I really hate to leave a bad review of this place because the staff and management are great but the true problem is the parking. Recently the entire complex was forced into making the entire perimeter into a fire lane. There simply isnt enough parking and every night I come home from work I circle the complex looking for an empty parking spot. Often times I cant fine one and am forced to park in the fire lane. Ive gotten a parking citation because of this and now the complex sent out an email that they were going to start towing at the owners expense. One of my roommates rents a garage and uses that to park while the other roommate is parked in our one designated stall leaving me to try to desperately find a parking space. Because of this, I want to leave the complex before my lease is up because I dont know if I will have a car or not if I cant find a parking space. Sorry Canyon Springs, but I absolutely do not recommend this place to anyone wishing to keep their vehicle and highly encourage everyone to avoid this complex at all costs. I would also like to add that my mother had to evacuate from Auberry because of the recent fires and my home is the only place she has to go outside of a motel or maybe hotel. What am I supposed to tell her? Sorry your house might burn down but youre welcome here if you want to take a chance at not finding a parking place and getting your car towed. Or you can pay for a hotel room you possibly cant afford because your house and all your belongings along with your job might be burning down as we speak.

I took a tour a few weeks ago and I could not believe how beautiful these apartments are! The design is incredible! The property manger, Marisol, was super informative. She took her time in showing me the different types of model units they have and she answered every question I asked. Once my lease is up at my current place I am definitely going to be applying here!

I lived at this location for several years and I loved it and have recommended it to others.

These apartments have lots of families and recently the basket ball court has been removed for a few parking spaces. The jacuzzi has been removed. The parking spaces near the car wash has been stripped and there is less flowers in the front. I forgot to add that the fitness center is no longer accessible!

We just moved in a few weeks ago and we are loving the apartments!The manager Marisol from the beginning was helpful and very nice. Shes on site during the day and always returns the phone calls. Their maintenance staff is also very helpful. I put a order request at 9 am and at 9:10 they were at my apartment already. I have no complains, the property is very clean and quiet. They also offer a 24 hour gym! I would recommend this place to anyone, perfect place to raise your family!

Love my apartment here! The new management has really come a long way in just the few weeks they have been here. And the new manager, Marisol, is so friendly and knowledgeable. Everything is so well kept on the grounds and they respond to work orders usually that same day. Would definitely recommend this place to anyone looking for a forever home.

I have been living at Canyon Springs for over a year now and it has been by far the best apartment rental experience Ive experienced. The maintenance staff Kevin and Jack are exceptional! They both are always very courteous and take care of my apartment living needs when it comes to my work orders. The office staff Monique and Brittnie are very kind and sweet ladies who take pride in their community. I would definitely recommend Canyon Springs to my friends and Family. The staff takes PRIDE in this community :)

Very good place to live! Marisol and staff are very helpful and quick to solve my problems. Community is great and never any trouble here. Nice area and grounds are always kept clean as well as the pool! I would say it’s angreat place to call home.

I had a real nice experience with Moricel shes a wonderful and professional office manager. I think that whoever hired her did an awesome job picking her out because she knows her stuff. Im so happy to be on a waiting list and look forward to living at Canyon Springs. I would also like to thank the caretakers they are doing a beautiful job on that landscaping and the apartment look tip top. I speak from experience as my mother used to train managers. Canyon Springs is a very well-kept, well-managedand beautiful piece of property and I look forward to being a member.Thank you Lenora

Great place to call home. Property manager Brittnie is very professional with a great service always willing to help. Maintenance staff always quickly to fix any problems. And all areas are always kept clean. Highly recommend this place!

If you have friends coming over there is not parking literally nun, they recently painted ever area red fire lane. I have been her for 7 yrs and just the last of it

I have lived here almost 8 years now and there is a good reason for that! I love the staff, maintenance is quick, the apartments are energy efficient and I LOVE my neighbors! I would definitely recommend this complex to others!

