We love our apartment. Katie is a great manager and always very nice and professional. The location of these apartment are in a great location and close to all that we do and there is a park with plenty of walking trails. i have no complaints. i have been here almost 4 yrs and hope to live here longer..we love our patio as well

I am coming up on a year here at Overlook By The Park and plan to spend at least one more here. No complex is perfect, but Katie and her team are quick to correct any issues that we have come across. They go above and beyond and work hard to make sure their residents are happy. Before moving in, my boyfriend and I looked at many other apartments in the area and I am so grateful we chose Overlook, you should too!

I am a senior citizen living here at Overlook. I have a mobility scooter and use it to take advantage of the great park access this property affords me. Its wonderful. The property manager Katie and her entire staff are all so nice to me and i love the fact that they see to it that the entire property is kept so nice and clean including the elevators as well as inside the buildings. Great place to Stay. The Front Office staff are very friendly and responsive. This place has got a great Gym and a huge Pool. McCord Park is very well connected and has a nice trail for Walking/Biking. Walmart, CVS and lot of Food stores are located within 1- 2 mile radius.

Ive been here for just over a year and am very happy! Love our apartment (bedrooms/closets/bathrooms are big!), amenities are great and the few times weve needed maintenance theyve been responsive. Great place to live!

The management and maintenance team have both been very responsive to any requests. The apartment is great quality, great space. Well laid out. We love our 4 bedroom, 4 bath with extended patio/balcony here.

I was just told by someone that the Rent increased drastically. I wish there would be a email sent out and residents would be informed that they might can’t afford to stay here anymore. The new prices are ridiculously high.Please take care of this and inform residents because no one seems to know. Also the staff is not Problem solving at all.

I was a walk in. My boyfriend and I met with Jennifer, a leasing agent who made time to sit down with us even though we didnt have an appointment. She was super sweet, very informative and conversational. I loved how she spoke so well about the community. You can tell she really loves what she does. Unfortunately, she didnt have a 2/2 to show us. We did see the one bedroom model though and she did offer to give us a call, once she had a 2/2 avail to show. Jennifer, was awesome! I’ve been living here for over 2 years now and Jorge is the best maintenance guy we have! Each time he comes to complete our service request, he always has a great attitude. Jorge is very helpful, patient, courteous, professional and knows what he’s doing. He’s very knowledgeable when we ask him questions. This apartment complex is very lucky to have him!

I had an opportunity to talk to the leasing specialist Jenny (Jennifer) and she was just super Awesome !! I was looking for apartments from quite sometime and have spoke to a lot of people but trust me she is just totally at a very different level, she answered all questions, provided the best deals available and also gave a tour of the community and apartments. Thank you so much again Jenny ! And coming to the apartments these are really good, well built, excellent parking space, nice ventilation, good natural lighting through windows, good location and a trail to walk right beside the apartment. Tracie and her team are absolutely amazing. We have been here for 2 years and we’re going to move into a house but the house we wanted sold very fast causing us to resign a new lease. It was amazing how they worked with us during the process and one thing i love is how quick and responsive she (Tracie) is, even after hours. Very friendly neighbors to the point where this feels like an actual neighborhood despite it being an apartment complex. I 💯 vouch for this complex. We’re going to miss it when we move out but will always have great memories. The pool by the way is the best maintained pool in all of Frisco guaranteed.

Overlook By The Park has been home for my family and I for the past 5 years. We’ve enjoyed our community, from the luxurious amenities, to the wonderful monthly events the management team has provided for our community. We’ve certainly enjoyed living here. I really want to say a special thanks to Tamika, the assistant manager, who has shown great sincerity to us. She’s always welcoming, kind, and shows how much she cares. She looks out and take care of the people in her community, and has their best interest at heart. Thanks Tamika, and rest of the team, for always taking care of the people in our community, and for making Overlook By the Park a spectacular place to live.

I wish I could say my experience has gotten better in the 6 months since I moved in. My first impression of this apartment complex was NOT GOOD (as my first review showed). This complex is more like a motel than a home. Its the kind of place that makes you appreciate working AC (mine has broke not once but twice now in this 6 month span also during 95 degree heat). Its the kind of place that makes you appreciate hot water for your ENTIRE shower, as well as your bathroom towel rack not falling every time you so much as look at it. Oh well right at least the tub has jets! Oh wait thats right they dont work.. just like the air conditioning! The complex is ALWAYS overflowing with trash even after pickup on trash days. I can smell the overflowing dumpsters from my living room. Rotting mulch bags were left outside my building for multiple weeks ( I left for 4 weeks came back and they were still there smelly, soaked from the rain, and covered in bugs) See pictures of trash below! I have summited yet another service request we will see how long it takes them to fix it this time. The last fix barely lasted a month!

