I totally enjoy my new home at Block 334. The office staff have been great! My package notification is always prompt. I had one minor issue with a small drip that was addressed the following day from submitting request. Way to many good things to share in a single rating format! Love it here!!!

Been living here for a bit over a year and its been great - Jay in the office is great to work with! Every maintenance request Ive submitted has been handled within 24 hours. Our unit is beautiful, location is great, people are awesome - cant ask for any more in an apartment.

The Block 334 team is the best! Thanks to Jay for my super smooth move during COVID-19. I moved from a different country to Houston and everything was ready to go on time, as promised!Loretta is super sweet and so helpful. She helped me with my boxes of groceries to my apt (they were heavy).The building overall is well maintained - yes you need to wait for the elevators some times, but Ive never been bothered by it.The gym is clean and has a variety of workout equipment.The pool area could be cleaner - lots of pillows/stacked chairs everywhere and construction happening.Really happy w my choice :)

Maintenance is adept, polite, and quick! Amber in the office is one of the best leasing agents I have ever worked with. Love the amenities and finishes. The facilities are incredibly well cared for. Garage access is simple and feels very secure. The security guard also helps us feel safe coming and going in the evenings. Neighbors are nice and we love hearing the church bells from our balcony.

This place is amazing, clean, glamorous and totally worth it. The staff makes this place even shine better they are so polite and respectful to their residents. Ms. Loretta who is consultant at Block 334 helped me to find exactly what I wanted. She is amazing there is no words to describe her drive towards her job she is so passionate with what she does. When she says something you just got to trust her. She will take care of you. I LOVE THIS PLACE. Thank you.

This place and its staff cant be touched when it comes to professionalism and relatability. I worked with Loretta (I would give her 10 stars) who greeted me with such a warm and welcoming personality. I felt how much she loved her job from the second I spoke with her on the phone and she recommended an apartment that matched exactly what I was looking for. She also got me approved in under 30 minutes and had the accent wall painted and move in ready to go immediately. SHE NEEDS A RAISE AND PUT ON CUSTOMER SERVICE WORKSHOPS FOR OTHER COMPLEXES. The apartment is beautiful, affordable, has amazing downtown skyline views, a beautiful luxury facility and so much more. I couldnt be happier coming here. The pool has been dirty for a while, specially on Memorial Day even the grill is super dirty. There two grill one has not been working for more than six months and we have for the first one to finish and the wait is at least 1h to be able to use it. Not convenient for residents

Don’t move here. Since we moved in two years ago the elevators have been a constant struggle. They are always going down! When they built this place they put in the cheapest elevators. They are always breaking.We are moving out today and guess what...both elevators are down, OF COURSE! The movers have to move our stuff down 5 flights of stairs and walk back up each time. It’s going to take more time to move, which means I will have to pay more money.Run don’t walk away from this place. You have been warned!

All the amenities of home! Very clean, well maintained property. Loretta in the leasing office really took time with us and went above and beyond in helping us find the apartment that best suites our needs and lifestyle. Im really impressed with property overall, as there was a recent water outage (due to city water main break), and the apartment office gave cases of water to every resident - it was really considerate, something you wont find just anywhere!

Ive been living here for about a month now and I absolutely love it! To start the move in process was a little complicated on my end and Loretta did a fantastic job accommodating and ensuring the process went smooth. She stayed later that day just to make sure I had everything I needed for a seamless move in. The location is perfect! Centrally located in Downtown its close to everything! Thankfully opposite of the workers downtown I live downtown but work outside the loop and never run into the crazy so called Houston traffic (guess Im used to horrible Dallas traffic). Love living at Block334!! The pool area is beautiful with great scenery, the common ground are very upscale and always well kept, and the safety is top notch! Security circles the premises overnight.

I’ve been a resident of Block 334 for a year and the newest staff is great! Loretta is very nice and helpful out front. Considering renewing and staying another year! Nice downtown views and the apartment is less than 5 years old so not many maintenance issues like the older buildings in the neighborhood. Nice location if you want to experience downtown scenery/venues!

My experience here was highly stressful and full of false hope. I do not feel like I was treated fairly at all during my experience at this location. Loretta is the constant positive here. She went out of her way to make my experience better. Unfortunately, this property was not a good fit for me.Thank you so much Loretta for remaining professional and continuing to work with me until the very end.

