This property has a great location that I love, and my actual unit is wonderful, I also have found them to be very responsive to maintenance requests. However, I have found it is near impossible to get in touch with the maintenance office, I have left messages and emailed as I am not able to go in person due to my work schedule to no avail. The AirBNBs are out of control and continuing to happen over months of complaints, these visitors often get very out of control and rowdy at our small pool ruining it for the rest of us. They also are very loud in the hallways and behaving inappropriately. I have reported specific units in violation to them multiple times with no resolution. I also have noisy neighbors with police often getting called for domestic disputes waking all of the neighbors up in the middle of the night. Not to mention the maintenance, the carpets in the hallways are stained and dirty, they also smell very bad either like trash, dirty dogs, or terribly smelling cleaning solution. The elevators and parking garage are often full of trash and spills and just plain dirty. The elevators and garage gates are also very often broken as well - more time than not. Given the building does not have any other security I get very concerned when gates are left open allowing anyone in. It is such a shame, because some terrible residents are ruining it for everyone and management has not made an effort to address it with these residents and continue to bring in more residents that behave like this. I am so sad that I will have to be moving at the end of my lease because this truly could be such a great place to live.

Nothing in life is perfect, but I would say State Street is a great value, you get a lot for a reasonable monthly rent.People can be difficult, including the residents at State Street. Kat and the staff do an amazing meeting the residents needs and managing the property. Much appreciated.

Jacked up my rent by $200 when I renewed, I guess someone has to pay for the new name change and signage. Maintenance is the best, office staff tries their best to do a good job, upper management is aloof and careless. When my three bikes were stolen from the very much not-secure garage kairoi seemed less than concerned. We have three fire pits in the courtyards (useless and never get used) and a glaring lack of hot tubs in the courtyards and pool deck. Why did we need three gas fire pits in Houston TX?Also, the saltwater pool is closed for maintenance more than it is actually open for swimming, the biggest selling point of this building. Same goes for the gates, broken more often than working.

The location of this apartment complex is perfect. Close to everything and ideal if to go on the bayou. Also the view from the pool is incredible. Maintenance is quick to get requests filled and the staff is very friendly!

My fiancé was one of the first to move in, in 2016.we havent had any crazy issues or complaints in his/our almost 2 years here. management has changed twice, but theyve always been very nice & helpful if we ever needed anything!my favorite parts: the gym is great, super clean, hardly anyone ever in there, & the view is perfect to top it off!if you want the best view in Houston, this is the place to be. weve been very lucky to have a downtown + memorial drive (sunset!) view from our balcony, but if you dont, the clubhouse/pool area is amazing :)theres also really great/fun events put on here for the residents to get to know management + one another (if you wish)!some of those faves:-crepes! we had a chef making us crepes one morning & they were suuuper good-breakfast + mimosas-poptails by the pool-donuts/coffee + a cute little live music show-pizza + beer in the courtyard^ they always do a great job of putting on resident events, & thats been another huge reason why we love it so much.(actually getting sad now thinking about all the events and our time here!)weve never had any noise complaints, so considering our apt is right next to the elevator where several residents walk past, I feel like that says a lot.were super sad to leave, but excited about our new house that we just closed on... otherwise, wed stay!thanks for all the memories and great service, JH :)

We have lived here since after Harvey and we love it. The views and access to restaurants and things to do is fantastic. We moved here in October of 2017 when Greystar was the management company. While Greystar was good, the Kairoi team has made some nice updates to the building including exterior paint, salt water pool, better landscaping, etc… Maintenance is fast and efficient whenever we need them. All in all, the staff here has been courteous and helpful. Most residents are friendly and considerate with the exception of some. The negative issue for us is the overwhelming influx of AirBnBs that have infiltrated our community. Wild drunken parties into the night, extremely inappropriate behavior at the pool, people loud in the hallways etc… In our opinion, community management does what they can, but Kairoi CORPORATE needs to get a handle on this nuisance. So if it weren’t for the AirBnB annoyance, we would give State Street a 4-5 star rating. Take care of the AirBnBs and we’ll update our rating.