I came down from Houston in hopes to look for a new apartment. I came across this property and wanted to check it out. I called to see if they were taking appointments and had to pleasure to speak with Jennifer. She took me on a tour of this beautiful property and simply loved it. Jennifer you are a rockstar! If anyone wants amazing customer service ask for Jennifer!

I went for a tour the other day, and Kimberly Barnett was so helpful! We are looking a bit early, and she immediately gave us all options open to us at this time and more, as well as gave us plenty of space to explore the apartment we visited without hovering. This is also one of the few apartments weve visited that has actually adhered to COVID protocol (Worn masks, social distancing, etc.) without us needing to mention that one of us was at risk, which was incredibly respectful and professional!

I just moved in literally last weekend and I already feel as if I’m home ! Kimberley and Kennedy have been absolutely amazing from the time I’d signed my paperwork, to the time I’d moved and now. I had a small issue in my apartment and Kimberley took care of my request in less than 24 hours and had maintenance already on top of everything! I am loving my new home ! Thank you all for all you have done to make feel so comfortable and such a smooth transition!!!

Always goes above and beyond to take care of any issue I have. I’ve been living here 8 months and the ladies in the office are always pleasant and take care of my issues ASAP. Maintenance requests are fulfilled in a reasonable time. The property is rather peaceful and the amenities are great.

I am currently a new tenant at Overlook by the Park and have had an awesome experience with getting my home set up here! It had been years since I moved so I had a ton of questions and requests. From the beginning Tamika was helpful, attentive, and was happy to spend time explaining all about the property and answering my questions. She heard me out and made sure I got taken care of, especially when the move-in deal changed midway through my leasing process. She even went above and beyond by spreading my pet deposit out over two months instead of one initial payment. That was a nice unexpected treat and it made my life way easier since I’m having to move right at Christmas time! She just was so flexible about everything and that really makes all the difference when you’re talking about moving costs. When I picked up my keys and welcome packet last weekend, Jenniffer was so great about giving me all the info, including tips and tricks about mail, trash service, the gym, etc. I appreciate her not rushing through and really putting a personalized touch on my move-in experience. All in all my encounters with everyone in the office were positive, communication was stellar, and the whole process went smoothly!For the apartment itself, let me just say the units here are AMAZING. Coming from an apartment complex where everything felt dated and things were in really bad shape, it is so refreshing to be in a place where everything is new and modernized. The counters are all granite, the appliances all stainless steel, and the patios here are HUGE. I have an extended patio and I think my dogs have more room here than in a yard. Its crazy! My last apartment was also in Frisco, and I was paying the exact same amount of rent for a ridiculously grungy place. I don’t know why I didn’t move here sooner. Also a couple bonuses.. you are assigned a covered parking spot in the parking garage at no extra charge (no hail damage over here), McCord park is right behind the complex and has walking trails/fishing/disk golf, they are very pet friendly here, the gym is probably 5 times the size of a normal apartment gym, and they have great move-in specials. I apartment shopped for quite a while, and I can say without a doubt that these are some of the nicest units around! Highly recommend stopping by and checking them out!

I have had a GREAT leasing experience with Overlook so far!! Kelly Flowers has been the most helpful and incredibly knowledgeable for how new she is to the company and property! (only been here one week - WOW!)I enjoyed my tour with Kelly and think that this will be a great property to live at!! Even though the one I was originally interested got leased, there were other options that were just as wonderful!!That just goes to show how popular this community is! Update::I’ve been trying to contact the collections agency for months to get this FALSE DEBT off of my credit report and they don’t return my calls or hang up on me when I get through to someone… I still don’t believe I am in the position to need to pay this debt given the timeline. If you’d sent me payment request within the legal 30 day window THREE YEARS AGO when I moved out of your complex, I would’ve paid it, as it’s a small amount. Instead it’s now on my credit report, making it impossible for me to get approved for a new apartment and I can’t even pay off this FALSE DEBT because the agency you sold this FALSE DEBT to is too incompetent to keep me on the line long enough to steal my money. This is insane…..I just got a notification from a collections agency for a debt to be paid from this apartment complex and I have not resided in this complex for over THREE YEARS! I provided a forwarding address when I moved out and paid the final charges for water and utilities. I never received any other communication from the complex.

Finally found a new place to call home! Moving to another state is never easy but I have to give credit to the leasing office for making my transition smooth and fast. The apartments are absolutely STUNNING inside and out! The location of the property is awesome, right off the park! Apartments with views, no carpet in any of the rooms and a humongous pool! If my experience so far is any indication to how it will be when I move into my new home than I will be one happy girl! Thank you to Daniela and Kelly for helping make this move an easy choice! I give this property an A+!

