We have just moved in to our new apartment and we absolutely love it. We also REALLY like the fact we can go fishing in the whole community.

I lived there for three years. On top of being there for 3 years, never once was any work done. When my air filter finally needed changed, I had to call them because they don’t regularly do that. I thought after renewing my lease multiple times, maintenance would come and do something. The apartments itself are spacious, but management is TERRIBLE. They will never be understanding, if you pay your rent on time every month for years & then life smacks you, don’t expect them to care. Terri is beyond rude. One month, my bank account got hacked so my rent money was gone and the bank was working on my dispute. Terri did not care. I was in clear communication with them as soon as it happened. I brought them a money order, they don’t accept money orders anymore. I take the money order back and had to wait another 24hrs, which put me at the deadline for rent— once again Terri did not care. I had to get a cashier check, thankfully the bank was so helpful. I was in the office in tears, once again management did not care. When I spoke with Terri she accused me of cussing her office staff out and that she had it on video, I asked to HEAR and see me cussing her staff out. She said nothing. I never once cussed at her staff I was an emotional mess because I was worried about my rent. Anyways, I ended up calling corporate. They don’t care. The management is just terrible. The only one that was kind and helpful was Lani (I believe that was her name). Several people I talked to in this complex had similar issues with Terri. If you have kids, I don’t recommend it either. The people drive CRAZY in this neighborhood and will not stop. They don’t care about speed bumps or anything. The pool is always closed. Your packages will get stolen or not delivered. Most of the building doors in the complex don’t lock.

My husband and I have lived at Abney Lake Apartments for close to 2 years now, and weve been very happy. Maintenance is great, friendly and always fill our Service Requests within 1 or 2 days. We were late with our rent once or twice due to events that were out-of-our-control and the management worked with us. If you want an affordable beautiful spacious apartment with lakes you can actually fish in, I highly recommend Abney Lake Apartments.

Only 4 stars because I’ve only Been here about a month now, I absolutely love my apartment. It’s more than enough space for just me. The area where I live is fairly quiet, you here the music from cars riding but my neighbors are nice. My building hallways are always clean, grass cut on time..trash never piles up. I found this place in the mist of my luck and I’m glad I did. They have a few amenities that anyone would love, and only other bill I pay is an electric bill. Pretty awesome I recommend

Live there for 3 years and love it but just had to find a bigger place to accommodate my needs. The reason I give 4 stars because I moved in February and I have heard from them about security deposit. I stopped by the office and told them that the apt that I listed we didnt move to so they told when I turn my keys in just write the address. I TURNED IN MY KEYS AND WRITTEN THE NEW ADDRESS AND STILL HAVENT HEARD ANYTHING FROM THEM.I attempted to call and left messages but no answer.

I gave them a 2 Ive been calling and not getting any answer and I have put an application for a three bedroom for me and my kids And did not know where to put in my income for me and my kids on top of that I paid $35 application fee but cant get in touch with nobody can somebody please help me

Terri, Jessica, and Loni are all patient and helpful. Everyone will answer all questions you may have no matter how many times you ask the same questions. At the beginning of COVID they let all tent ants know of the resources available so they did not fall behind on rent and utilities. These ladies make sure that everyone feels like a community/ family not just tenants (which is hard to come by). Maintenance comes and fix all issues in less than 24 hours as well as fix any other problems they may see. My only concern is the parks, when we first moved in the tennis court and parks were fully functional, but between the bad storms and unsupervised children that is no longer the case. Don’t get me wrong they do try to keep the swings up, but a remodeled park would be lovely.

I would seriously not recommend this place at all! Ive had nothing but problems since Ive been here. They tell you that they have no available apartments so you pay an extra $100 waitlist fee when they really do have vacant buildings. I heard from multiple neighbors that there have been empty slots for months. They are disorganized. It is extremely hard to catch them in the office because they go on lunch breaks for hours at a time (which makes it hard to personally hand them checks to pay rent since they do not have a rent box). Ive had multiple packages stolen because many shipping services refuse to deliver in the parcel service that we are all told to use since the office does not hold packages. The neighbors are noisy. The heat barely works. Please find somewhere else to live!

