They didnt have what I was looking for at Chamberland, but Amanda who I talked too was super nice and looked up other properties in the area and gave me their numbers and availability. Thought that was really nice customer service.
I am a Non-resident. I tried several times to reach out to them for questions. They never called us back after me and my roommate left several messages. I guess they don’t want your business. We even drove there at 3pm to walk in and talk to them. That was a failure too. The office door was locked when it says they close at 5 or so. We decided to not live in a place that is this unprofessional and chose somewhere else to live. It looks like a nice place though. That’s why I’ll give it 2 stars.
Really enjoyed living there and had no problems, but had an issue about 2 weeks before moving out with renters insurance. Contacted them once and they said theyd call me back and never did. Called 4 more times and left voicemails and sent 3 different emails about the issue and no one ever responded. Come to find out once my lease had ended they had charged me $25 for the problem, and a late fee of $25 a day for not paying it. No warning that this charge was on my account or anything. The place is nice, but the customer service is non-existent.
Current resident. The office almost never answers the phone and takes days to return calls, but the girls are friendly when I DO reach them. The pipes in my unit groan, there is a gas leak that was reported 3 times with no response, and now I have had wet floors for 2 weeks due to a simple AC leak that I would just fix myself if I could reach it.The units appear nice but have so many rules and regulations on top of a TON of paper work to get approved that I would not reccomend this property at all.The pool was broken with the spring 2021 freeze and will likely not be operational at all this summer.Editing to add that there is no consistency in office staff. Still trying to fix AC issues 1 month later and no one ever seems to know what is going on.
I am only giving Chamberland Square a one star review because I cannot go any lower.After signing over my lease to a new occupant, forfeiting my deposit and having vacated the apartment for nearly a year, I find a charge on my credit report for $1,300. Clearly, they did not remove me from the lease, even after signing it over to the new occupant in front of an office employee. I was also contacted monthly as a reminder that rent was due and repeatedly instructed the office that I had moved out and signed over the lease to which they assured me that everything was taken care of. I have called the number listed on their website numerous times without getting an answer or voicemail to leave a message. I have also attempted to contact their parent company with no avail. I will be contacting a lawyer and disputing the charges with the credit bureaus. It’s too bad, I enjoyed living there and had very few issues during my residence.
LOVE my apartment! where else can you find an apartment that is HUGE with TWO master bedrooms on opposite ends and best of all, its NOT student living! Yayyy! Im super happy here.
I just got randomly contacted several months after moveout for an additional payment. They charged my entire deposit to full paint the apartment. Im tempted to call my lawyer and have them look into this. Im not sure why they would do that. Of note, the walls are thin so you can hear your neighbors sneeze. It took several months to get everything in my apartment sorted out and fixed. The location isnt bad though.
I love living here. It is the most spacious 2 bedroom apartment Ive seen in Fayetteville. Not to mention, the price & location make it perfect! The staff and maintenance are always willing to help out however they can.
The best apartment Ive stayed at by far. The property manager is great, very professional and friendly. The leasing agent was very prompt and helped me get an apartment of my choice. The spacious apartment is very cozy, Never had any trouble.
I LOVE living here. The units are the largest, most spacious Ive found in NWA, especially for the price. The apartment comes with a beautiful fireplace, full size kitchen appliance, and washer/dryer. The maintenance and property manager are the sweetest and VERY prompt and professional.
Bad Management. Turned my keys in on a Friday and was still charged for the weekend after. Rude, unprofessional and the staff had Covid-19 and decided it was best not to let anyone know.
Great location, price, and management.The units are the biggest you will find in Fayetteville for the price. Anytime Ive had an issue, the office and maintenance are quick to try and fix it.I have enjoyed my stay here.
Great community and staff. The large private patios and huge walk in closets are my favorites! I would recommend Chamberland to anyone I know. You’re in close proximity to everything. Staff was helpful in the process from start to finish.
DO NOT RENT HERE!!!. I lived here for about 6-7 months and management was awful. My sister visited us and stayed for a couple weeks with her dog. About a week after she left they accused us of breaking the pet policy even though he was her emotional support animal. They said the maintenance man was going to have to search our house to prove there wasn’t a dog living with us which we had them do the next day!The landlord Sarah is very unprofessional and quick to judge any wrong doing. We had a noise complaint from the lady below us saying we were being loud during the day time. Apparently she worked nights and slept during the day but she still complained that we were stomping around above her at 4-5pm during daytime hours. We were literally just walking around doing normal things in the apartment. Sarah even left a voicemail saying that she couldn’t file a complaint against us because it wasn’t during quiet hours but a few days later I get another call from Sarah saying we were being loud during quiet hours. OHH REALLY?? Of course the lady downstairs changes the complaint time. We literally went to sleep no later than 9pm every night (I had work at 7am every day) and I started tip toeing around the house during the day so this lady could sleep. The maintenance man even made a passing joke to me saying “oh no I’m going get you in trouble by walking around your apartment” when he came to inspect our apartment. Apparently all the employees get complaints about the noise because the walls and floors are so thin. If you want your care broken into... RENT HERE. If you want to overpay for broken blinds and appliances...RENT HERE.They also bait you into putting a good review on google to enter you in a sweepstakes for free rent for a month. Beware most of these good reviews. 0/5 stars. So glad I’m not living here anymore.
Been living here for over a year and I have never had any issues at all. I love living here. Everyone one is so nice in the office. Maintenance is very helpful as well. This community is just great!!