This is a great place to live. When moving to the area I toured plenty of complex but I came back to the first one. I had a great experience with the leasing agent Tameka Taylor who is the leasing assistant manger now. She was so friendly and willing to help in whatever I need. She made sure all of my questions was answered. If you are looking for a nice luxury apartment Overlook is the place to be and remember ask for Tameka.

I would not recommend this place to anyone. I’ve lived here for three months now and unfortunately stuck for nine more. The buildings are not well insulated- the wind comes right through the windows, the traffic from 423 is very loud. I lived in downtown Dallas for years with much more traffic and night clubs and could barely hear anything. The model units they show you are located at the back of the property, so you really don’t notice the sound of traffic. The property is pet friendly, which is great, but unfortunately most tenants don’t clean up after their dogs, so you definitely need a flashlight at night when you take your dog out to avoid stepping in anything. There are many “doggy drop stations” which is great. It would be great if people used them!The management is complacent and nothing gets taken care of. I made the office aware of a loose step on the stairs a month ago and again a week ago and it still hasn’t been fixed. The “valet trash service” is a joke, but you’re forced to pay $35 for it even if you don’t use it. The guys who come by to pick up trash drag as many bags as they can and leave a wet trail of whatever is in the bags through the walkways and down the stairs...not the look of “luxury.” I’ve asked the office twice if we could get it cleaned and have been told they would let the porter know and take a look. I’ve had friends over that ask what is the trail that’s goes all the way down the stairs to the dumpsters- pretty embarrassing! I was told by Heather (leasing agent who also lives on site) before I decided on the property that my water bill would be around $20-30 a month, since I’m single. My bill is $70! I run a couple loads of laundry a week, take a 10 minute shower daily, and run a load of dishes once a week! So, I’m paying $105 for water and trash. I moved from a house with a yard that I water 1-2 times a week and never had a bill over $60 and that included trash service. They claim the city of Little Elm is overcharging the property. I called the city and they point the finger at the property. I’ve spoken with a few neighbors who have been here longer and they’ve said the place has been worse since new management took over. They also charge you $6/month for pest control. What they don’t tell you is that you have to request to be put on a list to have your apartment sprayed. I requested this a week ago after seeing a few spiders scurry across my floors. The manager said she would put me on the list and they would spray this past Monday. I was home all day and nobody came to spray. The “security gates” are always broken. When they fix the North entrance then all of the sudden the South entrance or exit gates are broken. They either don’t open at all or they don’t close.I will say the buildings look nice and the property looks nice for the most part. The inside of the apartments are nice. The amenities are okay, but there are plenty of other properties just as nice or nicer for the same price, but with much cheaper utilities.I wouldn’t recommend this place to anyone and if the early termination fees weren’t so ridiculously high, I would move out today.

Where do I start .... my experience moving in has not been pleasant Not only where they very unorganized they never inspected the apartment unit prior to me getting the keys. So many things were not working or just a mess when I moved in. The property manager (God bless her heart) pregnant, she apologized and had to call contractors and maintenance to fixed issues I had by the following Monday.The property is beautiful. However the cleaning of the actual unit is gross ! We spent hours cleaning before moving in. It’s a huge lesson learned and we will not be renewing our lease !I’ve been living here for a month and so far so good ! The neighbors are nice and quiet!

I want to start this review off by saying the property itself is beautiful. The location, the units (at least the one we stayed in), the pool, etc. is wonderful, especially for the price we signed our lease at initially. However, after management changes that Im guessing took place earlier this year, I would not recommend this complex to anyone.Over the course of this year, my husband and I contacted the office several times about potentially breaking our lease; once in early 2020 as we were concerned about not being able to afford rent due to the pandemic and quite a few times in the fall due to family matters. Every single time my husband or myself spoke with a member of the office staff their response on what the lease breakage fees and protocols were was different. We eventually did have to break our lease in the fall due to the aforementioned family matters, and we were pleasantly surprised at how simple that process was. This was until we received ALL of the information about the lease breakage fees three weeks AFTER we had already moved out of the unit and into our new living situation.Over the course of two months, between my husband and myself, we reached out to the office staff roughly 4-5 times to ensure we understood the charges associated with breaking our lease. This was mostly due to the fact that what our actual lease stated and what the office associates kept telling us were two drastically different numbers. It wasnt until I was on my way to do a final clean of the apartment and get a money order to pay the move out fees that I called and finally spoke with the assistant property manager, Tamika.According to Tamika, this was the FIRST time she had heard about my or my husbands request outside of an email I sent the week prior for an update and itemized list of our move-out expenses. And, this was the first time my husband and I finally learned our move-out fees would be $1,000 higher than what we had been consistently told for the previous month and a half. Tamika finally explained this was due to us having an older lease that the new staff couldnt have possibly known about and only a property or assistant property manager could have access to that information. Meaning, in the 4-5 times I or my husband went into the office or called NO ONE ever looked at our specific lease and NO ONE ever told any member of management about our concerns. Tamika continued to explain that it is up to the residents to figure out their move-out fees. This is incredibly absurd, as she herself stated every lease has the potential to be different.It was not until I requested an itemized bill that Tamika emailed that to me. This bill also contains what I believe to be an additional months water bill; however, I am so tired of dealing with this staff that I am not going to fight them on this. To add to this all, as several others have mentioned, there is zero actual enforcement of the no smoking policy. Office staff informed us that it was our job to figure out who was smoking -- both weed and cigarettes -- and THEN the office staff would do something. We had multiple neighbors blare their music past Denton County curfew during the week, and very little was done of this on the offices part. There was an attempted enforcement of wrist bands in order to use the property pool in the summer of 2019, which did nothing to prevent teenagers who dont live in the complex from overtaking the pool. They constantly send out useless communication, but are very slow or entirely absent to respond to real resident concerns.Signing our initial lease with Hallie and Brittany was beautiful and a breeze; however, this whole move-out process was one of the worst experiences I have had in an apartment complex and with customer service. (And I myself work retail, so I understand some mistakes, but this was atrocious!)

