The staff are very friendly, professional and informative. The apartment rates are very comparable to other complexes in the area. The location is great for shopping and entertainment.

The 3 bedroom 2 bath floor plan is nice. The kitchen is small and has very little counter top space. The appliances need upgrading. The grounds and amenities are very nice and clean. The buildings are well maintained. The onsite management team is friendly. The maintenance staff is courteous and respectful. Due once we move out of they system deactivates the portal.That was written by Crystal Overton, Property Manager | Maxus Properties. I was told she has been employed with Maxus over 12 years, and is very versed on what to do. But, not very well versed in spelling or basic sentence structure, Maxus (RED FLAG!).Wild Oak is the perfect place to sign a 6-12-18 month p̶r̶i̶s̶o̶n̶ ̶s̶e̶n̶t̶e̶n̶c̶e̶ lease. Beware.

I lived at Wild Oaks for a year and have lived in my fair share of apartment complexes and this one by far was my favorite. Garrett always went out of his way to help me with everything that he could (and i had a lot i needed help with lol) maintenance was always there the same day to fix things, the pet limit is 3 pets which is impossible to find, and the quality of the apartments was amazing. When we moved out, we were not charged for ridiculous things, everything was fair and if i ever decide to go back to apartment life they would be my first choice.
I lived here for 3 months during the Coronavirus while I was working. The apartment was very homey and clean. It was definitely the best experience I’ve had at an apartment complex! Most importantly, the people working the complex were very responsive and cooperative. This place was great!
I lived here for 2 years. I had two main issues with the apartment: carpet and leaky doors. In the winter cold air would come right through the doorknob of the patio door. The carpet was really worn out and should have been replaced before I moved in. I could feel the nails the held the carpet down in each spot where the carpet met tile. I scraped my feel on the nails on numerous occasions. Other than that the apartment itself was pretty good. Roomy with central lighting in every area.The office staff are very friendly face-to-face, but dont appear to get much done unless you are watching them. They only reply to emails that have to do with money. In the last few months of my lease I had to email the office multiple times. Each time my email was ignored until I went to an office staff member and told them I had emailed (with the exception of Madison once replying to me). I would then immediately receive a reply. So they had the email the whole time and were choosing to ignore it. What is the point of having an email if I still have to come to the office and tell you to your face to actually read and reply to it.Maintenance is very friendly and try their best but sometimes they arent sure what to do. I had light that would flicker randomly. Maintenance came and tried changing out the light switches. That did nothing. He then basically told me it wouldnt kill me and left.
I have recently moved into Wild Oak Apartment so I do not have a long term resident review but I do want to note my experience with the leading up to move in date. Madison was so responsive, answered every question and never made me feel like I asked to many. Our apartment was very clean and everything is in working order. We will only be living here a short 6ish months however we have had nothing but a great experience/start to the complex. We love the location of our apartment and the closeness of our car port as it is very convenient. I am sure the next 6ish months will be a positive experience as well given such a great experience so far.
Renter beware. This place will nickel and dime you for everything! We had a unit with new carpet that still looked new when we moved out surprisingly since the area outside of our unit was nothing but mud because of the draining system and no grass. They then charged us for blinds that were already broken when we moved in. People smoke in ans around their units even though it is considered a smoke free property and nothing is done about it. Its a joke.
They promised they would “match” the rate of a cheaper apartment I was interested in to their aged vacant “upgraded” apartment. I only agreed because parking at the original cheaper apartment wasn’t great and they were offering the same amount for the upgraded one.Then they CHANGED THE RATE they promised to match just hours after they had me apply in office, with NO communication to me that it had been changed. I had to email and ask twice why it was changed, and didn’t get answers until they called me for something else the next day. They said the manager forgot to update the rates the morning I applied, so the rate of the original cheaper apartment was higher and they could only match that higher rate. Let me remind you though— this was all said they NEXT DAY, after the rate of the original rate had supposedly changed...it was exactly the same price as the day prior and did not change. They said I was already getting a discount on the upgraded one and it cannot be discounted anymore, even though it was a mistake on THEIR part. What upset me the most is that they were just going to let me sign a lease and call it a day without even bringing the rate change to my attention. The trust was gone, so I canceled.The apartment I applied for is still available, and it’s leasing at almost $100 LESS than what it was originally listed for and almost $50 less than what they were trying to get me into taking it for. I guess they were able to discount it by double lol.The manager will also never call you back or talk to you personally. She relays her messages through the leasing agents.
