My girlfriend and I stayed here for a summer and the staff was extraordinarily helpful! I wouldn’t have been able to have my internship at a company in Frisco without them. Jennifer and Jessica were the best and did so much to make sure we were able to move in. Easily the best experience in an apartment complex that we’d had. I wish I could rate them higher than 5-Stars.

Me and my wife recently moved to this apartment and our experience so far has been wonderful. From the very first interaction till we got comfortable in our new abode, Jessica went out of her way to help us get settled in our new accommodation. Not just she got all the paperwork arranged at short notice, she also helped us select the right apartment according to our need. Apartment is well maintained, all the staffs are helpful & everything about this neighbourhood is wonderful.

We had an exceptional experience at The Vineyards. The staff (Jessica, Jennifer, and Laura) were always pleasant and easy to work with. They always went the extra mile to help us in any way. I cannot express enough of how much we appreciate, and value the experience we had at The Vineyards. What also impressed us was that they were always making improvements and keeping the facilities clean. They were very responsive to any of our request, and without exception managed the trash pickup extremely well. I do not see how our experience could have been better. I want to thank the staff at The Vineyards for all that they did to make our experience at The Vineyards an exceptional one!

Moving from out of state is always a challenge and after visiting a few properties in Frisco we decided to go with the Vineyards because the office personnel was just wonderful. We had a great unit (ours was a remodeled one) and we got everything we needed, maintenance was helpful when needed and answered on a timely manner. I had an old dog and got a unit right in front of the dog park. Overall, it was a great experience, we left due to a job offer out of state.

My family and I moved to Texas May 28, 2017 from Los Angeles due to relocation with my job. Before the move, I came down here solo to look at apartments to get an idea of where we wanted to live based on the location of my job. We even placed deposits on two apartments which we were certain about when returning for good. Once we arrived, we stayed at my brother in-law’s house as neither apartment would not be ready to move in for a month and a half. In the midst of waiting, we continued to look at apartments locally due to either price or location of the other two. We stumbled upon The Vineyards Apartments online and decided to visit the same day. We were greeted by a wonderful staff at the time when arriving. After viewing the complex and apartment, we decided to put a deposit down as they advised that we could move in the following week. Unfortunately, I lost my deposit for one of the apartments we intended to move into, but it was worth the loss. It has been a blur since moving in as we have not looked back. Although staff here has changed slightly, Jennifer, Jessica, Michelle and Laura are like family to us. They are always attentive to our needs and in a very timely fashion. All of them are very sweet as well. Our lease was up the beginning of November and we were seriously considering buying a home, but the amazing experience here has made us stay another year. Kudos to the front office for a job well done! You guys rock! Love you bunches!

I was forced to let my apartment go with three months left on the lease because I lost my job due to COVID-19 closures of “nonessential” businesses. The vineyards management would not let me out of the lease without paying penalties and the 60 a notice plus what they called cleaning fees and the payback of “concessions” and a “releasing” fee which was 85% of the month that I would not be able to occupy the apartment. I argued with the managers who eventually agreed to a 30 day notice but they still wanted almost the entire next months rent even though I knew that the apartment will be occupied by the time they finish turning it over. Now they are threatening me with collections and a credit bureau if I don’t pay them their share of my loss over the next six months on a payment plan. They still want $216 / month or they have threatened to report me to the collection agencies. The vineyards management does not care about the welfare of its residents.

DO NOT LIVE HERE! I lived here for more than 3 years and I know exactly the pros and cons of this place. This place is good to live in. Apartments are decent and community is fine. But the issue starts when you leave them. They charged me more than 800$ for multiple made up reasons.Damages due to pet? Havent had a pet in my life. They charged me because they had to change the Carpet as it was old. No damage just OLD. How is that the residents fault that Carpet is old and they need to change? Should I control the Time to stop it being old? They also added some damage charges to the apartment.Well I asked them to show me proof of all the dummy charges they added and show me all the damage. They said their workers already fixed them so they cannot. I have to pay them in a week or they will go through collections.I have all the proofs and records of this in emails but either I had to go through Courts to sue them and fight them or just pay them and get this over with which I did. I think most of you would not want to go through the hassle of filing a case. So do yourself a favor and DO NOT LIVE HERE!!

