I lived here for 3 years and it was the worst experience. The previous leasing office personnel, Melissa, Sarah, Marissa, and Summer were cool. Marcus, Steve, Robert, Tim,Bill, Jacob and Dave were very cool.It was when Melina, Jasmine, and the rest of the powderpuff crew showing up things started going downhill... And from what I hear now a lot of the maintenance crew are not as good as Jacob and Dave used to be. Im glad I dont live with this dump anymore.
My washer was not working properly and I asked maintenence to take a look. They determined i needed a new one. They placed an order to get me one and now I have a new washer. Im satisfied. 😁
The Olin Fields team is awesome! Seriously understaffed due to quarantines, the leasing agents and managers managed to stay on top of my move. Several people played a part in getting me here...my new home. Thanks to manager Molly, assistance Carly and leasing agent Bianca. A special thank you who even helped with my move from home as she was ill, leasing manager Theresa.Also, Bill and other maintenance (I think his name is Travis) proved to be reliable, competent and super friendly. My issues with the property were handled quickly and efficiently.Thanks for the hard work you do. I look forward to my stay here!
I’ve lived here for a little over four years now. A lot has changed in that time. Parking used to be terrible, now it’s assigned and if you have more than one vehicle you have the option of having a covered spot or a garage for a little extra every month, which in my opinion is 100% worth it. Maintenance has been quick to respond to requests, and often times has been at our door within an hour of trying to schedule something. During the pandemic the office staff have been very patient and understanding if at any point we need to pay a little late.The apartments themselves are great as well. I’ve lived in two other complexes in Everett and this is by far my favorite. The property is landscaped beautifully and maintained very well. I don’t really ever feel like I’m living in an apartment. My two bedroom provides plenty of space, with a pantry, laundry area, fireplace and patio with outdoor storage. I’m very happy to call this place my home :)

Ive been living here for about a year now, I should confess that the change in management has been great. They take care of the community, quick response time, and etc. You find personnel that goes above and beyond her responsibilities to answer your needs and provide a safe/satisfactory environment for residents. Every time I called in to fix something, they never show up. I called not even one time, 3 to 4 times but they never ever show up to fix. I don’t really even want to give this 2 stars.
The office representative was awesome. Very understanding, but it took 4 extra days to get us into the apt and they still didnt have it completely done so we had to wait another day before we could move in. That was very frustrating for us.
Olin Fields, you guys are fraud, this is for everybody who is going to apply. They gave me completely wrong information, first said 6 months of lease would be the price of $1405 for 1 bedroom and when i applied after approval they said i have to $250 on top of my rent. When i asked, if you would have told me before i would have never applied. When asked my application fee back, they refuse to refund it. Instead they are blaming me that i went ahead and applied. Yes, (Olin Fields -Fraud) i applied based on your information which you have provided. They never told me that i have to pay $250 on top of the rent. Whoever is going to apply please make sure to get the full information and keep a proof of it otherwise this Olin Fields will not going to refund your application fee. I Wish there could be an option to give 0 star instead i have to give 1 star Huh!. Good luck to others.

Was a fire in the apartment building - the staff was not helpful with the residents on that situation - on top of an already poorly managed complex - would not recommend
RENTERS BEWARE, we had maintenence come in to fix tub faucet Handel that came off and they said it was fixed. However now the water wont shut off and u can hear it running but no drip wheres the water going? this was 2 days ago and still waiting. We were #18 out of 19 work.orders, we were told.we had to wait out turn as our water bill continues to go up. This is 1 of the many incidents we have had since we moved in about a month ago. Our washer stinks and no matter how many times we have afreshed it and cleaned it, the smell will not come out of the washer a nd now our clothes. We are disabled and have a parking spot no where near where we live and there are only 2 disabled spots which the same cars continually gets. When asked for another spot we were told they would give us another parking spot further away. When moving in we were told by staff we could park next to building when unloading however the security of olin fields did not communicate with other staff before having us towed and we had to pay over $500 to get our vehicle out the next day. We are on a fixed income and as we all know Xmas is around the corner and we can not afford any gifts for our 1st new grandson and family. Merry Christmas olin fields. Or should I say bah hum bug ! If thinking about renting here DONT!!! PLEASE GO ELSE WHERE WHERE YOU CAN BE TREATED WITH RESPECT AND FAIRNESS.

I moved into olin fields apartments in April of this year. I am in a wheelchair they didnt have any ada apartments available so I talk to them about the accessibility of my appliances because I couldnt reach the buttons on my stove and the washing machine was a top loader they replaced both items for me so I can do things in my apartment without asking for help from my kids and they got me a new toilet so I can transfer more safely. They have been so accommodating for me better than any other place I have rented from.

Just moved in 3 weeks ago had a high deposit to pay but yes parking sucks if your not home by maybe 6pm forget it seriously sleeping in your car other wise your car is towed by Ron may towing my first week here after paying little over 2,000 deposit get in next morning my car was gone night patrol towed it cause parked by office my tire was on line were there carts go up down for maintenance I had my parking tag hanging in mirror with unit # there was no sign posted saying u cant tow there .anyway I lost my only car am a single mom just got laid off work and cause it got towed on a Sat night it wad 450 off bat.other then parking so far place has been ok quiet at night no screaming kids running around people seem friendly. I got one of the upgraded units 2bedroom 1bath and do love inside.
Office staff was incredibly accommodating until I signed my lease. Then they became unavailable quite a bit. Definitely unable to handle the issues I was experiencing - ants, crime, overflowing dumpsters -everyday it was something. This place is a dump and management during my time there was useless.