I am a fairly new resident here at State Street Apartments. I began with them while they were under the name, Jefferson Heights right before the transition to State Street Apartments. However, the office staff hospitality and culture is unmatched. The renovations that happening are a plus and would definitely spruce up the community but the customer service is top tier. Make sure you stop by the office, that is by appointment only due to CDC guidelines; ask for Kat the Assistant Manager.

Been here two years.. This place has turned into an AirBnb hub since COVID hit. Management claims to be doing audits of these host/units, but I highly doubt it given the units have been available since January or longer. We have seen an uptick in damaged vehicles, crime, and uncleanliness as a result. Look elsewhere as this place keeps getting worst (aside from Addison at the front office).

This place is horrible. Ive been here for over half a year, and here is everything wrong: (see pics below)THERE WERE 5 CARS WITH SMASHED AND BROKEN IN WINDOWS THIS MORNING! There were many other reports of cars being broken into in the past. Their garage gates have been open since the hurricane because they claim they are waiting on some parts.There is animal feces and urine constantly in the hallways, stairwells, and elevator. They said they would review surveillance footage to see who the pet owners are, but when I look around the hallways and stairwells, THERE ARE NO CAMERAS TO BE SEEN.Floors are poorly done. I can hear everything above me, such as walking (sounds like people are doing P90x) and my neighbors below me have told me that they hear a lot of noise coming from my apartment as well, and Im hardly ever home. When I am home, I only walk from my kitchen to my bedroom. I feel like I have to tippy-toe in my own apartment.Printers never work. Elevators are down still. Parking spaces are tiny! Staff is also very inconsistent, so make sure you check all of your paperwork to see if what they tell you is what is on the lease.Only good thing about this place is the location across from the park, restaurants around, and maintenance crew.

I just toured this community today with my client! I can not speak highly enough about Addison and the tour he gave! He was kind, professional, did not rush us in anyway, and was very thorough with his information. I spoke to Kat was well earlier in the day to set the appointment and she was super helpful as well! I am really looking forward to working with this team and sending my clients here! You can tell they are making some amazing changes!

I’ve lived at this building since it opened in 2017, and in the 3 years that it was managed by Greystar we never had any issues with the building or the neighbors. It was a great place to live. However, since Kairoi took over management there have been numerous instances of people leaving trash out in the hallways, dog poop and urine in the elevators, 2 music videos shot late at night, one of which the police showed up to shut down bc it was so loud and they stank the whole first floor of marijuana, people playing dice in the parking garage, wild parties at the pool. The list goes on. It’s very simple Kairoi does not do a good job of screening it’s residents.

Although I didnt choose to rent at Jefferson Heights I wanted to make a note that their staff is very friendly and helpful, especially Kat! They made multiple accommodations for tours and they really bent over backwards to make prospective residents happy. I would highly recommend this property!

I think Jefferson Heights has started a new and exciting improvement trend versus the previous couple years with a new, but very dedicated management team. The only reason for leaving the 5th star blank was to comment the noise from the highway; it’s something that you can get used to, but it’s not for everyone. Otherwise, I’d like to send my compliments to the staff for managing what was surely a daunting and uniquely challenging task; A take-over of the property from the previous management in parallel with a global pandemic. In the time they’ve taken over since March, the apartment has taken a transformation physically with new paint, and new installments where applicable inside the building and parking garage. The transparency from the front office regarding local events and safety measures has been excellent. Big city living for a good price. Live a little and try it!Thanks JH!

I absolutely love living here. The leasing agents are always willing to go the extra mile to ensure your happiness. Isabella is an absolute dream and very easy to work with. Jessica is very sweet and her customer service is impeccable. I see her constantly staying after hours to help potential and current tenants. Great staff and even better amenities. The pool is always clean and the gym has an amazing view. The maintenance staff is very efficient and professional, getting any request no matter how small accomplished very quickly.

Absolutely lucked out with choosing to live at this complex. The amenities are incredible, staff is attentive and friendly, and the apartment life team go well above the standard in order to make all of the residents feel at home!Apartment life also puts on multiple events every month that are really great ways to meet your neighbors. From free beer at local breweries to Astros tickets and complimentary massages for residents, there is nothing more I could really ask for when it comes to events that make me know I made the right choice with Jefferson Heights!

