I truly love living here at Promenade at Las Colinas midtown homes. The community itself is always clean & smells terrific. Just the other day I saw management staff ( Carla ) spray the hallways & elevator close to my unit. And just last week I saw the manager & Carla at the trash shoot taking the trash out. WOW! job well done management.Also a big thank you to Ivan who fixed my washer & dryer last week. He was super knowledgeable and very helpful in fixing my issue. 5 stars for the maintenance crew.... Thank you, again.If you are deciding to live here at Promenade- I definitely recommend my community. The leasing agents are the best! You will love CARLA....
Ive lived here just over a year and have loved it! I moved from Charlotte not knowing the area too well and the staff were very welcoming and helpful in my moving process. Carla and Rob actually care about the residents and want you to feel at home.The amenities are great, especially the gym well worth canceling your other gym membership for (free weights, Peloton bike, plenty of cardio machines etc.)If you are deciding to live here at Promenade- I definitely recommend this community. The leasing agents are the best! You will love Carla.
UPDATE: To any current residents, DO NOT sign the lease addendums they are rolling out. It is managements way of weaseling in new fees. Management should not be rolling out new fees on current residents, they should only do so on renewals or new applicants.If you’re thinking of living here, don’t. Management has tried sneaking in an extra “trash” fee to my monthly charges that was not disclosed in my lease nor was I notified of the fee. Paying $46 a month for trash is ridiculous. I have given the property over two weeks and countless reminders to get back to me, but I have still not received a reply. I would recommend living elsewhere due to the management. I’ve lived in several apartments and this is by far the most unengaged, and unfriendly property management I have encountered. Since moving in this April, the only resident events management has put on is having food trucks show up.
This complex is a complete dumpster fire. My wife and I moved here over a year ago (under other management, which was great), but since the management switch its been in complete free fall. Below is a quick list of issues that I see:1. Security (or lack there of) - Parking garage gate works 50% of the time and when it does its easy for people who dont live here to drive in. This also contributes to there being far more vehicles than parking spots so residents dont have space to park on their own floor. Stairwell doors are always broken or dont close so anyone without a key fob can walk right in. Squatters and homeless individuals using the grills, its ridiculous. Lastly, delivery people are wondering the halls and knocking on random doors asking where apartments are in the middle of the night.2. Apartment finishes/quality do NOT warrant the rental price. I havent personally had any maintenance issues (yet), but have noticed a big drop off in quality of finishes from where I moved from. Other apartment concerns: Maintenance has not checked our apt in over a year. They announced they were coming around to inspect furnace filters, but they never came by. Water smells awful at times (no this is not Irving water as this was not an issue where I was before), maintenance doesnt change refrigerator water filter, residents are required to replace themselves (not a huge deal, but a pain).3. General complex upkeep: Pest control is dismal. spider webs, gnats, ants, cockroaches are everywhere. Youd think they would do additional pest control given they charge for it AND the complex is right by a lake which attracts insects, but what do I know. Pool was great, but now is OK at best. I dont believe its treated daily, but on the weekends its turned into a party most of the time. I dont mind residents having guests over (even more than 2 or having a party), but make sure your guests treat the pool area/facilities/others with respect. Management simply needs to enforce the rules here. The gym is about the only amenity I would rate as good. Mostly because not that many people go there to destroy it. However, the machines arent in that great of condition.4. Management - I havent had any run ins with management myself, but have done my best to avoid them based on what Ive heard from other residents since they rarely address any issues. From what I can tell, management is overwhelmed and simply not equipped/competent to run a complex of this size. Its evident by responses to other reviews and general correspondence with residents.Overall, my biggest concerns are general security, pest control, and professionalism from management. I understand some of these issues come with the territory of apartment living, but in this case the inmates are running the prison. Hopefully management will take the advice of several resident reviews and step up to the plate.
