DO NOT live here. The apartment complex is so old and outdated for the price. There were flies & bugs during the summer, my dishwasher broke & they replaced it with another old used one, the management is horrible at communication, & now I’ve been chasing down my deposit for the past 3 months with no replies or answers to my phone calls. Don’t waste your time and money. There are much nicer apartments for the same price in downtown.

I would give -5 out of 5 stars. Had a pathetic experience at canal square. The leasing office staff is rude. Our maintenance requests were delayed for months. Never felt the worth of rent here.

I lived here during my sophomore year of college and absolutely loved it! I moved home for the summer but decided to sign another lease here for the following year. The management team is amazing. They’re super helpful with any needs you may have. The maintenance staff is fast, efficient, and reliable. While IUPUI’s campus is right across the street, there is a wide variety of college students, business people and families. I would recommend this apartment complex to anyone looking for a nice, enjoyable place to live in downtown.

I love Canal Square Apartments. All the staff is amazing and most of them know the residents by name. Maintenance is always super fast and the building is always really clean. Im a student at IUPUI and my farthest walk to class is 15 minutes. All around Canal Square is perfect for me.

We recently moved to Canal Square Apartments and are very happy to call Canal Square our new home. The staff is always welcoming, prompt, and very professional. Everyone goes above and beyond to help you with anything you may need. My greyhound loves to stop by the leasing office for her daily pets and treats! Any maintenance needs we have had were addressed the same or next day. The location is ideal being downtown and right on the beautiful canal, which is perfect for walking at any time of day. It is a safe, clean, and quiet area to live with many young professionals and medical students. I am looking forward to the pool opening in the summer!

Ive had a wonderful experience living at Canal Square apartments! Its RIGHT in the heart of downtown Indy and its definitely worth the price. The management team (especially Racheal Shine) are also super friendly and helpful. They are all very welcoming and made canal square feel like home. The maintenance are very hardworking and friendly. They are even available 24/7 which was useful for emergencies. There is also a parking garage safe in the complex that is way cheaper than campus parking. I have no complaints about living here and would recommend Canal Square to family and friends!

I cant tell you how many apartment buildings I visited in my search last year. Having just finished a year in Canal Square, I can say that I definitely chose the right one! The office staff are so kind and know my name (and apartment number for packages!) and maintenance is very fast and reliable. The interior courtyards are peaceful and I hardly hear any noise from downtown. I have the luxury of walking right out of our complex onto the canal or just a few short blocks to monument circle and still sit on my balcony and feel like Im in a quiet neighborhood! The pool is well maintained and Ive even caught staff cleaning the windows and vacuuming the floors in the hall. Everyone who works in the building clearly takes a lot of pride in their work. Parking is an extra fee but I have a covered spot steps from the door and it made my first Indiana winter so much easier. I signed another years lease as soon as I could!

I have been living here for two months and am already looking for a new apartment. At a glance, this place seems so nice, but the workers are great salesmen. I have already submitted about 20 maintenance requests. There is a garbage shoot on each floor, and it has broken about 5 times in two months. It usually takes about a week to get fixed, and people keep putting their trash in the room when it is broken. Now, there are mice and theres poop everywhere. I heard a mouse chewing at my wall the other night. Not to mention the cockroach problem! People have to evacuate so they can fumigate but no compensations are being done. This place is absolutely disgusting. All the hallways stink and everything is done cheaply. The building also feels unsafe. I have felt uncomfortable numerous times while living here. It is such a shame because the location is awesome. $1200+ a month just is not worth living in this pest infested, trouble-ridden apartment.

I have lived at Canal Square for almost 3 years now. I have thoroughly enjoyed my experience. The staff is wonderful to work with. They are courteous, prompt and always looking for ways to improve and keep the community safe. The apartment size is spacious for downtown living. The parking is very convenient and I appreciate the additional amenities including the workout facility and pool area. However, my favorite part is the direct access to the beautiful Canal District and short walk to Monument Circle and Mass Ave. I would definitely recommend Canal Square to friends and family.