The apartment is fine I guess but honestly if youre not living on the 5th floor dont even bother. They did well insulating the apartments horizontally but I can hear just about everything my upstairs neighbor does. And since the change of management (to Kairoi) the courtesy officer is useless. If you do end up getting a top floor unit get ready for a barrage of complaints, even an innocuous action such as opening your front door will generate enough noise to get a complaint from your downstairs neighbor. The amenities are fine and the community events are good but if they dont have a top floor unit available by re-signing time Im not even going to consider living here another year.

Honestly the BEST apartment experience Ive had to date. Brittany, in the front office, is the most helpful and kind person. When problems arise, they get fixed within the same day. The complex is kept tidy. The amenities are over the top. The events the office hosts for residents are fun and unique. The BEST front office staff I have ever dealt with. Cannot find a better location, maintenance is prompt, fun non-lame community events, awesome manager and team that goes above and beyond.We moved in a few months after the building opened (so almost two years ago) and have seen it grow. There was a time when I could not wait to leave. Management sucked, tons of issues with parking lot gates not working, elevators being down, grills never working (reasons for some of the bad reviews people have left) BUT after seeing some staff members come and go, I would now highly recommend someone to live here. You truly could not find a more convenient location inside the loop. The community events thrown by the Apartment Life Cares Team (Josiah and Larissa) are beyond anything I would expect. The people running the building truly care about the residents and they are also friends and neighbors. Sweet skyline view, could potentially be the best in the city.As of recently we started even considering staying a 3rd year. That should tell you something!

However, since moving in, I have had very few issues and the property staff did a great job addressing the few that I did have. The layouts are great, the pool/gym view is breathtaking and the community events have been great since the new management came in. Overall, I am very happy.

I absolutely love living here! I recently graduated from Texas State back in December and I am brand new to the city so I was pretty nervous about finding a great place to live. Needless to say, the staff at Jefferson Heights helped make the transition to the new city well worth it. They have been nothing short of amazing at making sure everything at the complex runs smoothly. They are very friendly and are always in a great mood, something that is not so common in todays world. Brittany in particular, has been wonderful and I know that I can go to her with any needs I may have and she will do her best to find the solution. Jefferson Heights has been great and I will definitely be re-signing here next year. 10/10

Ive been apartment hunting for the past couple of weeks and i have to say that the energy and attitude felt here is unlike any of the properties Ive visited. I have been living in Jefferson Heights for 6 months and have had a wonderful experience. The perfect location of the apartment complex cannot be overstated. I work downtown, Crossfit in the Heights, and perform Yoga in Midtown, all with 5-10 minute drive from the apartment. My girlfriend takes the train to UH, which is a 7 minute walk. Add to that the Whole Foods on Waugh which is sub 10 minutes and the immediate access to the Bayou where we regularly run/stroll and bike and it can’t be beat. The management is professional, on time, and resident oriented. They plan regular actives and even have special brunches on occasion! Parking is never an issue even for guests, (which is more important than you might think- take it from someone who lived in 3+ apartment complexes in Houston). The complex is kept clean, the amenities are well equipped, and all the apartments are modern. I highly recommend Jefferson Heights.

My immediate thoughts about the property: Nice location, good amenities, decent layout but could have been better, shower heads are close to the wall and only spray straight down forcing you to hug the wall, freight elevator is small so make sure your stuff will fit, noisy at times for me cause my downstairs neighbor blasts music before he goes out and when he returns on weekend, elevator on my side smells like pee (or something bad) often, hallway carpet not cleaned regularly. Other than those small things we enjoy living here. Management has been good to us and Josiah and Larissa Ley organize the best community events and are two of the nicest people you’ll meet.

The rooms are gorgeous, the location is perfect, and there is the most gorgeous view of the Houston skyline. The maintenance staff are very responsive and attend to the residents issues promptly. But there are some issues with security (gates and access doors are always are open).

I move out since Juanary and I am still waiting for my deposit, I emailed the new management team regarding about this and haven’t get a response yet. If they consider I left the apartment in bad condition ( witch it’s not the case) they just can tell me instead of not giving importance on my situation.I will be neutral on the rating because I had a good time when I was here, specially with the maintenance crew and the friends that made on the complex.

