I lived here for about 7 months and really enjoyed it. Being right next to the Willamette bike/walk path was super convenient. I could occasionally hear my neighbors above or below me, but I never heard the ones on either side of me so the sound insulation is pretty good. You do have to like dogs to live here though, because there are a lot of them (a plus for me, but definitely not good if you dont like/are scared of them). Staff was super nice and helpful and didnt give me a fuss when I broke my lease term early.
Lets see the Pros: Super dog friendly with a nice dog wash, nice view (depending on which apt your in), quick access to the bike trail, grounds for the most part are nice and well kept, Maintenance is quick and for most minor issues done correctly. Now The Cons: recently raised their rates 300-500 $$ on all units for what new asphalt some mulch and cpl new light fixtures so not worth it, OMG the foot steps from above each step they take is follow with a LOUD creek all day all night echos throughout my apt, poor insulation, ventilation system hardly work if at all, quick access to bike trail( make robbing your apt easier, heard someone on the other side of the complex had their garage broken into and caught someone trying to break into mine, visible signs someone had tried to break in through the back door at some point. kitchens and bathrooms are outdated i cold go on and on but gotta get ready for work.
The office staff is nice and have a great tanning bed! I had asked them before I rented over the phone are you close to a busy road or freeway? I was told NO. I rented it over the phone we showed up and it was right next to the freeway? you can walk to it all you hear is how loud the freeway is and it smells! the apartments are in poor shape no one really takes care of them my deck was rotting on one side dirty old carpet and old nasty fixtures that dont work and have never been cleaned dings all over the walls and cracked windows and missing and torn screens I was expecting them to be really nice with the photos they have on there website and the price of the rent was not cheap I have never seen a expensive apartment in this kind of shape before? I felt bad for the people downstairs no matter how quiet you try to be or tip toe it sounds like your gonna fall though the floor everyone there even the next close buildings to us constantly slammed there doors all hours of the day and nights it made the whole apartment shake I would try to be polite and ask them to please not slam there doors but they were rude and everyone still did it constantly. If your going to rent a apartment never do it over the phone make sure you see it in person
WOW WOW WOW! By far the best apartment complex in Lane county hands down. There’s no breed restrictions, maintenance team is always fast and on top of any service repairs needed, all the residents are friendly and welcoming, monthly events at the clubhouse, staff is beyond A-1! Corrina has one of the best customer services we’ve seen in a long time. She will take the time to listen to your needs and concerns and address them according and make sure there’s a great outcome. Both Zack and Kiki are always friendly and positive and have a great sense of humor. There’s never been a dull moment in that office. Forest hills in our opinion is an upscale apartment complex with a great location that’s is worth EVERY PENNY. Highly recommended!
Lived here for a year. When we first moved in there were some cosmetic issues with the apartment, including some burns on the counter and cabinets and scratches on the door. The apartment smelled ok but the people below us smoked and smell permeated up to us. They were eventually kicked out. We loved the location and the beautiful view and our third floor vaulted ceilings. Rent was high but the staff was nice and the amenities are great. I wish our neighbors were more welcoming and picked up their dog poop.
The best apartment complex ever! Now that I have lived here and moved across country, I cant help but compare every place to Forest Hills. Literally the most perfect place to live in Eugene, Oregon. The management is the absolute BEST. They care about their residents and go above and beyond to make them feel at home. They host community events and offer awesome perks like random free food in the lobby days, etc. Any issues (not that there were ever really any) are solved with kindness and promptness. The maintenance team was great and did not just half fix things to get out of there and move to the next. The apartments have great floor plans and are always well prepared for move in. The grounds are beautiful. The location is perfect. They dont charge any hidden fees or have any ridiculous costs at move out. It is seriously the best and I promise once you live there you wont want to live in any other apartment community!!
Had a hard time finding a place for me and my dog. Lucked out that this place had an opening! They made my application process easy and I’m very happy with my new apartment. Great complex and amenities!
I have lived here at Forest Hills for over three years now. I love it. The location is one of the best perks, it is just a five minute walk to the river path which is great for my dogs. Also a quick drive to the freeways and downtown. There is a large field right behind the complex that is perfect for long leash play for the dogs as well. The amenities are great, gym, pool and spa, bikes for rental, laundry room. I have a nice sized one bedroom which is perfect for me and my pups. The balcony is a nice touch. Of all of the pros I can list about living here the customer service has got to be at the top of the list. Corina and Kiki in the office have always been friendly and professional. They exceed all expectations one could have of an office staff at an apartment complex. They recently went above and beyond to offer me incredible customer service that I still cant believe. On top of all of this the maintenance crew is top notch and always fast as well. Thank you Forest Hills!
