Im looking to move here soon, as soon as possible. I noticed the application mentions roommates. Does an applicant have to be open to roommates? I am moving from Missouri and have a 10 year old son who I was going to have in the second bedroom. Im not a student at the University of Arkansas, but do plan to be soon.

The spectrum had the best service and very informational tour guides. They gave us a very in depth tour of the actual apartment rather than a show room so you got a real feel for the space. Katie was super nice and helped us a lot through the whole process!
I have lived here for over six months in the B2 floor plan! It’s so spacious, and way bigger than most 2 bedrooms around. There are gorgeous views, vaulted ceilings, and some units come with a fire place that make it feel so cozy on a snowy day, or warm and open on a spring day. There’s definitely not a place I’ve found that beats Spectrum’s size, price, and the overall value!
Toured with Katie and she was super sweet and helpful! I am super excited to live here because I currently dont have a washer and dryer in my apartment and have to use communal laundry. Prices are super great for a 1 bedroom too!

The Spectrum is the best place to be in Fayetteville. From their spacious bedrooms and amenities to amazing location. If you live in Fayetteville the Spectrum is the place to live 10/10 would recommend !!!
... continued from previous post.4. Maintenance work at ungodly hours. You better hope that theres not an empty unit above you that needs to be remodeled, because if there is Spectrum will get people in there at 7:00 AM to pound the floors with no regards to the people who live below. They did this for three days straight.5. Coming back home to your locks being changed with no warning- Yes, Spectrum once changed everybodys locks to an electronic lock with a fob with no warning. I was lucky that I was already home when they changed ours, but there were others that came back to their apartment with no way to get in. The email they sent explicitly stated that only two buildings were getting their locks changed at the time, and they never sent an update to the rest of us for when the rest of the buildings were getting our locks changed. When the guy who changed our locked left, he didnt leave a fob for the new lock. And perfect timing, the Spectrum office had just closed right after he left. So I had to contact a friend and ask them what they did to get their new fobs, and it just so happened that she knew where one of the managers lived. I had to go to this managers apartment and knock on his door to get my new fob. Just imagine coming home to your apartment and you cant get it because your old key doesnt work, and you cant contact anybody because the office is closed. This is the level of communication you can expect from Spectrum.6. Your mailbox lock being changed with no warning- I dont know what it is with Spectrum and changing locks with no warning, but they did it again. They straight up just changed our mailbox lock without telling us and we had personally go to the office and get 1 new key. To this day my roommate doesnt have a key to our mailbox, because they only ever gave us one.7. Router dying and then being told to go fix it ourselves- So Internet is included. We dont pay a separate bill for our Internet and cable, and the router was provided for us. So when it breaks and doesnt turn on anymore, youd expect for management to go and fix the problem? Nope, straight up got told to go to Cox myself and ask them to fix it. And this is their response after 2 days of waiting. I ended up just having to go buy my own router to replace it.8. - General lack of care from management.- I cannot tell you how many times Ive raised concerns with Spectrum to only be responded back with a well sorry for the inconvenience with no real solutions or compensation. I know that at the end of the day the people working the office are generally just college students trying their best, and its not fair to them that they have to take all this backlash while the management company just sits quietly on the sideline just watching.But Jesus Christ, just try a little bit.In the interest of fairness, heres some good things about Spectrum1. Amazon locker hub is pretty cool, no interaction necessary to pick up packages.2. Visitor parking always has space, so you can have friends and family visit without having to worry about the dreaded tow companies3. Dog Park could use maintenance some work, but generally its pretty nice to have.4. Apartment units, especially updated units, are big and nice.5. Walls are pretty thick, you pretty much never hear your neighbors, unless theyre throwing a big loud party (or replacing the flooring at 7:00 in the morning.)6. They collect your trash, even if in my opinion 10 dollars per resident per month is a bit excessive, especially since they only pick up your trash 5 days a week.Im giving the place two stars because when things worked, they worked. But when things dont work, they really dont work. Is it a bit suspect that when I moved in, the Google ratings were 3.2 but now its 3.8? I dont know. You decide.If Spectrum decides giving 2 two stars is review bombing, just think of this review as from my roommate.