My family had a great experience at Overlook by the Park. From start to finish everyone that worked there was always very helpful. The property is located in a beautiful area and offers great amenities. We had looked at other properties in the area and this team was the nicest to work with during such a stressful time moving. Beautiful place to live but Main problem was water Bill. They will bill you $70/80 even though your in vacation for a month and no one is home to use water. They will make your water bill, no meter. Completely ghost billing. WARNING: 90% OF THE 5 STAR RATING GIVEN BY FAKE ACCOUNT, THOSE ACCOUNT GAVE ONLY ONE REVIEW IN THERE LIFE, SO DON’T FOOLS BY REVIEW, LIKE I DID!!

I dont know where to start but just know if you are moving into this apartment be ready for additional Bills for no reason. TAMIKA always finds a way to extract money from you and when they promise you a discount make sure you remember who did because they will deny it next time you come in. Customer service is poor they only care about rent nothing else yet the apartment isnt in the best condition, it looks beautiful but once you get in you will understand. Elevator never works and it takes 2 days to get fixed so if you stay at the fifth floor It becomes impossible to function. TAMIKA thinks she owns the place, she is arrogant and can be really disrespectful, you are just an employee dont look down on people who pay alot for rent. Make sure you calculate your bills when you are dealing with TAMIKA because somehow she gets it wrong and when I say that i mean she will make you pay more. So calculate calculate calculate. Thank you

My mother and myself toured with Kimberly Barnett this weekend and she was very pleasant. My mother threw every question under the sun at her and she didnt blink an eye, she was very knowledgeable about the apartment complex and the surrounding area. We will be leasing with her as soon as our home sells. If you visit make sure and ask for her!

Just moved in this weekend. Kim Barnett in the front office helped us get all settled in. She helped us tremendously getting our lease done in time for us to enroll our son in school. The apartment was clean and ready for us to move in. Been happy so far.

Our elevator in building 6, has been broken at least 10 times in 2 months. And it feels like there is no urgency behind getting it fixed or properly inspection on time,if you want us to pay rent on time, keep,the same energy when it comes to fixing our amenities, thanks.

I recently went in to see about getting an apartment. It gets old looking at apartments over and over again. My leasing agent, Allison, was SO helpful. She was very informative about all the specs for the apartment and gave me recommendations for places to eat/drink that she has tried! Y’all need 4 more of her!5 stars!!

Tamika was amazing! She made the leasing process smooth and easy. The apartment was beautiful upon move in and just as beautiful as the model she originally showed me. There were little extras inside the apartment upon move in that takes this place to the next level when it comes to caring for residents. The apartment itself and leasing process exceeded my expectations by far. I would highly recommend this place to others!

Me and my two roommates had a very pleasant experience with everyone we dealt with from the start of the tour to the day we picked up the keys to move in. It is a very nice place in a great area!