Free parking spaces here are very limited. They will tow your car without hesitation if you park at carport or disabled parking space. Prepare to pay extra for designated parking space. Management should have security gate to stop outsiders from park in the complex.
I paid everything when I was evicted! A month later, I received a letter from the collectors, when I arrived at the apartment and talked about this problem, they said that they would figure it out and I didn’t have any debts! A month later, my credit rate fell, when I arrived at the apartment for the second time, I had a small child with me! the assistant to the chief manager started shouting at me and saying that this is not their problem! I am shocked by this apartment! Now I solve the problem with the collectors !!!
I think the staff is pleasant and always accessible. Melissa is particularly lovely & goes out of her way to be helpful! The landscaping is maintained well & quite beautiful, but the garbage situation is a bit out of control. Would be nice if the garbage was picked up regularly. Parking is tough, but you cant blame management. Theyve got rules to follow.
Jacob was efficient, helpful and congenial. He completed the project quickly and skillfully, and graciously. Well be glad to see him again.
This is probably the worst complex Ive ever known my mother lives here lets just say garbage always overflowing with rats damages in road so bad you actually have to constantly avoid them to not damage your car please if youre reading this and want to move here dont please dont and the other things are also true the other people said where they sneak things in and yes I know we should all read our fine print but some people dont and get screwed for that
Olin fields is an average place to live. The roads need to be fixed and they need more garbage bins. Parking spots are a problem and strict parking laws need to be implemented which would give parking access to current residents only. One household should not have more than one parking space. Other than that, it’s nice near the pond and a picturesque place.
I lived there 18yrs ago and parking sucked then! Kool thing was one night a GIANT black triangle UFO flew over the complex. Myself and 2 neighbors were outside and saw it. ABSOLUTELY amazing! 3 X Bigger than the whole complex! Close to Paine Field and Boeing I guess is why!
If I could give this apartment complex 0 stars I would. Terrible management, never answer the phone, never respond to maintenance requests, charged us for a parking spot that we never received for months, lost our check for rent and tried to kick us out (we were never once late on rent and always kept our receipt), and then lost our keys after we turned them in during move out. All we wanted was for them to own up to their mistakes and the manager blamed it on other staff or blamed it on how busy they are (every time I go in there is nobody in the office.) Another thing that we are extremely upset about is how much they charge at move out. We understand that we have to pay for the utilities, but they charged us a cleaning fee and a carpet cleaning fee saying they charged every one that when they move out. This added up to more then our refundable deposit. Definitely the worst apartments that Ive ever lived in.
Gave benefit of the doubt even though there are so many negative reviews. We went the entirety of our lease and not a single pothole was taken care of (out of the 15+ that I was aware of on the premises). I think pothole is pretty kind -- these are DITCHES! It is a hazard just driving around and the excuse? We are waiting for dry weather. OK - I feel I dont have to explain why this is inexcusable for months/years on end.There were two dumpsters in our dumpster area... the one in my picture was not emptied a single time during our entire lease. They would pick garbage off the top to make the lid close, but NOT A SINGLE time was it emptied all the way. Like everyone else mentions, parking was impossible and my visitors car was vandalized. Office was no help.Rent pay options are outdated. Pay online and pay a ridiculous fee or pay with check. No billing reminders are sent out - no notifications if there is an outstanding balance of any sort - and no communication from staff if there is an issue. Maintenance staff was nice enough but the process was difficult. You either get a band-aid fix or flat out rejection. Took 3 requests to get resolution. Entered even though permission to enter was not given (happened 1x), and no maintenance request history is available.Amazon hub lockers were nice to have but were also broken into and vandalized. We were guaranteed that the locker room would only be accessible via resident amenity key. It was locked officially zero times during our stay.Overall, very poorly managed poorly maintained. Very disappointing. :(
Since I am getting a parking today I am Goan be nice and give it a good place.But if you are new and work till late, you want a make sure you have a spot to park at night.Other then that, it’s just a nice place.
I have lived here about 8 months now and I dont know if Ill sign a new lease in a few months. My apartment is nice and I pay 125.00 for a garage so Ive never had an issue with parking for myself, although having guests is almost impossible as there isnt anywhere for them to park. I have a nice view of the pond and it was a major selling point for me but since Ive moved in it has quickly become littered with garbage and no one seems to do anything about it. Theres garbage all over the place from the dumpsters and the stairs and walkway to my apartment look like they havent been cleaned in years.
The worst apartment I have ever lived. Everything is super old inside the apartment. And there is a huge dustbin out of our bed room window . And the WORST part is the whole apartment complexes DON’T have enough parking spots . If you come back after 8pm there is no parking spot for you at all. Which means you can’t have a job requires you come back late or go out have fun with friends! Once your car left the parking spot someone gonna take it immediately. Literally people are waiting for the spots in the middle of the night every single night.
Going to be moving in this month! I was concerned because some of the reviews are not very positive but I spoke with them on the phone and toured in person, everything was great! We found that the location is ideal for us being near the freeway entrance, restaurants, gas/grocery and the mall area. It is off a quiet road, has a nice office with friendly people! The office has a year round pool/hot tub(also has 1 outdoor seasonal pool), basketball court, and game room! They showed us a nice unit - they are renovating a ton of units right now! Appliances are new or like new, has a full size washer and dryer in unit, and a fireplace. The place actually looks like the nice photos online! We chose to lease the two bed one bath with double sinks and are very excited to move in. I will make another post about our experience living here!
