I applied to move into this community. I ended up getting a really good rate at my current apartment so decided to stay. I paid a $200 holding fee. Apparently the fee is only refundable for 48 hours, that was NEVER explained to me. I contacted Alexandra in addition to emailing relations@hipp. I do want to note, I got no response from their management company after countless emails. Alexandra attempted to email me a document AFTER the fact stating the holding fee was non refundable. I explained to her that was never told to me and this summary of charges form was never given to me. I also think it’s important to note prior to withdrawing my application I told Alexandra I never got this summary of move in charges form cause I didn’t know any of the fees. That would have been the appropriate time to email the form, not after I withdrew my application and inquired about my holding fee refund. Alexandra just stopped responding to our email communication and again management never responded. Needless to say the lack of professional decency, accountability and integrity was really displayed and I dodged a bullet. Make sure you are aware of all Move in fees (there are a lot- like a elevator fee even if you don’t require an elevator), don’t expect timely email responses, not even sure if the management company exist. They are also opening a Royal Farms Which is going to bring a lot of unwanted attention to that community. Just don’t do it. They are cute because they are new, but the novelty ends there

I thought about applying here, but looking at the jaw dropping reviews, I cant. One of my biggest deal breaker is the lack of responsivness and care. Its crazy how they are allowed to run a business like this. Im thankful for all the reviews.

I have lived here for about 2 years now and love it! The leasing staff is responsive, professional, informative. They are quick to take action when it comes to repairs or emails. I feel safe and the overall neighborhood is nice!! Also conveniently located to major highways which is a benefit!

After moving in a few weeks ago and having finally settled in, I feel more and more at home every day! The staff are always helpful and friendly, the amenities are plenty, and the small park/plaza area in between the three buildings gives the complex a friendly neighborhood feel. There is regularly live music for residents entertainment, and a variety of fitness classes and other activities offered for participation. Not to mention the luxurious look and feel from the decor and design of each building. So far, living here has been an overwhelmingly positive experience!

READ THE REVIEWS!!Ive lived in this complex for 3 years now and I can honestly say I will 100% NOT be renewing my lease. The absolute worst service!! The leasing office number listed for RESIDENTS is the exact same as the emergency maintenance number and that number is for the central office where they just say, well, I can put a work order in for you. Completely unhelpful. So if you have an emergency outside of office hours, dont expect to get in contact with anyone until the actual leasing office is open. The fire alarm goes off constantly! This alarm has gone off 3 times in one day due to FAULTY WIRING!! The alarm has also gone off because of a busted pipe! This building isnt even that old! The elevators are constantly broken and take forever to be fixed. The garage gate is always broken and the leasing office constantly bombards you with reasons to enter your apartment! They have done preventative maintenance which consists of two maintenance workers coming into your apartment to look at your filters and put dead batteries into your smoke detector if they even look at them at all. This is supposed to be a nonsmoking complex yet they constantly have issues with weed smell in the halls. They also have made valet trash mandatory! Sunday - Thursday 6pm - 9pm they locked the trash chutes on every floor and claim that the trash room on the first floor will be open, but Ive been down there TWICE to throw my trash away and it wasnt open. They also only leave the trash room open when the leasing office is open. If your trash can is left out after 9am, youre fined, if you put your trash on the ground instead of leaving it in the trash can or tiny recycling bin then you get fined, if you put your trash out early because you wont be home, you get fined. They nickel and dime you every which way. I moved from one apartment to another in the same building just and they still charged me a holding fee/ deposit and told me it would be refunded when I moved. First, it wasnt refunded they credited the amount to my account and kept my deposit from my other apartment because they said they had to reglaze the bathtub and clean my carpets, mind you, I lived alone and have no pets! I cleaned that apartment before I moved and even cleaned the carpets. There is NO WAY you will get your deposit back. The leasing office staff is incompetent and the property manager is not helpful at all. I spoke with a leasing agent and requested to speak with the property manager, she told me she was busy and that she would call back. Fast-forward 2 hours and I had to call back and request she put the manager on! Ive never in my life requested to speak with someones manager and that should show you how poor their service really is.0/10 wouldnt recommend!!If I can get out of this lease early I would!

