I’ve lived at the Soto for two years and definitely enjoy it a lot more than my old place. The 4 by 3 units are really nice with a good open living plan and balcony. Maybe a little pricey but for being close to campus I’d say it’s worth it. Also staff, especially maintenance, is always friendly and helpful.
Great apartment near UofO! Lots of food and coffee nearby. Good walk ability to campus. The rooms are nice and well furnished. Secure parking is also excellent.
Great place to live! Awesome management that is helpful and communicative. There are also events such as free food, drinks, and other contests. Highly recommend.

Great place to live as a college student...welcoming and happy staff everyday. Havent had any issues with maintenance, however the hot tub seems to be drained more than it is filled.

If I could give less than one star I would. The problems addressed in the negative comments have not been fixed. Good amenities and decent price but it should not be the first choice to say the least. The walls are extremely thin and some of the doors to bedrooms are barely on all the way. Trying to sleep for someone whos sensitive to noise is absolutely awful. The maintenance team makes things ridiculously inconvenient by not giving a specific time as to when theyll be fixing something or for an inspection so you just have to not be in the bathroom, cooking or in the middle of anything without being uncertain of whether youre gonna be interrupted. They knock very briefly then basically barge in. Theyve said Mon-Fri between 9:00am-5:00pm or whatever business hours are/were, for the whole week. My friend was nearly homeless over false information from a staff member. They called at 10am waking him up several times to ask questions hes already answered. And if that wasnt enough sometimes your key fab LITERALLY will not work so youre screwed. The batteries die and you have to wait for it to be replaced which could be until Monday. They dont even let you know that happens sometimes you just have to figure it out for yourself. So if you have groceries, have to go to the bathroom or something important youre literally out of luck. The fire department even came one time while a residents alarm was going off and they couldnt open the door with the fab given by the staff member. So yeah the amenities are cool but it makes sense given a 4×2 is 2800 when full, plus about 50 minimum for amenities even with that so 3000 total. And their actually raising it to about 750 soon. Anyways, amenities and price are decent but it should not be one of the first options you go with unless youre okay with getting locked out and hearing pretty much exactly what your neighbors/roommates are doing even if their being quiet, especially if its kind of loud; as well as the extremely inconvenient maintenance routines and scheduling. If it seems like Im making this up go ahead and ask the staff and see what kind of answers you get or look at the other negative comments. I guarantee youll see for yourself. I tried hard to not come to a negative conclusion but its too much nonsense. By the way yeah the pictures are nice and all but SO IS THE PRESENTATION IN FAST FOOD COMMERCIALS!!!! I hope you dont let the looks fool you its not worth it.

I love living at the Soto. The building is clean and the rooms are nice, and the walk to campus is short(10 mins). Maintenance is super accessible, but the reason I did not give 5 stars is because of how often weve had to call them. Our garbage disposal has stopped working many times, and some of our power outlets in the kitchen have stopped working. However, maintenance is quick to respond and fix issues. :)
Pretty horrible experience would be putting it lightly. From the start, the experience has been out of this world horrible. Management doesn’t go over the lease with you, and the management doesn’t seem to care much about their lease. I’ve complained several times about people breaking the lease, and nothing was done. I’ve also had multiple problems with my roommates, and they wouldn’t allow me to change rooms until May free-of-charge ( and I started complaining about issues with my roommates in October, which is like 7 months of no resolution). Hallways smell obnoxious, elevators are dirty, not a lot of events, space between doors is small (like I couldn’t open up the door all the way for doing laundry without hitting the wall), and much more. It’s so ridiculous to have this many problems and management seem to not really care at all .
Customer service is horrible. They rarely answer their phones. They say they prefer to communicate via email which rarely are returned.Upon move in it took my daughter 2 months of continual calls/emails to the office staff and their corporate office to obtain the Move In Incentive that she was told she would receive the day of move in.Since moving in the tanning bed was broken for over a month,. the elevator has been broken multiple times and this time has been already 1 1/2 months and no repair date in site, the media room that has a printer in it for resident use has been broken since before fall term ended and is still not fixed.Dont expect anything to happen quick at this complex.Today
As my lease comes to a close I can say that my experience at the soto has been a home away from home. When considering a place to live after dorms I would highly recommend here not only for the staff and location but the excellent amenities, and affordability!I can honestly say that this has and will continue to be a place I will stay connected too and recommend highly!