I have been patiently waiting on them to refund me my $100.00 holding fee which was back in May. I got rejected from them only to find out I was going to get my refund back. Here it is August and im still waiting. If I could rate them I would give them a negative 0. I have been waiting on the home office to get back with me but I have not had any luck. Of i were you I would go else where.

I wouldn’t recommend anyone move here. They’re full of scams!!! My apartment was mold invested and all they did was cover it up. The lights flicker because of bad wiring. The ceiling fan out of nowhere fell on my daughters head she’s been going to the doctor for migraines since. There’s a number of situations I could state but I’m just glad I left.

I wanted to wait until Id been here a few months so I could give an honest review. I have been so impressed with both office staff and maintenance. Everyone is so friendly and helpful. Steve runs a great crew who are quick to respond to maintenance requests and are professional - I never worry about them coming in while Im gone to fix things because I know they take pride in their jobs. Everyone in the office is so helpful and kind - accepting packages, answering questions, and giving awesome tips on places to visit since Im new to Indy. Abney Lake is a great place to live. 1607

Myself husband and son have been here almost 2 years now.we havent had any issues its quiet where we live matience Kevin and Steven are awesome and always so.courteous . Office ladies Teri Jessica Loni are always very welcoming and always happy to answer questions my son loves fishing in the stock pond. Id say 3.5 to be most accurate. This was my first place & it was overall a good experience. Rent was reasonable, office staff was helpful when they could be, and we got most of our maintenance requests done in a timely matter. Mostly quiet, never had a issue with police in our section, and never had a package stolen. Would definitely recommend. Were only moving for a larger kitchen.

Management is horrible . I’m not sure why they get away with a lot of the things they do .

Next month marks 1 year of being a resident here. One of the main reasons why I love it out here is because it is quiet; away from drama and etc.. I have no complaints with maintenance as they are always pretty quick. :-) Also, ALL the office staff is very friendly, and polite which makes it more comfortable living here. U1401- These apartments are great to live in! We moved in May and so far so good. The best part about them is maintenance! I have never lived anywhere and got serviced the same day that I put in the work order!! They rock and I am very pleased with the staffs professionalism! Alex is my favorite, but everyone is kind. I would definitely recommend these apartments to future tenants!!!

Been living at the apartments going on a year. Management is nice and friendly, maintenance comes pretty quickly, and the apartments themselves are decent. The area is nice and and clean most times, but the only thing I dont like about it is the excessive geese poop in the summer. Other than that, I would definitely recommend Abney Lake Apartments.Update: Ive got the most inconsiderate neighbors ever and nothing is being done. Its normal for me to hear very loud music and instruments being played between the hours of 1am and 4am. This noise can be heard throughout my entire home. Ive even recorded the noise and sent the audio to a family member. They were shocked at how clearly you can hear everything. This happens just about every night and whenever I call the courtesy officer he never show, never calls back or anything. I waited up one night watching the window just to see if hed come. He never did. If this continues, I will not be staying here much longer.

I have lived here for about a year, for the most part it has been a pleasant experience. Every single time Ive needed to call maintenance they have always responded promptly and swiftly. Always! which I love being able to depend on them- I would like to see the property kept up a little better, especially the playgrounds; but other than that its what you make it. Alex at the front office is the most helpful person. Shes always been polite and She always seems to go the extra mile.