It’s unfortunate that my family was in a desperate situation due to COVID that led me to rent a four bedroom unit at this property. From the time that we got the keys it has been a negative experience. When we toured the property we were told that the apartment we were getting was not ready to be viewed so we saw a model of the same unit. The model looked fine, as they are dressed up nicely and painted; the leasing agent explained how some things would be different in the apartment we rent. Ok, fine. So I asked if certain things would be available, some that are more important to us. The agent said yes and assured me that those things are in the apartment. Well, they are not. It took three weeks for us to get what was assured after discussions of payment, which I denied them. Not only was I assured by the agent but also because I was lied to about the available parking, including available garage spaces. On the ride back to the office we were shown which building was ours and were told that we would have the apartment overlooking the park. The agent boasted about the view and how lucky and happy we were going to be.When we got our keys, which took over 45 minutes because they couldn’t figure out which parcel box they were in, we parked under the building in our assigned spot and took the elevator upstairs. The elevator had trash inside and to this day smells like urine. I don’t think these elevators are cleaned very often, regardless of what they claim. (The reason I say this is because the same oily hand print sliding down the door had been there for longer than a month after we moved in.) We walked down the hall toward our apartment to find out that we are on the opposite side of which we were promised. Our view of the beautiful park was crushed by a view of the parking lot. I was very disappointed.Upon entering the unit, the smell of cat urine was immediate. The bedrooms and closets all smelled of it. At this point I was beyond upset so I did what anybody would do, I called the office. After discussing the issues with the office manager, I was told these things verbatim, Well, when we did our walkthrough we didn’t notice any urine smell so then I invited her to the apartment to smell for herself she said, No, that’s not necessary. But you have the option to back out of your lease without penalty if you want. In other words, we don’t care and if you don’t like it, you can leave. Like I said before, my family was in a desperate situation so I didn’t have the time or resources to hunt for a new apartment and storage and put them in a hotel. So, I was stuck. Without even an offer to fix the issue.From the start we’ve been having issues pop up like locks not working, insects (fleas and we don’t have pets), calls to the patrol officer are never answered or returned, communication with office staff is always the same. We’re sorry you feel that way. And every time our neighbors across the hall smoke weed, which is every single day multiple times a day our entire apartment reeks of marijuana and I have two elderly people living in the unit that can’t handle the smell. And a couple of our maintenance requests have gone unanswered. All of this has been reported, more than once, to the office and nothing continues to be done about it. I wish I could afford to break my lease but the penalty to do so is too high.

Was helpful. We only toured one of the units. She didn’t offer to show us the rest of the amenities or try to get to know us. Took all of 15 minutes. However, we got the info we needed.

Gorgeous property! I toured with a young lady named Kelly and she was an absolute pleasure. The apartment was beautiful and so was the community. She was very helpful and knowledgeable, I will definitely come back to lease closer to my move in date!

If your looking for excellent customer service, friendly staff and people who truly care about you then this is the place to look. I came in and spoke with young lady named Tamika about an apartment that I viewed online and she without a doubt made me feel welcome and very much appreciated. I was greeted with a smile and a feeling of what I can only call home. This was the 5th apartment apartment complex on my list and it should have been the first. Overall the grounds and community were very well maintained with no trash or junk and clean hallways which is always a plus and much improved over the previous apartment homes that I looked before I came here. Now talk about customer service!! I came in the day before my appointment because of a work issue that came up just 10 minutes before they closed. Did they turn me away? Did they push me out of the door so they could go home? NO!, they took care of all my questions and concerns and the tour just sealed the deal. Go see Tamika and company and just call it a day people!

I’ve lived here for a couple of years now and have ZERO complaints! Working with the staff, especially the property manager Traci and her staff has always been a positive experience.Any problems that have come up, she has always been responsive and helped work through them promptly and respectfully, even when I wasn’t the nicest person to deal with!

The hall way has not been cleaned for more than a year I have been to the office to complain but nothing changed, elevator is always dirty with trash around it, hopefully this will change after this review I was left with no option than to let it known here because if this is a luxury apartment like they advertise then the least they can do is to keep the environment clean. Hope this changes

I absolutely LOVE this place. In fact i loved it so much that after 4 months of moving out, ill be moving back! The customer service from all of the ladies in the office is exceptional! Especially from Tamika, she found me the most amazing new unit. Nice quiet and modern community! :)

A fabulous place to live. Quiet and friendly residents. Grounds are kept very clean and well maintained. Maintenance responds to any requests in less than 24 hours. Front office staff is really nice. Look no further, you wont find anything better.

I have been living at Overlook by the Park since March 2019 and have nothing but wonderful things to say about this complex. Management and front desk are spot on, always helpful and very responsive. The few times I have needed assistance from maintenance, they come within a matter of hours to provide a fix. I havent been able to attend any of the events, but the office does host them at least once a month and from what I can tell, usually have a great turn out.

