We just moved our mother into this senior complex. It is a great place. It is a safe complex because of being a gated community. It also has a very nice clubhouse, good activities for the residents, and it is brand new. They have built in Internet (Xfinity), so it is easy to get cable. Let me tell you the best part is the staff. They are so friendly and helpful.
We have resided in this complex going on 3 years. We would’ve left however the service staff make it worthwhile. We never have to wait too long on repairs & they get things done efficiently. Thanks Juan!

When I moved in the place looked dirty. mold in shower, dirt around sink, mold in window sills. No way can I take a bath in the tub because there is a ring of black mold around the drain. Mold mildew and algea on balcony. poorly calked cabinets, tops of cabinets covered in dirt. mold in cabinet. no microwave and appliances are ancient and energy inefficient . Very gross and overpriced for how cheaply made the place is. gym is a joke, very small and old equipment

DO. NOT. LIVE. HERE. I was stuck here for 2.5 years (tough to move while in med school + pandemic) and was miserable. There is zero organization, incredibly poor communication, and ever-present inconsistency that is not at all worth $1200 a month. At the beginning of my tenancy, they gave my apt to another person after I had already signed a lease for said apt- found out as I called to confirm my move-in date a week out. I paid $50 per month for a garage that had faulty electricity, making me late to work/school on multiple occasions. The security is faulty at best with gates that can be run through without leaving a scratch on vehicles, meanwhile often not letting tenants and their visitors in because the system is faulty/outdated. I was once deleted from the system and left stranded outside the complex for an hour with no way to enter and emergency maintenance not answering the phone (I eventually found a classmate on facebook that lived there to ring me in). There is a fly infestation due to the open air trash compactor, and when multiple tenants brought the issue up after being bitten by them at the pool all day, management said to try sitting in another location. I ended up purchasing fly traps with my own money and when they were full to the brim in less than a week, I emailed management and said they needed to be replaced on their dollar. It took all that for them to acknowledge there was a problem. As I began the move out process, I discovered the office had lost most of my move-in paperwork, including the previous damages intake form, as well as changed their month-to-month policy without letting any tenants know. Luckily I made my own intake copy and saved email terms agreement for fear of this happening. Now a month out, I just received a bill for January rent, which is obviously not my responsibility and I will not be paying. I could likely write a small book on the horrible experiences I had here, but I feel that if this wasnt warning enough for you, nothing will be. You just cant trust a place that seems to need to change management/staff every 6 months. They will likely comment on this post asking me to call them and discuss the issues to make themselves look a bit hospitable, but it fell on closed ears each of the other times I shared issues. If you choose to live here, all I can say is good luck.

Brianna has been helping me all day long and she seriously crushed it. I have no complaints! We are moving in soon and can’t wait! She was very knowledgeable and I will say, her help and communication skills are what sold us!!
The apartment I was given was nothing like the one I was shown. You would expect this with most apartments, but it is drastically different. Things my roommates and I wrote down that were broken in the apartment before we signed our lease, and were fixed for a fee???? Also, if you would like your friends vehicles randomly towed (due to very few visitor parking spots) then this would be place to stay!
The maintenance man that came into our apartment was pleasant and lovely. He noticed that the light bulbs in our bathroom were going out and changed them without being asked. It was much appreciated.
I love living here! This was my first time living in an apartment as a college student and ti has been a great experience!I have never had any trouble with noise! It is very quiet and calm. It always feels safe! The employees that work in the complex are very kind and understanding and very easy to work with. We have had a few maintenance issues in our apartment since moving in last July and we never have had to wait a prolonged period of time to get our issue fixed. They updated the workout facilities just after we moved in and it is great! You get 24 hour access with a lot of really great equipment!If you are looking for an apartment as a college student I would highly recommend it! It is reasonably priced and has a lot of good qualities to it! I attend IUPUI and it is a 10-15 commute depending on the traffic. Great area, great apartment complex!
