All I can say is Ashleigh is the BEST!! Me and my family have been in a crazy process of moving into the state, and she has made this process so easy. We dealt with places in the area all over trying to find a place. Places took our deposits knowing they didnt have a place available and all. Ashleigh stayed in touched with us the entire process, and it has been nothing but smooth. Whoever owns this place needs 2 make sure they keep her! Thanks again

I moved to Kentucky a few months ago. Ive been taking my time trying to find an apartment that will be suitable for my son and me. I walked into the Paddock Club and was greeted by Ashleigh with a huge smile on her face. I assumed that she would be busy, but she took her time explaining everything in detail. I automatically felt comfortable and at ease during our interaction. She was so kind, intelligent, understanding, and I could tell that she genuinely wanted the best for me. I was amazed to receive exceptional service so soon. She has been making attempts to accommodate my needs and has been keeping me informed. Ashleigh is my BLESSING! So I haven’t moved in just yet, however, the application process and hospitality that Ashleigh has shown to me has been so compassionate and nice! This complex is truly a diamond in the rough! I have never loved a place so much than I do here. Ashleigh & Adam have been the BEST property managers I have ever met and seen! Have to give a shout to Adam! I called to ask if they have time to give me a quick tour, let alone not only did Adam got me in right away but he really took his time to explain and answer all of my questions as my family has not move in 10 years. He is fantastic and really nice guy who just has a excellent work attitude! I fell in love with the place when walking threw and was so happy to see someone was taking care of this place. They have really upscale this area to what it should be and made it a beautiful home win a FANTASTIC location. They are dog friendly which I love and they been so patient in helping my family getting move in.My family moves in next week and I am ecstatic to be part if this community. Great experience with Adam and Ashleigh! I’ve been looking for a place for a few months now. They met my budget and amenity requirements. I’m relocating for work. I’m excited to become apart of the paddock community.**Update** It is way better than I expected! The staff was EXCELLENT! My made move super smooth and easy. I never even saw this place until I moved in and it was more than I could have imagined. Neighbors are nice, the home is GORGEOUS and you can’t beat the location. I LOVE IT HERE! My kids love it too. This surpassed any and everything I asked for. I saw some reviews with issues with bugs or parking. I got a garage so I don’t have those issues. And I got some bug stuff from Lowe’s and haven’t had one issue. Literally everything is perfect.

I am a resident at a sister community, working on hopefully becoming a resident here and Ashleigh has been absolutely amazing to work with and has gone absolutely above and beyond to help me out, and keep me informed. My husband and I applied to Paddock Club and the experience was phenomenal. Ashleigh made the process so smooth, and she was very responsive to all my questions and concerns. Due to moving from out of state, we didnt view the property prior, but when we made a visit, the property was exactly how it looked online, which was a big concern. It was clean, and well managed, and Adam was very attentive on showing every detail of the property. The rooms and overall apartment was very spacious, wayyyy larger than any of the other apartments we had seen at comparable prices.Overall, awesome experience. Usually, I do not write reviews, but Paddock met all my expectations. We cant wait to move in!

Hey Ashleigh, its David Dunbar, a potential future resident but current applicant of Paddock Club Apartments. I have absolutely loved texting with you and you have been extremely helpful. I have absolutely loved everything about Paddock Club Apartments and knowing that the place has a built in laundry facility is a huge blessing. Coming from a rental house where my roommates own the majority of the stuff; my brother and I will be starting from the bottom again. My brother will be checking out the place on Wednesday afternoon and I have been truly blessed by how accommodating you have been. I have no intention of moving again if we do move here but we are definitely committed for a year. Obviously I will want to get married at one point but thats in the future. I have looked at several different apartments and as I texted you; best one in the area and safest one in the area!