Yesterday my car got towed out of the parking lot when I have a permit visible in my car. There is something bigger going on here, this complex is towing 12-15 cars a night or more, maybe a huge SCAM! Currently taking them to court to get this sorted out because the people in the office wouldnt even try to come to a solution. Olin Fields is taking advantage of the good residents that live here, I have lived here for 10 months and I have never lived in a place as horrible as this. If you live here and this problem is relevant to you please work with me to expose this.

I like living here but the people above me r loud. They wrestle around alot keeping u up all night. They let the kids play late into the night keeping u up all night. Pounding on pops and pans this is getting ridiculous. Going to start recording them. Pretty sure there is something saying after a certain time you need to be quiet. Its starts at 7pm and sometimes goes until 3am. Here we go again with pounding again.
This is not a true 5 star rating:This place has only been a nightmare since early 2017. Happy to leave.A few things to note:-Garbage everywhere. The dumpsters overflow on a weekly basis, and birds rip apart and litter the parking lots with trash.-Parking. Not available after 6PM. Bring your walking shoes in the car with you, because sometimes its BLOCKS before you can find a space.-Theft. My car was stolen, then broken into THE DAY AFTER GETTING IT BACK. Husbands truck broken into overnight.-Youll get towed. They love to tow peoples cars. You cant even have guests over- because 1-no parking 2-if they park somewhere, they get towed.-No restrictions on pot smoking in apartments. We had the pleasure of smelling pot coming through our bathroom vents on a regular basis. Good news for some, not for us.-Pool? Nope. Nicest summer Washington has seen was 2017, and the pool wasnt able to ever have guests. Get past the toxic pond that its next to, maybe see it open, and it wouldve had a shot, but not while we were there.-Uncooperative management. Kinda rude, slightly annoying to deal with.-Fitness room is kept at a balmy 55 degrees with no volume on TVs.-Maintenance? They dont follow 24 hour entry-notice guidelines for their people. Nice people, very respectful, and good work- but after you give them permission, they come as they please.-Live here if you so chose. Not worth the price of rent.

Beautiful amenities and the Amazon Locker got me lol my 3rd floor apartment is more than I expected so thank you to the manager and consultants in the Leasing office for making my move in super smooth and less stressful! -Raini
Im not sure where to even begin with this dump. Perhaps with the fact that I had to sue them in district court, won, and then they refused to pay the court-issued judgment against them (contacting their corporate owners, AMC LLC, and threatening a lien eventually did the trick just in case you find yourself in the same pickle). Or maybe like so many others have mentioned, the complete lack of parking after 6pm. But dont even bother bringing your car unless you have an off-road vehicle capable of maneuvering in the massive craters (theyre definitely not potholes) plaguing the parking lot. Even then, theyll probably just illegally tow you anyway (which costs you upwards of $500).By dump, I mean dump-- they literally never empty the dumpsters, resulting in a disgusting build-up of trash around the dumpster area until someone in a pickup truck comes and tidies it up a bit. And when I say they literally never empty the actual dumpsters, I mean in the three dreadful months I was living there the dumpsters were completely full 100% of the time.Despite apparently only having one maintenance person for the entire complex, he was friendly and surprisingly quick to fix the many problems that are bound to scourge your unit (thats assuming they receive your maintenance requests in the first place; it often takes two or three submissions).Dont be fooled by the convenient location, relatively acceptable interiors, and somewhat nice staff (I honestly feel bad for them). Its not worth it. For your own sake, I urge you not to lease a unit here under any circumstances. You will dread it, up until you finally move-out and they take your entire security deposit + charge you extra (what a joke) for routine cleaning. Olin Fields is a scam. Go anywhere else.
First of all, They post misleading advertisement. Don’t believe that they have one month free as advertised. When I went there, I told them about the promotion they have in their website, they said sorry that’s an old one and we are going to remove it. Yet the advertisement is still there !!!!Parking is terrible and they are not going to improve it. Half of the parking spots are private and you have to pay for it, even if you wanna pay for it, there is a long waiting list. My car was towed the day after I moved in.I had a work order took one week and three visits in order for them to do it.I’m really sad with my experience over there. Once I’m done with my contract, definitely I will leave this place.
We need parking spots that are free we’re not able to park here we have to park far away in another complex or parking across the street and walk back to our apartment. We should be able at least have one parking spot. So we went to ask if we can pay for parking they told us there’s a waiting list! So I’m confused of were we supposed to park? theres trash everywhere as well. You guys need to take down those tops for parking because that’s a scam making everyone pay for them for obligation because you guys don’t have enough free parking for everyone . The indoor pool is closed up. out door pool as well we just moved in they didn’t mention nun of this stuff. I’m going to have to take this to court .
