Weve recently moved in and couldnt be happier. The leasing agent William (Bill) was awesome to work with. He answered every question no matter how ridiculous it seemed immediately. Everyone on the Lakewood Hills team has been so efficient and easy to deal with. We appreciate how pleasant the move from out of state has been.The community is very well kept, the grounds are well manicured and our apartment was just as promised. For a good size community it is surprisingly very quiet and thats always a good thing. Thanks Lakewood Hills for doing a great job.
Tracey, has been wonderful from the start! She has made the process smooth and efficient. I feel like my families wants and needs have been met through the entire leasing process. We are very thankful for Tracey and her attention to detail.
Tracey is an accomplished worker at Lakewood. She goes above and beyond to help the residents find solutions to residential issues. She is very personable and the company is blessed to have someone who takes the time to talk to the residents about options. She will do whatever is in her power to feel better the issues your having.
I came to Pennsylvania a few weeks ago and moved into a horrible, disgusting apartment. I showed up to Lakewood Hills stressed and desperate to get out of the apartment I was in. I was greeted by my saving grace, Tracey. She found me a clean, well maintained apartment seven days after I came to her. She met me with kindness, understanding, hospitality, and validation. She went above and beyond to help me out and I cannot express much appreciation for her help through a tough time and for the apartment she placed me in.
I was very welcomed from the start with Tracey giving us the tour and moving us in, it was a very smooth experience, Tracey helped immensely. Now I been here for a couple months and she still greats me anytime she sees me and goes out of her way to help any needs I have. Very happy living here
I moved out of this apartment with it in perfect shape now they’re saying I owe $1200 in damages. They are money hungry !!! Save yourself the time and money. These apartments are overpriced for no reason and they are money greedy !!

Tracey was the absolute BEST! She was beyond kind, funny, answered all our questions, and helped us out with everything we needed to have a smooth move in. I am so so glad we have someone like her working at this property! If you are looking to move here, ask to speak/work with her straight away! She is wonderful, as you’ll see for yourself!
My wife and I live here but we are deciding to move out, but not due to anything but only because Kelly was really rude, unprofessional, disrespectful, doesn’t know her job and at time would implement her own rules when my wife and I knew she was lying and that’s sad. Mind you, we already was given an answer to the same question we had ask Kelly to another employee in the office, and was totally given a different answer. So that tells me and my wife that obviously office personnel are not on the same page like they should be. Now that type of behavior shouldn’t be tolerated working in any office. Misinformation could cause issues between the company and the tenant and I believe that all personnel should all be on the same page. Also, other tenants that lives here had stated to us that if we had anything that needs office personnel attention, to direct it to someone else. I just feel that there should always be a good line of communication and correct information between a landlord/management personnel and their tenants. Now that being said, I wrote this review from a family of mine so no retaliation comes back at us because we were also told that’s one of the things office personnel likes to do smh.

Run as fast as you can away from here, or any Morgan Properties owned complex. Were counting down the days until we can move out. Our entire stay here has been terrible.-Across two different apartments, the furnace and air conditioner have never worked properly despite several attempts at getting it fixed.-The cabinets and appliances are filthy seem to be about 30 years old.-So many loose floorboards that I worry constantly about collapsing into the apartment below.-$60-$100 rent increases every year, justified by making the outside look pretty while letting the building interiors rot.-I was once threatened with blackmail by office management staff for leaving a bad review because our rent was late due to a change in my banking situation (and was charged $160 in filing fees when they took me to court over it).-The property will nickel and dime you for every last thing they can for as long as youll let them.-Office staff are impersonal and often rude, and have weaseled their way out of accepting in-office payments just so they dont have to see their tenants.-Desperate were sorry we didnt meet your expectations response to every bad review in a lazy effort to try and save some face by seeming attentive.Save yourself the money, dignity, and stress, and move somewhere else.
I enjoy living here at Lakewood Hills for a lot of reasons. The integration of living close to businesses in such close proximity to the community as well as the ability to enjoy birds chirping and other animals, the professionalism of office staff, the expertise and friendly demeanor of maintenance staff.
My roommate and I have been living here for over a year. We both love the location when it comes to whats around like shops and work. We however, dislike the neighbors we live around, the littering, pet poop, lack of people taking their trash out accordingly.

