We are having a very hard time with their assistant manager Traci, my daughter paid for an assigned “parking” that I do not believe is even legal, the area seems to be a fire lane (this to be checked with the city) the space is too narrow and my daughter’s car is too wide, we very politely asked Traci to assign a different parking space due to the model of our daughter’s car but she was very rude and unwilling to attend to a student’s need, to the point that we asked her just to cancel the parking and credit the fee to what she also refused because according to her is included on the lease, this of course is not true since the payment is charged separately. This situation is very annoying since this person is supposed to be there to help, but so far she doesn’t care. We are still waiting on this issue to be resolved.
I have loved living at The Hive. My landlord Traci is so amazing and responds quickly to all our needs/questions. She is hands down the best landlord I have ever had. She even has fun giveaways and frozen yogurt parties!! She just makes living at The Hive so fun and easy!
Exceeds our expectations! The apartments are clean and very well kept-up with nice appliances. Maintenance fills work orders faster than you can put them in. The manager, Traci, has been beyond wonderful to work with. She communicates very effectively and quickly, and has good intentions for her residents. Prices are very reasonable, especially with parking being only $10 a month. My last place charged us $100 a month. I feel that were completely getting our moneys worth living here, and its so close to campus. Im only bummed we didnt find it sooner.
Ive lived here for a year now, going into my second school year living with The Hive. I really like it. Its hard in the Eugene area as there is definitely an issue with safety all over town. Campus can be pretty sketchy sometimes. Other than things beyond The Hives control, Im pretty happy. The location is great, the price is pretty on point for the area and what you get. I would recommend it if you are looking for an easy-going landlord.
I have now lived with The Hive Eugene for almost two years now and I have loved every minute of it. The apartment is really close to campus which makes it convenient for a college student who walks everywhere. Also, anytime I have had a maintenance issue, problem, or even just a simple question, the customer service has been excellent and issues are always resolved right away. The customer service as well as the really nice apartment makes it a home away from home.
I lived at the Hive for two years and I couldnt say enough about how much I loved my experience with them! By far, Traci is the best leasing manager in Eugene. She works with every resident and is always easily reachable and persistent! The maintenance team is great and always responds to requests quickly too. Overall, couldnt be happier to have spent half of my time in college at the Hive and under such wonderful management! Thanks again for he incredible apartment and customer service! 10/10 recommend this place to anyone!!!
I lived at the hive on oak and it was definitely one of the best places that Ive rented from. Traci (the landlord) was always extremely nice and helpful whenever I called in. Also, I cant say enough how great it was living next to Safeway! The hive on oak is also right next to a bus stop that takes you right to UO campus. Highly recommend
I lived at the Hive for my senior year and was nothing short of impressed by Traci’s professionalism and the quality of the property (I lived in the Pearl property). Any time an issue arose, the maintenance team was there within 72 hours (often times less!) to make sure it was remedied.Being close to campus, there can be issues with the homeless population or loud students, but the Hive does their absolute best to keep these things at bay even though they are out of their control. During my stay, the Hive was proactive about changing/updating locks, sending out tips for students to keep their units and possessions safe during winter/summer break, and maintaining a comfortable and safe standard of living on the property. They kept both the parking garage and the garden/sidewalk space well manicured. Additionally, the units themselves were in solid condition and no major appliance or feature required extended maintenance during my lease, which I cannot say about all properties in Eugene! If you have the opportunity to rent from the Hive, I would do it.
After The Hive took over our apartment property mid-year, I didnt have much expectations but I think that these harsh Google Reviews arent reflective of The Hive at all.Ive called and communicated with The Hive multiple times about various issues -- ranging from needing a new key to access the garbage to getting our plumbing fixed (twice) to all sorts of things. Each time, The Hive was always there (and free of charge!). The only time Ive ever had an issue was when they conducted an apartment tour without giving me notice; however, I discovered that my email hadnt been registered with them and they had given my roommate the appropriate 24 hours notice.Personally, I have never had trouble reaching them -- if I cant access them by phone (upon which I leave a voicemail and they always get back to me), I email them and always get a prompt response. All in all, I think The Hive does a very good job at managing over ten collegiate properties and I think they deserve a little more credit.
Update: We have now been living with the Hive for 4 years, since the original post. We still absolutely love them, and just wanted to update with that! Seriously, best property management Ive ever worked with. Traci & Alex are an amazing team.----original post:Absolutely fantastic rental company! Weve been living with The Hive for about 7 months now, and couldnt be happier. I have experience with 4 other rental companies, mostly good, and the Hive absolutely blows them away. Ive never experienced such service from a rental company! Traci is a fantastic manager, and Alex is a maintenance magician. Super responsive, friendly, and flexible! They have made every effort to keep us in our apartment and happy. We were unable to view our unit before move-in, and they worked with a friend to view the unit in our stead. On move-in, there were some issues that could not have been seen on a walk-through. All of them, including a rather complicated (and expensive!) problem were resolved promptly, at no cost to us. I recently asked for a minor modification in the kitchen. Alex and Traci made it happen within 2 weeks!Weve already signed on for another year and plan to stay through my graduate schooling.
In a college town where every other rental company seems to have no interest in making your lease experience remotely pleasant, this company was such a relief. Despite managing quite a few buildings, the staff (we specifically had the pleasure of being managed by Traci Knights) are consistently and promptly available any time you need anything. Traci Knight was helpful, courteous, knowledgable, and caring. If you want to lease from someone who cares about their tenants and their tenants needs, rent here (and honestly, specifically from Traci- Ive never seen someone have SO much patience & attention to their job). In addition, the spaces & views at the Hutton (the Hives building on 18th & Harris) are freaking gorgeous, and their large windows really help you get through the dreary winters here.
I literally just created an account to write this review… The Hive is a joke. Completely unprofessional. They entered my property without giving me any notice (which is illegal). I was woken up by a stranger walking into my room and he wasn’t even apologetic! They changed my locks in the middle of my lease, leaving me stranded outside my home in the summer heat and was told to walk to their building to get the new key! I made a point to scrub down my apartment and do a final walkthrough with Traci (manager) to avoid charges on my deposit. I just received the check and I was charged $375 for touchup paint!Do not pay these people to manage your property and do not rent from them!!!
If I could give this company negative stars I would do so. We had an critical situation in which my son was threatened in one of The Hives apartments, we couldnt get a property manager to call us back, all we got was an admin who relayed information. Stay far away from this property management company, they are in the service business and provide obstacles and run arounds...stay far away!
Scammers! I moved out of this facility on August 31st. The manager, Traci Knights, still for whatever reason will not send my security deposit back. It’s been over oregon state laws 31 days and she still cannot get back to me. She wasn’t even going to take my new address to send the security deposit to, I had to write it down and MAKE her take it. Do not rent with them!!
I have had a terrible experience with this company. I have tried to contact them for 3 weeks now and have not heard back. They do not care about college students.
