I hope the district manager will read this review : your maintenance guy i called sunday june 13th 2021 ask him very polite if can come to fix my A/c, please i have kids in home and the answer of your worker Eddy (maintenance guy) say to me : i can go to fix your A/c today because its sunday !! And is not hot today ( 96f ) and if you want you can call the property manager and thats it! He hang up the phone he was very rude, and aggressive ! Sad the costumer service but is edddy boss who is letting have this behavior and poor costumer service and its hot very today sad very sad

I’ve lived in here off and on for 6 years, it’s always felt like home to me. The manager and girls in the office and very eager to help with anything that you might need. I’ve always gotten a very quick response. They care for the residence and it shows. The maintenance is also wonderful very responsive and very kind and gets things done in a timely manner.I would recommend this lovely place to any of my friends or family.

Do not move here! I made that mistake and Im sorry that I had even told an acquaintance about it. They have roaches, black widows and rats! They had set a rat trap on my patio and never came back to check. Not only that they never offered me a full move out inspection even though I had scheduled it per law and I was verbally told that the carpet would only need a deep clean. So imagine my surprise when I received a bill from them because they chose to replace the entire carpet. They are terrible at communicating. I have added the picture of the black widow infestation to the photos of the property I know how much people LOVE spiders.

I’ve lived in several apartments in town, and I don’t really go for the “most luxurious” apartments but I’d say that these are far from it, the only thing ‘luxurious’ about this place would be the location you’re in, easy access to parks make a fun little weekend and lovely scenery make you feel like you’re not being completely being screwed over by their inability to provide affordable living. Other then their cheap appliances inside of the apartment(note all appliances,blinds,paint,wall repair work) with the exception of their ceiling lighting can all be found in far less ideal locations. Aka the ghetto. Thermostats are really nice, you can control it with you phone from home or at work, and anyone who has lived here before can also control, just so long as no one resets you’re thermostat, but rest assured that is probably unlikely because as nice as the maintenance crew they tend to slack on a few basic things, such as changing the filters for your a/c unit, I’ve had experiences where they’ll leave it outside you’re apartment on the dirty floor, basically saying that it’s easier to do their job when you’re doing it for them, neighbors are nice, fairly descent with interactions. Pool areas and gym are left for the most part unattended, signs posted on the fence lining the pools entry clearly stat no glass, alcohol, drugs etc. are not allowed in the area, but with no one enforcing these lovely signs it makes a mute point, all around I wouldn’t waste your time or money on this place when you can find similar if not the same living arrangements that you could find in an apartment that is about 400$ cheaper in a ghetto-like area.

DO NOT RENT HERE.Me and my wife rented here for ONLY 9 month and we LITERALLY had to run away.1. This place is infested with COCKROACHES. It was a freaking nightmare they were everywhere. La Provence is filthy.2. Old and not working home Appliances.3. Way too overpriced4. Never returned my Deposit.I can go on and on but I really wanted to make this short and straight to the point.This Place is disgusting and they all a bunch of thiefs.

We have lived at this complex for almost a year, and have not had any problems. The girls that work in the office are so friendly and helpful. The grounds are always well kept, and the workers are very curtious and respectful while doing their work. When we have ever needed maintenance, it was always done in a timely matter. Unfortunately there had been some break-ins into cars and garages, but that does not solely fall on Le Provence. The fact of the matter is that it could happen anywhere. After the break-ins, the staff was very quick to inform us residents as to what had happened and kept us updated. Overall, living here has been a very pleasant experience for us.