The neighborhood seems relatively quiet and the neighbors seem nice. The residence office seems professional and happy to help.On the downside there always seems to be something wrong door bell broken, neighbors always walking through the backyard, kitchen hood not working etc. It takes maintenance forever to come to fix it the last time I think I waited 3 months to get my appliance fixed.My biggest complaint is that we were promised a rug clean and a new paint job as apart of renewing the lease and it has yet to happen..keep in mind the renewal happened before COVID.
We have lived here for years now and have had issue after issue. The apartments are not worth the rent they ask. We have had issues with mold, roaches, bed bugs, foul smells coming from the vents, not being able to get into the office since it is closed as often as it is open and temporary fixes being done to some major repair issues. Management will tell you that they will fix whatever problem you are having, but its just to placate you and get you to shut up. So unprofessional that it isnt even funny! When we wanted out of our lease due to a bed bug infestation in the building, we were told we would have to pay rent for the remainder of our lease! Never mind if you have paid rent on time for years and have one month where it has to be late. Get ready to go to court! We have never been late on rent, never had a complaint against us and that does not make a difference to them. It is impossible to legally move from here as they require 3 months notice and you paying off the remainder of your lease. That means you must pay to have an apartment held for you elsewhere while paying rent here. The lease will automatically renew without your consent or signatures, as well. Please really look past the nice façade of these apartments before signing a lease, or you too will be stuck here!
Overall, we have had a very positive experience in our townhome at Lakewood Hills. For the most part our neighbors are great- there are some minor issues with trash/noise but that is to be expected anywhere. Most of them are kind and make small talk when we see them outside. Maintenance workers have always been kind and willing to help with issues that have occurred in our unit. Our place isn’t perfect (as to be expected in older units), but you get what you pay for. Since moving in in mid-January we have only experienced minor issues in our unit that were resolved by maintenance in a timely manor. We did experience some issues or misunderstandings with office staff during our initial move which left me frustrated with them. However, they are better than I initially had thought. They were very helpful in assisting me when I accidentally locked myself out of my apartment and were very concerned about maintenance concerns I brought to their attention. My animals are happy in this community, as well, so that is a big plus. The only downside about our community is for those who own larger dogs- the dog park at Lakewood is very small. However, there is a medium sized public dog park just five minutes away that is the absolute best reason to live at Lakewood.
I love the nature trail and pond, so much wild life, baby geese and turtles. Just waiting for the pool, tennis courts, putting green, fitness center to be operational. You would think that with all of this time of people not being able to use certain things, that you would fix the few redeeming amenities that are useable. Been excited for the putting green since I moved in... Its just flat cement with holes in it, how about some turf? Love my apartment, but my washer and dryer have been fixed 5 times and still take multiple cycles to wash and dry effectively. At least the maintenance people are super friendly and attentive and the apartment is a nice layout. I would think with all of the amenities being unusable that there would be some sort of discount in the rent, since they are a major part of why I chose this location. How about $200 off next month? Understanding the fitness center and pool are social distancing measures, but at this point it seems the pool could at least not be green water. I have friends in nearby apartment villages with open pools.
I live in the townhouse section with my mom so I can’t write about the apartments. I like living here. The townhouse is spacious and the closets are huge. I love walking to the pond and watching the geese. In the morning I get greeted by chipmunks and birds. The only thing my mom complained about is the fees. She pays water separately but looked at her online account and was charged for water. Why is she being charged twice for water. That’s a major issue that needs to be addressed. This complex should be ashamed of themselves. My mother paid the water company but has to pay Lakewood hills for water too. Unacceptable! Overall it’s a beautiful area to live but just watch out for the hidden fees.
Been here couple weeks...so far all expectations have been met. I havent met my neighbors yet, but it is quiet and people I walk past outside are friendly. I have no complaints.
Early evening on the weekend, I had an issue with the kitchen drain. Despite the time of my call, the maintenance department responded quickly. Preston was pleasant, knowledgeable, and efficient. He quickly accessed the problem, fixed it immediately, and was professional in his efforts. He tested the fix to be certain that it was fixed completely and properly. The maintenance department is exceptional!
Lakewood hills has a good location. I feel like there should be more community activities getting residents involved. You know, get to know your neighbors. The speedbumbs must also come down a little. Cars are being scrapped and damaged underneath. Besides that Lakewood is great. Safe homes. Privacy. And professionalism.
I lived there for 3 years, I strongly dont recommended moving here. The apartment is ok, rent plus utility bills is a joke. When it was time for me to move out. they made 101 excuses to keep my security deposit. ( the did) During the pandemic of CONVID 19, I ask for an extra month since My new place wasnt going to be ready, they mention they would be able to accommodate me with my request, all said and done they charge me almost 1,600 for that accommodation. (thank you for that, smh) All said and done, I dont recommend Morgan Properties to anybody.
You are better off living on the streets. Avoid this place at all costs
Yes it may be quiet but entirely to high and the rent does not include all the extra fees like water never staying the same they base it off the building not personal usage they charge gas and heat separate and during covid they are filing court fees on the 2nd of the month as well as late fees on the 6th all the while NO AMENITIES are available just a poor and sad way of treating people during a pandemic
The maintenance staff is excellent-- everyone who has been through has been great-- but a huge thank you to Preston and Barry, who took the time to explain what needed done and how long it might take them to fix the AC. I had confidence they knew what they were doing, and they were kind and patient with my complaints and questions. Thanks guys!!
I think they dont even deserve 2 stars.today I call them and one of the lady my appointment for 3 bedroom apt and I thought it done but after at lakewood hills in front of office the lady insult me for not replying her messages because they want 100 time confirmation from u....so I dont get that point of her first we make app on phone and then again tell them on msgs...she very very rude...
The only reason I’m rating this property two stars is for location, and how prompt maintenance is. However, I’m all to familiar with maintenance. Since I’ve moved in 3 months ago, my washer broke (had to call that in on day one of moving in... so never checked after previous tenant left), fridge and freezer broke, my mailbox was barley able to open and close, oven has broke and honestly there’s probably more I’m forgetting. Also dryer takes 2 hours to dry a load. When I moved in there is NO way they attempted to clean the apartment after previous tenant. Kitchen cabinet handles were grimy as well as bathroom sink. Kitchen and bathroom tile was filthy as well and all base boards had a coating of dust and grime. Outlets barley work. Walls are paper thin. Also when I got a fridge when mine broke the replacement was dirty on the inside. I really hate cleaning other people’s filth and feel I should of been given it clean. Kitchen is very outdated but I knew that coming into it. Also I have had no issues with staff as they are always understanding when I call or have questions, just sucks I’m constantly having to call in. Lastly be aware of the hidden fees not told to you. There’s a 15 dollar fee to pay all your bills online even though that’s how you have to do it....UPDATE... now comes time to move out and I cannot get ahold of anyone in the office. They did not pro rate any of my utilities as I was only there for 9 days in the month of may and they want to charge me 86 dollar water bill. Won’t return emails or office voicemails. RUN FROM THIS PLACE
People pee in hallways, if you live on the first or second floor good luck, the floors are so squeaky and you can hear everything. Haven’t had a good night sleep since I moved in. Rent goes up out of nowhere. Please try to avoid this place!
They rip you off, the rooms are too small and the neighborhood is dangerous. Its mainly a frat hang out.
Most worst place to live. They try to haunt you even after leaving this place. They billed me for sewage even for months after I left. They charge for new carpet price when you move out even when they were old when you moved in if you leave some stains. This place can never be a home for anybody.
The property is very well maintained and maintenance is very quick to respond to issues. However, management is all business, impersonal and strict to follow company protocol without consideration for individual circumstances. They are here to work for Morgan Properties, not to support the residents.
We have been tenants here for 3 years and the maintenance staff in unparalleled. One time our heat went out when it was 20 degrees outside. We put in a request after hours, and someone showed up within 10 minutes to fix it! No exaggeration!
We have been here for 2 weeks now and so far apartment living has been better than we anticipated. The 2 bedroom apartment is very roomy and lots of closet space. We hear very little noise from our neighbors. There is plenty of parking. The maintenance guys are super nice. The complex has a lot of green space. The apartment itself is old and the bathrooms especially could use a face lift (new tile, new tub, new sink)/vanity BUT they are clean and suffice. I realize revamping the bathrooms would be expensive for them. They are replacing all of the furnaces this year and I think thats a better use of their improvement money. The location is great - close to everything youd need. All in all we are very pleased with our decision to stay at lakewood while we are in transition to our new home.