Love my new home. Had looked at this place awhile back when it was owned by someone else and the unit I was shown was horrible. I heard someone new had bought the place and decided to check it out again. OMG! Its AWESOME! All new paint colors and the place is spic and span. I paid a little bit more than my old place which is right next door but I now have a gas log fire place and washer and dryer and lots of space and storage. Cant wait to decorate for Christmas! Oh yeah, my balcony is HUGE and its private, I dont have to share it with another apartment.I recommend this place highly

Staff is so nice and helpful, property looks fabulous and residents are considerate and friendly. Apts inside are huge and very modern. I definitely recommend if your apt hunting!
First things first, nice management but the way things are handled is very convoluted or shady for the lack of a better word. Having to pay all your bills on top of paying a rent of 775 a month for a two bedroom is very preposterous unless you are an older couple that plans to retire, even then I implore you to find something more suitable for you. I will admit the apartment seemed very nice when I moved in, other then the cockroaches that had already infested the cabinet spaces. Found out that there was a large nest of them in the back of the refrigerator as well as the space that the dishwasher occupied. I did not appreciate the fact that the maintenance men are used as spy bots for the office. First week my brother and I had moved in we did not have everything we needed plus our apartment had boxes with out things in then.Had to use Walmart bags as trash bags till getting real trash bags. A maintenance man came by to spray for the cockroaches, about twenty minutes later we have a letter saying we need to keep the apartment up to par. I was dumbfounded! Really? Trying to micromanage us about as soon as we moved in? Moving on. The day of being late on your rent, they give you ten days or be evicted. Okay. If a shade breaks, 25 for the regular shades 35 for the ones that lead to the patio from the living room. It is outrageous that if you invite someone onto your lease then they turn out to be a person you can not live with, it has to be agreed among everyone that they move out including the person you want out! So if they are about to get you evicted but you want them out? To bad if they do not want to leave. You have to get a lawyer then remove them from the lease. Not only is that ridiculous, it sounds like they want to evict you as soon as they can because you choose the wrong person to be your roommate. Also you only get 10 to 14 days to move out when evicted. My personal advice? Go to Maple Manor, they are more affordable plus you do not have to pay 300 as a fee for a small dog then pay pet rent on top of that, then bills as well as any other expenses you have. The bill of getting evicted has charges that have already been paid for yet we are still getting charged plus painting as well as replacing everything? Very greedy complex, they just want your money. To live here you better be made of money or have it growing on trees. Trust me when I say you can find better then this place.In response to your response.I did inform the office more then once, yet I was told pest control was only once every 3 months so there for I had to wait. As far as my lease agreement goes, I never remember getting one just a paper on the rules of the property.
Quiet and safe apartments. Theyre so conveniently located, whether youre a student at the u of a or have a commute to work. Staff is friendly and prompt to help any maintenance needs. ❤
Great place to live. Managed by a married couple. The lady is very nice, but the husband is kinda grumpy, but he does his job. You stay out of their way and theyll stay out of yours. Very nice neighbors and most spacious living ares w/ the best prices compared to other places. Most maintenance get done in a good time. I definitely recommend it. Do not live there if you are a party person, not a place for you!