This complex is in a great location and close to campus. My daughter lives in one of the apartments and she is very pleased with the floor plan, privacy, and amenities. The office staff are polite, knowledgeable, and attentive and when I’ve called the office, my needs were met with immediacy. I recommend these units to anyone who needs safe housing in a great location!
This place is honestly great. It’s close to the campus and across the street from the baseball field. Anyone in the leasing office is willing to help with whatever you need and the maintenance staff is great.

This quaint, southern styled complex is just off busy MLK in an up and coming yet still quiet area. With several floor plans including vaulted ceilings, master suites, and even gas fireplaces in some, it is not your run-of-the-mill complex. The amenities are great (huge pool, fire feature, dog park, gym & more). The staff are very knowledgeable and welcoming! It’s definitely a great place to live.

The apartment is very nice and was very clean when we moved in. Maintenance showed up in 10 minutes when I put a work order in, and the staff are all very helpful and patient. In a great location with bike and walking paths right behind the complex. Overall the apartment is awesome!

I absolutely love living at the spectrum. The rates are super cheap, the staff is always kind and friendly, and their amenities are everything I need out of an apartment. They always have fun giveaways and events for their residents and maintenance requests are fulfilled relatively quickly! I will definitely be resigning :)
My daughter just moved here and we LOVE her new place! The units are so spacious and the office staff is always helpful. We no doubt will be resigning for next year!

I’ve been living at the Spectrum for a few months now and I’ve loved it. The staff is always super friendly, and maintenance requests get completed in a timely manner. The rates are super budget-friendly for college students but in my experience they don’t cut corners when it comes to student apartments like some others do in the Fayetteville area. Location is great! It’s right along the U of A bus route and close to a lot of great places to eat!
After bad experiences with previous apartment complexes, moving into Spectrum was like a breath of fresh air. I love how big my apartment is, the electronic door locks, and how close I am to campus. The nature trail right behind my building is a great bonus too!

Was recomended here by one of my team mates, after they had lived here for a couple of years. We saw the amount of upgrades they have been doing to there clubhouse as well as the large floor plans and I was sold! the people in the front office seem to listen and get any problem I have solved quickly. Move in day I was walked through the process by Nick W and the two other workers at the front desk. I would recomend to a friend especially one moving out of the dorms!
Stayed the weekend with my friend at Spectrum! It’s very close to campus and it’s a few minutes away from all the fast food on MLK. V convenient, even if you use DoorDash

Ever since the new managment took over I have seen a ton of improvements to the property. Seeing they care makes me happy to live here and feel like they care about me as a resident.
With this year being as weird as it is I thought moving back to fay and to a new apt complex would not be easy but with the drive through move in and Nick W as well as the rest of the office staff helping me get my preferences! I am more than happy with my new home and can’t wait for a successful year at school!
Excited for the shuttle next year! Going to save me so much in gas not having to drive too and from campus. Excited for the fall! no excuse to sskip class now haha

FYI/PSA they have a gift card reward system for providing good reviews on Google and Facebook. Take a lot of these reviews with a ton of salt. Usually have to ask 4 or 5 staff members the same question before even 1 person understands the issue. Building was convenient and not bad value but they are way behind in management category. We had 1 after hours maintenance emergency and they never responded. My parents drove 3 hours to fix the heater in winter.. I moved out and would not consider going back.

The Spectrum has really helped me get focused on my health I havent been able to go to my gym because of Covid and through there gym that is sanitized after every use and the outdoor trail that wraps around the property I havent skipped a beat with staying active.
I was hesitant about moving to Fayetteville as an immigrant, but Nick W. really made things smooth and easy like baby’s bottom to move in with the drive through move-in. I’m enjoying my apartment with a nice pool view and the staff has been very nice and accommodating!
During this pandemic the spectrum employees have been very accommodating and understanding for myself and my roommate when they didn’t necessarily have to be. With all of the upgrades happening to the leasing office, pool and weight room I will undoubtably be resigning and recommending to all of my friends! A+++!

If i could put no stars i would. To begin with when we moved in it was dirty. The carpets looked old and stained, and had dog hair in them. We have had multiple problems ranging from management, to maintenance. And now we are in 90 degree weather with a broken AC. And discovered fleas a few days ago. We had to stay in a hotel because the fleas, and they said “we will call the pest control”. I called The pest control and they can’t do anything about it unless every unit and the grounds get treated as well. We are supposed to be moved out in 2 weeks thank goodness !

