I used to live here and got along great with Brittany and Maria these two ladies do a lot in the office I never see the manger joy at all. But these two ladies was always nice and helped me out when I had a issue. I left the apartments because I started a family but I’ll go back if I could I love the engery these two give off.

In living on this property, I will say that I have been very pleased with the wonderful management staff and prompt and friendly maintenance team. Every time that I come into the office I am always greeted with warmth and a smile. Whenever a request is submitted with them, it is honored in a very professional and timely fashion. The best thing of all is whenever I am in the office I am greeted first by Nicole and she has been nothing more than a joy since I have arrived in Kansas City.I also love our apartment. The closets are very spacious and all of the amenities are just as I have imagined. Keep up the good work at making us feel welcome on your property.

I enjoy the space and the workers are quite friendly. i tend to have alot of questions even still they do their best to assist. There are pros and cons to any place of course, but they have come a long way.

By far the worst experience in my life.Do not lease here. Multiple cars have been broken into here. The leasing team and management team did not care that their residents cars were broken-into. The women in the office did not know what they are doing. They are okay with you not having A/C. I have went months without AC and it is still not fixed. They simply do not care. The corporation that provides oversight is not competent. The grievance coordinator told me why would we tell you(residents)that cars were broken into. Avoid Shadow Creek and the company it is managed by.

Mold, roaches, mice, electrical problems, SHOOTINGS, ROBBERIES, and a Brain dead management team to go along with it. Only go here if you’re on a strict budget and don’t mind living with mice and hearing shootings outside your window. Everybody knows Shadow Creek is ghetto. They are ignorant and it’s really sad. Unfortunate things will more than likely happen to them because they know how to piss off THE WRONG people. You never know who you are pissing off and it’s not even your job to take things personal. Honestly nobody should move to that place and I’m THRILLED to be in a new CLEAN and mice free appartment. Living in Shadow Creek is like a NIGHTMARE. I guess I should have known from the jump but I was In a rush to move. My mistake, won’t happen again. Zero stars!

These apartments were ok. The good things of these apartments were the office staff and maintenance workers, who will make sure youre taken care of. The negatives of living there was the super roaches. I looked at reviews of this complex before I moved there and was warned of the roaches but I saw for myself no matter how clean you keep your apartment or which extermination company they go through (3 or 4 since I was there), those roaches own the place, not you, they are there now before you and will be there when you leave, period. Three times since I was there, a few bums decided to go on a smash and grab in the parking lot on most of the cars. Besides the roaches and the bums breaking into cars, the apartments are nice, the area is quiet, the office staff is professional and reasonable.

I used to live in these apartments back in 93-95 when they were named Barcelona East apartments. I moved back in to this complex in Dec. 2018 and have regretted it ever since! The current owners of this property do not care about the clients and I do not believe that the property manager is competent to do her job. I never had any issues with getting assistance with issues when I lived here before and basic maintenance was done continually. However that is not the case anymore!This new company is very timely in making sure that you rent checks are delivered on time, but do not care about the time that it takes them to respond to any issue that might arise. If you are so much as a day late on paying the rent, they have your late notice at your door that day, but when it comes to any type of maintenance, you will get no response. They don’t even contact you to let you know that they are not going to assist you.Right after I moved in, I noticed that the smoke detector on the second floor would beep every minute indicating that it needs a new battery. I sent them a message about it, but nothing was done, so I put another note about the detectors in with my next rent check as well as a notice asking for a new toilet seat since mine is not attached on one side and you are at risk of sliding off when you use it, but still have not had anyone out here to replace the battery or toilet seat. Since December when I first reported the constant beeping for the detector on the second floor, the detectors on the first and third floors are beeping as well and need to be replaced. In the rent check envelope every month, I have included a note about the smoke detectors and the toilet seat and never get a response, just ignored like I have never said anything about it.In April, I woke up to a toilet that was clogged and was not able to plunge it clear. I called and advised that my toilet was clogged an unusable. They didn’t respond, but I got lucky and had a friend over that actually does plumbing, so he ran a snake down the toilet and cleared the clog for me. He was nice enough because we were friends to not charge me, so I just let it go, but still had not heard anything about the service call that I placed. Then a week and a half later, I get a knock on my door and it is a maintenance man here to work on my toilet. I told him that I already had to take care of the clog because who can go 12 days without using the bathroom. I advised that I still need the toilet seat though. He advised that he was out there to unclog a toilet only and would have to talk with the manager about the other request. Now it is Oct. and he has never come back to replace the toilet seat.My car was broken in to and a bunch of work tools were stolen as well as some personal property. I called the police and had a police report made and then went to talk to the complex about it. The manager pulled up the security cameras and advised that my car was not in view because I parked on the street in front of the building. Which surprised me as I found that my building was not under any security surveillance, just the parking lots were. This is information that came directly from the mouth of the property manager herself. When I told her my concerns about the building not being under any surveillance, she proceeded to complain to me that they already pay over $2100 a month for the cameras that they currently have. They were not able to provide any assistance what so ever. So, I had my car fixed and replaced all of the tools and when on about my business, but that same month, I forgot to take my rent check in until after 5pm on the due date and placed it in the mail slot at the office. The very next morning, there was a notice on my door about receiving the check after the due date and I owed the late fee. I got the notice but did what they are doing to me and just ignore it. Then the next month came along and I paid rent on time for my normal amount and left it in the mail slot before it was late. I also placed a note advising why I was not