The apartment is awful. Ill be short, but not sweet. Our first time using maintenance was pointless for the most part. Part of the stove wouldnt work, the ignitor wouldnt work for the fire place, our heat wasnt working, the disability chair in the shower was broke, and our hot water stopped working. They fixed the stove, but told me I can just use a match or lighter to light the fireplace. The fireplace made the whole apartment smell of strong gas. They flipped a switch for heat, but we lost half the amount of hot water we got. When we turned the heat off, we got more hot water. The chair in the shower is still broken. The maintenance people are just spies for the office. We are in the process of moving out and they came in to replace our lightbulbs with more energy efficient ones without any notice. They took pictures of the mess and left us a letter in our door telling us to basically clean it before an inspection a week later. Found that incredibly rude. Said we had a large dog when we are taking care of small beagles. So large. I left wet shoes on my patio for a couple of days, we received a paper to remove the shoes. We had no privacy. The walls are paper basically. You can hear everything and everyone. The A/C froze pretty badly a couple of weeks ago. It would freeze very often. The only good reviews are from the property manager and staff. What does that tell you? The cliffs are way better and cheaper.
Only been here for 2 months and already trying to leave. The carpet smells terrible and they have yet to clean it after multiple requests. We had to get a whole new refrigerator/freezer because the food kept spoiling. The dryer doesnt dry very well and is the oldest model dryer I have ever seen. You cant control the A/C so whatever temperature it is outside, it will be inside. Definitely not worth the price. If you have any other options, I would highly recommend taking them over this place. I am only in college and am not expecting a high rise apartment by any means, but this place is just terrible. Look elsewhere for living arrangements.
DO NOT RENT HERE! Terrible management.. They charge YOU to fix things that stop working. Paper thin walls, and it costs an extra arm and leg to just pay online. Rent is WAYYYYYY overpriced. Terrible part of town, and vehicles were broken into multiple times. They even let us move in with a broken dryer that they tried to tape up in the back.. I had to fix it myself. Garbage disposal broke, water heater leaked, and everything just fell apart once we moved in. They charge for the smallest stuff. Ive rented many places, but this is the worst. AC constantly froze... NO PRIVACY AT ALL! I swear that management came in every other week for the dumbest things. Trust me, do not rent here...
Let me be clear about something. Only giving this place a one star because I wanted to leave a review. Probably the worst place Ive lived at here in Fayetteville. WAY TOO EXPENSIVE for the old and outdated apartment. Maintenance and management constantly coming into your apartment for the most ridiculous things. Walls are so thin you can hear just about everything your neighbors are doing. Bad communication with staff. We had our AC unit freeze up, because there was ice all over the unit, we turned it off and left a bowl underneath for it to defrost and not leak everywhere. Not realizing there was actually a leak in the unit, we were charged for it being fixed. it shouldnt be the renters responsibility if YOUR equiptment is not functioning properly. Not to mention they had to clean the capets and when I got home it looked like nothing had been done to the floors and we were still charged. I lived here for 6 months and after the first month I was ready to get the heck out of here. This place is a joke and do not waste your money. Paid 600 in deposits and received nothing back.
The lack of amenities, rent hiking, and growing list of problems (that I feel werent going to be remedied not due to maintenance, but because the appliances were simply too old to be salavaged) including our a/c being down for almost two months in 17 during this summer ultimately brought me to move out. I simply wasnt getting my moneys worth. By moving to a new apartment complex Ive been able to shed my gas bill, consolidate my water bill (ultimately 40sh cheaper), gained more space, and a unit more than a decade newer, and Im paying only $50 more.The parking lots desperately need cameras or assigned parking. My car was scratched three times, heavily dented twice, and rear panel hit and broken by collision. Theres no real way to get accountability without installing your own.Staff and maintenance were both friendly and helpful. The units need heavy modernization in pretty much all of the appliances. Wish them all the best and hope future renters have an improved property experience.