I have a 3rd floor, single unit, and I love it. Tall ceilings, a fireplace, and a good view of the woods. The price isnt cheap, but I feel I am getting what I paid for. The people who work the front office are pretty good, but Christine is AMAZING. If you can manage it, try to meet with her and use her as your main contact. She is far and away the best apartment manager I have ever met; skilled, friendly, and hard working.
If I could, Id give this place 0 stars! As a student, I lived here for one year and it was miserable!!!! Way too much stress to handle. Ever since I moved in, a spoon..yes, A SPOON, held the main gate open. That just shows how irresponsible management is. Not only that, we had visitors on Thanksgiving who parked in the designated visitor spots and got towed. Kelsi and Christine handled the situation VERY UNPROFESSIONALLY. When I brought up the fact that their car got towed, they mentioned no car was supposed to be towed Thanksgiving day and then went on to accuse me of slashing another residents tires because cameras showed someone wearing a coat similar to mine. She called me a liar and told me to contact the towing company directly and pay all the charges. On top of that, when I tried to defend myself, they said Christine felt attacked and I was being aggressive. DO NOT BOTHER LIVING HERE! Management only cares about the rent. Appliances are old, heating bill is high, plumbing is terrible, and simply not worth the bang for your buck. THERE ARE MANY OTHER OPTIONS FOR MARION AND IUPUI STUDENTS. Youll thank me later. ;)

Awesome! Staff is very friendly and eager to help residents. Maintenance requests are filled very quickly. Complex is very quiet and in a convenient location. Rent is also very reasonable compared to other places.
I moved into The Residence at White River about a month ago and I absolutely love it. The staff has been extremely helpful and kind while maintence has been on the top of their game when asked to check out my concerns. Property is beautiful which is also a plus!
I love living here at The Residence at White River Apartments!The people here are so friends and always wanting to help! I live by myself and they are always concerned about my safety and wanting to make sure that they are doing everything possible to make me feel safe, and secure. The gated community always tries to get all of the residence together to have different activities for us to have throughout the year.
Great apartment! Very clean and the price was reasonable for the location. Very close to my school, and the office staff is great!
Maintenance is always on time with repairs. They are very efficient with what they do. Parking is absolutely ridiculous and there are not enough spots per apartments. Visitor parking is very limited. Other wise great place to live but probably should get home earlier to secure a spot.
It was much better than what I have been able to experience at previous apartments for move in including on campus housing during college.
Maintenance came and got my alarm programmed quick and was successful on the first attempt.
I was pregnant when we moved in so we signed a 5 month lease with the option of going month to month after that was over because we only needed to live there temporarily. When the five months were up and we were ready to move out, well guess what? Management LOST OUR LEASE and THREATENED to get us for trespassing because there was no lease. She also said she would keep all of our belongings because we were trespassing, unless we signed another lease. I have ALL of this in emails to prove it. They made us pay the fine to break the lease otherwise they were going to take us to court. We needed to move out because the baby was about to be here. This was the most mismanaged situation that I have ever heard of. Management was rude, threatening, and absolutely disrespectful to an 8 month pregnant family because they would not own up to THEIR mistake. Who loses a lease? How? And who BLAMES the tenant because of that? Do not move here unless you want a similar instance to happen. Their mistake cost us $1500. We had to pay it because we didnt want to go to court with a newborn in our arms, and they used that to their advantage.
My roommates and I have experiences nothing but problems living here. Our issues go unresolved. Just a few problems include: my roommate Katie moved in in June, it is now almost October and her name is still not on the gate after she asked multiple times for it to be done. Our dishwasher barely cleans the dishes and smells terrible; we have submitted maintenance requests but they cant do anything about it. We had water leakage and the problem was not taken seriously; it took time after time of leakage for them to finally get a contractor out there. Recently we had a problem with our resident portal accounts and it was blamed on having too many roommate changes. That excuse (having too many roommate switches) has been used time and time again with us and is not even valid. If it is a problem to change roommates then they should not let us. We only do what we are allowed to. With the account mix up, Josie told my roommate to delete her information, and so she did right away. Now my roommate is supposed to come back into the office and hopefully has not deleted her information, says Josie. Of course she already deleted the information because she was specifically told to. Twice we have received charges on our account and are given one single day to pay them. My credit card information was on my roommates account but without my name on it, which scares me that it could happen again, but next time a stranger living at White River could have my credit card information. I could go on about problems. After my lease is up they will no longer have my business.
