So far, so good. We recently moved from out of state, so we leased mostly via online and phone. We did visit once along with a number of other properties in Hillsboro. Out of the options we visited and communicated with, The Grove was by far the most professional and easiest to communicate with. They were extremely flexible with our move in and made it super easy to have our pods delivered for unpacking.We really like the quiet property and updated interior of the unit we have. There were a few minor issues that we found as we moved items in. We addressed those with the office and maintenance was out only a couple of hours later to assess and fix. They called me with updates and follow-ups along the way.I was worried by the other reviews on here, but my experience has so far been the complete opposite of others. Really happy with our decision to rent from here, so far.

The maintenance staff is on site during normal operating hours and they are knowledgeable and quick to respond for pretty much any normal issues. Weve been very happy with the maintenance service here at the Grove at Orenco Station. Additionally, the front office staff is also very friendly and helpful.

Current resident - I was originally skeptical of the place due to new mgmt. but I can share first-hand that the front-office is responsive, especially Mitchell who is down to earth and reasonable. Some of the ways the building does stuff could be improved but nothing is a major inconvenience.Ive had a great experience with service, call-out to Jose and Joe who helped replace an old washer machine. Otherwise you can expect a normal to good experience otherwise.Overall quiet place with friendly people who keep to themselves.I would like to see amenities (i.e. pool) open soon.

I have lived here since 2017 and love the management and maintenance very helpful and friendly. The floor plans are fabulous with 9 ft ceilings and open floor plans, ihave looked at other places just out of curiosity and found nothing. I have a 3 bdrm with huge porch and couldnt ask for better. Its a safe area compared to the Eastside and close to everything you need.

I recently started living in a 2 Bed 2 Bath. The place is really nice, however the leasing office is very unresponsive. They made me fill a sheet with what was acceptable and what had issues within the first week of getting here, but they did nothing about the issues. Even after calling them multiple times.

I lived at Avana for 3 years (2015-2018) and it was a fantastic experience. David, Mario, Gus and all the staff are the nicest people and will always help you with a smile. The location is great - a short walk to the MAX, New Seasons and restaurants/shops around that area. The apartment I lived in had been recently renovated and was in great condition. And the community pool area was always a great place to come back to and relax after a day of work. I strongly recommend this community for anyone looking for a place in Hillsboro.

My first ever review I write. The Grove managed to upset me so I would care to take the time for it.The Grove had an apartment for $1299 on their website. For sure a good deal and I applied and paid the application fee of $44.95.The day after I got an email that said the apartment is $1499 and the $1299 was a mistake on their website. I asked what they could do to sweeten the deal. At the end I decided to withdraw my application and request my application fee back as it is a big difference. I was told they could not give me the money back.Update: I was advised that I would get my money back in a few weeks

Ever since the being taken over and rebranded as The Grove, the new company has made this place terrible. Landscaping used to be nice, now it is terrible (dead grass, dog poop everywhere, and not kept up). Maintenance used to be great and was often same-day, now it is very difficult to get things fixed timely, and some of the staff are very rude and unprofessional. We used to be allowed potted plants and grills on our porches for several years, now those things are not allowed either. Stay away from The Grove at Orenco Station!

I am a current resident and have no complaints other than these units need air conditioning. I am new to the state and did not realize it got so hot in Oregon. If your on the 3rd floor its about 20 degrees hotter in your apt than it is outside so when its 100 outside like today its 120 in your apartment. I am hoping the management is considering something to help the residence deal with this especially with the pool closed all summer. If your reading this please help. Some form of ac is needed asap

My family and I have been living at Avana for over a year now and we love it! Sarah Walker helped me find the perfect apartment. She was great through the whole application and move in process. David and the office staff have always been helpful and professional as well. Mario, and Gustavo are extremely friendly and they have always resolved all my maintenance request on timely matter. Overall Im very happy with my apartment and the entire staff. Thanks for being awesome!