And you think you have time to make payment well hell no. you got 10 days and letter you receive about these charges are more like threat. Pay up or meet our legal department. No option to pay online like the rest of the rent! Apart from that, the gated community is a joke since the gate stays open at all times. They will warn you if you leave your trash out on a day when trash is not picked up but if they forget to pick the trash of the said day then it alright its your fault that you still left it outside. I got home late tonight from holiday travels. I had a work order put in for the left side of the cabinet that had broken (it was the right side that had fallen but I was confused). Then I got a call saying that they had accidentally broken a mug of ours in the right cabinet. It was a mug I had gotten from my husband and my first anniversary trip to Walt Disney World. They told me they found it on Amazon and were going to replace it. I said thank you for offering to buy us it (it meant a lot to me). Of course I was thankful and shocked that they had even offered. When I got home the sweetest note was left for us. They apologized for breaking something that could be sentimental, but here was the kicker. When the shelf fell I had to take out all of the spices on that shelf. I was dreading to have to put it all away when I got home from traveling. But you know what Julie did? She put it all away for me. You may think this was simple but it was not to me. It was the extra step she knew I needed. The Vineyards cares about their tenants like you would not believe. When we first were going to move in, Jennifer told us the night before she was putting all new carpets in for us because they were not up to par.The people who work here are not normal apartment complex employees. They are loving individuals who know what it is like to live in a temporary place like apartments. I mean they have tenants who have temporarily lived here for 10 years!Thank you Vineyards for caring about us. We cannot tell you how much it means.

IT WAS FAR FROM PERFECT.During the first two weeks of my residence the toilet broke twice spraying water all over the bathroom and the new refrigerator doors did not seal properly and all my food was lost. The air-conditioning unit was broken, repair did not work, after a month without prper air a new one unit was finally installed. The electric system in the apartment broke and a totally new breaker box had to be installed. The Apartment and garage had not been painted in years and the cracks in the walls were numerous. IT WAS FILTHY. Old paint chips were visible. The kitchen always smelled like sewer, especially inside the dishwasher. Finally, the pipes in the wall behind the sink wall broke and stagnant water was all over my kitchen floor right before I moved out. Maintenances was far from useful, always commenting dont worry about it from Junior and Rudy.Office staff was NEVER available by phone. Never answered. Then Derrick charged me a move out fee of $145. And my rent was auto-deducted and paid on time. And the rent was very high priced. The apartment was cleaner when I moved out than when I moved in. The Vineyards had not even vacuumed or cleaned the fireplace on my move in... Horrible experience... Now I read they are worse. Glad Im gone.

This was my first apartment and I lived at The Vineyards for two and a half years. Overall major problems with the management, community, or complex. Very spacious living space!Parking isn’t perfect but it was only an issue when you had to carry groceries to and from your apartment when you parked on the other side of the complex.Had a two instances were auto payments not going through. Worked with staff in the office, found out it was a computer error; management dropped the charge for the late fee.If you need maintenance done, call them or stop by to submit your request, do not submit an online request. They will come out to resolve your issue, time based on severity of the issue. My dishwasher was leaking into the apartment below me late one night, around 9 or 10pm, and they came up to stop the water and figure out the problem. They ordered the part and a few days later it was back up and running. My key broke while trying to enter my apartment and the maintenance guy was there in just a minute or two to let me in and fix the issue. If a light bulb goes out, they may come out to fix it, depending on their current schedule. But seriously its a light bulb, go buy one.Staff at the complex is great! Most of them live there and were easy to communicate with. Even went through a change in management and did not notice a difference of how the complex operated. They gave 48-hour notice if they were going to do any inspections or walk throughs.Community is a wonderful mix of people! Families with kids, older adults, and even young adults. As long as you’re a good neighbor by respecting others and communicating appropriately there shouldn’t be any issues.Wonderful experience and would recommend this to anyone in the area.

Hope to God you never need maintenance. Last 2 maintenance calls have been larger issues - a broken sliding glass window over the sidewalk and now the AC not working. Maintenance does not call like they should to let you know what is going on if there is a delay at getting things fixed. They totally forget about the broken window and leave it just duct taped and cardboarded up for 2 weeks till I finally called the owners to complain that I could not get a call let alone a fix for the window. Three requests before I called the owners with no response till the regional director showed up. Wait 3 ours for call to put up dogs so they can fix A/C. I call again at 3 hours and get they are going to your apartment and they just tried to call you. Amazing when the office wants to get a hold of me I get a phone call when they say maint tried to call, and I was carrying my phone on me everywhere all day, the phone doesnt ring. Go to the office after locking up my dogs and still not seeing maintenance anywhere near my apartment. They call maintenance manager 3 times and he does not answer the offices calls. Other maintenance guys dont answer phones or dont know where manager is. He finally answers and shows up in the office, making excuses (as usual) says he is making 1 stop and will be at my apartment. The office may care and want to help but when it is maintenance and maintenance manager that needs to help the service is poor. They dont respect the tenants or the office, when they try to care.