Being an expensive apartments in the area it does not live up to the expectations. I stayed close to 25 months at this apartments and faced several issues1. Summers are always noisy. Due to the Bands playing music from 3 to 8 at Barking Mad If you are staying in one of the corner apartment there is always noise and management does not care about this.2. Parking garage automatic doors are always broken.3. They claim that its a non-smoking community but you could feel the weed smell in the building.4. Bugs, Bugs and more bugs. After 6 months of our initial move in we observed that there were bed bugs. We are pretty sure that these were present before itself. We had to deal with the charges of treatment. The Guy who came for treatment also informed that this is a frequent issue in these apartment and have done treatment for multiple apartments5. Leasing/Management office tend to be nice when you are staying in there apartments. while moving out they try to loot your money. Even after Bug treatment and multiple inspections from Leasing office and Bug treatment provider (we have provided a inspection report that there are no bugs) they claim that Bugs are still present and we have been charged again for Bug treatment, carpet replacement (which was not even needed)Apart from the Ambiance and location i would not suggest this apartments..Please stay away from this community

RENT AT YOUR OWN RISK: STAY CLEAR OF THIS PLACE!!! YOU WILL PAY TOP DOLLAR FOR A WANT-TO-BE LUXURY APARTMENT AND WILL NOT GET YOUR DEPOSIT BACK NO MATTER WHAT CONDITION YOU LEAVE IN. MOST RESIDENTS SEEM TO MOVE OUT AT THE END OF THEIR LEASE AND ALL SEEM TO HAVE SIMILAR FEEDBACK. I have NEVER rented from a place that I did not receive my deposit back and according to the property manager, Ishi, it is in the lease and standard. While they require that you clean prior to moving out, they still charge a cleaning fee. I made sure to leave the apartment spotless and even had the carpets cleaned and they still charged me a cleaning fee AND a carpet cleaning fee. I knew this would be the case as I turned my keys in because they never bothered to ask for my forwarding address to send the deposit, I had to volunteer the information. This is just one of several problems I had with this place.They advertise this beautiful complex to be luxury and it could be but the staff has really let this place go. The place used to be really nice when they still had an experienced property manager on site but after he left to go to a nicer complex they promoted a leasing agent which is one of their biggest mistakes, if you arent friends with her she will make everything extremely difficult for you. The apartments themselves are VERY nice but if you look at the hallways you will see that the walls are all marked up by trash cans and general wear and tear. The blue couch in the majestic is now fading to gray. The hallways constantly smell of marijuana even though it is a nonsmoking complex. The tile in the elevator is cracked. And I cant tell you how many times there were pet droppings in the hallway. The amenities (that you pay an amenity fee for) sometimes work. Myself and other residents asked about having the fire pits fix that they show you during your walk around but we were told that it is not in the budget to fix even though it is something that we pay for and when they sent me my rent renewal I noticed that they even had the nerve to up the amenities fee.If you are friends with the leasing agents/property manager you are golden, if not they will do nothing to help you. I leased a room for a party and had nothing but issues and had to fight to get the fee removed but know a NON-resident that rented it and also didnt pay, I only know this because he had asked if I could rent the room for him but I was out of town.You are FORCED to pay for parking but they dont tow at the complex so it really is a SCAM. Someone parked in my parking space and was told that they are not able to tow any vehicles because of a law in Montgomery County so I was then forced to park elsewhere during that time.You pay for a trash removal service but if you do it the wrong way or outside of the times allowed they take a picture and post it on your door, insulting right? Oh and you cant throw out trash on nights that valet trash comes because they lock the trash room those days. SPEAKING of INSULTING; I had a cleaning company clean my apartment one time and supposedly they did not throw out my trash correctly which I quickly corrected, however the staff at the apartment complex actually went THROUGH MY TRASH to find a piece of mail to trace it back to me and left me a note saying that they would fine me going forward. HOW CRAZY IS THAT?! Who does that?!If you have an issue with the property manager or any leasing agents at that, she/they really dont care as the complex owners are not able to be bothered by residents, therefore anything they say goes. During the walk around you are told that the complex is privately owned so that issues like this could be addressed and fix but that is just to get you in the door....I personally work in the rental industry and would never choose to operate a business as this place operates. They have several vacant apartments still and I think that this place has a lot of potential but it starts with maintenance of the property and treating residents right so they want to stay.

Living at the Spectrum Apartment has been a wonderful experience for me so far, the apartment is always clean, and properly maintain, there are lots of shops and restaurants on site, and most of all, the office staff is very pleasant and helpful, they go all out to assist you in whatever way possible, my interaction with Ms Alexandra from the beginning has always been a good one, she has always been pleasant, accommodating and very helpful. I would recommend this apartment to anyone who is looking for a stress free and upscale living environment, with everything at your disposal.

One of the expensive apartment community in Gaithersburg area. As you expect, the apartment and community area looks good and very well maintained.Leasing staff and property manager are very nice when you move in to the community. But the time of move out, they will try to loot your money. Dont be surprised to receive huge charges during move out.Stay away from these community if you can.