Do not know where to start. Maintenance here is horrible and things never get taken care of by the management office. There was a smell in the apartment when we moved in which was fixed months later after reminding them multiple times in the office that nothing has been done. There was a random flood in the apartment concerning the fridge ice maker and we were out of town. We come back with keys in the door and a random man in the apartment, turned out to be the maintenance guy. We were never informed of the flood or that there would be a maintenance guy in the apartment. Now 5/23/2020 for the past two weeks the AC has been broken. The first time I noticed I had trouble logging in to my account to request a maintenance order. I called the office and told them “ I am unable to put one in right now it will not let me log in, this is an emergency the AC is broken”. Zero help from the kids at the front answering the phone and zero help from whoever they passed the phone onto which was a leasing manager. She put me on hold and just left me there... so I hung up. Now 2 weeks later its 80 degrees in the apartment and I am leaving tomorrow morning back to my home in Texas where the AC works. I have started getting headaches and cannot sleep at night. I hope this review helps future potential residents and that management improves their communication and how they treat their residents. I am planning on figuring out the property managers or regional managers name and contact information to pass this frustration down.
Horrible. They always come in to your apartment unannounced, walk in your room while you’re sleeping, or even worse doing the nasty etc. they changed my windows and had random construction workers come in our apartment wearing no mask, to change the windows. Good thing my lease is up because I will be moving!
Moved here from Dallas recently and the transition was rough with the pandemic going on and school being the way it is but Spectrum made the transition to my new home as smooth as possible with the Drive through move in and friendly maintaince staff always willing to fix any issues fast! my original tour was given by Nick W and he helped me through the whole process until I got my keys! Defiently will recomend to my friends moving out of the dorms next fall.
I have 4 friends who’ve had their cars broken in to at this apartment- in the back visitor spots. None of them had anything of value in the cars yet they were still smashed. If I were the management of this place I would quickly set up security cameras back there because it’s becoming a weekend tradition for someone to completely violate other people’s property. 2 of the friends that live there aren’t renewing simply because of the issue.
Just watched an elderly couple struggle up the stairs because spectrum is cheap AF and doesn’t think it’s important to salt the stairs of their 3 story apartment complex when it’s 20 degrees and raining!
Helped my son move in for school and thought the facility was very nice and well kelp. The staff was friendly and very helpful. One young man, Nick, really stood out and helped us feel very welcomed.

My time here didnt start off the greatest, but the office staff does their best to listen to your concerns. Great location if you want to be close to the University, a Razorback Transit Stop, or quit access to MLK. The Units are not in the best of shape nor were move in ready when I got here, but since the switch to a new management company work on vacant Units has given me hope for future renters.
They dont even deserve one star in my opinion, the only reason they are getting one is because the upgraded apartments looked amazing. I lived here for 2 years, two contracts, two apartments. The management is the biggest joke there is and will literally never help you. They will fine the heck out of you for absolutely anything they can because they arent taking enough money from you already, $630 for rent and almost $50 for going over the electricity cap. When they are working on apartments above you, like ripping up the carpets/floors, they dont have the decency to let you know and they will start it at 10 am, waking you up. All of the managers, except Amber, will do everything in their power to belittle you and make you feel like a piece of gum on their shoe. Overall, the apartments are pretty, if you get transferred into one that is clean at least. They tried to transfer me to live an entire year in an apartment that had dog poop on the carpets and on the patio, dog pee on the carpets and on the bathroom floor, and dirt/stuffing/messy stuff just strewn all over the place. They then tried to claim they did a walk through of this apartment, which is a completely untrue. The look of the upgraded apartments is not enough to live here in such a bad environment. This is student living for Christs sake, help the students out instead of acting like you rule the world and are on top of everyone else. For this price, you might as well go live in a house with your roommate where there is no one ruining your day.