It sucks that you cant leave anything less than one star; this place has roaches, its always had roaches, and theres no getting rid of them. Last year, the pool closed irregularly, and was frequently closed because of chemicals. The laundry facilities do not work, one dryer doesnt dry, and one washer floods the basement. Were moving soon, finally, thank god. A few months ago, two young men were killed, and if you like to hear the sound of gunshots, leave your windows open in the evening. Like the other review said, the gas station up the way is terrible, one night when we were up there, a drunk guy exposed himself to my girlfriend. The model apartment looks nothing like the apartment youll move into; when we moved in, there were roaches, damage to the carpets, walls, and bathroom fixtures. The ONLY thing I can say for this place, is that the new manager, Nicole, is very understanding, and will work with you when she can. The problem is not the office, its the people who own the place; they dont seem to want to put in any money for repairs, but are more than happy to take yours. The rent is waaaaaaay disproportionate to what youre getting. Poor accommodation, in a high crime area, and amenities that malfunction constantly.

Initially I set up a walk-through appointment after driving 3 hours from where I was currently working. I arrived with my sister and was told to wait in the waiting area and we will be gotten to shortly. We waited 45mins. before my sister went up to the desk and asked how much longer the wait would be. Brittany told her at least another 20mins because she was not aware that I had an appointment. I had to get back on the road so I could not stay. My sister called and made a second appointment so I had to do a virtual walk through on the phone. That was the start of this whole bad experience.I gave one star because I have never lived at these apartments. The staff is very rude and sarcastic. Brittney and Joy to be exact. They are very unprofessional and have an attitude when you are just trying to secure a place to live. I was suppose to move into the apartments at the beginning of July. That didnt happen because of roadblocks that I didnt know about on my end. Once I tried to rectify them through email with Joy Thompson(Manager), she said she never received the email. After resending the email more than 7, times my Friend called Joy and that is when Joy realized she was getting the email but didnt know it. This was over the course of a month and a half. During that time, Joy assured me that she was holding an apartment for me and not letting anyone look at it. She said that I would be able to move in once the final paperwork came through. I emailed her on a Friday and she never got back to me. I had to call her nonstop everyday for a week to get a response. She said that she had over 100 emails and hadnt had time to read them. Once the paperwork came through I had to call the office everyday for 2 weeks to get in contact with Joy. Everyday I was told she was out of the office or in a meeting by Brittany. I left several messages for Joy to call me back but, she never did. I finally called 3 times in one day to finally get Joy. I was told that she received the final paperwork but, they did not have any apartments available for me. I wanted a 2 bedroom 1 bath. So she lied to me after hounding her for almost 2 months to get into these apartments. I will never recommend this place. I turned away a lot of other good apartments thinking that Shadow Creek was the best. I moved to Missouri in July thinking I was going to be in my apartment but now but, I just got the runaround. I am very disappointed.

My AC has been broken since the day I moved in a little over a year ago...After I moved in and complained the first time, I was told that my apartment wasnt even scheduled to have Air conditioning installed until later on in the year (when I toured the apartments I was told that There would be internal heating/air conditioning.. I shouldve asked would MY apartment have air conditioning and heating prior to me moving in). When the AC was finally Installed it did not work, turning it on raised the temperature in the apartment and I complained again. THIS TIME I was told that winter is coming, and that they wouldnt be fixing my AC until spring... so again I wait... after winter I remind them of the sarcastic promise they made and they send a guy out who just rips the whole unit apart and says it needs to be replaced. I regretted making this complaint because when he tore the unit apart he made it so that now, Ive lost heating in my apartment as well! So as a guy who apparently doesnt learn his lesson, I complained about not having heat.. to which they reply that due to budgeting we wont be able to buy the part needed for your unit for at least another month but dont worry, the weather is gonna be a lot cooler next week! I have no idea why they keep quoting weather forecasts to me -_-In the middle of that awkward time of year in Missouri where the weather goes from extremely hot or extremely cold I went without AC or heating! You would think that they would offer me a fan or a heater to get me through those times but they didnt... I had to buy my own heater and fans. When they finally got the new part and notified me that my AC was fixed I was so excited to get home, only to find out that the heat works now but the cooling does not ( I waited an entire year to get back to square one). I complained again but this time the apartment complex hasnt even bothered to respond to me AT ALL and its been over a month (Im sure they feel its ok to treat me this way because anyone else going through this would have left a long time ago).So now that summer is approaching fast, my other, other, other, other complaint about the unbearable situation has gone unanswered, I feel as though its time for me to leave. Im an extremely patient guy, but these people dont seem to care at all. The one good thing Id say about this place is that apparently you can always depend on the managers here to give you a good weather forecast!