This place will definitely test your patience!I have lived here since Dec 2018, and lord have mercy has this place taught me some patience. Ashley, Courtney, Madelyn, and the maintenance crew were super bomb! They were always available no matter what time of day to assist in any way possible for any issue. Unfortunately there are ALWAYS issues. You’re lucky if the elevator works. Water pressure = mehhhhhhhhh. The water gets cold ASAP, and don’t even bother paying for a reserved spot! It’s barely enforced and a waste of money. If you’re looking for a lovely conveniently placed east downtown apartment don’t look any further. Heads up don’t expect any more than that

My girlfriend surprised me with our now apartment here and I must say it was the best surprise ever! The location is perfect close to literally everything, and this place is beyond secure and I love that, there is plenty of parking and the amenities are very nice and CLEAN the pool area is soo pretty it’s like a oasis in the heart of downtown. The building is well built I often forget I am downtown until I open the balcony door because it is soo quite inside. Loretta in the office has been amazing since we moved in, and has more than once gone above and beyond for us even after hours which I really appreciate. They are so thoughtful when the water was out in Houston they gave us cases of water for free, when the quarantine started they kept us up to date with news and even offer free virtual workout training which was amazing as we are forced into social distancing.

I have been living at this complex for going on 3 years. I have ZERO complaints. I feel safe, my neighbors are quite, respectful, young working professionals or students. The apartment facilities are always clean, the staff is very nice, helpful, they have always worked with me the best they can and I appreciate them so much. I also like the part of downtown the complex is located. Its a little more quite, yet we are right by the rail. There is always a security guard on staff. Our side of town did not flood during Harvey. I am very pleased and do not plan on moving. Also, our gym is amazing, they just upgraded it. I am very happy at Block 334. Shout out to the maintenance crew, they go above and beyond!

Management is FANTASTIC. Courtney and Madelyn have done an amazing job making Block 334 feel like home. Would absolutely recommend living here to anyone interested.

I came to look at apartments here and Courtney was just so welcoming andWonderful, she made me and my puppy’s day. I really wanted to get an apartment here but I moved in with my boyfriend instead and got a house together. Otherwise Courtney and I would have been best friends I have never felt more welcome. She followed up so quickly with emails and phone calls. She called to check in every few weeks to see if I have found an apartment, or if she has any specials. I just appreciate a hard working honest woman when I see one and I know this would make her day like she made mine.

I have lived here since December and I have only good things to say. The maintenance staff is very quick to deal with issues and are always friendly. The leading staff has always been very helpful and the events they organize are always fun. I would recommend this place to anyone looking to live downtown

I lived at Block 334 for 2 years (Aug16 - Sep18) & I enjoyed my time there. I moved in a few months after construction was completed, and initially the experience was fantastic. Snacks & bottled water in the gym every day, muffins in the morning and all the Starbucks you can drink.However, there was a slight dip in quality of management after about a year into my stay, but starting a few months ago, that began to change and the current staff works hard to engage the community by hosting various events on a regular basis. If they continue doing that, and the property is well-maintained, I recommend Block 334 to anyone.Its a great time to be a renter in DT Houston given the plethora of great options to choose from!

Ive been living at Block 334 for almost two years now and Ive had an excellent stay. The building is concrete construction and I can count on one hand the number of times Ive heard my neighbors, the shared community areas stay clean and stocked, and the office staff goes above and beyond to ensure things are going as smoothly as they can make happen.Outside of a couple of water issues with the city and a few elevator outages, theres been little to no maintenance problems. The community is very pet friendly with plenty of duty bags available at each exit. Parking is ample with ease of access to the rail and all that downtown and midtown Houston has to offer.

There is a lot of places to choose from in downtown Houston but I am really happy living here. I love that block 334 is a historical building! I also really enjoy chatting with Courtney in the front office. It is easy to see that she really cares about the community and residents.

My stay at Block334 so far has been amazing! Im one of the first residents to live here since the opening and Im glad Im able to call this place home. The staff, location, resident events, and security is worth every penny I guarantee it. The leasing office treats you like family. When you come here make sure you ask for Assistant Manager Courtney shes very professional and will breakdown every detail to why Block334 beats the surrounding apartments.

Madelyn is the best leasing agent, she has a lot of patient and a sweet smile! I want to live here because of her. She knows the property so well and made us feel at home. Overall she is amazing and I would recommend this apartment to all of friends.

I really miss living here . I lived here for two years was the first one in the apartment. I only moved so I could save money and so I can travel more. The price was going up on the lease. While I was there the staffing kept changing but they were nice. Location was perfect.

Just moved in a few weeks ago and so far, so good. The staff are helpful and theres security always walking around the premises. The apartments are spacious for living in the city. This is a new apartment building and has many vacant units available now. Great location. Right next to the rail and restaurants. They have a pool, washer dryer in the unit, and a spacious walk in closet. I also like the high ceilings as it gives the unit a more spacious feeling. I decided to go with the pool view that way, I do not have to hear the rail or deal with loud people walking by. Only suggestion I would make is that they leave a spare key for the security guy after hours for the valet cart in case a tenant has big items to move.

I love this place! Not too big, great pool and gym, great staff, etc! I love living downtown!

