In all those years he gave me excellent and professional service, keeping it rented and well maintained. Last month I decided it was time to sell, so my first thought was to let him list it, after all he had been proving to me for quite a few years how well he does his job. In less than six weeks it was sold and closed on with everything taken care of by him making the experience very easy for us who live out of state. He worked very hard for us from day one, and finished with a big bang. I am amazed at how efficient everything was handled and finalized so quickly. I recently worked with Step One Realty to get my condo sold. The agents, Eric and Lori, were both great to work with! While Eric helped with my closing, I primarily worked with Lori during the listing and selling process. Lori is an exceptional realtor. She was able to sell my condo quickly and she was actually able to save me some money by finding a mistake in the closing disclosure and getting it promptly corrected. We rented a house in Jacksonville using Step One Realty. The online application process was easy to use and proceeded quickly. The property was in very good condition and some needed minor repairs were made as promised before move-in. The online payment process is easy to use. We rented from Step One three years ago. When we left, we had the carpets professionally cleaned and the house was cleaner than when we moved in. Step One still kept our security deposit. We were told the house had to be painted due to smoking in the house. Nobody ever smoked in the house. The next door neighbor could verify that.With permission, we had painted several of the rooms in the house. After we left and the new renters had moved in, I stopped by the house and knocked on the door. The house was still just as we left it. It had not been painted even though they kept our security deposit because they said they had to paint the house. We put in a new bathroom floor and replaced the wooden fence, out of our pockets. The sprinkler system stopped working and it was never repaired.The house is now listed for rent again. We know this because we drove through the neighborhood today. I looked it up online when we got home. The 15 pictures they have listed are the same pictures they used in 2013 when we rented the house.I would not recommend this company to anyone looking for rental property.The house was great, as were the owners but not the rental company.

Courteous. Prompt. Understanding. Step One Realty is very good to work with. The online Tenant Portal was extremely helpful. When I had any problems that needed Erics attention he was promptly on top of things. He always did what he said he was going to do. He always got right back to me if he missed my call.On one occasion we had a tree from the neighbors yard fall and smash onto the workshop in the back yard. I kept all my tools and yard equipment in there so it was important that we made sure the tree was removed and the roof repaired in a timely matter. In my case the property is owned by a couple in the military. Eric promptly got ahold of them and worked out the details. They hired a tree service and had the fallen tree removed. Since the owner was coming to town in a few weeks anyway Eric worked it out so that the owner had the ability to repair any damage himself (saving them money). I would not hesitate to work with Step One Realty again.

We were happy in the home we were renting and had planned on staying another year before we bought a house of our own until we received an email with a just form to sign if we wanted to remain in the property however the amount of the rent had increased by $150.00 a month. I asked if that was a typeo and was advised it was not, he thought that the property was worth more in rent and if we wanted to stay we would have to pay the higher rate. We adv we would move out. We then had the house pressure washed, carpets cleaned and everything cleaned by a professional, did the walk through and he asked me what i was going to do about the red wall in one of the bedrooms. I said nothing, you did not tell me that it needed to be changed and it is the day before we move out. Eric the property Manager/ Owner said that he never approved that we could paint. when I showed him the emails, I got that he did not want to ague with me and he would do what he had to do. Now we have been out of the house for over a month and he will not contact me back on our deposit that is owed to us. STAY AWAY FROM THIS COMPANY!!! Small claims court here we come!

My husband and I are so happy to write a review for a wonderful and totally professional experience with this realty company by the name of Step One Realty LLC.Two years ago my husband and I were told about a house for rent two doors down from our relatives in the Brandwine Lakes subdivision on the Westside, (beautiful subdivision). After making contacts, my husband and I made arrangements with a very nice young man by the name of Eric Boyd to view the home. Once seeing the home we thought it would be impossible to rent such a beautiful home. Well, low and behold we were able to secure a deposit and rented it. We had moved from a 950 square foot bungalow to this 1958 square foot, open concept home that was very immaculate. There was some TLC needed in the yard as far as some plants, etc., so it was perfect for me since that is a hobby of mine and I couldnt wait to get started. This house had such possibilities and such curb appeal, we knew it was the home for us.During the time we lived in the home, we had very, very few problems. I believe we may have contacted Mr. Boyd approximately 3xs for repairs. Mr. Boyd was extremely accommodating and always made sure that our repairs were fixed immediately, and followed up sometimes a week later to see if everything was ok. No one does that anymore - except them!After almost two years to the date, it was brought to our attention that the owner of the home was ready to sell. Once again my husband and I were concerned because we wanted to buy the home very badly but didnt know if we could qualify. The house was put on the market and clients did come to see the home. That was the hardest part of the whole process - the fact someone else could buy it. Luckily, my daughter and my son-in-law are top real estate agents in Jacksonville. I contacted her and we were on our way to possibly be financed to buy the home. Ill never forget the day we were approved. We were so unbelievably excited and thankful, our dream had come true! We quickly notified Mr. Boyd and his wife, Lori of the good news and they did everything possible we needed to help us through the process as they represented the owner. It went so smooth.Amazingly on October 17, 2016, we signed the papers! What a great blessing and within a few days, Mr. Boyd sent our rent deposit from when we first rented the home two years ago. It was amazing that it came so quickly. Step-One Realty/Eric Boyd has been phenominal to work with during the rental and buying process. I was a tenant for 2 years and never had any issues, if there was something small it was immediately addressed.Very good company to do business with and the homes are very nice and well taken care of.

As a consumer looking for a rental within the Jacksonville market I contacted StepOne Realty (There voicemail since they didnt answer the phone) about a property listing they controlled. I was called back the next day by agent Angie McKee - who advised me the property was rented and simply had not been removed from online listings yet. However, Before disconnecting our call we did discuss what I was needing and the area when she proactively advised of a property, unexpectedly vacated by a tenant that fit my needs. She declined to allow me to see the property that day because it was Being cleaned the same day, she was to do her walk-through 2 days later and on the 3rd day out was the soonest she was comfortable showing it. - So by her choice I scheduled a 2pm appointment to view the home on Thursday (The first day she made it available to be seen) which she confirmed by an initial e-mail. - ON Thursday morning, I sent a e-mail to confirm our scheduled appointment only to be informed by her that they had accepted a application on the property and that It is probably best to wait to see if this app is approved before confirming our appt.This was a completely disrespectful and improper thing for her and her agency to do, knowing she had both a scheduled viewing of the property and that it was her that didnt allow it to be seen sooner (and by extension, applied for). Simply put, if her and her agency are willing to so poorly handle this situation with me as a consumer not yet affiliated with them then I can only imagine there willingness to do the same or worse to other consumers/applicants or worse yet tenants they manage as property managers.Avoid this property management company as they have already demonstrated a willingness to lie or mislead consumers in service of their own interest.
