anyone looking for a housing accommodations.

If I could give a review for 0 stars I would. This is by far the worst property management company in Portland. They won’t answer any phone calls, take months if not years to respond to maintenance request, and upon move out they charged me $1700 in repairs that were broken and recorded for when I moved in. I was a great tenant, we never broke anything or did anything wrong. We were quiet, neighbors loved us, and we never caused any issues for mainlander. I would never rent from this company again. It’s an absolute shame that they are allowed to treat renters the way they treated me. Especially during the COVID-19 pandemic.

I have been renting a home from this Management company for a little over a year. The leasing staff and others in the office are great and very professional. Last week was the first time I have had to put in a work order. I have placed it over the weekend and was already contacted today. When I had my walk through(s) the maintenance was always super nice and worked with me to make sure I could be home when they come. I would recommend this company to all!

My experience with Mainlander was unsatisfactory. Extremely. This was my first experience renting a property, and team C at Mainlander handled my rental. I lived out of state, so, I was in continual contact with them. Lead on this team was a poor communicator, vacant, brief, confusing, avoidance of direct answers in most emails. My rental was completely destroyed, requiring, new carpet, complete repainting, massive cleaning and trash disposal, replacement of levalor/pleated window coverings, and appliance repair. The entire security deposit was needed, plus and additional was billed to the past tenants.

We listed our condo with Mainlander and have been super pleased! Angie Reinhart of Team B has been amazing. She is quick to answer any and all questions! She is extremely patient, friendly, professional and has been very accommodating. She has earned Rock Star Status in my book! Thank you!

Im not sure how to review Mainlander. I want to say it wasnt bad or great. We had a few issues with the house we rented and it seemed like Mainlander wouldnt fix without the owners consent. So maybe the owner wasnt willing to put any money into it? So we spent a few dollars of our own money to fix a couple things. Instead of ignoring maintenance requests, it would have been nice to be told owner doesnt want to pay for that. When we moved I had printed out copies of the requests and email interactions from one of their employees in case they wanted to charge us for any damage done to the yard. We couldnt water it for almost two months last summer since the spigot was broken and sprayed water everywhere. The lawn completely died in those two months. I sent pictures every Monday to show what it looked like over time to our contact at Mainlander. Usually didnt get any response at all. Communication completely sucks from them, anything is better than nothing. Im not sure how but we did get our full deposit back after we moved.Like I said, not bad but not great.

Ive only been in a Mainlander property for 9 months but so far my experience has been great. When I first found out about the property being available, Allexa was quick to communicate with me and answer all my questions, and I was able to sign the lease right away. The maintenance request I made was handled right away. This experience has far exceeded what I expected, especially compared to the previous property management company I had to deal with which was a complete nightmare.

Spoke with Ashley Neubo over the phone about my interest in one of their properties and I dont think I have ever been treated so kindly and professionally by another property management company. She was very knowledgable and willing to get me any info I needed. Looking forward to dealing with this company more in the future!

We have been very pleased so far with Mainlander Property Management.We cant say enough about how helpful Ashely Neubo has been regarding our new rental. We sold our home of 34 years and she has made the transition to a smaller rental home much easier than we anticipated. From our first showing even before we signed our lease agreement, to months later, it has been pain free. Maintenance was set up when requested, they showed up and completed what needed to be done quickly. Communication has been great and Ashley always follows up with us on any questions or concerns. I am still navigating their website but it is very helpful in general and nice to have as well.

As a vendor, it has been wonderful working with Mainlander Property Management. They are well organized, communicate efficiently, and respond to concerns from tenants quickly and call in vendors to immediately address tenant/owner concerns when needed. They are not trustworthy and not professional. I dont know what fantasy these other people are living but my experience with Mainlander has been garbage. Our unit has had unworking appliances since we moved in. We went through two different companies trying to repair it but with no success. It has been broken for several weeks now. Mainlander has not viewed or replied to our maintaince requests in over two weeks at this point. The owner of the unit is here almost daily but we are supposed to work with Mainlander, who is not responsive, not timely, and far from professional. We have a toddler and moved into this unit across the state for a washer+dryer. There is no laundromat locally and we dont have a car. We wait and wait for Mainlander but know they have no plans whatsoever to help us as they continue to ignore our requests. We now do our laundry by hand. Thanks Mainlander!They also refused to accept my ESA despite having TWO letters from two physicians. They said they didnt like the word choices of my letters and made me pay a deposit + rent for a registered support animal. Disgusting. Run far away from this company.Update: Mainlander reached out demanding that we clarify why the washer and dryer wasnt working- when it was a known issue with the previous tenants, and has not worked the entire time we have lived here. The issue hasnt changed. Why do you need clarification. We clarified in our repeated requests and emails. Now I am being sent condescending emails about the proper way to follow up on maintaince requests and how I need to provide more clarification. 🙄 Im going to tell the owner how I feel and hope he chooses a different company.Continued update: Ive had a few different maintenance issues over the 6 months I have lived at this unit. On average it takes about 50 to 90 days for my maintenance request to be completed. However mainlander will mark completed much sooner before actually completing any maintenance requests. Weve had leaky plumbing, issues with appliances, and still do not have a working exhaust fan in our kitchen - It has been 45 days at this point since placing the maintenance request for the exhaust fan.

