Leasing office responds to your queries and maintenance requests really fast. Patty has been incredibly helpful at many occasions. My car parking spot (reserved) was taken up by someone, she tracked down the owner of that car and asked him not to park at reserved spots.
Get ready to owe money on top of your deposit for absurd reasons. Unlike any other apartment complex if rented from. We kept our place extremely clean and deep cleaned upon moving out and still owed gratuitous sums. We called to complain and were unable to come to a resolution and had to pay entire amount, even with losing our jobs from covid. Would not recommend
I was staying at Orenco Gardens for about 2 years. Its a wonderful place to live, great location. The apartment was quite spacious. Maintenance service was prompt. The Staff is friendly. In particular Patty in leasing office is extremely supportive, professional and always helpful. I strongly recommend it.
My partner and I lived here for about 2 years.We loved the layout of the apartment and enjoyed living here. It’s definitely a great area to live in, everything is walking distance and the max was right next to them. The only negative thing I have to say is we had bug problems in both units.Everyone at the leasing office is great but we definitely recommend going to Patty Flynt! She made our stay 10x better, she always fixed any problems we had, and made sure we were happy there! I can’t thank her enough for everything!
I had a 10 month contract that got extended without my permission. I ended having to pay an additional month when I should have only been there for 10 months. :( theres nicer places for a cheaper amount around the area.
Probably one of the worst apartment managers. The houses themselves are good but definitely not worth the money and the headache. I lived here with my roommate for 7 months and they made us pay through our nose for the mistake of leasing one of their apartment. We started off with an extravagant rent because the house had been repainted and carpet cleaned and oh so fantastically set up. When we left they took photographs of spots (literally two 1 cm round spots) and then billed us for painting the whole house, because it was deemed necessary by the landlord and thats what the lease agreement says. So basically, if you leave a stain on the carpet, it would be better to get a professional cleaner and clean that one room instead of waiting for Orenco Gardens to clean it, because theyll use that one tiny stain and bill you for the whole apartment cleaning with special cleaning dyes because that one spot required that the whole apartment be cleaned with a deluxe package, and their response will be : The landlord deemed it necessary. The staff is very arrogant and respond as if theyre doing you a favor by not screwing you more. Its almost like, hey, rejoice that the bill is only $700 because I could screw you more if you try and mess with us. The pool is tiny and totally not worth the advertisement. The shaded parking spaces have pole on one side of each spot, so you have two cars between two poles. This reduces the total amount of space between your car and a hard place. The parking spots made me an excellent driver because i could do amazing maneuvers by the end of the lease to squeeze myself out of the car without banging my door into the pole or the car next to me. Overall, a big no.
Lived there for two and half years and move out recently. We really enjoyed our apartment. The rooms were spacious including the kitchen. When we need any maintenance the response was fast and effective. The only thing was that the carpet was a little worn. The location was excellent close to the max, New Seasons, Winco, some restaurants, and the U.S. 26. After we left the apartment they charge us the right amount and nothing more. Also Patty and the rest of the team were always nice to us.
While I do not yet live at Orenco Gardens (although I plan to), Renee was extremely helpful with all of our questions. She provided a thorough tour and great advice about the area. The apartment was spacious and had tons of light from all of the windows. It is conveniently located next to the max, and the management was always very helpful. When we moved out, they deducted a reasonable amount from our deposit; nothing excessive. Even after our move, they helped us retrieve a gift that was accidentally sent to our old address.I would highly recommend Orenco Gardens for anyone looking to rent in the area.
Ive lived here for one year now. Have lived in both the upgraded and non upgraded apartment. Theyre all fine. Pretty standard fare. Rent is market price and cheaper than the places across the tracks. Quiet complex. Plenty of parking. I never expect to get the majority of my deposit back because this isnt the first time Ive rented. Have had any issues with management. Theyve talked to noisy neighbors, changed my light bulbs and smoke detectors on time. Dont expect a 5 star resort but its definitely not a dump.
DO NOT RENT HERE!!!They will take all of your security deposit, and more. Dont waste your time or money to clean your apartment, it wont be up to their standards, and they will clean it no matter what you do. The units are way over priced for what you get. We had mold growing all around our windows and sill, so we had maintenance come over to figure out what the problem was. The guy came over with a rag, wiped the mold off the surface and paint over the area. This basically sums up how nice the apartments are, shoddily built and repaired with a coat of paint. Surprise, surprise, the mold came back. The walls and ceiling were cracking, I mean there are probably some serious structural issues that are being ignored here. There was definitely water damage in the walls that was painted over. The lighting or lack thereof really sucked, so that combined with the mold, it was like living in a cave. We also had next-door neighbors who constantly smoked pot in their apartment, I would bring it to the attention of the office because the smell would come into our apartment and stink it up. The managements idea of fixing the problem, was to put a policy reminder on everyones door. This happened several times, and was always met with the same response. So basically they dont care to uphold their own rules, or about their non pot smoking tenants. The bottom line is, dont make the same mistake I made! Save yourself the money and and headache.