We have been looking for a place to move forever now. I called paddock club (one of the few places left to reach out to) nearly hopeless. Luckily, Ashleigh picked up and just from talking to her I was relieved that everything was going to be alright. Ashleigh was kind and understanding and generous with information about the property. We booked an appointment to see the property and I was really impressed. It seemed like the absolute perfect fit for my family. Ashleigh was very prompt and professional also very friendly in her approach to assisting us with moving on through the application process. We have lived here at Paddock Club Apartments for 8 months now. When we moved in during the pandemic. Everyone stayed to their selves. If you have a maintenance issue, maintenance is right on it. It gets fixed right away. The grounds are well maintained. It’s very Pet friendly. The office staff Ashleigh ( property manager) and Adam. They both are amazing at what they do. They both go out of their way to address any problems. No matter how busy they are their residents are their #1 priority. No matter how big or small the issue you are having is, to them every issue is a big issue. They are very professional & friendly. They go above and beyond for the residents here. They have made this a COMMUNITY not just apartment complex. We have no plans to ever move from here.

I love living here our 3 bdrm is huge. The community is well taken care of and being updated. They have a gorgeous pool and great gym. My kids love the playground. We definitely enjoy living and would refer anyone here.

We’ve lived here for 2 years and have absolutely loved it! Such a clean complex, our apartment is beautiful, and the pool is amazing! Maintenance is quick to respond to needs and the office staff are always so friendly. When looking for apartments that our pup would be allowed to be at, they immediately welcomed him here! Highly would recommend paddock club to anyone looking for an apartment!

Living in the paddock club apartments had been a great experience. The office staff is very friendly and willing to help meet every need they possibly can. Cleaning and maintenance is very important to this group. I have never lived in an apartment complex before and living here has given me a great experience with them. You could not ask for a better place to live.

Everyone in the office from operations to maintenance are so personable and very helpful. I had a slight emergency last month where I had water running down in my hot water heater closet. I called and told Adam and maintenance was at my door within 5 minutes to correct the situation. They even helped after hours to get my water turned back on. Love, love, love my screened in patio for my kitties to enjoy the outdoors as much as they can.

Ever since the new manager Ashleigh came to the property, there has been a significant, noticeable difference and improvement. She is responsive via email or by phone, and addresses issues immediately. Even the out of the ordinary situations. As a resident, it’s great to feel appreciated and heard instead of being treated like a number that doesn’t matter. Ashleigh is truly an asset to her company and has greatly improved the living quality at The Paddock Club apartments.

Even though my partner and I went to view the grounds and fill out an application, Ashleigh was incredibly nice, not just with showing us around, but making us feel so very welcomed. On the golf cart around the grounds, we had even come across a current resident who has been there for 5 years who was such a lovely lady with an adorable dog! She spoke very highly of what Paddock has become and had very much respect for Ashleigh and the changes that were made. If only this was the standardized treatment places gave people! Such a beautiful place with amazing management.

I have lived in the apartment complex for many years. The office personnel are always friendly. Maintenance is really professional and fast. The place is kept clean. I would give it five stars but the only downside is not enough parking and only one entrance/exit to all apartments.

The Paddock Club has been very nice to my family as we’ve moved in recently for a work transfer. The neighborhood is safe and the front office very responsive to concerns. I’d highly recommend.

It a great place I love it here beside for the rent that keeps going up every lease renewal I do it I been here for 5 years and it taking more of my check to cover it especially with this pandemic going on that I think corporate needs to stop doing the late fees for it residents I mean after paying my rent I have $40 left but could had $140 to put food on the table for my son if they help us on the late fees and the parking here ain’t great people especially over the weekend when there no parking spot hardly I mean my car was towed from here once cause I was park along the fence in front of my building but office call tow company to take my car it cost me $120 to get back and wasn’t reimbursed for it all because every spot was taking it the lot even in from by the office but it a nice place the new owner maintenance crew are quick to respond and even fix the main issue I been having that the previous owner refused to fix for me and still never received the perks for renewal a year lease here from the previous owner

The complex is currently in a transition where they are very obviously trying to make improvements. Complaints are being heard and taken seriously and that is very promising. My interactions with the new team have all been positive. I’m excited to see the continued improvements!

Fingers crossed that we will be approved and moving in this month. Ashleigh, the Property Manager, is super helpful and friendly! We did a super short notice tour of the complex and display unit yesterday and we cant wait to live here. Some of the other complexes I called in the area just werent helpful or didnt sound friendly. Our experience with Paddock Club has been top notch!UPDATE: We were approved and are moved in now! Every staff member weve encountered has been super friendly and responds to any concerns/questions promptly. The grounds are well taken care of and I love that I can take my son to the playground and my fur baby to the dog park at the same time to get their energy out, as theyre right next to eachother!

