Do I need to post all the emails??? I’m mean no hot water still? You will be contacted get your facts straight….No hot water since July 23. We expected a call yesterday from Seth Crow per Kyle. They are bribing tenants with 100 and 200 gift cards. This is against Colorado laws. Taking the next steps today since no one will get back to us. Not only is it just not having hot water there are other issue. NOT looking good for Henderson.
Working with Gianna with renting has been a pleasure and I look forward to working with her again this year. Throughout the pandemic and even in trying to recover from the financial hit my household took, she has been very helpful, empathic, and understanding and has been above and beyond in sharing her wealth of knowledge and helping us get connected to community resources and keeping us informed as new resources came available. I will say we had our ups and downs, but even when we were struggling with effective communication she always stuck with me to make sure we got on the same page and that level of care is amazing and rare! She has always been very responsive and her pleasant manner is always enjoyed! I appreciate all that she does!
Poorest company for people who like to have a small piece of Paradise to call their own. I am currently an owner in the trailer park who I will not name but Henderson Property Management is poorly managed it does not seek owners renters approval for anything

I’ve also had excellent experiences with your Maintenance staff, and I wish I could remember names for a shout out. They are always willing to work with my schedule and overall the Staff is eager to help in anyway they can.
Slum lords to say the least. Dont even clean when you leave. We were constantly harassed with charges while we lived there with the walk throughs they did. Most of what they tried to charge us with were things we even listed on the lease but they did not bother to check. Take pictures because we moved into a dump and if we didnt have the photos we would have ended up with a ton of bogus charges. Thinking about getting a lawyer involved because we ended up with 28 dollars from our 1400 dollar down payment. Everyone knows this is how they operate but with the amount of properties they own they can take advantage of a booming housing market.
Everytime we try and get a maintenance guy to come help he either dont show up or Henderson charges us for repairs on house when its not our fault. Then proceeded to o harassed us about a bad review claiming we needed to delete our review, or they couldnt rent to us. Im sorry but I dont even want to rent through Henderson ever again and will tell everyone I know definitely not to go through these people.
Just yesterday I picked up my keys for my new place that I am renting from Henderson. So far so good, the place is lovely and they have been very helpful getting everything set up.
Would give it zero stars if google would allow it. Bunch of scam artists here. Property owners and managers don’t care to fix anything. When you move out they will ROB you of your deposit. When you move in the places are not up to par and have to end up doing A LOT of work before even moving in. All they care about here is collecting rent from you and ensuring that you get pennies for your deposit when you move out. Good luck getting anything fixed or replaced. Make sure your lawyer is present when reading over the lease.
WE LOVE HENDERSON!! My husband and I have been renting from Henderson Leasing for close to 2 years now, and my only complaint was we didn’t use them sooner!They’re above and beyond professional when you call the office and I have never encountered anyone who wasn’t willing to help me. And every one there is seriously SO NICE! (Shout out to Tami!) When COVID hit we heard horror stories from our friends about how their landlords were refusing to work with them and always had problems having people come to check out their properties. Tyler and I would just shake our heads, ‘sorry, can’t relate.’ We have always felt like they truly care about their clients and want them to feel secure, especially in tough times.We ended up having to terminate our lease early when my husband received another job in a different state and they were SO helpful and patient with all my questions and they really made the entire process painless!Thank you, thank you, thank you, HENDERSON!🙌🏼🙌🏼🙌🏼🙌🏼🙌🏼🙌🏼
Absolutely horrible place to rent from!! Very poor communication the entire time. They ended up keeping our entire security deposit when we left that place in better condition it was before we moved in! I cleaned that place spotless and when we called to discuss our security deposit they did not answer. I was told their dispute team would send us a letter in 7 days..... false claims on what needed to be repaired and weeks after we moved out! Worse management company! Hope nobody has to deal with this, that’s a lot of money to take from someone especially when they did everything that the lease requires!!
Be careful this place will rob you off your deposit and charge you for things you never had. I’d advise you look at other 1 star comments that say the same things. The most unprofessional group of people I have ever worked with. They never intended to give you back your deposit and will charge you 73$ an hour for cleaners. I have never written a google review before even though I find them to be very important when navigating the world. A good review states that companies treat a person so well that they decide I have to tell people about this amazing service. Upon all the good and bad service I’ve had in my lifetime the Henderson experience is so bad I had to write about it. This is normally a waste of time but anything I can do to save another person from such an unprofessional service is something I’m willing to do.
We couldnt be more happy with our experience with Henderson Property Management. They have been so great with getting my family into the perfect home! They have been so kind, patient and helpful as weve moved in and gotten our ducks in a row. Definitely recommend!
I have had nothing but an enjoyable experience working with Henderson Management. Finding a new home that fits all of my needs has been extremely stressful and Gianna was there to help me every step of the way and reassure me that the right home IS out there for me :). The move in process was seamless and I am so thankful that I can call Gianna with all of my questions and receive prompt answers!
I rented from Henderson for 18 months, and SO wish I would have taken the reviews seriously. I was told that the company was under new management since the poor reviews were written. Even if that was true, the reviews are still accurate for the new management. Yes, their rentals are a pretty low price for the area but it was an absolute pain working with them. There were plenty of problems with the property that should have been resolved before move in. Wasps and mice, holes going from the garage to the house, crunchy carpeting, mysterious stains. Oh and the house was filthy at move in- I spent a full day cleaning before I even started unloading my stuff. *Eventually* these things were dealt with, but not without pulling teeth. At the end of the lease, 50% of the deposit was returned (initially less than, the return had to be despised in order to get even slightly more), despite next to no damage caused to the property. They will charge you an arm and a leg for cleaning trashed carpet. SO if you like your money, and like working with an honest company- move along!
They were okay until the move out process. They were not professional, understanding, or sensitive to the Covid19 outbreak and would give less then a 6 hour notice when they wanted to show the place. I also feel there were several unnecessary move out fees. I would not recommend this company.
Extremely disappointed with Henderson. I am not sure if they really communicate with the owners of the properties but the place my boyfriend and I got in Greeley could be great. They came in and spot painted with the wrong paint, didnt put transitioning strips down between the carpet and tile so we are always stepping on the tack strip. The place was NOT cleaned before we moved in. Rust on the bathroom sinks and shower floors, leaky kitchen sink, dryer didnt work and my list can go on. They send Maintenance in and they do a half a$$ job leaving a mess when they leave. Owners!!!! Beware and keep up with your properties!!!!! Henderson does a terrible job of managing and making sure properties are taken care of!
I’m moving into a property here and I was working with Richelle and she was so amazing. The communication was great and she was on feet to getting me into my new home. I’m very excited to be living through this property and ive had a great experience and the staff had been willing to work with me to assure the best experience I’ve had yet.
I started my lease agreement 1016 of 2020 and since The month and a half that I have been in the residence all the major appliances have broke down dishwasher microwave refrigerator washer and dryer.When the washer and dryer broke down I decided to go and buy my own set units costing myself three grand and Henderson and the owner of the property decided that I must storage the broken two units in the garage him which I am renting space for and rated amount of dollars.I feel like no one came into this lease agreement prior to me signing or after the contract being signed checked the unit out and made sure that appliances were up-to-date and working properly walk-throughs should be on submersible you should physically check any working appliances or equipment in the home or unitsMy unit was not marked did nor is showing market value for what I’m paying a month disappointed and disregarded sincerely Thomas Yagadich

