This is actually my second time working with the company. The first time was a few years ago. I had to use W2R this go round due to COVID and being laid off of my job and currently facing eviction. Ray and Oliver allowed this process to be stress free and they were very helpful. I was also able to get the first choice on my list I submitted to them for apartment properties. I plan to inquire about other services in my journey of self improvement credit wise for more promising financial future. So I contacted this place in order to relocate. They are scammers, they ask you to cash app them or give them bank information i chose cash app and filling out paper work a check was made from my account to them a couple days later when I called to ask why I was charged twice I got no answer. I’ve reported the company for fraud and now I’m talking to the bank they wire money from to get it shut down for fraud. DO NOT SPEND YOUR MONEY HERE :) your welcome I posted this three months ago and they proceeded to write and say I wrote a bad check ?! I have time today, for one we never spoke in person, two I don’t own a check book to even write a check and you guys had the option of either cash app or giving my bank information which was done stupidly on my part. Once I paid with cash app these crooks decided toWire money from my account not even a day later. Your reviews are fake !!!!!!!!!!

What I liked about the service was the fact that the person I worked with would not give up until he knew I was satisfied with the apartment I found. He was relentless in his attempts to help me. Although it may be a little costly, it’s worth it.

Ray was very thorough in his explaining how the process work. Very thorough to the point where I didn’t have any follow up questions because he covered every thing in detail. He wasn’t pushy get and allow me to choose what I was most comfortable with.

RAY is a very upfront kind of a person; he is direct and to the point. I respect those qualities in a person because it showcases sincerity and values time management skills. He did not try to sell me something I did not need. More kudos to Mr. Ray for his ethical business practices.

This was the best thing I have ever decided to do. My cousin told me about this company and the company helped her move into her apartment so I paid my money and I got approved into my apartment. Ray was the best he was patient with me and always texted me back or called me back or answered the phone when I needed help or asked any questions. I have been trying to move for years and I would always get declined I was approved for my apartment with ways 2 rent help, I was giving a second chance! Please be cared. These people are scams. I talked to ray and he seemed so professional. I went through the process. Got the information to pay from my paycheck. Low And behold they are scammers. The bank information they have on their paper work is not a company account. Its a savings account to a personal account. I only know this because I called the bank directly. Do not give your money to these people. And oh their office. Is fake. We travel to jacksonville all the time. Google everything for ways2rent you will get a different address for Fernandina beach as well. But the address is to a ups store...lol oh dumb are they. So please keep your money and dont give them your money. They are scammers and looking to prey on innocent people.

First off, the company ABSOLUTELY works! Ray was the set up guy and Mrs. Little was the closer. Those guys were awesome! I was very skeptical at first but everything they said would happen, happened. I followed the step by step emails and before I know it, I was approved. The communication was great as well. If I had any questions, I would email Mrs. Little and she responded asap. Lynn was Great. Please keep in mind every here is busy. Its not that they are taking your money and ignoring you. Its that they are busy and emailing them is best. I got approvals from every apartment I applied to and had the ability to choose where I wanted to go. So their process works. Thanks to Lynn and everyone who assisted.

I used this company and was in a new place that I loved in less than 14 days. It is imperative that you follow all instructions that are given so that the process is seamless. It really depends on the customers pace of completing the given tasks for them to get you into a new residence quickly. I had a very pleasant phone call with Ray. He was very thorough in explaining the progran, and ensuring me of the results of finding a home. I am very confident in this company as they have a great reputation for helping those like me. I look forward to selecting an awesome home for myself and my baby.

I signed up for this program on November 1, 2019. I paid $300.00 through cash app to Ways2Rent. I respected the process, but I had noticed two weeks after sending my apartments to my case worker to apply for she had not. I sent a follow up email letting her know that I had other apartment complexes I wished to apply to. I did not get a response back from her for two weeks. By this time I found tons of other rentals that I did not submit to my case worker. I applied on my own, and was approved for a rental. On November 22, 2019 I contacted Ways2Rent via email and phone to cancel service. I was told that I would not receive my full $300.00 back instead I would get half of my money back in 45 days. 45 days from November 22, 2019 was January 6, 2020. I also, emailed Ray as a follow up on December 19, 2019. I contacted Ray Paulk and spoke with him directly on January 20, 2020. He informed me that I would receive my money through cash app no later than Wednesday January 22, 2020. As of today February 3, 2020 I have yet to receive my $150.00 back. I also noticed through the cash app that they changed their name from Ways2Rent to Cosign Partners. Cosign Partners does not allow you to request money. For me, my experience was not what the company advertised.