This building is AMAZING! New features, great lighting, perfect location and amazing and helpful staff. Ordering online packages can def be risky living downtown Eugene, but I always feel safe in my orders knowing we have a secure mail room and the friendly staff on site to help us with any potential problems! The attentive staff caters to any and all issues promptly with ease and grace and I can’t thank them enough. 10/10 would recommend!
Most of the issues addressed in the negative comments have not been fixed. Presentation is great but so is the presentation in fast food commercials so just be aware.
First, the bedroom is not big. Secondly, the well is not too thick, so Sound insulation effect is average. Except theses two, everything is perfect. Helpful Suggestion: Don’t choosing room near the hot tub. It will be very noise even at before dawn.
The apartments are nice but they are still dirty hallways, Not fully secured premises, slow with building fixes, and the biggest thing is their elevators work only half the time. That’s a major issue for someone like me who have multiple medical conditions which require me to have full functionality of the elevators.
I recently visited the complex and found it to be a wonderful experience. I am looking to move into the Eugene area and was referred to Uncommon Eugene. When arrived to the complex I was warmly welcomed by Stefanie, one of their staff members. She was incredibly professional, pleasant and took her time answering all of my questions with a great smile. The service she offered might be enough to get me to choose this property.
As a mom, the process of finding the right home for my child was stressful. With so many places in Eugene with so many different options, we wanted to make sure the home we were choosing was safe, clean, and in a good location to campus. We found all of that with The Soto! The staff was friendly and helpful from our first inquiry all the way through move-in, walking us nervous parents through each step. The security features along with the proximity to campus were huge to us. When we saw the building and the units, we were impressed by how clean everything was, along with how cute and inviting.The amenities, including secure parking, are amazing. Our child has loved it so far and we highly recommend The Soto to anyone making this journey with their students.

All the appliances were up to my standards (which are pretty high!) I adored living here; it was a euphoric experience that I wished would never end. The design fit with my personal aesthetic, the staff was super nice, and the elevators were good too; glad that you can jump in them without anything bad happening, cause thats my dream.
I love living here. There are a few things to work on but they worked really well with me and my support animal and I am renewing here to live a second year at uncommon! The staff are really friendly.
I am so glad that I chose to live at the Soto this year! Move in day was crazy with everyone coming at generally the same time, and the staff was more than prepared to address everyones needs. We had a small lighting issue when we first got there, and they had maintenance to us and fixed the problem within the hour. Our place was clean and immediately ready for move in. Very appreciative of the way everything was handled, and continues to be handled, with professionalism and a great attitude!
Couldn’t recommend more. The staff is really friendly and helpful, they are easy to work with and provide all the support I have needed. Great campus living, awesome location.

I love living here. The staff is extremely nice and friendly and will help with anything you need. I moved in during winter term and I got settled really fast and met some really cool people in the community here including my awesome room mates Tom and Chris. I would recommend it to anyone in a second!
Looks new, is close to the Business School and has a small, fishbowl gym. But thats about as good as it gets. Be prepared to deal with drunkards and strangers running around the hallways pounding on your apartment door in the middle of the night. If your unit faces the Columbia House, things get even worse. They party everyday, every night. It is not an ideal place if you want to study. Also, if you are paired with crappy roommates that get drunk and bring drunk, puking friends over, management will do ABSOLUTELY NOTHING to help you. To make things worse, you get charged ridiculous fees AFTER move out even though youve cleaned everything very thoroughly prior to leaving the apartment. They claim that its because the apartments have all been professionally cleaned before we moved in so we should PAY for the apartment to be professionally cleaned again after we move out. Shouldnt they have allocations in their budget for that? Glad Im out! Miss the location but not the apartment.