We have rental properties and have been so happy with Henderson Management. We previously used a different Fort Collins management company and are so happy we made the change. Our manager Rebecca is professional and always available to help us. Our tenants pay on time and Henderson gets our units rented fast.

Over the last couple of months my hours have been seriously cut at work due to the covid 19 pandemic, but Gianna our property manager from Henderson has been awesome. She worked with my wife and I on getting our rent paid without late fees. She also always gets back to us right away either with a phone call or an email if we ever need something or have any questions. Great customer service. Thanks Gianna.
I highly recommend not using Henderson Property management. I applied, paid 50.00 and they never responded to my application to advise if I was approved or not. When I called them about it they said give it 2 to 3 days and I will get a response. It had already been 2 weeks at that point and I still havent heard back from them. They robbed me of 50.00. I dont need their services now. I have found a place with so.eone else.
I am very disappointed in how the lady spoke to me on the phone. My husband and I are looking for a house to rent to get out of apartment living and I was trying to speak to someone that could help us and point us in the right direction to find something sooner rather than later. She was rude and would not let me finish a question and she even hung up on me when I told her I would try to contact someone else. Very unprofessional and she shouldn’t be working in an office if she can’t help anyone out.
Henderson took over our property (the Gallery Flats building in Loveland) a few months ago, and Im happy to say they have been super friendly and professional the whole time. They started it off with a nice meet-and-greet event in the common area, which was great to get to know your managers face-to-face. Since then, the tenant relations contact, Gianna Jones, has been amazing. Her prompt, professional, friendly communication has made interfacing with management a joy. :)