Kevin still came in with a positive attitude and took every initiative possible to resolve my maintenance issue, he was patient, and listened to me while he worked. I’m appreciative of hard work! I have lived here for between three and four years. I think this is a great complex, especially for the price. The single bedrooms are actually pretty good sized and there is always parking. Maintenance is also really good here, as usually they can get out and fix stuff within a day or two. Even if there are any problems, the staff in the office is lovely and can help sort it out quick. This is by far one of the most organized and well maintenance apartments I have lived in with in the last five years in Indianapolis and I am very thankful for the staff who work at this apartment complex because they are always nice and time friendly when you need things done for the house also very understanding with paperwork to I would recommend these apartments to my friends also unit code 30-11

I have been a resident for 5 years at this apartment community. If you are looking for a close knit family friendly community then this is the place you need to be at.Maintenance is very responsive to your maintenance requests usually the same day as requested or at least within 24-48 hours depending on the type of maintenance emergency you are having.Children and furry family members (pets) are welcome with no additional extra monthly fee for your furry family members.Pool and playground area for the children and also usually several different activities for the children through out the year. I currently live in 47-07 and since I have been here for 3 months I have an excellent experience here! I had an issue with my air unit where it was blowing cold air instead of heat maintenance was here right away to fix the issue! All the office staff I have delt with was excellent and nice! Great place to live so far!

Good luck getting someone to answer the phone.

On yesterday, I was doing laundry and after my clothes were washed I put them in one of the dryers, it took my money off the card but did not work! I went to the office and told the staff they told me to call the dryer company. Meanwhile I said so my clothes wont get dried? They were just rude and said theres nothing they can do and did not even care. When I left the office another resident told me that the same thing happened to her and they were accommodating an gave her a refund of her lost money. I have lived there four years and the change of management has definitely gone down as far customer service; this is so unfortunate.

The staff here are rude, especially Terry. She’s rude and she’s a liar. She is very disrespectful and she does NOT play fair . She is evil. It feels like it’s discrimination against certain people so she makes everything on them hard while living in these apartments. She has done illegal things including putting a false report on my mother, trying to make us look bad. I recommend conversations with her should ALWAYS be recorded. The only nice one that WAS there was Alex but she left. I wouldn’t recommend these apartments. Oh yeah, the cameras in the apartments doesn’t work AT ALL...

My experience here at Abney Lakes has been literally OUTSTANDING. The staff have been SUPER pleasant and the maintenance team come through promptly every time! No one is perfect but the minor details are paid attention to even when “imperfection” pays a visit. I’m grateful for the Abney Lakes team. If you’re looking for a place to stay I would suggest Abney Lakes as your permanent, or transitional home until eventually becoming an home owner. 😁(23-04)

With the beginning of the entrance it being off of I65I thought it was a great location. It is hidden and discreet with update security. There many more positive than there are negative apartment had happened to have a great view and we had a great person to Consult with which was named Alex she was not pushy and give us all the Options that we needed. We just started our lease and so far were thinking about stay here for the further use. I would definitely recommend these apartments they have great pricing and a located to almost anything that you need. Other than that the only bad thing I would say is the parking But everything else about these apartments are great UNIT # 07-07

