Ive been here for a few weeks now, and so far, I love it! The apartments are a great value - very spacious and updated! Both the managers here, Lauren and Becca, are very nice ladies that care about their jobs. I toured about 3 months before my possible move in date, and they both went the extra mile to help make my move as smooth as possible, being that I was coming from TX. The property is also tidy and quiet. So far, this is the best apartment-life experience Ive had, from the quality of the staff to the overall living environment. The amenities are finally fully open without reservation, so Im excited to finally check out the pool soon. Ill update my review as more time passes!

The staff here are incredible and reliable. Lauren made finding my apartment such a good process. Also immediately have dealt with any maintenance issues. Also the apartments are beautiful and great view. Honestly love it here.

Prospective tenant here.... apparently the property is fully occupied thus the management staff feels it unnecessary to respond to inquires. Left 3 voice mails and two emails this week.... nada, zero, zip, nothing in response. Couldnt operate my company that way.

When you choose to rent in Lake O, you are expecting utmost professionalism and courtesy. Yet to our dismay, we encountered the most disappointing management at Milo. I submitted an application for an apartment here and out down a deposit. Within 24 hrs we decided we were no longer moving in. I contacted the leasing office within 24 hrs of paying the deposit and received no response for several days (I sent multiple emails and called multiple times, being sent to voicemail each time). When I finally received a response days later, they refused to refund our deposit even though we had contacted them to with draw our application within 24 hrs. I was told “this is standard” but as someone with several landlord friends (and real estate attorney family members), I was told most landlords will refund a deposit if you withdraw your application quickly as it really doesn’t cause them a loss of tenants. The apartment hadn’t even shown as taken on their website. Do not recommend milo unless you want to work with very unresponsive and inflexible management.

We moved to Milo at Mountain Park about 3 months ago and we absolutely love it. Sadie from the leasing office is amazing! She is professional, knowledgeable, helpful, and fun. Our apartment has a great view and all the neighbors are friendly. There is a nice little dog park on the premises, it is quiet and safe at night, and we havent had any major issues. There are so many great trails around the complex and the pool/spa area is stellar. Would definitely recommend living here!

Without getting too specific, the apartment overall is great but the property itself and the management team could be a lot better given the zip code for the property and the rent amounts they charge.Let’s just say I’ve experienced better customer service elsewhere... I’ve brought concerns to the table and they tell you what you wanna hear, but after weeks of nothing they lead you on with no end result. Their way of dealing with situations that are not of an urgent matter to them is in hopes that all else will be forgotten (by the tenant). You have to be very persistent in following up with them because you can’t expect a returned email or phone call from them.I’m not asking them to fully do what’s beneficial for me but rather something that’s mutual given situations that I’ve been through such as bogus charges, thefts from vendors that THEY’VE highered to come into my apartment when I’m not home and bad—bad customer service.Again, all they do and all they consider is what’s beneficial for them. How frustrating!?Also, I am not the type of person to write reviews. In fact this is the first one that I’ve ever written! I’m just sick and tired of large residential communities getting over on people. I hear about it every day and I just want to let people know you’re not alone. I’ve even gotten to the VP level and still nothing is being done.