Michelle Ferris has been our go to person and is professional, responsive, quick, and kind. If there ever has been an issue, it is resolved quickly and to our satisfaction. This was my personal experience renting from Henderson for 15 months from March2019 - April 30, 2020.I have been renting from mgmt co’s as well as privately owned for 12+ years now, 9 of which have been with a dog - and have always received my full deposit back without issue. In fact, I have 2 hand written references (that I did not request - they felt compelled to leave them for me after seeing the condition of their property upon me moving out).In addition to photos I take a thorough video tour prior to moving in and upon moving out of literally everything. I keep these videos on a hard drive and on my cloud storage.Henderson was great when showing the place. After that - it became a hassle that I’ve never experienced while renting anything.My issue with the money from my deposit is that while other companies will tell you up front that it is a standard fee they will be charging you regardless as a standard procedure (which I then wouldn’t rent from them) - these things were deducted from my deposit.I left the unit in better condition than it was received, never using microwave, even mopped beneath stove and refrigerator (which wasn’t done before moving in).Not much else to say about the $539.48 deduced from deposit on top of $250 non-refundable pet deposit. Ive never been charged for a reason- my dog is a 4 lb potty trained yorkie that is hypo allergenic, doesn’t shed, hasn’t had an accident since she was 3 months old, doesn’t drool, nothing - hence part of the reason I’ve always gotten my full deposit back.Alas, my biggest complaint about Henderson? They’re incredibly inconsiderate and unorganized in my experience. It started with calls AND emails about the deposit and checklist from Nikki Herring (I had already dropped them off). Garage door openers weren’t at the property so I asked about them in the return email - they later notified me they were at the office and I could pick them up any time (You better believe that I had to leave them at the property upon move-out or be charged). I also had to notify them that the lockbox was still on the door (was on there over a month). Not a huge deal though- moving on.Then I get numerous phone calls about 6 weeks in - to schedule a “walk through”, I was told it was to make sure I’m not burning the place down or anything.... okay? Except when she came she took pictures of every room in the condo and pitched me on buying a house with Henderson when the lease is up.. I finally said I was moving away after the lease just to make sure I didn’t get this forced sales pitch for the remainder of my lease that to me felt like when you go to a timeshare and they offer free drink coupons. Big yikes.Nearly every light in the place went out within a month - including those underneath cabinet lights - costing me about $70 in total - not the end of the world but they clearly didn’t put new bulbs in nor furnace filter. So when within a month the fridge filters went out as well I put a maintenance request in. - well they only replaced 1 of the filters and never came back to do the other one - and the -albeit - nice guy they sent out - slammed the fridge door so hard he knocked one of my magnets from an island off the coast of Malaysia off the fridge shattering it - honest mistake but still, it can’t be replaced.Having a dog and working in healthcare I would have appreciated a more thoughtful showing process (over 2 months from the end of my lease it started) - but they would email me dates/times non-stop as you can see by the photos. Making a trying time even more to keep up with - trying to manage whether I needed the dog sitter to be there or not - and be at work caring for patients - during a pandemic.In the end - I’m still glad I chose to move in the middle of a pandemic and personally will never use a management company for anything again due to this experience.