My wife and I loved living here. First of all let me start by saying that there are things that an apartment complex can control and Things They simply cant. When reading these reviews you have to keep in mind that for the most part management wants to create a great atmosphere for people to live in. The people in the office and management are wonderful! They try their best and their hardest to make sure that Forest Hills is a great place to live! I would definitely recommend this place for anybody looking for a safe and clean place to live in Eugene Oregon. Thank you Forest Hills Apartments.
Wonderful community they just got a new jungle gym today, the pool and spa are on fleek. Best place to rent in eugene.
My boyfriend and I really enjoyed our time living in our apartment at Forest Hills. The office and maintenance staff were always helpful. We are in our mid 20s and moved here from out of state and we were able to get all of the paperwork done over the phone and through emails. When we left we recieved most of our deposit back except for the cleaning fee which is to be expected. We only left because we moved into a house 🤗
The staff are always considerate and thoughtful. They are bright and cheery. The pool is well taken care of. The greenery is trimmed. The matenence is fast responding. I would highly recommend this place Ive been here for almost 6 years and Ive enjoyed it :)
I cant say enough good things about both the place and the people. Its located near a beautiful groomed river path. People (both tenants and staff) are friendly and approachable. Any issues were dealt with immediately....and the issues were few. If you are looking for a place that is animal friendly, close to everything, affordable, and has a friendly accommodating staff....look no further. They even go out of there way to setup social events to help the tenants better know each other. I would still be there, but opportunities sent me to Seattle. Love you guys!!
My boyfriend and I just moved into these apartments and all the staff have been so helpful and kind to us. Its a very convenient location for us and there are some really pretty paths for walking, running, and biking. We have only been here for a little over a month, but so far I highly recommend Forest Hills :)
There is nowhere else where youll have such an easy, stress-free experience getting an apartment. We had been searching forever with no luck. Forest hills had approved my application and told me my move in date within 4 hours of calling to see if they had any available units. Will always recommend these people and this place 🙏
We originally chose Forest Hills because it’s well known in the community as being one of the absolute best in Eugene. We wanted something nice but were skeptical about living in an apartment complex. Not even a month in we knew we’d be here a while. We just fell in love. It’s such a beautiful property. Not only are the grounds beautiful but the staff are rockstars! We just renewed in November for the 3rd year and I don’t see us moving anytime soon. My daughter loves it so much she’s moving into a unit on Thursday!If you’re looking for more than just a place to live, check out Forest Hills. It’s more than just a place to live. It’ll become your home.
Ive lived here for almost 2 years now. We started with a 1 bedroom facing the freeway. It was nice. But then we moved to the 2 bedroom facing the trees and water. What a great place! The whole complex is very well maintained. The location is perfect. Almost no crime. The neighbors are generally respectful. The manager and staff are always friendly and immediately helpful. I recommend Forest Hills to my friends, and I recommend them to you.

Nice apartments but overly watered Grass. I walk my dog out in the yard and I sink in the grass where my feet are covered in dirt because the grass is being watered too much
My family and I have been living in Forest Hills for 5 months. Overall, we are VERY pleased with the amenities, the area in general, and the service of the staff has been great.The area is landscaped nicely and maintained very well. The pool/community area has been great for my daughter and we feel very safe having her here.We have had zero problems with crime and only rare problems with noise.I would highly recommend Forest Hills Apartments.
My rental experience with them was pretty good. They were quick to repair things and maintained the grounds really well. When I left I cleaned the apartment and received all of my security deposit back.I only gave them a 4 star, because the parking situation is awful. The parking spaces are REALLY narrow!
Dog poop everywhere. my kids cant play anywhere outside without stepping in it. Ive even seen it on the side walk. Ive complained many times..oh well send out notices is all that ever happens. The management doesnt seem to follow its own policy. Parking is a problem too. Random cars park in the yellow zones over night, blocking the driveways/street. Management doesnt do a thing.