Our washing machine broke JUST before family (with little kids) arrived to stay for the Thanksgiving weekend. Arrgh! But Barry, a member of the great maintenance team at Lakewood Hills, arrived soon after we requested help. And he was super fast in fixing the washer! This is not the first time that weve gotten terrific maintenance service.
Horrendously bad customer service. Form letters when there’s an issue with no personalized explanation. Or, and this is the real kicker, threatening e-mails for something you’ve already taken care of! The grounds are nice and the amenities are great, but the staff in the leasing office sucks so hard.
My fiance and I have lived here for almost 2 years and we can honestly say that we will miss it when we leave. They have a great management and maintenance staff. Whenever we had any issues it was quickly resolved. The property is well maintained the community is overall peaceful.

Im comfortable here however with the amount of rent I pay I should not be charged additional monthly fees for an animal.
I currently live here with my room mate. The location is perfect for both of us due to the fact we are each 15 minutes away from our respective work locations. We are looking to renew our lease in March.
I have lived here for almost a year, and love it. Upon moving in the apartment, it was clean, painted, and ready. The office staff are knowledgeable, and patient when I have questions. The maintenance staff have come same day when I called. They were pleasant, did the work needed done, and cleaned up after themselves. Love that dogs are allowed and there is a doggy park. The gym is small, needs a little updating, but is private. I enjoy working out there, because of the privacy. Love not having to mow, weed, or plow snow. I recommend Lakewood Hills and love living here.

