Over the past 6 years Christy Grifaldo and her team at Grifaldo Properties have done a fabulous job of taking care of our property for us in our absence. They truly have gone above and beyond in caring for our home; sending regular updates including pictures, responding quickly to inquiries, making needed repairs and regular maintenance and communicating everything in a timely and professional manner. When it came time for us to sell our home this spring, Grifaldo was a huge help in listing our home and walking us through the selling process with minimal issues. We highly recommend their services and wish we could take them with us to our next location!

I have been in the military for roughly 13 years and have to move constantly. Hands down this has been one of the most amazing business to work with in my case for renting. The staff are amazing, courteous, professional and take the time to work with your specific needs and solve your issues. I wish I could pack the staff with me wherever I travel to next!
The worst property management in the area! Don’t waste your time on them. When we first moved in we filled out our inspection sheet we noted that all the walls were extremely dirty. All they said was that the lady who went to clean “tried her best” to clean the walls. We ended up having to clean them ourselves. We also wrote down that there were a lot of damages to the walls from the previous owners dogs and we were still charged for those damages. We changed all of the blinds in the home before we moved out because my son had broken some of them and we knew it would be cheaper to do it ourself. We were still charged for new blinds even though all of them were brand new. We contacted them to refund the money of the damages that weren’t caused by us but they refused to do anything. When we were ready to move on military orders to Southern California in 2019, we reached out to Christy and her team at Grifaldo Properties to manage our rental property in Jacksonville. After a terrible experience in 2011-2015 with another local management company, we needed someone with a great reputation and high standards to have our best interests at heart. I can say unequivocally that Grifaldo Properties has done just that – taken good care of our property. If you are looking for a rental management company for your property, please look no further. There is a lot of stress when moving with the military and leaving behind homes purchased at a duty station. There is no need to worry if you select Grifaldo Properties to support you. Horrible rental agency they are dishonest and will do anything to keep your money. Place was dirty I wasI was promised it would be cleaned. Tub in master bathroom was horrible peeling and unusable, I was told it would be reglazed. It would be done before I moved in, all the repairs I brought to their attention were not done such as the tub, laundry doors hanging off, walls dirty needed to be painted desperately. Black mold on walls, holes dents in walls, rust over the stove etc. On move in day I saw how nasty the place was, I never moved in asked for return of my money due to place uninhabitable, was told by Melissa I would have to pay 240, I was supposed to get refunded over 1,400. I was sent a check for about 840.00. They refused to pay me the balance they owe me. Please do not believe their lies when they respond to this review. They are liars and thieves, stay far away from this dishonest company PLEASE. Omar Howell
I would not work with this company. Even after speaking with my husband about a maintenance issue. I still got a call and was told “ if the issues is something you guys could have handled on your own you will be responsible for the invoice”. We already spoke to Grifaldo and troubleshoot the issue with them to determine that we needed maintenance to come out. I ended up writing an email letting them know that we don’t just break stuff and expect Grifaldo to pay for it. I felt harassed by that phone call and since then it’s been downhill after that. We pay our rent on time and now we have to move per the owners request to sell their home in the middle of the school year and they want to have house showings where we could potentially be exposed to COVID. Luckily they sent one person to do a virtual tour and took pictures of the house but we have a few weeks before we have to be moved out and who knows what else this company will do to make us further uncomfortable. By all means find out for yourself and hopefully you will have a better experience but now they are asking for a move out date and the stress is already high enough. I guess they are just doing their job to make sure we get out of the house ASAP. I would not ever do business with them it’s a blessing that we won’t have to deal with their maintenance workers that bring family members to the house while they are working on the problem. I’ve had someone’s wife in my bedroom that Grifaldo sent over, a guy was in my garage messing with my husbands things, and guy had his entire family over with his kids on the job. It’s just been unprofessional and when I brought one of the situations to their attention they just said the company has used this business for years and never had an issue. Well thanks for making me out to be a liar. Best of luck if you do use them.
Grifaldo Properties managed our property in Jacksonville and then sold our home for us. We used their property management services since 2015. Grifaldo Properties has always been very communicative, professional, and timely with everything in regards to managing our home. They always had the home rented out quickly and we sold and closed on the sale of our home in a little over a month, which is fantastic! If we are ever back in that area, military family, we would definitely use them again; whether it be as a home owner or even as a renter. Grifaldo Properties is a fantastic property management company to work with. They are very professional and give excellent advice. They help to take care of problems immediately and guide you through the steps to take. They are incredibly friendly and easy to work with as well. I highly recommend using them for their services. We felt very safe and comfortable working with them.
This company is a SCAM. They will take your application fees knowing that they have already rented the place that you are applying.In our situation, they even went as far as to make me pay for an additional application for my wife (who is a home maker) with no income. There was no reason for this other than to steal additional money from us. They knew we were military, and from out of town, and completely took advantage of us.Stay away from this company!Reply:You did not say you were working on another application. You simply stated that you would continue to accept applications when you asked me to submit an additional application for my spouse and then in less than 2 hours of submitting the additional application called me to say that you gave it to another applicant.Your policy of requiring everyone over 18 should be changed. Why would everyone over 18, that have nothing to do with paying the lease, have to submit an individual application? Only reason I see is a money grab.I declined to continue with your company because you have no other houses available that will work for my family, in the time frame that we need. You can keep the original $40 that I submitted for my application. I want the $40 back that you took from me earlier today for my wifes needless application.
By far the absolute best Property Management Company to deal with! I honestly can’t think of one complaint during my two years renting with them. Only one issue with the home itself and they immediately took action to get it taken care of. I asked for window screens and again they immediately got it scheduled to be done. Anyone that I’ve ever spoke to or dealt with was very professional and courteous! The communication from them is on point! They care about the homes they manage and the tenants that are in them! Thank you Kimberly for always being so sweet and kind! I would give 10 stars if I had the option! I recommend Grifaldo Properties to anyone who is looking for a rental home and also to anyone who is looking to hire a property management team to handle their home for them! WARNING, Do not use this company to manage your property or rent from them. We were with this rental company for just over a year. The house had been poorly maintained by the company prior to us moving in. We completed a walk through package. We documented EVERY little thing we could find wrong with the property. But we failed to document prior scuffs on the wall and they charged us for it a year later. The house was not painted prior to us moving in and now we have been charged to paint a room,.or rooms. Who knows? Multiple things that were documented during the initial walk through were never addressed. If I was the property owner I would be VERY upset that things were brought to the companies attention but never addressed. I was never late on my rent, we took care of the house like it was our own home, and they charged me for painting. I contacted the company and they pretty much didnt really want to hear from me. Sometimes you think the reviews are over blown but apparently not. The other reviews probably should not go unnoticed.