I moved into my apartment summer of 2016, after graduating from grad school. I landed a job downtown and wanted something relatively close. So, I scouted out numerous complex options, both downtown and surrounding, and even though Residence at White River was my first stop, something they said stuck with me through the rest of my apartment hunting. When showing me the model they explained the alterations and policies that were allowed, because they wanted their residents to feel as at home as possible. This may not seem like a big deal, and other apartments may also have these guidelines, but the apartments I looked at after my visit to White River did not have that same feel. It was clearly the best option when I compared to others I viewed.This is not my first time living alone, but it is my first step of independence. Prior to my move-in date, the office crew was extremely helpful when guiding me through my next-steps (renters insurance, amenity set-up, etc.) and answering my many questions. They definitely helped take the stress out of it.After moving in, I have had nothing but positive experiences. I did have a few minor issues early on that may have been from the previous renter, but the maintenance crew was so accommodating and fast - when I put my request in at the beginning of the day, the task was completed when I arrived home from work. They fixed things properly the first time, whereas in past living situations, I have had to have crews come out multiple times because they went for a quicker fix.I have noticed that parking can get pretty tight, particularly in the evenings, but neither myself or my guests have had issues. The White River staffing has tried to help as best they can with this, by allowing patrons to park on the outskirts of the lots, as long as they are not blocking a car and/or abusing privileges by leaving their car past the specified time. Along those same lines, the staff is happy to write guest passes to fit your needs when you are expecting company.All in all, I hope this helps whoever is looking into The Residence at White River complex. When the time comes for me to move, I will be very sad to leave this place! It has become home.
We did not enjoy our time living here. If you have children I dont suggest this apartment. Not very family friendly. We had numerous issues living here.A dead tree fell on my suv while parked in the parking lot while I was still in it.I emailed Fiona at the corporate office and I never received a response.I had to pay $6000 worth of damages out of my own pocket because insurance only covered the outside body damage.When the tree company came to cut the tree off my car, they informed us that their were numerous dead trees on the property.Weve had mold issue on our windows & sliding door that physically made us sick. When we found the issue we just cleaned it up per the board of health instructions. Our lower level apartment would flood when it rained and we often had to be inconvenienced by the clean up process. This apartment is clearly not meant for families, maybe just students who only expect to stay a semester or two. (good luck)The staff does the best they can given the circumstances, I think the issues are bigger then them. This place needs a massive remodeling overhaul. This is a corporate issue.The apartments havent been upgraded for decades! The appliances are extremely old and barely work. If you want to time travel to 1991, this is the place for you.
Great place for young professionals and graduate students. All problems I had were fixed very quickly. Parking has never been an issue for me or my guests. Ive been here for the past 4 years and Im sad to be moving when Im out of school.
Love living here, office staff is friendly and make an effort to remember who you are. Maintenance is also great, made a work order about one of my doors squeaking and they greased all of the doors instead of just the problem. Small things like that go a long way.
The only good advantage is being closer to IUPUI and Marians university. Very expensive compared to similar apartment complex closed by. Parking is always an issue here, you cant have your friend come over without a headache of finding a spot to park. This is an going issue for the last three years without any solution. The previous comments is nothing compared to the property manager who cant communicate well with residence. She is lacking basic communication skills with very rude attitude toward residence. Im wondering why Fairfield properties having those kind of manager with bad quality management skills and rude attitude.