I have lived here for a little over 6 months and the name “Majestic” is beyond an understatement. The ambiance to the staff and maintenance crew, all are comforting and expect nothing less than a royal treatment. They are always pleasant, accommodating and attentive to all needs. I highly recommend, or urge you to consider, living at The Majestic. If you do in fact choose to, I recommend setting up an appointment with Jasdeep. He always goes above and beyond the call of duty and has been extremely helpful ever since I moved in!!

I just moved in a few months ago and I love all the unique amenities. The fact that you can enjoy all 3 of the buildings is awesome. MUST check out the movie theaters! I hang out there more than my own living room :p The staff also is so friendly and make you feel as if Spectrum has been your home forever. Thank you guys for everything :)

I was moving from Texas to Maryland and I was no able to visit in person to check the property beforehand. Navid Adames was the first person I talked to and since then, she helped me with all the process, she answered every call I made, (they were way to many), she made sure that I had all the paperwork required for my application to be accepted, and even when there was a problem, she help me with the right tools to make sure the process went through. I LOVE this apartments, and I will always be grateful for Navid.. I knew I had one less thing to stress about because the whole process was in good hands!

First and foremost, I would have to say that Jasdeep is the most helpful leasing agent at Spectrum. I would definitely recommend working with him during the apartment tour and rental process, because he is very accommodating and makes an effort to match your needs with Spectrums apartment availability. In addition, Spectrum is a state of the art apartment with great amenities, that is very reasonably priced for the area.

Ive lived here for a month, and I absolutely love it. I had to be very picky when choosing a place due to my baby. This place is always so quiet that sometimes I feel like I live on a floor all by myself. Its also super secure and convenient to various places. Its also very clean. The leasing staff are all very nice, but Jazz is the best. His presentation alone sold me on the property. I definitely recommend this to anyone looking for an apartment; especially anyone with young children looking for peace of mind.

My boyfriend and I been living in this complex for about two years. I love the accessibility to Germantown, gaithersburg and rockville!!!The staff is really friendly and attentive to our needs especially Navid & Ishika they always go above and beyond. They always follow up with me on my concerns and they’re always patient.Definitely recommend this place to anyone who wants to be close to 495 and live in a great community.

I have lived in the Spectrum Majestic since August 2017, and for the most part, I have been very happy here. When moving in, I had many issues such as a leak in the ceiling in a supposedly “brand new apartment”. There were a few days of frustration with this, but I was eventually moved to another apartment, which was 10x better than the first. Throughout the process, Jasdeep was great with accommodating the situation, and making sure that the situation was properly handled. Since then, I have not had many, if at all, issues in the complex. The only issues I have seen are with the cleanliness of the hallways and public spaces, and when brought up with the leasing staff, they have always been handled. The leasing staff has been wonderful, and are always very friendly to the residents. Overall, I would recommend this complex to others, as it is in the perfect location and the amenities are above par.

This nonsense called thin walls is insane here. The trash system is annoying and people do smoke weed in the building. A LOT of people have dogs and a lot of big dogs! Ive made complaints to management and got the push around. I pay about 1900k for gaithersburg and I will for sure move when my lease is up. and oh the construction near kaiser is crazy. its noise like NYC! ONE LAST THING, the garage door and elevators are just plain stupid.

The gate in the east building garage breakes down too often. You can not park outside because your vehicle can be towed. Like it happened this afternoon. I call the leasing office, I was told that someone will reach out to resolve the matter and Im still waiting.The leasing office requests the VIN number, color and make to know which vehicle are from the tenants. Yet they still call the towe truck.

I live here now, and am writing a review because when I first found this complex, I thought it was a great price for an amazing place w/ amenities and a convenient location. I was wrong. Since the moment Ive moved in, Ive had to deal with a number of issues. The first apartment I moved into had leaks in every part of the ceiling, and at each vent. They were so bad they would make puddles on my floor or get my bed wet. Maintenance claimed to look at them and the ceiling was dry. ???? The apartment was also extremely dirty when I moved in, with bugs everywhere, dust, and grime. The leasing office handled that issue fairly well, as they offered me a new apartment in the newer building for the same price. However, they only offered me a $250 concession credit and 0 help moving, when now, Ive moved TWICE, once from NJ to MD, and now from one unit to another, having to go through the trouble of forwarding my mailing address, changing all my bills, canceling utilities/starting utilities, new renters insurance, etc. That was ALL they offered. Thanks???? Too bad the new units garbage disposal was broken because either the contractors or past residents had washed ceramic accessories and plastic down the sink.. On top of that, they charge $20 a month for valet trash, which in Montgomery County, MD, IS ILLEGAL! The county law specifically states multi-family complexes cannot charge for valet trash, and if they offer the service, it must be optional. I gave this issue to the leasing office, and after a week of being ignored, I was told theyd forward it to their attorney. Instead of any word back, I now find a $100 random charge on my account saying that if I dont pay it within the next 48 hours, Ill be evicted. As if that wasnt enough, I havent been able to get working Fios in my unit because the wiring in the building is wrong. And on top of that, they charged me for Fios service.... even though I literally cannot even use it! After my 12 month lease is up, I will be moving. The random fines (which make my apartment $300 more than it initially was supposed to be), negligent leasing office, and retaliatory behavior are more than enough for my patience to handle.