Terrible management. Im not sure who manages it at this point, because its changed about 1,000 times. We have had continuous issues never fixed. One time when a new management company took over, they once tried to tell us they didnt have record of our FIRST month of rent and tried to charge us hundreds of dollars claiming their system showed we didnt pay the full amount until we showed them our receipt.

Stayed here for 3 years. The 1st property managers were awesome. But they have swiched twice since then and it seems the management keeps getting worse. Hidden fees are ridiculous. Remt due on 5th, by 15 you have a notice to appear in court if not paid by 22nd or something. They will try to evict you before next months rent due. I moved in with rent being 755. Somehow rent jacked up to 955. Poor maintenance. They seemed to have one maintenance guy and he could only do so much because the property managers were too cheap too really fix anything from mold to air and heating issues. Plumbing was horrible as well. Thee worst!

I think a lot of these reviews are fake. When we moved in, it was owned by a different company, infested with German cockroaches (the leasing agent LIED to my face, saying she saw no roaches... they were trapped inside the oven display), its loud, the neighborhood sucks, --the corner store up the road has someone there 24/7 trying to either get a ride, sell you drugs, or begging for money. Now its owned by a different company, one of the leasing agents has GREEN hair, they lost a money order for rent, and theyre completely incompetent. We are not renewing our lease, in fact, we cant wait to get the hell out of here. Advise anyone even considering moving in here, to stay away, its horrible, and you can do better.

I live here for 2 1/2 years, I seen about 4 or 5 different management teems.New management from 2016 are insensitive to your needs, totally ignorant of their tenants, and helpless in the event you have an emergency.Maintenance crew are very friendly, staff desk show poor knowledge about there job, maybe because they dont last more than 4 Months. Main manager would do what she is require to do regardless the effect the decision would have on your life. Do not expect a fair treat or them go an extra mile for you. Live here under your own risk.

Shadow creek has no owners. When a employee threats you there is nobody to call to report it. This place has bad management as well as workers. It is not worth the rent the employee ask you for do not move on 96th in kcmo you will be sorry you did.

Isnt it in our nature to be quick to jump online to give a negative review to warn others...BUYER BEWARE but not to remember to also go online to compliment or speak highly of a company or employees for their hard work, commitment, improvements or maybe someone made your bad day a good one with something as simple as a kind, thoughtful word or gesture. Well my future neighbors, Im here to tell you that yes, Shadow Creek was once not a pleasant place to live or even really visit someone and I was living here when it was like that BUT NO LONGER.....RELAX, FOR ITS ALL GOOD :) New management, and they are very friendly, not snubbish, they DO LISTEN and if humanly possible will go above and beyond to welcome you, help you and make you want to stay. The maintenence team is swift and efficient. If they cant fix what is in need of repair, they tell you why; like having to order a part. They will try to come up with something clever to hold you over till that part comes and if your lucky youll get a joke, chuckle and friendly smile! Seriously folks!! Let me give you some examples: 1. They upgraded me to a newly remodeled BEAUTIFUL apartment. Day I moved in I didnt know how to work the lazy Susan or digital thermostat. I called, and they came the same day! Actually within 30 minutes! And then they walked me through all my new gadgets; diswasher, furnace, oven, etc. 2. The remodel people forgot to install shower rods. I called and the manager personally told me shed have them the next day, she had to contact them. Granted I called five minutes before the office closed. I told her Id just go buy two cuz I needed to shower after all the moving...she offered to personally go buy them for me or I could get them and shed reimburse me or by rent knockdown!! 3. My air conditioner ran out of freon and it was going to take their main company in California a week or two or three before they could get it out here. Manager was going to reimburse for cost of extra fans or air due to my wife having terminal illness and not able to handle any heat. 4. Family member died and I had to leave the state asap and was going to be short on rent. They worked with me. It was $100 short. You get what you give. If your loud, rude, into drugs, drama you wont last more than a month or two here...they have great cameras, great neighbors who wont put up with it and management will put you out like yesterdays trash! If your honest, neighborly, sober, and just a good person who acts like they were taught some damn manners and morals then you belong here! Give them a chance... their hard work is paying off!! They deserve some cudos :) Are you perfect? Wouldnt you like some recognition when you go above and beyond ? And not always get called out with negative b.s? I have not moved in but i did look at a so called 2 bedroom apartment more like a 1 bedroom and a small office upon entering the apartment itself the hallway was filthy the first lady had us wait saying she was going to get someone to show us the apartment i guess she got lost then another lady came saw us just sitting there she finally came over inquired about us and after sharing with her she showed us the apartment I’m still looking for a decent clean place to live but after reading these horror stories I think I will keep looking what is wrong with humanity?

I lived here for 2 years and went through 4 property managers and was evicted for payment of rent already paid.I am still in the process of getting this off my credit after the fourth property manager couldnt produce a proper invoice to pay off last two months of rent. There was a problem with mice and roaches and I kept a very clean apartment.

Hopefully you dear reader will not give them an application fee of $35 to be told that the apartment they were going to show you isnt available to see upon arrival.
