I absolutely love living here! Shannon was able to give me a quick tour and dealt with me wanting to see a few floor plans close to the end of her workday. She kept in constant communication, and hailey was awesome during my move in date. She took the time to explain all the different features, and even closest parking for me and my movers!The community itself I love. It’s so quiet! On occasion you can hear people in the hallway, but it’s nothing compared to other places. It’s also very secure which I appreciate. Overall I would recommend Kilby to anyone looking for an apartment home, and I plan on calling this home for a long while.

We have been tenants since the Kilby opened it’s doors last summer.Unfortunately, I have a laundry list of things I could share on why this place should be avoided…but a comment made by one of the managers today really struck a nerve.The garage doors have been broken for months. An email sent to tenants on June 5th said they would be having it “repaired immediately.” Since then, they have been wide open with non tenants frequently in and out. Every time we’ve asked about them we’ve been given another excuse for why they haven’t been fixed (parts on back order, can’t find anyone to do it, too much money, etc…) and recently there’s been more break-ins in the area. When I shared this saftey concern with the asst. manger today I was told “saftey and security are not in your lease and therefore we cannot guarantee them.”The garage doors being broken is not even the issue anymore. The fact that she was so quickly willing to ignore the bigger concern of security is probably the perfect example of how little the Kilby cares about it’s current residents, and how their only focus is signing new leases. While I am fully aware “safety” cannot be promised or guaranteed, I would at least hope it is something our management would strive for.
I had been looking for an apartment that had the best amenities, finishes, price and location, and found them all at the Kilby.Without scheduling an appointment, I showed up in hopes of seeing what they had to offer.I was given a tour of the lobby, coffee bar, lounge area, pool area, and apartment by Shannon, who was by far the nicest most knowledgeable agent I had visited with.Each aspect of the Kilby is first class and decided immediately to lease.Shannon has continued to help me through the process and I am excited for my move in.If you’re looking for a place with great amenities, price, location, high end finishes and professionalism, lease at the Kilby.
The apartment life is really nice at Kilby, especially because the neighbors are so great. HOWEVER, amenity information provided by the leasing office is different from when we toured and while actually living here.One of the amenites that the staff highlighted was stocked fridges in the lobby and in the gym. We soon found out that the gym fridge does not get stocked frequently and that the mini fridge in the lobby is always locked. It would not be an issue if it was clearly stated that the contents of the mini fridge were off limits, however during the tour - this amenity was highlighted as one of their premium amenities.
The apartment and facilities are great, but I would caution that noise is a MAJOR problem. A few residents are allowed to set up full volume speakers poolside. The pool is supposed to close at 10pm, but tenants are allowed to stay and throw parties until after midnight including on weeknights. Staff lives on site but never does anything about it. I thought the quality of the building and location would yield more respectful neighbors, but it’s not the case here:
Customer service experience is foremost on the top of my list when patronizing any establishment. My brother and I have only been here for a couple of months but we have had a great experience, the atmosphere and office staff is amazing! They always speak and are attentive to anyone in the lobby - even if youre just there chillaxin. I dont feel like just a resident but a part of a community. They always have some monthly contests, resident appreciation events, or food catered to the community. Its a great feeling to feel welcomed and know we are appreciated.I love the location: there is access to the movie theatre, the library, live music, shopping, dining, and sports. Kilby has a great vibe and energy - its an amazing place to live, work, and play!!
The apartment is very nice and modern, however when first viewing the location and asking all the normal questions they failed to give me the full answers. There were small hidden fees/charges hidden in the lease agreement that I only found after reading it fully. There are more and more small inconveniences adding up that is making this apt less and less worth it. Broken garage system, shared network throughout the entire appt complex. Meaning if you want or need to upgrade your internet speed, you cant. I have a work/maintenance order that is 3 months old and still not taken care of. Staff is very friendly and nice though.
Ive lived here for about 7 months and so far has been a really positive experience.Pros:-Great location-Friendly neighbors + staff-Clean hallways-Great amenities, convenient to access-Beautiful apartmentsCons:-Not a ton, except normal things youd get from any apartment complex. There is some noise, but thats to be expected, nothing out of the ordinary. I can hear people outside since I live on the ground floor. I can also hear people walking above me, but thats normal-The dog park is really gross. Im pretty sure my dog got giardia from using the bathroom there. Now I just take him outside instead.

Our favorite apartment complex we have lived in by far! We’ve come from horrible backgrounds with apartments, BUT Kilby has restored my faith in apartment complexes. Everything from the amenities, management team, work orders, resident events... (the list keeps going) are all done with excellence. We love it here and don’t foresee us moving for a very long time!
I haven’t even moved in yet and I’ve been blown away by Shannon Brown & teams professionalism, the ease with getting my lease done so effortlessly while I’m afar.Will update when I move in Mid May! Looking forward to the next chapter in my life.
When I toured Kilby, Shannon was exceptional. She went above and beyond to make sure my questions are answered and all requirements are accommodated. Highly recommend this community and sad that I couldnt be part of it due to my roommates location challenges.