This property has amazing community events, place is very well kept and maintained, maintenance issues are always handled in a VERY timely manner, staff is always willing to help! Pool is amazing and amenities are wonderful. I love that I get a covered parking spot with my apartment- helps with the crazy Texas weather. I truly adore living here (2 years and going to sign again). Thanks Overlook for being an amazing home to live at and amazing place I love to come home to! - Krista 1032 ❤️

I have many friends that have moved to the Frisco area. I was here visiting them and drove by Overlook by the park and wanted to take a tour. I called to see if anyone was available and Tamika Taylor was there to give me a tour with no appointment. This apartment had everything I wanted. Tamika made the leasing process very easy and was there to answer all of the questions I had.

I was so excited to find this apartment complex. I moved in about 4 months ago & the resident events are off the chain. Today there was a fall brunch & whatever waffle mix they used was the best I’ve ever tasted in my whole life, LIKE WOAHHHHHH. Love all the girls in the office, great team. First, I will say, we would recommend Overlook by the Park to any of our family and friends.No place is perfect and issues have been well documented in other reviews. I like to observe how someone, individual or management, reacts to or handles a problem. We have observed the onsite management team, now led by Brittany and Hallie, working diligently to correct all those issues.We have lived here now, coming up on, two years and we just signed our lease renewal for another year. WE ARE PROUD TO CALL OVERLOOK HOME!We have lived in several apartment communities over the years and we find the Overlook management and maintenance staff to be helpful, friendly and energetic. They work hard to create a pleasant community by scheduling different events to bring everyone together. The maintenance team works daily keeping the property clean and well kept. Management communicates very well with residents via e-mail with friendly reminders as well as upcoming events in the clubhouse. And, YES, the pool is THAT HUGE!! It is fantastic during the summer with plenty of room poolside and in the pool that it never feels crowded.

Assistant manager Tamika Taylor at this property is an extremely shady, dishonest, fraudulent, and unprofessional individual. She exhibits the typical, entitled, bothered, and lazy property management mentality and attitude. She lacks the necessary common sense, critical thinking skills, and basic problem solving abilities. Prior to moving out in May 2020 and at move-out in July 2020, I notified the office staff of an atrocious cigarette and weed smell coming into my apartment from vents, how uncomfortable it has been to live inside my apartment for 3-4 months at that time, and that the new property manager Katie has not replied to my concerns Ive emailed her about in May. In August, I received my final statement and this assistant manager Tamika had the audacity to charge me a $125 fee for ozone machine for marijuana/cigarette smoke. Let me add that Im allergic to cigarette smoke, weed smoke, or any kind of smoke, and this unprofessional, lying human being had even further audacity to tell me over the phone that this smoke smell was my responsibility and miserably failed to do a proper investigation to find out where the smoke smell is coming from. Let me also add that Im currently pregnant, and was livid from having to smell the disgusting cigarette and weed smell during my last 3-4 months in their disgusting building 3. She also went on to say that my written complaint about smoke was after I gave my notice, and that she can go ahead and assume that the smoke smell is my doing. Completely asinine reasoning! So, in her mind, if an issue comes up after a resident gives notice, its no one elses responsibility but the residents! She would rather sit comfortably on her fat lazy arse, instead of doing her job with due diligence.Temporary property manager Tracy, who is covering for Katie, offered to look into the cigarette and weed smell issue in building 3 as a solution and determine which apartment it might be coming from. What was disappointing is that the lying assistant manager Tamika did her walkthrough in my apartment by herself without my presence due to Covid, during which time she stupidly made the assumption that the cigarette and weed smoke were from me. And, the property manager said that the assistant manager must make an assumption about the residents way of livng while walking the apartment, and completely ignore common sense and previous written complaints from the resident about this same cigarette and weed smell issue.I lived at this property for 4+ years from the time it was just finished building, and was there when CAF management took over in 2016. Weve had 2 great property managers Meredith and Brittany, and 2 great assistant managers Jessica and Hallie from 2016 to 2020! Most recent wonderful PM Brittany and AM Hallie have been replaced by what you currently see in the office. Temporary property manager Tracy demonstrates common sense, critical thinking skills, and problem solving abilities, and lets see what the true results of her investigation will be. Assistant manager Tamika, on the other hand, is a fraud. Just like the time when she also randomly added a $50 parking spot fee to my account starting in the month of April, which I caught since I pay attention to shady activity like that. When I called her out, she stumbled over her own words and acted as if she knew nothing about it, until finally the property manager Katie removed it and refunded my account.I highly recommend avoiding renting at this property, as it is no longer what it used to be. It used to be amazing, clean, luxurious, and professional once upon a time. Now, beware of the shady and dishonest transactions that the assistant manager Tamika will start adding to your account, and then act in such a horrible and unprofessional way when you stand for truth. She does not belong in her line of work, mistreating residents and mishandling funds for the property. CAF Management can do better.