I decided to wait a full year to live here before giving a proper review. I moved here last April from Lafayette, and I am glad that I chose Abney Lake.I have to say, the sole reason that sold me on the apartments was Alex in the leasing office. She was thorough in answering questions I had at the time I viewed the apartments, and was never seemed pushy to get me to sign. She has since then been extremely helpful in any aspect that she could. Though I cannot speak for the rest of the team at Abney Lake, as I have not got to personally work with them, it has been a pleasure working with Alex, and she has always seen to it that I get taken care of.Im not sure what problems other reviewers have had, but the only problem I had in the year I lived here was taken care of within a day. My sink and dishwasher would not drain, and the next day they were there to fix it.I have been lucky to have such calm and quiet neighbors. I know that its really the luck of the draw when it comes to living in a community with others, but mine have all been friendly and respectful.Many mornings I have driven out of the community to see employees picking up trash and debris that my fellow residents have carelessly thrown out of their vehicles. I know it doesnt seem like much, but many things that us tenants dont even think about are being taken care of behind the scenes by people doing a thankless job.. so this is my thank you to those people who plow the sidewalks in the winter and are constantly picking up trash.People have complained about rent going up, but Ive never lived anywhere that it doesnt go up on a yearly basis.Yes, the walls are sort of thin, and my winter electricity bill was very high, but we had a pretty brutal winter this year, and I could have helped to cut some of those costs.I generally have felt pretty safe living here and have never expressed an issue that wasnt addressed in a timely manner, and that in itself is a solid foundation for a place to live.Long story short, I have signed my lease for a second year and have told many people about my great luck in finding this apartment community. This complex is GOING DOWN. There was a shootout right in front of my apartments, then a hit and run that left a few vehicles badly damaged. One person paid 600$ to get her car repaired. When I complained or tried to get out my lease they were NO help. I have even contacted the Property Manager Scott Beals and he was NO help when dealing with the shootout. He told me there is nothing they can do. Even though my lease was about to up, they still would not let me break it or offer me any options. Even though it was the people in my building involved in the shooting. Scott seem very quick to say no and was rude and uncaring about the situation. I feel unsafe here. In the summer there are people outside all day and night loitering. They have installed police cameras and cop cars around the complex but it does not help. Staff is rude when dealing with issues. Manager is the WORST. They refuse to clean my carpets after re-signing lease. They have hidden fees and wont replace a lot of things in your apartment without a cost. Think twice before making this your home. Ive been here two years and it gets worse each year. Oh yeah, when its time for you to move out they charged my friend 800$ in damages and her sure bond deposit covered NONE of it. This place is only getting worse.

Office manager always has an obtusely negative, jaded, mean attitude. We dont often find it necessary to contact or visit the office; but, when such contact is unavoidable, she always finds a way to show how unprofessionally she conducts herself. I feel for the support staff! We rent a decent flat for the rate. When there are maintenance matters, there is no delay in service and they have never come around a second time for the same repair. I often see or hear police activity, but not in the immediate vicinity of our residence. We tend to leave the generalarea of town in search of quality service at haunts like food and drink establishments. The population in this area of town seems to be lacking in the educational and common sense departments. I suspect the office manager hails from the neighborhood. Anyway, thats my honest review. Can the manager and move forward. Cheerio!

I having been Living here for two years, my very first apartment and I must say I love it here. The location is amazing surrounded by all groceries stores and accessible highways and roads. The community is nice, no disrespectful nosy neighbors, they are great about keeping the facility clean. I would recommend this to anyone looking for a place to call home.

ORIGINAL REVIEW:I have been living here for several months now. When we were looking to move in the staff was so nice. The model apartment looked a little small but nice. The day we moved in their was an ant infestation in our bathroom and kitchen. The dishwasher has so much calcium deposits on it that the spinner inside it broke off. Put in a work order for that over a month ago and still havent received even an acknowledgement they received it. The blinds broke off the window less than a week after we moved in. The neighborhood is horrible. There are cops here all the time and the neighbors are loud and inconsiderate. On the weekends they will party in the parking lot till 3 am. One of the main reasons we moved into this apartment complex was for the pool. The pool is STILL under construction and summer is almost over. They keep giving a later date when it will open and the date keeps passing by. The laundry room is disgusting and usually flooded. They have a awful system to purchase a special card to do your laundry that ONLY accepts a five dollar bill. What the hell? Im surprised it doesnt require you to stand on your head, eat an apple and sing Mary had a little lamb while your doing it. The computers the provide NEVER work and the gym that is provided for your use requires an EXTRA $25 to use after 6pm. Im sorry but if your going to advertise a pool and a gym...you should provide them in the cost of the rent. I cant wait for our lease to be up. Worst place I have ever lived in.

The maintenance men Steve and Chris are the best staff members at Abney Lakes. Alex and Amber was the best professional staffs that Abney Lake ever had.