Excellent place to live. Ladies in the front office are always super nice and extremely helpful. Ive never had any issues picking up packages or having maintenance stop by for small issues like a malfunctioning kitchen disposal. The property itself is nothing fancy, but its well maintained and the staff do a good job of promptly notifying you in advance when there are renovations or repairs being performed so that you can plan accordingly.

Canal Square Apartments is a great place to live if you are looking to be close to downtown Indianapolis and on the beautiful canal. I never had any issues being a resident at this complex. The staff is always so friendly and courteous, and they make the apartment process a breeze. The pool in the summer months is a nice bonus, and the work-out room is always clean. Kristen Carpenter, a leasing specialist at the complex, played a pivotal role in making the apartment search process a breeze. She was extremely helpful in finding me an apartment that fit exactly what I wanted. I could not be happier!

Our daughter is a student at the McKinney School of Law. The close proximity is why we initially chose Canal Square. I cannot put into words how wonderful the staff is at Canal Square! The front office staff has always been polite and knowledgeable! They have helped us and our daughter many times, as well as making the best cookies! The maintenance staff is prompt also. Our daughter initially started out in the smaller of the1 bedroom apartments but moved to the bigger apartment this past year. The staff has activities and events for their residents throughout the year, which is great when you are a student away from home. If you are looking for a wonderful place to live in Indy, try Canal Square! It is great!!

Undoubtedly, both management and maintenance are very good. My sincere request to the owner is to replace the multi purpose equipment in the corner and also add Pull-up station in the gym. Overall, i would definitely recommend this apartments for stay.

Fantastic place to live. I have lived here for 2 (going on 3) years and could not be more happy with it. The apartments are nice spaces and it is easy to find one that fits anyones needs. It is in a great location right downtown and adjacent to IUPUIs law school and the rest of its campus. There are plenty of bars and restaurants within walking distance, as well as Lucas Oil Stadium and Bankers Life. As the name would suggest, it is on the canal, which makes for a nice walking/jogging experience. Additionally, the staff is always delightful and any problems I have ever experienced have been taken care of immediately.

Canal square apartments is the best and secure place to stay if you wanna be close to the IUPUI campus and the downtown business sector. The apartments are great and the amenities are top notch. Im a former resident and my 2.5 year stay here was a great experience. The lovely ladies of the Leasing Center are always very friendly and helpful. We have lived in Canal Square for two years. The downtown location is great, and I am still very impressed with the management. They are unfailingly responsive, prompt, and friendly. While the complex is older, the maintenance staff is quick to repair any problems we phone in, usually within hours. Also, when we receive notice of a package having been delivered to the office, they sometimes see me coming down the walk and have it ready before I even get in the door! That kind of service is amazing, given the number of apartments in the complex.

The management charged hundreds of dollars off of my security deposit to replace the carpet in my entire apartment. Normal wear and tear was done to the carpet that could have been solved with a simple cleaning fee, not replacing the entire carpet. Please note past reviews also stating that they charged residents to replace the entire carpet, so this is not unique to my situation. The apartment is definitely not worth the money and I would suggest looking elsewhere on the canal or downtown if you are going to pay the price to live downtown. Additionally, there is construction being done to the old church north of the complex that is incredibly noisy (as of summer 2019). I would warn any future residents against renting apartments facing north due to the severity of the construction noise. Better yet, choose another apartment complex.

Amber and Racheal are nice and understanding but cant do anything because Sarah is the manager and she isnt as friendly as them.I might soon edit this review and list out the problems which I faced.

Canal Square is an awesome place to live. They have wonderful customer service and are always very willing to accommodate my needs (and Im pretty needy ). Ive lived at Canal Square for almost 2 years now, and I will continue to stay here for the remainder of my time in professional school before I move back home to Chicago. I enjoy the quiet and safe atmosphere that Canal Square offers. Their maintenance team is phenomenal and exceptionally quick to respond to my needs. They are located directly across the street from IUPUI and they are located on the canal. The circle is about a 5 minute walk, so the location is great. I wish I had more time to utilize their awesome gym and pool, maybe one-day! I highly recommend checking out Canal Square if you are looking for a great place to live.

These apartments are way to expensive for no parking and the small living space. The part that erks me the most is the fact that you have to pay for water AND use quarters to use the washer and dryer. Just doesnt seem fair. The people who work there are very nice and the gym is OKAY. I wish they had more machines, but what can you do. Awesome location.