As a renter, Grifaldo property and staff, were great to deal with. Over our roughly 2 years at their property they handled everything in an extremely professional and timely manner. They even adapted quickly to our move out during the height of COVID-19. I would definitely recommend renting one of the properties they manage knowing you will be well taken care of.
Not very helpful or freindly
This agency is horrible. We applied as a couple, but both of us were required to register separately at $40 each. The property we were interested in renting was also listed as a property for sale on other websites. The day after taking our $80, we were declined because of a unfavorable debt to income ratio, which is total bs. We even offered to pay the full years rent in advance, but they didnt want the tax liability. Total bs. Even with over $100,000 cash in the bank, we were not financially stable enough to rent a property. I think the application fee process is a scam. They require this fee to apply and then decline your application for the weakest reasons imaginable.
Amazing company to work with, managed our property for almost 10 years and I never had a worry. They took care of everything but gave me options on how I wanted to do things. We decided to sell and they were right there to get it done. Once again they took care of everything. Christy and her team are awesome and i would recommend them to anyone.
Moved into a property of theirs right off the main road from the place I worked at the time. First thing I did was have my roommate contact them about the pool they had sitting on the property unattended. Would have been nice to have that thing fixed up and prepped for summer time here in North Carolina but that never happened. Instead upon trying to move out these geniuses had the nerve to try and sue us for pool damages for a pool they had sitting there for years at this point. Had no problem trying to bully my roommate but wouldn’t hear anything from me and then what do I hear a week later? They tried pawning that same pool off on our neighbor! Amazing 10/10 business plan. I love what people think they can get away with when they don’t understand that community speaks. Lets enjoy the fact that the tenancy was under my roommates name so they can’t look me up to try and spin a narrative like they’ve done with other reviews on here. Glad I got to catch them in the act. Make sure you check reviews online before throwing your money away with shady companies!
We currently rent and I can tell you that starting with the application process and the way this agency handles their homes is def top-notch. Our family has rented from other local agencies as well as out of state agencies and this one by far has impressed us. First of all, if I ever decided to purchase a home I would feel comfortable and confident in choosing Grifaldo to manage it. They are thorough, when we moved in last yr there were some things that needed to be documented or fixed and for the most part everything that was documented on the move in sheet that was from the previous renter was already documented by Grifaldo and they had already contracted people to come out and correct most of those things. We just had a refrigerator issue and although it has been frustrating to lose some of our food and not being able to use ice maker or the refrigerator/freezer to store anything dairy, deli or anything of that matter -Grifaldo has made every attempt to resolve the issue as quickly as they can. Kimberly with Grifaldo was very empathetic and kept me updated so that we would be tracking the progress. Overall, they handled the process in an excellent manner considering the issue had to be addressed by the home-owners insurance process, ect. I am very happy to know that there are good home managing companies out there that really care about their tenants and homeowners! KUDOS to such a great group and agency! Look forward to continuing our rental relationship with them! Grifaldo is SUPERB and above average!

My family and I found this company when searching for the perfect rental. They helped us find exactly what we were looking for. We had very little problems when living at our new home but if a problem ever came up they were quick to resolve it. We rented this home for almost 3 years and Christy made the process as smooth as possible. We took very good care of the home over the past 3 years (as you should when renting out a property)When it came time to move out we weren’t sure how much we would receive back from our deposit (with companies we’ve used in the past they always found something to not give us our full deposit back) but thankfully we received our full deposit back and the move out process was just a smooth. We’ve been moved out for almost a month and I came to leave this review because we are currently having so many problems with a company in our new town and we really miss our Grifaldo Properties family. They have been the best and easiest company to work with. If we ever move back to the area and know exactly who to go through.
Extremely unprofessional company. They consider all damages severe, will side with whoever makes them the most money, and the owner is extremely rude. Theyve created a false response to my wifes honest review, and were sure theyll have some spin on this one as well. To be completely truthful - we found this company terrible, extremely unresponsive, and our opinion which we are entitled to, is that no one should rent from, rent to, sell to, or buy from this company. Go elsewhere, read the reviews, do your research, as we wish we did. Reading the reviews would have turned us away in a heartbeat, and we wish we had.
My experience with Grifaldo Properties was truly a pleasure. The staff was very professional and courteous. Their response time for maintenance issues was extremely fast. By far one of the best Leasing Agencies in the area.
I rented with Grifaldo for the last 2+ years. They’re great with getting maintenance done. I have never waited longer than 48 hrs for a response from them or with sending somebody out. They even responded to requests on a late Saturday night. They do take pride in the properties they manage.I do wish I was treated better, as some staff members are extremely rude, inconsiderate, and unprofessional. Excellent property management team. I have rented from them for just over a year and they are wonderful to work with. Everything is done electronically so you place work requests in the portal and set up auto pay for your rent, no worries about forgetting to pay rent or paying it late. Kimberly always addressed my work requests quickly and made sure to communicate to me who would be coming out to the home to make repairs. If you want to rent from an excellent property management team, rent from Grifaldo Properties.
