Grade #1 is usually one of the best properties.Grade #9 is usually one of the worst properties. This is the grade system. The home we viewed was a 2.The floor was collapsed in the kitchen, they patched the holes in the walls with blue painters tape then painted over it. We saw photos of the home 19 months prior it was in decent shape.They don’t care about squatters in homes.I drove 17 hours to view the homes, now I am driving 17 hours to move back.If you want a slumlord, send it bud.

So far so good my daughter is buying one of these fixer-uppers on contract seems to be as described. These guys have some mixed reviews but what I see seems to be a fair deal for someone who pays their bills and is willing to fix up the house!

Seems like the buy here pay here for buying real estate. You may as well give it a shot though. Renting an apartment is equal to setting your money on fire. You gain nothing for it in the end. Take your time and cherry pick your property and you can come out with a win. I suggest a double so you can rent one side and the renters will be paying your house for you and once paid off or youve made enough improvements sell if for a profit and do it again. Eventually you can become a company that can compete in this semi niche market.

I live near one of the available homes that is set amongst several rehabbed and nice homes. I have called 3+ times to report squatters and trash on their property. Will come and put a new padlock on the door and move in. They clearly do not care about their properties which I am sure translates to the way they treat their buyers. This is not a quality business and people should not purchase their homes. There are much better ways to become a home owner than their overpriced, rent to own process that does nothing but take a advantage of vulnerable people.

They arent a rental place exactly, but instead let you rent to buy homes that you have to fix from scratch pretty much and cannot live in while doing so. The few houses I looked at were in terrible shape and cost too much for the work needing done.

They make more money off garnishments than rent. All they do is buy foreclosed and abandoned houses and jack them up by 300%, then sell to you. I cant believe theyre still in business

Horrible experience they have horrible homes and the process is horrible!! I wish someone would have communicated better over the phone before I drove 10 hours to see the area horrible experience all around!!!!

Obviously fixer upper homes are going to be a lot to deal with, but these houses are absolutely trashed. could potentially find a dead body in one of them. ive also heard from several friends that they like to back out of lease after years of work that you would put into it.

Highly expensive for rental properties that are over 50 years old

This is a company that takes advantage of those who have nowhere else to live. At 18 they tried to sell an uninhabitable property to me. I moved out within 10 or so days due to health concerns with mold and asbestos. 8 years later these guys are still trying to convince the public that - they have quality properties. What they have is a lot of tax sale houses that havent been occupied in years and a willingness to sign with anyone making them feel like a home owner. At the time I didnt even have a job and it was all I could afford with savings. Today, I have a garnishment and struggle daily to find happiness, debited to them 8 years for 10 days of occupying an uninhabited property. To the infamous rainbow reality, may you forever be in the grip of depression and anxiety that you bestowed to your clients.

This company is as predatory as they come. How can someone sell a dilapidated home for $60-70k is beyond me - especially since these homes are generally bought at tax sales for several thousand dollars. What is worse is that they stoop low enough to slap 6% - 9% interest if they carry the note with 30 year terms and payments in the $500-$900 range. So, on a home that cost them almost nothing, they would stand to gain $130k after the 30-year note matures - and after you put in $40-70k to make a home habitable. AVOID these guys and get your credit right; you will thank me later.

I recently purchased a house through Rainbow Realty. The staff have been helpful, friendly and mostly prompt from the beginning. The interest rates are very high, but as long as you make your payments on time, and never falter, its a great opportunity for those who are trying to rebuild credit and want to have a place to call home. Do expect some work to be done on any property you purchase through them. I bought a house that was rated a #2 on their scale, (#1 being the best) and so far I have had to do some minor repairs. But the house is great and I am very thankful for this opportunity.

At first I was happy to move in the staff were friendly. However when I signed my lease the parking was NOT made clear to me so my car got towed also about 3 days after signing my lease I realized the man next to me was an old racist who repeatedly came outside and cursed at my children and said disrespectful things to them and myself I informed the office they did nothing I can tell this is going to be a LONG miserable year

They have fixer uppers and you will need to put some work and money in them.

These are great people to get a house through. Franco has been very helpful in anything that Ive needed throughout the time that Ive lived here which is over a year. I recommend if youre looking to own a house these are the people to go see.

Because if you watch on your contract and when youre paying your payments they try to get you and I caught on to it. They was trying to charge me more than what my mortgage was Plus on top of that I went out of state on vacation come home and they done clean my house out and took everything without filing eviction

We are buying a house from these guys. They have been understanding and have worked with us. We have been happy with our dealings with them.

Check the plumbing, check wiring, check all house appliances before signing the deed. Because all my stuff was horrible and I was not able to check it before I moved in. And I jus assumed everything was okay since someone told me the house was jus cleaned out a few months before I moved in. Came to find out all my plumbing was hhoorriibbllee and I was left in debt to do it myself or came outta pocket to replace everything.

Food is good, but dont serve bagel sandwiches till after 5am and Im on the road before 5am this bites I love bagel sandwiches for breakfast.

Asked for paperwork to get an application filled out three times never got one emailed to us. Went to look at a place drove over a hour to get there to find out was wrong combination to lock but as we tried to contact them like they said if we had a problem no one answered the phone. Not saying this is a bad company cuz honestly I just dont know but poor office quality with staff. They are not very friendly kinda snippy . Homes are not worth the price even for being on contract, even if you were just to get it for the land its self they are asking way over price for lots.

Discrimination against the disabled. Refused to talk to me when the receptionist learned my sole income is disability & my husband doesnt get a salary to care for me. We dont rent to people whos only income is disability. So much for the dream of owning a home of our own.

Even though my experience with the home I bought wasnt great and I decided to vacate the property; Benjamin is a great person and has great customer service skills.

They lie there propertys that are rated between a 1 and 5 are supposed to be livable. None of them are.

Came onto my property without contacting us first and then tried to charge an inspection fee for having come into the property until a lawyer was mentioned, then conveniently that fee disappeared. Sent intent to vacate and no one even bothered to call and see if there was anything they could do to keep us... But, my home that values for less than $40,000 was going to end up costing us over $223,000....So... Buyer beware.... Youll get screwed buying from this company.Yes, my rent was current when I left the home, even paid an extra month just so I could take my time moving out. This place is a joke!!

Rainbow realty has been around for years and for years they have rented out or finance homes for people that have been in severe disrepair or meet guidlines of uninhabitable and needed to be bulldoze. They have a long file with the Attorney Generals of complaints and unfair business practices. They prey on the hope of low income no credit individuals that think they can short cut a way to home ownership. You will pay a bigger price. Trying to get a 40,000 home that you will have to sink between 50 to 100,000 in to make it livable at a astronomical interested rate is not a deal. It is suicide. I have set in a courtroom and seen the people who have done business with them. Do the work clean up you credit and work with a company who is reputable.

Got denied for being on ssi. Paperwork in order. Polite. Got shut down before sitting down. They dont take wefare .unemployment, ssi or ssd. Have to be working.

This place is a joke! They buy the worst conditioned houses possible and try to sell them as is, and the bad thing is customers arent aware of how grimey they are ! Dont sign ANYTHING, if you break a lease they will take you to court instantly and get over on you! They are unorganized and very rude! The houses these people sell should really be condemned. They prey on people in despair. Im sure they buy these houses at an auction for 1 dollar, the most 500 then super dlip them for 62.000 to desperate people....people need to come together and take this company down. Just ridiculous!!! A lot of squatters live in these houses, so please be careful when looking at houses, Ive had 3 bad experiences with the squatters....