The amenities, front office, and quality of the rooms are tough to beat. Everything is super nice and well maintained. The only drawback is that one side is directly on Main Street. Though this is very convenient when taking the Metro, a lot of homeless people hang out on Main Street and they often yell or make other commotions that can be heard from the rooms. If your room is on one of the other three sides that dont face Main Street, I am sure this isnt much of a concern!

I’ve lived at Block 334 for a year and a half and just recently renewed for another year. At first I was apprehensive about living downtown but the convenience of the metro and the quality of the apartments have won me over. Service is excellent and management is prompt with repairs. Amenities are nice and kept in good condition. Only reason I didn’t give 5 stars is because I have two dogs and there’s no green space for them to run or use the restroom except the bushes lining the sidewalk. There is a cute little park down the road that I often use. A pet friendly space is needed.

I have been at Block 334 for over a year. Overall it has been a good experience. The area is great, everyone on staff here is nice. The downfall is more on the operations end.Negatives: no doorman, no parcel system, feels micromanaged, elevators and entry doors seem to always be broken, pet rent and deposits with nothing but poo bags in return.Positives: Friendly office and maintenance staff, wonderful security personnel, location is perfect, great neighbors.

The property management and staff were extremely helpful, flexible, and supportive during a tough transition and move from my old home to my new home here at Block 334 due to the hurricane. The location is fabulous, and my apartment is almost perfect. In my first week here, I have utilized and enjoyed some of the amenities very much (gym, conference room), and I absolutely love the historical displays in the lobby area - it gives the place a special character I have not seen elsewhere. The pizza place right across the street is delish, and the metro-rail is conveniently located right outside the front door. In my short time here, there have been some challenges, but they have all been resolved with an open mind from the office, and for that I am grateful. I would certainly recommend this location to anyone looking for a cozy yet trendy new home downtown.The property hosted events have been nice so far. Im not happy to find out though that people got $500 gift cards when they moved in. I wasnt even offered that, I suppose that was supposed to balance out the supposed to Discount we got for having to move because of the hurricane. Thats not cool.

Looking to relocate downtown and Courtney helped me out recently. The building was impressive but her customer service is what really has sold me... if I move down here I’m leasing at Block 334.

For awhile everything was going great at this place, but this summer my girlfriend and I started to experience issues with plaster beetles in the apartment. Today marks a month that we have been dealing with the management and pest control teams, yet the issue is still not resolved. The management at this complex started off very attentive to the situation, but lately haven’t been responding to our concerns about staying in our unit.They have been unwilling to let us leave the complex without paying fees and affecting rental history, however we have gone through all recommended treatments with subpar results. That leaves my girlfriend and I to stay in this apartment against our comfort level and have to personally clean up these bugs daily so they don’t spread. It has become beyond a hassle to deal with these bugs in the morning and after a long day at work! At this point we just want to be at a place where we can feel relaxed and comfortable, but unfortunately that is no longer possible at Block 334.

Great place to live!The Location:easy access to major highways ( 45, 59, 288). Metro light rail train stops right by the apt complex (Main St @ Bell). Very convenient if you work at the medical center. Toyota Center, Discovery Green, Minute Maid Park are within walking distance.The property:The construction is new and thus has all the latest bells and whistles. One of the best use of space Ive seen - smart layout of apt units (by far the best in the the downtown area). Good living space, great kitchen, top quality counter tops, spacious bathroom, well-thought out walk-in closets, good color themes. The interior finish is very modern and attractive. The appliances are high-end, energy efficient.The fitness center is top-notch, with a beautiful view of downtown. The workout equipment is state-of-the art.The common areas, including the pool, clubhouse, the lobby are pristine, well kept, super clean.And then there is the Starbucks coffee machine - it comes handy; always fresh coffee and tea - help yourself.The parking garage is has ample parking spaces, and is secured and clean; plus, there is onsite security guard 24/7.The people:Management is 5/5 for me. The staff is very friendly and helpful. Great manager!And the neighbors - very quiet. sometimes i wondered if anybody lived in the other apts.This is the only place I lived where there was nothing to complain about. And I lived in quite few, as I move around often due to my work.

The staff at Block 334 have been so welcoming. There was a box of goodies and a note waiting inside the apartment. They made the whole application process easy. The apartment was in perfect condition upon move-in. Its the most amazing apartment I have ever seen. Tall ceilings, great finishes, beautiful cabinets. Walk-in closets. Washer/dryer. Stainless steal appliances. Storage closet on the balcony. Ceiling fan in the bedroom. I really couldnt find one single flaw except the new electrical plugs were hard to plug in! Everything else was perfect! The complex is beautiful. Great hang out spaces to meet other residents. Great gym and pool area. Gas grills to cook out on. They even have a coffee and tea bar! They also have some quiet spaces to study in. Underground parking out of the heat. Great security. Its just a great place to live.