Horrible. Maintenance man fixed about half of the problems we had, and then when we moved out the management tried to charge us for the rest. They micromanage your use of heating / air. The management is an unfriendly bunch. The walls are the thinnest Ive ever seen in any apartment Ive ever lived in. The pool is horrible. They raised our rent substantially over the three years we lived there. The air conditioner breaks every year and saturates your carpet with water. The dryer doesnt work very well. Everything has a cheap feel - its like living in an off-brand can of soup.
I really like this property and the staff workers in the office!! They really make you feel at home and at peace.
I spend 6 months very comfortable in Chamberland squareMust say that it was the only place where I could find a short-term rental in Fayeteville that will fit my calendar.In addition, the administration was of great help in the face of any problem that might arise, no matter how small it was.Also, I must say that the site is well positioned if you need to go up to bus razorback serviceo and go to Walmart or Wallgrens to buy everything you need.Lastly, even if there are other sites closer to the University of Arkansas, but in downtown Fayetteville it was impossible for me to get them at a low price and in the months I spend in Fayetteville. If it is not possible for you to rent a car in a short time, it is my recommendation to have a house near the razorback bus service stops, as Chamberland square.For all this, I give my qualification to the square of chambers and their team that attended me these 6 months.

Squirrels got in the attic more than once which made the insulation less effective and therefore utility costs were relatively high for an single bedroom apartment.Very high, indiscriminate, pet fee ($300 deposit + $50/mo for any animal including hedgehogs or hamsters)Biggest Pro: Parking was almost always available and walk-in closet was convenient. Neighbors, for the most part were quiet and polite.Biggest Con: Nitpicking. This apartment is already expensive (~$615) for a single person + water/gas/electric/internet(~$120-$200). Any failures or damages of stuff aside from maybe the kitchen or the fusebox (such as a window blind getting bent) is calculated and charged.I dont feel like it is a horrible place to live and there rarely were any issues. Its not dorm style like Hill Place or The Vue which is a nice addition. The reason for the 2 star review is due to the security deposit balance I received, or rather didnt receive today, which illustrates a lot of my feelings about the place, financially speaking.I know firsthand that renters can be awful and destructive people. With this in mind, I made sure to vacuum and sweep and magic-erase and bleach everything before I left. I even bought a new toilet seat because its multiple years of use were starting to show.I was expecting to get at least a little money back from my $300 deposit. Instead, I looked down the ledger and everything had been calculated to the exact amount to result in a $0.00 balance ledger. This isnt unexpected for apartments to do this, but disappointing nonetheless.

Rent is too high for the lack of amenities; the rate also increases every semester or so -- I lived here two years, and the rent is $100 more at move out than when I first moved in... and will accredit market value with every rate increase. There is a gas log fireplace in the 2br and a three foot deep swimming pool that are considered amenities. Office manager changes every few months (at best), but the regional manager never changes (unfortunately). They control your heat and AC -- they turn your heat option off on a certain day and the same for your AC. You never have the option to have heat and AC at the same time. Had my dishwasher fixed probably 10 times. Dryer vent constantly clogged (finally learned how to fix that myself). They arent constantly in your business, but every once in a while they get their feathers ruffled & send out nasty notices to the entire complex about how trashy the tenants are making the property look or how your dogs should not be barking. I have been in apartments here that smell like pure animal urine, so for them to charge $300 for special cleaning of pet owners units is obviously not what the $300 is going towards. I left my apartment cleaner than a normal tenant would leave it, even left it cleaner than when I moved in (besides normal wear and tear of living in one unit for two years). I was charged for normal wear and tear of the apartment & will receive $50 back of my deposit...then they acted like I should be grateful that they only charged me to paint two rooms.... I should have saved my time & effort and let them keep the $50. I would recommend renting from Lindsey over CSA -- and thats saying a lot.

Apartments arent worth what you would be paying for rent. They are Older apartments. Not well maintained. Appliances out dated, not energy efficient, including windows, & doors. Walls very thin.