I wish I could give them 0 star. All the positive comments come from the staff members not real tenants. We have been living there for 2 years and it was terrible, but the nightmare starts when you decide to move out. So many hidden fees to pay, just unreal. Also they took my fire extinguisher right after I took my stuff out so that I would pay $65 for it. When I treatened to call police, out of sudden it turned out their maintenance crew got it. So they have been in and out of my apartment without any notice. Stay away.
I had nothing but a great experience during my residency with Wild Oak Apartments! Whether its a friendly greeting in the clubhouse or a maintenance team member waving to you as they pass on a golf cart, you can tell they genuinely care about their residents. The location is so convenient and the school district cant be beat.
Been here under 2 years have already had to have a fridge from another unit, water gets on thr floor from collecting around the tub, the bathroom sink is already drippingThe big pool is not open, they are taking there time working on it. The small on u have reseve time.
One of the worst experience. The staffs in leasing office ignore the current resident and might be only hospitable when you stop by as a potential tenant. Once you become resident, there will be so many excuses to neglect the resident. Last year they hooked me with special offers for extending the lease for one more year but eventually it turned out to be a total lie! The assistant manager said the manager told her not to keep their previous promises. What a great teamwork! This can be a type of torts in business law and should not be acceptable. It seems like What they are saying becomes a new policy here. Thus if you heard some offers, you need to be smart not to be fooled. They threw their images in trash bin to save a little money. Please look at recent bad reviews before you decide to visit and you will notice how all the management in office were going bad. More bad stories from the experience in wild oak, To make a long story short, just should stay away.
Apartment and location was wonderful and great; however management is far from that. They tell you the wrong information and then you become at fault in the situation due to their staffing, while covering for other staff member. They have bad communication through the apartments. Also we had unreasonable and unexplained costs being taking out of the deposit after moving out. As well as staff straight up lies to you about information. Don’t do it.
Been some major ups and downs. OVERALL its been okay. They really do try here(even tho at times its not as good as your standard) and I will say I did put A lot of efforts cleaning up the apartment before I moved out the team was reasonable with move out fees. People just want EVERYTHING for nothing. I would recommend to young adults and familys getting by till they purchase a home

I have lived at Wild Oak Apartments for over 5 years. Since I started living at Wild Oak Apartments, many things have changed one being that they switched over to a different management company. Since doing so, they have been less personable and totally unorganized. We have been told multiple times that we have had to provide certain documents that we provided at least 3-4 times before as well as being told that we didnt pay our rent when we did. The staff are not trained properly and are not held accountable when they make mistakes in communicating certain rules to the residents. They do not care at all about the residents but merely about the money. I understand this is a business but this is also supposed to be a community. It does not feel like a warm place to live and we are not renewing our lease. I would NOT recommend anyone living there. Good luck when you do move out, they try to charge for EVERYTHING under the sun.
If I could give this dump a negative number, I would. They advertise luxury but its FAR from that. The worst part of all is the owner and management staff that work there are trash and rude. We signed a 3 month lease and CLEARLY told them we were ONLY staying the 3 months or less. We paid the 3 months up front and any extras so when we moved out they would have to cut us a check. We didnt want any surprises upon move out. We ended up staying for 2 months. Turned in our key and did a walk through. We only used this apartment to sleep in. A few weeks later we get a call and email stating we OWED THEM $2,000 because we didnt give a 60 day notice when we clearly stated what are intentions were when we moved in. They will find ANY excuse to come back and keep your deposit PLUS charge you more. This isnt even legal. Glad we have bank statements and the proof we need to fight this. The walls are paper thin. You share a balcony with your neighbors (how weird is that) and felt like you were going to fall through the rotting wood every time you stepped outside. STAY AWAY from this shady crooked apartment complex. There are plenty of other BETTER options for the price you pay. Glad we werent there long! RENTERS BEWARE! If the apartment complex is THAT broke where they have to illegally charge there tenants to pay their bills, than the place needs to be shut down!!