The new management do not care about anything they let illegal cars park everywhere even vechiles that dont have a license plate or expired tags and why have parking passes when tons of cars dont have any why have them? They ingore the phone calls, dont want to do anything unless they have to, your vechile can get damaged and nothing happens this place has really gone down hill since new management took over and forget about the pool you have pool tags but for what it doesnt stop anything and the partying and drinking with little kids but the maintenance team is the best thing about the place

The apartments are quite spacious and comfortable! and if you have a view to the south you are really lucky, the management works fast enough, at least in my experience, if you are looking for a place in Florence I would recommend living in this place

My family and I have lived here since May 2020. The maintenance staff is amazing and always quick to fix problems. Parking is the biggest problem. People from other buildings dont park near where they live. My husband most nights ends up parking near the office(we live in building 8500) because people from other spots park in front of our building or guests of residents parking in resident parking instead of visitor spots. Noise isnt bad unless people let their kids play in the breezway instead of the playground.

Combination of the amenities offered and the friendly people in the office! Really looking forward to the sauna, fireplace, and dog park!

EDIT: I am changing my 1 star review to 4 stars. The new Manager Ashleigh has been Phenomenal, she answers the phone, returns call/emails and follows up with issues or concerns that residents may have. She communicates and provides excellent Customer Service. Adam that works in the office is also very good and maintenance has always been top notch. If parking was better and residents with dogs were respectful I would have given 5 stars. The apartment is spacious and I enjoy the fireplace and screened in porch.I am a current resident who moved in right before new ownership took over a few months ago. I previously rated 5 stars due to TJ the Leasing agent who is no longer at The Paddock Club.The only good thing about this place is Maintenance guy Shawn he is Awesome. He shows up quickly and works diligently until the problem is fixed.The Manager is either lazy or overworked but here are the Cons of living here:Parking is not enforced. You cant even park close to your apartment.Disrespectful pet owners dont pick up poop and allow their dogs to whine/bark/howl constantly.Trash is so dirty there are BIG MUTANT FLIES all over it.Pool stayed dirty while it was open.They dont clean the breeze ways to apartments only parking lot area.All that seems to be kept up on is Landscaping. I will not renew my lease.

Not only are the apartments really nice and well taken care of but the amenities of Paddock Club are also taking care of. Located conveniently to shops and restaurants. This is a perfect place for our family to live and we cant wait to move in.

I drove by the office about 11:45 and told JT that there was water puddling under my carpet around the condensing unit in my dining room. He said he would have someone come down and take a look at it. The service manager was in my apartment and done by 1:45. The condenser unit was clogged and he fixed it up. Down to just himself for the service people, I was amazed at the quick response and impressed. Then Moores carpet came out and extracted the water and was done by 2:30. All of this resolved in less than 3 hours. Total satisfaction!

Recently viewed a beautiful unit here at paddock. I am in love with each different layout that I viewed! The tour was given by a gentleman named Will. He was very polite and thorough and answered all of my questions. I would recommend this property to anyone looking to live in the heart of NKY!

The staff is very helpful when I inquired about living here. The main facility is well kept and the units are as good as advertised. We have not had any problems thus far. Would recommend!

Pros - Great location, clean apartment grounds, stellar maintenance team and fantastic amenities.Cons - Unassigned parking, terrible and little to no communication with the leasing office staff (make sure to get everything in writing - dated/signed by staff), and the apartment that we lived in had patched up holes in the doors/pantry wall, floors in the bathroom were starting to peel around the toilets, and the floor near the laundry unit was sunken in.When we first moved in the apartment complex was under the old owners. Two weeks prior toMoving in, we were notified that our apartment’s ceiling had severe water damage and we would not be able to move into that unit. We were given two choices - move in to a 3 bed/2 bath on the third floor and pay well over what we could afford with a $75 discount for the “inconvenience” or temporarily move into the 3 bed/2 bath on the third floor and then move again to the 2 bed/2bath on the third floor once the repairs were completed. We have a child so we went with the 3 bed/2 bath.**They did end up waiving a pet fee which was about $300.Then the apartment complex was sold and bought by new owners. Understandably, there’s a transition period for both staff and owners when integrating into a new apartment complex. Unfortunately, that led to a lot of miscommunications between my husband and a staff member. He inquired about how much it would be to renew our lease multiple times and was met with excuses that the manager was out of the office for xyz reasons. When we did not receive a response to his inquiry (a week or two after) we submitted our written “moving out” paperwork. In our lease, it states that we have to do it 45 days before our lease ends. I don’t know the full details, but according to my husband the staff member he spoke with argued that we had to put a 60 day notice in or we would be obligated to pay monthly 1400. Due to the inquiry about renewal and not hearing a response, we had asked for a copy of our moving out notice with a date / signature from an agent in the office to protect us from any further miscommunications.This was just our experience, in no way am I saying avoid this complex. Just be sure to protect yourself by reading your lease, taking photos upon move in and out, and secure documentation dated/signed by whomever you speak with.