For starters, apparently you all take your reviews seriously. Thats good. No need in checking for a property I rented. Im writing on behalf of my fiance who probably would have wrote a review out of frustration as opposed to something insightful.The good: staff is amazing and extremely helpful in the event you need them. Fiance has nothing bad to say about the personnel and I came to town for one of the inspections and the gentleman was professional and seemingly understanding.The not so good: upon move in the house had not been cleaned. If it was, it wasnt thorough and might as well have not done anything. This was an issue because my fiance and 1 year old daughter drove 6 hours to a home that was cleared to move into that was infested with flies and reeked of pets. That set the tone for my fiance but I advised her it couldnt be that bad, go in town and get a hotel and Id come up to get the home livable to her standards. Surely enough, it was pretty dirty. Ended up having to buy a carpet cleaner because it was pretty clear the usual move out professional carpet cleaning did not happen. But the $50 credit or whatever was extremely helpful considering hundreds was spent on what was supposed to have been done.There was a lot of miscellaneous damage. Previous pets chewed on window sills, blinds were missing and or damaged and there was a loose tile in the kitchen. All of this was deemed cosmetic and what could be fixed would be fixed.After a year, weve decided to move closer to town. The viewing of the property while youre still an occupant is different. I took time off to try and be present because the children werent comfortable with the idea of strangers popping up. But its in the lease. Have no issue with abiding by the agreement, however, I was told by a rep when a request to show the home is made, you have the right to decline or reschedule. Also, if you are unable to answer, that qualifies as you declining. Might want to make sure agents dont just show up anyway if the tenants have not agreed for their home with their property in it to be shown. But for those concerned, the viewings are quick and painless and the agents are all understanding. Except for whomever decided to show up anyway.After a year, that tile in the kitchen is still loose. Lol.If youre moving into any property, be sure to thoroughly document any and all damages as apparently my fiance was charged for outside damages as well. Seeing as though I would come to cut the grass I know for a fact that the damage was preexisting. No biggie. Seems like some of the charges are to try and make up for all the damages that were done prior to us. Stinks because we left the property in better shape than it was given.Maybe this is just this one property. One of the neighbors informed my fiance that the two previous tenants did not take good care of the property. I definitely recommend the company perform more inspections. Get in front of things and take care of the home that someone is trusting you with. If I were the owner and decided I wanted to come back or just check on my property, Id be upset.The company isnt terrible. Just an opportunity to improve and prevent similar occurrences.
I highly advise you, the potential customer reading this, to move along to a different company, actually, run. We were charged for damage after damage which were all purely wear and tear (I know they’ll comment this spinning the truth, but there’s nothing we can do about them lying) and they ended up taking over $700 from our deposit and I was told “there’s nothing you can do, the owners had it all fixed and you’re responsible for paying“ which normally I’d 100% understand, however these again were minor wear and tear (again - they’ll comment trying to say they were sever or fabricate some type of outrageous damages that didn’t exist. I’ve read enough of their comment responses to see thats their MO). That’s all fine, we can handle it, we just know now never to use them again and to make it our mission to let everyone else know how terrible they are such as: they gave us false permission to paint - (don’t even try to deny this you did apologize) however that didn’t stop the owners from freaking out when they found out we had gone ahead and painted (after grifaldo telling us yes go ahead). Similar situation to getting our sweet pup. We asked to get a puppy a couple of years ago (we signed a 3 year lease) and they said yes. The owners said yes as well. I let them know we were having a baby, no longer having plans to get a puppy. A year and a half later, we wanted to adopt a sweet adult dog, and asked for permission again. Grifaldo failed to even ask the owner’s permission, and told us sure go ahead. I was weary of this but we went ahead and did a trial week adoption and then I reached out to the owners personally. They said they really preferred us not to get a dog, and we had to beg as she was already living with us at that point (because grifaldo said yes). I said well did you tell grifaldo yes? The owners were shocked and said no, they hadn’t even heard a word from grifaldo. Come to find out, the email had bounced to their junk folder so they never got the email asking, there for never gave Grifaldo their permission for us to get the dog. I explained the situation, and they allowed us to get the dog with an added $300 non refundable pet fee, which we gladly paid. If those two instances don’t speak for themselves (would you want your renters painting your house and getting an animal you never gave permission for?) just the overall attitude of the owner, Chrissy is disgusting. She ignored my calls, ignored my email requests for her to call me, gave short answers back (she most likely thought I’d leave it alone if she treated me like dirt and ignored me- wrong) and in the end clearly did not care, at all. I’m honestly excited to see how they spin this, just take whatever their response is with a grain of salt and don’t make the same mistake we did - renting through them or using their services at all. They also have blocked me on social media deleting my reviews. Super professional, 0 stars if I could Gridaldo.Edited to add, they responded with false claims once again. I *finally* spoke with Chrissy once, not twice, after getting ignored for days. The rest of what they said is again, not true/exaggerated. I’m so exhausted of this, I just want photos of the supposed damage. They won’t send those either.
We rented from Grifaldo for 2+ years. They were always responsive to issues and regularly checked on the property. Especially helpful through two hurricanes in the area in the past few years. If I owned a property in Jacksonville and rented it out, I’d definitely go with them as a manager. They hold tenants accountable but this ensures the properties aren’t trashed. Highly recommend.

Worst Management company ever. Has several hidden fees and bad communication. We moved in January 6th, paid security deposit and first months rent even though we moved in a week late. The home wasn’t cleaned when we moved in and smelled like dog.In April I emailed letting them know I was going to terminate my lease early (June 30th). They didn’t give me any other information after that, I had to call and email to get them to move forward. Had to pay to get the home on the market.Upon move out time, we did a general cleaning and they inspector failed us (had to pay them $75, and now they want $75 more for another inspection) I didn’t have time to go back and forth with them so we hired the person they recommended and payed $280 for the whole house to be cleaned.Today June 29th I get an email about rent for July... they found new tenants over a month ago that will be moving in July 7th (not sure why because the tenants asked to move in sooner when the came to view the house). Now they want us to pay 1 weeks worth of rent.I have a Real estate license and know several people in the Real estate business. I never saw a company have so many hidden fees or a company that don’t have cleaners come and clean after a tenant moves out. Their policy is “the Tenant cleans the house for the next tenant. That’s all the cleaning we require” -KimberlyNot to mention COVID-19 is around and they don’t have a contract with a cleaning company. Just sad.I recommend going to other companies because this one isn’t good at all.
Grifaldo Properties has been, by far, the beat property management company we’ve used to lease our home. They care about the landlords however are just as fair to their tenants as well, ensuring that the house is always in tip top shape and that all issues are resolved quickly. Kimberly and Christi along with the rest of the Grifaldo team have always made me feel calm and rest easy and never seemed irritated when I have called them upwards of 10times a day. Definitely would (and do) recommend them to all people looking to rent or have their property managed.
Me and my husband rented a house here for a 2 year lease, he recently got deployed which meant cutting our lease early and we were in such a hurry to get everything taken of and Kimberly Guice helped us beyond belief. Was very understanding and gave us names/numbers of places to take care of things and was all around extremely helpful. It would have been so stressful without her. This company will do anything to hold on to your security deposit anyway possible. We lived in our house for 4 years and when we moved in, we documented issues with the banister being chipped and took pictures ourselves. Unfortunately we lost our photos and had to rely on their photos. The banister has a great deal more chipping upon our move out but, as anyone knows, if paint is already chipping, it will continue to chip throughout until it is repainted. They charged us 85 dollars to repaint a small banister knowing we had said it was chipped when we moved in 4 YEARS AGO. They also charged us a great deal of money to repaint a section of the wall that was scuffed from where our couch sat for 4 years. They stated none of this was considered wear and tear. We talked to 3 other people in real estate and all stated it would be considered wear and tear. They also tell you lies about improvements that are going to be made on the property when you first move in and then never are. We were told the vanities( which were old, outdated, and in rough shape) would be replaced in the first few months of us living there. These were never touched. If you are looking to rent, do not rent from them, unless you hate getting your money back.