The 2 bedroom apartment is huge and has lots of closet space. I wish utilities were included with the rent, but what you pay here for rent and utilities is about what you pay anywhere else, but you get a huge space and great community for the price.
Hello,My husband, brother in law and I moved in about two months ago and i can truly say we love it! To be totally honest, i read the reviews before moving in, after the fact of signing the lease, and was surprised to see so many negative comments on here, which kind of turned me off. Now that we are living here i can say that our experience thus far has been great. Luckily, we have quiet but friendly neighbors that we barely even see and I love the amount of space we have in the apartment, especially the master bedroom. I also love the upkeep on the grounds. I love taking walks by the lake/complex and enjoying the scenery, especially where the gazebo is at. The few minor maintenance issues we had were resolved quickly, which i really did appreciate. If I could say something negative would be that the fitness center was sort of a disappointment. Most of the machines are old, there are broken weights and there is a treadmill which makes terrible noise (honestly it needs thrown away). Also, I recently walked into the tennis court and was disappointed to see how beat up it was. There are cracks all over the tarp which can be hazardous when playing and the nets are also broken. Also, I do not like the fact that we have to pay to get into the pool but it is what it is. Despite these issues, i still feel its a great living community and would recommend it to anyone. Well see how we feel when our lease is up and see how much our rents goes up. :/
Good and peaceful living community. Responsive maintenance team, and great leasing office team as well. Respectful to us at least. There are some unresolved issues like, walls sometimes seem thin, some noise under the faucet which cannot be fixed, Rent is definitely bit over the market price also. Need more and NEW swings for kids and rubber turf instead of wooden pieces all over the place. Microwave is missing in kitchen which was a surprise. I like lights in the night around the community. Location is good as well, close to most shops and stores. I live on 3rd floor, sometime feel how good it would be if this building has an elevator lift etc. Building entrance door is pain when you have grocery/stuff in your hands.Theres more room for improvement though. 5/31/16 This is not directed towards the leasing office or any of the staff. The staff are always helpful and kind. The decision by management to charge RESIDENTS for a pool pass is bad business. $25 for a 1 bedroom and upwards of $100 for a 3 bedroom apartment. I dont understand why I have to pay extra for what is considered an amenity, much like the dog park (although I dont have a dog) and the gym. Do you know what solves the problem of guests that arent supposed to be in the pool? Lifeguards that require you to show your pass before entering pool area (like I assumed they had been doing). If the concern is that people are sharing the same pass, you know what fixes that? A pass with your picture on it! Very cost-effective, and not punitive to those of us (myself) that dont abuse the rules.Im reading a lot of bad reviews about the apartment complex, but I must say my experience has been quite different. Upon moving in, there were only minor things I saw needing adjusted. One of them was the shower head which appeared to have been previously caulked or sealed to prevent leaking, but a light stream was able to break through the seal. Apartment complex took down notes of what I brought to their attention, and I believe the next day everything was taken care of. No fighting or arguing necessary. One thing that bugs me is when not everyone in the office is familiar with standard procedures. I was told no money orders are accepted, only cashier checks (both forms of payment are secure, except the cashier check costs me more money), yet someone else just a few days prior told me a money order is acceptable. Rent is also higher than I was expecting. Apparently it depends on the average usage of gas or water of the complex?Besides that, I enjoy my apartment. It is spacious and there is a lot of closet space. I am always on-time with my rent but had an issue with my money not being deposited on-time causing my check to bounce. Once I noticed I re-paid, and have not come home to any papers on my door threatening to take me to court. If I were late every month or frequently maybe it would be different. I do think that being a resident and having to pay for a pool pass is excessive ($5) but its the principal. I think I only got to go 4 times this summer anyway. I like the property itself; there are lots of trees, and the small gym facility is nice as well. I wish there were free weights!
Maintenance is horrible about fixing things . You have to call them numerous times just to speak to someone in the office . They tell you that they don’t know when they will be able to fix the problems because they are on back orders . But if you pay your rent a day late they will charge you a late fee . Also file papers with the court saying you haven’t paid your rent on time.
Lived in Lakewood hills for almost 2 years. Went to pay my rent in the office. And the lady very callously informed me that they are no longer accepting payments in the office only online. Wasn’t given any other options until I asked for them. An on-site leasing office that doesn’t accept money orders in the office sounds kind of ridiculous.
My husband and I moved into the Lakewood Hills apartments almost three years ago and so far we love it here. The complex itself is an older neighborhood so with that comes the expected wear and tear (i.e. squeaky floors/cracked paint, older appliances, older appearance) however we have never had an issue go unresolved while living here. Within our first week our dishwasher, dryer and kitchen faucet all broke and maintenance had everything fixed and running properly within 3 days (waiting for parts to be delivered). They were courteous and communicated with us what to expect. The grounds are well kept and my area of the neighborhood is very quiet and calm. Staff has always been friendly and quick to respond to any emails or phone calls. Granted, in my opinion, the rent increases every year seem a little steep for what youre getting - however, we truly do like living here! My only suggestions would be that they need more baby swings! There is only one infant swing and since having our first child here we are definitely in need of swings for the summer! :)

I visit my family they just moved there its okay close to lots of malls and their apt nice size just the kitchen needs to be upgraded! but. They have children I wish the playgrounds for them was much much better they should Hv the play ground for young kids and older on both sides of complex and the younger one is on a hill I was so scare for my young grand child, the other side only has one big slide one half of a monkey bar one swing for smaller kids and the rest for older. I was not impressed at all ! Really need to fix it up,! Maybe more families would move in

NOT WORTH THE $$$***Ive lived in 3 different Morgan managed properties in the last 4 years and this is probably the worst. To the point I am done with Morgan properties all together after this place. Thats saying a lot when I was literally flooded out of a different one. Parking is a damn nightmare. You have to pay $25 extra to be assured you wont have to walk 5 minutes to your apartment. Ive never lived in a place with more invasion of privacy or is more nit-picky. Home inspections where they walk through your apartment and make sure youre being a responsible adult. Youre not allowed to have a mini trash can on your patio (which is only maybe a 7x5 area) They treat you like you cant be trusted to live in your own damn apartment but expect you to pay $1000 a month for it. Its honestly demeaning and we will not be renewing our lease at the end of it. I give it 1 star only because their maintanece man is God sent and hes really the only person I like around here.Edit: Today I came home to a notice on my door. My wife was laid off back in November and money has been tight. At the beginning of this month (January) we could not pay rent in full but paid what we could (seeing the lease says we would only be hit with a late fee of 10% of what is unpaid.) But now I get to take time off work, where I make money to pay these incompetent people, to go to court. Thats right, the ONE time I didnt pay rent in full, they filed a police report on us but couldnt be bothered to call or email us to ask us why it wasnt paid in full. How childish, unprofessional, and down right petty is that? And they expect us to pay the $160 filing fee? Ha. I tried playing nice with these people and now lawyers are going to need to get involved because Im done.I guarantee the reason they took it to the police is because I called the property manger Jackie out on her pettiness before and she didnt like that. Shes the worst thing about this place and I can see Im not the only one to complain about her. Jackie really needs to consider a new career path since she doesnt know how to deal with the public in a professional manner. Surprised she hasnt been fired yet.
I was debating between 1 stars and 2 and what made me give it 1 stars was the fact that I absolutely HATED that management would come in when your not home and inspect your home for cleanliness. They would leave notes saying that needed to clean your apartment and take your trash out and said they would be back randomly to make sure you cleaned. They would give you an eviction notice for being 1 day late on rent and tack on 150 dollars more to your rent.On top of that the school district is horrible and rated at 2 out of 10. I would never send my kids there. I would advise you stay far away from this place!!!!
Im not sure how to post pictures with a review but I wish I could so you all could see the actual apartments and not their overly done and unrealistic model apartment.I have so many complaints about this place.. Before I go and backtrack with my review, I am just going to tell you about my current situations. Since when do you PAINT inside of cabinets and drawers? Our kitchen is beyond outdated. We have called several times to have items repaired and the repairs last maybe a week if we are lucky. I pull dishes out of my cabinets and they have paint stuck to the part that was against the bottom of the cabinet since they decided to paint the insides instead of upgrading them. This place saves money every place possible but will charge a ton in order to profit as much as they can. Calling the office to talk to someone is almost impossible. Half of the staff is either extremely rude or very uneducated. There is no doubt that we wont be renewing our lease and once we move out, I will be sure to write a book about everything I have encountered with this community. I wish I could give a zero star!Do NOT even consider this money hungry half assed community.
Do not rent from this property!!!I was misled, I toured the apartment and thought that my apt would be similar to the model. You can HEAR everything from snoring, conversations all different times during the night, people talking at the dogs like they can respond back, the neighbors literally needed to be on psych meds. And with the constant smell of marijuana in the hallway and the lady upstairs who sound like Fred Flinestone in a marathon, walking back n forth for hours in a day. This is the worst place I ever lived at. I am not use to dealing with racist and unprofessional people like Jackie the PM as she stated. Arguing on the day I moved out about not being able to park in front of the property. This woman should not be working there at all. I contacted the corporate office to report her and someone informed me that they were going to handle it and call me back. Well it has been over a month and NO ONE from corporate has contacted me. The Better Business Bureau will enjoy my complaint about Lakewood Hills and Morgan Properties