Terribly poor service and quality for a premium price. Me and my roommate both have nothing but negative things to say about this place. Had to request maintenance multiple times. The apartment was not clean upon move in. There was pet hair on and in everything imaginable. The price is an absolute joke for the overall quality of the apartment, even before paying a completely separate utility charge after being told the apartment was all inclusive. This place does nothing to make living any easier on the college student. Trash compound was constantly filthy all year long, always overflowing with garbage. The walls of the outside deck had grime that no doubt had not been touched since the place was built. But above all, they nickel and dime every little bit they can. As a college student I was excited about moving into a place that should have made making payments easy. During the last month we were charged a projected utility that was almost $50 more than our most expensive previous month. And on top of it all they claimed we had a specific move out time which apparently we missed by 4 hours, completely unknown to us, that they are charging us DOUBLE rent for. Thirteen hundred dollars per room for being 4 hours past some made up move out time. Terrible experience, terrible staff, terrible apartments. 0/10 definitely live anywhere else.
Moved in, in August. The place was great. Had to have maintenance come a few times but no big deal. We had something come up and needed to dissolve our lease. Beechwood would have charged you for this action. Spectrum did not charge us a thing a was very helpful, even with getting someone to take our old lease with over. Thank you Spectrum and staff! Will always tell my friends about the place!
Air conditioner has been out of freon for a week now with no answer how long this will take! And now we have flees. No pets and NO HELP from managment!! This is a night mare!!! I even tried to get Terminex to come spray at my own expense, they cant do it at a complex like this. They told us the WHOLE building and grounds will need mitigation to take care of this problem. If i could review at less than 1star I WOULD!!
I enjoy being here overall. The apartments are great and the management is pretty good. I send and email, and it is usually answered in minutes unless it is the weekend. Their phone service is great too. I honestly feel it is a little expensive for what is actually is, but it is worth living here.
If I could leave a negative star, I would. This is apartment complex is by far the worst managed in Northwest Arkansas and Im being as serious as I possibly could. The General manager Cody Burch is the most incompetent person I have ever had to deal with and is completely unfit for the position in which he holds. Its unfortunate because his staff is directly mismanaged by his poor leadership style which results them not being able to effectively manage residents. I cannot stress enough that you would be better suited living ANYWHERE else in Fayetteville.

Worst complex in the Fayetteville area. Chad the new manager is useless! My apartment was completely flooding and he turned me away saying that he couldn’t do anything.
DO NOT LIVE HERE. They will cheat you out of money! Lived here with a roommate and we never once spilled anything on the carpet. Carpet was clean when we moved in, but only because they had just cleaned it. After a school year of living here, spots in the carpet started showing from previous owners. They charged us $500 to replace the carpet. Guess they needed money to replace it with. If I could give them 0 stars I would.

To all reading and doing their due diligence before signing an apartment lease. Beware! Absolutely terrible experience living here for my senior year at the University of Arkansas. Long story short: highly recommend living elsewhere. I have many friends that have not had these issues in other apartment complexes. Avoid at all costs.The problems started at move in when we received no notice that the apartment floor was being replaced the morning we were supposed to move in. I drove 4 hours here and had to wait for 9 more before I could move in. I understand things happen but this management team didn’t even have the idea in their heads to notify residents moving in to the 6 units having this problem. Most recently the air conditioning has been broken for almost a week so far. I was told I would be receiving a window unit for my room but then was told they had none. I asked for an estimated time to fix the air conditioning and was told 3 more weeks from today. That is absurd and unreasonable when the temperature is 90 degrees outside. If I was a homeowner I can promise you it would not take 3 weeks to fix my air conditioning system. The apartment complex does not seem willing to spend a little money to fix this problem any quicker. Other negative reviews are true. I have seen the police arrest multiple residents and the apartments may look decent but are not well constructed. Renter beware. This complex is a testament to unethical business practices and almost certainly does not get many repeat renters.

Management is straight trash. front desk people are very nice but are unable to help. Spend your money on a place that values their renters!!
UPDATED: Since the girls like the Spectrum the 1st time we toured I reluctantly said ok to taking another tour. I am glad I did!! This time we were greeted with handshakes and an personal introduction by the new leasing manager (who replaced the only reason I did not allow Julie and girls to lease here). He even went out of his way to show us a garage and make sure the girls could all live by each other. WOULD HIGHLY RECOMMEND!
