Also had a terrible move out experience! Trying to deal with the billing department is a joke. They could care less about you as an individual. We lived at the Arbory for 3 years. I was not going to leave a negative review because It started off really nice. However it declined significantly especially during Covid. It was filthy. The halls were full of pet urine that smelled horrible. There was pet throw up left in the hallway for days. The garbage room was so dirty, you could smell in the hallways. We asked to have our windows cleaned numerous times but never cleaned over the 3 years we were there. The noise levels were out of control and the mailroom was a complete mess. To top it all off, we had centipedes in our apartment and maintenance came in a sprayed. It left a residue all over which we cleaned up. Over time, it bleached out the carpeting. We lived with it because we didn’t want to hassle with a move especially during Covid. We have finally moved into our new house and Billing is charging us $650 for the carpet to be replaced. They are completely ignoring the fact of what happened. We paid the standard cleaning and painting fee but refuse to pay for the carpet we didn’t damage. We always paid our rent on time and we’re respectful of the neighbors and property. Very disappointing. Wouldn’t recommend!

Horrible Horrible Move-Out experience!! This is the first time I am giving a 1 star review about anything at all. Before vacating I got the apartment cleaned by a professional cleaning agency. I requested for a move-out inspection done in my presence. But I was told that the inspection will be done at their own time and I dont have to be present at the time of inspection. After a few weeks I received a bill of a whopping $1000 as move-out charges. I was surprised as there was no damage to the apartment or its appliances. I tried my best to negotiate but they refused to talk. Neither did they give any reasons for not agreeing to my points nor did they try to justify their charges. After few months I got a call from a Collections agency.The apartments, amenities, and appliances are very good. But that doesnt mean they will charge the renters for natural wear and tear of the apartments/appliances when they move out..

Although we havent lived here the apartments looked GORGEOUS! the amenities seem worth your money, modern and so worth it! I really loved how spacious these apartments were during my self tour, the option to have a gated garage for under $100, bike storage, a gym, a yoga room / spin room, a pet washing station, I think that their layout is also super lovely, lots of natural light, big windows, lots of room and seemed like a quiet area. its worth a check out if youre looking for a new apartment.

Had the worst moving out experience just like other reviewers. Charging hundreds for a completely clean apartment.The rent is too high for what the apartment has to offer. With the entry call boxes not working half the time and a nearly non existant leasing office service rarely responding to emails.I would recommend taking a place at one of the nicer apartments in the Orenco area.

Have to agree with the review before . Move-Out experience is bad !! The elevator can not be reserved. Moving out charge is equal to deposit.Only lived in this apartment half a year, and they charge painting, i do not have the habit of hanging things on the wall, there is no explanation on why a $125 painting charge is needed on top of so called professional cleaning. they just do not want to refund deposit .

Lived here for a little less than a year. At first the apartment was great. After a couple of months of living there we ran into some issues. There were a couple of homeless individuals living in unoccupied units on the premise that we brought to management’s attention, that were already know of. They were also using the dog bathing station. We also ran into a problem with a resident who essentially threatened our lives over having our dogs in the elevator. We sent this over to managements attention, who at first ignored it. After various phone calls back and forth with management all they offered us was to move units (which would cost us more money monthly). We eventually decided to opt out of our lease with how unhappy we were with this apartment. Be aware with all the added charges per month (even if they are closed due to covid) you will still be charged. Also a lot of inspections with the new devices that were installed. And they expect you to have arrangements made for your pets. So if you work full time that means sending them to doggy day care, etc. We also had our car keyed in the public parking lot. They have no 24/7 security like they originally advertised. Overall I would not recommend this apartment, unfortunately.

The apartment is generally nice. but there is huge noise issue. If you have the unit facing main road or side road, you will hear lawn mowing, truck driving by, motor cycle and all other noise you can think of ....

Do not apply for an apartment here. Wanted more info about the lease and they disappeared also wanted a refund for the application deposit and they disappeared. Seems like one will contact you if you want to talk about the lease or give you your money back for the deposit.

Awful moving experience going on. They charged $425 for painting to a 3.1-year-old resident and other unnecessary expenses during the move. Other charges in thousand-dollar bills dont make sense either.I find it a little fishy that there was no scheduled inspection while we were at home before leaving, and the charges were sent in PDF format than a formal email.Suddenly, different people started talking to us than property management, and they never called or replied to my concerns.