I have one foot out the door and feel that I can honestly say that I am so happy that my time living here is coming to an end. This place has been such a disappointment, to be outdone only by the management and it’s neglect. I am going to the trouble of sharing this with you so that at least you can be warned and make an educated decision when deciding on where to live.First of all, I have allergies and it can be a problem when where you live is not as it should be due to no fault of your own. It seems that the people that live in my unit had pets that had a habit of urinating on the carpet in the apartment. Prior to showing the unit to me it was cleaned, carpet shampooed and made “pretty” so I rented it. WORST DECISION I EVER MADE!!I soon realized that the carpet was filthy, despite having been recent shampooed, so I complained to the managers who did absolutely nothing. I began breaking out I rashes, my allergies became prohibitive, I even had trouble breathing so that I had to go to the emergency room TWICE! I repeatedly spoke to the manager and staff and they pretended that I didn’t exist or they didn’t hear me. In addition, I found ants in my unit and it took them two months (this time they did hear me) before they sent an exterminator. My next fight was when my sick mother came to visit me for an extended stay. They wanted to charge me extra for her. What nerve, they charge me a fortune for rent and now because my mother was staying time with me for a short time I should pay more! Well, mom moved in with my sister because of their complaining.Another policy that was annoying that could have easily been addressed was the parking policy of the complex. Every day when I would come home from working all day it was necessary for me to park three buildings away. Again, it didn’t matter what I said to the manager, rain or shine I had to walk three buildings every day because someone else had parked in front of my apartment and I did not have a reserved spot.Recently of the office staff told me that they DIDNT charge for water the first 3 months which a complete LIE. I always got the rent invoice and it included the water bill! She also said I need to pay a professional cleaning company to shampoo carpet! Its the same disgusting diseased carpet I have been complaining about for over a year.I always paid my rent on time sometime even two months in advance, but nothing mattered. I am so happy to be leaving here. Hopefully, they will change the carpet for the next tenant.
This apartment complex has it’s ups and downs.Pros: great location, no insect problems, pet friendly, great maintenance staff, nice apartment layouts, dog park.Cons: not enough parking spaces, drafty windows and doors (which means high electric bill), only one dumpster area for the whole complex, random fees, only one pool is open at a time (I think they are in the process of fixing the other one), and high moving out fees. The staff have always been very friendly and try to help as much as they can. But the policies they have to enforce aren’t great (in my opinion) and it makes for a difficult experience at times. Overall, I believe you can have a great stay here, especially with the improvements they are making. Just be mindful of the things I mentioned.
I’m a very chill person and let me tell you, these people will literally play games with you 24/7. They will say whatever they can to get you to sign a lease or even just resign it. Me and my roommates were given a paper that said if we resign our lease super early then we would get 300 off of rent and a upgrade to our place. Literally never got an upgrade or was told anything about it and I called up there more than 3 times to ask them if we were ever getting it. They told me I had to talk to the manager Bc the upgrade I chose was no longer available so I told them I don’t care what my upgrade is just give me something. Apparently they called me one time in November and I missed the call so they just thought they did their part and called it good I guess. No email no note in my chart thing so they could talk to me when I go pay rent. Nothing. These people are petty and spiteful once you’re locked in a lease. Wish I could do 0 stars. Office told me if I leave a bad review I probably won’t get approved for any other place I try to rent and let me tell you IT IS WORTH IT lmao.
Good place to live, just don’t move out. They apply excessive charges for carpet cleaning and every petty thing possible. Rented for 1.5 years, paid rent early every month. Lease is up end of May & I got a threatening email April 25 saying I need to pay my final charges that same day or they will send me to collections. I couldn’t believe it, unreal. So many other options, stay away from this one.
