The dog owners that live here are very disrespectful and bring their dogs outside in front of the buildings barking extremely loud all hours of the night and early morning. Nobody wants to hear that! It is very disruptive to our peace! All the money that we pay, I expect better from this community! It’s bad enough that the soundproofing here is terrible and feels like we’re living in a cardboard box. We can literally hear everything outside from car doors opening and closing all the way across the building to garage doors opening and closing from every angle of the building. We don’t want to hear dogs barking all night and morning! Put a muzzle on your mutt!!! The manager of this property needs to do something about this and contact all the dog owners of this building collectively and give them RULES that need to be followed before we take matters into our OWN hands! Please put the money that we pay to work!!

I lived here for two years, and would have lived here for longer had I not gotten a job in Dallas. This is an incredible community with incredible staff, ESPECIALLY Sarah in the office! I even had 2 pipes burst in the big winter storm we had back in February, and the on-site maintenance team was absolutely INCREDIBLE. I didn’t lose anything major in the flood because the maintenance staff was so quick to respond and stopped at nothing to make sure they saved my apartment and everything inside. I cannot rave about this place enough. 11/10 would recommend it to anyone. Everything is newly renovated and beautiful. It’s in a quiet neighborhood with quick access to the tollways and all the fun stuff to do in Frisco/ Legacy area in Plano. This is the best apartment I have ever lived in, it exceeded all expectations I had, and I will truly miss living there.

The Marquis at Stonebriar is a great apt complex to live in-I have lived here for 7 years…however, this year the office decided my rent should go up by $250–wait what?? $250??!! That’s just crazy! In the 7 yrs I’ve been here the rent has always gone up, but certainly not by $250! Who can pay an additional $250 tacked on to rent when ur already paying premium prices. They say that a unit like mine (refurbished) is going for $2400 (2b/2b) what?? That’s just nuts. No one would pay $2400 to live in an apt. $1600-1800 and u can get a house if u wanted one!!Anyways—it’s a nice complex and I do love living here but it is so unfair to raise the rent by $250.

Every apartment complex has its ups and downs. However, I can say that the Pros out way the cons here. Brittany has been a great help. The lead maintenance manager is so patient and attentive to the needs of the tenants. I can not thank them enough. I do feel as the office has helped me with many issues and the involvement with the community has been great. Neighbors are respectful. Frisco is not my favorite place but M@S makes it an okay place to call home.

I have a friend whose lived here for over a year and I visit frequently. It is very quiet and her apartment is beautiful! Neighbors are super friendly and quietly as well. Once my lease is up I will defiantly move into this community!

I have lived at this community for about 5 months now, and I have had an excellent experience thus far. It also bears mentioning that I had previously lived here for a 3 year stint, and would’ve reported the same; an excellent experience. The office staff has ALWAYS been courteous and accommodating, and you CAN NOT beat this property’s location.

1. My apartment has flooded so many times that I dont remember the exact number. Each time Marquis at Stonebriar has sent out a plumber to temporarily fix the problem instead of having someone take a serious look at the plumbing and draining infrastructure to fix the issue. Ive been told this has been an issue for the last three years. Ive only lived here for less than one year.2. Pest control issues. I have had to submit a request for pest control about once every month.3. Rodents. Rats are abundant on the property. So abundant that they nested in my car engine bay and chewed up a bunch of insulation.The maintenance staff obviously has their hands tied on what they can do. My interactions with maintenance have been nothing but great. Interactions which are frequent, unfortunately.There have been other issues but the review would be too massive. Dont live here.

Those are honestly the only positives Ive experienced living here.Note that Ive had all these following issues only 4 months into my lease.Ongoing issue: Pest control issues. Substandard pest controlOngoing issue: Absurd amounts of dog poop everywhere.First weekend: My apartment flooded from clogged subpar plumbing . I was up until 2 a.m. dealing with the issue.Second week: The A/C condenser drain was backed up and the panel above my shower started leaking. It was clear this was a previous issue for the unit because work had been done in the panel before I moved in.4 months in: My apartment flooded AGAIN. I wasnt running any water appliances, but came back from a dog walk to a flooded apartment. Water was pouring out of the washing machine water outlet.I have never in my life had an apartment flood until I moved here. The plumbing here is awful (I was told the flooding is a recurring issue in this unit so they know its a problem).

The office staff and maintenance are great in this community. They are very responsive and personable concerning your issues. Unfortunately, I have still run into issues with my unit. My unit was completed infested with fruit flies. The pest control contractor provided an extremely substandard service. I ended up having to bomb the unit twice on my own to resolve the issue. The front office worked the best they could to escalate but the contractor is simply subpar.My unit also smells like cigarettes constantly. It seems this is not a nonsmoking building so restrictions only apply to the communal areas.The community is overall clean and safe but if you cannot be comfortable in your unit it may not be worth it. You could live next to a nonsmoker or a smoker who may ruin the smell of not only your unit but also your clothes. I was not aware this was something I needed to look for, so a lesson learned on my part. I must consider leaving based on this as secondhand smoke will be a hazard for a new born.Im sure based on the reviews other units are faring better but this is my 4 month experience.