I have been a resident since March of this year and have a pretty decent experience as far apartment/townhome living is concerned. For what you pay in rent you get a lot. Maintenance concerns and issues are handled in the most expedient of manners. Both the office staff and maintenance staff are extremely nice and knowledgeable.

The staff is disrespectful, expect for the one that usually sits up front. Their rent is too high like they offer top of the line apartments, when in reality they aren’t worth more than $700. The kids around here are ridiculous. My car was keyed when I firsted moved here and they wouldn’t look at the cameras they say are on. Oh, and if you try to move out, they will charge you for the next month even though you won’t be living there. You be better off paying for a hotel for months at a time.

This place is an absolute joke. We were told we arent allowed for a cosigner and we werent approved, yet they let us put $100 down right away. Jess is very unprofessional and obviously has no idea how to do her job. Simply pathetic. Training should be something taken seriously here, and obviously they have failed to cover those grounds!

The location is very convenient for me. This is my first apartment and I am enjoying the neighborhood, it is peaceful and I feel safe living there.

They are con artist...... dont move here. It isnt a good community. They are only nice when it comes to getting your money.... they took my rent money and evicted me.

Ive lived here just under a year and you definitely get what you pay for. Im grateful for the place to live and the cheap rent; however, the cops seem to be here pretty often, a friend of mine was actually assaulted and robbed on the way to her car at 7:30 in the morning. There have been numerous occasions in which I was woken up at night or kept awake by people screaming at each other on the lawn outside of my building. Ive lived in multiple apartments prior to this one and never had that experience, so I cant say its too enjoyable. However, I will say that the office staff and maintenance staff have always been wonderful and responsive which I genuinely appreciate because Ive had maintenance problems since the day I moved in. Literally, before I used the toilet on move in day I cleaned it and when I flushed the cleaning solution (with nothing but liquid in the toilet) it didnt flush. Maintenance has been to my apartment every other month at least for my terrible plumbing and yet still my toilet is a problem 11 months later. Ive had ice form on the insides of my windows in the winter. My AC stopped working in 98 degree weather. My heat refused to go off and my apartment was 88 degrees and stuffy. My garbage disposal quit on life and I had a swamp in my sink for a day. However, I have friends who have had no problems. So, I guess its the luck of the draw. And even with all of these issues Ive signed my lease for another year, mostly because the staff is responsive, the proximity to my school, and the amount that I hate moving. I will say though that I look forward to the day that I no longer have to say a quick prayer for my toilet before I pee.

Abney lake was a horrible first apartment. I would expect with any well ran business the customer comes first. That is not the case with these people, the one and only concern they have is the money and how to make more money. Sadly the first month of lease, a man was shot and killed in our front yard area. Often hear people outside fooling around all throughout the night. The other few problems I had were with the management team. These management team at Abney Lake is sketchy. I was false informed on critical information multiple times. Such as rent amount, deposit/holding fee, late fees, ect. Management seems to get disrespectful when you ask questions. These people will give you run around answers and will offer zero effort to help solve disputes. Terri is simply belligerent and rude. She was very disrespectful over the phone and was very child like when I talked to her in person. I dont not recommend.

Myself fiancee and son have lived here a month. Its the most peaceful complex. Ive hadnt had any issues except dishwasher because wasnt sure how to use it. The Matience came right away sweet and were so proffesional. We’ve lived here almost 2 years and it’s not worth the money you spend to stay here.The only nice person in that office is Alex and maintenance men great.When some kid scratched our brand new car August 2017, they said we had to file a police report, it’s a camera pointed right at our car so why not just look at the footage. Our neighbors with throwing trash on the ground and the garbage truck won’t collect it, it’s been like that for awhile now. Also I’m not pleased with the way they handle things with rent, we were blamed for 4 late payments that were caused by our bank declining our transactions even though we had the money so now the new apartments we were supposed to move to declined our offer over this mistake. Now we’re forced into signing another lease.*Added*My fiancé went in their office in December 2018 and asked them if they had any three bedroom apartments, they said no and offered us to resign a new lease. He told them we weren’t resigning a lease because we needed more room and the lady never gave us the paperwork for us vacating. Now they’re saying we have to pay for February rent when we’re moving into our new place next week. After I was told last year WE DON’T HAVE MONTH TO MONTH LEASING, but he’s being told you do. Now the whole office is saying we never said anything and claiming they only received an email from us (which is definitely not true) I even walked in with a hand written letter and that one rude lady (can’t think of her name) wouldn’t take it and that was back in June 2018... this is why I don’t go to the office and will only go to give them the keys.So much back and forth etc... *EDITED AGAIN*This place and their policies are a JOKE and they are money hungry.Then they have the audacity to tell me I need to keep the electricity in my name for Abney until FEB 28th.I move JAN 15th and need my electricity there so that’ll be coming with me.Put it back in your name until another tenant decides to move in that unit.