To whoever is looking for a review of living in an apartment that Henderson manages- I highly recommend that you DO NOT rent from them.Here is why:1. They give you no privacy. They will inspect your apartment within 90 days of living there.2. They do not give a reasonable notice when doing walk through or needs to change things.2. It is incredibly expensive3. They WILL charge you for anything and everything!!!4. You will not get your deposit back. Even if you do clean your apartment they will charge you a cleaning fee plus whatever they want to repair.5. Do not hang anything on the walls. They will charge you!!!6. The common areas are not thoroughly cleaned. Often times animals pee in the elevator and stairway. They do not hire a an actually cleaning company.7. The elevator breaks often. Ive been stuck in it about 3 times from not operating correctly.8. They do not accommodate people who are handicap due to the elevator breaking often.9. DO NOT put your bike outside under the carport. It will be stolen.10. The homeless sleep in the common area down stairs often.I can keep going......We lived in our apartment for 4 years. We cleaned our apartment thoroughly. Because we lived there for 4 years and have a lot of turnover in management they charged us for painting and other items. The paint that they use was no longer being used because we lived there for 4 years. They also charged us for normal wear and tare as well as changing the locks to the door and the light bulbs that still worked.There are many complaints about this company on facebook as well. The group I follow about 10 people are not getting their deposit back.They are not understand, friendly, or kind. The owner of the property is incredibly rude as well.Please think twice when considering renting from them. You will end up paying for a lot and it will be unexpected.Good luck.
Renter: during the pandemic they allowed all day showings of the unit I currently live in. They did not enforce/ provide enforcement of COVID guidelines. They will charge me 45$ for each person I do not let in. Technically it is in my lease. Considering the circumstances it is extremely irresponsible.

A few days ago i got incredibly lucky. I had the chance to work with a leasing agent that cared. I had been looking for a place to live for over two months with no luck. Every leasing agency I attempted to worked with was apathetic and had no interest in my situation. I decided to give Henderson Management a call and was treated great over the phone. I then went in to sit down with an agent and was seen right away with no wait. I had the honor of sitting down with Hendersons best agent Alexis McCormick. I have not seen any agent care this much about me finding a home. I was treated as if we had known each other for years and were great friends. I would recommend them to anyone that has found their search for a home to be difficult. Henderson cares, and their employees, like Alexis are what makes them amazing to work with. 5 STARS!!!
Henderson management is not a recommended company if you ask anyone that has dealt with them, we have rented from them for 8 years now and have had issues when ever we have to call them for maintenance or problems . currently we live in a house and have had them come out for the same issues over three times per issue.I would not recommend them for home owners because of this reason. i can guarantee they send the bill right over for the double and triple visits. which can be avoided if they had quality control. or checked back to see that the job was done correctly. then when something goes wrong due to their negligence they pass the buck to to the contract companies, and say they have no control over what they do.we had their yearly inspection and they did not catch the safety concerns of the house and the property. we put into their maintenance about the issues and had excuses of why they did not show or why they did not do the entire job and had to come back out. just save the hassle and go with another company.
Henderson took over the management the place I was renting about a year ago, and when it was time to renew, they sent me an email about the possibility of renewing or looking into buying a house instead. I hadnt really thought of that as an option at the time, but decided to hear them out.Kaila and Morgan walked us through the whole process in our exploratory meeting and were incredible from the very start. They suggested lenders for us to use and were amazing at walking us through all the steps of buying a house. They worked on vacations and weekends to make the experience as seamless as possible. I would recommend them to anyone looking to buy a house (or rent one for that matter). Thanks so much!

My portfolio manager Jessica Eads truly cares as much as I do about my properties and tenants. She always goes above and beyond with communication. A short while before I left the Gallery Flats in Loveland, Henderson started managing the building. They are very responsive and professional. I also felt like they really cared about the tenants - especially at a time when people were losing jobs over Covid-19 and our shelter in place ordinances. Gianna is great to work with and is very responsive.

I have been with Henderson Management since 1994. I have referred countless people to them for both managing and finding rentals in the area. There have been many changes over the years, but they have maintained the personal touch. They have really done a good job of changing with the times while maintaining their focus on both groups of their customers; renters and owners. Their years of experience is paying off and I would not want to have rentals without having such a good management company working with me. As an owner, I value their focus on maintaining the properties while working within the owners budgets. I also value their incredible occupancy rate they have maintained on my properties. If I had to guess, I would say that I have probably had 95% or better occupancy -- I would guess that no other management company can even come close to that record! I highly recommend them.
TERRIBLE TERRIBLE TERRIBLE PROPERTY MANAGEMENT. Maybe I should have read reviews, this is the worst property management I have ever had... I have had more issues with this new nice place then I have had in any of the homes I have rented... they didnt put a door stopper on and we broke a door in which she said I would come from our deposit instead shes making me pay it 300$ later... we went through a switch with people who were managing our property in the middle of the lease. I have called them numerous times on which you wait for a call back but they never do or very seldom do they try.I get upset with one of the ladys because Im trying to tell her my side and why i cant afford the charges they have chaged me... she yelled back.. 170 late fee 5 dollars a day till its paid durning covid and I lost my job got a new one but whats it matter now gotta make up 500$ in charges.TERRIBLE TERRIBLE TERRIBLE PROPERTY MANAGMENT!!!!!!!!!