Ive lived here for about 2 years now and am currently living here. I have lived in alot of different apartments throughout my 20s and Im 27 now (about 10 apartment complexes throughout 4 different states). Paddock club has always been a great place to live. Compared to the handful of places Ive lived in, in the surrounding area its night and day. The place is always clean. Staff is always friendly. Maintenance team in general is great. Ive worked as a maintenance technician and Supervisor for years in the past and work orders at my place have always been taken care of in a very professional and timely manner. All the ammenteties such as the pool, barbecues, and gym are always in pristine condition. They always give you great notice to any maintenance needs they need to handle such as filter changes and smoke alarm battery changes. Parking for guests was what management stated was a bit of an issue when I moved in but over the months they have added a great amount of guest parking. I have never had an issue but its even easier now for any friends to come hangout. The location of the property is great with endless food and a great Mall across the street basically. Paddock club has exceeded all my expectations and I look forward to my renewed lease for a year.

I love this community because the keep it very updated. The fresh look on the pool is awesome. Can not wait to move in. Hannah showed us the Triple crown I like the open living room and bar to the kitchen, but cannot wait to move into the Derby:

Lets start from the beginning. When I moved in, the apartment had an odor to it. They didnt even air it out before I arrived. There were white paint spots all over the floors in the bathrooms and kitchen. There was a child living in the apartment above us that ran up and down the floors all day and night. They have glass covers for the kitchen and dining room lights, which fall and shatter after coming loose from the vibrations caused by your upstairs neighbors. Shortly after we started living there, ants started coming in the apartment. They charged me a monthly fee for extermination but it seems they didnt really have the exterminators spray the outsides of the property to keep the bugs away because the ants lasted for most of my lease. The carpet was very cheap and there were blocks under it out in the middle of the floor that I hurt my feet on numerous times before I finally left that place. The toilets clogged easily. If your female dog squats to pee then someone will take a picture and send it to the office who will then charge you a fee for not cleaning up your dogs mess. If you set your bag of trash outside your front door for more than 5 minutes before you walk it down to the other end of the complex to the only dumpster on the complex, then you will be fined. They dont setup a curbside pickup from the trash for large items even though they charge a premium price for their apartments. They dont have assigned parking, so if you get home after 8pm at night, you can expect to have a walk across the property home at night and back out in the morning. Its especially awful during the cold weather. I wanted to buy a house at the end of my lease, but it was going to take longer than the lease to get it. I asked if I could move to a month to month lease for 2 or 3 months until I got it and they told me I would have to sign a new month to month lease with a $300 a month rent increase. Save yourself the nightmare and dont rent here. I would only recommend this place to someone I hated.

Hannah was great not only showing us the Derby layout, but doing an excellent job on the triple crown walk-through. Paddock club definitely seems like a great place to move in. The pool looks amazing and the gym has everything that you would need.

I have not had a single issue since moving in. The maintenance people are great and are right on top of everything. The staff in the office go out of their way to help everyone. They are always cheerful and smiling when I come up to pay my rent and always ask if theres anything else I need. The apartment is very nice and very clean. I recommend Paddock Club to everyone in search of a nice, clean and quiet place to live.

Apartments arent as luxury as they want you to believe. Theyre old and outdated. Ever since the owners switched hands, communication with the management team is impossible. The water bill also tripled once PLK took over. Would not reccomend living here.