Forrest Hills is an excellent apartment complex to live in. Its clean, kept up, decent rates for the amount amenities you receive. The staff is friendly and professional. They take care of what is needed when or if something breaks and do it in a timely fashion. The maintenance staff is wonderful too and is always willing to lend a hand when needed.The only negative thing I could say is that the security company does a mediocre job of keeping the area rid of bums/dumpster divers. There are a few car break ins but that can happen anywhere. Overall, its a nice place to live.
I came to Oregon last February, and it was a bit stressful to find a place especially being new to Eugene. I was staying in Airbnb for 2 weeks and it was getting expensive. i remembered meeting Kiki and Corina, and i knew this was probably the place for me. The ladies in the office, and the maintenance crew were super helpful, and many of the service request were fixed either the same day or the very next day. I love how the walls were thick enough for me not to hear the neighbors next to me. The gym provided decent amount of equipment. Though the laundry machines broke down twice since i lived here, but that wasnt the staff fault but mainly tenants who jammed the machines with coins other than quarters...Im very sad to leave this place mainly because Im a bit afraid i wont get the same customer service. Sadly I need a bigger place, and currently with the amount im making I cannot afford staying here and upgrading to their next floorplan. I have no doubts that i would totally come back when im able to afford it. If anything, THANK YOU Forest Hills. You guys surely made my first year in Oregon very memorable and safe. :)
My husband and I moved to Eugene from Tennessee in late fall of 2016. Having never been to Oregon before our move, we decided to live in an apartment until we could find a house worth buying. We moved to Eugene blindly, and I made dozens of phone calls to apartments all over the city trying to find our new nest. Not a single apartment complex in the area made me feel at home like Forest Hills - and the hospitable experience was entirely virtual! I want to give as many details I can in explaining why we LOVED our 10 months at Forest Hills!Staff and customer service: I immediately adored and appreciated Kiki, their leasing agent. Shes a great communicator, super kind, and my first Oregon friend! Kiki helped us get the apartment we wanted just in time for our arrival and was exceptionally helpful with telling us more about our new city. Corina, Forest Hills Account Manager, is dynamic. After we moved in, Corina just made visiting the office FUN. She is EVERY residents biggest champion - she works with hundreds of people, but when you are in her office she knows who you are and takes time to talk with you. The office environment is welcoming and pet friendly (my dogs got so many treats!)Maintenance: Naturally, we had a few things need fixing during our time at Forest Hills. Our washer stopped draining, and our bathroom fan quit working randomly. No matter what the issue was, maintenance was always quick to repair! I never had to wait long for things to be fixed. It was great knowing someone handy was available no matter the problem!Proximity: Forest Hills is in the BEST location - and it is in a safe neighborhood. It is right on the bike path, so for running, dog walking, and biking you dont have far. The river is near, and the views are marvelous. Forest Hills made having fun easy: my husband and I would park at the VRC, blow up some float-tubes, and coast the Willamette River down to our apartment in the summer. We also biked to SweetWaters on the River for dinner/drinks. Everything is so close, and easy to get to. We loved the location!Other: We are pet people, so it helped immensely that Forest Hills loves your creatures! Forest Hills hosts fun apartment events (the picture attached is from their holiday event,) and the pool/hot tub is splendid. I didnt gym very often, but to have it handy was nice.We just bought a house (yay!), but I already know we will miss many features of our Forest Hills home! I highly recommend Forest Hills!
Overall were not happy with living here. There are some nice things - like the pool, hot tub, exercise room, and clubhouse - but you can get those things at most apartment complexes. The main issue we have is they think way too highly of themselves when it comes to pricing. There is absolutely no justification for what they charge to live here. This place is old. Old bathrooms, old kitchens, old carpet, old old old. It has the standard cheap materials - linoleum, formica countertop, cheap plastic faucet handles, cheap shower inserts - and everything is showing its age. But the absolute worst is the squeaky floor and thin walls. Not only can I not walk on my own floor at night without waking up my husband, but I can hear the neighbors cough, talk in a normal voice, open their cabinets, etc. I shudder to think how loud it is below us when I simply walk across the floor. And for some reason there are dips in the subfloor all over the place so that when you walk you step on little concave spots all the time. And one of the bedrooms is slanted like it is falling away from the rest of the apartment. I have complained and they only fix what they absolutely have to. Its pathetic. Were leaving as soon as our lease is up.