Its sad that people are so desperate for housing that corporations like this can heartlessly take advantage of people. After spending $1,300(!) Per month plus utilities for a place to sleep and park, I ended up staying with friends because I could do neither of those things at Olin Fields.I told management about noise from my neighbours fighting and throwing big house parties a few days after they moved in. Almost every night (morning?) between midnight and 3:00 a.m. I would be woken up with no hope of getting back to sleep because the noise would continue until the sun came up. I started emailing Olin Fields every night when they woke me up. I even called the cops a few times for possible domestic violence, it was that bad. This went on for four months and just got worse. Finally I decided to move because my work was being affected by my lack of sleep. Olin Fields refused to waive any fees.They should also really tell you up front that you wont be able to park if you dont spend the money for a garage spot. I didnt figure the 100 or so dollars a month for parking into my budget and I couldnt afford it, or the $4,000 or so they were going to charge me for breaking my lease because they dont enforce the quiet hours they promise you. They could easily solve their parking problem by assigning a spot to every apartment like everywhere else Ive lived does, but then they wouldnt make money on garage reservations. Its not like you can park on the street, theres no where around. Also, the hot tub never worked in the 8 months that I lived there, and they said the fitness center was going to 24-hrs but that never happened either. There are huge potholes all over the parking lot and the dumpsters overflow every week. I didnt see any reduction in fees for that!

Managers and Maintenance have been friendly and helpful and things needing fixing were done quickly and well. We have been here about two years, and the new ownership is much better than the previous one.
Management is more focused on the new patio and dog park than current residents well being and safety... I have family there and theyve had a lot of issues with faulty wiring, leaks from other apartments, and the flooding of one of the bedrooms.From what Ive heard, they are very reluctant to have anybody take care of the problems, even simply painting over mold and water damage... The rest of the family and I are trying to get them out of there...
I highly appreciate the maintenance people that get things done.It might take a while sometimes but I come to understand it not always me there taking care its a lot of people..And they work hard to get things done.I do highly appreciate all of them.No place is perfect.Ive seen worse.So Im thankful that someone gave me the opportunity to live here..So I bless those who work hard to get things done.
I have had some issues, the complex isnt new, so expect some issues.I have been very pleased with the prompt responses and the workers do work hard to take care of the issues.
If youre looking for a new place please STAY AWAY FROM HERE. I cant count how many times Ive had to park at the gas station due to lack of parking when it was before 9pm. Ive been towed twice, my apartment has poor insulation so our heat is always running, if I call the office to get something fixed I have to call back several times before it actually gets done, & most times it breaks again(I.e. Ive had my closet doors fall off 4 times) the list goes on
I lived here in a short term lease. During the initial leasing phase, it was not explained to me that I would be billed on top of rent, a short term lease fee sms a pet fee, approximately $100 for trash, water, and sewage.I was assured that my non-upgraded apartment would be clean and all paint chips repaired. They were not.Now that I have moved out, the office would like to charge me for painting, which for wall damage, which is odd since I never hung anything - as it was a short term lease.I was also, on multiple occasions given wrong information and never given a working key to access the main buildng where the gym is located. I was told Id be able to use the indoor pool and Jacuzzi, both of which were immediately drained the weekend after I moved in.My neighbors across the hall took to feeding a stray cat, which I reported to management, as the cat was very loud and often threw up on my doormat. Managements response was, when we go, we dont see the cat. Overall, this was a disappointing experience. Im disappointed in how the management company conducts its business, overall lack of response, and attempts to nickel and dime its tenants.Be wary
Love the apartments. Trouble parking sometimes and kiddos get loud sometimes but I don’t mind it. Great pricing too!
If I could give this place zero stars or negative stars I 100% would.Management takes absolutely forever to resolve issues. Had an extremely disruptive downstairs neighbor and constantly sent in complaints and they did nothing to fix the problem. This issue has been going on for 6+ months and at least 5 emails have been sent in to them and several phone calls to the cops have been made regarding this. This place does not have the best interest of the renters in mind.There is constantly drug addicts roaming the parking lots after dark. Its super scary to be outside past 8pm. I have a dog and have to walk him in the evenings and I refuse to go outside without my boyfriend and my heavy duty flashlight. There have been reports of cars getting broken into, women being mugged and a guy taking his pants off in the parking lot.Highway 99 is a mess. Constant drag racers and sirens from police... and theres usually at least one cop with their lights on in the parking lot in the middle of the night. You wont get quality sleep if you live here.Not to mention there is never parking past 8pm at night and they charge a ridiculous amount for the carport or the garages.The garbage bins are constantly full and gets spread EVERYWHERE by the wind. This has been an issue for 2 years and no resolution.Theres constantly dog poop everywhere, the dog park is disgusting... I wouldnt bring my dog there to save my life.Rodents are a common sight. They live in the walls of my apartment... constantly chewing and scratching at something. Their grounds arent kept up on and Im pretty sure those ponds are radioactive at this point due to how much garbage is in them.Theres mold that grows in the windowsill due to the Windows being old. It is always cold in the apartments due to olds windows and gaps under the door... huge waste of money on my electric bill.There were HUGE potholes all over the complex when I moved in 2 years ago... I have no idea how long they were there before I moved here... but it still took them a year to fill them... and Im only a little exaggerating when I say youd ruin your car driving through these and there was no way to go around them...They also remove packages from the lockers. I had a package removed 2 months ago and suddenly a few days ago it shows up. And the locker room is supposed to be open 24/7 and it is locked after their business hours are over.The office hours are supposedly 9am-6pm but they will close before 5 on a regular basis. And theyre supposed to be open on the weekends but theyll close randomly with no notice to the complex. Their communication is horrible. There was a plumbing issue recently and I would constantly have to ask for updates even thought they said they would provide updated information through out the day. Theyre full of false promises.Management takes little to no interest in the needs of the renters... no matter what you complain about it takes at least a year to resolve.DO NOT MOVE HERE.
The new management has really turned this place around. They are very quick to help and never have an attitude.