Be aware when you move out!!! Anything if you need to get it in written, DO SO. I am stuck with the debt they charged for repairing the walls which they agreed to do it for free when we were preparing for moving out. And some other charges for not properly installing the washer/dryer that resulted in problems with the tubes (which would be responsibility of Lowes installation team). Instead of communicating with us during their walk through (which they skipped), they decided to put it all on our account.Then they quickly sent the balance to debit collection agency. From my past experience, dont trust what they say, you need to have everything written down to protect yourself. I have rent with multiple properties before, never ran into any issue. This way of doing business is disgraceful.

Out of all the apartments we toured with in the local area, this was one that was at the very top of our list. The apartments are newly renovated and the place seems very clean. We toured with Renee who was very helpful and professional.

We (my wife, three kids, and I) think this is a great place to live. We moved from Texas (work relocation) last year around April. The management is top notch. The maintenance team is great. Theyre all friendly and helpful. Its location is excellent and price seems fair. All our neighbors are friendly and quiet. No trouble finding a place to park. Pool and playground are well-kept. We dont use the fitness area or laundromat; they seem nice though. Overall our experience has been more than positive. If youre looking for a place to call home, in our opinion, this would be a great choice.

Amazing place - the apartments are very good, especially for what you pay for, and they seem to allow any species of dog or cat! The office has treated us well, and any time weve ever needed maintenance it has come swiftly (usually the same day!) and they have been friendly and good as well.

I lived here for almost a year and waited until I moved out to give a proper review so that I could have all of the information before writing. I was between 2 and 3 stars and decided on 3.Pros: Great area of town, sidewalks to walk on, nice pool area, nice office area, cheaper rent than living downtown, staff was helpful for the most part. Rooms are fairly big and the patio is nice! Kitchen is fairly outdated, but useful. Fridges have ice makers. Close to many restaurants, the mall and Kroger. However, it is off the main road which helps with some traffic issues.Cons: The apartments are built very thin. You can hear everything people are saying outside. This also increases your electricity bill. Car alarms go off intermittently throughout the day and night. The green areas are covered in feces because owners do not pick up after their dogs. They came into my apartment several times throughout my ten month stay which I did not think was appropriate so often (however they did give explicit written notice). If you are planning to commute downtown during rush hour then I do not recommend staying in Florence!!

Super nice employees! The floor I looked at was super nice and very spacious! It’s super nice being located right in the middle of Florence so you are right by everything! Definitely a very nice place to live!

Super easy move in! Hannah at the front desk is awesome help with everything and super pleasant to work with! Moved into our new apartment and everything was clean, walls were freshly painted and carpet was nice and vacuumed! Great experience thus far! Can’t wait for the year!

Beautiful, well maintained complex with a pool, fitness club and walking trails in a great location. The units are very attractive with nice upgrades. The apartment manager was very professional and helpful. We are looking forward to moving in soon!

The apartment complex are pretty big, the area is very peaceful. It is in the middle of everything. Highway, shopping centers, food etc. Hannah was really nice in helping me view my options.

I had a great first impression of the paddock club apartments. The staff was very friendly and the apartment we toured was very nice, clean and up to date!!

I lived here for one year (12 month lease). Throughout my time there, everyone was very helpful and quick to respond to any issues. We did not have many issues except for water coming from the apartment above. They were very quick to respond and fixed any issues very quickly! Our neighbors were all wonderful and very friendly! The pool is amazing and always well taken care of. The fitness center isn’t as high tech as off site gyms but it was perfect for a quick workout. There are lots of sidewalks, a dog park, and the apartments are super close to everything in Florence. I would highly recommend The Paddock Club!

It is such a lovely place. I enjoyed my time there and the staff is so nice. Every issue was fixed within a day or two and its pretty much all as advertised. The only issue was the bugs. They do have an insect service come out twice a month I believe and we could somewhat know when because we would start seeing bugs a week or so before the insect exterminators came. Then it would be fine. I did also have a few issues with the front desk associates. Twice they gave me the wrong amount to pay so I was late on payments. They realized the error and waived the fees but just make sure who you talk to is consistent and you get proof of things. I wish we could have stayed longer, it did feel like home.