Was great as Avana but as The Gove is TERRIBLE. Lived here for 2.5 years and was great under greystar however when the new management came in the place went downhill quick. Melisa in the office is very rude has no personal skills. Takes any complaint or request for the complex as a personal attack and will get defensive and be very rude. Also she smokes likes chimney and will litter her cigarets right outside of her apartment so if have the misfortune of living by her place youll get the smell of old cigarets and a view of littered cigarets on the sidewalk and in the dirt. The office would commonly not respond to emails about people parking in our parking spots and had a terrible maintenance systems so if they write down the wont apartment number a maintenance person will walk into your apartment without letting you know. The walls are very thin and with the new management would not recommend living here. Lot of great options on the area dont waste your money here.

The complex is old and a little beat down. The floors creak and I can hear my neighbor when they shower. Appliances are no where near the latest and greatest, but they work.I think the biggest selling point of this place is the community. A good mix of people from the elderly to young couples with toddlers. Its generally quiet around here and people are also friendly. You can be sure if you get a package delivered to your door it wont get stolen.

Lived here for a year. Staff was very friendly and helpful. Maintenance was dependable. Overall not a bad place to live. Not great but not bad. Keep reading if you are interested in an explanation of why I gave three stars.Lost one star for layout of apartment which could be better. Also I lived on the first floor and could here the people above me all the time (cant say if this is due to poorly soundproofed floors or heavy footed tenants).Lost another star because when I moved in I was told that they would only charge me cleaning fees at move out if the apartment was in poor shape. Then I move out and they say that the $160 cleaning fee is standard. Star was taken because they were not upfront and honest about the charges at move out. If you always charge the cleaning fee then say that. Basically the same thing all apartment complexes do.

Avana Orenco Station was well-managed and resident-friendly. I moved from across country and so I was selecting an apartment complex largely by website from a distance. Location was great -- walking distance to MAX, Fresh Seasons, Starbucks, etc. Grounds were well-maintained, and service requests answered promptly; Amazon drop-boxes on-site. The location was also pet-friendly, with lots of pathways for walking either on the grounds or in neighborhoods. There was good privacy with entrances directly to outside; the one big drawback is there was not a natural community/much interaction with other residents. I would pay attention to sun-facing/shade, low floor or high floor if direct sunshine/warmth in hot months matters a lot to you.

Spacious and nice apartments. High Ceilings and unique floor plans catch the eye. Location is very good. Close to Orenco station and New Seasons. Maintenance staff is responsive. Management is cooperative. The only concern is that sometimes there is new office staff who cant really answer key questions. Hopefully they can train people better.

Love living here! The staff is always friendly from the office staff to maintenance team. The area is really Convenient with a grocery store, clothing store, and fabric store across the street, a farmers market a few blocks away and all the restaurants you need right here. The max station is within walking distance and a bus stop is even closer. Everything is nice and clean and it’s a non smoking property, which we love. Couldn’t ask for a better place to live.

I have been living here for a year. The apartment complex changed management and it has been over two months since the change. The new management and maintenance staff have no idea how to run the place and it leaves most tenants frustrated and packing their bags.I for one could not be more frustrated with the change since at least two members of the staff, a woman from the office and a member of the maintenance team lives upstairs and they could not be more rude. They are up all night yelling, cursing, slamming doors, going out onto the balcony to yell and smoke (in a non smoking community, which is why i moved in here initially but now my rooms smell like cigarette smoke). When the staff isnt yelling at one another they are just loud in general, talking and laughing as if they were roommates in a college dorm.My husband has spoken to them personally to ask them to keep it down with no such luck. I went upstairs to ask them to keep it down and they ignored me instead of answering the door. We took the noise complaint to the office and they have done nothing about the situation. If you are looking for a quiet, smoke-free community then I suggest you look elsewhere as you will have no luck with that living here.I should add that it is the day after thanksgiving, 5 in the morning, they have been arguing again for over 2 hours, my infant finally went to sleep, and going public is my final attempt at having management do something... ANYTHING.

