I’ve been very happy with my decision. They’ve managed everything smoothly from finding great tenants to taking care of any maintenance issues quickly. I haven’t had to worry about anything. Communication has been excellent. I highly recommend them.
My husband and I have a newborn son and were very stressed looking for a Quality home for our family. Every home we looked at it was either too small, lacking quality and/or already had an offer on it. We were loosing faith prior to meeting Lisa Reynolds with Preferred Property Management. She was the first one to take the time to listen to what my family really needed in not just a house, but a home. She found us the perfect home very fast and explained the next steps in detail. Im very happy since PPM began managing my rental property last year. Theyve done a professional job screening applicants to identify responsible tenants and providing maintenance at reasonable cost, their rates are fare and I have a lot less stress in my life. I recommend them highly.
I wish zero stars was an option. This place is the WORST! No one cares about the tenant, its all about the money. Getting ahold of anyone is impossible. You will be told you will get a call back and never will. Lisa is beyond rude and unprofessional. One of the times I actually could get ahold of her, I was on hold for 5-10 minutes to be transferred to not even the right person. Told me it was the owner, it was a females voice-mail she transferred me to....and the owner is male. And of course the person I did leave a voice-mail with i never got a call back. Now we are dealing with getting our deposit back. What a joke, no one will give us the documents were requesting. Its the constant run around. We didnt even get to do a walk through in person because we couldnt get ahold of anyone. Please RUN away as fast as you can. Dont let these people screw you and your family over. This business needs to be shut down ASAP so they can stop trying to screw people over and waste their time.
I am currently renting a unit, and have contacted Lisa after hours for a question and she was prompt in responding, the details were very clear when I moved in and to there has been no suprise fees or misleading information, I was suprised to read the negative reviews my experience has been positive and I appreciate all Lisa does in accommodating my family and our needs. I would still and do recommend Preferred Property Management
We became “landlords” for the first time a year and a half ago. We decided to go with a management company because we both have full time jobs. It has been the best decision! I hear awful stories from others about managing their own property themselves and I’m just relieved we don’t have to deal with it. Prefered Property takes care of everything and our minds are put at ease. They are very prompt with getting back to us if we have a question or concern and they handle anything that comes up so we don’t have to worry about a thing. We have referred several friends to Prefered Property. Our friends are seriously so happy that they thank us often for the great referral!
My wife and I were looking into renting a property with these people. They wasted our time as they told/promised things about the property that the owner did not approve of. AFTER we submitted our application we find out the ACTUAL requirements for the property. Do not waste your time with these people PERIOD. It will seem all find and dandy until theyre changing what theyve originally told you. EX; Oh yes, there is a $300 pet deposit for that unit their front desk stated after requesting to view a unit. Oh yes, there are other tenants with pets said the lady showing us the units. Oh no, we wont except your dog (under 40lbs) as theres no yard (park a stones throw away) after we submitted our application and paid the fee. They just dont communicate, classic property management issues. Just a bunch of lazy people looking for an excuse to be able bring some money home.
I live in the falls crossing apartments. We have had maintenance requests going on two years that have no been taken care of. We have been without a dryer for almost two months now the heating element went out. I have talked to the management company and maintenance and the issue has still not been resolved.
Preferred property management manages two units for me. They have been excellent at finding quality long term renters. When my husband and I were ready to buy our first home, Steve worked around our crazy schedule to tour homes we might be interested in. Closing went smoothly and we were able to close while on an Alaska Cruise. After we moved in, we called him for references to handy men, gas plumbers and more. He is an invaluable resource for new home buyers. Their first time home buyer classes are fun and informative. Even if you don’t think you can buy a home now, go to their classes. The office has friendly helpful staff. Stop in or give them a call.
I dont care what anyone thinks. I can only speak for myself when it comes to Steve and Cynthia. They are two of the most remarkable people that I have ever met in my life. They believe in second chances. I went to this company with a idea and a dream and because of them taking time out from their business and just listening. They are responsible for help saving the lives of many. This has been a wonderful experience, because at one time I didnt believe that people like this existed. Thank you Preferred Property Management for being who you are.
As far as all of these negative reviews go, dont believe everything you read. I did a lot of timely research and consulted multiple people before deciding to rent or possibly sell my condo. I reached out to Steve and Cynthia, after having a good friends referral and recommendation, and Im so glad I did! Steve was very informative, and on top of everything from the beginning, and made the sale process stress free, and rewarding. If the opportunity ever comes about again, where i have a opportunity to use Preffered, they would be my first choice!