Cannot wait for my lease to be up on this place.Within a few days of moving into a 2 bedroom apartment at canal square we found many dead roaches. Initially we swept them up ourselves because we could not completely tell what type of insects they were. Then we started to find live ones. We contacted the office and they did not really consider it to be urgent and weren’t even sure when they could get the exterminator there. Because this prevented us from even keeping food in our kitchen, we said we were going to buy our own roach bait because it started to get really bad. The office said they would not refund us if we did and that we had to wait until their exterminator had time. Finally after 3 days, the exterminator was there to spray only the kitchen even though we had found roaches in other rooms. They left the refrigerator and stove pulled out from the wall, revealing a RIDICULOUS amount of old food. The cleaning staff had not even bothered to deep clean the unit. Pretty unreasonable when you are paying close to $1800/month. This same pattern went on for approximately a month. The exterminators were in and out of our apartment with sometimes no notice to spray, only one room at a time. Each time they did that, the roaches moved to the next room- shocker!! The office did not want to do anything to make up for the inconvenience and horrible experience until we threatened to contact Call 6 Investigators.Then they did refund the prorated rent for the end of August. However the roaches persisted and we were finally given the option to move to a different unit. Great, except we were expected to move all of our belongings ourselves even when we asked for movers or at least help from their maintenance staff. Moving units also required to pay another deposit and prorated rent for the time we would spend in the new unit. I had to wait FOUR WEEKS to receive the refund for our old deposit and the prorated rent for the previous unit($794) due to their wack accounting system. I had to ask multiple times how much longer I would need to wait.The office is disorganized in general. We had to complete a new lease and guarantor form which I can understand for the legalities, but months later they contacted us saying they never received the new guarantor forms!!!So now my roommate and I live in another 2 bedroom unit that is considered to be the most updated except it still has low quality appliances, including a dishwasher that does not clean the dishes whatsoever. We have requested the ice machine to be fixed twice and each time the maintenance man says it is fixed, still no ice. Poor electrical work- the light fixtures have shorts in them and sometimes don’t work. One of the bedrooms does not have a light fixture in it at all. The hallways always smell horrid. Over priced for what it is. The only positive aspect of this place is being close to IUPUI’s campus, but that doesn’t make up for all of the headaches we’ve been caused to live here.

I have enjoyed living at Canal Square for the last 2 years. I have a beautiful canal view corner apt. The office staff is wonderful, helpful, accommodating, and very transparent with lease-related issues. The maintenance staff is prompt and comprehensive with completing service. The building infrastructure and gym is outdated but otherwise is functional and serves its purpose. Management does attempt to make cosmetic renovations, ie. re-painting (albeit causes doors & hinges to get stuck), new fixtures and carpets. Canal Square is an excellent choice for anyone working downtown or at the IUPUI campus.

It is a good place to live if you are an IUPUI STUDENT. Super close to campus and the complex is very safe. It is pricy, so be ready to dish out a good amount on rent. The only downside is that parking is not included and they charge 70-80 for it.

DONT LIVE HERE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!Upon move in, our apartment was infested with cockroaches. When we started moving our stuff in we noticed crumbs on the floor and dead bugs everywhere. The apartment was bombed about 4-5 times over a month period. During this process we couldnt move the rest of our things in, cook, buy groceries, have people over, or do anything because it was such a disgusting environment.Finally after a month of dealing with this they moved us to a different apartment. They didnt hire movers, so we had to move all of our belongings by ourselves. Bottom line this place wants your MONEY and thats it. The only thing they did for this inconvenience was credit our prorated August rent unto our September rent..... They didnt discount our overall rent, hire movers, or do anything to make up for this HUGE inconvenience.so yeah!!!! if you wanna pay 1700 a month for a dirty 2 bedroom apartment thats infested with cockroaches this is the place for u !!!!!!!!!!!!!!!!