I never do this, but . . . . Your money is better off being spent elsewhere. You probably work hard for it and dont want to waste it.I transferred down here from a sister property in Saint Louis a month ago. When I showed up after packing and driving down 10 hours I showed up to a apartments that was:* Not cleaned. At all. The toilet was stained and disgusting. The shower still had mold in it. Sink had toothpaste and spit caked on it. The mirror had paint wiped all over it. Nothing was wiped down or vacuumed. I will say the kitchen appliances were spotless, but they were also brand new.* Dryer didnt work* Dishwasher was broke.* None of the windows would stay open (Im not even kidding)* No screen on my patio door (everyone else has one, thats how I found out I should have one)* Mailbox key didnt work* no opener for the front gate (they were out)All of this was wrong on the day I moved in. I showed up late on Saturday to move in. I brought all of this to their attention on Sunday. No one apologized or seem surprised, they said they would look into it. Monday passed no one came in to fix anything. Tuesday came and I came home from work to find nothing had been done again. I went to talk to the Property Manager (I dont remember her name), asked if she was aware of my issues. She said no, so I listed them. She asked me to hold on a moment, left for ten minutes and came back with a maintenance guy who walked over to talk to me. She walked right past me without so much as acknowledging me or explaining to me what was happening. Again, no one has apologized or even said out loud that clearly a mistake had been made. I spoke to the Maintenance guy and the next day they were in to take care of what they could. I will say the maintenance staff has been awesome. Once they were made aware and I told him the issues he took care of what he could as soon as possible. Which is why I gave two stars. Solely for maintenance staff and Jennifer (at the front office) is nice.Having said that, it is a month later and my bedroom window still doesnt stay open and I still dont have a screen door for my patio. I went up to find out about an opener for the gate and was told I had to being in a check or a money order for 25 dollars in order to get one. I tried to politely point out the fact that Ive had a ton of issues and please just give me one. I was told its policy. Please understand, 25 dollars is 25 dollars. I dont care about the money. Its not a lot, and I have it. At this point its principle. Cmon. Just be a person.Other issues:* Parking is really limited and very bad. If you dont have an assigned spot you will end up parking on the other side of complex.* People dont clean up after their dogs. I have one. She goes to the bathroom. I pick it up. I will say that over the last week it seems like someone is making an effort to clean up. I dont know if thats a random resident or the front office though.* Last week, I saw a kid pick up a giant rock and throw it against two cars as hard as he could. I confronted him, told the office about it as well. But stuff like this is happening.Positives:* The location of the complex is great. You have everything you will ever need in a two mile radius around you.* The Maintenance staff, once they are made aware, are nice and polite and will fix things.* Jennifer has been nice and seems to enjoy my dog when I bring her to the office.* The actual apartments seem quiet. There isnt a ton of noise above or below you or the sides. Seems pretty well insulated. Not sure if thats common, but its nice.I signed an eight month lease when I transferred down. I will be leaving the minute that is up. There are too many options in the area to be in a place like this.

Dont go by my rating...ITS AMAZING APARTMENT TO RE-CONSIDER!!!if you want excitement & adventure in your life, please do consider this great apt community, for following reason.BRING ADVENTURE TO YOUR LIFE #YOLO: We signed the lease on 17 aug 2017 and sent it to them (Still have half-signed lease with me, #MEMORIES). All our house stuff & car was transported and we were ready to take flight on 26 Aug. But VOILA, on 23 Aug we got a call, the house is not ready, will take another 1 week. I WAS SO EXCITEDThey were very considerate in ONLY calling us for couple of times and somehow we were not reachable. The idea of dropping EMAILS didnt occur to them probably the fire last year, burnt their computers :)EXCELLENT CUSTOMER SERVICE: We tried calling them every hour since we got the news but they didnt pick up but instead spoke to our Agent/locator, #FEELINGSHY #AWWWWThey told our agent/locator about options like wait for 1 week or take another apt which you didnt selected. LOVE THEM BEING SO CONSIDERATEAMAZING CUSTOMER FEEDBACK PROCESS: So we still flew on 26th Aug, stayed in hotel for few days and found another apartment. Had terrible time, but hey, life is all about ups and downs right!!!. After ONE WHOLE WEEK, i suddenly got call from their office apologizing for inconvenience caused. I WAS MOVED with such GRAND gesture. #TOUCHED # RESPECTI will recommend this place to anyone with whom i have score to settle with, #PLACETOBE