To anyone reading this please don’t do this . It’s a scam they took over 1200 dollars from me I was never accepted into any home or apartment. And when asked because I was fed up about getting any of the 1200 they stopped responding. Lynn literally heard me break down on the phone because I had no where to stay and still continued to deceive. Her & Ray are not to be trusted and they catch attitudes as soon as you point out anything suspicious about the program. Please listen to this review I was convinced by the positive reviews to try and now I wish I would’ve went with my gut. Now I’m 1200+ short and still have to find my own place . I even asked Lynn could I speak to someone higher up because I felt as though I deserved at least a portion of my money because it wasn’t my fault that they couldn’t get me approved. People where still able to find my previous eviction so she went ghost for a few days then said I couldn’t speak to anyone . I told her that the program was a scam and she just sent me my own message back.I really hope they all get what’s coming to them. They prey on the less fortunate. I can’t wait til I can get to their headquarters if that’s even real .

I lost my job unexpectedly after eight years and wasn’t able to pay my rent at my old apartment complex. I tried to keep up but was unfortunately evicted. After getting a new job, I felt there was no way I could get into a luxury townhome that I wanted due to this now on my record. I worked with Lynn and Ray at ways2rent and they were so helpful. I got the place!! It’s almost a year later now and I am now thinking of coming back to them to apply to rent a house.Thank you guys so much 🙏🏽

Scam ! Me and my fiancé lost over 1200 she wrote a review as well going into detail but please to anyone reading don’t do this. I’m not sure how they got so many positive reviews but I can assure you the negative ones are real and because we didn’t go with our gut. We’re living in a garage . Hope this helps people stay far away from Ray & Lynn and this big scam. They don’t care about your situation.

I spoke with Ray and he was extremely rude. I asked questions concerning pay and he asked if i could afford it. If i could or could not wasnt what i asked. I simply wanted to know where MY money was going. He had a condescending tone and a smug attitude. The company sounded great however he wasnt helping.

I am SO thankful for Ways2Rent! I have been couch surfing for 4 months and I was afraid I would never find a place to live. Total scam! Gave them 440$ they gave us a broken application that we had to call back repeatedly for them to fix it and send it back to us. Finally we asked for a refund they said they could only do 75% and it would take til 4/15 (3 weeks away at the time) for them to finally send 200 back on 4/23 when we called they gave us nothing but attitude and hung up. Stay away from ways to rent its a scam they dont actually do anything for you. Learn from my mistake

Fake, run fast: they had a similar scam under another name and was sued by several people and their states district attorneys office. Please people listen. They write their own reviews. Ray Paulk is the owner just google him and lots of legal and criminal history will appear. Certainly has the you need us more than we need you attitude. Not realizing without customers he’d be out of this job. Very very rude to talk with and claims he’s that way because he is head in charge. Everyone else there is very respectful and professional (to bad they work for a scammer). So glad they don’t take the attitude of their “boss”. When you ask questions he gets defensive and says you can just cancel if you want. They take advantage of people during vulnerable times. They blame reviews on people not being patient and trusting the process. In a process there are next steps and follow ups. They take your money via check only then stop communicating.

My children and I were living in a hotel and I was broke and desperate. My children were in jeopardy of being taken away!! I found Ways2Rent!!!!!! Well I had a very difficult issue, my Sohpie passed away aka my mom and it was really difficult. The house I had to sell was my dads and his first wife from God knows when, so it was there since how knows when. I remember going once in a while when I was little for a weekend but my mom and I didnt live there at first. After highschool my mom moved there to live with my dad but he died after a few years so the house became my moms. I joined the military and while there I had an accident aka A daughter lol, and went off and started an adult life, but as time went on things didnt work out and like most girls I came home to my mommy. We lived there for 12 years or more. I worked in De and come home to chill with my girl aka my Sophia we would watch tv and chill together until it was time to get to be to sleep and get up for work the next day. Time went on and things happened, Christmases, birthdays, Saturdays went on and illness came and that was the begin of the end. My Sophia went to see the guy up in the sky and because of an illness I could no longer work at a job I loved and was good at. So things started to get taken. So soon it was just me. I would no longer pay for anything, and now I needed to sell the house that was actually my dads and his first wife and misstress, so it was just my mom and me. Anyway I need to sell the house and my credit was bad because of everything. I as something on line but as I read it was more false than fact. I read on and discovered this great company Ways2Rent. I called and talked to Mr. Ray and he explained things to me and even though hes a Trojan and Im a Spartan hes still a cool dude. I gave him a hard time and Ms. Lynn had to treat me like a 5 year old they got the job done and here I sit in my new place. With only one try Im in thanks to them. And even though I dont have my Sophia I hope Ill be ok with time. THANK YOU MR.RAY AND MS. LYNN FOR EVERYTHING. Nellie

People who saying it’s a scam probably didn’t read the directions or didn’t do the program right. I paid 600 for their services. I have 4 evictions on my record and lynn and ray got me into a place in less than 2 weeks where I been staying for 8mths now. Follow the process or rules

We called them with hope that they would help us get into a place and they did nothing but take my money, and waste my time. I spent almost $500 on the applications and the application itself was faulty, I couldnt put information in and had to call them back so they could fix it. After struggling with the faulty application, I still had problems so I asked for a refund. They told me then I would get 75% back. After waiting for over a month they only gave me $75 per application fee back. Thankfully I found help through Century 21st and got in a home in much less time then it took ways to rent to give me some money back.