Excellent place to live, very friendly staff. Maintenance is quick to fix any and all issues. The safety patrol is just an extra perk and added sense of security.
My boyfriend and I lived here for 15 months. At first everything was good and we were pleased. The longer we lived there we noticed problems. Cracked tile in the kitchen, clogged sinks in both bathroom sinks and bathtubs, the dryer vent was clogged and broke my dryer thermostat, terrible window drafts(super high electric bills), water bill being inflated(it is mentioned in the lease that the complex will do that so read lease throughly), and weird fees that started coming up the longer we lived there. Also, in the lease it says you are agreeing to live in the apartment in the condition it is in, so if you have any problems point them out before you sign the lease. The staff is super friendly but not very good at solving problems. I had problems with rent one month and it was very hard to communicate with them. They kept giving me the text book answer instead of actually helping me. So they are not very quick with getting problems fixed. The apartments are spacious, but in opinion not worth the hassle or the price.
Great experience looking and leasing. I dont understand reviews about kitchen size and appliances. You saw it when before you leased your apartment. Some people just cant be pleased. I think its a nice community and the units are prices very reasonable. Personally I like large bread animals and if thats not what you wanted Im not sure why you would move in. Also non-smoking property is a big plus to me.
Wild Oak Apartments is a beautiful community with multiple amenities. It is conveniently located close to major highways, shops, & restaurants. Their office staff and community managers are inviting and kind, as well!

Just not sure anymore about Wild Oaks Apartments anymore. Ive been here for 4 years, greatly loved it! But lately it seems to be heading down hill rather fast. We had the dumpster break, it took all summer to get fixed. They tore the pool out to replace, it sat empty most of the summer w/ no one working on it. Weve had painters repainting the building, paint all over my furniture and they knocked out my Direct TV. It seems like you have to stay on them to get anything fixed. I would really stop and think about before moving in.... Low income apartments are right across the street, out vehicles have been broken into. We reported it to the office, but it was not disclosed to any of the tenants.
We just moved in and Rachel let us see the apartment twice before moving in. Any concerns we voiced (very few) and questions we had she answered honestly and was quick to solve any issues we may have had. She hooked us up with a renters insurance agent and hooked us up with the number to rent a washer and dryer. If we tell them she told us to call we get free delivery and installation. Amazing. Plus there are pools every where with BBQ pits. There are gazebos, a volleyball net, basketball court, 24 hr gym,google fiber. All this and I have a two bedroom two bath for only 800. and they are having a tenant party soon and are giving away free stuff. Couldnt ask for a better place right now.
Prime location, competitive rates. They arent the newest apartments in the immediate area, but they arent the most expensive, either. Management has been friendly and helpful thusfar, and maintenance was very quick to fix three issues we had upon move-in. While they have some wear and tear, the amenities are still great (dog park, three pools, fitness center, resident events) and they seem to attempt to update things (new roofing going on right now).

Black mold in the Windows, maintenance requests that never get fixed. Huge rent increase after one year, rude office staff. The list continues. I would reccomend looking elsewhere. And after moving out there will try and charge you for every penny you own.
You guys are the biggest scam Apartments I ever want to deal with, not only did we beat you guys at court but you turn around and come up with some scam trumped-up charges saying what sold to you how do you settle for one of them out and then after we move out you charge us more than what it was when we moved out are you asked us to move out and on top of that you think you slick you think you are dealing with two dumb uneducated people that amount that you charge us for its the rest of the month for rent sorry youre not getting that stop harassing us or go to court and get sued!! my local 249 UAW Ford employees do not do business with wildoak from one union brother to another brother and sister do not do buisness with them, boycott them at all costs spread the word to the local 249 dont do business with them this is from one Union brother to another by the way Crystal the manager we took pictures of the place after we left gotcha!! so be prepared to explain to the judge why you are making up fraudulent charges.