If I could give it a lower rating I would. This is the worst place Ive ever lived. It took them 3 months to come fix my heat in the dead of winter among all of the other issues I had that took far longer than they should have to resolve. There is never any parking unless you want to pay and additional $100 a month for a garage. Management is so rude and unhelpful. If you come in to ask a question they treat you like youre being a pest and give attitude the entire time. After living here for 10 months my rent went up $300! Not to mention with them changing management I had strangers entering my home every month for 3 months which resulted in them letting my dog out and I had to chase after her. I wouldnt EVER recommend this place to ANYONE.
My dad lives here, I visit often. All I see is garbage and furniture stacked all over the dumpsters. This is March and there is STILL the same garbage from Xmas time! They charge him $1500+ which with all of the amenities is worth it but half the time the pool is closed or the barbecuers are out of service or the gym is locked or the equipment in the workout room is broken so its hard for me to justify my dad spending that much money when he cant even use the amenities that are here
I enjoyed my stay at OlinFields Apartments. I lived there for 2.5 years and overall, i enjoyed the living and convenience of being close to all necessary amenities.
So so so bad. Do not come here even an apartment tour. Waste time, so glad that we found problem before sign lease contract.
This place it terrible. The Windows had puddles of water on the windowsill and it wasnt just condensation also the apartment had ants and when the maintenance come to fix something they do a poor job .parking is terrible, you have to make sure to be back at apartments before 7 pm or else no parking . I work night shift and literally drove around the whole apartment complex and did not find parking had to go park on the road. I dont normally leave reviews but it was so terrible, if I could give it a zero I would and if this place has 5 start review its probably Fake.
Looks somewhat decent inside and out...somewhat. However management and staff are rude, ignorant, and seem to not really care about their tenants. Seems as though mangement is just there to collect their paychecks....not to actually MANAGE the place. If they dont enjoy their work, thsy should find another career. One of their favorite things seems to be giving tenants the run around or also (as Ive witnessed) finding ways to get rid of tenants not b/c they are doing anything wrong, bit b/c they dont like them personally. Probably b/c you cant pull the sheeps wool over some peoples eyes and they dont like that.

The only thing that bother us is the Batches on driveways. And we hope the pool opens this year..The new staff is really polite I like that.

The complex is pretty conveniently close to everything and it was a lot of fun to watch the half tame ducks raining their ducklings, but maintenance really leaves a lot to be desired. When it rains most of the complex floods, pot holes take years to get fixed, and the cops were out regularly dealing with the gang of kids that live there and were allowed to kind of run wild. Parking is a nightmare, and there isnt a lot of paid parking available. In the hot weather the smell gets really bad, next to no one cleans up their dog poop and the dumpsters over flow every other day. The Amazon package lockers are a great improvement! And the units themselves are large and pretty nice. For me the awesome points and the terrible points end up evening out to a pretty meh overall experience.Moving out plus: theyve been amazing at working with us since our move out date had to change three or four times.
My boyfriend and I have lived here since end of March 2017. Overall I really enjoy living here! the location is ideal for both of our jobs, the maintenance staff has really gone above to take care of us and are super friendly. The ladies in the office are very helpful, kind, and patient as well. We have not had any problems with parking but we also pay for a garage that is very close to our apartment. The inside is nice and updated, had a few hiccups that should have been handled before we moved in but they had every guy at our place the next day correcting the issues which was very appreciated. The only reason why I do not give it 5 stars is because some of the areas are a bit dirty with trash and dog poop (not complexs problem some people are slobs and do not pickup after their animals) and i have sent emails with no response regarding simple things nothing urgent but most of the time things are handled very quickly. The gym is really nice we use it often, and love the ponds, its comfortable for me to walk my dog after work every day around the complex and get to see the pretty ponds and ducks. Overall i enjoy living here and they really do their best to make this a good place to be and make their tenants happy from what our experience has been.
Well. Office staff keeps having my reviews taken down due to the proof i have that they are complete liars.This complex is a complete dump. Junkies everywhere, craters everywhere in the parking lot that you can barely avoid if you live in thr back, human poop around the dumpsters, and dont even get me started on the crime rate. Its absolutely outrageous. Cars constantly get broken into, mine had been broken into at least 6 times in the couple years i lived there. My car was also side swiped in thr parking lot by another resident while my daughter was in thr car. They drove off. After having my car fixed and repainted, someone scraped the front end i had painted that week and my back taillight was shattered from someone backing into my car.There are needles everywhere, dog poop everywhere, garbage literally all over the complex. The dumpsters are constantly overflowing and if you come home after 6, forget about parking. Dont believe them when they say there is. There really isnt.Theyll also charge you for damage they caused during move out and claim its you paying for general cleaning. They will refuse to give you your service requests and say they cant access them if you can prove them wrong. Half the requests you put in wont be completed anyway.Go ahead and remove this post too. Ill keep going.
If you want to live here, pay rent and haveyour car towed for no reason than move here! Twice it has happend and its 353$ every time to get your car back. Staff are rude and dont care about you. Did nothing to help me get my car back even though I was out of work after having a C section and my new born baby passing away. Also If you like junkies and homeless people hanging outside of your house, and burglars knocking on your door at 230 am, this is the place for you. The apartment itself is nice, but it has not been a good experience.
There is no parking, theyve towed me out of the apartments even though I live there. Management does care about you. Theyve double charged me on rent then said I didnt pay. Amenities are never open and they still make you pay for it. Overall really dirty, they have multiple dumpsters and garbage hidden behind the building that they dont take care of. I wouldnt even rate this one star tbh.
