Simply one of the worst places Ive ever lived. Flooding was a regular occurrence (and they did very little to mitigate issues that arose from it or even to address the issue at all) despite keeping the place clean and applying our own pest control measures mice were always getting into the apartment (again totally ignored by management) the office will openly ignore you when you need to reach them. Multiple times I stood outside the office and watched them ignore my calls, only to knock on the door and have them tell me to call them. I didnt even have a working mailbox the entire time I lived there. Dont rent from here even if youre desperate. The maintenance team is the only thing thats good about this place and thats assuming the office makes them aware of your requests.

We lived here for almost 3 years. The community and staff are friendly, reliable, and professional. I would recommend this property for anyone thats looking to live close to downtown without paying downtown prices. The units are also private in that you only have one neighbor on your floor, so noise is also not an issue. We had a third floor unit that overlooked 1.5 acres. All of our neighbors were respectful. Last summer there were socials around the pool with games and prizes, the staff also grilled for us!

Went for a viewing today with Andrea. The places are older, which has its pros and cons, but the apartment and the townhouse we saw were both in good shape. Overall I liked the place however, the price is a little steep for the age and the amenities, at least compared to other places weve been looking at. Andrea was very helpful; we liked her a lot. We also saw several residents coming and going who had good things to say about Andrea and the complex as well.So while I cant speak for anything about actually being a resident yet, Im honestly a little baffled at the poor reviews Ive seen on here.

Great place to live except your AC unit will never cool your 3rd floor apartment down and it will never be fixed.If it’s 70 outside it will be almost 85 indoors with only your fan working and the ac unit will never turn on. At one point it was 90 degrees inside and we had to leave the apartment for 2 days until it was livable again. Still the same issue.

Be aware that the new lease agreement goes against MO law and says the renter pays all costs for bug extermination. Even though weve lived here for over 2 years when I asked for help from the office to get rid of the bugs that are eating my kids and I alive they instead gave me 30 days to vacate. Its such a shame the manager had to take this route with me. Please learn from my mistake and keep your loved ones safe and healthy. By finding a place that cares about you.

I moved to KC 8 years ago and this is my favorite apartment by far!. I have lived here for 6 months. The layout of the one bedroom has a unique layout that I love and the secluded patio are great. The gym is perfect and the pool was wonderful to hang out. But what really sets this apartment complex apart are the people who work here. Andrea and Alyson are professional, friendly, and efficient with making sure any need is addressed within 24-48 hours. The maintenance team is very knowledgeable, nice, and efficient as well. I have never lived at an apartment complex where almost all my issues are solved in 24 hours. I lost my keys and had a new set made by the next day by noon.

Ive been trying to apply for an apartment for over 6 weeks now. I keep getting different availability dates from different leasing agents. They dont have a model to show you, but they encourage you to apply for an apartment and pay a deposit for an apartment that you never viewed before. One apartment has been vacate since November 2019. If it takes their maintenance team that long to get it ready then there is something seriously wrong with the apartment. I finally gave up after getting the run around. Maybe it was a blessing in disguise. Good luck to future residents

I think you need to have lived someplace else to really appreciate what we have here! The staff is wonderful and I have NEVER, in the three years I have lived here, had to wait more than twenty or thirty minutes for a response for maintenance issues. My four legged roommates and I are very happy here!

ACTUALLY I AM VERY DISAPPOINTED WITH THE MAINTENANCE I HAVE BEEN 2 MONTHS TRYING TO HAVE THE FIXED SINK BUT EVERY TIME THEY REPAIR IT, THEY ARE STILL WITH THE SAME PROBLEM.WITHOUT COUNT THAT MAINTENANCE HAS A BAD ATTITUDE WITH TENANTS.

I just wanted to share the great experience I had with the staff here which was EXCELLENT!!!! Let me start by saying if I could give them 10 stars I would! I loved how they really took care of all our needs that they have control of and really made me and my family feel welcomed and not rushed, or pressured to do or sign anything. Lived here for three years. Little old but decent apartments. The balconies and the pool are the best parts.

I have been living in here for about 5 months I really love my 2 bedroom apartment! The people at the office are amazing! The building where I live everyone in there are nice neighbors.