I was a nice person until I moved here 9 months ago. Now I am a bitter and not so nice person.When we moved in we was promised new carpet because the tenant before was filthy. On move in day the filthy carpet was still there. The manager told me they would have the new carpet in shortly and later I got a call and was told it was done. After looking at it they simply tried to clean it and was now soaking wet and smelled like a wet dog and piss. I went to the office and the manager said he never told me they were going to put in new carpet. After a screaming fight and making him put it in writing the carpet was in the next day.Over the next few months nothing got better. The appliances are junk, bathroom light fixtures are rusty. In all the apartment was in disrepair. Neighbors cars got stolen and broke into and we felt unsafe. The electric bill was $150 to $180 a month to heat and cool a 2 bedroom apartment. Water is $80 a month. We did no laundry or used the dishwasher. I was told the water bill is based on what the entire building uses, so if someone takes a 3 hour shower you have to pay for it. Wild Oak buys the water from Kansas City at a flat rate and resells it to the residents for a profit.At the end of our lease we left our apartment spotless. After carpet cleaning and 2 light bulbs I was supposed to get $86 of my $200 deposit back, or so I thought. I was told residents are not charged for water the first 2 months of their lease and I owed an extra $130 for water on top of the $86 I was supposed to get back. That is $214 for 2 months water. After 30 min. of arguments I gave them the money because if I did not I would be sent to collections and have my credit wrecked.I lived here 10 years ago, nothing has be upgraded except the clubhouse, and the staff has new golf carts. Our rent was $1,200 a month for this mess.I never take the time to write a review on any thing but I hope someone reads this so they dont make the same mistake in moving here.
They dont deserve a one star raring. Leasing office doesnt email you back unless your talking about money or renewing. Takes a week after you submit a request for maintenance to come fix things. Poor customer service by staff. Grass get mowed once a week so half the time its like walking through a field. They dont enforce any rules especially about dogs on leashes or people picking up after their dogs. Emailed the office about people from the apartments across the street using the pools and they did nothing about it. Also the pools are constanlty dirty and are open for two months out of the year pr they dont open at all. Seems like a good location, but you can here gun shots multiple times a week. Homeless and sketchy people always walking around the parking lot or digging through the dumpster. Trash everywhere.
Bottom line, ownership and management needs big improvements.

Absolutely do not stay here. They were so nice the when I first spoke to them. After you sign the contracts it all changes. They are crooks and could care less about helping you out. It took a month and a half to even get internet to my apartment. Long story short, I barely stayed in the apartment because of work and when I left they sent a $1500 bill for cleaning. Horrible place to stay.
NEVER was it disclosed that I would have to pay my lease in FULL or have a cosigner for bad credit. So I paid 250 dollars plus the other 30 or 35 for 2 people so 60 or 70 to apply. Just to be told because my previous landlords never put it on my credit I now have 2 options to lease which I can not do, or Im left in the streets. I told Garret that I was up her for work and that i needed to move ASAP, and this is the u professional bs that happens. Thank you for wasting my time, my money, and my companys money as they continue to put me up in a hotel so I can find somewhere to live. GO ELSEWHERE THIS IS NOT A PROFFESIONAL COMPANY.
Multiple cars and motorcycles have been stolen, cars vandalized, over priced for terrible appliances and tiny space, income based housing next door, pools always closed, indifferent staff, move out prices are INSANE, windows leaking, apartments flooding, you pay for services you never receive, I could keep going but am incredibly disappointed in this complex and would like everyone to know. I dont know one family in my building that is happy with living here and almost everyone I talk to is looking for a new location. Things need to change. After I wrote my initial review I received notice that they were revoking my lease. There is a termination without cause clause in your leases so just know that solely based on the office manager not being happy with your review they can leave you homeless. I can not believe that in 2017 you can lash out and revoke a lease because Tasha the office manager didnt like your review. Insanity but luckily Im getting out of my lease because I hated living here!