Positive: Staff in the office are nice when you are trying to move in here.Negative:Rarely can I get through by calling into the office. Literally have to walk into the office to get anything done.Parking is horrific! I had to get a parking garage because there was no way I could walk with a 3 year old from the other side of the apartments especially when its dark. My first week here I finally got my garage and someone was parked in front of it my garage locking me in.(Which is common) I tried to call the curtesy officer who never answered. Even when Frisco police arrived they tried to call the officer but cant do anything unless curtesy officer is there. So much for having an officer here on site. Also, when I was to receive my parking garage key, I was given a call from a maintence person. When I called the number back I was told not to call that number bc it was personal. (When it was the number maintenance called me from to start with....very UNPROFESSIONAL)There are bugs (ROACHES) luckily they will come spray on wednesdays.Ive had a steady leak coming from the ceiling of the bathroom. My sink disposal is broken and clogging my sink and my dishwasher. There is no way I can wash dishes because if I try to do anything it leaks rotten backed up water on my floor and carpet. However none of these problems are emergency enough for them to come and fix. Also, the timer is out in my dryer. You pay for what you get here. It may be inexpensive but you will pay for it in the end. I cant wait to move from here. I am so disappointed I chose this place for a new start. They have been doing renovations for forever and unfortunately there are no amenities to enjoy. Luckily the frisco athletic center is across the street.

I am very upset that community safety is not more of a concern of this complex and the parent company. The gates are supposed to help you feel protected and safe within your home however they were very rarely working....even when a MURDER was committed across the street....the gates stayed open!!!Also, the apartment staff/policies had no respect forpersonal property. Many times we werent toldour packages were at the office and they always blamed the mailman for any confusion. I had a gift (didnt know it was sent) that sat there for 2 months. They also dont get the packages for you...you can go back and take whats yours or someone elses. The apartments were very large in the price point but the complex is very dated. They tried to update the countertops but laying thin, cheap vinyl over the tops. The windows are not sealed very well and the efficiency of the units were quite horrible in the summer. If we had to rent again, I would definitely look somewhere else and not with the same parent company bc if the policies are bad at one they are bad at them all!

Staying here in this community from last two months and we are totally in love with this place. Infact we moved here from out state and I booked this place over the internet based on Google reviews and I must say I Do Not regret my decision to stay here. Nice staff specially Jeniffer and kaylne (office managers). They are really helpful and courteous folks who will ensure that your move in is hastle free and smooth with no issues. Community is really spacious with a big tennis court and other amenities. Maintenance requests are handled on time always. Also this place is pretty close to all the eat outs..shops..malls and lots of happening places around. Definetly recommend this place for others.

Here is the real scoop on living here .. Lived in here in 2000 they were owned by a different company they were brand new so they were more energy efficient .. Now they are 15 yrs old and they claim they are a green property the only thing green here is the weeds :) Okie you will be locked into coserv and they are high and this is partly due to their heating system which needs to be replaced it looks like the same unit when I lived here before.Which let me warn you about I am hot natured and I was cold the whole winter I crank the old gal up to 75 76 and dang my bedroom stayed 69 and 70 the rest of the apt hung out at 72 73 but the thermostat on the wall said 75 76 .. So in the large 2 expect at least 275 in the winter if its really cold ... Now for the water they say I am using more water here in this 2 bedroom than I was using in my 4 bedroom 1889 sq ft house with a front and back yard that I kept watered and soaker hose going ..Now what I think is going on its not calibrated right as have talked to some neighbors and they say the same thing so in the large 2 your water will run you over a 100 in apt 1818 .. They were told and they did check to see if the numbers matched the numbers at the third party water billing company so they claim the 8400 gallons in 1100 sq ft apt with 2 people is spot on and so something is really wrong here .......So request has been submitted to them in writing calibrated this. Now for the upgrades they do ... They put a plastic looking granite counter top over the old one .. The do not replace the cabinets which after 15 years are sticky and yucky..The do put a duable wood floor in not the best of quality but passable .. They do not address all the mold on the windows except to paint over it and there is always moisture on the windows so its a losing battle.. The cold air blows through the windows too so you will always feel cold in the apt .The windows were filthy on move in so I had to have someone come and clean them as they were so dirty you could not see out ..They do the bare in updates but you can still its a aging 15 yr apt and what the updates do is make the rest of the old stuff stand out ..They also charge high rent for what you really get which is an outdated old apt with cheap updates and high electric and big water bills and the only internet service is Grande and they are spotty so if you work from home expect to get fired .. Its that bad and its expensive too took the 129.00 package and with tax and tax and more tax the bill is now 155.00Also parking is a awful here I have a detached garage so that helps .. The grounds are always wet and when it rains they have a lake where the ducks come .. Now for the dog park that is joke a fence was put up that looks awful and the door comes off and get this they built it right where all the rain makes for the lake and the dog park becomes a muddy mess .Just had to add the move out checklist ............................They want you to clean the windows this is rich as the windows were so filthy when I moved in I had to hire a window cleaner company and he said it and I quote him these windows look like they had never been cleaned Good Luck if you decide to move here ..