I lived there for 3 years thinking the neighborhood had potiental, and am glad I finally made the decision to move! Hip Management or their family owned business is one of the most unorganized communities! They literally do not know what they are doing, in the 3 years I lived there, we experienced 4 different property managers. The walls are thin not only can you hear your neighbors you can smell what they are cooking, they have mandatory $20 trash valet per month for an enclosed building and guess what ends up happening the building ends up smelling horrendous people leave trashcans in the hall they basically robbed me of $260+ for a service i never used because because its disgusting, the gate to the parking garage is often broken, an elevator was left broken for over a month, animals relive themselves in buildings, its supposed to be smoke free is ISNT, the red brick building is constantly a party zone, you can complain about neighbors they do nothing. It is NOT LUXURY! Its like a college dorm! Its literally just optics an illusion of luxury. they have been developing for over 3 years with little to no relevant retailers located below for tenants to take advantage of. Similar communites such as Pike and Rose and Downtown Crown have been developing over the same span of time with so much more amenities and both as easily accessible to the highway and actually are luxury apts. Too many kids and inexperienced people are running the property. Barry Sonne was the best property manager they had and he did the right thing by leaving, and since he did a year ago the community has gone down hill majorly! They a have a marketing team which is a JOKE as well the development has nothing in it to market besides the cafe they own as well... if you plan on spending $1,500 or more on rent a month go elsewhere!

I have lived here for 3 years and left because I relocated to another state. In my 3 years at Spectrum, I have lived in three different units, worked with 5 different property managers, and have seen this place grow (all of these I will address below). The units are nice and the amenities are great. All this this can be seen on their website so I thought it would be useful to provide a review of things you may not get from their website.Management (5 stars). As I stated, I have worked with 5 different property managers and have had nothing but good experience with them and their team. I have no idea why they keep turning over. Management has always been polite, respectful, and always responsive. I do want to point out that the current assistant property manager, Jasdeep Das, was extremely helpful during my move-out. He worked with my schedule and he and the other office staff were helpful in resolving an issue with the loading dock. This is worth noting because in some of the apartments that I have rented, once I notified management that I was vacating, I was treated as a second class citizen. If you are thinking about touring the apartment definitely contact Jasdeep.Maintenance (5 stars): Maintenance has always been professional and responsive. The common areas are usually keep clean unless residents recently had a party and destroyed something (more on this later).Noise: (3 stars): Let me first say, if you live in an apartment, there is no reason you should have a subwoofer. Some people do. My unit faced the water fountain and if youre into peace and quite make sure that you dont live in a place that faces the fountain. There will be kids running around and screaming all evening all. I have nothing against kids having fun but after a long day of work, I just want to relax. During the summer, relaxing can be even more difficult because Barking Mad has a summer concert series. I cringe when I see that they announce the schedule. Some days the volume is tolerable but other days it is ridiculously loud. Dont believe me, tour a unit facing the fountain when they have music going on. Yes, it does stop by 9PM but between 6PM-9PM youre going to listen to that music, good or bad, whether you like it or not.Neighbors (4 stars): Overall, I had good experience with most of the residents. There was one person in the next unit that smoke indoors but that was quickly fixed once we noticed management. My issues are with people who dont respect common areas. This includes people not picking up after theirs dogs, dogs not on leashes, people sitting on pool tables (this is why we cant have nice things), and people not cleaning up after themselves (look at the coffee stations).Overall, I would recommend this place because of the management. They can really make renting here enjoyable. As far as noise, I suggesting visiting the apartment during different times of the day and see if it is something that you can deal with. One caution would be to be careful living above a vacate store. Once construction begins, its going to be loud. I lived through the constructions of California Tortilla, Barking Mad and Majestic.

Excellent attention, especially from Alexandra, always kind and punctual in her responses, the only suggestion would be that they have maintenance even a few hours on Saturdays, so we do not have to miss our work to fix things. Then everything spectacular the complex.