PLEASE PLEASE do not trust the floor plans on the apartments website!! They are misleading!! The floor plan that was advertised did not match the actual apartment we got.My fiancé and I initially signed the lease for an apartment after checking the floor plan on the website as it met our expectations and said it had a patio/den. We were paying slightly more rent cos of the fact that there was extra patio/den space which seemed reasonable. We werent able to see the apartment since it was occupied at the time and they showed us a different apartment with a similar floor plan. However, when we got the keys for the apartment on the day of move-in, we realized that we were misled. There was no den/patio as indicated on the floor plan and also there was an approximately 20 ft. ceiling in the bedroom alone (weirdly everywhere else the ceiling was at normal height) which was very misleading and distrustful. This was mentioned nowhere on the website or on the apartment floor plan.We declined to move into that apartment and since it was last minute and we had no other place to stay, we had to settle to live in a 620 Sqft. apartment, paying over $1800 per month which is very overpriced and congested. We feel cheated and very disappointed with how this process went.P.S - The old apartment that we rejected was re-posted on the website within a day with the same incorrect floor plan. Thats very misleading and frankly dishonest to try to fool someone else into renting it in the future by advertising a wrong floor plan. I am attaching a screenshot I captured of the floorplan that is on the website.Moving in is already a difficult experience and I really hope this helps folks in making sure they are not moving into a place they did not expect.

Not going to lie, I love this place. From the moment I walked in the first time I was greeted by a great team. Neighbors are great. The amenities, from the outdoor terrace, grills, to the pool table with a spendy Espresso machine that whips up a custom drink in less than 45 seconds.Location is very Central to the Tanasbourne area. Shopping, a nature park and trails nearby. Free bikes to use and plenty, believe me plenty of bicycle storage.If youre on the fence, come on over and check it out for yourself. I am glad I stopped and in and look forward to being here a long time.Keep up the momentum Arbory Team!

The staff in the office were supper nice and have been wonderful to work with even before I signed my lease. They address any question I have promptly and with a smile. For someone that was new to Portland, I cannot say enough good things. These guys are exceptionally helpful and courteous. They go above and beyond to make sure you are safe, happy, and comfortable. Updated 7/2021:Greed, Poor Customer Service, and LOTs of Police Activity...I initially gave the Arbory a 5-star review, and at the time of move in I did feel they deserved it. However during the year and a half we lived there something changed.COVID-19 caused all amenities to be closed and the nice friendly people in the office were either let go or left (understandable with the effects of the pandemic). However since that time things never quite returned to the way before. Some of the amenities, like the coffee machine and community garden, never reopened and community events were never reinstated despite many other apartments doing so. Talking with office staff remained difficult as they hide behind their new frosted glass offices and do not answer the telephone when you call (while sitting in their offices). This problem is not isolated to just myself as Ive heard from many other residents theyve had the same issue.Moving onto GREED...The prices for units at the Arbory are significantly higher than many other Apartments in the local area. I was able to find a much better deal at Orenco Station (which is really nice) than what the Arbory offered. DO YOUR HOMEWORK and look around before over-paying at the Arbory. They are still trying to ride off the new apartments momentum from when they first opened.Lastly...POLICE Activity. EVERY week there was some kind of commotion and Police were driving through the community. Domestic disturbances, mental health disturbances, constant car alarms (from break-ins possibly?), and other stuff. Ive witnessed a few shady things taking place in the large business parking lot behind the Arbory not to mention the noise in the middle of the night from people doing car donuts, playing loud music, and smoking weed there. In fairness to the Arbory they have (or had, not sure) a security number you could call. This often led to the Police Activity.In conclusion, The actual apartment units are nice, the park across the street is nice and great for walking, but your paying a lot for just those things. Other places offer so much more for less money.I hope this review helps you in some way, and I hope it will helps the Arbory to look at these issues Ive mentioned and hopefully improve them.

The Arbory is an incredible apartment. The units are spacious, quiet and modern. After living there for a year, we had no complaints. The park nearby is a great bonus. The staff were a huge part of what makes the Arbory great. Office staff, management and maintenance were friendly and responsive to inquires. Moving away was a hard decision because of how pleasant the experience has been. Special shout out to apartment manager Christina who went above and beyond to make our experience great! We will miss you.