H. came to fix our garbage disposal in June and after we called to let them know that our pets were loose he called to assure us that he would be careful not to let our pets out. He even stopped to buy treats to bring to our pets! It was a sweet gesture we did not expect from a large property management company employee.Our property manager is Gianna and she has been wonderful as well. Always kind and patient with our questions!

I rented a house from Henderson for 2 years. Never heard much from them most of the time as I was a punctual paying tenant who not only kept the house in as good of shape, but also made minor repairs along the way. On my way out they decided to try and charge me almost 4000 dollars to make additional improvements to their slumload owners house for problems that occured before I moved in. One item I offered to pay for that was actually my fault, the rest completely unjustified. Pictures they had were old that they tried to use as evidence, and refused to legally back their claims. Instead they decided to pass their unjustified charges to collections.
My husband and I have been renting from Henderson Management for 2 years now. We have never had any issues with renting from Henderson, they always repair any appliance/appliances that stops working at any time. Then we were offered a chance to purchase a home from Kaila. We took the opportunity and now we have a beautiful home that we have purchased recently. Kaila and Kenny were wonderful through the entire process. They REA:LY took care of us and guided us as well. I cant say enough how professional and caring both Kaila and Kenny were. Thank You! WE LOVE OUR NEW HOME!
Completely disorganized. I tried applying for a home to find out that another application was already accepted and every “available” unit on their website I was interested in, I was told by another agent that an applicant was already accepted. But the next day another agent still tried to schedule me for a viewing of all the properties I was told was unavailable. Why keep properties that are unavailable up and try to schedule people for viewing if you already know they will not get it. Waste of time

Henderson Management Company and in particular, Gianna Jones are professional, and responsive to tenants concerns at Gallery Flats in downtown Loveland. The property is clean. Issues are addressed in a timely matter. Could not be more pleased.
Our company worked with Henderson to repair and update the exteriors of one of their properties. We have worked with several management companies previously and none of them have been as easy to work with! Nicky and Don also communicated quickly with us about material and color selections, and communicated with the residents so they knew what was going on; making it super easy for us to come in and get our work done without any problems!
Our property mgt agent Nikki is always professional and tackles issues on a timely manner. She presents options on issues that arise and responds quickly when contacted.
This place has been on top of all my concerns as a renter and very friendly staff.
This review is about Nate H. at Henderson. I needed some maintenance done at home and Nate sure to call me in advance of his arrival to give me a heads up. He turned out to be the coolest guy in Fort Collins! He came in, was super friendly, fixed up and taught me about what I needed help with, and was a great conversationalist (even though we had little in common). You couldnt get a better guy to help you out.