I’ve been living here for 5 months and overall it is a great apartment to live at. I fell in Love with the 2/2 large island layout with the corner view of DT.Pros:- right outside the rail stations if you’re commuting- friendly staff- clean common areas- security on guard every night & weekend- safe. Haven’t had a problem with break ins yet.- maintenance is fast & responsive- affordable for DT livingCons:- elevators are so slowwwwww- not concrete built? I could hear my neighbors- 2nd floor lounge closes at 11pm- everything is so clean but there seems to be a huge roach problem in the pool area on the 2nd level. So I don’t recommend living on the lower levels.- one of my bathroom shower has been having a leaking problem since day 1 of moving in. Maintenance is fast and they tried to fix the problem but this is 4th or 5th time after fixing & it is still leaking.But overall, I would recommend living here!

Where do I begin? Customer service here is pathetic.I’ve had a residence at Block 334 since January 2017. I stay here during the week and go home to my family on weekends. Back in July I asked for a transfer to a unit with a pool view. We had settled on a unit and I delivered a cashiers check for the transfer fee. As it became closer to the move date, I reached out to confirm the exact date so I could make plans. This was in mid-August. The planned move date was around September 20. I just wanted to confirm the date as I had a vacation scheduled around that time. I was informed at that time that something fell through and the unit we agreed upon was no longer available. They offered up different units much more expensive than the one we settled on. I told them I would wait until my lease was up (January 2019) and see what my options were at that time.I received a call from Courtney last Thursday, September 6 saying they hadn’t received my rent. It has always been automatically drafted so I was confused. Courtney told me that the system changed and I should’ve received an email AND a hand delivered letter to my unit. I explained to her that I hadn’t received either one. Regardless, missing rent is not how I conduct myself so we discussed the options. I could either handle it online with a credit card (2.95% fee) or deliver a cashiers check. I told Courtney that I would bring her a cashiers check on Friday as it was already past 4PM when we discussed my options. I left for work Friday morning and planned to bring a check by when I left the office and headed home. That’s what I did. Courtney was out of the office so I left it with the front desk and saw her bring the check into Courtney’s office. I left and went home. I didn’t visit my apartment as there was no need to.I come back to my apartment tonight (September 9) with an eviction notice on my door. It’s dated Friday, September 7. I have to be out by Monday September 10. I’m sure there is a mixup. The letter was probably placed on my door while I was at work and if I had visited my apartment, I would’ve seen it. However, that doesn’t excuse the fact that I would hope that someone would have reached out with a phone call prior to submitting the eviction notice. Especially since we discussed all of this he precious afternoon. Courtney’s name was on the notice, so there is not a mixup with office personnel. She knew what my plan was.So, my recent experiences with the management of this complex are the reason for this review. The complex is OK. Sure, there are problems, but most complexes have issues. But the management is poor. Maybe they should spend more time handling business rather than posting on Instagram.I would encourage everyone looking at this complex to go elsewhere. Customer service is not their specialty. I’m not high maintenance, but these experiences show that they truly don’t care about their customers (residents).Good luck.

I was refused service during the course of business hours. I runs the bell continuously and while the lady just sat there. I was judge based off how I looked. Do not rent from here.

This apartment management is the worst Ive ever encountered. The elevators dont work half the time, the entry gates also dont work and their excuse is that machinery that is used heavily have issues all the time. When the entry gates dont work, homeless people get inside the community. Good luck on nights and weekends, homeless people hang out on the steps at the front entrance. The property is infested with roaches and when you complain, it takes them months to conduct pest control. When you ask why it takes so long, they tell you that you should submit the request online instead of requesting at the office so there is a paper trail. The fire alarm goes off for no reason atleast once a month, sometimes at 2am. When the fire department arrives and finds no fire, they look for the key to turn off the alarms and they keybox is empty. The property security officer is nowhere to be found and the fire department cant get in contact with property manager so the loud fire alarm stays on for hours. Not to mention, the worst property managers ever. They wont listen to anything, they wont work with you or understand legitimate concerns. Jerry is great but has no power to make decisions. Courtney thinks she runs the place so she puts the blame on you for everything instead of listening to you like a good manager should. We have lived here for a year and have been on autopay so never been late. Recently, they changed their autopay vendor so you had to set it up again and they sent an email regarding that. That email went to spam so we never saw it. The payment is due by the 3rd, which happened to be Friday. We went to the office on the 5th, which was Sunday because we didnt see the payment deducted from our bank account. Courtney refused to waive the daily late pay charges. We tried to reason with her and she said they are business and she is already making an exception to accept a personal check so she wont waive the charge.

Removing review details as the management company has changed. Hopefully this place is better run than it was under Alliance Residential.