At first glance the building and amenities appear to be amazing. DO NOT BE FOOLED!!My wife and I have lived here for 5 months. We have a first floor apartment that has a yard. There are bugs everywhere! I have never seen any attempt at pest control. I have to knock down ant hills in my yard daily. To make matters worse the building construction is so terrible that when the baseboards and outside walls were NOT sealed properly!! Ants were coming in to our apartment through the wall!! I wound up sealing the apartment myself because I couldnt trust a company that accepts such awful work to fix it themselves.The pool looks nice but is constantly dirty and often green. The customer service is terrible at best. Jefferson builds it then Bell Partners takes over and manages the property as if it were an hourly rate motel.Gables Waterstreet is a FAR superior property.
Very happy to be new tenants at Promenade. The leasing staff was very helpful at every step from initially setting up a meeting through lease signing and follow up. They make you feel welcomed and connected with the community here. As for Promenade itself, it’s great! Everything is new and couldn’t be happier with the apartment layout. They also intend to keep it that way as I see cleaning staff daily and all the amenities have stayed tidy. Definitely check the place out if you’re considering moving to Las Colinas and ask for Taylor Luke. She was very helpful and a big shout out goes to her for all her excellent work!
Ive been living at Promenade for about 3 months now and have really enjoyed my experience so far. I want to give Taylor, the leasing agent, a special shout out for taking the time to help me find my apartment. Back in January I had toured the complex several times on separate days, and Taylor always went above and beyond to answer all of my questions. I also had to do an emergency move in and she was able to accommodate my move within hours! The management staff has been excellent and maintenance is quick to respond.
I remember falling in love with this complex when I first moved him, then a new management took over and I swear it’s been downhill from there. I won’t complain about a lot of things, but the rent increase. They increased our rent by $500 after a year and I spoke to the manager who told me there was nothing he could do, but I could look at other apartments. I LOVED this complex so much that I decided to look at other apartments but even that was outside my price range. I understand that rent increases happen, but ours increased by $500. That’s an extra $6000 a year in rent.No one cares, and it hurt extra when I found out that people after making complaints or talking to them got to retain their original rent price. Why wasn’t this offered to us? We’ve never been late on rent and we do not cause any trouble. Makes me ponder was my race taken into account (I’m black) was that why I wasn’t offered the same option? Word of advice to management, neighbors talk, so if you are going to give 1 unit a special it should apply to others. Empathy also goes a long way! My current rent is $2160 at a $500 increase you put me at $2600 and I was pretty much told to pay up or leave. This definitely has left a bad taste in my mouth. I really honestly don’t want to leave, because it’s close to work and my family but it’s what it is.Update: I did come in to speak to someone. First off the lady that was there seemed uninterested in helping me. She asked for my budget and I said no more than $2400. She couldn’t find anything within that price range and she told me she was sorry but she “guesses” I’ll have to move and find another place. Instead of accusing me falsely of never coming down to speak to anyone. It’s ok to admit management dropped the ball on this one.
We recently visited Texas for the first time from New York to help our daughter find an apartment in the Irving/Las Colinas area. We had done some research prior to our visit and visited several properties. The Promenade at Las Colinas property was by far our favorite. The property is beautiful, the amenities are exceptional, the apartments are perfect. One of the biggest selling points for us however was the welcome we received from Taylor Luke in their leasing office. She went so far above and beyond to show us everything, and took time to make sure all of our questions were answered. We are comfortable moving our daughter to The Promenade especially with Taylor there! Amazing experience we would recommend it to anyone looking for a new home in the area!