Lived in this complex in an upstairs, 2B/2Bth (with a detached garage) for two years (2018-2020). My husband, dog, and I enjoyed being tenants at Le Province. The staff and maintenance crew are exceptional, and we have loved the complex. Overall, I would highly recommend. We left because we moved out of the city, or else we would have stayed here till we bought a home.Pros: gated community, pet friendly, wonderful location with lots of restaurants/parks/stores/gyms/trails walking distance, quiet community for the most part (very few college kids), secure package room, staff, landscape, doggie bags around property, lots of available parking, garage, dishwasher, washer/dryer, microwave, fridge, ceiling fans, lots of natural light, good water pressure, carpet/tile/laminate, fireplace, automatic outside entry lights, 24hr maintenance, Nest app for air conditioning/heater, very easy to get a hold of office - and in multiple ways, apartment has their own App, pool and hot tub available for use all year around during specified hours, third party security service that roams around the complex, price of rent varies depending on location on the property, good wind flow (apt location dependent), office is open after 5pm on weekdays, office is open on weekends, main office has a room where you can hold events - its really fancy and we saw a couple parties being held there, office does outreach programs with the tenants for holidays to keep a fun moral and sometimes Dutch Bros or Rosa Farms or Shaved Ice trucks come out when AT&T are doing promos and you get free beverages/food/desserts.Cons (with explanations): no pantry (there is a hall closet that could be used as the pantry, but we opted to by a skinny pantry and put it in the kitchen which worked wonderfully), thin walls (we could hear our neighbors new born a lot as well as any sound system or dog/bird/animal, and our downstairs neighbor could hear our dog chasing her ball or playing with toys), mice (note - we never had an issue with this, but we were told by fellow tenants that there were more of them near the north east side of the property because they came over when the GB3 was built), complex was built over 10 years ago so the insulation isnt the best (PGE bill ranged from $50-300), smoking is permitted (this is a con for me because Im really sensitive to the smell of second hand smoke and it would come up through the vents if our downstairs neighbor would smoke in her bathroom or would come up through our windows if she was smoking outside in her backyard), located on Champlain and Shepherd (busy streets for the most part - this wasnt a huge issue for me because I dont mind car sounds, but it could be for some), poor toilet water flushing pressure (make sure you have a plunger!! We had to tell every guest to do a pre-toilet paper flush before they put any toilet paper in the bowl. We got used to it but it was annoying even after we had the pressure increase - it was still wimpy), kitchen sick faucet was glorified bathroom appliance and was not big bowl/pan/crockpot friendly (we asked if we could put in our own faucet, office said yes, but we would have to reinstall the one they provided before we moved out - we never got around to replacing the non-user friendly one), the garage is a tight fit for bigger vehicles (my husband and I both have trucks and they fit like a glove if we pushed in our mirrors first. We ended up both parking outside of the garage so we didnt have to deal with the anxiety of getting into and pulling out of the garage. Note that when I had a car, it fit great, with plenty of room for a bike or other garage-y things), dumpster divers (we called security many times and they cannot do anything about it. we were told that its not considered trespassing since its in a semi-gated community - which doesnt make sense. This isnt the complexs fault, I just wanted to give people a heads up that youll see this every so often in wee hours of the morning).Again, I loved living here. Would highly recommend for this area.

I have to give props to this apartment complex and management for the great job they do and how friendly they are. I had a question and someone came over and promptly fixed the issue and gave great advice as to what to do next time. The area is great and all the folks are very respectful of others. First off I would like to say that I have never left a review about an apartment complex or the people who manage it but this place has left me no choice. I would THINK TWICE before you decide to live here. My car was broken into inside my garage and Kelly the manager treated me as the thief not the victim. She is extremely rude and arrogant. She spoke to me like I was a child that lost a toy (I had multiple items stolen). I merely suggested they increase security and she said I was making personal accusations on her. She also told me that my family and I should move out. It was very confusing to me. She could have easily been kind and compassionate about what happened but for some reason she was on the attack. Or maybe thats just who she is which is why Im saying think twice before you live here. I did report her to Manco Abbott but I doubt anything will be done. I would like to add that Amanda and Megan are very sweet and were genuinely concerned about what happened but unfortunately Kelly is the manager and when the manager is that type of person, there will be issues.

Were definitely happy living in this apartment complex. The unit itself is wonderful, the garage is extremely convenient, the grounds are well kept, the staff is responsive and affable, and the complex as a whole is extremely dog-friendly. My lifestyle generally does not feel restrained here in any way.The downsides really are somewhat small. The mail is delivered pretty late, typically after 6pm. For some reason AT&T has to install their cable equipment in the master bedroom. I dont know if either issue is within the realm of Le Provences control.

The maintenance folks are great but the office is not. The places are outdated. They nickel and dime you like crazy when you move out. They take your full deposit plus some when you move after quoting you barely any move out fees. I don’t recommend!

Dont waste your money here. They give you a false sense of security with their coded gates and walls all around. Yes, the staff is awesome, but the management sucks. Grounds are lovely, well kept and the landscaping is without fail. But, dont be fooled by their high priced sales pitch. Its still Fresno, so watch your back, cause this place doesnt care