My Henderson Rental ExperienceI moved to Loveland two and a half years ago, without any direction of where to find a place to rent. I searched on Colorado Craigslist; and Henderson stood out the most with great advertisement and affordable prices.I contacted the Henderson team with great interest to rent one of their units; and some of the staff, such as Kaila Shurbrock and Gianna Jones did a great job with answering all my questions from start to end, making the process easy. In addition, Henderson’s website was very helpful when making payments and requesting maintenance.In addition to maintenance, I would like to thank their staff for showing up on time, when needed, and taking care of repairs.Furthermore, I was impressed by the new remodel improvement that was made at the building I lived at, located on Garfield. It complimented Loveland’s artsy historical downtown.For the most part, it has been a good experience moving to Loveland, without too much planning. Especially, when renting from Henderson Management and meeting people from all walks of life. I always feel that you get an opportunity to learn when living around a diverse group of neighbors. Above all, I would like to close up by thanking the Henderson Team for taking the time to manage well, and help provide homes for individuals and families within the communities of Northern Colorado.
I would definitely not recommend Henderson to anyone Do not rent from them ever they are the worst They always automatically close the portal where you need to pay your rent so late fees can add up and you End up paying way more. They are the worst when it comes to maintaining their properties clean.
We are extremely happy with our experience with Henderson Management. Jessica has done an excellent job of keeping us informed and has our best interests at heart regarding our properties. If we do have a question or concern it is addressed immediately. If you are looking for a property management company, look no further. Two thumbs up.
I just bought a house and hired Henderson to lease and manage the property. The property was advertised online the same day I met and signed contract with Jessica J. My property manager Lynette J is very warm and friendly and very quick to respond to my questions, she works extra hard to make sure the property is in good order, especially after the historical bombs cyclone hit this area a week ago. Hendersons renter screening process is very impressive and I was told a week ago that we already have a high quality prospective renter. I feel very fortunate to have Henderson managing my property because of their professionalism, efficiency, honesty and experience.
Shirley F. In the Greeley office has been so wonderful to work with. I have rented from her now for 3 years and she responds quickly to any of my questions or concerns. She is genuine, honest, fair and even has a good sense of humor. You can rest assured that Shirley will keep you updated and posted on any given day. Maintenance did not respond to water leak right away so now the water bill was $1,000 more than what the rent is there is also homeless people walking around the neighborhood cars being broken into sheds being broken into other dogs in the neighborhood pooping on your grass.
My husband and I just purchased a home through Hendersons Real Estate Department. Jessica J went above and beyond to make our first time home buying experience a positive one. From touring homes to closing on our house, she was always available to answer our questions. Her knowledge of the home buying market and process is amazing. We are so happy with our new home and beyond thankful for all of Jessicas hard work. If youre looking to buy or sell a home, the Henderson Real Estate Department is the way to go!
I dont care to write reviews but after my experiences and reading thru some of these other reviews I felt the need to detail what this company has done for me. Henderson is by no means a perfect company, we got off to a good start, got kind of rocky in the middle and they have slowly started to build themselves back up with me. Morgan was great with her patience and helping me find a good fit in a rental. Move in was a little rough, I wouldnt say move in condition, I put in maintenance requests and didnt hear back from anyone. Im not a complainer so I dont really care. I recently had someone at Henderson reach out to see how things were going, I told them the bumps in the road but overall I was content with everything. They owned up to the issues, they said things had fallen through the cracks and theyre trying to get everything back in line. They fixed my maintenance issues, they did a walk and made sure everything was fixed up and satisfactory. Its rare these days for companies to follow up and fix problems but they also owned that they messed up and they wanted to fix it. Thats why they get 5 stars. They are putting in the effort to fix what went wrong. Theres no such thing as a perfect company but I can respect and trust a company whos honest with me
Jon Bailey came to my house to complete some repairs and handled them in a very professional manner. He took care of the repairs I had asked about and looked into resolving the issues that had caused them. Jon explained what he was doing and completed his work quickly and when he left, he had cleaned up after himself. He fixed some guidance outlets in the bathrooms that were not working, tightened some loose mirrors and took care of some weather stripping and door lock. It was pleasant to have Jon stop by. Thanks!
Would rate 0 stars if I could. Henderson asked me and my roommate if we could leave them a good review before we finalized our lease (Im sure most of the 5-star reviews you are seeing are from that). I gave a 5 star rating because yes, Morgan who helped us find the apartment was very kind and helpful. Since then, we have put in several maintenance requests for several problems, a few of which were fixed a month or two later. Our door has currently been broken for 2+ months and we have called 4 or 5 times, only having had someone come see it once (to which the maintenance man said Ill be right back with a part and never returned). When we called and actually got a call back, Henderson said they had proof of it being fixed. We have one small recycling bin for the entire 8-unit building and we get charged when there is excess recycling in boxes next to it. Again, upon calling, we didnt receive a return call (but found out from neighbors Henderson said it wasnt their problem, but the citys). The washer/dryer is broken usually at least once a month and it usually takes a few of the tenants in different units calling to get anything done.Everyone we have encountered since signing our lease has been difficult and/or unreachable. When Henderson needs something from us, we are getting calls and emails, however our neighbors in the complex agree with us when we say they have not showed us that they care whatsoever when tenants are in need. Do not rent from Henderson Management.