I have an elderly friend that lives here and the apartment above leaked through her ceiling and it has sat unfixed for four months. The office staff, in particular Lexi, is rude and unhelpful.

I have lived here for almost a year. The staff has always been extremely nice and will work with you if have any issues. I will be moving when my lease is up because of how outdated the townhouse is. The windows are single pane and as I am writing this review, I can feel the draft coming through the windows. Its enough to blow my hair around and to constantly have blankets around the house. I asked management if they planned to replace the windows and she said no. Because of the extremely drafty windows, my utilities are OUTRAGEOUS. My gas bill is over $200 a month in the winter and my electric is over $300 in the summer. My brothers bedroom is on the lower level and he sits in his living room area with 2 comforters and a hoodie on. Not only are the utilities high, it is an act of God for them to salt the sidewalks and stairs leading to your front door. After 3 of my family members fell down the stairs I concluded that it was my job to salt my stairs and sidewalk, so I did. Like I said, the staff is understanding. Andrea is always professional and helpful but they really need to update the windows.

Pretty big apartment for a 2 bedroom I stayed in than most other apartments. The maintenance staff are really nice and helpful and if they cant fix a problem, theyll call a professional (no charge). Nice neighborhood but more close to I-29 becomes the trashy part. Had a little place by my patio where I could start a tiny garden or even plant flowers. Love the trees around the apartments too.Were moving because they raised the rent and wanted to find a cheaper place. if we dont like the new place were staying at after a year, well probably just move back here.

Im not sure how this place got 3.2 stars. Sounds like they are posting comments themselves or having their friends do so. If only I can rate a zero star. For starters, they only have single pane windows so your utilities go out the window, literally. All they care about is taking your money. They will rent an apartment on the top floor to families with little children running and jumping around ALL DAY and does absolutely nothing about it. Night patrol doesnt start until 8 at night so you have to endure the noise until they show up. IF THEY SHOW UP! They also have a bug problem at this complex (ants, fleas, some other species I cant identify). When I called the office, I was told they dont have anything like that and advised the product I SHOULD BUY. Again, this place just wants your money. There hasnt been any updates. Your windows literally shake when someone is walking above you so you can imagine if kids are running and jumping. PLEASE PLEASE PLEASE take this review seriously as I dont want anyone to have to go through what I have. I have 3 more months here and cant wait to leave.

I love it here and the staff is super nice and will work with you on just about everything. Only complaint I have is the traffic, i swear everyone that comes to the stop sign on Davidson and parvin makes it their personal goal to slam on their brakes and then peel out when they go. It is ridiculous

Fairly quiet even though near highway, pretty safe neighborhood, elementary school bus pick up & drop off in each section. Older buildings, but maintained nicely, clean.

I have rented here on 3 different lease terms. I lived in a one bedroom, a town home for 3 years and again in a one bedreoom . The office staff and maintenance crew are more than helpful. Ive never had to wait for more than a fee hours to have anything at all fixed. The apartments have been updated regularly and are extremely clean. I have always rented a new apartment with new carpet and fresh paint. Everything is quiet and peaceful and our children cant get enough of the new salt water pool. Thank you Briar Hill for making home a comfortablesafe, and affordable place to be.

Horrible place to live, whenever we were looking at the place they claimed they had a security guard from 10 at night till 6 in the morning yet, one week my fiancé’s car got drilled into by twealers who were living in one of the buildings laundry units.Then over 40 cars in the briar hills community got their windows smashed out! Then 4 days later our townhome back door got shattered and bent and they broke in and destroyed everything.They let us out of our lease && we left!

I lived here for 2 years in two different apartments. I had an excellent experience. The staff was always helpful, especially Ms. Munoz. If I still lived in the Kansas City, MO area, I would be living in one of their townhomes.

The apartments are not to bad and I like there party area which is nice.

Great apartments. Good prices. Good maintenance. Right by the highway.

Lived there for 3 years, two in a townhouse, 1 in an apartment. The buildings are older, and the windows are huge and outdated. Had quite a few problems while living there- mainly bugs- termites and ants. There are a few wooded areas that are on the property and the tree lines are usually filled with trash.

Maintenance has no idea what they are doing and the manager does not care DO NOT RENT HERE!!!!! Slum lords