This place is a FRAUD! My husband and i live in a two bedroom apartment paying almost 100 for water, and almost 1100 for rent when rent was only supposed to be 915 a month.There is a a lot of hidden fees! I HONESTLY DO NOT RECOMMEND LAKEWOOD HILLS.

I agree with much of the other reviews. For the price of rent you pay you would expect more sound proof living. We are on the second floor and the Tennant(s) are very noisey. Most time it sounds like running back & fourth. Our whole apartment had shook and the ceiling fan in the dinning room was shaking like an earth quake. I continue to have niose issues from the people above me only to be told to address my self which I did once and the guy threaten me. Management here is a joke. They just seem to care about money not the tenants well being. The building is older & cheaply constructed. The model apartment was more updated than the actual apartment rented. The grounds are nice but that is about the only good thing I can say. People do move in & out quickly & now see why. I am half way through my lease & will not be renewing. If I would not be responsible for buying out my lease, I would be moving quickly. Stay way from this place. Wish I would have listen to a friend of mine from work that tried to steer me away from this place.
My experience living at this place was horrible. 3 months after I moved in, my rent increased. Whenever my neighbors on the second floor took a shower, their bath water came down in my bath tub; include in my face basin, and sometimes in my kitchen sink. the one good thing was maintenance was quick to come out. when they came out they quickly put a band aid over the problem, rather than solving it. I would never recommend this place to anyone, not even my enemies.
PLEASE SAVE YOURSELF THE TIME AND MONEY!!!This is by far the WORST experience i’ve ever had renting somewhere. The staff is HORRIBLE the neighbors are DISGUSTING. I wish 0 stars were an option. They make everything seem so butterflies and rainbows when you’re looking at the model and filling out the application but please don’t be fooled like we were. The hallways always reek of either someone smoking in the stairwell or just the musk from how gross the building is. There is always dog poop on the grass... Everywhere. All of the appliances are so old we took tons of pictures upon moving in of everything that was in bad shape including our shower having mold. We cannot even take showers in the master bath because of the awful smell, when we reported it we were told “it is just mildew give your shower a good clean” hmm shouldn’t you do that before someone moves into the apartment?? The turn around rate is insane i’ve literally seen a family move out on a Friday and a new one move in on a Monday there’s no way IN HELL that place is getting properly cleaned in that time. They are so cheap with everything and the staff is extremely rude. OUR WATER BILL IS $100!! It’s crazy how different the model they show you is from the actual apartments. I requested several times before our move in date to please see our apartment before paying the security deposit and was told no. I wish everyday that I would’ve listened to my gut and never chose this place. I can hear every conversation my neighbors have the walls are paper thin, the people who live above me in a 2 bedroom apartment have at least 4 kids and it sounds like they run a fight tournament all the screaming and banging upstairs. I cannot wait for my lease to be up to FINALLY get out of this place. So again PLEASE DO NOT RENT FROM LAKEWOOD HILLS YOU WILL REGRET IT IMMEDIATELY I PROMISE.
Not the best place I have lived. Angel in the office is amazing. Very easy to work with. However I found it unnecessary that if your rent is more than a day late they take you to court for a Recovery of Real Property Hearing and you get stuck with the court fees. It is incredibly inconvenient!! The buildings themselves are a bit old and creaky. The steep parking lots are a nightmare in the winter. The pool is nice (however you pay extra for that) and my favorite amenity is the free gym. Nothing fancy but its still very clean and private which I like. Its not a terrible place but I am looking forward to moving somewhere nicer.
The unit was okay, a bit dated and awkward feeling. The ducks never go away...you will have to slow down daily to avoid hitting them in the road. They also stalk back doors and beg for food. Very impersonal. Never, ever be late- at all. If you are a couple of days late on rent, they will send you a threatening letter and threaten to sue you in court. I got them for being less than one week late, and no one called me or mentioned anything....they just sent out the letter. This is a problem at ALL Morgan Properties, tenants are faceless and voiceless, and they do not care whatsoever about you. Upon moving out, I gave notice but was charged anyway as if I didnt. I left the place very clean but they charged me for cleaning anyway. Tried to fight for deposit, never got it. I would have to go to court for it and I gave up because they stressed me out too much. I guess Morgan Properties big lawyers won.
One star is too much for this place their water pressure so low that it takes for ever to take a shower! I complained about it few times, the maintenance guy said that what it is they can do anything! They put a charges on your account regardless if it’s right or false and they say pay it then will credit it back to your account, they can’t figure out when their maintenance installed a parking sign! How difficult is that ? Plus the building is old including everything appliances!I won’t encourage or advice anyone to move to this community, oh ! This place sucks!
The office staff is extremely rude and condescending. They refuse to take accountability for anything that is their fault and are lucky I have not yet decided to take legal action. My door was left wide open by maintenance for an entire day! Not only did my gas bill skyrocket bc of the heat going out the door all day but any person or animal could have walked into my home. Several messages were left for the office manager which of course were all unanswered. The most recent tenants beside me are so loud I can never have peace. It sounds like royal rumble beside me as I type this. Again no response from the office staff about my complaints. I cannot wait to move out and cant believe i even stayed here as long as I did.