I became involved with Henderson after they took over my property from another management company I originally signed with.My lease had another 6 months and they asked if I planned on staying when it was up. They were glad to hear I was staying so I asked to sign a lease extension. It took until two months AFTER my lease was up before they finally had a lease extension ready. This in Fort Collins where places often get rented out months in advance due to high demand and Henderson is dragging its feet with a tenant who is begging to resign a lease (avoiding possible vacancy and the time/cost involved to turn around a unit after a move out). We spoke on the phone regarding an increase to my rent and agreed on a price, but when I showed up to sign the new lease the amount listed was higher than what we discussed over the phone. After a lengthy debate where I pointed out not only is this not what we discussed, but I have been asking for a lease for 8 months and technically mine ended two months ago, they decided to give me the lease at the price originally discussed. However, they would not adjust the time frame to 10 months to make up for being behind in getting me a new lease, I was required to start a new 12 months (a minor issue overall, but indicative of the care, or lack of, they extend to tenants).When they took over they also said they would be taking care of the yard, it was no longer my responsibility as a tenant. However, all they did was cut the grass. There was no weeding, removal of tree limbs after snow storms, and even the grass cutting was done infrequently (once a month at best). Regarding the downed limbs, the landscape workers actually dragged them to the side to cut the grass and left them in the backyard. Taking care of the yard? Home owners beware if they offer to take care of your yard as part of their services as this apparently means well cut the grass sometimes and ignore the rest. Perhaps if I asked they would have removed the limbs or weeded the yard, but this leads into the next issue with Henderson.These are all things that seemingly could be taken care of with a simple phone call, but there lies the largest issue: communication. My contact at Henderson was Sandy, she literally never answered her phone at the office, I was always forced to leave her a message to call me back. She called me back twice out of the 6 times I reached out. Once because it was an actual emergency with a water leak, and another time to finally get my lease taken care of after I had been calling about it for 8 months. Aside from that, leaving them a message felt like tossing it into a black hole, I never received a call back and eventually decided to just pay my rent and not have interactions with them unless they called me.As a tenant I cannot recommend Henderson in any shape or form, easilythe worst landlord experience Ive had, and one of the worst businesses Ive ever dealt with due to their lack of response to tenants. They seem to have the attitude that since the home owner is their client they dont need to pay attention to tenants unless it comes to collecting rent.As much as I would like to chalk up the experience to one bad rep who wouldnt communicate, their treatment of the lawn after taking on responsibility, and the egregious action of discussing a rent price only to show up and see a higher one on the lease leads me to believe its something within the company and not just my rep.
To be truthful 100% this review is for Shirley Furstenau. She is easily one of the best property managers I have ever worked with. Kind, quick to respond, understanding, and honest. Very upfront and above board. I loved working with her and would do so again if I was given the chance. She and the people who work for and with her at Henderson are simply first rate. The staff who work with Shirley say the same thing- that she is the best. So even inside the company, everyone knows it. This woman is just a cut above. She answers emails quickly, calls back in a timely fashion. and always, bar none, did right by me as the renter, while protecting the property owner. She is fantastic. If I ever rent again, she will likely be my first call.
Henderson Management & Real Estate has managed my Colorado property for a few months now and the process has been wonderful. Alison was quick and organized in sending me all of the proper documents that needed to be reviewed and signed to start the process. She was able to get the house rented for the price I desired and she was there to answer any and all of my question during the early phase of the listing.Once we found a renter, Justin took over the process to begin the management of the property and he has been very helpful and open with communication. As this is my first rental property, he was patient in walking me through the entire process of the property cleaning, walk-through and any additional repairs that would need to be done. He explained all of the costs associated with preparing the property and made sure I was aware of all that was going on. Justin was quick in his response about the property’s condition after the floods this past year. He also was quick to find out the exact dog breeds of my renter’s pets when my insurance company came looking. He has been a wonderful property manager and I’m glad that I have had the opportunity to get to work with him. I would recommend him.Thus far, the process of going through my first rental has been a good one. I know that I can trust Henderson Management with my current property and any future properties. I’m glad that I’ve had a great experience and I can understand why. I don’t expect anything less than outstanding from the entire team over at Henderson Management.
We rented through Henderson for 1 year and they were great. Every time I submitted a maintenance request they got right back to me. After our year lease we decided to purchase a home and Kaila was our realtor and she is AMAZING. She worked with my husbands busy schedule and found the perfect home for us.