I lived in a 2 bedroom apartment by myself from August 2017-May 2018. Apart from the outdated appliances, lame features, and overall facility leaving something to be desired (one room didnt have a single light bulb fixture), I was very disappointed with the move out proceedings. When I was moving out half the complex was under construction, and instead of simply opening the gate for me to carry out couches, beds, and tables, they insisted I walk through 4 separate hallways and 3 doors throughout the entire process. As if that wasnt enough they charged me $629 to replace the carpet, citing brownish stains that I had documented and reported to them when I first moved in. This came only after they assured me that a move out inspection was merely a formality that they didnt have time to schedule for me. They let me know the carpet hadnt been replaced in 3 years, and I highly doubt they even replaced the carpet after I moved out. They will try and trap you into making payments anyway they can. Now that I think about it, there was construction the entire 10 months I lived at canal square, they were always repairing something; as a result they moved my parking spot about as far away as possible from my room and frequently disrupted my studying. Living on the canal and next to IU School of Medicine enticed me, but Canal Square drove me away -- look somewhere else.

Terrible. I stayed for 6 months and had to leave. Its actually not very close to the campus at all (it takes the same amount of time to drive as to walk).Main issues: the apartment shaking. It felt like an earthquake in my apartment every few nights, shook me up and scared me so bad. My heavy wood dresser would shake with the walls. My light fixtures and dishes shook at least once an hour....this continued until 4 AM every night. Also you can hear the neighbors engaging in some sort of pornography (had to pay extra electricity to keep a permanent fan working on that side).I had to rent an office downtown to quell my poor ears and to avoid migraines just to get some work done. Yay, further waste of money on top of paying for this horrid apartment. No microwave incl and the fridge, stove, cabinets are super old and dirty, material is from the 80s (they dont clean the sides of the cabinet when you move in so youll find a bunch of gunk and old food there). Icebox of fridge doesnt work. One window doesnt open, the other one is really hard to open. Very hard to get ventilation. Also found a ton of mold on top of the cabinets.The office consistently would hold onto my mail for 2+ weeks and not tell me, leave a notice, or anything (I visited the post office looking for a piece of expedited mail that we paid a premium to have delivered quickly only to find it was lost in the office for 2 weeks!) This happened at least 5 or 6 times.Management doesnt care, as long as youve paid rent. And God forbid they dont cash the check correctly and dont get the rent within 5 days, they will try to charge you like a 200 dollar late fee.(??) Courtesy officer doesnt ever respond (Ive left 4 messages on 4 different occasions), maint request was canceled without visiting. I dont even bother to submit maint requests because I know thats a waste of time. I was afraid my car would be hit one day because the car parked next to me was always on the line and its super tight. The tenants and the staff are just rude and arrogant. Oh yeah, theres a nasty house centipede invasion going on as well. The gates consistently stick and Ive been stuck without a way to get into the spot Im paying $90 a month for (had to park my car on the side of the road once and constantly check that it wasnt towed until they could fix their stupid gate at like 11 at night...like who has time for that.).Despite this, I havent complained once, been impolite, or not paid their ridiculous fees ($5 a day for an extra spot for your mom to help you move in, despite plenty of spaces, 2000+ to move out if you break the lease, 25 dollars if you get locked out--havent used this, but just an example). Ive had to let in tenants who were locked out because the courtesy officer is a jerk who wouldnt let them in (and it was freezing outside)...What a waste of money. Paying 1000+ dollars for a crappy 400 sq foot box. Seriously, avoid at all costs, there are plenty of better places in Indy where you will get more for your money. Dont let Google maps fool you, if youre coming from out of state. This isnt the closest apartment and you will end up driving anyway because it gets so cold, at that point, the times are all equivalent.

Went to see apartments on 12/21/15 around noon. Leasing consultant lady appeared so rude to talk to. I asked for drinking water and she rudely said they do not have water. How do they survive there on air ??? I made decision to get out of that place. Never renting those apartments.

A highly respected residence complex that overlooks a real oasis of peace in the noisy Indy vice versa.Ideal place to run, walk with friends, wives and girlfriends by the clear waters that flow under vaults and bridges.Certainly towards a sort of Venice.To visit absolutely.Staying in Indianapolis without seeing Canal S is a bit like going to Rome and not seeing the Colosseum.Perfect for two kicks of a ball.