This place sux I paid more than half of my rent got a late fee on the 6 which a late fee I understand it’s my fault a day later got charged an additional $156 for court coast. I told them Friday I would have the other $209 I’ve been living two. Never late on my rent and two days after they charge me a late fee they want to take me to court. All you hear are dogs barking & crying at all times of the day. It feels like I live in a dog cannel. The staff is “SUPER” rude & very “ DISRESPECTFUL !!

The staff is very rude and unfriendly. They dont really seem to know how to answer questions or skip around them. They have also done some fishy stuff in my eyes. As I mean the one time I went in the office to get a copy of our lease and the lady went back to get it and comes back out 10 mintues later and said she couldnt seen to find. So she said she would look again and is gone for another 10-15 minutes and said they couldnt seem to find it... Like how do you know not have important documents for the lease?So I head out to my car to get my new license plate number and I come back in and she some how magically has it and gives it to me and says I think this is all of it. You think? Just not cool and doesnt seem right. We have recently moved out and now I know there was small amount of damage due to pet damage with carpet but wouldnt you think that what the pet deposit is for? Well NO, apparently and I quote when I say this that it is a privelage for having them there and that is what the money is for. Well then what is the monthly pet fee for? They seem to sucker as much money out of you as they can. Also the water bill for the last of the time we were there is $138 we were barley there to even use it. That bill has been higher than any of the other bills we had for it. I feel over charged and taken advantage of from this place. The walls were cracked in the bed rooms, kitchen applancies werent the greatest and the place wasnt the greatest.Would not recommend living at this place.
I signed a lease without seeing the property as I was relocating to the area quickly for a new job. Staff are rude and dont know how to answer questions. Renters insurance is required but they dont work well with other insurance companies since they have their own preferred company they tried to get me to change to since they had so many issues with mine. Not all monthly fees charged are disclosed unless you ask - like a monthly service fee to pay online on top of a service charge for using a debit/credit card. Basically you have to pay for every utility, some through the property and others through PPL and Suez. Old complex but never had an issue with maintenance personnel or having issues fixed in my townhouse. Small dog park and a $25-100 fee to use the pool! The location is great but Ive just had too many issues with being nickel and dimed and management. Email them with a question and they side-step an answer or dont respond at all. I have friends who live here too and they were late 1 day on their rent and got an eviction notice left on their door if they didnt pay ASAP. Half the time when Im walking my dog I smell weed. Only lived here 4 months but already planning on moving when my lease is up.
Hello. I went to view these apartments on Saturday and met with Patty. I was so turned off by my conversation with Patty that I never actually viewed the townhouse. Patty was not able to give me any definitive answers to my questions, said they would most likely have a town house available within the time frame of when I wanted to move. Do you or do you not? Patty did not return my license and when I called Kristy kept cutting me off and did not let me speak. When I inquired about the mandatory renters insurance Patty got defensive and couldnt answer me why it was required. I have never lived in an apartment where it was required. When it came time to talk about pets, I let Patty know she is retriever/Weimeraner mix and she couldnt understand those were the breeds that were mixed. The whole experience was frustrating. If this is how they treat potential renters i would hate to see how they treat renters!