The leasing manager at the leasing office is racist. She apparently doesnt have time to speak to brown people. Worst leasing office in terms of service as well as response.

I have been here since February. When I first moved in I was told that they are very quick to get things done and stay on top of getting it done. I moved in with baseboards half way falling off and the ceiling fan wasnt cleaned even after I had asked for it to be done. In the babys room the windowsill is still broken off at the corner and I have been waiting for a new one since we moved in! I had to buy a new bed because there was a water leak that was caused by someone not welding the water pipe correctly and caused mold on my bed and wall. I have plenty of pictures of this all. Downstairs where the water leaked on all of my belongings, they just painted over the crack in the ceiling! Ha! There are so many more things wrong still that have not been fixed. Not to mention that the neighborhood needs fixing up and the bushes which now look like trees need trimmed! I am very frustrated and can not wait to move out come next January!

Ive been living here under a month. And while it has its downfalls, its pretty decent. Would recommend because of its affordable rent and friendly office staff.Edit: 8/11/17So I have been living here since November and I have seen a dramatic change for the better with the maintenance crew. If you put a work order in theyre out to fix it the same day or the next day. My only complaint still is the non assigned parking and I refuse to pay extra for a carport covering or garage which are even further from my townhome. I live by some of the most inconsiderate people who always have guests over and they always take the spots that are closest to my townhome. Mind you I am super pregnant therefore I feel like there should atleast be some type of courtesy. The people I live by make me not want to live here at all. But I change my rating of 2/5 to 4/5. Ill give 5 stars if they start assigning parking spaces to avoid people parking anywhere.

I love Abney Lake as far as apartments, townhouses, etc, but I was recently disappointed yesterday after recieving 2 letters 1 for disturbance which is completely false, and the other for having my girlfriend stay all night with me! I didnt know that wasnt allowed I pay my rent im not on section 8 I work everyday so whoever I bring home is my business not my neighbor... She has a apartment too and I stay at hers also weve done this the past couple years no complaints, and also shes pregnant so were together more than ever so eventually she will be on my lease.. A lady kept slanting her car in parking spaces instead of parking straight so I asked my girlfriend to put a nice note to ask if she could park better instead of hitting car doors and thats when I get 2 letters dated for yesterday... People can be such liars flat out evil! Ive lived in apartments the last 5 yrs Ive never once had a complaint filed! So yeah recieving my very 1st one makes me wanna move asap, but im gonna try and finish my lease... I dont have problems with people cause I dont bother anyone I dont want drama I stay away from that.... Staff is also nice although I dont agree with how they handled this specfic incident they are nice people... By the way April will only be my 3rd month in smh... Update I spoke with Kevin he was great by letting me know not to worry and he knows im not a trouble maker cause he hardly sees me and the reason is I work a lot so I wanna thank you guys for being understanding!

Hello I just wanna know how easy is it to get into these apartments. Im in need of a place ASAP.