Rent here if you want, just know management (both local and corporate) do not respond. I will start by saying the property itself is quiet and the tenants keep to themselves. For the most part, every tenant I have spoken with is very nice and considerate. The management is another issue. I’ve lived here for 3 years, and the level of service and maintenance has consistently deteriorated while rent as gone up.Amenities: Management continually falls behind on routine maintenance. The pool/hot tub are often closed for long stretches due to lack of proper maintenance. The maintenance has been so poor, I had to purchase a net myself to clean the pool. The county has shut down the pool for improper care multiple times in the last year. The hot tub is 50/50 on whether it is open. In short, management likes selling people on amenities, but not maintaining them.UPDATE/SUGGESTION: How about communicating what’s going on with the property’s amenities? The did finally send out an email saying the pool is closed until Phase 2.Management: Past signing the lease, the staff in the office do not return emails in a timely manner if at all. Several of us have had had issue getting email responses or even getting the front office staff to answer the phone or return a phone call. Long story short, they will not respond to you unless you catch them in the office in person. For example, I currently have 2 emails from earlier this week that have not received a response. It is highly unprofessional. If you need something done, you have to call and complain to corporateUPDATE/SUGGESTION: Management should hire more people so that resident concerns will be addressed in a timely manner.Maintenance: The maintenance guy is amazing. He’s super nice and gets stuff taken care of. The issue is that there is only one maintenance guy for a complex this size. Dog refuse bins will overflow and trash areas go unattended creating very unsanitary conditions. Service requests are routinely not addressed, even for basic safety issues like outdoor lighting. I put in half a dozen service requests to have the outdoor lighting fixed. If you need repairs done to your place, expect some inconvenience. I was informed of a 3 week project replace the railing on my deck…it took six months to complete (no back porch usage for that time). When they finally got around to it, I asked if they could change the date by two days to accommodate work travel and my dog, the office staff told me “this is a safety issue and the regional manager says you can break your lease and leave if that date doesn’t work.”UPDATE/SUGGESTION: They are doing there best to get things maintained for the summer. For the last two weeks they have been doing a much better job regarding the trash and dog refuse bins.Pandemic Response: The first communication from management when the pandemic started was a “you better pay your rent” email. Not an issue for me, but completely tone deaf. Additionally, THEY ARE INCREASING RENT during an economic downturn and pandemic.UPDATE/SUGGESTION: Management did finally email me back to let me know they have no wiggle room and they are raising rent on the

I live two years in this amazing aria. The MILO Mountain apartments are comfortable and beautiful. A manager and all office workers are so nice and so professional. They are always happy to help you with any issues you have and they make people feel comfortable and safe. I wish you guys the best and I will recommend the MILO to new people who want to live in this beautiful aria! I’m appreciate you for everything!

We love living here. Staff and maintenance are very responsive - any issue we have had has been dealt with in 24-48 hours! The only reason I am giving a 4 star review is because of the road noise and higher than average cost for utilities. Other than that this place is perfect!

They have done major upgrades to the clubhouse and apartments in the 2 years Ive been here. Its awesome having a private pool and hot tub with a grilling area. We used it all summer. We also love having access to the Mountain Park Community Center included.

Great place for a great price. The layout of the 2 bed 2 bath is perfect for roommates. The layout is very functional and the rooms are impressively soundproof. Maintenance and management have been very responsive when weve needed them. The location is easy to get to downtown. Only negative is the parking situation, which is pretty bad.

The Gables at Mountain Park is an excellent apartment home. From the first, a local contact, not to be confused with a corporate contact out of state, called me. I was able to go right out and interview and tour a unit. A short time after that I signed a lease. I am grateful to The Gables for being here as I have found a home I look forward to living at long term. I have complete confidence in my management team and would highly recommend The Gables. A truly outstanding experience!

Since moving into the Gables (now Milo at Mountain Park) there have been a few hiccups, although I must say that Sara and Britt were thoughtful and attentive as we problem-solved together to fix repairs or other difficulties that have come up. Milo has an efficient maintenance request system that usually results in a response the next day and the repair completed within the week. Weve had one big repair that once they had contractors hired it was done within a week with little dust and debris left in the apartment.I also feel genuine support from Britt who replies to my emails no later than the next day. I am continuously told by Britt and Sara that they want me to have a good experience at Milo and their actions indicate integrity with those words.

Lived here for one year. I have had great safe and lovely neighbor hood plus free gym and parking. New company staff are rude and feel like they dont welcoming tenants when come to the leasing office. The old ones are really professional people to work with. Overall, With new company I recommend people to find another complex to live in.