I wouldnt trust it. The rep that I spoke with rambled on and on, without allowing me to really speak or ask questions. The tone of his voice was off-putting as well. I had to hang up the phone b/c I was so disgusted. He intentionally tried to control the conversation using bait and switch tactics. The application setup is also iffy. Going with my gut here and will be utilizing another service.

“The Angel who sits on our shoulder”Patricia was a ‘no nonsense’ experience which I loved! She told me the steps I needed to follow and IF I followed them, she would apply for some apartments for me. Well, WOW! Simply wow. This lady is simply amazing. As soon as I sent the information she needed, she told me to send a list of apartments I’d like to apply. It was honestly as simple as that. I was TERRIFIED like you wouldn’t believe because 5 months ago I had applied for ONE apartment and when I was turned down, I was to scared to apply again! She calmed me down and HONESTLY made this seem simple. So, I gave Patricia the information on the apartment complex I liked. She applied for me. I went into take a look at it. What amazed me was, after my daughter and I looked at the unit, we went into the main office and she told me what I needed to give her in order for her to proceed with the credit application. So, I gave her the check and she pushed the credit through for me. To my complete and utter surprise, she said it was approved with their ‘onsite’ credit department with a small deposit but we would need to wait a few days to get that confirmed due to it being a holiday weekend.2 days later, we were approved and the VERY NEXT DAY, WE MOVED INTO OUR NEW HOME! The emotion was simply too much. My daughter and I cried for the first two nights because we were IN OUR home. No more hotels! No more worry! It was an amazing experience for both of us however, I was able to shelter my daughter from the credit worry but she was shaken up as a result of the corporate housing company. Thanks to David and Patricia, things look VERY different today then they did only a week ago! (We actually moved in to our new place WAY sooner that the time frame they gave us! THEY UNDERPROMMISED AND OVER DELIVERED)I must say that Patricia was simply amazing to work with. Not only is she EXTREMELLY competent at her job, she is a HUMAN WHO CARES. PERIOD! I could feel it every single step of the way. She does not realize that SHE changes lives every single day. She changed MY life and my daughters life. She made this entire process seem and feel effortless because of the speed she does things BUT, from where I sit, she IS THAT ANGEL THAT SITS ON OUR SHOULDER! My heart is touched and FOREVER great-full that she is who she is. I have never met this lady but I can tell you one thing for sure. It is an HONOR to have had her in my life because SHE has restored my faith in SO many ways.If you need help with securing your home, if you follow what they ask of you, they WILL make it happen! I felt like it was sketchy at first because of the amount of money that was needed. But, its very legitimate. Now i had Ray and Lynn. Ray is very straight to the point. He is not going to baby you lol. Lynn is more softer lol they both helped me get into a very NICE apartment for my family. I had baddd rental history after leaving an abuaive relationship years ago and was still getring denied for a landlord debt. Thank you ways2rent. My apartment is beautiful and i got approved the same day lynn applied for me. And moved in the nexr day. If you got the money it works.

I applied for housing under their program to try to get my eviction record expunged and was looking for housing during this time and still got denied for housing. I eventually had to pay off my previous landlord myself via a collection agency and is still looking for housing.

This is a scam business. I interviewed with them and the are defrauding the customers. You can not use a VPN # as a SS # for a credit check. These folks are calling a VPN# a RIN#. THEY ARE CALLING IT WAYS TO RENT AND TAKING ADVANTAGE OF FOLKS THAT HAVE CREDIT ISSUES OR HAVE BEEN EVECTID...PLEASE BE ADVISED THEY ARE THEIVES.

Just a question...Are there any real clients who can verify that they actually work?

The owner of the company “Ray” was very unprofessional over the phone instead of telling me there isn’t anything he could do for me and that I’m wasting his time . He could have simply recommended someone else .

I had 3 eviction on my credit report and got into an apartment it’s not a scam if you don’t follow the directions it will not work don’t try to reinvent the wheel!

What an aweful and dishonest service. If you are a tenant you should be ashamed to use this. I would pursue a tenant for fraud for using this.

Ways2rent helped me get a place when no one else would help after numerous times of being denied because of evictions I did research on how to rent and luckily ways2rent popped up I was skeptical at first because of price but then got told they were running a special and jumped on it the process was quick and easy and in less than 2 weeks I was approved for the apartment of my choosing not some hole in the wall or dump if you have evictions that stop you these people can help I can vouch

How about wheres the office? Why didnt they reach out to their clients about relocating? We got a place but no one is there to further assist us.

Property managers are aware of this service and know what to look for. This will not work.