This complex is getting worse by the week. The entire management team turned over in the last month - thats your first red flag. As I write this, both elevators are broken, and access to the first floor garage is cut off due to a door thats been broken all night. Security gates go unrepaired despite repeated incidents of theft. I still have damage to my apartment from Harvey and am told week after week that repairs are pending.Tenants are all nice and friendly, but people dont clean up after themselves. I just saw dog urine in a stairwell and pet droppings in common areas are a frequent occurrence (for the record, I love dogs and accidents happen- but people dont feel compelled to clean up). Ive also seen vomit in the elevator from the weekend - list goes on.The location is prime and the amenities within the complex and apartments are nice, but no one seems to care to maintain this place, so expect that it will continue to deteriorate in quality. I would be asking serious questions if I was the ownership/investors in the property.

I have been at Jefferson Heights for almost a year now, and honestly cant wait for my lease to be over. There are several things that have gone wrong here some of which include:1) The gates are never working - therefore dont expect any sort of security. In fact, my car has been broken into and I have had personal belongings stolen due to the lack of security - there have been several other residents that have this complaint and have lost personal belongings due to theft because of this issue.2) The elevators are never working. Since I have lived here the elevators have been down at least 6 times.3) The amenities are great, however, 80% of the pool loses sun around 2pm. Also, there are only 4 lounge chairs out there so you most likely wont get a spot unless youre out there by 10AM.4) The walls are paper thin, in fact, I can hear my upstairs neighbor vacuuming their floor and it sounds like they are moving furniture - the building was made super cheap!5) There is consistently trash all over the building (I will post pictures) in the stairwells and in the hallways - however the staff here is more than willing to fine you and give you a lease violation if you put your trash bin out 30 minutes early. They also make up ways to fine you throughout your lease - and are not listed in the contract.6) There are consistently parties being thrown in the pool area which leads to drunk kids screaming down your hallway. Keep in mind the answering service will not do anything about it.7) the printers and computers dont work in the community room. In fact, every time I have been to use the printer it has only worked once.The only good thing I have to say is that the maintenance crew is extremely friendly and prompt with requests - Tomas is awesome! This apartment complex is a rip, looks nice from the outside, however there are so many better choices to live inside the loop! - Dont move in here! Also, if you check out google reviews - one of the first reviews (by user Tim): I believe thats true and she still works there!

The actual apartments are decent. However, the management really brings it down so many notches that I have to rate this place one star. The original management here was great. They made me feel welcome and gave the apartments a sense of community. Then new management came in and immediately began disrespecting the people who pay their salaries. As an example of how management feels about their residents, see their response to Scott Bickell.Take a look at the ratings. The only decent ratings are those posted by apartment locators who are trying to make a sale or posts prior to the new management. Stay away.

I have lived in many many apartment complexes and like most of yall, I was too researching what apartment complex to move in and wanted to make sure I was moving at the right place to call a somewhat temporary home. I want to post on what to expect if you move in here, not all bad things, but just what to expect.Management: First of all, I have been living here since March/April 2017 and as long as you pay your rent and dont harm others, break stuff and mind your own business they leave you alone. Unfortunately last week, we received news of new management, its been one week and I already received a notice that I needed to remove my tiny igloo ice cube rolling cooler from my patio. I complied and by talking to them, you can tell they have that I have power taste in their mouths.Expect maintenance to complete jobs and help you out when something is wrong. Unless management changes that. Overall they keep the elevators clean and the hallways clean. They do a excellent job. I just have to keep reminding them to change the filters because it gets humid if you dont . I have put in 4 request about my apartment being humid and making you feel sticky.Garage: Cars get broken into. Gate is broken every now and then.Elevators dont work sometimes but hey, take the stairs except when you have groceries and it smells like trash to put it in better words.Good layouts, spacious living room kitchen, bathroom, closet. The only downside is you can hear your neighbors next to you and above you. Also, the hallways smell like marijuana. Every day. I dont have kids and I have had college roommates so I just deal with it.Location is great, and no matter where you go, you will have places like this. What makes the difference from one place to another is when other people can deal with stuff like what I mentioned above and just continue their lives without neighbors being rude or management power tripping.George

Awful place to live!!! The elevators will be out of commission for days to weeks at a time, heater doesnt work on the one day of the year its needed, the gates in the parking garage are for looks only, they dont work (just go push it open, you dont need a key) and the staff is not only rude, but not very smart either. Oh, and they simply dont care. There are so many reasons NOT to live here, and the price tag makes them all magnified. One of the worst decisions Ive ever made to move in here.I hope that you find a better spot to move into, I guarantee that they are all over the place. Please, for your sake, look elsewhere.