Lets start with the staff, it was amazing from the first moment trying to lease, I had the chance of working with Sarah, who I believe is now the manager. She was super polite, very down to earth and not trying to force the place on to me like most apt staff do, probably cause it didn’t need selling. The rest of the staff was also super helpful and always available. There isnt a single complain I have with the staff!The maintenance: very quick to respond to issues, always on time and available to fix what ever the problems might be. I had a few issues, but nothing that would be out of regular wear and tear, which got fixed within 48 hours. The 48 hours held true to not just a couple of repairs but a bunch of em!The apartment complex: Amazing area if you have pets as they have a small enclosure for pets to run free, apartments while buildings might be a bit old, they have been upgraded. A lot of greenery and space to walk plus right next to the lake so its super nice. Gym is well stocked and the swimming pool is decent plus the hot tub is a nice plus.The only two cons I could see are1) the darn thermostats are ancient, installed my own nest and saw my bill drop a decent amount2) when I lived there rent was a lot lower, lately I was considering moving back but the prices have gone up.You do get what you pay for tho, this place is definitely worth it!

Dont waste your time looking around. just rent at the Marquis Stonebriar. the apartments are clean and well maintained. we had a nice view to the golf course. Amazing staff, we were always treated with a smile and outstanding service. the maintenance team is there 24/7 once you need them. they are professional and helpful.

This is a great place. I loved it and I didn’t want to leave. Buying a house was the only reason I moved out. Beautiful views by the creek and golf course. Rooms are great size. It felt like a family neighborhood. It’s a clean and safe complex. I loved the gym. It has all you need for great workouts. It’s always clean. The office staff, management, and maintenance team are wonderful and very helpful. Computer room is very convenient. I highly recommend it .

I’ve lived here since 2017 and I love the place. I’m looking forward to living here for years to come. The office staff is always friendly and smiling. The maintenance is really on top of things. Every time I’ve had a maintenance request (seriously every time) one of the crew is there same day. Grounds, amenities and pool always look pristine. No complaints here.

She was extremely helpful throughout the whole process, even though my situation was a little bit out of the ordinary. I LOVE this apartment complex. It is quiet, has a great dog park and pool area, and the girls who work in the front office are so nice. I have lived here for two years and would live here longer if I wasnt buying a house! Its in a great area, and there are always places for guests to park. Maintenance will also come within 24 hours (usually the same day) if you have an issue. I would recommend this complex to anyone!

This is a very good apartment. The grounds are well kept and maintenance responds to all request within 24 hours. The offices staffs are wonderful, I can tell that they love what they do. Each building holds about 14 units. Love the way it is built. Overall, very good place to live but make sure u have ur money, not cheap.

I really cannot say enough about how much I love it here! From the moment I first inquired about an apartment until now, the staff has been nothing but helpful, kind, and sincere. Ive been living here about a month now and I absolutely LOVE the apartment. Great size, LOVE the kitchen, great finishes - its in a good location with easy access to everything, but still feels secluded and secure. I spent a lot of time looking for the right apartment and this is by far one of the very best in the area!

I have lived at The Marquis at Stonebriar since February 1999- 20 years. I have lived in the same apartment, with a few upgrades. I have been through a few owners, some good- one real bad. When CWS took over managing and owning the property several years ago, everything is run like a apartment community should be. The maintenance dept is one of the best. Management is really great and caring. Even the corporate people are great and caring. I have looked and shopped other properties but none can come close to the Marquis. Any and nearly everything you would want or need is within minutes. I cannot even think about living anywhere else.

Ive only been living on this property for a little over 2 months now but everything has been wonderful. The move in process was so smooth and every staff member was helpful. Since moving in Ive had no issues and the one time Ive needed assistance (locked myself out of my apartment after hours) maintenance was there very quickly to let me in and provided a spare key! Im very happy with the decision I made to move here and have recommended the location to a few friends! Great staff. Beautiful property with a lot of families.

The Marquis is a very nice and quiet community. My wife and I love it here. The staff is really nice, and the grounds are kept clean. It is also really convenient, it is right off the 121 and is close to several grocery stores, restaurants, and the mall. We have really enjoyed it here compared to other apartments!

Ive been here for 5 months now, and couldnt be happier. Nothing was a facade, how most first few interactions with leasing offices are. Service requests are actually taken serious. Ive had to put in 2 since Ive been here, one for heat and the other for cosmetic things in the apartment. Both service requests were fulfilled within 24 hours, and I have not had an issue since the repairs were done. Also, its the little things that matter. Coming home from work, and seeing a CWS Christmas/holiday card on your door is always a nice thing.The staff is still friendly, and helpful. I never feel like Im being a burden if I inquire on anything. Also the parking is good here, I dont have covered parking, but I also dont need it. The furthest Ive had to park is maybe 200 away. The area is nice, and always clean. Neighbors mind their own business, but they also speak and are nice. Couldnt ask for a better place of residence.