STAY CLEAR OF THE GROVE AT ORENCO STATION!!!!!!If you asked me two years ago I wouldve said, if you can afford it definitely move into Avana at Orenco station... beautiful location, friendly staff (shout out to the old management and maintenance team !), and a very clean, well kept up environment! As soon as the management changed about a year ago and changed to The Grove at Orenco Station the pool has turned green, the club house restrooms are dirty, the soap is always empty, the water is always turned down so low it trickles down, the water was turned off completely for over a month with no warning to the community (tenants), the fitness center is dusty/equipment is ruined, no help from management if you have an issue or it takes days for a response, not to mention the management is unorganized and rude barley ever even in the office i.e. the office is always closed. Every bad review left is all true and all the good reviews are what was said about old management. When you move out they will charge you well over your deposit with no real evidence to back anything up even if you leave it in the best condition possible and will most likely ignore you until you have no choice but to pay! THIS ESTABLISHMENT IS HERE TO TAKE YOUR MONEY while they do the bare minimum and they do not care about there tenants what so ever! There are plenty of other great apartments near by at the same price or even better I would 10/10 recommend going to one of those locations! Dont believe any of their responses to reviews about how they are sorry your experience here has been anything short of exceptional everything they say is a lie, dont believe them and do not waste your hard earned money here! And if any higher up management is reading this i think its time you all do something about the management team here at the grove ! As soon as you walk in and meet with the assistant manager you will know exactly what i am talking about, in the first 5 minutes the professionalism will be thrown out the window. I cannot convey all of my frustration with the new management team, i have been fooled by them and still no response. This location does not take any responsibility for their actions nor do they show any respect for their tenants. Love this place, I have Family that lives here. Every time I go to visit its quiet, you cant hear the neighbors. Its very clean and well kept. They allow animals. Its close to everything, restaurants grocery store, gas station etc. If I ever sell our house, I know where Ill be going...

Came to see these apartments, looked really nice online and reasonable price. But the minute me and my daughter walked into the office, we were not greeted by staff, the agent working with us (Amanda) was very rude, she basically seemed like she did not want to help us, had an attitude during the whole tour! Worst experience ever. No customer service skills at all. That broke the deal.... Key hire some friendly, helping, kind people with CUSTOMER SERVICE SKILLS too.

One of the best place to live in until the management changed. ( Avana Orenco became Groove at Orenco). We have multiple issues with the new management.1st - When we rented out the clubhouse for a day and paif $150, We did not get the receipt for it. The staff are extremely rude and tried to push off the request as long as possible until we gave up one day.2nd - Nobody would notify us if packages are delivered. The management clearly missed it to check thoroughly in their unit for our package and said they did not receive anything. We logged a complaint and had to go through various formalities before finding out the package in the leasing office ( they gave us the old package along with the new one when we went to collect )3rd - I did not worry about them being so harsh on tenants until today. I have posted the screenshot as well below for the reference. Their Assistant Manager - Melissa Morgan is one of the arrogant and rudest person I have encountered in my life! She sends over the bill (posted below) and has no clue on why the charges are exactly for.She claims the opening balance was prorated amount ( we stayed on day to day basis for 5 days ) and we had paid for it at the beginning of January ( I have the receipt for it ).I was trying to understand why there is 2 Utility Bills and she had no answer for them but had the audacity to ask me how am I going to pay - check/online and she can set me up for it.We stayed in the unit for 11 months and paid cleaning services to clean the whole apartment when we moved out, yet these are the cleaning charges. I am not complaining about the cleaning charges but the mindset to rip off the tenants is the worst! You can see the professionalism in the way they have written the mail as well. We moved out on 01/05 and lost the login ability to their portal to check out the pending amount. Until today, 2/18, we had no clue about these charges.I wish I could give less than 1 star but it is what is. Please DO NOT RENT FROM THIS PLACE!P.S., Miss David from the old management. He was one of the best leasing person helping us out with any/every queries.

Stopped my Avana at Orenco Station, I would suggest anyone going there, the apartments are really good. But the management (atleast the leasing consultant) isnt friendly. She didnt answer any of our questions, not being friendly and rude. I didnt sign the lease there, just due to the fact. There are plenty of better apartments around town with friendlier staff. The location is excellent and maintenance staff are amazing. However my interaction with the new property management team upon our move out was dissappointing to say the least - they are disorganized, unresponsive and unprofessional.The management changed about a month before we moved out, so we made sure to communicate our move out date and details just to ensure everything was all set as we were moving out of state. Not only was the office closed, although we were assurrred someone would be there to grab the keys and do a final walkabout, but I called them 3 times regarding our deposit and each time they were surprised our apartment was vacated. When I finally received the remainder of our deposit they had charged us a $150 cleaning fee (on top of a carpet cleaning fee thats required for all units)for an apartment that was left in an excellent condition. Upon emailing the company I was told the appliances and cabinets had to be cleaned which I find surprising as I took photos of all those items upon move out. I sent the photos to the Grove and have not heard back from them since.I would certainly not rent front them again. This is not a cheap place and there are plenty of other options in the neighborhood that dont have to try to scan you out of your deposit .