This is no doubt a beautiful complex. So beautiful in fact that I was pretty much sold on leasing there... just needed to go in for a physical tour. I went in today to tour the A1R floor plan and I was super excited to see it/lease it because its a split level floor plan which I love. Rob, the property manager, and I got all the way to the unit only to find out upon walking in that this was absolutely NOT an A1R floor plan and not at all a split level apartment. Turns out, they dont have any A1Rs/split level floor plans available... yet their website shows they have TWO of these specific floor plans available.I mentioned this to Rob and let him know there was also one showing on the 2nd floor available, and he explained to me that if it was truly a loft style/split level floor plan, it wouldnt be on the 2nd floor. Wow!!!I do want to say that Rob was very nice and super apologetic, and thats all fine and good, but it doesnt change the ridiculousness of the scenario. I am aware that maybe this wasnt his fault specifically... but as the property manager, I do feel he should have been better informed of what they have available. And if it is not the property manager, then whoever is over the website, floor plans, pricing, etc.. needs to DO. BETTER. I am beyond frustrated for wasting my time and getting so excited for absolutely nothing.
Front office insecure with mail and not responsive to loss. The manager found a package of mine 6/16 in the mailroom and I received an email about it. I usually get texts from the package locker notification system and so did not think to check my email for a message. Today on 6/29 the package is lost and no one remembers finding a missing package. The package was insured and because the GPS shows it was dropped off to the office I cannot file a claim. This was a couple hundreds of dollars that I am out due to the carelessness of Promenade staff with resident mail and they offer no apology or solution. Though I am a current resident that has interacted many times with the office, they either chose to send my package back to the post office without a word, or someone is being less than honest.
Horrible management but maintenance is top-notch, and leasing agents are understanding.I rented this apartment because of the community and events (like bingo, breakfast, and mimosas, a get to know each other event for new tenants), then this new disappointing management company came in and removed all of it except for food trucks.My advice is to try moving to the other apartment complexes in the area they are cheaper and much better.Edit: As mentioned in the complex’s response yes we were mid pandemic. But the previous management dealt with it better, I joined this complex while COVID was happening and Jefferson promenade helped me feel a sense of normalcy with virtual events (things like movie night with complimentary wine and popcorn, a virtual bingo, and a virtual meet and greet), Promenade las Colinas, on the other hand, fired the event organizers and made me feel like they couldn’t bother for their tenants, and for that reason, I’m leaving this place as soon as my lease is up.
My brother and I had been looking at apartments all over the DFW area. With the help of a friend, we came across The Promenade. Immediately upon visiting, Taylor gave us our tour of the building and we immediately fell in love. She really sold our apartment to us. I immediately knew this was the right place for us and since weve moved in, I absolutely think I made the right decision. This place is fun. Love the food trucks and events that Promenade throws.
Future Resident Review:My fiancée and I have been on the hunt for an apartment to move into together and wanted to find a place that was a modern-style, open floor plan apartment complex, and that’s when we stumbled upon Promenade.Right from the get go, working with Taylor over the phone was a very pleasant experience compared to some of the other leasing agents we called at complexes in the Lake Carolyn/Las Colinas area. She is both friendly and professional, and was extremely helpful in being candid about the details of the apartment, floor plans, and pricing.We are moving into the complex in a little over two weeks and are beyond excited to have our first apartment together as an engaged couple be at Promenade!If you are looking for an apartment that is new (built in 2019), modern, and has friendly staff (re: Taylor!) then I highly recommend you check out Promenade.All of the details of the apartment are fairly similar to the complexes around Promenade but what really sold us on Promenade was Taylor’s attention to detail, friendliness, and professionalism!We are looking forward to living here!
The manager and other leasing staff members are not having any attitude to help the residents, and maintenance is horrible and not even get hold of these guys on the phone.******Zero customer service******
I have never leased here but I did contact them trice and They sheduled a virtual tour for me thrice and each time no one called me or emailed me. If there pre lease service so great I am not sure about the on site experience.
My birthday was last Sunday. They placed a card an cake at my door. That was very special. I love my new home and all the staff here. They are very active with the community an it’s greatly appreciate!
Everything is gorgeous! And the staff is wonderful. Brenda was a wonderful tour guide and all of the residents greeted her pleasantly as we passed by like she was a super star. They are clearly happy with their home! I’ve ultimately decided on a different city but would’ve loved to live at the Promenade had I chosen this area. Everything is top notch!