The maintenance personnel was told for us to schedule a appointment with the property manager because the manintenance manager could not approve our request. The request is a result of a fire next door and exposed water damanage now with slient mold issues which now is effecting our appartment. Whos responsibilty is it really. Our responsibility is to report it which has been done.

Olin fields Appartments is the WORST place to live at. management is very unhelpful, I’m always searching for parking, my car got towed twice. This is literally the worst place to live at. Can’t wait for my lease to be up so I can move out! 👎🏼👎🏼
Dont live here.The staff seem friendly and act like they care but they really dont. They wont get back to you for days or weeks about questions or maintenance. They will even hang up on your call and place you on really long holds. They never admit when they are wrong and will fight you rather than work on finding a solution. They will promise to waive a late fee then never follow through with it. They claim they have provided all necessary documents when they really hadnt.When we first moved in, there were several things missing like a window screen and several cabinet fronts. Keep your door locked at all times because people will try to randomly open yours.The neighbors are extremely noisey, you can hear everyone. There is absolutely no parking even though they promise you 2 free spots. They try to force you to pay for an over priced garage which they have too many of.Ive had to call the police several times for sketchy people in the parking lot or parking illegally in my paid spot.The only nice thing about this place is the units themselves.

Extremely poor parking- no assigned parking, unless you rent a shelter spot or garage, there is a waiting list, a long waiting list. Furthermore, you have to park blocks away if you get home after 7pm. Dog poop issue, grassy areas have land mines (poor kids).
Overall it want that bad. The management is nice but get EVERTHING in written form otherwise you will end up literally paying for it. We were told that our carpet would be changed once we moved out but I didnt get that in written form so we ended up paying a fee for the carpet cleaning since the carpet wasnt changed.Our apartment had mold in the bedroom carept and around all windows due to the age of the building and bad insulation (also probably due to age).We also had an ant problem because we had the ground floor- they were in the walls.Not too much surprised me since these apartments are very old but I can see that the management is trying to make the best out of a bad situation. However Im not sure how much longer some of these buildings will last.If you are deciding on these apartments make sure you actually read all the paperwork, have everything they tell you in written from (they provide) + signed, and keep in mind that these apartments are old and will have mold issues.
Lived here for 11 months, one of the worst places ive ever come accross to live! We have an ant problem out of no where and a mold issue that just boggles my mind, Managment is ok to responding to mainatanance problems, I cant stay anywhere past 7pm on any day out of any month because parking is so screwed up! Olon fields need to change their paeking system and be more strict about it. I Would Strongly Not Recommend Living Here.
Where do I start about this place? At first when I was looking for a place they were very friendly here, then once you sign your lease agreement then they are totally different people. The parking is the worst thing ever, I had my vehicle towed and I was not parked in any handicapped spot or any spot where it showed or said no parking the security drove by me while I was parking and said nothing. It costed me $437.00 to get my vehicle back from to towing company, they have homeless people all over the grounds here, I have had to called security twice and email security twice about the homeless person that was living in an vacant apartment storage shed, homeless going to the bathroom outside on the ground near apartments Im not just talking about number 1 but number 2, when they are remodeling or fixing up apartments they drag everything outside and leave it exposed in the weather making it look trashy around here, The quality of the apartments are on the inside are very low-quality blowing go fixer uppers, you can see every flaw on these apartments, I have had to have maintenance in my apartment at least 3 to 4 times fixing things inside here, The main reason why I wanted to rent from this apartment complex was because of the indoor swimming pool and the hot tub, but since Ive lived here I havent been able to use them because of them been broken. The display model apartment that they show you is nothing compared to the ones that you move into, this place in over priced for what you get in return, parking spots are very very tight door dinging type barely can get out of your vehicle, Office staff is young dumb rude very unhelpful and dont care about you, I have gone in to that office multiple times complaining about the parking, complaining about the homeless people, finally had to drag the office staff out there to show about homeless people living in shed, I had to install security cameras to protect myself and my teenage daughter and my belongings on my patio. Once my lease agreement is up Im totally moving out of here. I would not recommend moving or thinking about moving to this place. Save your money and look somewhere else but here.

UPDATE!!While taking my dog to the bathroom he almost ran behind a bush that had needles behind. Right in the same area theres, two matresses and alot of trash. the fence has been broken and not fixed. Ive seen the matress there for a while and the apartments havent done anything about it. I find needles all around the complex while walking my dog and it scares me because I have a child that now in warmer weather likes to go outside.Where to start..Toured this place before moving in, my husband moved in first in Nov. Due to me being out of state, when I moved back in January I came home to something that looked nothing like the show apartment.I agreed to pay the price of the unit before we signed even though it wasnt the same one on the website because they told me the unit had been renovated. Flash forward to January moving in, I find that theres issues all over the apartment. Carpet wasnt new, it was missing chunks by the front and back door and overall not placed right. Bedroom closet doors were painted wrong because paint was peeling ( we have a toddler so imagine how that went later)The laundry closet was supposed to have a door but it was completely nissing, was told that they didnt have any and would order some, week later they took the track and I dont think they will put in a door at all. We had maintenance come in to fix the heater twice and called them because the bathroom tubs were never caulked and sealead around the edges so Im sure up til Jan moisture got in everywhere before the came to seal it. Cabinets in the kitchen the insides are a huge mess, peeled and dirty. Freezer makes noise. And my main reason for moving here was the indoor pool which was closed until recently. Not only that the mail packages system is sorta unorganized they dont log picked up packages and have lost one of mine once.When complaints are made office staff dont seem to care very much.So now I am in a said renovated unit and some apartments I have noticed have better flooring and actual renovations. I feel cheated and lied to. Because the apartment I was shown looked better and mine was super crappy move in time. So before you move in check your unit and make sure that youre getting what youre paying for.