We resided in a property managed by Grifaldo for the last 2 years.The staff is very quick to act on any issues you, as the renter, may have.We received 95% of our security deposit. They charged us a nominal fee because there were weeds and edging that needed to be done. In my opinion, the fee that they charged us was fair. Our deposit was mailed out promptly even though we were told to expect to receive it at the end of the month.My only complaint with this office is that the email correspondence comes across as very condescending. Any communication I have had on the phone or in person with the staff, has been very polite and very courteous.... But whoever is writing those emails...ugh!I have heard complaints about other property managers in the area...I feel like this one does care about their reputation and about their customers (on both sides of the lease).
Hello my name is shonte Allen my family just lost our house in the hurricane. Grifaldo properties said they would help us. So my husband and I trusted them but they lied to us. Right now I am in chapel getting radiation done so its hard trying to find a nice place to live. Before we did applications for the house we told them our credit scores they said they dont really look at the credit score they look at rental history. Today they called my husband and told him they couldnt help us cause he didnt have a perfect 700 credit score but everything else was good. I do not advice people to rent or buy from a company that lies to people who are just trying to find a place for their kids to call home again cause if you lie about something so small its no telling how far you would be willing to take a lie. But, I am a child of God and will always be I will find our special place and I prey that what you stole from us help you to sleep at night. May the lord have mercy on your soul. I lived in a home managed by Grifaldo Properties for a year. This was not a pleasant experience, to say the least. To start off, I dropped $1,050 for a security deposit and they did everything it took to keep it. I received less than half of that back. When moving out, I was charged to fix a broken door on a shed that was ALREADY BROKEN before I moved in. Additionally, I dropped over $165 to get the carpets cleaned liked they asked. They charged me over $100 more and took it out of my deposit to clean the carpets the way that THEY wanted it without my permission. The flower beds didn’t look the way they wanted it to and they hired someone out of my deposit to fix it. To top it off, I was STILL charged a $75 re-inspection fee when I was told all I had to do was send pictures of the yard mowed. Why?We had a leaking pipe and I had to pay a plumber $75 to come out to the house and I was charged to repaint the ceiling where the mess had leaked through.I feel like this property management company should be courteous to their tenants. It is not a tenants job nor responsibility to conduct basic home maintenance. We do not own the house. It’s extremely unfair that we are charged for every little thing.Like many of the posts, I am very unhappy with how they handle customer service issues and not once did they apologize for anything. They have no sympathy for anyone. I do NOT recommended them either.
Dont loose your time with them ....even having a good credit history ...I dint get approve just because my fiancee who I sign her on the lease was having a report on credit bureau 5 years ago ....When if applying by myself they were able to make some offers ...Ripp me of 60 dollars !!...Find someone better!!!

Just recently, our air conditioning went out on the second floor and we had to deal with multiple repair companies to get a fix, but Grifaldo was on top of all of it, and even loaned us a portable AC unit until all issues were resolved. The courtesy, professionalism, and level of care are completely unrivaled by any other company. We have dealt with Century 21 and other property management companies, but if at all possible, we will never consider renting through a company other than Grifaldo Properties in our forseable future.
Great staff and owners, they evaluate your situation and listen to your needs. Prompt to assist in all aspects of rental properties. I will be looking to them to help in the purchase of a home in the future do to there honestly and ability to listen to me.
As far as the property management side of this business goes, I would not recommend them to rent from. As a tenant, we had several issues starting with the fact that according to our lease, the house we were renting could be put on the market in the last 3 months of our lease. Well, within about a month in to our 6 month lease, I started getting texts and phone calls for us to show the house. When I called the office to discuss this, they stated they told me the house would remain on the market throughout us living in the house. (Which doesn’t make much sense since they removed the ‘for sale’ sign in front of the house and took the lock box off the front door when we moved in) I brought up that our lease said differently and basically had to threaten a breach of contract in order for them to remove my phone number for showings on the house until the 3-month mark.Secondly, after reading other reviewers say they were shorted on their security deposit, we were as well. We were shorted $150+ for 3 gallons of paint to supposedly fix damage to a wall from a door stop missing. They also claim we mismatched paint in the bedrooms that was clearly mismatched before we moved in (and also a different color than the paint that was purchased to ‘repair’ it). When confronted on this issue, they claimed the owner of the house no longer used Grifaldo Properties as their rental management company so I would have to take it up with the owners even though Grifaldo is who approved the paint deductions.Overall, I am very unhappy with how they handle customer service issues and not once did they apologize for anything. I do NOT recommended them.
DO NOT DO BUSINESS WITH THEM! Christina Grifaldo is not a person that you want to do business with especially as a renter. She tries to find every possible way to charge extra money or withhold deposits. I was told that to move out i had to do multiple things and show receipts and none of those things were specified on the lease.
Christy is a true professional. She will protect your investment and give you the truth without the fluff. Rare and much need in the industry!