UPDATE: Please note that many of the positive reviews are before the new management company took over. Many of the original tenants like myself left as soon as their leases were up based on our experience with the current management company. The apartments are beautiful and the maintenance staff are lovely (always friendly and say hello). I wish the management team had better customer service skills.A new management company took over the very end of October and it’s really changed the complex. They don’t interact with the residents and have done nothing to get to know anyone living here. It’s sad because the old management company were all amazing and super personable.For anyone looking at this complex, be aware that the elevator has been routinely out of service several times the last month (3 times in the last week).
Loved these apartments and the property when I toured. The sky lounge is immaculate. Floor plans are unique and spacious. Definitely one of the nicest complexes in Las Colinas!
Went in today to view a 1 bedroom apartment. Our agent was Rob. Horrible customer service,he walked us through the complex didnt even talk to us. The one apartment he showed us we didnt like because it was small. He didnt offer us any alternatives. I couldnt believe how he treated us
In the past few months the property has undergone a management change. From personal experiences and through talk with other residents, it is clear that the new management does not place an emphasis on their residents. It is more than normal for the management to turn a blind eye to their residents concerns or requests. When bringing up the concerns to the leasing agents (of which I understand have very little control over the situations) you are always met with the response that they will let their manager know. I fully believe that it is an upper management problem that they are in no rush to address. If you are considering living here, I would think twice (or more) about it, and look elsewhere.
The place has fell off completely and I had to move and break my lease early. We had squatters that lived at our floor and had to have the Irving police department to leave. The place has no security and they are so unresponsive
Toured the complex today and it is a beautiful upscale community with top notch service. I saw a sign for breakfast room service that will be delivered to their door!! I smells, looks and feels like a 5 star hotel. And their outdoor rooftop with views of Lake Carolyn and Toyota Music Factory will set them apart in this competitive market. Marisol was my tour guide and she was one of the best I’ve ever had. Very personable, great attitude, super knowledgeable and very friendly. Thank you for the opportunity to tour your lovely premises.

Found this property using A Ok Apartment Locators and it really was a big contender when I came down to my last choices. I ended up signing a lease at another property in Turtle Creek, but only because my offer was very hard to beat.Kayla from the office is a super-star and shes very generous/spunky. The amenities of the property as well as its location in Las Colinas really made this stand out among competitors. Kayla really made this a near tie to the victor and would recommend asking for her directly.Things to look out for are: DART Access (Can be convenient but also noisy) and Construction (Makes moving access a bit difficult and noisy during the week). Construction wont be a long-term issue so take it with a grain of Salt.Also the property has (2) 240V 30A EV Chargers available in guest parking, but they are unmarked spots and you risk getting ICEd by cars that arent Electric due to the limited visitor parking.
Very worst experience, we leased on 28th which is Sunday and they killed the whole day without handing the keys by saying multiple stuff. I have worked with multiple leasing companies around the US, So far this is the worse experience I have encountered. If I would have an option to terminate the lease I would have done that. I wouldn’t expect the similar type of experience with one of the premium complexes in Irving area
The water smells really bad.
The staff is extremely helpful and truly care about the residents. They always follow up to ensure our needs are met. The workout room is AMAZING and our neighbors are super friendly. This place truly feels like HOME.
I went in last week to visit and was helped by Marisol. The entire time she was extremely kind and well knowledgeable. I really appreciate her. The apartments are really nice as well.
My husband and I have lived here for a month now and we love it so far. The location is great, close to everything. The apartments are beautiful and brand new. The staff is great. Joshua and Candance do a great job at making it a fun community to live in. I work from home so this is my office/ home. So far, so great! Keep it up 😊Update: after over a year of living here, here’s my summary: The amenities are amazing. Response to emergencies and maintenance are the best thing about this place. Security is lacking to say the least and I would recommend to clean bbq grills and keep clean trash chutes. Will move out soon