STAY AWAY unless you like random letters from debt collectors: After living in these apartment for just under three years always paying rent on time. And leaving the apartment in fantastic shape. Then almost two months after moving out a get a letter from a debt collector requesting a random amount of money. And I have zero clue why. We never received a letter from the apartment with a list of damages but we have to pay this bill or our credit is going to take a hit. WOWOn top of this the living her is incredible rough. The apartments are super old. Our typical summer air bill was in the $300s. Everything inside the apartment is cheap, cheap, cheap... counters, carpet, windows. Basically the place is falling apart. For the first three months there we couldnt use our dish washer and the last three months we didnt have a microwave. The washer and dryer barely worked.The one silver lining was the staff they were really kind and helpful. Really good people.

Just moved in. Beautiful apartments inside and out. Brittnie, the apartment manager, was on top of my whole application process. Kept me in the loop and answered all of my questions. Very welcoming place. Would definetly recommend!

This apartment was decent when I lived there then they completely ripped me off when I moved out. I left the place EXACTLY as I found it and yet they kept more than $700 of my deposit. While I was there maintenance proved themselves to be totally incompetent when they told me that the overflow for the dishwasher was supposed to drain the water from the dishwasher. I watched one of them flip a golf cart on its side when he tried to go up over a curb. Another maint. man showed me how to break into the garages when I locked my remote inside of it (note to existing residents, your car is NOT safe nor anything in your garage). The security gate rarely worked and was NOT working when my neighbor had his apartment broken into yet they told him that it was working. They hand out a community code so that you can give it to your friends so they can let themselves in through the gate. That is to say, there is NO security! Overall this place is no worse than most, just be prepared to lose your entire security deposit for no reason whatsoever. I will be taking them to court and will report the results thereof here.

The living experience was not too bad, however the move out process is a total joke. My apartment was left pretty spotless, with the exception of the stove. I asked to be present during the walk through, and was given a date and time. The resident manager Monique was 15 minutes late, and then forgot a form in the office, and took another 5 minutes to get it. She did a quick walk through, and said she would finish it that week. I went in to sign paper work, and read that there would be a black light test done on the carpets, when I asked about it, she said it was for pets. I told them Ive never even had a pet there, and the one and only time was when I was pet sitting for a day for a friend. She said it still needed to be done. When I called the following week, I was told I was being charged for pet carpet treatment due to heavy pet saturation throughout the apartment! There was no way the dog I had over for a day did that. They would have to just urinate all day all over the apartment. When I tried to contact the manager, she is always in a meeting or on vacation or what not, staff assure a call back, and still nothing. I have sent emails and not received responses. I have contacted the main office, and still nothing back from them. If you call at 3pm, it says you have reached them after hours, even though machine says business hours are from 8am-5pm. I will be seeking legal counsel, and suggest that if you rent here, you be prepared to as well.

Iv been here for couple of years it a wonderfull place for men women and children its manager Mrs Britney Gonzales is very respectfull and get things done I also give her a 5 stares. maintenance are on top of things I cant say say nothing bad of canyon springs .it very family oriented.

Lived there for 3 years, always paid on time, never complained even tho there was plenty to complain about, we were good renters and did our best to keep our place clean and well kept even tho the apartment was old and cheap, which is ridiculous for the amount of money we were paying a month to live there. Also, for about a year they had NO SECURITY at night, even tho they said they would have security when we moved in. They said there werent enough incidents to keep security on, so they got rid of it - well, of course incidents started happening. The pool would get crazy at night, people would take alcohol in glass bottles and they would get broken - several occasions I found glass IN the pool. One weekend we had an emergency in our apartment and could not get a hold of anybody in the complex. When we moved out we were not contacted by anyone about paying any fees, we were contacted directly from the debt collector - NOT OKAY! A phone call or email or letter in the mail could not have been that much trouble! We dont even know what the fees are for - our deposit should have covered anything that needed to be repaired. And most of the repairs I had asked them to fix multiple times before but those always fell thru the cracks. I understand the place was just too big for one maintenance guy to handle, and the staff on site was short staffed. This is not a place you want to live with your family.

The apartments are nice,but, the rent is ridiculous. Too expensive for what they are offering.

New ownership and new things already happening at the property! Excited to see what the new ownership is going to do next!