They are super clean, upgrading a lot, and care about their tenants! The office staff are amazing and help as much as they can! Honestly the best place ever!

Love it here! It’s super close to shopping and the expressway! The property is kept up well and the management has been wonderful! Maintenance is at my apartment within an hour to fix anything I need! And my whole family really enjoys the pool every summer!!!

Ive recently moved in and I gotta say, I love it here! The staff is friendly and helpful. Any questions you have will be answered fully and swiftly. Everything is very well taken care of and I am fully satisfied with my experience.

I moved into Paddock Club last February. The location is awesome as I can walk many places but still feel l am not living next to a shopping center. The staff is great! Friendly and if you have any issues they were taken care of promptly!! The maintenance staff have been great also--friendly and knowledgeable Glad I moved here!

Quiet neighborhood. Great apartment for the price you pay. Maintenance staff is always fast to get the work order done. The recently renovated gym at the club house is wonderful.

Our Tour of the property was fantastic, People were super nice and so was the apartments. Very excited to be moving in soon

Had a great tour with Will, we stopped in without an appointment but he still took the time to show us not 1, not 2, but 3 apartments and answered all the questions we had. He even sent us a follow up email shortly after we left with photos of another apartment we didnt view to make sure we had everything we needed to make our decision.

Lived here for 3+ years. Always very well kept - all amenities properly cleaned in timely fashion. Front office individuals were always very nice and approachable. Really enjoyed my time there!

The apartments were fine and amenities seemed alright but the problem is their pricing is day by day according to the market. So if they quote you one price, it could go up the next day according to market conditions. Your price is not secured until a downpayment is made. So if you dont put a deposit down on a 800 dollar apartment THAT DAY the apartment could skyrocket up hundreds of dollars the next day. Same apartment. That comes off as extortion. This if Florence Kentucky. There are tons of other, better options to live. I dont recommend The Paddock Club at all. There is no reason to feel backed into a corner and these behaviors are predatory to new renters.

My husband and I toured the apartments here and not only was the apartments very nice and the grounds were very well taken care of, Will, the office personal, was extrememly helpful, knowledgeable, and professional. We are hoping to be able to move into Paddock Club in tge middle of the month.

The apartments are a little over priced in my opinion. The pool has been closed and summer is almost over. I understand the pool stays open later than most but that was one of the reasons we moved in. Nobody mentioned that there would be renovations while we were discussing moving in with the front office. Speaking of the front office, they have given out financial information to our roommates without my consent. The size of the rooms are good and if you need any maintenance done they are on it. The people around are nice. All and all this is not the experience I thought I was going to have when I moved in.

Between the great, friendly staff at the front office, the knowledgable workers around the ground, and the beautiful apartments, this has been the best experience Ive had touring and wanting to be apart of a great community.

They made it very easy to get things figured out. It seems like a wonderful place to live!

The process to find an apartment was made extremely easy; Hannah was very helpful and my roommate and I were highly impressed with the quality of the apartments. It is in a great location and we couldnt be happier with our choice.

My girlfriend, and our two dogs have lived here for 6 months. Anytime theres an issue the staff takes care of it, and in a very fast and timely manner. We treat the staff with respect and appreciate them, and they return the same attitude. Our re-furnished 2 bedroom apartment has been such a cozy home for the last 6 months. We couldnt ask for a better place to call home until we purchase a house in the future. i highly recommend this community.

From personal experience I can not say the Paddock Club was all good, but nor can I say it was all bad. I lived there for 3 years and while there I experienced my vehicle being broke into, in addition to my personal property being exposed to mice from the building not being well kept. Moreover, my monthly billing fluctuated (from being extremely high to standard) and the parking was challenging via the tenant to parking ratio. However, the convince of computers, and at times the staff and location came in handy while there.

I have just recently moved to Paddock Club but have lived in other Village Green properties as well as properties owned by other companies I wont live in a property not owned by Village Green ever again. Village Green is concerned about the property but also you as a person. The maintenance teams are the best and will do whatever it takes to make your issue correct. Wouldnt trade these guys for anything, well maybe a million dollars but nothing less. The office staff is terrific. They do whatever it takes to make you happy and feeling like you belong.If you are looking for a place to live in Florence check out Paddock Club.