Not sure what happened to my original post……. I added info about how they “schedule” appointments and how they will say they can enter your home wo your permission bc it is in the lease. Please note that you have a right to quite enjoyment of your home.IMO and experience, Grifaldo properties is by far the worst property management company in the area. I would never do business with them again. Kimberly Guice as well as Christy Grifaldo are not nice people. It’s easier to just state some facts as opposed to opinion.I was not given the required 60 day notice that is stated in the lease for renewal/non-renewal. Instead, I was given a 30 day notice that stated the house was going to be sold. I only found out later that the house was being re-rented. Security deposit was not refunded. Christy said we damaged a wall. The wall was never damaged and the house was in better condition when we moved out than when we moved in. We hung some pictures as we lived in the house for two years, this was clearly normal wear and tear (not some giant holes in the wall that are alleged). However, Christy said we damaged the wall.Annual inspections are a nightmare. The lease states the inspections are to be scheduled; however, in reality, they are demanded and you are given a date and if you cannot accommodate the date they will charge you $75 to reschedule (again, rescheduling is not actually a “reschedule” but an ultimatum). Additionally, the owner of the house (Ben Beach) asked to inspect the home (this is perfectly fine with me). However, the date was already communicated, and I made arrangements only to later be told that the date needed to be changed (I declined as I already made arrangements for the previous date). This type of behavior is continual. Both Kimberly Guice and Christy Grifaldo verbally stated they will enter the house if I am not present and they are allowed to do this based on the lease. After Christy yelling on the phone I had to state that no one is allowed to enter the house without my permission and if they did, I would call the police.Late charge for rent due to a clerical error. Rent was paid on the 1st of the month. We were only notified of the clerical error by way of a demand letter for late fee. This could have been easily resolved. Grifaldo waited until after the rent was late to point out the clerical error in order to charge us in excess on $100 in late fees. The clerical error was short paying the rent by $50 and was corrected immediately upon discovery. Note, our payment history was perfect and this only came to light at the end of the lease.These are just a few of the many examples. I have several more factual examples.I will continue to tell people I meet to avoid Grifaldo at all costs.I assume Christy will respond with some fabricated responses. That appears to be her M.O. along with her condescending responses.Lastly, I have recently filed formal complaints against Grifaldo w the NC commission and will continue to pursue other alternatives.
We had a small problem right off the bat with this company, after they advertised online that the house was fenced in. After personally inspecting the home, I realized there was no back fence. We needed a fenced in yard for our dogs, and besides that, the house contained a pool. Without a complete fenced in yard, the pool was not up to code.We later found out that Grifaldo Properties was blacklisted in our neighborhood.The real problems begun when we moved out, we got slammed with a bill larger than our security deposit. The house was inspected while we were not there since they couldnt get the inspector in before our move out date. My wife and I cleaned the entire house spotless, but the inspector checked over 75% of the list to be dirty. We took pictures and a video before we left to ensure it would pass.We then had to leave our utilities on to have cleaners come, the ones Grifaldo contracts, and were also paying gor rent until the house was clean and inspected. After a week went by, I had to call to see if the house was cleaned and inspected yet, but it wasnt.This company will take your full security deposit and more. If you need something fixed in the house, it will take months for them to send someone. Find another company to rent from if you dont want to get screwed.
My husband and I have been working with Grifaldo for just over a year now when we had to relocate from NC to CA on military orders. We had never rented out a property that we owned before and Grifaldo Properties has been truly AMAZING to work with! They made the entire process of going under contract with them, getting our home ready to rent, and listing our home so easy! They do qll.the footwork but allow the homeowner to make all the decisions. They had our home rented in ONE WEEK from the day it was listed. They are very timely with their responses to any communication we make with them and they very quickly resolved a couple of incidents that we had with our tenants while maintaining the utmost professionalism. We intend to keep our rental with Grifaldo because we cannot recommend them enough!

We rented from November 2015-January 2017. The three stars I am giving Grifaldo is a reflection of the overall experience I had with renting from a property management company vs. a homeowner. (we typically rent with homeowners) I give Grifaldo three stars instead of five because of the difficulty of their move out inspection and because of the $17 (I believe) convenience fee that they charge you for paying online vs. bringing or sending in a check to pay your rent. We took two days to read over the contract before signing, and we acknowledged all that was in the contract for move out inspection. However, as all things come up with military families my husband actually ended up getting deployed during the time of our move out, leaving me (with three kids under 3) to do the entire list myself. This of course is no fault of Grifaldo, but it made the list appear less military family friendly.The company itself is not a bad company. They were quick to fix issues that arose, and even allowed us to fix a few things ourselves (like when our dog chewed up part of the laminate flooring). They were kind enough to waive the late fee we had one month when I had gone into labor and the last thing that was going through my mind (with my spouse gone) was that I needed to pay the rent. They also easily allowed us to continue month to month after our yearly lease was up. However, strictly due to those two things I stated above, I would not rent from them again, but as a homeowner I would entrust my home with them to contract out to other renters. I have attached an image of what our contract move-out inspection required.
Staff is rude and incompetent, and like many past reviews they will charge as much possible to keep your deposit. Charged 218 dollars for 3 blinds, when I could of replaced them for about 90 dollars.Our service animal did damage some things so I was expecting some charges but they kept my 1200 deposit plus a 276 charge I just paid. When we moved in to the property the house was just dirty and nasty, and charged me for a broken cabinet BEFORE we even turned in our move in inspection. If by bad luck anyone has to rent from them, please be as DETAILED as possible in the move in. It was because of them I decided to buy a house, and not rent anymore.

I switched to Grifaldo after a miserable three year stint under the incompetence of Advantage Gold Realty. I cannot even tell you how night and day the difference is between the money pit known as Advantage Gold and the absolute efficiency of Grifaldo Properties.Price: Everyone charges 10% rent per month, but Grifaldo hasnt nickel and dimed me like other companies try to do. They updated pictures and did inspections and 100 other things that other companies charge extra fees for.Pictures: WOW their photos really highlighted all the best things about my house! My old photos just didnt show how big the rooms were, but Grifaldo captured it without having that fish bowl effect. They really did a spectacular job taking clear, well lit, photos. They initially posted 11 photos of the house because repairs were being done. The same DAY the repairs were finished they redid all the photos and replaced them with 30 brand new, high resolution, photos. They didnt charge me to change the photos and Ive never seen a company do that for free.Efficiency: Im really blown away at how on top of it they are. I had approved some work with a contractor right before I signed up with them and Grifaldo had a separate estimate done and found a much better solution that was also $500 less and they did that without me having to ask them to.Proactive: When Hurricane Matthew came through they did an automatic inspection to make sure my home didnt have any storm damage. Again, I didnt have to think about that or ask them to, theyre just on top of it.Communication: Every time Ive called Ive been able to speak to someone. Everyone in that office knows my property and the status of whats going on. With my other management company I had to wait for the specific person who was assigned my house to get back to me and it dragged things out. Grifaldo replies to emails the same day and they always have a human who knows whats going on answering the phone.Finding tenants: They had my house show ready immediately. They had all repairs and cleaning done right after I signed up with them. I had many showings the first week on the market and Im relieved and grateful at how quickly they turn over a property. I was so scared I was going to be stuck paying two mortgages, but Grifaldo is on it.I have 4 rental properties all over the eastern US and Grifaldo is the best management company out of any that I have encountered in multiple states. I have years of experience as a landlord and Im not shy about leaving an honest review, but I truly only have wonderful things to say about Grifaldo and everyone who works there. I cant say enough good things about this office.