Keep raising rent. Tell you the day before, well be by to do, whatever. Well let ourselves in if no ones home. Ill leave it at that. Way more, but it is a management company. All about the buck.
If I could give a -1 I would. This is the worst customer service ever. Ongoing saga but newest is after hanging up and calling five times I got a ledger of my payments on my rent as a reference. I have paid my rent many days early and the best you can do is email ME a ridiculous ledger. I may lose a house because you won’t give a reference. And I have to be out 6/30 because house is being sold. Good with that but not the fact your new policy may screw me out of a decent place to live. I don’t expect my deposit back even though the house is clean. Oh and please for the love of something fix the stinkin’ leak in the basement ceiling. Poor owners. Poor buyers. This is my second notification of a leak. It ruined the finish on my ping pong table but you can’t find it. Oh and I hope you show the house this weekend. It is a disaster.

Henderson Management and Real Estate made finding a rental a great experience. I had been struggling with the frustrating task of finding a rental during the busy season until HMRE stepped in. Alexis McCormick is the best leasing agent I have ever had the pleasure of working with. She was incredibly responsive, caring, and went above and beyond to meet my needs. She will be hearing from me when Im ready to purchase a home! You will not be treated as yet another source of income from application fees if you choose to work with this company. Super pleased. I rented with Henderson back in 2012 and had nothing but good experiences. Fast forward to now. I was with another management company who literally did next to nothing. Things would stay broken for quite some time. Now I’m back with Henderson. When I just moved in the home was immaculate. Only issue was a few burnt out bulbs from previous tenant. Morgan was super helpful as well. All in all, in my opinion, Henderson is one of the best management companies out there.
The home we just rented was very clean, well cared for. The process went very smoothly, we are very excited to move into our new place. We would gladly refer Henderson Management to anyone who is looking for their next place to rent. Our experience with Henderson Management was exceptional.

This is the absolute worst management company you could ask for. First when I moved in my air conditioner was already broken and this was during the heat wave. It was over 90 degrees in my apartment every day and they said they did not have to replace it. It is clearly stated in the lease that the air conditioner needs to be fixed when it is broken, yet they absolutely refused to fix it until I threatened to sue. Magically it was corrected within a week. Faulty wiring in my apartment caused my dryer to break as well. Henderson had two different repairmen come to look at it and they both said the same exact thing which was that the faulty wiring in the outlet caused my dryer to break. They still refused to fix my dryer or pay my deductible for my renters insurance. I have only ever had one person be polite to me when I call the office, everyone else is extremely short and rude then they have the nerve to tell you to calm down when you dish it back at them. I am rarely given a straight answer when I ask anything and have on multiple occasions been mislead and misdirected by Henderson in an effort to get out of paying for something. Had I known of the unprofessionalism and complete lack of ability this company possesses I would have chosen somewhere else to live. I’m counting the days until my lease is up
Super impressed with the leasing department as a whole. My son was renting his first apartment with friends and he didnt call me for help once, in large part to Morgans guidance. She made the entire experience for them extremely simple and stress free. She had no problem taking my call to make sure the boys asked all the right questions. As a father, you worry about your children being scammed especially in situations like this. She was professional, understanding, and accommodating. I couldnt imagine having customers calling at all hours on your personal phone (which I called not realizing it wasnt the office line) but she was so courteous and made sure I (and my son) were comfortable with Henderson and how their processes work. There was a problem in the beginning that could have ended badly but it was fixed immediately and everyone is pleased now. For all of you writing those nasty reviews, you didnt talk to the right people or you chose to complain instead of really getting to the bottom of whatever your issue was. We had a wonderful experience. Morgan did a awesome job helping us find a place big enough for my family. She really worked hard. Kaila is amazing as well. These girls worked hard to get us what we needed. Very friendly and pleasant to work with.
We came to Colorado to relocate. Henderson helped up in a pinch. We appreciated this and found a nice home. They pretty much cornered the market in rentals. They did take their time to fix things, but ended up doing so after months. But when it was time to leave it was a different story. I scrubbed and cleaned the place before we left, it was to my opinion cleaner and fresher than when we had moved in. They charged us twice, yes twice for cleaning and steam cleaning and replacing things that were not our fault. Needless to say we got almost nothing back from our last month rent and deposit. Tried to send them a certified letter to contest and couldn’t do that because their “address” is listed as a P.O. Box, that is in front of their place of business and P.O. Boxes cannot accept certified letters. We appreciated their business but not their poor business practice of scheming us in the end.
They did a great job finding us a place in the area we wanted with our price range! Great customer service, always responding quickly to any questions that you have and making your experience the best they can! We worked with Tabor and Morgan and they both helped us in any way the could! I would highly recommend Henderson Management to anyone looking to rent a new place!!