We were really happy, until recently. Sara-Regis managed it really well, and we loved the employees, who always went the extra mile. Just a month or so ago they changed ownership, and the new ownership has been hard to locate. The website has literally disappeared, and all the employees we trusted, who worked so hard in the past to make the place run smooth, have been replaced. This is not a comment on the new staff, I just havent heard or seen any of them. Communication is down. I call, I get voice mail. Now there are constant exterior or invasive interior improvements going on. While these upgrades are long overdue, they have literally put us out of house and home. Our apartment is very run down and although we have requested some updates (like holes in the screens, doors that dont close, ceiling fans that make a racket when they are used), our issues have not been addressed. When we put in a maintenance request, we get a response, but it takes several days. The upgrades arent responded to at all.

Love the area, the newer apartments look nice but the noise from apartments above is horrible without carpet. We have been here for 2 years and it sounds like the people above us now are moving their furniture every night and we can hear them in their bedroom which is quite uncomfortable most nights.We can hear the conversations from the tenets above us and the construction people always park in my paid parking and have to call the office but they just tell them not too park in the numbered areas. Might help to repaint the numbers as they are faint and I couldn’t even tell what number I’m parked in when reporting it.

The location is great, the apartment quality is okay, and the management needs additional support. We are past residents. We moved after our lease ended due to the new management. They would have increased our rent if we signed a new lease. They have had a very difficult time getting organized after taking over. The website was down for multiple months and we had to call the office and ask what our our rent amount should be multiple times. They had very poor communication about all of the changes. After a few months we are now still waiting for their accounting department to figure out how to get us our deposit back. I do not think the management was adequately prepared for the transition of taking on this apartment complex. They do not have adequate systems / procedures implemented for successful management.

This is your warning. Do not move into this complex. My roommate and I have rented a 2 bedroom unit for the past 2 years. The majority of that time has been nothing short of a nightmare. Last October we found out we had broken pipes in our kitchen that were leaking into the unit beneath ours. They turned off our water to our kitchen, removed the kitchen sink for 3 weeks. Ran a noisy dehumidifier for a week. Then when rent was due, they expected full payment. My roommate and I didn’t feel like we owed a full months rent since we were out of a kitchen for 3 weeks. The office staff was not going to help us or offer a discount. It took me reaching out to the regional manager of Avenue 5 to get 50% off our rent that month. The discount was great and made us feel better, but I regret not taking them to court.Our most current problem regards rent/late fees. It clearly states in our rental agreement that rent is due at the end of the day on the 4th. When we moved in, we were told by the leasing agent that many residents will wake up early on the 5th and go get money orders and drop them off before anybody from the office shows up to empty the drop box. For the last 2 years that is how we paid. Dropped off our rent the morning of the 5th. No harm, no foul as the office had rent in hand along with everybody else’s who dropped off on time. So you could imagine our surprise when we found out we were being assessed a late fee for our most current month. I called the office and asked why, they informed me one of the money orders had been dated the 5th and we were to pay a $200 late fee because of it. I told them this is how we have always paid, why are we just now getting our first late fee for paying this way? Their answer: We aren’t sure. I even asked about it being a bit of a grey area and how can they enforce the late fee? Their answer: the time stamp on your money order shows the 5th. They then went on to tell me that if I paid by check and dropped off on the 5th, there would be no way the office could enforce the late fee as there is no time stamp on a check. Sounds fair right?They are assessing a late fee over a technicality. A $200 late fee because rent was 7 hours late. Which there absolutely is a grey area because there is nobody to collect rent at midnight on the 4th.If you are considering this community, please continue looking. You can do a lot better. You can find a staff that is more lenient. The place I choose to call home, isn’t supposed to be a source of stress. I hoped they would be more understanding but instead want to strong arm me out of more money.Maybe this is their way of recouping some of the money they lost out on when they had to give us 50% off a months rent.Sincerely,Eric Christenson