Best prop manager in town. hands down. Ive rented in PDX since 2004. they are cool in office. maintenance guys know what they are doing. places are in good shape. was late one rent last year and they were helpful. really appreciated that. HM

We have been repairing fireplaces for Mainlander since 2010. They really care about their clients and always communicate in a timely and friendly manner. Very organized and very quick to respond to calls and emails. A+ company!

We rented from Mainlander for over a year. Every concern that we had was addressed in a timely manner. Both of our property managers, Erica and Jenny, were fantastic to work with. I rented a house in SE Portland from Mainlander and always found their service and response times to be excellent. They are very thorough. My wife and Is full rental history, credit and everything was scrutinized. They also had the most complete report of the condition of the home prior to moving in. So if youre an owner looking for a management company that will protect your investment, Mainlander is likely a great fit. As a tenant, I had zero issues and they very fairly returned my full security deposit when we fulfilled our lease and moved out. Regarding the last bit, we spent 3 days cleaning the house and also had the carpets professionally cleaned, so for what its worth I think the tenant has to do their part. Great company, would happily use them as a management company or rent another property from them. Cheers.

This was our first experience working with a property manager and we were so grateful it ended up being mainlander. They are extremely responsive to all communications, regardless of the matter they make it their priority to get back with you promptly. The very few physical issues we had with the home (i.e. broken towel rack, or Leakey sink) they were there to repair it quickly, and the staff they sent were respectful, kind, and prompt with their work. I really appreciate their website that allows you to process anything you need, from rent payments to fix requests. It was very nice to be able to use a credit or debit card on line, schedule payments. We would recommend Mainlander to anyone need of a rental.

Over the last ten years, we have worked with Mainlander on two different properties we own/owned. From an owners perspective, the experiences have been outstanding. On the current property, we had three applicants the first day the house was on the market. Our situation is a bit complicated as this current property is located on a large property that has family members living almost next door to the renters. However, Mainlander has guided us all very thoughtfully on how to be good neighbors while also being the owner. Several months in, everything is going beautifully.I also know that Mainlander responded promptly to a small maintenance concern the renters had; I learned of the concern and just a few days later, the cost of the repair was already reflected on our owners statement.I am a bit surprised by the comments of some unhappy renters regarding the move-in condition of the property. It seems like those concerns should have been brought up PRIOR to renting...as opposed to several years later when a portion of the deposit is retained for repairs??

I was very disappointed in the experience that my fiancé and I had in looking for our first home to live in after we got married. We toured a place that we really fell in love with and were told by the person who gave us the tour that no one else was interested in the property. She told us to contact a woman named, Dakota, who I emailed the very next morning about the next steps in applying, and she never emailed or called me back. I sent Dakota a follow up email a week later, and within minutes of my email, she simply responded that the property was no longer available and someone else had taken it. The whole process was very frustrating and I would never recommend them to anyone.

Mainlander is such a quality company, from top to bottom! Everyone there knows the business and they take pride in it. Their owner is a pillar in the property management industry, having been past president of the national organization. That is experience and knowledge you dont get anywhere else.

I deal with property managers for a living and all of these people are top notch! They are the middle man between the owner, tenant, and vendors and it is a fine line to walk and keep everyone happy but they do it with style and grace.

I have been renting through Mainlander Properties for several years now. During that time I have had several home repair issues that needed addressing. My representative Allexa was outstanding in taking care of the issues. In addition, I once had an injury and was late on a rent payment. Again, Allexa spoke on my behalf and no late charge was assessed. That is very rare these days. Made me feel that they treat me as a person and not just as a source of income. That impressed me for a company as large as them. The staff and subcontractors they send out are also professional and knowledgeable. As a Contractor for Mainlander over the last 5yrs I’ve had an opportunity to meet both tenants and property managers. By nature, it’s a tough industry. These houses are occupied by great families who don’t own the properties they are live. Owners of the houses want to see their properties treated with care and to also see a return on their investment via rental income. The folks at Mainlander have the difficult job of pleasing both parties when occasionally tenants and owners’ expectations are at direct conflict with each other. From my vantage point Mainlander does a GREAT job navigating these expectations to the best of their ability. My wife and have been renting from Mainlander Property Management now for over five years and recently had a leak in our water line going to the house. As soon as I became aware of the leak I notified Mainlander and explained the situation and they notified a plumber who came to the house the next day to evaluate the situation.He informed me that he would have to do a utility locate before he could do any work which takes 48 hours. They came back two days later and completed the work and left no mess.My wife and myself where very happy with Mainlanders response to the situation and had the repair completed in a timely manor and we have had no additional issues.