Horrible apartment I do not recommend, we found a dead hamster in our dishwasher that has been living there for 2+ years, along with the solos furniture being infested with bed bugs. Management had no idea what to do about the situation. They were unable to replace lost items due to their own furniture. The place is overall unsanitary and should be checked multiple times before tenants move in. Also I experienced social media harassment from a staff member whom did not receive any discipline for her actions after being reported several times. Personally I think the building needs a reality check. It might be a great location, but it is a horrible place to live
Dont be fooled by looks, uncommon is nice on the outside, but has horrible management. They sprung surprise extra charges on my roommates and I, our room wasnt ready when we moved in and it took almost 2 weeks to get it fixed, and they repeatedly made money more of a priority than the comfort and satisfaction of the people living there. Paying the insane amount of money to live there is not even slightly worth it.

SHADY BUSINESS PRACTICES- BEWARE!I was charged almost $150 for cleaning fees despite leaving my apartment in pristine condition, my roommates were charged as well.Two weeks before move out, uncommon sent out an email to residents urging us to hire professional carpet cleaners in order to get our deposits back. My roommate and I called one company (I believe it was Anderson,) and the company refused to clean at Uncommon because Uncommon had an exclusive cleaning service provider and would kick out any other cleaners. Great. I called Uncommon to inquire on this and they of course, denied everything. I was then told I could rent a steam vacuum and just show the receipt to be all clear. We did just that. I can assure you, my carpet was clean.A few weeks later, my roommates and I were each charged $80 for cleaning along with other miscellaneous fees. Im almost certain we were not the only ones charged this amount. I am submitting a complaint to the BBB because this is unacceptable.
The Soto has lost my rent checks a couple of times, and they don’t always realize when I have a package to pick up. However, maintenance is always quick and staff are nice.
Great location + great amenities. It looks very fancy for a college apartment and it is (especially for the price), only downside is that the walls are very thin and the furniture is not that great quality, but what do you expect?

Uncommon is a great option for college students looking to live not too far off the UO campus. It has great furnishings, and the living space is elegant and well used.

The Staff was very nice over the phone, and in person but prices were not clearly listed or expressed in the slightest! When My roommate and I called to ask how much a two bedroom apartment would be, we were initially told 899. The Women on the phone said she hadnt posted the listing yet, and would wait a couple of days to get an application from us, before posting the listing- So we promptly put an application in that day. We were both immediately approved within hours of putting in our application, and we had the option to sign the lease online. We scheduled an appointment to tour the apartment after looking at the blueprint online. When we got there the women at the desk was trying to offer a tour to two people (presumably the apartment we had applied for) and this irritated us because we had called a day in advance to schedule this tour, yet two people were being offered a tour at the exact time we had scheduled! Luckily my roommate had printed up a blank lease (since everything is done online), and we read it as we were waiting for the women to finish up with her work. We asked for clarification on the rent price, and to our shock were told at the desk that it was 899 per bedroom, not per unit! My roommate and I had called at least 6 times over the course of two days, and this was never mentioned! After leaving, blowing 35 dollars on an application fee, and wasting gas to get over there, I went onto their website and found up at the top of the blueprint section very fine print that said price per bedroom. it was so easy to overlook, and if you enlarge the blueprint, it just was the initial one bedroom cost regardless if youre looking at multiple bedrooms! I cannot believe this is not mentioned when you call for pricing! especially since we requested two bedrooms! On top of that state law in Oregon requires that you make at least 2.5 times the amount of rent per month which I wasnt even close to making on my own. I only make about 1500 per month, but in order to qualify Id need to make at least 2247 per month! I dont know how we ever got approved! that is ridiculous and irresponsible, Im so glad we didnt sign the lease when we had the chance!