Been here since 8/16Really love the location, and the school district. Maintenance is easy to deal with and pretty helpful - especially so far. My one complaint is the windows are drafty and Im sure contribute a lot to our bills -- but, we just put the shrink wrap stuff over them for the cold months. I have seen my neighbors do similar things. (Speaking of bills, I think we will be paying our water bill 3 months after we move out)We only had the pool for 2 weekends after we moved in, but it seems well taken care of, the 2nd and especially the 3rd pool seem very small, but -- that might be a perk -- if you wanted to chill there alone, I havent been around to check it out though.We LOVE LOVE LOVE our new dog park, this is definitely the place to go if you want to be in Liberty school district and have LARGE dogs -- trust me I looked for 5 months -- their customer service could be 10xs worse and it would still be the best (or only) place that will allow your big fur babies.

Horrible apartments, they are over priced and only care about money. Management puts on a ruse of being nice but really they dont care at all about their tenants. Nothing special or nice about them and they rely solely on their location to get residents. They cant even make sure the pool is open on time which is so aggravating because of how much you pay for rent.
THE EXPERIENCE HERE WAS NOT GOOD..THE MGMT STAFF WAS NOT PROFESSIONAL IN WORKING WITH MY EMPLOYING COMPANY...WE TRAVEL ALOT AND ARE ONLY IN LOCATIONS FOR A COUPLE OF MONTHS AT A TIME..WHEN WE RENTED THE APARTMENT THE LEAST AMOUNT OF MONTHS WE COULD RENT FOR WAS 3..MY BOSS PAID UP FRONT EVERYTHING AND PROCEEDED TO TELL THE OFFICE HE WANTED TO GO AHEAD AND SIGN ALL PAPERWORK TO RENT AND TO VACATE SO THAT WE WOULDNT HAVE TO DEAL WITH IT LATER. UPON STAYING IT TOOK A MONTH 1/2 TO GET GOOGLE FIBER OUT THERE..IT WAS A DUMP. UPON LEAVING I WAS TOLD NONE OF THAT WAS DONE AND NOW WE GET A HUGE BILL FOR VACATING. THEY WERE NOT WILLING TO WORK WITH US EVEN AFTER EVERYTHING. I WOULD NOT RECOMMEND WILD OAK APARTMENTS TO ANYONE...IN THE END ALL THEY ARE WORRIED ABOUT IS GETTING THEIR MONEY REGARDLESS OF THE SITUATIONS...AND WE LEFT AFTER 2 MONTHS..SO THEY STILL KEPT THE 3RD MONTHS RENT, DEPOSIT AND SENT A $2000 BILL...DEFINATELY THE WORST PLACE WE HAVE STAYED.
Compared to my last apartment experience, living at Wild Oak has been decent up until recently. aside from the slow maintenance and total disregard for caring about residents, Wild Oak will bate and switch you into an apartment you dont want and will not fix the issue. they will promise you updates, and then when you move in, they will tell you they ran out of money to add the updates. the kitchens are tiny, the cabinets are too high and your silverware will only fit in the pantry. the neighbors are loud and because of the no breed restrictions, multiple large dogs may live above you.the management is RUDE. Right now we are dealing with a mold issue in our second bedroom. We found the mold behind our couch a week ago. All that has been done is a simple dehumidifier and bleach water. nothing is working. both my husband and I are sick from it. they do not care. they are rude to me b.c I choose to not have maintenance in my apartment when I am not there. the garbage disposal smells constantly, the dishwasher spits nasty food back up into the clean dishes that end up being not so clean. they raised our rent when we resigned a lease, but did not do any updates, and are taking incredibly long to deal with the mold issue. we have had ants all over, birds are constantly pooping on your stuff outside. there is NO storage space, and women do not know how to properly cover up at the swimming pool outside my window.the gym is in terrible shape, but yet they insist on renovating their clubhouse instead... i guess the comfort level of the staff is more important than the residents.dont move here. they are overpriced and not worth the money.

This is by far the worst place I have ever rented. They continued to bill my account extra every month after they said they would fix it. Things were broken all the time. Drive way had huge pot holes. Management and staff were very rude when I needed their help. Like how dare you bother me because you dont have hot water. I am finally getting out of there.