I have lived here for about 2 months now and I must say I’m very impressed. I had such an easy move in and the apartment itself is amazing. Big windows, reliable appliances, easy parking, and a GREAT price! I also never see or hear any neighbors, which I love. I highly recommend this place!

Upscale, new apartments at a decent price. Location is alright, next to a nice park but also a main street. The windows are huge, with amazing lighting. There isnt a pool, but there is a rooftop area thats decent. There is a package locker system that costs $5 a month extra, but its been well worth it for me after having other places misplace or lose packages.

I like my brand new apartment, really nothing to complain about. Management is great and always there, maintenance guy is very polite and nice. Parks and trails in walking distance. You can park for free and there is always a spot, even if you come home late, other options start at just $10, bike rack is just $5. This is a pet friendly complex and they have a really awesome pet room where you can wash or groom your dog. I have a top floor unit and have never heard my neighbors, never seen any parties. There is a nice (a little bit small though) gym and a roof deck. Offices behind my building C are empty so no noise at all, sometimes they cut the grass or clean the leaves, but not in the morning as mentioned in other review. Overall great deal for the buck you are paying considering location/amenities.

I was one of the first people too move in and just love this place. Since day one the office staff and maintenance is so kind they treat you like family. They know my dogs name by heart and when I bring her in to get mail,she goes straight for their offices knowing how much love she will get from the staff. There is so many amenities its crazy. Roof top patio, gym, clubhouse, game rooms, parcel pending (my favorite) I just love that my expensive deliveries are kept safe in the lockers while Im at work, huge plus for me. Do yourself a favor and save time, there is no better place to rent in the area let alone the entire metro area. 5 stars!!!!

We have been living at The Arbory for 2 months now. The building itself if great! Clean, modern, and amazing lighting with huge windows. We also have been impressed by the maintenance team. They are very quick to respond and professional. We have been disappointed by the constant nickel and diming. When we moved in, they never told us that there was a parking fee, or that wed have to pay $5 a month just to receive mail? Oh and also the $20 registration fee to set up the account to receive mail.. Its ridiculous every month it has been something different. Also they charged us a parking fee for an assigned spot before spots have even been assigned and there was a construction vehicle parked in it every time we wanted to park in our assigned spot. It is a clean, lovely place to live, but the office needs to be upfront about monthly charges. Also it is in a business office area, so twice a week you will hear lawn mowers at 6am which is kind of annoying too.

Great amenities and all but I feel betrayed in many ways by the hidden fees. Ended up paying more than $200 of what I originally estimated. Staff is friendly, but how they handle issues such as smoking residents and pet owners who do not pick up after their pets is disappointing.

Wow trish I had that same experience. I saw him creeping through our building late at night with a yellow sweater on it was like 10. So I pretended not to pay attention and he left and headed towards the building behind the leasing office. I think he drive that jeep.

Be cautious before you move here. There is a maintenance person that stay here and creeps around one resident even caught him at their door. I have heard stories of him entering people apartments when they are not there moving stuff.

Great location but way too many cons to this apt complex that make it not worth it. We loved it at first, but every month theres some added cost we didnt know of before leasing.Cons:Small parking lot spaces if you do decide to get the PAID parking permit. We always use street parking because its free but sometimes that is super limited. If you have a late work schedule most street parking around the building is taken so youll have to circle around a few times til you find a spot.Trash shoot can be glitchy sometimes and stop working for days. Frustrating, because we pay a monthly flat fee of $30 for trash when we have to walk it down 4 flights every time we have trash.It always seems to be unnecessarily cold on any of the floors besides the first. Most of the time its warmer outside than in our apt so well turn the heater on then walk outside and realize it was just our apt that was extra cold.Lots of random fees- $20 to set up mail +$5 monthly charge, $10 parking lot permit/ $30 parking lot numbered spot/ $55 garage spot, bike storage cost, $35 trash fee monthly, etc...The water and sewer cost is based on the whole apartment complex. So no matter how much we conserve if other residents are using a lot that means our bill goes up. It seems to be doubling every month as new residents continue to move in.Theres a spin & yoga room located in a dif building then the gym, but our key card only gives access to the main gym. This was something I saw listed when choosing to lease here yet its not actually available.They spend a lot of money on decorating and wine/ food events which is nice but Id rather save us some money if thats what all our rent is going to.All that being said its a beautiful apartment if you can afford all the fees and high rent and the people that work here are always really nice and friendly.