At the beginning, I loved living here. The girl who we signed our lease with was awesome, we were close to work and various bar districts, and being a stroll away from the park is awesome too! Ive never experienced any maintenance issues, and from my experience, it was relatively quite, except for when someone wears heels upstairs but its not that big of a deal. If you dont mind being close or in walking distance to anything like a gas station, grocery store, a bar, etc. then this location is fine. Other than that everything is a drive or a cheap uber ride away.What started to kill the vibe of this really cool place were the petty things. With the original management it wasnt as bad. The hours of the amenities were reasonable, and although there were nights where we could get out to the pool after hours, we never were loud or made any noise and it was kind of an unspoken rule that if people were out there after hours, you respected the apartments around you and were quiet. There were times when we caught the leasing office girls hanging out there after hours as well. Nobody cared as long as you were respectful. NOW, they shortened the hours, on Friday and Saturday the amenities close at 10, like thats before the city noise ordinance, and theyve hired MULTIPLE security guards to make sure you are not there when the clock strikes 10. Were adults. Not freshman in a dorm. And with the awesome view of the pool that we pay for, I shouldnt be limited to missing out on it.The first garage flooded here during Harvey.Took forever to fix the second elevator and it was email after email saying it would be fixed in the following week.We got a letter saying that we couldnt keep a cooler on the patio and my milk gallon which referred to my milk crate that I used as my bike basket, which was attached to my bike. If we didnt remove those items, we were going to be charged for them.We have valet trash which is cool when I can catch them, but also not a big deal when I dont, but still have to pay for it every month. The worst part about that is when I dont want to wait for the valet trash to come around I should be able to take my trash out myself. Well, with the trash chutes constantly being broken and no way to reach the dumpster (its locked in a room and only the recycling dumpster can be used), its annoying to try and clean up and then get an angry email from the complex complaining about residents not using them properly. One, if you dont know how to use it properly, dont use it and ruin it for everyone else, and two, for how much it does break, it stays broken for a long time and takes a while to get fixed. Management isnt very concerned with the maintenance on that.Our bikes were stolen, within a weeks time of each other. I went to the office to see if they could check the cameras since our bikes were in the garage and someone would have had to get through two gates to get to them. Not to mention ours were chained up and there was an unchained bike sitting outside the leasing office, not in any gated area. They dont have cameras, except for on the exits they claim, and said they would get back to me, but never did.Now we have a patio door recall?!?!? I didnt even know that was possible but all of our doors are being replaced for the next few months and because of this, they are taking up parking spots, which is not cool.So this is my long, honest review hoping that I can aid someone in their decision to live here. The apartments are fine, cute, and have good appliances. The amenities are fine, except for the new stupid hours. Residents seem nice, Ive never had a problem with anyone. If you want to be close to a grocery store, dont move here. If you dont mind driving, it will be fine. We pay a decent amount of money to live here and to be in downtown and in a luxury apartment, yet I feel cheated out of what we originally signed up for. With the recent management changes, there are many other cheaper, better located complexes around the area that would be more worth your while. IMO.

DO NOT LIVE HERE (Update):They came in and took pictures of our apartment without telling us. In the last few months they have asked to enter our apartment 3 times! First was a balcony inspection, second was fire alarms, and now, not even 2 weeks later, they give us a one day notice for apartment inspections. Some guy walks into our apartment and at first it looks like hes just fumbling on his phone and later my girlfriend says its because he was taking pictures. What is wrong with this management? What are they up to? They seem to hate their tennents and lease renewals because we will be leaving as soon as possible.The elevator, grill, and coffee machine only work half of the time and I dont even know whens the last time I saw the fire pit working. There are better, bigger, cheaper places available; dont settle for this.They have the audacity to tells us we owe them $250 at Christmas time because of a missing deposit and that we have to pay it in 4 days. We have been moved in for 3 months and paid every single dime they told us to pay. Whoever built the the place did a shoddy job using mostly cheap plastic to hold everything together, the apartment itself is overpriced, its banking on location alone, and most people I see move out when the lease expires.Tldr: theyre trying to scam $250 out of us on bs missing deposits and its an overpriced apt.