I lived in the Anthony, owned by the same company, for two years. Would be okay, price is fairish. Management is new, so there has been some lost rent, unfair late charges etc. they always refund us. However, the frequency at which the company has done quarterly inspections is assanine. From what I can remember, in the past year, there has been somewhere between 6-12. Its very disruptive and almost reminds you of living in the campus dorms and getting room inspections from the RA on duty. Thats not what I pay 2500/month for. My roommates and I have decided to move out because of it.

Asks for proof of insurance. Gets it. Then cant find it. Then asks again when handing out key. Gets it again and delivers key. Then cant find it two months later. Then asks again with a you have 24 hours threat. Then gets it again but doesnt apologize or confirm receipt.Posts eviction notices publicly for all to see, and even if only one person in apartment is evicted. Notice says [NAME} AND ALL OTHER OCCUPANTS. Then says they didnt write the notice - their lawyer did. But UnCommon posted it and all other parents and occupants obviously thought it pertained to them. But it gets better; The person being threatened with eviction paid a month before the notice and quickly showed proof of that payment. Oh gosh, we made a mistake. No real apology!?! Not happy with this place...Jeez!

Too expensive, all the appliances break down, elevators are super slow and are always under maintenance and only one roommate gets an actual key for the shared mailbox. Great location but not worth it.
NOT a good place since new owners & management as of 5/2018. In my opinion they have NOT been truthful, NO longer trustworthy and I No longer recommend this complex to friends. If I could give zero stars that’s what they’d receive.
It looks nice and new, but management sucks. They do everything to get you to rent from them, and then they do nothing to help the students when theyre paired with horrible roommates. They only care about you until you move in.*UPDATE 10/2015*Uncommon replied saying they emailed me several times about this issue. I was never emailed. My roommate broke her contract by smoking weed in the apartment and still nothing was done. Someone sat down with us to write a roommate contract, which they never wrote and they never talked to the roommate. Dont do roommate match-up because they dont care who youre matched up with.Later, when we were moving out, we hadnt seen the trouble roommate for the who summer and she left all of the stuff in the apartment. We had to go to the office multiple times to let them know all of our stuff was out and that she was abandoning her property. After about 3 times we asked to speak to the manager and the manager said there was no record of our roommate abandoning her room.We got our carpet cleaned with a professional steam vacuum, asked the office if that was ok. They confirmed that it was good. After we cleaned the carpets, we went back to the office to show them the receipt so that we wouldnt be charged $80 for them to clean the carpets. However, they still took $80 out of each roommates security deposit for carpet cleaning. And now when I go to the office to dispute it the manager is not in.Before I signed my contract I asked how much utilities would be. They claimed $8 to $10, probably not more than $8 per person because they were going to have environmentally friendly utilities. Utilities cost about $35 per roommate in a 4 bedroom apartment. Additionally, I paid $670 for my room and one of my roommates paid $450 for the exact same thing. I just learned in a class that fair market price in Eugene is $834 for a 2 bedroom apartment. There is no way our little 4 bedroom apartment was worth $2,460!! They are severely overcharging students for rent and then they are piling on fees after you move out!They are completely taking advantage of college students who have no experience with renting an apartment.
Out of all the apartment options in Eugene, this has undoubtedly become the worst and, no doubt they will begin to suffer in terms of sales because of this. This is my second year living in Uncommon and I am usually very carefree in terms of what I expect out of an apartment, but this place just takes the cake. If youre looking for customer satisfaction, look else where because that certainly isnt one of their goals here. Delivery boxes too big to carry? Dont cram them in our tiny recycling shutes! Instead take them all the way downstairs (even if youre on the top floor) to the dumpsters outside where you might have to make several runs. The ideology here behind customer satisfication just doesnt resonate with me and Im sure would not appeal to many others. In short, look elsewhere because you definitely wont make your moneys worth here
Ive observed the unprofessionalism of Campustown rentals on multiple occasions and would not recommend this place to any fellow students. The main manager of the Campustown properties is unhelpful and disrespectful and makes all interactions a misery. Stay away until management is reworked.
I love Uncommons amenities! My roommates and I use the gym, study lounge, hot tub, and balcony area on the regular.