The Residence at White River has, hands down, some of the nicest and most effective management Ive had experience with while living in Indianapolis. They are very responsive, maintenance requests are given attention to quickly, and they are reasonable. My neighbors are respectful and courteous -- I have had items (e.g., chair and table) sitting within my porch while living on ground level for about 2 years now that have not been touched or tampered with. The pool is nice during the summer and the gym has just recently gotten upgraded to encompass two rooms -- one with a StairMaster, elliptical, stationary bike, and two treadmills and the other room with weight lifting equipment. This is a nice upgrade from the previous workout room. The apartments are basic but have everything you need, including a washer/dryer in most, if not all, units. This allows the monthly cost to be reasonable compared to some other options. The location is great, as you are located fairly centrally between downtown and Broadripple, and it is very close in connection with I-65 which allows getting around Indianapolis to be a little easier. I do highly recommend if youre looking for value and convenience.

Ive love living at Residence at White River! The staff is excellent, the amenities (pool, fitness center and parking options like carports and garages) are great. I have a two bedroom with wood floors and I always get compliments on how nice they look from guests. Having a balcony and an in-unit washer and dryer is also great. At first I was a little hesitant about 38th street not being the best area, but the apartment complex is in a nice wooded area and has a gate and alarm system in unit, Ive always felt safe here. The location is also minutes from downtown, Marion, Butler and IUPUI and only a 15 min drive to Broad Ripple and Carmel. There is a mix of college students and young professionals - but neighbors are quiet and there are never crazy parties. The only cons to living here would be that the kitchens are a little outdated (but Ill keep it if it means my rent doesnt go up) and the washer/dryer/dishwasher can be a bit loud while running. In general, Ive been very happy living here and would recommend this apartment to anyone!
This is the worst managed apartment that I have ever lived in. I would never recommend it to anyone. The office management is a complete joke. They are disrespectful, hostile, and flat out lie to tenants. They lose paperwork all of the time and blame it on the tenants. They have one job to keep the complex safe and orderly, and have failed to do that on numerous occasions.
The property is beautiful, and Ive found the leasing staff to be very friendly and helpful. Maintenance is prompt, and Ive never had any problems finding parking no matter what time of day.
Overall, the apartment is nice, the location is nice, maintenance was great. Parking sucked, the price is a little high, the neighborhood is quiet until you get to 38th street, it seems gated but it always gets stuck so anyone can drive in sometimes, I never once seen security patroling like we were told it was going to be. The apartments themselves are nice and clean. I lived in a 2 bedroom 2 bath. To be honest, in the beginning i thought it was a pretty good deal for my roommate and I. Our rent was $1095, but that did not include water or trash. They told us it was included, but all that meant was that it all comes on the same statement. The water bill is averaged between the entire complex, so it is different every month, which we did not care for because if we werent home very much then that meant we may have been paying for more water than we were possibly using and we never had a set price... the location is really nice for anyone commuting downtown, although going down 38th street was a bit irritating during high traffic.The grounds were kept clean, BUT when the lawns are mowed they do not sweep the sidewalks so you end up tracking grass into your home, they are relaxed on making people clean up dog poop in the lawns so beware if youre walking through the grass.Parking was always a huge nightmare. It seems as if there are more people with cars than there are parking spots. Visitor parking is sporadic and often ends up being used by a resident because parking after 5pm is virtually nonexistent. Towing seems like it runs on its own schedule, so people were always parking on the curbs blocking people in or making it hard for traffic to get through the complex.The dumpster is emptied regularly, but it is at the front of the complex and is always full of flies so when you pull up your car is being swarmed. It also looks a little tacky.The office staff....well.... I did not care for the property manager Kelsi too much. But Josie was wonderful. Every time there was an issue it seemed as if Kelsi did not have a clue what was going on, and also seemed to have an attitude in the process. Once our mail was marked as vacant and we didnt recieve our mail for a few weeks, then it was once stolen, my car mysteriously caught a flat 4 times in one month, etc... After our first couple of encounters my roommate and I just quit trying.Maintenance was really nice, Rick was always polite and timely! No complaints there.In the end, it seemed nice at first, but i do wish i had done a little more research and asked more questions on my tour!