This is one of the worst properties by one of the most unprofessional mgmt companies out there. The phones are never working (cuz the office ladies dont want to be bothered) god forbid you have to speak to a leasing consultant here. The turnover rate is unheard of for the industry. Its always a new person when you call in. One girl i spoke with was amazingly rude. Apparently she lacks common human decency,She has the iq of a tomato and is condescending even tho she has no idea what she is doing, failed to read a lease properly. I could go on! The bigger lady in the office has been rude on plenty of occasions of calling in (when the phones work-a rare occasion) the only way to get a call back is to contact morgan properties corporate and leave a msg. Im disgusted by the way friends were treated here as well as myself. Maintenance always took forever to come out. Regardless of time of year. They never clean common areas even after requested! The yards and other areas are always full of poop and never look tidy! Its noisey - either loud cars or music! They will pretty much say anything and approve anyone to get them in the door!Do yourself a favor a steer clear of this place. Its old and its cheap- with leasing you get a what you pay. for. Rude staff, old dirty buildings with bugs! They treat tenants with zero respect! Glad to be out of this hell hole and away from this nightmare!
Do NOT move here. The townhouses are poorly built. The floors squeak worse then a gerbil in a rusty running wheel. Some of the maintenance personnel are very friendly and professional though their skills are sub-par. One person didnt want to come in one night for, a no hot water problem. He asked me to fix it and call him back once its repaired.... Really? Luckily I know what Im doing or my family wouldve been stuck! Now on to the office staff. Some of them just as the maintenance personnel are very friendly, however and its a BIG however the assistant manager is rude, short tempered and has a holier then though attitude. Shes miserable to deal with and quite frankly avoidance is the key to any interactions with her. The complex shows off all of these awards, dont fall for them, its a smoke screen. When the pool opened for the season we all got a letter saying tenants will be charged 25.00 per bedroom for access... Surprise! And dont ever be late on rent, the individual mentioned above is in the courthouse on the 6th filing for eviction. I moved from my previous location after 11 years, I have never ever seen a place run like this. Another tidbit of information, I have never heard of being denied access to an itemized bill of your rent and charges, yet they denied the request. I originally asked one of the ladies upfront and the above mentioned person overheard the request and she shouted from her office, we do not hand out itemized bills. I thought to myself, who gets denied a bill for something theyre paying for, yet Ive also noticed that they charge a profit for any court costs that are imposed on her quick filing actions.... I sincerely hope that this review prevents someone from moving here. Another quick point of reference is Uhaul should probably install a substation here for all of the turnovers. Good luck in your search but if youre looking for a family friendly, stable, and well maintained location to live, keep looking.
We are in the process of moving to Harrisburg and upon seeing this place with my girlfriend we were in love, the model homes were stunning and the person showing us the place Alex Tannenbaum was super friendly and knowledgable . This cannot be said for the rest of the staff after a number of mind numbing attempts to get answers from them . The real townhome looked nothing like the real deal . They charged me a holding fee of 200 even after denying my application and then told me it will take 30 days to get ot back . Dont be fooled by the initial looks of the property and dont ignore the reviews like we tried to
Do not move here. I was living here for over a year and never been late. The 1 time I was about a week late because of christmas they took me to court. I never had a complex take you to court after a week and especially the first time. Then on top of that they try and stack other fees on top of your rent. The rent supposed to be 875 but its always $1000 or higher. We only have a 2 bedroom apt. I wouldnt suggest moving here.
Dont live their. The rent is to high. If you want to use the pool you have to pay 50 dollars each time you use it.
Their policies are very strange and the office doesnt even have an answering machine. They list that there is a community pool but you have to pay $10 for a day pass to use it. Rooms arent bad but have poor lighting.