When I initially moved in, 5 years ago, Le Prov was under a different manager -- and this place was great and well ran. The grounds were quiet, and office efficient and communicated well. Rent also reflected what the complex offers. (It was 300 less) A new manger, Kelly, took over and the office changed. Now this complex is not ran well, and I am leaving. The communication in the office is terrible, and the manger, Kelly, talks down to you if you raise an issue vs remaining professional and addressing the issue.I will call and request repairs in the morning and give permission to enter to one office lady, only to be called a few hours later by another office lady to ask if they have permission to enter and to clarify what needs repair.Then the poor repair guy comes and I have to clarify what they need to repair Bc my request is always put in wrong.The complex has gotten much noisier too- tenants parting and yelling at all hours of the night. Ive seen children running on the complex roof!! (And had to call security) There are cockroaches everywhere, and a ton of break ins to cars and garages.The positive here, the maintenance men rock!! Very friendly, and very prompt. That will be the only thing I miss about this place :) I have never left a review, or left a place with a bad taste in my mouth. Truely, it was management that drove this 5yr tenant away!Not worth the cost -- look elsewhere!!

Warning !!! Le Provence Condos the staff isnt fair about returning your Deposit to hold a Unit if you cancel moving in .I gave a 23 day notice that we had to cancel Our move in due to a Family Crisis that wasnt allowing us to move to Fresno.With in days Left Provence staff had another prospective tenant for the Unit I cancelled.Manaco company wouldnt refund our deposit of $550.00 either.No compassion for our families circumstances.I hope prospective tenants for these Condos read my review & decide to go elsewhere !!!The refund would help my Sons stay of Cost in Treatment insurance doesnt cover 100% cost.Genevieve

I had an appointment with this place at 11 and drove 300 miles to see the place and showe up on time. I was brushed off and told they dont have time to see me until 4 pm. Its obvious they dont care about customer service or keeping their word. Just a disappointment knowing that this management didnt even make an effort

The grounds are well kept, the staff friendly courteous and prompt. Clubhouse and pool are well maintained. Service requests are dealt with promptly and efficiently.Apartments are well prepped and inspected prior to move in and any areas for concern are documented and quickly corrected. Apartment interioir cozy clean and well appointed with gas fireplace, celing fans in every room, central A/C, and central heat also nice to have Fridge,microwave, dishwasher plus washer & dryer.A walk on the grounds in early moring or after dinner resembles a walk in your own private park very pleasant lots of trees and relatively quiet. Overall my experience has been terrific. oh yeah its a gated secure access property with a private security patrol, i feel safe here.

Im getting ready to move out and I can safely say that the management of this complex has driven me away from sticking with La Provence. When I originally moved here I was promised an apartment of my choosing. Surprise surprise when that apartment wasnt ready for my move and I had to move into a west-facing apartment with no shade at all on the complete opposite side of the complex that I wanted. Do not underestimate how hot a 2nd story apartment that faces west can get in Fresno.The grounds are generally well-kept and maintenance is quick to respond to requests, however leaf blowers and wood chippers going at 7am do get old after awhile especially if you work 1st or 3rd shifts.La Provence uses American Utility Management for their utilities and I can safely say that in 2016 this is one of the scummiest companies in existence. There is no way to pay online without incurring an additional fee and you have to give them either a blank check or a written freaking letter to sent up an ACH direct-checking payment account. In 2016. Get with the times you idiots.The Management will actively try and screw you when it comes to neighbors. I rented a single bedroom condo and was forced to deal with a gentleman who claimed that his rottweiler was a service animaland despite multiple encounters with other neighbors and their animals, La Provence management refused to do anything. They eventually moved out, but not before another neighbor was forced to move apartments due to safety concerns with the dog being attacked. Seriously, only in California would YOU be forced to move because of your neighbors bullshit service animal. I verified with all 4 neighbors within the same building and ALL had complained to the management about this dog.The Management will also not hesitate to waste your time when it comes to appointments. They will actively show apartments to potential renters despite promising to be in their offices at a specific time.I will update this review with my moveout experience.

DO NOT CONSIDER THIS APARTMENT COMPLEX. They are managed by Manco-Abott - who is a heartless group only out for the money. They stole $850 from my wife and me when we were considering moving there. Our of all the apartments I have dealt with in my life, this one is the worst. When they couldnt get an apartment ready in time for our move (after promising they could) they forced us to look elsewhere, and KEPT our deposit. Do not consider this place as we are goiung to have to go through small claims court to get our money back. I only gave them one star because there wasnt a way to give them less. DO NOT CONSIDER LA PROVENCE. They will break your heart and STEAL your money if they can.

WOW BE READY TO PAY FOR NEW CARPET, NEW PAINT, AND REMODELLING THERE OLD, OVERPRICED APARTMENTS WHEN YOU MOVE OUT.I WOULD JUST RENT A HOUSE FOR A HUNDRED MORE DOLLARS A MONTH.