Terrible to rent from, they will try everything to hold onto your security deposit, I would not recommend them to even my enemies. They must have paid the ones that left 5 stars only way they could have gotten them.
Late review. We did have a bit of a rough start when we moved in, but grifaldo did what they could to help. The staff there is very nice and always willing to help and make things right. Probably the only company I know that doesnt scam their clients or people who rent. Hope to rent from them again if we return to Jacksonville.
Christy and all the employees of Grifaldo Properties are top notch. We have been using her as our property manager for years. She is fair and takes care of our home and the people in it. Being a property owner, and especially one who has been taken advantage of, we appreciate her willingness to simply do what is right. I know, more than anybody in Jacksonville, that there are always two sides to a story. It is a difficult job to do what she does in a town with this kind of residential turnover. What is a happy customer one day, is someone who may feel entitled and angry the next. Christy handles all situations with poise and honesty. That is hard to find. In the rental, property management, and real estate arena, it would be difficult to find someone more willing to do the right thing than Grifaldo Properties -- Period! There is no one I would recommend more!
I have known Christy since I purchased my house in 2007. She is by far the best realtor I have ever met and certainly the best in Onslow County. As my realtor when I bought the house and then my property manager while it was rented and then again my realtor when I sold my house I couldnt have asked for a more compassionate and caring individual. She knows just how stressful home buying, selling, and renting can be and her and her team treat you like family. I promise you that you cant go wrong with her as your realtor!!!

I am very upset with the outcome of our situation through Grifaldo . First Id like to say we found a beautiful home where Grifaldo would charge us in rent 1,200 a month. This is completely duable for my family. We had lived in a home where we paid 950 so 250 extra was not a problem.In the beginning when working with Grifaldo seemed to be working out very smoothly until all of a sudden they could not approve us for this home. Tell me how in the heck will the realty people take it all the way up to the owners if everything was not ok? Seems like a waste of time for the owner. If possible residents could not afford it and the realty employees saw this dont you think they would figure something else out that would work for the tenants instead of making it seem like they would get the place.Who knows what the real deal was, only they do. We felt discriminated against because my wife and I are a same sex couple with a family. We are a military family and both my partner and I have great jobs. Money is no issue. I have two bachelor degrees and have been moving towards success. Grifaldo let us know after everything they could help us with a 1,100 home to rent. How is 100 less going to make a difference? They had to make it right for them by offering us with this.In the end of everything we will never go through this realty again nor will we recommend this place to anyone. We found a home from another realty and they accepted us for a home to rent with the monthly coast of......... 1,200.00. Its amazing how people treat people. Unlike Grifaldo there are genuine companys who WILL be willing to work with families to get them into a wonderful home.

As a tenant with this company, I have to say they were great property managers. They have a convenient online tenant portal set up where you can pay your rent online and where you can put in maintenance requests.All our maintenance requests were received and dealt with on an average of 24 hours from when I requested anything. There were times when no action was taken, but a phone call to the property management was all it took for me to get an answer as to what was going on. Each time I talked to property management, they would explain to me why no action was taken and I would ask for an email for my records stating that this had been brought up to their attention and they were more than happy to oblige.You get a move in sheet (form) to fill out, not only is there ample space to fill as many details as you would like, but you can also give in photos of the property you are moving into and hand them in with this move in sheet that needs to be returned within 7 days of move in. The property manager that set us up in our apartment could not stress enough to us that this paperwork would be how we protect ourself at move out, and would be proof that any scuffs, dings, holes, damage was already pre-existing in the apartment. You have the option to protect yourself, use it. We did and we did not regret it, and the property management actually is very supportive and encouraged us to do so.Not only did we get our security deposit back, but we got it back about 2 weeks early. We were nervous about our move out inspection because we had heard from multiple neighbors (that moved out) that the move out inspection seemed unfair, and that every detail was nit picked. I cant speak for them but our move out process went very smoothly. The property management gives you a sheet that lists everything that they look for, anything you are required to replace upon move out and also were very patient with my every day calls inquiring about little details that I was stressing over. They also sent me a copy of my move in form (at my request) that I filled out (at move in) about a month before we started the move out process. It seems like common sense to be there for your move out inspection, and the option is there, so we were present for the move out inspection. The inspector was able to tell us we had passed the cleaning portion of the move out inspection and we were able to turn off our utilities the next day. (I also want to note, that we had forgotten to dust off one of the vanities, and he just pointed it out to us and let us wipe it off then and there) To say that we got a perfect, brand new apartment would be a lie, but the apartment was clean and definitely inhabitable. We noted everything that we could in our move in sheet and had a copy present during the move our inspection.Personally, I always try to return things in a better condition than when I got it (some may recognize this as a military standard). We didnt clean our apartment as if we were going to have guests over for dinner but we cleaned the apartment as if we owned it and were looking to sell the apartment. We kept a copy of all of our photos we took before we moved in and compared them to photos when we were done with our cleaning and were happy with what we accomplished.Something to keep in mind if you are looking to rent anything, the property management represents the home owner. They do their best to accommodate both parties, and I want to say Grifaldo did a great job making sure all repairs that needed to be done were done and stood up for us as tenants.They are people as are we, with families at home and who knows how many rental properties they manage. With all that being said, they managed to not only make me feel like I was their only property but I also had a chance to talk to Christy depending on the situation or the questions I asked and they were very polite and diligent in answering them.I would definitely rent from them again and if youre a responsible adult, I recommend you do so as well.