So we recently move into one of the “newly renovated/ready to move in” and while the new units look very nice, upon closer inspection(unfortunately after move in) it is very clear very little attention to detail went into the renovations. Within the first week I found 2 pages worth of repairs and fixes that were need. To this day they are still not finished. They placed the switch for the garbage disposal on the wall directly behind the fridge(inaccessible). Our outside patio door was broken and could not be opened upon move in. Their is paint over spray all over the floors and handles of drawers/appliances. The fan in our laundry room was left broken and hanging from the ceiling. The internal parts of our Landry machine was left shredded, and the agitator was jagged and broken. Lint screen broken. I asked for a screen replacement in our bathroom window because it was too short to fit, sooo they replaced it with one that is too narrow..... The dishwasher drain was left with rotten hair and food debris clogging it upon move in. The paint in the bathroom was either not sealed correctly or not give enough time to set; the walls leak gross yellow liquid when we shower. The bathroom ceiling fan shares duct work with the dryer vent and does not adiquetly ventilate the bathroom due to lint obstructions within the duct work. When I asked for the date the duct work was last clean/inspect the question was dodged repetitively and has been left obstructed (fire/mold risk). I’m sure I’m forgetting 10 things here but the incident that really drove the nail in, was they rented me a parking spot that was already being rented to some one else(the organization tho...). Once me and the other tenant brought it to their attention they assigned me to a new spot which is smaller and much harder to park in and then had the audacity to charge me this month for a parking spot that wasn’t even mine for over 1/2 the month. Nothing has been done or offered in regards to compensation for their “newly renovated and ready to move in units” being absolutely not ready to move. The management is incredibly dismissive and the maintenance/renovation team are sloppy, hurried, and put zero attention to detail in their work. I strongly advise anyone to look at any of the other lovely apartment complexes across the street or down the road before even considering taking a tour of this one. They are well worth the $50-$200 more a month.They have terrible reviews on line and just rebranded as MiLo. Seemingly to hide these reviews. I’ll be sure to leave this review under MiLo’s page as well once it is created.

Since the “updates” have been made to some apartments, by removing carpeting in the living room, if you live downstairs from an updated apartment, prepare to have your walls rattled so bad that it makes a whole china cabinet vibrate! Also be prepared for management to do nothing about any of your noise complaints!

They get one star for the location and the view, but it doesnt make up for the nearly 10 months we lived here. Shortly upon moving in, the management changed. It became difficult to get in touch with them regarding anything. Their Away til x Time sign was always up whenever we needed to get a package. It could be hours, multiple walks up, still nobody there. No signs of them around the complex showing either. It has become progressively worse over time. Voice mail messages literally never returned. Regarding anything. Website constantly down. Online payment system is a joke and has to be manually posted by management, which more often than not wouldnt happen til the 2nd of the month.Like another poster above, they rented out my parking space to someone else and I got a curt letter on my windshield from the other person...for parking in my assigned space I had been paying for months. Upon moving in, dryer hose was not connected to vent. Enough lint was in in machinery of it to make a quilt...or start a fire. Burnt metal bits on the interior grate that ripped some of my clothes, had to file them down. Toilets dont flush proper... takes two flushes to get even just TP but down and this was after they redid the plumbing. Slow draining bathroom sink no matter what. Leak in garbage disposal right away, had to be replaced. Horrible windows. No seal at at all. The cold just flowed right in during winter. As well as rain water and mold. Sliding door never latched properly. On multiple occasions the electrical outlets in random walls just stopped working.Renovations were happening on units all around us for months at one point, non-stop noise from sunrise to sundown. Unit above us leaked washing machine water all over through a light fixture while we were out of town for the holidays. Luckily house sitter caught it before it soaked the presents under the tree. It happened again months later in another spot. Also, the company that they contracted around that time to power wash structures, left grime and dead leaves splattered on everything including our windows and front door. I never heard back from management about cleaning it up despite multiple complaints from others as well. I could go on about the problems.Also, Im glad to be leaving soon as they rename the complex from The Gables to MiLo. Its a pretty silly acronym that i guess is an attempt to be hip, but looks like more like a text typo. Good luck. Id avoid unless you want constant frustrations.