All they care about is their money they never fix anything i had a hole in my ceiling for 3 months and its still there as i am living here now they dont even act as they care they have no surveillance thats why the police always in the conplex because something always happening my car got broken into and all they could say was do you have rental insurance.... they are very inconsiderate kevin is rude and so is his girlfriend the property manager and I can’t wait to take these people to court !! Had mold growing in my apartment for 3 months also they still havent fixed that either but wanna raise rent every year can’t wait to show all my doctor notice of my 4 yr old getting contact with mold ‼️ Dont move here at all this place is trifling oh and did i forgot to mention theres alot of ppl selling drugs in my parking lot a guy walks over from another building into my parking lot and they always asking questions like do you know anybody who smokes

Ive been living there for about 4yrs. The staff is courteous and respectable I would refer the apartment community to family and friend.Maintance is awesome as well thank you Abeny Lakes 35-10.

These apartments are awful. The management sucked when I lived there in 2012 and it still sucks in 2017. The staff is rude and talks down to you. I would not recommend this apartment to anyone. Stay away if you can.

I must say, my experience here has not been a bad one. I have 2 months until my lease is up and I have yet anything to complain about. The up keeping of the overall property is well kept. I never had an issue with the office workers, and every time I ask for something to be done in my apartment, they are on it quite fast. Although safety is a big issue with me, I did get ADT prior to me moving in (crime is everywhere no matter where you live in Indiana).... Other then that I enjoyed my living experience here and my neighbors are the freaking best!.. I guess you can say me and my roommate got lucky!

I went into this leasing office today and the assistant manager and manager had the WORST service I ever experience. I went in to check the place out for my little sister since I am home on holiday leave. There is no leadership from no one in management and they all were reluctant to help. As I sat there; I was privy to hear their customer service on the phone and they were HORRIFIC. #GOD BLESS THE TROOPS

Abney Lakes have numerous issues. Yes, staff is very rude and inconsiderate. I have had maintenance issues, in which Management just ignored!!! Complain about patio not being cut, was told all residents was responsible for this..come to find out that Abney Lake is responsible for patio lawn care, per upper management. Told M2 property Scotts Beals about this issue and was told that no one from front office stated this! He does not listen to anything but his beliefs!! If you have issues try to call M2 Property maybe someone there could help, maybe not?! If move in, make sure ALL APPLIANCES or new and mechanically incline!!! All new appliances or black! M2 property manages Abney Lakes but not doing a good job!!! If zero was such a number to rate, I would give them that!!!The problem with M2 Property is no investigation is done to claims that are made. Mr. Beals have you came and verified all complaints? Do you have documentation about the retention of residents staying or moving, you was told this too?? Have you just assume or what you was told and proceeded forward in finding out? ASS*U*ME, has lots of meaning to it! The patio of most residents are unlock, some do not even have a patio door!!! The numerous calls about issues of appliances and issues is never really heard, until malfunction in which, like you said take 48 hours! I guess any stove, refrigerator issues or maybe heating would have a person to lose. You are right, to have a back-up plan, like rental insurances is a must living here at Abney Lakes!!! Please let us know, who really owns Abney Lakes?!!

This was my first time ever living in an Apartment my Experience here was great I love my Apartment my Neighbors was very quiet the Office staff was always nice to me lol.. I never remember my unit code lmbo 😂 I felt safe no break ins I live in the a unit with a security door my lease is almost up I Hate to leave I would stay but I have a Son and Northwest high school is where he would Attend school and thats my only reason for leaving so.. as far as the other Negative comments they probably was bad, tenants any ways lol thats why most post bad reviews but any whoot Im gonna miss it here although I never caught a Big Fish I know the little ones to bit constantly lol my stay here was good.. no complaints

NO NO NO NO..please do not waste your time....honestly these are no good apartment...very loud...the back of the apartments near leatherbury lane is ghetto...the walls are very thin in the apartment style homes...I have been here for just shy of a year and I have never liked it...the office staff are ok...I have complaned about everything from mice and roaches to loud disrespectful neighbors ...my personal experience here was not a good one at all....