I am writing this review before my move out inspection (which I plan on being awful), and I write another after, so you know it’s not move out inspection biased.As a renter...The pros: 1. Any service request were handled quickly, and you can put a portal request in at anytime so you don’t have to catch the company when it is open. Though to be fair, we didn’t have many and are not picky renters (see con 1 below too).2. They usually give a weeks notice to inspect as they are required to do per the lease.3. They allow the homeowner final approval. I had a lot of defaulted student loans at the time. Maybe because both me and my husband are military, the homeowners took a chance on us. I really appreciate that. I could see how I would be upset if it went the other way, but it didn’t, so plus. However, the agent at GF was pretty offensive when she called me and asked “What is going on with you having $$ in default?” It was not a rude question, it was rude in how it was asked. It is not her place to pass judgement (openly anyway) she is an information gatherer, that is it. By the way, I have my loans taken care of now, just FYI. Congrats to me!!4. They send you emails when they get your rent check so you know it was received and deposited. The communication is, for the most part, good.Cons: 1. They require you to use their portal for service requests and so I have to remember a user name and password (another one). The contractors are only allowed to fix specifically what you put in the portal, so you have to do another portal request and be home for another service contractor if you forgot to put something. If you have a small item you want fixed (such as a leaky outdoor faucet) that you normally wouldn’t do a whole portal request for, portal request. I understand why- that the contractors provide an estimate and so they are limited to that fee- but it is a hassle.2. They do charge a pretty steep fees (late and reinspect), though it is notified up front, being notified upfront doesn’t negate the fact that it is steep.3. They start showing your house even before you move out, and it makes it really difficult. I don’t remember seeing that in the contract when I signed it, whatever the case, it is a big pain and I receive a lot of text messages and phone calls from the automated showing system they use. Again, great for the homeowners, not great for renters.4. My cleaning company specifically asked if GF was my property management, so GF has a reputation. It seems as if they want you to hire a company. Okay, cool, can you provided suggestions up front so I don’t have to look around?6. They do two house inspections a year and usually it’s not a big deal, but apartments don’t do this, so it’s an additional hassle. I have received a few snide emails like “you need to clean the dust off your fans.” Okay, great ma’am, I do need to do that. Would you like me to give you the whole list of other things I also need to do? How about wash my laundry, buy TP, drop off my rent check so I don’t get a steep late fee? For every snide email, there were several polite and professional ones, but snide emails stick with you and are a hassle (Do they expect a response? Do I just let it go?)7. For all their “we told you up front” review responses, they did not tell me up front that the whole back yard is poison ivy, poison oak, and poison sumac. I probably would have signed the lease anyway, but I wouldn’t have had to go to the hospital for poison sumac all over my body. All. Over. My. Body. (I am still bitter, to be fair).So, my conclusions:If you are homeowner, this company is great, you should use them. If I ever buy a house, I will use them. They will 100% be on my side!If you are a renter, weigh your plethora of options. Their are plenty of places that offer a roof without the hassle rental terms, provided up front . ;)

Hurricane Florence came thru and wrecked devastation on all areas of Jacksonville. However, you would think that a management company would try to check on each of their property rentals. Not so in the case of Christine from Grifaldo. Unit is un-livable due to roof, water damage, mold, mildew, unsafe electrical and yet no visit from GF. Perhaps its simply bc its one of their lower cost rentals but beware....how someone treats the least of their clients shows their true colors. Edit: This is in reply to Grifaldos reponse---Im not a tenant. Im a homeowner in an adjacent unit and I have been in that unit. Its unfit for anyone to reside in, much less a family with 3 children. I find it interesting that although you were contacted numerous times by both myself and your tenant, no one was sent out to even view the property until after this review was posted. Again, how you treat the least of your clients shows your true colors.
Renting a new home is stressful enough to add the uneeded headache of dealing with this incredibley deceitful team of unprofessionals.My boyfriend and I did NOT want to go with Grifaldo Properties due to their terrible reputation BUT when the realtor we were working with let us know the townhouse we really liked was managed my Grifaldo, we decided to give it a try. It was a mistake...obviously.We paid $100 total in application fees (not terrible, but hard earned none the less) and spent hours gathering and uploading all the information their website stated was needed (because they do NOT accept IN PERSON APPLICATIONS!...Shady). We were told the application process was 24- 48 hrs. This was Wednesday.Friday we heard nothing, so we called. They said everything looked good and should have an answer by end of business......Saturday and Sunday they were closed. It didnt seem like there was much accomplished during working hours,so obviously we were not shocked when we didnt get a callMonday ...nothing, so we called towards the end of business, they said they were waiting on his current landlord to send a rental agreement, but after getting no reply they simply went on with their day and without telling us, accepted more applications! We took things into our own hands, went to the landlord and got a hard copy of the lease agreement.Tuesday comes by, we were pretty used to hearing nothing by now, sooo as always we gave them a call. They said everything was in and the application was in process. I was super tired of waiting and getting suspicious, again at this time I didnt know they were accepting more applications. We waited but I did express to the receptionist that It would be a week of waiting tomorrow, she said I should get my answer that night.Wednesday rolls around and they call me and let me know that they had rented the townhouse out already...I was obviously less than satisfied with that answer.I received several different excuses in regards to why we were neither approved or denied for the place weve waited so long for. They go as follows.....1st, the agents (yes more than one) who handled our file no longer works there...so the person who called me was as she said stuck with all these files now ....I felt extremely important then.2nd, I was told that we did not get the necessary documents in on time. This one is the one that boils my blood more than any of the others. I work in the car business and if I need documents for an approval, I make sure I let the customers know that. By the time we were told, we got the documents to them then but by that time they had already been receiving more applications.3rd, The applications were all presented together (now how could that be if the necessary documents were not turned in) and the homeowners decided to go with another applicant with a stronger score. That wasnt shocking considering we were poorly represented to the homeowners and by that time 1 of 4 applicants. I would never choose to gamble my money all to be a contenstant in a very stacked popularity competition. When a dealership sells a car, they dont wait for someone to come along that is more qualified. They try to sell the car; first come, first serve and positively represent the client to the banks to ensure they have the best chance of an approval. They did not do this, it was not handled well and even though I did sign and acknowledged the unrefundable application fee, I also agreed to work with professionals and not once was I given that chance.$100 and 7 days spent for neither an approval or denial.I know they will write some bogus reply to this review because instead of being held accountable for their mistakes they will find every way to sneak under the radar of what is legally right and wrong, the one thing they are VERY good at, besides their very impressive bate and switch tantic (FACT...according to the amount of filed reports to the North Carolina Real Estate Commission and that they are BARELY holding onto a 3.0 average rating on google. Thats pathetic)
CAVEAT EMPTOR! Rude. Unprofessional. Unpleasant. I wish I could give this business zero stars.I requested that the deck be repainted and sealed so that it would remain safe (from rot) and pretty. No action from the property manager. I understand that this is the homeowners prerogative. Fast forward a year...the deck started to rot and became a safety hazard (my child scraped her leg pretty badly on a jagged board when a board broke underneath her and she fell). Multiple service requests were made, but Grifaldo said the homeowners were planning to sell, so no repairs were made. Dont plan on Grifaldo Property Management forcing the homeowner to fix it... screw it, your childrens safety doesnt matter, just the homeowners bottom line, right?If you want to be forced into a 3 year propane contract for a 1 year home rental (yes, that is the shortest term available for the ONLY company we were allowed to get service from...and I like hot water and a functional stove, so no real choice there!), go ahead and rent from these people. Enjoy your early termination fee from the propane company! Grifaldo wont work with you to find a solution.Fridge ice maker breaks, homeowner buys all new VERY cheap appliances for the entire kitchen. Again, not the propery managers fault, but the new stovetop isnt hooked up on drop-off and doesnt even fit into the counter. I guess the property managers simply couldnt find a competent contractor who knows how to hook up a propane stove top. We went 2 weeks without a range. Grifaldo offered no substantive help to get the counter fixed. They left me to my own devices to make it work.Spreading waterspot on the kitchen ceiling from what I assume is a leaky pipe... no fix.I dont need to mention the other issues about move out problems... everyone else seems to have covered how they pillage your deposit for every last dollar (many outrageously expensive repairs).Lots of 1 star ratings from renters. I dont recall seeing ANY positive reviews from renters. This speaks volumes. Furthermore, if you have any questions about the quality of experience when dealing with this business as a renter, then you need look no further than Grifaldo Property Managements response to the negative reviews posted here. This business chooses to respond back by attacking the reviewer and shifting blame rather than asking how they could improve their service. Really good business sense! Thatll make potential renters really enthusiastic after seeing how you treat your customers! Please show your true colors and respond poorly to this review. Word of mouth will not do you any favors.Google, thanks for the soapbox.