Thanks Amanda!Ive been living here for over a year with previous owners Avana. There was a recent management change this month. During which was Labor Day weekend. They taped a piece of paper on everyones door to notify the change of ownership. Which I didnt noticed until after Labor Day on Monday. That Thursday I noticed my bank account did not deduct rent fees. I work at Intel, on a 12 hour shift. Its not easy to run back during office hours and hope to find someone. I took PA to run home several times to try catching a staff member. On the second attempt, I was lucky to find someone. She explained what happened and told me the auto payment system is not set up and just bring in a check or other form of paper payment. Then expressed that I would not be charged a late fee since there has been so much changes and nothing is set up fully. I told her my situation with work and will bring it in on the following Monday, my off day. She said thats fine and as for the total amount, just pay the previous months amount for now. On Monday I bring in a check with more than previous months amount and was told by another staff that I had to pay late fees of $150. I have never had a late fee at any place Ive rented. The new staffs needs better training to accurately inform their residents. At this moment, I do not recommend anyone move here until they fix their issues.

This place is under new ownership/management, and they are *terrible*. All of the good reviews are for the old management team. Communication is terrible and organization is non-existent. Maybe things will be better eventually, but right now stay away.Response to owners response: I came into the office yesterday because in the month youve owned the complex Ive received exactly one communication from you and didnt know how much my utilities were for October or what I owed for prorated rent (I was month to month, thank God, so I can leave). I was told to wait while Melissa continued entering checks into a bank app for about five minutes. She then calculated my pro-rated rent on her personal phone, refusing to give me an itemized account statement, and then told me she had no way to give me a receipt. it was so unprofessional I was in shock so I just paid the amount she came up with on the fly and left. I also received a package over a week ago and was never notified. If you think youre going to be able to continue charging luxury apartment prices with your unprofessional, disappointing service, you have a surprise coming.

Living here is a wonderful experience! There is no shortage of apartment complexes nearby, but this one is absolutely perfect its close to Winco, spacious, next to multiple bus lines (and the MAX, if youre able to walk), and has free parking! Plus, you get private storage on your deck, and its a good size, too! If youre not a super social butterfly (like me), this place is so quiet that it almost feels like a standalone home rather than an apartment unit. Thatd be my only thing for potential residents to take note of: if you like flourishing neighborhoods and super social environments, a more close-knit community might be more up your alley. Great place to live!

I stayed at Avana May 2015 - May 2016. I had mostly positive experience. A few things could be improved though - thats why only four stars.First, let me list the pros:- Great location, obviously. Right on Cornell, walkable to Orenco shops, groceries, bars. 5 minutes from US-26.- Upgrades: my apt had brand-new stainless steel appliances, hardwood floor in the kitchen/dining/living areas. Large granite countertop.- Friendly personnel. Helpful when I was stopping by. A little bit slow via email though.A few things that I think could have been better:- The bathroom was not ready on the move-in day. I came out of state and I had to find another place to stay for 1-2 days. I wish they had informed me earlier and reimbursed me for the inconvenience. Just saying sorry didnt make up for the hassle, unfortunately.- The contractors Avana was hiring didnt seem to do quality job. First, they used some low-quality material to seal the bathtub such that it peeled after a couple of weeks. They re-did it then but still, the job looked very sloppy and the silicone they used was cheap and turned yellow soon. Moreover, they dumped unused silicone into the toilet...- The area seemed to be safe but one day, someone broke into my neighbors garage and also stole the cover of my motorcycle parked in my assigned spot. We reported it to the leasing office but they never came back to me. I felt like nobody cared...- The clubhouse is nice but not very useful - it is only open during leasing office operating hours. They were saying that they had plans to make it accessible after hours but never implemented it.- Package notification was unreliable: I had to check with the office to see if there was a package delivered to me. Otherwise it would dust in the office for days without any notification that they received something for me.- Most disappointing thing after moving out: they charged $50 carpet cleaning fee even though I left the apartment in a pristine condition. I even rented a commercial vacuum to clean the carpets but that did not count... So it is not worth putting the effort to clean meticulously before move-out, as you might be charged anyway.