Ive lived here for almost a year. Unfortunately, my lease is up in September and Im still debating releasing depending on how much of an increase it will be. This apartment is great. Its beautiful on the inside and outside. Leasing staff are nice. The only issue I have is one of my neighbors constantly leaving out too much trash, but theres only so much the management can do about that. Its nothing unbearable. I love how quiet it is and I love the location and all the amenities. Honestly, I dont know what all the bad reviews are about. I dont have issues and I thoroughly enjoy my living experience here, so much so that for the first time in my adult life Im debating releasing. No other apartments Ive been looking at live up to this place which makes me hesitant to leave. The management change caused a couple issues, but thats with any business, and theyve bounced back and I do enjoy new management just as much as the old.

I love my new apartment! Very modern, great amenities.. the pool is HUGE! Awesome location right next to the park. I would highly recommend.

Everything from the property to the staff is incredible. I love the layout of the property and it’s so well maintained. Lots of outdoor and covered parking. The property manager and office staff are very professional and are quick to respond. I couldn’t ask for a better place to live!

Dont get me wrong, this apartment complex is beautiful at first glance, but the staff here made it unbearable. The staff might seem friendly at first, but once you move in, it will go downhill from there. First of all, one of the staffs, Tamika, was extremely rude. Whenever we would call or walk into the office, her tone was extremely rude and negative. I honestly dont know how she became one of the managers. Second, when my air conditioner or something in the apartment would stop working, the repairmen NEVER arrived in time. All in all, if you would like to move into an apartment with bad service, this one is perfect for you.

Since the day I’ve moved in here I’ve had nothing but an awesome experience. When I saw this property it reminded me of my home in Cali, absolutely gorgeous. Everything else matches up as well, the women in the office, to the fast response time of the maintenance men. I’m so thankful I decided to make overlook my home.

Overlook by the Park is an awesome place to live. Brittany, the manager, is passionate about this property and you will see that in her diligence to keeping the property looking great at all times. She makes sure the breezeways are kept near and clean, the trash is kept under control, and the property is maintained at a high standard. Brittany and Hallie (asst property Mgr) will respond to any requests you have in a very timely manner. Brittany also promotes “community” by hosting a Saturday breakfast, donuts and coffee at the gate every now and then, we had a “decorate your patio for Christmas” contest, Easter egg hunt and much more.Her team of office staff, maintenance people and grounds keepers are all very friendly and passionate about their jobs also, which is a reflection of Brittany’a great leadership ability.What makes a great apartment complex starts with the people in charge of managing it. And Brittany is the epitome of a property manager. This is truly the best apartment complex you will find. It is your home and it will he treated as such by all of those involved in managing and maintaining the property.

Before I moved here I looked at every apartment community within 10 miles of this place and this is by far the nicest community. Management (Brittney and Hallie) Are always extremely helpful and polite. Maintenance has always handled any issue that I had in a timely manner. Great apartment views, spacious balconies, great pool and a nice weight room. Lived here for almost a year and I’d recommend this place to anyone.

My family and I have been residents of “Overlook by the Park!” The management and office staff always portrays impeccable service. We have enjoyed being residents at Overlook by the Park. The Office Manger, Ms Brittany and the Office Rep, Ms Maxine have been very awesome and amazing with us. They have excellent customer service and are great with helping solve situation to assist their tenants!

Tamika and Ross, they are amazing! They always take care of us and try their best to fix any problems we have. Also, this apartment park view is so beautiful. One thing I would like to say bad is that water fee is a bit expensive. Besides that, totally recommend this place!

The staff always greet you with a smile. The manager, Meredith, is very helpful to our needs and is quick to attend to any problems that arise. The grounds are kept clean by courteous workers. The workout room has everything you would want in a full size gym and is never crowded. The pool area is my favorite. I love the convenience of the elevator and covered parking garage. I live here with my wife and small kids and could not feel safer. It’s a beautiful property with a park and trails right next to it. We love living here.

I moved out of these apartments last August after having lived there since it first opened. The apartments looked beautiful and I was new to the renting scene so I moved in with the promise of two free months of rent and a $0 down deposit. Because I was new to renting, I took their word that I would be promised this but come move in, I would only receive one month free and I had to pay $500 down for a deposit.I had many more issues with the management and their complete lack of concern with keeping up the cleanliness of the shared areas, hallways, and staircases. Maintenance was a joke since either they are completely incompetent or just straight up lazy (my A/C and heating were either broke and or malfunctioning for over a year with no actual fix).After moving out of the apartments, I was told I owed them money for water but I would not receive my deposit back since I could not prove I paid more than $150 and I used one extra day to move out past my lease. I tried to get a hold of Brittany who is the apartment manager there and didnt hear a word from the office.Fast forward over 5 months later and I get an email stating that the office has tried reaching me multiple times and that if I did not contact them and pay the balance within 10 days, they would send the bill to collections and report me. This was the first I had heard from them since I moved out and tried contacting Brittany to discuss my deposit and this bill they said I owed.I tried to speak to Brittany to discuss the issue and rather than listening to what I had to say, she completely ignored the fact that I had multiple issues with the maintenance in my unit, and the complete lack of courtesy that the whole office has for the tenants. So I asked for her to reach of to her manager instead.I spoke with Brandye who called me the very same day and she apologized for what I was put through. She agreed to zero out my balance and said she would speak to the staff about the problems I faced while I lived here. It is only because of Brandye and her willingness to be reasonable that I give this apartment this score. Unfortunately, because of all the many other issues, I would be lying if I rated this apartment any better.