Dont rent from Grifaldo Properites unless you expect not to get your deposit back. I have rented from 6 places in my life and I have never seen such atrocities in my life. First off I spent 5 hours cleaning one of there apartments. I got on my knees to clean floor boards Swept mopped dusted and vacuumed etc... Then they say we failed the inspection and said the apartment was not up to standards. Now I get that Im not Molly maid but then they say its a 75 dollar fee to have the property reinspected. Now from there they want the lights to stay on really???? I lived in an apartment where they send you a final statement showing damage and thats it. With Grifaldo they want a reinspection fee of 75.00 which is horrible then they expect you to keep lights on after your lease is up. NOW what upsets me is that we are using there cleaning company then doing a reinspection. So whats really going on is they just want to keep the deposit and move someone else in to go thru the same process. Now obviously Im sure Im not the only person that has been thru this process. If your looking for a apartment I wouldnt look here unless you want to be Nickeled and dimed. Also dont expect to get your deposit back. Sad thing is I havent even talked about work orders that were never completed but Im not waisting my breath on that subject. Final Word I would NEVER use this company I would rather live with my parents or under the new river bridge.
I am a homeowner in the Jacksonville area who has used Grifaldo Properties to manage my rental home for the past two years. Having been stationed in Jacksonville a couple of times and using other property managers I can attest that Christy and her team provide the most professional and friendly management experience. I can also validate their responses to some of the negative feedback and rental experiences posted on Google. As the owner, I get final approval on the renter and they do share the prospective renters information, but it is my decision as to who I want to rent my home to. I prefer it this way and I would not want it any other way. As far as their care for my home, whether it is maintenance, home inspections or responses to my inquiries everything is first class and I could not be more pleased with their services. I have had zero problems with scheduling seasonal maintenance on my HVAC system, termite inspections etc. Some tenants may complain about the move out inspections, but I can also verify that the tenants are given ample opportunity to conduct their move in inspections and a report is sent to me. I can guruantee that they will take excellent care of your property and I would not use any other manager in Jacksonville.

Do not recommend. So many issues and no communication between us, Grifaldo, and the homeowner. They charge outrageous prices for cleaning (thats already been done) and lawn care (thats already been done) once you leave the property. Shouldve seen the giant red flag when their ad for a house said fenced in yard and pool but there was no fence and they do not take care of the pool between tenants so it was a cesspool. Additionally, Onslow County requires that if there is a pool, the yard or deck must be enclosed. Neither were until we complained. They put up chain link despite the HOA not allowing chain link--they had it removed and we were left without a back fence for out dogs for a week. Also, there was a giant mud pit in the yard. They had someone come out to look at it and afterwards we were told they would have a landscaper come out to fix it--they never sent anyone.

Would not recommend this company. We moved in on a Friday NONE of the toilets in the house worked, they do not have number for emergencies so we wouldve had to wait until Monday to get a hold of anyone. Luckily, my father was in town and was a plumber to fix the problem. Because we did not get approval of fixing the toilet first they couldnt guarantee our money back for the material. We move in and the baseboards are falling off the wall but when we moved out they were SO concered they werent cleaned. Contact paper is falling off the cabinets drawers and walls but, again, they were concerned that we left some crumbs in the cabinet. We were blammed for things that were done by the previous tenants. We lived there 3 months and it was horrible. I would never trust my house to them. There was a water leak behind a wall, they only use a plumber who works on Tuesday and Thursday and by the time they got out to the house the laminate floor was ruined and buckled up. I hope the replace that flooring for the next person to move in because there will definitely be mold growing under it if they dont. I feel bad for the people who actually own the house and trust them to take care of it.
As a Tenant I never had issues, but I also only ever had minor problems in the home. Moving out has been a nightmare. Staff is so rude on the phone, waited for 20 minutes for my move out inspection and no one came. Don’t rent from them...
They are horrible at maintenance of property. The houses in their care are neglected. I would not trust them with renting out your house. Its unfortunate to see a Marine owned, private business, miss the mark this bad.
Where do I start? To say my experience with Grifaldo Properties was the WORST experience ever, would be an overstatement for their lack of customer service. From the emails to face to face contact, Ive never met a staff that was so DISRESPECTFUL to say the least. As for your security deposit, just FYI once you move out youll be getting back little to none. When I moved out, we paid for a professional carpet cleaning service, however, upon inspection they said our carpet and house was still dirty and billed us for that(Granted as a prior Marine, I think I know what a clean/unclean house look like, Ive only been Field Daying since 2002). When we moved out, we got back $87 and some changes from a $750 DEPOSIT. They even went as far to billing us for the microwave plate(YES THE MICROWAVE PLATE). I wouldnt recommend anyone coming here and I could give them 0 STARS, trust me I would.