I have been living here for almost 6 months now and was waiting for some time before giving the review.Leasing staff - highly professional and friendly at the same time. They will welcome you with a smile every time you go even for a package. Leasing experience was great.Apartments - Although the property itself is old, you dont feel that it is that old. Has been renovated over time so has a good touch of new and old. Just that on moving in, i had to raise a couple of service requests to get things done to the level of my liking. Well sound proofed as well. So far i have never heard any sound from any neighbor although each building has about 15-18 apartmentsEnvironment and amenities - Great outdoors with ample open spaces, a dog park swimming pool and gym. I love walking around the lawn and around the creek right next to the community. A golf course as well at walking distance and a kroger supermarket within 2 miles. Most large shops are within a 5 mile radius. Comfortably located from 121 tollway and without any schools to slow you down in the rush hour. Schools are located on the other aide and i see the buses stop at the community gate in the morningSecurity - so far found this place pretty secure. Packages are left at the door except by usps who leave it at the leasing office. I believe there is also a courtesy officer who lives in the community. Every apartment has good sensitive fire alarms.Service - service requests are closed within 24 hours and mostly in a single shot. They wont hesitate to replace an appliance if you feel it does not work as expected. So very happy with the experience.Events- every month there is a community breakfast and also we had a community holiday party which was a great place to meet neighborsOverall happy with the experience so far.

I have lived here for just about 3 years and I have to say that I LOVE LOVE LOVE it here!NEGATIVES/NOISE: My only complaint is noise, which I have to admit, I have a sensitivity to it. I have noisy upstairs neighbors and sometimes you will find that you can hear your neighbors shower water or bathroom fan. So if you are sensitive to noise like me, be sure to get an upstairs unit. (You can still have the beautiful wood-like floors on the top/2nd floor.)OFFICE STAFF: The staff in the office is very helpful and responsive! Always a very quick turnaround on emails sent to the main inbox and smiles when I visit in person.COMMUNITY/GROUNDS: The community itself is very clean and quiet overall. But the grounds are kept neat and there is not a lot of unnecessary noise in the complex.PARKING: There are lots of parking spaces in most areas and it does not seem to be an issue. I do have a garage though and I guess this also depends on which building you live in.NEIGHBORHOOD/LOCATION: I LOVE this location as it has easy access to all highways and parts of Northern cities in Dallas. I feel very safe here and enjoy the quick and easy access to 121, DNT, 75, 35 and shopping and restaurants, so you can avoid paying tolls if you want. You canNOT go wrong with this location.MAINTENANCE STAFF: Maintenance is AWESOME here too! They guarantee a quick turnaround and have always handled ANY request easily within a day.

I lived here for 3 years back in 2015-2018 and then moved in to a mid rise in Plano but I cannot wait to move back in here at the end of this month. It is in a great location for me as it is super quiet onsite but still so close to major highways, shopping and dining.

Been here almost a year. Leasing office is helpful, professional, courteous. Maintenance staff is professional and always quick to service. They upkeep the property. They recently just installed fiber for super fast internet speeds. Walmart and Kroger are within one mile distance each way. Stonebriar Mall is 5 minutes away. Not too far to get anywhere but not too close to be in the middle of a crowd. Beautiful golf course view in the back of the complex.

My husband and I have lived here for 3 years now! We love the units, location, and most of all, the staff! The front office knows your name and apartment number when you walk in the door! Ive never had that at any other complex. The maintenance team has a less than 24 hour response time, and they fix everything with a smile.We may have to move out in order to find a yard for our dogs in the next few months, but will greatly miss this place.If you are looking for a nice family environment that is very dog friendly, this is your place!!

I am going into my 6th year of leasing at The Marquis at Stonebriar and couldn’t be happier or more satisfied. Close to the freeway, restaurants, hospital, grocery stores etc.. WELL kept and Beautiful Landscaping, AWESOME Fitness and Buisness/Computer Center, BEAUTIFUL double pool and jacuzzi area with awesome landscaping surrounding it, its own large doggie park, beautiful residential park a block away, plenty of grass and trees between buildings, normal “within 24 hour” requests fulfilled, all office and maintenance personal SUPER caring, courteous and professional, scenic and suberbly decorated residental lounging areas, SUPER WELL priced for all the amenities and services offered! Like I said at the beginning, “I couldn’t be more happier or satisfied”!!!

These new owners/management company promise to take care of things and they never do. I moved out of the apartments Oct 2014 because we found closer to my husbands work. But they charged us for the carpet in the spare bedroom that spelt like cat urine when we moved in. I notated it on our move in statement but some how they lost our statement when we moved out and charged us for the replacement. I fought it in Feb 20th and Brenda said she would waive it because the carpet was old anyway. I thought it was taken care of. I was wrong since I opened my mail this week and found that they sent that waived charge to collections! I have always thought this staff was unhelpful since they came under new owners in Dec 2013, but this is a new low even to them. If you chose to rent here, document everything, record conversations if you can and dont take anything at face value. Be maticulous so you dont get burned like I did. They are not good at keeping documents of their own so make sure you keep a copy for yourself. This staff is terrible.

Newly renovated places are good