Horrible! We signed a lease without being able to see the unit as we were coming from out of state and it was not ready when we visited. When moving in the place was dirty. I was wiping food residue out of cabinets and off the counters. The apartment reeked of curry for a month. (I love curry, just not an ongoing smell of it.) The carpet was old and thread barren in several places and had several stains. I filled out the move in sheet listing all my complaints and asked for somethings to be fixed (numerous broken blinds, ect.). They told me the smell would dissipate. They asked if I wanted the carpet replaced and I explained that I have a child with special needs that is very sensitive to smells, especially the chemical smells of new paint or new carpet and that we could make it work.We like the neighborhood, however we had two bikes and several packages stolen.The quality of the apartment is bottom line for top dollar. We paid $1850 for a 3 bedroom. Our upstairs neighbors paid $1650 for the same floor plan. The dishwasher constantly broke down and was replaced with a similar one that while was not broken, it did not work well. The broil on the oven never got very hot. The apartment had no airflow and had ongoing mold despite my having windows cracked in every room and cleaning with bleach. In the summer it is hotter inside than out due to the lack of air flow. The laundry room always had an odor. Light bulbs were constantly blowing, so I think it has major electrical issues. They would replace the bulbs, but it took a few days.We decided not to renew our lease. We rented a house in the neighborhood and had a 3 week overlap allowing for time to move and clean the apartment. I cleaned the walls, bathrooms, inside cabinets, fridge, over, absolutely everything! I knew the carpet would need to be replaced as it needed to be replaced before we moved in and my kids added numerous new stains. We had hung pictures on the wall leaving nail holes that needed to be patched.We received our final move out letter from Orenco more than a month after move out. I was livid.$156 Apartment Clean$629.04 Carpet Replacement and Pet Seal$126.50 Paint Charges$24.92 Patio Door BlindI agreed with the Paint Charges and Patio Door Blind.Not the carpet!Not the cleaning!I called immediately and was told that they would talk to the director. I explained the charges I agreed to and those that I did not. I was told that they would get back to me. A week later I receive a call that the only change they are willing to make is to half the cleaning fee. Nope still not paying for the carpet or any cleaning. Orenco needs to take responsibility for the dirty damaged property that we moved into and understand that we were not going to eat the cost of their needed repairs. Orenco needs to use their increased profits to fix their units and stop trying to pass along the cost to tenants.So disappointed.
Apartment community is good but the property manager is rude and impolite. They listed same floorplan as mine with $100 lower rental but refused to offer that price when i renewed my lease. So they charge more than market rate for existing residents. They also charged carpet cleaning fee when I moved out, though I stayed in same apartment for 6years which is beyond the carpet lifetime. And beware of high moveout charges!!!
12 year resident and this current mgr is the worst Ive seen during my tenure. They are trying .. going to raise the rent ~ 9% in contrast to the current economic changes is gouging and leads me to believe that they simply cant be trusted now or over the next cycle of changes. We now have much more noise, traffic and rats if that doesnt catch your attention. Have several rat traps on my side of the bldg which is always a nice thing to share with visiotrs. Oh and by the way, they had an electrical inspection today where they turned on the stove and forgot to turn it off ... who is responsible for that! ... unhappy. psg
Firstly let me say that we havent had any issues with management being particularly unfriendly or neighbors being unsavory. Actually the location is great if you have to use the public tansit system and the adjoining neighborhood is lovely. The cons to this place are:1) it is old and they asks their tenants to maintain apartments that are updated with the cheapest materials on the market while their own common spaces are dirty and poorly kept.2) the pool is never clean and quite small. I was originally told it was heated, it is not.3) the updated apartments are updated only with new flooring and countertops which the craftmenship shows is the poorest quality available.4) dont dare bring up issues you encounter with their cheap buliding materials because you will quickly become enemy #1.5)I hope you enjoy construction noise starting at 6 am every morning and continuing until 5.We made the mistake of ignoring the warnings of previous reviewers and now find ourselves among them with fears of deposit issues and overcharging for repairs that are/were caused by only normal wear and tear on the cheap materials. Therefore heed the warnings and go somewhere else. Pay the extra $100 a momth in rentand do yourself a favor.
They will overcharged you when you move out, kept all the deposit and request more money.