This new so called management company as of 11/17/2016 is as honest as a blind man telling you he sees things very clearly. ive contacted them about errors in the rent charges and being too high and all i get is the run around and a very rude condescending attitude. so extremely sad living (living?) here
The maintenance work that has been done in my apartment on Tuesday 2/11/2020 didnt work since after that the water in the bathroom is not flowing well
Well lets start by saying what I found when I moved in. There were food particles still on the walls, the doors and counter tops. I could look past that since its easy to clean but they tell you its move in ready when it clearly was not. The cabinets in my unit were warped and peeling apart all around. The doors to the laundry room and pantry were off the track and trying to put them back on was a job in its self. There was writing on the wood panels like some one just carved names in a bathroom stall, which is tacky if this is a place we are expected to live for a year. The walls are crumbling, literally! I dont know how many times the neighbors upstairs would jump or walk hardand a peice of wall plaster just fell. My 2 year old comes up to me with peices of plaster from the walls all the time. The smell coming from outside the apartment on many occasions is enough to drive you mad! My 2 year old, yet again, pointed out a hazard while walking outside, a hypodermic needle. A HYPODERMIC USED NEEDLE, just sitting in the grass where he runs and plays. Luckly for the police department coming out and disposing of it in a biohazard box because we called the office and maintenance and their response was, well, what do you want us to do about it? People rent out garages and they are vandalized or you find Crack heads that live here going in and out of them with different people and then the air smelling like drugs meth to be exact. Ive reported this as well to the office and the specific garage number and yet nothing has been done. The pool says all seasons indoor, let me tell you its ice cold all year round. One of the main reasons I moved in here was the indoor pool to teach my son swimming even in winter but again, asked the office whats up and they said, it is heated, it probably just escapes it. No it doesnt its not heated its like 40° all year round. Parking is horrible and you even get the run around for that as well. People yelling at you and cussing you out because you parked somewhere that doesnt have an assigned name or number and isnt covered and they go off on you. We have 3 cars since there are 3 working adults living here and THEY tell you to buy a covered parking or garage so you dont have to have a parking pass, so you do, but you still get a ticket on your window saying you dont have a parking pass. I called to speak to them all bout it as well and they said only 2 parking passes and you need one to park in covered parking. My arguement was valid because Im paying 35 dollars for a covered spot so its like car rent, so shouldnt I be allowed to park MY car or anyone elses car there that lives there and they said only one car can park in that spot. BTW this ticket was on my car that was already designated to that spot aparently lol just goes to show their system is more messed up then the apartments. Kids leave trash everywhere, tag the walls outside, break numbers off of doors etc. The pond where those poor ducks and frogs and other animals live is polluted with trash and toys, even a bike! They still havent cleaned that up either. I honestly cant even say anything good about this place except that the leasing office looks nicely modeled. Do not sign a 1 year lease, do not move here.It looks nice near the entryway and the leasing office, but when you go further into the apartments, you will not like what you see or what you get. Please read all these reviews with caution and trust THEM!!!
Grey star is the worst management company. Lazy doesnt even begin to describe them. You see Grey Star as management, run as fast as you can the other way.
Would like to give a lower rating but unable to. All the negative reviews on here are true and accurate. Please avoid this place at all costs. The amount for rent that you pay to live here does not equal the value of your apartment unit, or tenants services. Office management are the worst, very disrespectful towards tenants, and maintenance here is just as bad. I encountered major problems upon the first night of moving into my apartment, issues that should have been taken care of before I moved in but because of lack of oversight with office managent and carelessness of maintenance staff, my family moved into an apartment that was not ready to be lived in. The first night I noticed the carpet in the master bedroom was soaking wet and lifting off the floor, underneath the carpet were ants and mold. Turns out there was a leak in the bedroom wall as well. It took nearly a month to have the issues in the bedroom resolved. Shady management and maintaince did not want to replace the carpet but to clean and patch over it, had to fight to get it replaced. No way you could keep that carpet it had been wet for a month and who knows how long before that. Old appliances, my washer machine smells like mold and produces brown junk, small machines cant even fit a full load. All my clothes smell like mold as a result. Parking is a nightmare here, also had to demand to be given an assigned parking spot that we gladly pay for. When moving in the leasing agents kept giving us the run around saying there were no covered spots available at the time. Our first night in the apartments after moving everything in we were not able to find parking anywhere, but while driving around the complex we saw many empty covered parking spots. Meanwhile people were doubled parked, parking in front of dumpsters all kinds of non sense. My boyfriend had to spend his first night here at a friend house because there was no parking and he did not want to risk being towed. Its obvious that management does not oversee which cars has parking permits otherwise the parking problem would not be so out of hand. Office managent are lazy, and combative, especially a woman named Vivienne. She is the worst, she has no customer service skills and no people skills. She makes a lot of excuses, lies and tries to deflect from their issues. She will try to make you feel as if everything is your fault and does not respect her residents.We are good residents, who pay their rent, no problems with other neighbors. But management and maintaince here are disgusting. This place is really sad and not worth any of a persons hard earned money. Would much rather pay a little more to live comfortably and deal with people who value and respect their tenants. Trust the reviews and stay away!.