Overlook by the park has been our home for the last year and a half! We have absolutely loved living here! We are moving to another state now, and if we werent doing that we would continue to live here for as long as possible! The property is the nicest, the people are great and the staff is wonderful! Everyone in the office, Meredith, Ashley, Hallie and Brittney have all been the best team to work with during this whole process! I cant begin explaining how much of a help they have always been and have been in this last month with our big move! Anytime you need something the staff is on with with there amazing maintenance crew! I would recommend moving here in a heart beat to anyone! Literally you will love it and it is so worth it! thank you Overlook by the Park, we loved calling this our home, thank you ladies for all you do for our community!

Hallie and the other wonderful ladies were so nice to me. I was very hesitant about getting an apartment after finishing college but they made the process easy and affordable. They were wonderful and very helpful in fulfilling all my needs. Thank you to Hallie and the other ladies for hooking me up so well. Love and appreciate yall.

I lived at Overlook for over 2 years and through that time office staff changed quite often. The current folks in the office are the best! They were always helpful and responsive to any issues/questions I had. I know a lot of reviews complain about management, but you wont find that with the ladies that are there now. Oh and the apartments are beautiful.

Great place to live!!! Apartments are beautiful, location is amazing, and staff is always friendly. I see a lot of complaints about the water bills, and yes, they are a little high but before I moved here I lived at the complex next door and my water bills were about the same. I believe this is a city of Frisco/Little Elm issue not just an issue at the property itself.

This is the MOST Beautiful apartment / Home ever!!!! The Management is amazing- Takes care of repairs ASAP- I never have to ask twice- The people who repair things are fabulous and professional. The property is beautiful and VERY VERY well kept. Security gates are always closed and working- The property is quiet and your cant hear other families or tenants. The spaces and homes are very spacious- modern and make you feel like you made a great choice for a home- located close to everything- The gym is fabulous and well centered for all apartments.The quality of the apartment- like cabinets-flooring-doors-decor is fabulous- We went from a house on a golf course to a two bedroom and have never looked back. They have HUGE patios that allow Grills. The Pool area is right out of a Hotel Resort- great for family functions or business gatherings in the summertime- Huge about 30 person Fire Pit for group gatherings- by the pool- Pool side cabanas that at major resorts charge you $300 or more for the day and here they are free daily. Palm Trees and a pool that is out of this world. It is like being on VACATION when we are at home. The property is VERY SAFE- never have we ever had any problems. Neighbors are very friendly- You really get to know the property going up and down the amazing Elevators to meet people-their kids-grand kids and their pets- Friendly people. Amazing HUGE PARK right connected to the property- I research many many cities and decided with this one- SO HAPPY. We even looked at homes, town homes and condos and chose this-Kitchens are HUGE- Modern LARGE Island for entertaining- Beautiful Crown molding- Beautiful contemporary floors- We love living Maintenance Free- more time for family and friends. We cant say enough about the property-

The first time I entered the office at Overlook, I was warmly greeted by a friendly and welcoming staff. I was in need of an apartment in short order, and the ladies greatly aided me in looking at the units and answering all of my numerous questions. After walking the different fantastic floor-plans, we began the painless and quick process of getting me set-up, and voilà, it was done.It really was a quick and easy process to get things done here. The location is fantastic and the property is wonderful. The few work orders Ive sent-in have all been handled extraordinarily quickly and completely. The entire staff and maintenance crew, from the get go, have been nothing short of great in all regards.

Overlook by the Park has completely surpassed my expectations. I was on a time crunch to get an apartment and they have made the process so easy! The girls in the office are so sweet and they took the time to answer very single question I had. Ashley and Hallie both were so helpful and seriously were one of many reasons I decided to live at this property. Thank you Overlook by the Park!!!!!

My husband and I visited Overlook By The Park yesterday and we were very impressed with the property. The property itself is beautiful and I found the amenities outstanding! Our sons, ages 9 & 10, were so excited with the fishing pond and park access. The office staff was very friendly and answered all our questions. We look forward to making this community our home.