Dealing with the staff, they are friendly...when you can actually get them to respond or answer the phone. I am an owner, and used this company for my management services. THEY NEVER CALL YOU BACK. You have to keep calling until you get Cynthia or Steve or Michelle on the phone. Dont bother leaving a message, it wont be returned. Questions, unless answered while they are on the phone, dont get answered. They say they will back to you, they wont. I pay for property management to make my life easier and save time, but then have to spend that time hounding them for information, responses to questions, etc. isnt saving me ANYTHING.If you are lucky enough to have decent tenants that never have any issues or maintenance requests and you need nothing beyond your check every month, then go with this company. If you would like communication about late payments, status updates on site visits, maintenance issues that have come up (like $200 on washer repairs when I could have replaced it for $400 and would have if given the option), etc. then use someone else.The final straw for me was, I was contemplating selling or letting my brother move in. I had several people in my property area call them multiple times about renting my unit. Not only did they not return any of the calls they didnt tell me that I had a potential new renter.My first walk through of my property revealed damage that wasnt charged back to the tenants above and beyond normal wear and tear and items left behind which I was assured was taken care. A call to Avery at the office about the issues...of course...never returned.They are nice friendly people, just really bad with basic follow through, delivering on what they promised, or managing property.
I have dealt with Steve Hale on numerous occasions; his professionalism and high level of integrity are refreshing to the industry. Cynthia Hale and all that work with Steve all have that same level of integrity and doing business with them is easy. I would not hesitate to recommend Steve to anyone that asked. Believe me, it will be worth your time to check out this company.

The former owner of my apartment used these guys for management services. They were difficult to get a hold of for maintenance of my unit. I recall one time they took 3 weeks to repair my washing machine. When I began to call them everyday, they were extremely hostile towards me as if they had no obligation to fix anything in my unit, somehow I was the bad guy. Glad my current landlord didn’t use these guys as property management going forward
My recent experience with the maintenance crew was excellent. We recently needed a heater replaced, and parts had to be ordered. Dispatch followed up regularly to let us know status. Once parts were in (within a few days), the dispatch followed up to schedule an appointment that worked with my schedule. Maintenance called before hand, showed up on time, and took care of the job in a very timely manner. The gentleman replacing the heater was very friendly, professional, and knowledgeable. Once he was done replacing the heater, he even took the time to vacuum up where he had been working. I am happy they were able to resolve my issue for me so quickly and efficiently.
Im not kidding, please dont make the mistake of ever renting from this company.

Nice staff n management . If u live in any of their property dont except much. They do not answer the phone if there are after hours problems, they do not show up if make a maintenance request a month in advance, they dont fix things in a timely manner. Nice property, great prices, friendly office staff .. some of them. They dont have enough staff to maintain all their propertys. One 2 men doing the job of 20. But like i said beautiful place, great price... . Cant get a straight answer from girls in office, no one ever knows anything
They suck!!! Called to put a work order in for my broken slider glass door and they still havent came out to replace it. My carpet is separating. Asked them about a replacement, still no contact back. My sister in law put a work order in back in February they still have yet to come. Our grass is about a foot tall. Brought this to their attention and still nothing has happened. My neighbors also have the same issues.
I had several rental homes that I turned over to Preferred Property. They managed my properties properly for the first three months. The employees that I worked with directly began to leave the company and move to other real-estate firms. Eventually the owner/broker left as well to start another firm of his own.I was under the impression that Preferred was handling all my tenants needs and issues. My rents started to be deposited later and later in the month. I was improperly charged for CO detectors that I had already placed in the homes.Eventually I started receiving phone calls from my tenants about issues that I thought were being taken care of by the property managers.It turns out that the current owner is more into flipping homes rather than managing property.The business is poorly run and I would not refer this company to anyone.Mary Donovan