Started off well, but turned out to be the worst rental experience so far! The management earlier was better, but experience kept worsening since David Collier took charge of the office.We had infestation problem, and their own trusted pest control Halt confirmed that it was because of crevices in the wall which is the responsibility of Avana. Halt took pics and we reported the problem to office. Nor did they take any responsibility, neither there was any remediation effort by Avana at all! Please check with Halt before you rent from these guys.Bottom line --> Every time there is something wrong, they blame the tenant, and take no responsibility at all! Blaming the tenant is what they do best!I am sure there may be a similar response from Avana for this review, but at least you know now.

I visited this property 9/20/19. Friday at 4:15pmIt’s a beautiful property and the location is perfect.I walked In and asked if they had a 1 bedroom to show. The leasing agent, Leanne, said no. But a few seconds later, the other woman said “no, but we have a two bedroom we can show you” which was perfect because i can Get a feel for the finishes, etc. After she flew through some questions (which had nothing to do with what I am looking for more so my email address, phone number, and how we heard about them) we started the tour. As we walked towards the apartment she just pointed at the clubhouse, pool, and workout room(from what i can see on the outside, the amenities look nice)...then when we got into the apartment, we looked around for a few minutes and before I can even ask questions she started turning lights off through out the apartment (lamps, etc) then suddenly said “ok let’s head back to the office”. It was extremely strange and felt super rushed and unwelcoming.She mentioned they’re under new management and she’s new so maybe that’s it? In the future, just know that you are the properties first and last impression. Quite unfortunate because we loved what we saw online and was looking forward to visiting and hopefully finding our new home.

One of my friends used to live here. When they moved out, the apartment company made up a bunch of fake charges in order to extort an outrageous amount of money (like several thousand dollars) from them. This place is notoriously known in Intel employee community for doing this. Several Intel employees would confirm you this fact.

I moved to Oregon from New York in 2015 and stayed in Avana for one year. I had a critical issue when I move out here. So, if you choose to live here, be careful. Please read the following items:1) It will be very noisy in the day because: it is near Cornell Road; landscaping and workers blowing leaves and air planes are fly in the sky. But, it is also convenient: walk-able distance to Winco, for instance.2) When you move out, you will _definitely_ have to pay more than your expectation. They will charge you 50$ carpet cleaning at least (mandatory). Plus, they will probably charge you on painting and cleaning (my case is 300+). Breaking the lease will cause 1.5 month penalty. And more, see 3)3) Make sure you notify them 1 month before moving out. Email is ok to be the evidence. If not, they will extend you lease with very high charges. And they wont mention that explicitly to you even when you tell them the move out date in person. The only thing they do is that they will send you an email roughly in July about moving out stuff, but they wont highlight the constraints but the money and the increase of the rent :-)4) Dont expect them to notify any package arrivals. They will stay there forever if you forget.5) Dont argue with their manager. She is very professional: being nice when you come, being very nice you move out. To my knowledge, the nice staff in their office almost all have left by this time (09/2016)6) During the summer 2016 when I stay here, I feel that there are several batches of people come and go in my nearby unit. It might be normal for apartment community, but it also indicates a huge tide of moving in/out. Thus, I wont give a high score for safety, although nothing serious happened.7) Their current online payment system is stupid. I had an issue with this system. I setup an automatic payment and link against my checking account. However, the system charges me twice of the amount. I find the reason is because the system has port my previous setting from the old system into it without showing it. Moreover, it never changes my billing address. I have mentioned to their staff several times. But until I move out, nothing has been solved.8) In the last month of your lease, they will still charge you for the full month even if you lease ends in the third week in that month. Right now, I am still arguing with the manager, she said she will calculate it. I am sure she would be doing great math :-).

The only reason I am giving one star is the friendly onsite staff. The management company is a joke; it does nothing but charge a shoot ton of money when you leave. The apartment itself has poor insulation so expect to hear your neighbors foot steps and wall banging and toilet flushing.