The residences are very professional as well, very courteous, and kind. I have met several residents who I totally enjoy seeing and talking to.As a resident of Kilby, I have no need to venture the surrounding hot spots because the lounge area in the office is always open and pretty much has all I need for a good time!A Cold beer, great conversations, and several TVs! I must say Kilby has an exceptional staff that goes above & beyond. This is by far the best property with excellence customer service I’ve ever received from touring apartments. What drawn me to Kilby was the reviews I read. I wanted to have that same experience and I did. Ray was very helpful & knowledgeable about the different floor plans & property overall . The amenities are exquisite to my liking. I am excited Kilby will be my place of residence.
I had the pleasure of working with Ray Lane when touring this property. Even though we are in the midst of a pandemic, Ray still connected with me on a human level. It was nice to have the option of an in- person tour, as he is very personable and honest. He was not pushy at all, listened when I explained my lifestyle and helped me identify the apartment Id been searching for. It was seemingly effortless on his end. And as of today, I officially signed the lease. So excited to be a part of the Kilby community and special shout out to Ray for making this process painless and enjoyable with his top tier customer service, flexibility and authenticity! We have lived in luxury apartments around the country, this one is the only one that has delivered on its promise. From the construction, to the staff, to the maintenance team, everything has been excellent, and we havent had any complaints!
Have lived here for just over a month and cant explain how great it has been! My yard is incredible and my unit has all the finishes I can ask for! The new built gym is also incredible and the front office staff is some of the best around. Maintenance requests are responded too promptly and they treat their residents like royalty with events and door drop offs in this weird time. Cant recommend enough!
I’ve not ever been so blown away by a community as soon as I walked into the lobby. This property is beautiful. I received a warm greeting from staff as soon as I walked through the door. Ray was happy to give me a tour of the property, numerous floor plans, and amenities. He made sure I was completely happy with what I was leasing. He also recommended floor plans based on the concerns I shared with him. He was knowledgeable about the property and the company. I felt so great about this property that I didn’t go look anywhere else. I cannot wait to move in!
Attentive staff, great accommodations, friendly neighbors and seamless move in. High end and state of the art finishes really shine. Security is good as well with the Latch app to stay connected and to access the entrances. Shannon, Hayley and Ray were great to work with. 5 stars.
I have been living here for over a month now and ABSOLUTELY LOVE IT!!! First off, the finishes and amenities are high quality/gorgeous. I dont feel like Im living in an apartment, more like a townhome. The staff goes above and beyond, providing exceptional service. Not to mention, there are weekly events that keep the community close together, keep me entertained, and are just so much fun to be apart of. They are going to have to drag me out of this place!!!
Ive been a homeowner for the past 8 years and havent done apartment living in a while. I moved back to the area at the beginning of April and picked this complex - sight unseen - because of the reputation of Toll Brothers (even though this is their first apartment complex), and I was also sold on the reviews. But I wanted to be honest and let others know what to REALLY expect if you choose to live here.Pros:1. Staff is professional, attentive and really sweet. For them alone, I hate that I have to write this review. They really go out of their way to try to keep the residents happy. I love the maintenance staff as well.2. Fiber internet (1000gb) is included in rent. They have a small TV package as well that I dont utilize. I chose to stay with my AT&T TV.3. Location4. Residents are friendly.Cons1. The walls are paper thin. We can literally hear the neighbors while theyre talking in normal voices, we can hear dogs barking from other apartments, and we hear every footstep of the upstairs folks. The complex sent out an email saying that quiet hours are between 10pm-7am daily.2. The washer and dryer are trash. They dont wash or dry properly. Theyve switched them for me because I honestly thought something was wrong with the first set. But theyre just not good quality. I asked if I could just get my own and was told that I would need to pay to store the ones theyve provided.3. There is no cell phone reception (I have both AT&T and Verizon) in the garage which is a safety concern. Also, the garage is dusty as hell. I have multiple cars and paid for a $200 detail on one. I thought I could keep it detailed and parked for a while. WRONG!! In less than a week, the car looked like I had driven through a dust storm.4. The amenities are lacking for the cost of rent. There is no business center/office. I toured other apartments when I was in the market that had way better fitness centers. Also, they keep the entry immaculate but if you look round while touring, the other areas arent as clean.5. I occasionally like to take long, hot showers but the water goes cold after 15 mins (I asked about this and was told each apartment has a 45 gallon tank and once it goes cold, you have to wait). Ive lived in two other complexes in the past and dont ever remember having this issue.6. My biggest complaint, and the reason for this review (honestly, I could have let everything else slide and live out the rest of my lease without a peep about anything) - is that I cant get my packages delivered on time. I place frequent online orders and recently my packages are always having to get redelivered. PACKAGES CAN ONLY BE DELIVERED DURING THE OFFICE BUSINESS HOURS. The complex uses the Latch system so delivery people have no way of entering the building and you cannot put a code for delivery because the codes change every day. Its the most frustrating thing ever! I used to get so excited about my package deliveries. Now, all I have is anxiety.
We love the apartments finish, the size of the amenities / facility, and the luxurious interior. We spend a lot of time in the amenities, working, and relaxing. We’re also grateful for the monthly events schedule that the management office shares with us via email or on the bulletin board.The events include parties and food trucks. At the parties they offer free food and drinks, and always have a special theme, making it fun and a good opportunity to hang out with neighbors. The amenities are open 24/7 which is great and the facility always feels like home with the lights and calm music playing. The mailbox and the Package lockers are also clean and convenient.The apartment is also in a very good location. There are so many good restaurants, cafes, and bars within walking distance, which is a major plus not having to drive around for a Friday night or weekend out.We are satisfied with most aspects of this apartment complex and recommend it to anyone. There are only a few reasons we’re giving ⅘ stars. Mainly related to some of the “free” drinks in the amenities/gym area and construction issues.Unlike they mentioned during the apartment tour, there are many times when the refrigerators with free drinks are locked, even during the daytime, and there are many times when the cups for the coffee machine are out. (Though the managers are always welcome to provide cups and lids during office hours. It is just inconvenient sometimes). The same problem applies to the free drinks in the gym. That almost made us think they only open those refrigerators to show to future residents and lock them after tours are over. We understand that some residents may abuse the free drink facilities which explains why they might have to limit the availability, but I think setting some rules/guidelines would be a more fair solution to residents who don’t abuse such amenities. We simply don’t like the unclarity of the refrigerators being open sometimes and sometimes not. A new set of rules, such as a sign-sheet, or a specific time when the fridges are open, would be much less confusing and fair to residents.Lastly, there are some areas of the apartment that are still closed off due to construction, but there isn’t any actual construction going on there. Specifically the balcony area next to the gym on the 2nd floor. We asked when the construction was expected to be finished when moving in, and we were told about 1 month, but it doesn’t look like any progress is being made. It would be nice to be able to move through the complex without having to make detours due to unclear construction.Overall this is a great place to live and if you are considering living here, I would say go for it!