Worst management ever! Lots of unexpected maintenance issues! Old and filthy appliances are being replaced for a new one instead. Office managers seems to be taking sides when it comes to a complaint against other neighbors. Although the lease may say that there will be a curfew for peace and quiet time, but still they wont allow the tenants to make any kind noise at anytime of the day....?! Basically, we do not have our freedom to do our daily routine and make ourselves comfortable while paying our rent on time. Parking is worst as well as those garbages! Weve witnessed some teenagers who hangs out in our stairways and smoking marijuana! This is not a very good example to other young children who lives here! Another comment that I heard from the previous tenants that this commmunity will over charged you on any damages that you may not be aware of at the end of your lease! So please be careful!! My suggestion is to make sure to have a walk-thru in your apartment for few times or even more the better and get it all documented! I would rather stay in a better community and pay high rent to meet our satisfaction and expectations! I will not recommend this community at all!! We hardly cant wait to end our lease soon and finally will get our own house to live peacefully and respectedly!
Maintains SUCK office SUCKS and over all THERE IS NO PARKING. They say they check everyday for parking permit well to be honest they are people that have up to 7 cars here and they dont have permit. They dont fix the things on time. You have to sumit maintenance request up to 5 times for them to come and fix it. There trash cans are always over flowing because maintains is siting on there fat ASS doing nothing. They patch Everything up and they think thats SAFE will its not. There are MANY cockroach everywhere. I found them all over the apt Im in. They DONT take CARE of the MOLD parts in the apt. They only tell you open 2 times a week the windows and even if you do it you have a bunch of mold still on the walls and windows. If you tell them again they spray paint it and leave. You just paid the rent and 10-15 days later you get the next receipt For next month. (You just paid rent) to be honest the NEW apt called AXIS are cheaper and better looking. Maintenance looks at you when your driving like if they own the damn street. There is on person in maintenance that will make you like hell while your in these apt. Hes constantly looking at what your doing instead of going to fix the request people sumit. I DONT RECOMMEND THESE APT TO ANYONE UNLESS YPU WANT TO LIVE FIGHTING WITH THE OFFICE. DONT MOVE HERE YOU WILL REGRET IT !!!!!
I would give this place less than a star if I could. I agree that all the bad reviews on here are nothing but the real truth. I hate talk ill about anyone or any company but seeing that I am not thr only one experiencing problems with this place, I think it is fair enough for prospective residents to know what to expect when looking into this place. My family and I have lived here for over 7yrs and counting. We have had little to no problems prior to grey star taking over, changing the place from covington farms to olin fields.First off the present management has been nothing but rude, dismissive and discriminate against us. Like other reviews mentioned the have no customer service skills or even care enough about their tenants. The act like they are doing you a favor or housing you for free. We were made to move out of our old apartment into a new one after our rent was jacked up ridiculously. They claimed that they needed to renovate the classic units in which we lived and that if we could either move to a renovated one or pay the increased price on our old one. We had to move, which by the way was a huge inconvenience considering my father was really sick at the time going through chemo therapy. Mind you, our apartment was also infested by roaches and after several complaint to the office, we ended up having to use or own money to spray the place and manage the roaches. After leaving that unit, they sent us a bill claiming we broughy roaches in and they had to pay to have the place sprayed. I asked for an invoice from the pesticide company, I received a list that somehow showed several other units on other buildings that the company had been to for the same problem but somehow we were the magical source. Now into our new unit, first off the only actual renovation is the bathroom sink and kitchen counter. They bought cheap frigidaire appliances and put into the unit. Its only been a year and literally every single one of our appliances had given us an issue, the dishwasher, microwave, fridge and oven. The microwave door is super sticky, starts cracking and falling apart, its only been a year. They claim we damaged it and charge us to have it replaced. The fridge handle has fallen off two times and each time they patch it up. The fridge light goes off, we change the bulbs still wont come on. We tell them, they dont care. We havent been able to use the broiler on our oven for over a month because they refuse to come fix it and wont even communicate to us when they will... communication is not something they do well anyway. They are rude and defensive about everything when you try to talk to them. Some few months ago, we received notice that they have reason to believe that we were housing an illegal person. Now where they got that idea or why they choose us among everybody else to put that one I have no idea. They wont even hear me speak when I went in to talk about this. This might be a person agenda, who knows? Either way it is one out of the many problems weve had with management that make this place unbearable to live in. While the parking situation here is a complete nightmare, it is not nearly as bad as the treatment you get from management, the lack of caring and delayed maintenance or even lack of accountability. Yes we still live here because we havent found a place close by yet that will not cause a huge disruption to our lives, all things considered. Needlessly to say, it feels like living in a hell hole here.
Nothing worse place I ever lived parking is horrible can never find any. Have to park outside of complex about2 blocks away. Managers are the worst never has time to talk with tenants when theres a serious situation she will ignore you her excuse shes always busy. The maintenance guys are lazy mean and rude as hell never had a pleasant stay couldnt wait to move out

Just like everyone else the parking is terrible after 7, after calling to talk about breaking the lease whoever I I talked to in the office gave me a bad attitude and told me I was part of the parking problem and told me that its my fault I cant come in and grab a parking pass for my new car because I work 9-7 everyday of the week and their office hours are 9-6All above rude management the towing company and security company are a joke, they expect us to know parking is bad even though they did not say a word about it upon signing the lease, the rent is way too high for the apartment I wish I would just get kicked out because breaking the lease is ridiculous