Let me start by saying that I love living at Jefferson Heights. The view from the pool is unmatched, my commute is incredibly short due to nearby entrance to I45, Uber fairs are cheap to the nightlife, and the proximity to the Buffalo Bayou Park has enriched my daily life. However, my upstairs neighbor is the worst. She listens to music incredibly loud on a regular basis. I would never dock a community simply because of one tenant, but I have filed more than five complaints over the course of several months and have seen absolutely no improvement. In fact, I was never even issued any response to a single email until I basically asked for a response in one of my complaints. My neighbor has caused me too many sleepless nights, and it has had a severe impact on my effectiveness at work. I will never recommend that anyone move here.

There is a female rental agent who is tall, with brunette hair, who referred to a group of my friends as ni****s, as we were leaving the pool area. There are great apartment complexes in downtown Houston, with great views and amenities, however, due to this rental agents behavior towards minorities, Jefferson heights is not one of them.

I like everything about this property. Great view of Downtown skyline from the pool deck, being that it’s a newer property all of the units are updated, leasing agents are really friendly and stay on top of everting and the list goes on:)

Five Stars!A few year ago I wrote the below review below review for Jefferson Heights which was owned by Greystar. The apartment complex was purchased by Kairoi and is now called State Street. Kairoi has done an AMAZING job turning the apartment around. I felt like Greystar just cared about collecting rent and Kairoi has actually made an effort to make its residents happy!One Star:I have lived in these apartments for 10 months and below are my observations:Pros:Location – SO close to downtown (where I work), bars and cheap uber ride to midtown (if that is your thing). I am also a runner and have LOVED being so close to Buffalo Bayou ParkNew – The apartment complex was done being built in 2016 so I was the first person to live in my apartment. The units are classy and beautiful.Flooding – No one’s apartments flooded during the hurricane . The office communicated a lot with the residence which was nice since I wasn’t at my apartment during the flooding.Maintenance – Gets jobs done very quickly and they are super nice.Cons:Visitor parking – visitors are not allowed to park inside the garage (you have to have permit). There are about 12 parking spots outside the gates. Of these 12: 2 are wheelchair only, 3 are for “future” residents, and 1 is an uber pickup spot. So really there are only like 6 visitor parking spots for the whole community. When my boyfriend comes over he always has a hard time finding an available spot and I always feel bad that he has to park his nice new truck outside the gate where is it more likely to be broken into.Flooding – During Harvey the first floor garage and leasing office did flood. The second floor garage is not big enough to hold all the community cars so people’s cars did get flooded. The leasing office flooded and had to be rebuilt. The elevators flooded and were down FOR MONTHS. I had to walk up at least 3 flights of stairs with all my groceries for several months. I have no clue how anyone new moved in. Finally, the gates to the garages were down for several months so they left them open. This apartment is right next to the courthouse and so of course there were A LOT of car break-ins during this time.Amenities – Amenities (Pool and workout room specifically) are WAY too small for the number of residents. The workout room has 2 bikes, 2 treadmills, 1 elliptical, 1 climber, 1 stair stepper, a few weights machines and some weights. If you get more that 3 people working out at the same time then it is just too much! Pool is really nice but also very small. If you get more than 15 people out on the deck then you are basically tripping over each other. Also they changed the access hours to the pool. I used to like to sit out at the pool and drink wine with my boyfriend on a relaxing weekend night or go for a late night swim. But now the pool closes at 10pm and I don’t even feel like I ever use the pool anymore.Trash Valet – I am required to pay $25 (on top of rent) a month to have some guy pick up my trash when I could literally just walk the 30 feet to the shoot. Why not just included it in rent instead of making it seem like you are doing us a favor?!?Community events - Management hosts events almost every other week. Some of the events have been like crepes and mimosas on Sunday or a pinot and paint event. I am very busy and don’t get to go to a lot of these events. Also I am not really the type of person to become best friends with all my neighbors. So I personally find this a waste of money and wish they would spend it on upgrading and keeping the community clean.Overall - I love living here because of the location. However I am not a fan of the management or the actual complex.