My apt is so BEAUTIFUL!!!It has high ceiling and cute yard for my dog.Perfect location, great community atmosphere, and amazing amenities!Most importantly, the management team is fantastic. Ray was my leasing agent, and he is so nice! When he was not in the office, the other agents helped me, and they were super nice as well. I asked a lot of questions because it is my first time moving into an apt in ages. But they were never annoyed, and they answered all my questions/concerns. They were super helpful, friendly and kind.P.S. This has nothing to do with the apt, but the leasing agents all have a good sense of style! I need to ask them where they got their dress/shoes… lol
I signed a lease in June, for a move in date in August, since then I have not been able to reach a single person via phone. No matter how many times I call, no one responds. And to make matters worse, I set to move in this week and received an email about changing management starting today!Moving from another state to this place has me concerned and unsure of how they handle business.
Kerry was a pleasure to work with. I needed an apartment quick and was concerned about location because I have to young children. Kerry was accommodating and helped guide me through the leasing process which was super helpful due to my hectic schedule. The property is gorgeous and the apartment is great. So far everyone in the office has been so kind and helpful. Looking forward to the next year here.

So far I have loved my experience living here. Probably the coolest thing is the keyless entry system! Definitely love the feeling of the clubhouse for coffee in the morning, feels like a fancy coffee shop. I had a small issue with my garbage disposal and John came within an hour of me emailing the office. Everyone is so friendly here!
I have to say the Floorplan and future amenities are amazing however I am BEYOND SAD that I was told one thing about my home and the EXACT opposite has occurred. We literally leased at Kilby due to us having THE LARGEST FRONT YARD available and now all we have is a 6ft x 4 ft square. If you drive one more block down from here you will see apartments that actually have front yards that you can set up your outdoor furniture and enjoy your space. I met with Management yesterday and explained my concerns and what I was promised and I have NOT heard a single word back. I would not be upset if I was not promised and told that we would have the LARGEST yard. There was an easy resolution that I explained to Management and unfortunately when I got to this place that I wanted to call home they had already set the landscaping all in the area that was promised as my yard.
I cannot say enough good things about Ray! My husband and I are doing a long distance move and chose a unit sight unseen. Ray has gone ABOVE AND BEYOND to put us at ease, to make our transition seamless, and to make us excited to be Kilby residents. Thank you, Ray!!!!
Although I ended up signing somewhere else due to the price being a little bit high for my budget I wanted to write this review to compliment RAY!! He was absolutely amazing and deserves 1000 stars! He was so fun to work with and made the experience amazing! This property is STUNNING and really well thought out!

This property is amazing! Perfect location in Frisco Square, the leasing staff is nothing but helpful, kind, and thorough. Im so glad I made the decision to check out these apartments and become a part of a fresh community!
Finally got an opportunity to check this community out and I am so glad I did. Ray was extremely patient with me, and very knowledgeable about the property. I applied the same day, the builders definitely considered everything you needed as if you were in home. Im excited about my new home at the Kilby!
Met with a few of the team members at the Kilby and was given a hard-hat tour of the complex. Ray spent an hour touring us around different units, showing us the common spaces, and did a great job answering any questions we had.