DO NOT DO ANY BUSINESS WITH STEVE HALE!!!! If you like getting threatened with an eviction just put in a work order to have your gutters cleaned, 2 years in a row. Steve Hale is the absolute definition of a slumlord. Industry standard is 10%. I paid out over $80,000 in 4.5 years of renting. Do you think I could get drain stops in my bathroom sinks? Let’s not forget they use OLD photos of houses, like 10-15 year old photos to advertise. Steve you better pray to god I don’t see you in public because I will proudly do the time. See you around the lake sweetie.
If I was a owner, I would not use this agency. I am a prospective renter and I am shocked at how bad these people are at communicating/answering simple questions. I had two simple questions about utilities and lease terms. I left a message with someone in the office. I sent a message through both Zillow and Craigslist. I finally received a text back the next morning and they referred me to their website/told me to call the office. I texted that I had done that and my questions were unanswered. They asked what my questions were, I replied, and no answer. Ever. If they didn’t know the answers, I would expect a professional to respond “let me find out and get back to you.”
If you see a similar home for a similar price that isnt under the terrible, neglective and outright unprofessional management of this agency... do not go through these people. They cannot stay on top of anything.
DO NOT DEAL WITH THESE PEOPLE!! I bought a house through these people and they flipped the home through a separate company that they own, and I didnt even live in the house for 3 months and it nearly caught fire from their high quality craftsmanship. After 2 weeks of trying to get in touch with them they told me that it sounded like common household issues. 220 outlets arcing and electrical outlets with no covers on them in the attic are not common problems especially when these people did this with a clear conscious. And here is one further I am a veteran and they did this, who knows what they are doing to the elderly or disabled. These people are out for the quickest fastest cheapest dollar and do not have morals or ethics.Also dont be fooled by the ONE other post on here as that is a relative to the owner.

ZERO STARS!!!!! We were hoping to rent a beautiful property out in snohomish! Unfortunately due to the property managements lack of organization and communication that will not be happening. I feel robed (and I bet the home owners would feel the same) of a wonderful opportunity to live in a beautiful Everett, or as the listing would say “snohomish” 3 bedroom.I contacted on a Friday with no response. Called on Saturday they said I would be contacted on Monday when they were back in office. I did receive a call as promised. Set an appointment for 2 on Wednesday the following week.We were excited and ready to sign papers at this point. Just wanted to confirm the pictures matched the property. I had requested time off of work to be available for the minimal time that they were willing to show the property.The day of the showing I was called by the Prefer Property Management office to confirm my 2pm appointment and asked if I could move it to 1:30. I had explained that I was already cutting into my work day and was pushing it to be there by 2. 1:30 would not work.I was not in contact with an actual sales rep until shortly before my scheduled showing. Turns out they sent her to meet me at 1:30 and I was rushing to be there at 2pm. I was less than a minute away when I receive at text asking me to reschedule my appointment....ONE MINUTE AWAY!!! Called the rep and she said she was leaving and it was not her fault that they miscommunicated the appointment.When I called and asked to reschdule they stuck firm to their Monday - Friday before 2pm showing schedule. I was not about to ask my boss for more time off for a simple house showing.Honestly not sure how they get people with normal office hours to rent any of their properties. I’m thankful to have seen the operations of this company before I signed any rental documents. They are a complete joke with no respect of others time.This is not the company you want to manage you property!!! I have a feeling that the owners of the property would not be pleased about the hoops you have to jump through just to view the house.

I had a disturbing experience recently with preferred property management. I had put down a deposit that was 100% refundable on a place I was going to rent. ended up finding a place closer to my work. discussed in detail with Avery and Cynthia who both work there how id get my deposit back . I had not signed any lease nor did I sign a contract. my $500 fully refundable deposit was not returned even though id been promised it back on multiple occasions. This property management company did not explain that they planned on keeping my deposit regardless. I was not notified that I would not get it until over a month calling them and being promised it back by two different women. Very disappointed. would not reccomend them in the slightest
My girlfriend needed her 2nd home rented and Steve & Cynthia stepped in and really helped us feel confident about the whole process of having someone else manage the property. They suggested a higher rent than we had orginally thought we could get and gave us solid counsel on what we needed to fix up and get ready.. They are extremely knowledgable and I would reccomend them to anyone looking for a rental, needing to rent out a property or looking to buy a home - this is a world class, local company - they work really hard for you and treat you like family. Keep up the awesome work you guys!

I have been waiting for over a week for an answer on the unit I applied for. I paid my application fee and every day they tell me that they will tell me they will call me today and then today goes by and I hear nothing. Very unprofessional. When you’re looking for an apartment these days you don’t have time like that.