Have to pay to use a community feature (pool) see holes in dog parks, bugs in apartments and mold in your bathroom and cracks in your walls and ceilings? Yes? Then this complex is for you!My boyfriend and i had mold in our bathroom that i had to take care of while he was at work. The maintenance team made me feel annoying for asking questions about my home so much that my family member who knew what he was doing had to come over. You touched the wall and it crumbled. I had to move out of my apartment for a week cuz i couldnt use the bathroom and they wouldnt discount my rent. They painted over the cracks and we would have to pay $500 and a new deposit to move to an upgraded apartment. Dont even get me started on trying to break my lease on this pos apartment.When i called other complexes to look into moving out they laughed when i said lakewood hills. Save your money and buy a house and to whomever rights the generic sympathy comments appreciating my feedback, save it. If you were sympathetic about my experience in my home you wouldnt make us jump through hoops to try and live in a place that makes us happy.
The apartments are incredibly expensive for the size and the appliances are terrible. Most of the things in our apartment arent even working. The parking is ridiculous unless you want to pay to park at your own home. The dog park isnt well kept at all and when I called the leasing office about an issue they were very rude, needless to say my problem was never fixed. We cannot wait to move!
If you’re not going to read the entire review, here’s the synopsis (DO NOT LIVE HERE UNLESS IT’S YOUR VERY VERY LAST RESORT). Management is the WORSE I’ve ever dealt with, all they want is to find ways of getting into ur pockets at all costs. Before signing ur lease with them, REQUEST A COPY AND READ IT CAREFULLY before u sign. Also DO NOT LEAVE WITHOUT a signed copy of the lease. They have all these rules that everyone has to abide by but they’re exempted from abiding by their own rules.The only reason we picked this apartment complex was because it was on the out skirts of Harrisburg city, it was near all the major highways and I had less than 6 weeks to move to this area before I started my new job. We only had a few days in the area to look for apts and initially Lakewood Hills Apts were cheaper than other places we looked at. The management leasing staff was nice as can be so we placed a deposit to hold a 1-bedroom apt.After the deposit and the signing of the lease, they then advised us of ALL the fees which were in addition to the monthly rent. They have so many fees that they don’t tell you until you’ve already signed the lease. Gas charge and trash fee is a flat rate which is understandable BUT the gas fee is only for the stove he thought it was also for the heat NOPE!!! They then told us about the water fee is divided up between everyone is within the apt complex. They never told use about the sewer fee and the gas for heat fee. The electric is separate and you would have to go with PPL. Then they also have an online free (aka service fee). Their online fee is outsourced to another company to do their online payments. It’s understandable if you pay with a credit card that there would be a service fee but if you have auto-payment with ur bank account, you WILL still be charged for their service fee. 10 months into our lease, they changed their payment system and encouraged that it was a better system which could now be used on their residential online portable. It’s great BUT THEY NEVER informed us that our old auto-payment on the old payment system would NOT transfer. Being that I have auto-payment, I did not pay attention to the rent because it’s called auto-payment for a reason. Apparently, I failed to pay my rent and was given a letter saying “if it did not pay my rent and the 10% fee that I would be taken court”. I emailed management about this issue after I went into the resident portal and set up the new auto-payment system. They only offered to help me set up a new auto-payment but did NOT have any explanation on why they never gave proper notice to those who were already utilizing the auto-payment system.Now to the apartment itself, they apt was located near one of the main roadways with both on street and off street parking. On street parking is very limited but they have plenty of off street parking but it’s located across the street which can be cumbersome. If you like pets and have a pet, they do allow you to have pets with a fee. The down fall to this is the neighbors with pets can be super annoying. Our upstairs neighbor has a small dog that when they are NOT home the dog would cry and bark NONSTOP all hours of the day and night!!! They left their down on the balcony and it urinated on their balcony. The urine dripped onto our balcony and had dog urine all over our stuff and chairs. We notified management which took care of the issue.The complex is old and the walls are thin, and you can hear EVERYTHING especially the upstairs neighbor and including all the doors that are slam shut when people leave their apts and the doors going out of each floor. We had an issue with a neighbor on the same floor smoking marijuana at least once or twice a week, it usually fills up the hallway since the exit doors are closed and one time it was so strong that it started seeping into our apt. I notified management and the only thing they did was place a sign saying “no smoking in public area” next to the mailboxes. That didn’t work, our neighbors still smoke up at least once a week.
This place is a joke. While we have lots of room in our apartment things are always breaking and their solution is to put a patch over it or cover it up. Our appliance broke in the kitchen and it took the three weeks to come and fix it. And the pool is a whole other issue. Its 100 for us to use the pool and your kids cant do anything at the pool but stand in the pool. No jumping in the pool the younger kids cant be in the deep end with their parents even of they have a life vest on and the life guards dont speak English or communicate with each other when someone gets hurt. I would never recommend anyone to live here theres a reason this complex onlybhas 2 in a half stars...
If you are even remotely thinking about living here ...DONT. Here is some major reasons why this place is horrible.1.Your rent fluctuates monthly based off how the entire building uses utilities. Not what your apartment used. For instance we had electric heat, in the winter we had a family below us admit they were turning on the gas oven and opening the door to hear because gas was cheaper.2. They CAN & WILL fine you for everything! They would do inspections of your apartment for maintenece upkeep reason and if your trash was full, its a fine... if your fireplace had ashes in it thats a fine...if you hung a towel over the balcony thats a fine....you name it.3. They give you 5 days grace period for your rent What a joke, after the 3rd day you will get a letter taped to your door saying they are taking you to court. Here is the real kicker ..they charge you $100 for them having to file that paper work! So lets say you pay after the bank closes for the day it processes the next morning and your screwed.4. If you own pets dont move here, they change you 40$ a month luxury tax for having them. Your money does nothing forwards apartment wear and tear its just a bonus for them. Then if you have more than 2 animals they have the ability to even try and force you to get rid of it. Like they did to me.5. Amenities ???A tiny room with a broken treadmill and a old tanning bed is a fitness center? And a few weights that are rusty and stain your clothing.So if you enjoy disrespect and coy rude answers from the office workers then be my guest.Save your money and run for your life when thinking about coming here people. Rent is 700$-1300$ a month but will cost you much much more than that. They feed of people like a virus...horrible maintence to their facility and way they treat people. Stayed 4 years until I finally had enough. Go check out Colonial Glenn they are friendly understanding people compared to these people.

I lived at Lakewood currently going on three years, and will definately be moving when my current lease is up. I only stayed as long as I did because of the space of the apartment which is great and school district, But, Im very disappointed in what I thought would be a great complex to live when I relocated from NY. My rent has increased more than 10% for a three bedroom 2 1/2 bath, i started off with $950 and now Im paying $1436 within two years, which is a huge hike, NY dont even have rate increases to that extreme. They tack on heating to your rent which doubles the amount your paying oppose to you getting a seperate bill for heat. Not to mention if your rent is not paid within three business days they are taking you to court and charging you fees in order to make more money off of you even if you paid more than 80% of your rent. In NY, once a payment is accepted, there not even allowed to take you to court, I think the courts have some kind of arrangements with the complex in order to do that.AC is great in the summer but the heating is horrible, Its only warm in the living room and kitchen area and the blows cold air in the master bedroom and back area of the house. Maintanence is great they fix issues when its a urgent matter, but I have had to call twice for the same issue.The staff could be more friendly and open, but, not the most welcoming. Had issues with tenants and noise after 10 pm and was told to handle it myself. There has been loitering and trash left in the lobby and lock for the main entrance is repeatedly broken by who knows to allow non residents to enter and hang out in the hallways. The park is not really a park two swings and a slide, my children complain that they cant go outside unless they are supervised.I would recommend only renting one year if you had no choice, but, im sure that if you dont have a large family go someplace that is more affordable.

After one day of being late for the first time in 6 months, there was a letter with a court date on my door. THIS PLACE IS AN ABSOLUTE JOKE! The office staff is rude. The property manager is extremely rude. This place will try to take you to court or evict you for ANYTHING. My rent went up. There is no parking. The walls are thin. Plus the units are falling apart. Refuse to fix a broken door that has my kids and I freezing. I have to put my heat on 72 and that dont even keep it warm.
